THE CONDO CHOICE
SUSAN LEGGE Editor-in-chief Yellow Pages NextHome Susan.Legge@ypnexthome.ca
While a single-detached is the traditional home choice for many, highrise and lowrise suites, lofts and condominium townhomes have become a prime choice among homebuyers in the Metro Vancouver Area – for firsttime buyers, empty nesters, and all life stages in between. Not only does condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move up you can often opt to remain in the same neighbourhood, since many buildings and condo townhome communities offer a mix of designs and sizes, which allows
families to relocate easily without having to change jobs or schools. Today’s condo communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This spring, many builders are gearing up for their grand openings or have suites available for quick occupancy. It’s an exciting time to be shopping for a new condo, and you’ll see that popular communities still have a lot of buying activity, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

COVER STORY
EVOLVE High above it all
By Susan M Boyce
YOU KNOW THE ADAGE: choice is good. And when it comes to the place you call home, choice is not only good, it’s essential. Which is precisely why Evolve in Surrey has been impressing savvy homebuyers since it first opened the doors to its presentation centre in February. “We have homes ranging from studios to loft-style, two-bedroom and den penthouses, plus a limited collection of very fun, very funky twolevel townhome lofts,” says Bill Morrison, president of Macdonald Realty Platinum Project Marketing. Remembering my passion for outdoor spaces, Bill adds that select penthouses will include a private rooftop deck in 16 NEW CONDO GUIDE APR 3 - 17, 2015
addition to the balcony that’s a standard in Evolve homes. Since I’ve already seen the views from every floor thanks to the presentation centre’s cutting edge Evolve Condos 3D app, I know the deck is where you’d frequently find me watching sunsets or enjoying my morning latté. Love It: Buy It And just in case you’re still not quite convinced, here’s an incentive that’s going to be tough to ignore. “Now you can own an Evolve home starting at as little as a dollar a day,” Bill says. How? Easy. No matter which floor plan you choose, if you’re among the first 200 buyers, you can take advantage of
Evolve’s reduced mortgage payment program for the first 12 months. “As an example, the mortgage for a fourth floor, north-facing studio could cost as little as dollar a day or $30 per month for the first year,” Bill says. “Or how about a junior two-bedroom suite on the 18th floor? That would run $12 a day or $360 per month — and think of the view you’ll get up that high.” Bill adds this incentive means that more than 90 per cent of Evolve homes will cost less than $20 per day to own. “We’re offering this sales incentive for one reason and one reason only — we want there to be no doubt that Evolve is the best value for a concrete tower in Canada.”
WestStone isn’t just building a tower, they’re building an entire community with boutique shopping, restaurants, parks, and inviting public spaces. —Bill Morrison
Changing the Way You See Real Estate Perhaps not surprising in a neighbourhood where change is an every day occurrence, Evolve is proud to be changing the way people experience shopping for a new home. Here’s a hint: holographic technology and 3D Augmented Reality. As if on cue, a man standing in the presentation centre points an iPad at one of the floor plans that seems to have particularly attracted his attention. “Now that is cool,” he says as a threedimensional image springs to life in front of him. He rotates the image until he gets a better view of the kitchen. “Oh yes. Look at all the storage space. This I like… a lot.” “We’ve located certain markers in all our advertising and throughout our presentation centre,” Bill explains.
“Just download the free Evolve Condos 3D app from the iTunes Store or Google Play, and you’ll be able to see all kinds of extra imagery like this. You can even go on a virtual tour of a home from the comfort of your own living room with our interactive brochure.” Cool indeed.
SkyTrain, SFU, Surrey’s new City Hall, plus a great rec centre and the famous Holland Park. Of course, you’ll also want to explore Central City Shopping Mall where you’ll find enough retail to satisfy the most ardent shop-aholic and dining to keep your taste buds tingling for months.
Celebrate Your ’Hood Located in the heart of Surrey City Centre neighbourhood, Evolve will be the second tower in WestStone Group’s West Village. “WestStone isn’t just building a tower, they’re building an entire community with boutique shopping, restaurants, parks and inviting public spaces,” Bill explains. “It’s going to be a community that engages the people who live here and creates a dynamic village within a city.” All this, and you’re only steps to
Evolve’s presentation centre and three display homes are open noon to 5 p.m. daily except Fridays at the corner of 133A Street and 104th Avenue in Surrey. Better hurry though because Selection Day is fast approaching and you’ll want to be among the first to take advantage of this opportunity. Prices start at just $93,900. SMART SPACES
Pulling double duty TAKING A CLOSER LOOK AT THE GROWING MARKET FOR MULTI-PURPOSE FURNISHINGS By Michael Cochrane
W
e have long been fascinated at the idea of designing duel functionality into utilities and accessories that shape our lives. Really, in this day in age, who among us would tolerate a cell phone which began and ended with a dial tone and offered nothing else? The problem however, at least in terms of double duty home furnishings, is that many consumers are sceptical of the comfort and attractiveness of anything that rotates, expands, collapses or folds out. That said, diminishing floor space in condos, and the quickening pace at which developers are embracing the “micro-living concept” means manufacturers and retailers alike are rushing to establish a solid reputation behind comfortable and design-conscious double-duty furniture. What has begun to emerge from this particular design revolution has been impressive, to say the least. Take a few minutes for a quick online search and you will no doubt find
24 NEW CONDO GUIDE APR 3 - 17, 2015
yourself inundated with alternatives that will have you questioning old prejudices against dual purpose, and storage-friendly furnishings. Whether you are looking for clever dual-purpose furnishings from a reliable retailer and manufacturer, fully mobile kitchen/ workspace units, or a unique way to realize “stair storage”, it seems there is a small army of individuals out there looking to stake a lasting claim on the business of “Small Spaces”. Fast developing companies such as Vancouver’s own ExpandFurniture.com are working hard to bring quality and an innovative portfolio to a marketplace ever on the lookout for major space
saving alternatives. Products in their catalogue including the Box Coffee to Dining Table offer amazing versatility for their compact size, while their Italian Wall Bed Revolving Book Case allows trebled functionality and the potential to turn the smallest of spaces into a multi room living space. Although cities like New York and San Francisco seem to represent the small-scale living real-estate model which developers in other North American cities have begun to emulate, Europeans have been at the game of “micro living” for decades already. With that in mind, it’s no surprise that companies like KMZERO, A Sardinian design group, have been striving towards modular and mobile alternatives for practical living spaces. While their Cucina Leggera (selfcontained DIY kitchen workstation kit) may seem a little “raw” in its design, it raises an interesting question of whether we should expect to be seeing entire “modular rooms” in the not too distant future. As floor space is on the decline in new builds, it’s up to buyers and renters to capitalize on available “air space”. For that reason, “Stair Storage” is becoming vogue once again, and designers in the industry are taking notice of those pushing the boundaries and offering alternatives for loft and split level floorplans. One such individual is Japanese architect Kotaro Anzai whose Fukushima staircase project has won great acclaim globally and brings to the table a new standard by which we can measure not just the height of our staircase, but its capacity for duel functionality as well. At the end of the day, it comes down to the expectations we hold for our living spaces. Everyone has unique needs, along with the desire to personalise their homes. Double duty furnishings may have been around for decades, but it’s only the recent necessity for increased space consciousness that truly exciting designs have begun to emerge. As there is no indication that developers are suddenly going to revert back to large floorplans in new condos, it is likely we will begin to see more unique designs and personal touches on dualpurpose furniture. It’s safe to say that this industry is not going to be a passing trend but instead a freight train that is just now beginning to pick up steam.

APR 3 - 17, 2015 NEW CONDO GUIDE 49
INSPIRATION ONSITE
Mixing old world charm and contemporary style
THE MODERN PENTHOUSE DESIGNER SCOTT LANDON EXPLAINS HOW HE GETS THE COMBINATION RIGHT By Stephanie MacDonald
S
weeping views of English Bay and False Creek, prime location near beaches, the Business District and all the dining, cultural and shopping opportunities of the West End; a home at Modern by Amacon is hard to beat. But how about a penthouse at Modern? With gigantic private rooftop patios, two floors, expansive windows and five different floorplans, these penthouses are simply amazing. Somehow the furnished show suite manages to be stylish, masculine and cozy at the same time with dramatic antique signage, eye-catching art and an ambiance that begs you to sit down and enjoy the view. We Scott Landon, Owner asked designer and Scott Landon Antiques Ltd. Member: The Canadian Antique antiques expert Scott Dealers Association Landon how he did it.
50 NEW CONDO GUIDE APR 3 - 17, 2015
You’re best known for antiques and Canadiana. A modern penthouse in the sky seems a departure from some of your previous projects like the wonderful Homer Street Café and JamJar restaurant on Commercial Drive. How did you get involved with this project? I got involved with this project because the owner of this building is a friend of mine who has enjoyed what I’ve envisioned for other projects of his in the past. I appreciate all sorts of design, from mid-century modern, right back to where I started, with the classic Canadiana that is almost like folk art now. Even as the world of antiques is shifting, it’s still known for quality and interesting form. These pieces can be the cornerstones of any décor. We’re aggressively exploring the relationship between contemporary and old at all levels, and a project like this just gives us the opportunity to dial in a bit more interest by throwing in a mix.
What kind of person did you have in mind when you were designing this suite? I don’t really have a particular kind of person in mind when I’m envisioning how to transform this space. Funnily enough, I figure the person who buys a great penthouse like this is going to understand the complementary relationship of the seeming contradiction in design. Like how opposites attract. The person gets the idea that unique and interesting isn’t — and can’t be — cookie-cutter. How do you keep a home from feeling too cold when there are so many windows everywhere? How do you keep from competing with the view outside? The one think I really liked about the space was the height and the large windows, which give you something interesting to look at most of the time. So rather than competing with those outside views the windows offer, I prefer to include them as part of the whole that you get from within the suite. Although expansive, the feel of the interior should allow you to huddle in and live just in that space if you choose to. For that contrasting reason, I like the additional juxtaposition of the vintage/antiques with the modern. It keeps it all sort of fresh. What was the most challenging aspect of this project? Definitely the most challenging aspect of this project was getting that giant sign up to that floor. Where do you source most of your furnishings for this suite? Is it the bespoke collection in your store? Most of the furnishings for this suite are items I selected from part of the curated Scott Landon Collection, mostly from New York City and Chicago, and for the most part are one-of-a-kind. If we need to provide a custom piece, then we will do so using the best salvaged material available.
When we were presented with tuning up the space a little, we carefully thought about what would work with our client’s existing furniture and how it would look and feel together in that penthouse. Finding interesting, authentic items can be a challenge. When you do get something great, it sometimes takes a little extra time to find the perfect place for it to fit the vision. The antique signage is a highlight of the main living area, do you think this is a signature touch of yours? How do you choose the art for a space with such a huge wallspace? I don’t know about the antique signage being a signature touch of mine, but I just really like big, oversized stuff. That huge wall space is ideal for showcasing something large, fun, and compelling. The absolute first thing I wanted to do after seeing the penthouse’s living area for the first time, was to place that one-of-a-kind uptown-Chicago 1930 sign. A unique piece of art for a unique apartment. Watch for these spectacular West End penthouses to go on sale late spring 2015 APR 3 - 17, 2015 NEW CONDO GUIDE 51

Towering above the rest ICONIC SKYLINE EVOLVES WITH TRUE SKYSCRAPERS By Cameron McNeill
Artist Rendering of the proposed 550 foot high Burrard Place tower by Reliance Properties and the Jim Pattison Group
W
hen thinking about Vancouver, our iconic downtown skyline of glass and concrete towers is well known throughout the world. For the past several years our skyline has been dominated by Shangri-La, Vancouver’s tallest tower at approximately 659 feet, located at Georgia and Thurlow – the epicenter of our Commercial Business District. Although it will continue to be the tallest for the foreseeable future, our skyline is evolving and Shangri-la will no longer be quite so alone. Approximately four years ago the City of Vancouver approved a handful of downtown locations to eventually be developed into true skyscrapers (usually defined as buildings more than 50 floors high), up about 20% from previous maximum heights. Trump International Hotel and Tower, also on Georgia Street, is currently under construction and will be approximately 616 feet high when complete in a couple of years. Vancouver House just started construction and will be 492 feet high. Another tower of similar height will flank it so that when entering downtown from
the Granville Street Bridge Vancouver House will be one of a pair of buildings that act as the gateway. There will also be a pair of buildings at Burrard and Drake that will form a Burrard Bridge gateway. Burrard Place, which is currently going through the city process, will be the tallest tower of this gateway topping off at around 550 feet high. These higher buildings represent the evolution of our city as we continue to be one of the best places to live in the world. Our land-limited region will continue to increase density to allow for more housing and people, and these select locations will set a new bar for the city’s architecture while adding to our skyline. In fact, these true skyscrapers are under a special set of guidelines which call for new benchmarks in architectural creativity and excellence to significantly contribute to the beautification of our skyline. They must be leaders in sustainability with massive reductions in energy consumption and assist in Vancouver’s desire for carbon neutrality. Additionally, these higher buildings must also make significant
community contributions with low cost housing, social facilities, open spaces and gathering places and pay extensive attention to the street-level experience with landscaping, walkways and more. In other words, these buildings will not just significantly impact our iconic skyline but also continue to make our downtown dynamic, walkable and full-service. Vancouver is also well known for picturesque water and mountain views so perhaps the most exciting detail of these skyscrapers will be that they literally “tower” above the rest of the city making for some truly breathtaking vistas!

sk any Vancouverite what their views are on densification, and you’ll likely get one of two, highly polarized responses — “heck yes” or “hell no.” In neighbourhoods like downtown Vancouver, where topology dictates there’s nowhere to go but up, new urbanism is a lifestyle that’s increasingly embraced by buyers

ranging from first time homeowners to savvy downsizers. Only a little farther away though, controversy has frequently claimed major headlines. One such neighbourhood is Cambie Corridor, where the Canada Line has become a poster child for the benefits of 21st Century transit and where sophisticated, multi-family developments frequently sell out in record time — suggesting NIMBYism (Not In My Back Yard) may slowly be giving way to common sense. This issue, New Condo Guide chats with Nic Paolella, Marcon’s vice president of development, about how his innovative vision of gentle
densification can help meet the City’s goals of better land use while retaining and enhancing the treasured character of existing single-family neighbourhoods. There’s clearly a buzz associated with the Cambie Corridor. What’s this neighbourhood’s appeal? Vancouver has a huge demand for new housing that’s well designed and affordable. The City took a logical first step by encouraging development along transit, so it made good sense to rezone for higher density along the Canada Line route. Cambie Corridor is also a Westside
Park&Metro by Marcon offers the best of urban connectivity and a tranquil setting.

location meaning it resonates with buyers who want prestige plus excellent access to expanding retail and quality schools for their children. And you’ve got proximity UBC, YVR, and downtown Vancouver — definitely something that adds value and increases desirability. Okay, but what if I don’t want the noise and traffic of living in a tower or a condo located adjacent to a main road? Very few people are aware what a significant different there is in ambiance when you’re only a block off arterials like Cambie Street or Marine. It’s quiet, streets are lined with flowering cherry trees, and because there’s very little vehicle traffic, it’s safer for walking or cycling. That sounds great, but most if not all recent multi-family development has been right on Cambie and the
surrounding neighbourhood is comprised of established, single-family homes. What kind of options do I have if I can’t afford a house or simply don’t want the hassle of one? Until now, not many. That’s why I believe our Park&Metro development is going to help define a new direction in the way cities grow. It’s a form of infill that’s never been done in Vancouver, so when we took it to Council, it became a very collaborative process because there was nothing to compare it to — no precedents existed. Okay, you’re going to combine six, single-family lots and create 73, lowrise condominium dwellings. How is that concept different? First of all, it’s uncommon to spread just 73 homes over two buildings rather than one. Both will share the same underground parkade, but each will have
its own elevator access and neither can have a frontage wider than 50 metres. The fourth floors will be stepped back so, from the street, it will appear each building is only three levels high. Now here’s where it gets interesting… and challenging. The City mandated the two buildings must look different — as if they’re separate developments. So while both will have brick on the façade to create a sense of cohesiveness with each other and with the surrounding neighbourhood, one will be a contemporary, angular design and the other will have a more traditional look. Inside, floorplans and finishings will be the same to take advantage of the economy of scale — savings we’ll be able to pass on the buyer. It was also a City requirement that each ground-level unit has its own street access — you still have a clear delineation between public and private space, but the streetscape is more activated and lively than if you can only enter your suite though an impersonal, interior hallway. And finally, we’ll be able to extend the existing boulevard from 20 to 60 feet — space that we’ll turn into a public park with play area, How do you see this housing form fitting into Vancouver’s future? I believe this Park&Metro will prove increased density in single-family neighbourhoods doesn’t need to be limited to duplexes, townhomes or laneway houses. Not only was Vancouver’s Urban Design Panel exceptionally supportive, but when we went through the full public consultation process there wasn’t a single comment or objection… none. To me, that says this development could become a model of one way higher density can co-exist with traditional, character neighbourhoods — in any urban center. Park&Metro will be located at West 63rd Avenue and Yukon Street. For more information on this and all Marcon developments, visit marcon.ca. APR 3 - 17, 2015 NEW CONDO GUIDE 73

COQUITLAM Opportunities unfold with the Evergreen Line Maillardville: Where it all began In 1889, Frank Ross and James McLaren opened what would become Fraser Mills, a lumber mill on the north bank of the Fraser River, and within two years, the District of Coquitlam was incorporated. By 1908, a mill town including a store, a post office, a hospital, an office block, a barbershop and a pool hall had sprung up around the mill. In 1909, due to a labour shortage in BC, Fraser Mills recruited francophones from Quebec and Ontario to work in its mill. These early French Canadian settlers populated the area in Coquitlam that was eventually to become 76 NEW CONDO GUIDE APR 3 - 17, 2015
Maillardville, Coquitlam’s oldest neighbourhood. Maillardville is the locus of some of the area’s most interesting cultural centres, such as the Place des Arts, which offers educational programs in music, dance, visual arts, theatre arts and creative writing, Place Maillardville Community Centre, which celebrates the neighbourhood’s unique French heritage and Mackin House Museum, which was built to house members of the growing Fraser Mills Company in 1909 and currently features exhibits of life at the turn of the century. The first group of 110 francophone

settlers arrived on the “Honeymoon Special,” a train that was given this name because so many couples married the night before leaving. $2.50 an hour for ten hours a day, six days a week, as well as land to settle on and lumber with which to build a house (for $150 repayable at $5 a month) was the offer that made the pilgrimage out West impossible to refuse. Coquitlam Today Over a hundred years later, Coquitlam is again a city on the cusp of big changes, and city planners have big ideas about its the future. Coquitlam

is slated to become a success story of mixed-opportunity housing, with densely populated zones nestled alongside single-family areas. If properly executed, there should be housing options for renters and owners with varying incomes, in a community that offers a good balance of greenspace and urban opportunity. Perhaps the biggest news in Coquitlam centres on the incoming Evergreen Line, which will connect Coquitlam to Vancouver via SkyTrain when it opens in 2016. Four of the six new SkyTrain stations will be in Coquitlam—Burquitlam, Coquitlam Central, Lincoln and Lafarge-Lake Douglas. These stations are already bringing increased investment to the neighbourhood, and it is expected that this will multiply as the area experiences the gentrification that usually comes with densification. Burquitlam In a way reminiscent of a celebrity couple, the names “Burnaby” and “Coquitlam” have been united in the
Place des Arts
name “Burquitlam” to describe the area where these cities meet. This neighbourhood is situated north of the Vancouver Gold Club, east of North Road and south of Port Moody. It is an area in flux, and there is an air of excitement about what the future holds. As the area transforms, even more amenities will arrive on the scene, including an already-planned 50,000 square foot grocery store located at Burquitlam Plaza and a YMCA Community Centre offering 60,000 square feet of recreational space. People investing in this area are investing in its future and relying on the fact that when Burquitlam SkyTrain station opens, it will be that much easier to get to and from this neighbourhood. Not only is a new rapid transit station proposed for Burquitlam, but factors such as its proximity to Simon Fraser University, its alignment along Clarke Road, rapid bus service to the Lougheed SkyTrain Station and Coquitlam’s Regional Town Centre are all part of its potential. When you add wonderful parks, such as Burnaby Lake and Como
Lake, and the malls and shops already in this neighbourhood, you can see what the buzz is all about. Since Burquitlam conveniently straddles Burnaby and Coquitlam, current residents of the area have relatively easy access to the services offered by either city. When the Evergreen line opens, this location will become all the more convenient, and while prices are soaring in Burnaby, this area remains comparatively affordable. Cameron McNeill, president of MAC Marketing Solutions points out that developments like Beedie Living’s Crown, located on a quiet residential street near parks and within walking distance to Burquitlam Station, are “a great opportunity to invest in an area with fantastic economic- and community-growth potential that is an easy bridge-free commute to downtown Vancouver.” Katelyn Hollenback, project manager at Springbank Properties, who is building Novella in the area, concurs, “West Coquitlam is becoming a neighbourhood where people want APR 3 - 17, 2015 NEW CONDO GUIDE 77

to put down roots and now they can, without sacrificing the convenience of urban amenities. Access to the downtown core will be an easy train ride away and nature is right around the corner. Who wouldn’t want to live here?” Burke Mountain Burke Mountain, which was a ski village until the 1970s, is a unique mix of rural and semi-rural that is conveniently located a short drive from the City of Coquitlam’s Centre. There’s a sense of quiet retreat on Burke Mountain that is reminiscent of a vacation at a mountain cabin in the interior. The great hiking and cycling trails here reinforce that feeling, and Sherry Whitter, sales representative at Foxridge Homes points out, this neighbourhood very much has “a North Shore feel.” Certainly, when you’re up high on the mountain soaking in the breathtaking views of distant Mount Baker, it’s hard to believe that you’re a mere five-minute drive from downtown Coquitlam. This area, too, will get a boost from the incoming TransLink line. Although it’s not terribly convenient to ride public transit to and from Burke Mountain at the moment, that will change when the neighbourhod is served by nearby Douglas College Station. Those with foresight are likely investing in the area, not only because of its current natural beauty, but also in the hopes that this will be a game-changer in terms of accessibility that will also drive up real estate prices. In the meantime, though, the area remains quite reasonably priced. Whitter points out that many young families are moving in here because they can have the best of all worlds: “a brand new home that’s affordable, connected to the city, yet away from the hustle and bustle of it all.” Like those trailblazers that once made the pilgrimage from Quebec and Ontario to Mallairdville, people are currently flocking to Coquitlam because it presents exciting possibilities for the future. 78 NEW CONDO GUIDE APR 3 - 17, 2015
SEE & DO Festival Du Bois Touted as the largest francophone event west of the Rockies and now running for more than 25 years, the Festival Du Bois is a celebration of local Francophone Heritage that takes place in Maillardville’s Mackin Park at the end of February. Attendees are invited to don plaid and enjoy a taste of Franco-Canadian culture and food (poutine, tourtière, bonne beans, maple taffy on snow, sugar pie…), all the while learning about Maillardville’s French roots.
Cumpari’s Gelato E Caffe Inc (Burquitlam) Truly excellent espresso and gelato are on offer at this Italian eatery. The cannoli is also spectacular, and they have a variety of cheesecakes on hand. There is something here to satisfy even the most discerning sweet tooth!
Vancouver Golf Club (Burquitlam) Stunning grounds complement the excellent facilities at this members-only golf club, which is sits on a gorgeous 176-acre woodland park setting and has been open for over 50 years.
Burke Ridge (Burke Mountain) More commonly known as Burke Mountain, because that is what the neighbourhood is called. Whatever you call it, you’re sure to call the hiking here “excellent.”
Hiraku Sushi (Burke Mountain) Hiraku Sushi hasn’t been around for long, but it is quickly gaining a reputation in the area. The Burke Mountain Roll is almost as spectacular as nearby views.
