Just when we thought interest rates couldn’t get any lower, the Bank of Canada’s decision to drop its key lending rate to 0.75 per cent came as a surprise, and the big banks are following suit by reducing their mortgage rates. The old adage, “expect the unexpected” has never been more true. To prepare for the unexpected, get pre-approved for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise; if they go down (and TD has reportedly predicted that another drop in the Bank rate is coming!), then you’ll likely get an even lower rate. A pre-approval can be a
win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant upward movement in 2015. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage, while you still can!
OUT WITH THE OLD IN WITH THE NEW... CONDO, OF COURSE!

12 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
With the Bank of Canada rate drop last week, buying a home, even in this market, just got a little bit easier. Experts agree, this may be the lowest rate for some time, so now may be a good moment to consider debt consolidation or mortgage refinancing at a locked-in rate. On a more entertaining note, this issue has a couple of stories of a more aspirational nature. First of all, this month’s Condo Views feature takes a look at what you can buy in our region for around a million dollars in a multifamily development. What you can get depends on where you want to live; the spaces in this story range from just over 800 square feet downtown Vancouver, to penthouses, deluxe townhomes and five-bedroom duplexes the further you
go outside the city centre. Our new Inspiration Onsite feature this month debuts with a problem many of us would love to have: “What do I do with all this view?” Mitchell Freedland has been a professional designer for over two decades and he explains to us how he tackled the gorgeous and spacious subpenthouse suites at The Residences at the Hotel Georgia. And this month we celebrate the Chinese New Year’s Year of the Sheep. Michelle Hopkins takes an in-depth look at some of the wonderful celebrations and cultural activities going on to mark this occasion, as well as some ways you can inject a little Chinese New Year spirit into your home decor. Happy condo hunting!

WATERFRONT LIVING IS WITHIN REACH // BY SUSAN M BOYCE 16 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
IT’S NO SECRET: I love the New Westminster Quay neighbourhood. The boardwalk where people can watch the sun sparkling on the Fraser River, the ever-fascinating parade of boats, and the antics of birds or even an occasional seal — the Quay and River Market’s ambiance is an irresistible combination of quaint charm and contemporary liveliness. So you can bet that once I heard Bosa Properties is getting ready to open the presentation centre at RiverSky, I started counting the days.
I confess I haven’t yet, but I have enjoyed live performances at two of the three local theatres, spent a couple of pleasant hours enjoying the sunshine at Westminster Pier Park, and checked out a couple of the five nearby museums. “People who don’t know the neighbourhood are always astonished by how central New Westminster is,” Anderson says. “Downtown Vancouver, Metrotown, Surrey, YVR — access to everywhere is fast and easy. Of course, you’re just steps to the SkyTrain as well, meaning many people are getting rid of the second car or going without a car altogether.” And if you’re one of the folks who prefer two wheels rather than four, there’s also an intriguing network of cycle trails that run the gamut from casual afternoon ride to serious training to confirmed commuter. And yes, I’ve checked out most of them personally including all the way to downtown Vancouver, Steveston, and North Burnaby. At Home Convenience
Homes with Style
RiverSky is poised to introduce Bosa’s exceptional style and intelligent floorplans to the neighbourhood. Soaring 33 storeys high, this shimmering glass and steel tower will offer homes ranging from one-bedroom to familysized three-bedrooms — meaning there’s something for every lifestyle from firsttime buyer to active downsizer. “RiverSky is also different than most towers because the residential levels start on the fifth floor, so views are going to be amazing,” sales manager Anderson Hsu. “And even our onebedrooms will have good-sized balconies, meaning you’ll really be able to enjoy your outdoor space.” Want more good news? One-bedroom homes will incorporate the trendsetting BosaSPACE™ design that was rolled out
to great acclaim at University District in Surrey City Centre. A true innovation in efficiency, this design concept includes a centre island that extends to become a dining table for eight and the SleepTHEATRE™ that effortlessly transforms the TV wall into a guest bed. If you haven’t already seen a BosaSPACE home, you need to check it out. Riverside Lifestyle
“This is such a rare opportunity to own a home in a waterfront community at a much more affordable price than places like Coal Harbour or False Creek,” Anderson says. “The boardwalk is beautiful. Whenever I’m here, I see people jogging, walking their dog, or just getting together with friends. Great shops and restaurants too — have you checked out Wild Rice?”
While the neighbourhood has everything you crave — foodies love shopping at the River Market — Bosa also makes it easy to stay home when you feel like it. There’ll be an onsite gym to help keep you fit, a spacious entertainment lounge for times when you want to host a larger gathering of friends, and an inviting sixth-level podium park ideal for just kicking back in your personal neighbourhood retreat. Life is good on the waterfront. RiverSky will be located at 1000 Quayside Drive (directly next to the Quay’s River Market) in downtown New Westminster and only 15 minutes from Vancouver. Homes range from onebedroom to three-bedroom with prices starting at $229,900. Presentation centre opening soon so be sure to priority register for VIP viewing. ancouver is one of the few cities where your choices for buying a new home are abundant. This is especially true in neighbourhoods that are growing and changing based on new community plans. In fact, across Metro Vancouver there are a great variety of brand new multi-family developments to choose from. For example, there are 11 new home projects selling in the Westwood/Burke Mountain area of Coquitlam offering a wide selection of spacious single family and townhome options priced below $300 per square foot. In New Westminster, there are 7 new tower projects - many offering magnificent views of the Fraser River and the city. Burnaby currently has 20 new home projects selling while East Vancouver has 33 options! The new Canada Line has spurred Central Richmond’s development and we are seeing over 35 new home communities in the market. To top it off, there are over 65 new home options in all of Surrey offering

MILLION DOLLAR CITY What can you get in Metro Vancouver for a cool million? // BY STEPHANIE MACDONALD
36 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
“ONE MILLION DOLLARS!” IT’S THE KIND OF MONEY DR. EVIL,
recently awoken from hibernation since 1968, naively demands in return for not blowing up the world; but the real question is: what does it get you in brand-new home in Metro Vancouver these days? Well, it depends on what you’re looking for (and where you’re looking). With single-family home prices skyrocketing, multi-family options are proliferating as the metropolitan area densifies to house more inhabitants. Whether you’d like a posh downtown pad in a landmark building, a penthouse in Burnaby or Coquitlam, or a 5,000 square foot seven-bedroom mansion in Cloverdale, a brandnew million dollar home in our region comes in many guises*. Here’s just a small sampling of what you can get for around the same price as not getting blown up by Dr. Evil, or a dilapidated shack on a busy street in East Vancouver.

MOUNT PLEASANT // BY SUSAN M BOYCE STYLISH, ECLECTIC, AND BOASTING A
Q: YOU’VE LIVED IN BIG CITIES LIKE BOSTON AND NEW YORK, BUT WHEN YOU CAME
UNIQUELY DYNAMIC VIBE, Mount TO VANCOUVER YOU CHOSE TO LIVE MOUNT PLEASANT — AND YOU’VE STAYED THERE Pleasant is a neighbourhood with FOR ALMOST 12 YEARS. WHAT’S THE APPEAL FOR YOU? character and charisma to spare. It’s a A: I like the authenticity of this neighbourhood. It’s not homogenized or filled neighbourhood where art is part of the with super-slick glass buildings. The architecture and shops reflect the freefabric of society, people are more likely spirited, entrepreneurial outlook of the people who live here. You won’t find big to use two wheels than four and where box stores in Mount Pleasant. local retailers and eateries typically What you will find are plenty of independent, local and often family-run shops greet their regulars by name. — all within walking distance. Stores like Granville Island Toy Company, Baker’s One first-time buyer puts it this Dozen Antiques, Denman Bike Shop, Basone Guitars or Organic Acres Market. way. “I like the fact Mount Pleasant I also love the fact this neighbourhood has it’s own community centre — my isn’t just an established community, kids and I often hang out together at the library there. but an up and coming one as well — a And there’s a quirky side to Mount Pleasant. For example: the bingo hall on neighbourhood where you’ll find Main at 11th Avenue. Where do you find a bingo hall these days, especially one families, young professionals and local that’s just a few blocks from something like the Goh Ballet Academy and a businesses all coexisting. It feels like cooking school? And here’s something else most people don’t know: above that somewhere we could plant some bingo there’s a parkour facility. roots… and a garden.” This issue, New Condo Guide Q: RICHARD FLORIDA, THE WELL-KNOWN URBANOLOGIST, SUGGESTS SOME chats with Matt Pesklewis, sales NEIGHBOURHOODS ARE ENERGY CENTERS. WOULD YOU CALL MOUNT PLEASANT director at Rize Alliance, about why ONE OF THESE CENTRES? he believes this neighbourhood will A: Absolutely. This neighbourhood has always had a strong artistic and continue to be a rising star in the entrepreneurial spirit. It’s well known that many artists not only live in Mount Pleasant, they have their studios and galleries here as well. That’s part Vancouver market. 42 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
One of the things that define great neighbourhoods is that they have great places where people can meet and hang out together. Mount Pleasant has that dynamic. of what creates the vibe. Then there’s the amazing age and cultural diversity — everything from 20-something fashion designers to 70-plus year-old grandparents to growing families like mine. When you have so many different types of people it creates a sense of energy. Plus, very few neighbourhoods in Vancouver offer Mount Pleasant’s level of connectivity. There’s east/west transit corridors along Broadway or even First Avenue just a few blocks away. Main Street takes you directly to downtown or you can be at either the Canada Line or Commercial Station of SkyTrain via Broadway in just a few minutes. The cycle route along 10th Avenue goes all the way to UBC or east toward Burnaby, and there are numerous north/south routes. You really can get everywhere from here, and you don’t need a car to do it. Q: RIZE ALLIANCE’S HIGHRISE, THE INDEPENDENT, IS ATTRACTING A HUGE AMOUNT INTEREST FROM PEOPLE WHO

The Independent by Rize Alliance will bring a new style to the popular Mount Pleasant neighbourhood. TOP RIGHT
Fresh, organic produce is found at your local grocery. BOTTOM RIGHT
It’s always a good day for buying flowers. Coco et Olive is a popular place to meet friends for coffee.
This neighbourhood has seen explosive growth over the past few years as people embrace the movement east — a huge influx of urban professionals, who earn good money and value the connectivity they find here. With that kind of demand, it’s not surprising that when you look at the year-to-date numbers, Main and even Fraser have shown some of the highest increases in value anywhere in the city. Mount Pleasant has also got some of the lowest vacancy rates in Vancouver — which is good for investors — and when resale properties come up, they don’t stay on the market long.
SEE LONG-TERM VALUE IN INVESTING IN THE MOUNT PLEASANT AREA. WHY
Q: SO FOR YOU, THIS IS A GREAT NEIGHBOURHOOD ALL

SO ATTRACTIVE?
A: One of the things that define great neighbourhoods is that they have great
A: For
a long time there was a distinct divide between Eastside and Westside, but that’s changing. People are now seeing Mount Pleasant as an attractive alternative to downtown Vancouver — which is why The Independent’s tagline is “the centre of the city just shifted.” There’s less congestion, prices are more affordable, it’s quieter, and it tends to be safer than downtown. People like all those things.
places where people can meet and hang out together. It really is like the line from Cheers — “a place where everyone knows your name.” And Mount Pleasant has that dynamic. I enjoy knowing I’ve got three or four choices whether I want to just pop in for a casual drink with friends somewhere like Five Point or The Whip; grab a fast coffee at Kafka’s or 49th Parallel Café or any of the dozens more coffee shops; or go out for fine dining at places like Burdock & Co — a fantastic restaurant most people don’t know about — or Les Faux Bourgeois. But honestly, I love everything about living in Mount Pleasant. For more information about the soon to be released The Independent, independentatmain.com. INSPIRATION ONSITE
WHAT TO DO… WITH ALL THAT VIEW
Designer Mitchell Freedland’s solution at the sub-penthouses at The Residences at Hotel Georgia // BY STEPHANIE MACDONALD
SOARING ABOVE THE VANCOUVER SKYLINE, WITH SWEEPING VIEWS ACROSS MOUNTAINS,
oceans and rivers, these suites embody everything that Vancouver is famous for: a beautiful natural setting, modern and clean aesthetic, dramatic architecture and… well yes, they aren’t exactly affordable for the average person. But if you happen to have almost eight million dollars at your disposal, what you get for your money is spectacular. Situated in the heart of downtown, the Hotel Georgia is a Vancouver landmark. Now restored to it’s original glory, the hotel has a luxury spa, fine dining at Hawksworth’s restaurant, and five star amenities that are all available to the residents of the gleaming modern tower that has taken its place in the skyline, attached to the hotel on the north side. Inside the spacious, four-bedroom suites, which range from 3,483 to 3,784 square feet, you’ll find an open concept layout with floor-to-ceiling windows that showcase the beauty outside. But what do you do inside? You don’t have to have a multi-million dollar home in Vancouver to be wondering how to decorate your place with out competing with the view, 46 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
so we asked Mitchell Freedland how he strikes the right balance between outside and inside. Q: HOW DO YOU KEEP FROM DETRACTING FROM THE VIEW OUTSIDE? DO YOU HAVE TO KEEP THINGS SIMPLE, OR DOES IT MATTER? A: The goal is to engage the view,
all the while infusing a sense of security and comfort so high in the cityscape.
Q: WHAT WAS THE MOST CHALLENGING ASPECT OF THIS PROJECT? A: I feel that having Living Space provide the
furnishings prior to our involvement gave us a slight challenge, but since the quality and integrity of these furnishing lines was so high, it actually helped in creating a first-class product. Q: WHERE DO YOU SOURCE
MOST OF YOUR FURNISHINGS? A: We work with many distributors like Living Space,
as well as, do a large amount of custom work. Q: DID YOU HAVE A PARTICULAR INSPIRATION FOR THE SUITE AS A WHOLE OR DO YOU DESIGN ROOM BY ROOM?
A: I feel the suite should have a cohesive feel, even if
there is a variation from room to room. This really gives the finished product a “click: that works on a subconscious level.
Q: HOW DO YOU KEEP A HOME FROM FEELING TOO COLD WHEN THERE ARE SO MANY WINDOWS EVERYWHERE? A: The use of grounding earth tones helps to anchor the space, with the
natural beauty beyond the glass enclosure. The inclusion of warmth and texture, by means of fabric, carpeting and accessories, all aid in the comfort one would desire being so high in the clouds. Q: WHAT KIND OF PERSON DID YOU HAVE IN MIND WHEN YOU WERE DESIGNING THIS SUITE? A: The personality conjured up was consistent for both penthouses, in respect that they would shelter people who are well travelled, enjoy the arts, and enjoy entertaining on both a large and small scale. These notions lend to a very sophisticated, eclectic approach that were differentiated by differing colour schemes within the two separate suites.
MITCHELL FREEDLAND BIO: Mr. Freedland was educated at the Ontario College of Art in Toronto where he received his Honours Diploma in Environmental Design. In 1990 he earned the designation of Registered Interior Designer (RID). Mitchell is known for creating “Timeless Contemporary Designs”: trends come and go but Mitchell’s aim is to create timeless fashion forward designs that are able to stand the test of time. Mitchell Freedland Design has become a truly international design firm with projects in China, Japan, Europe and throughout North America. FEBRUARY 6 - 20, 2015 METRO VANCOUVER NEW CONDO GUIDE 47

MORTGAGE ADVICE
// BY ALYSSA RICHARD
WHY YOU SHOULD PAY ATTENTION
Y
Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.
ou’ve probably seen a few headlines about the Bank of Canada’s (BoC) recent surprise decision to drop its key interest rate to 0.75 per cent. Related reading includes how the economy has shaped the central bank’s decision to change the rate, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each BoC announcement, released every six weeks. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment. To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in
58 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
to the Bank of Canada changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit. Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (say, at 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. Before this latest BoC rate announcement, the overnight lending rate sat at one per cent for four years straight. Economists don’t predict any major upward movement in the near future, so you may not need to worry about this for a while. However, its a good idea pay attention to what the BoC says in its announcements, and prepare your budget for what’s to come.

CALENDARS, PLANNERS AND TRACKERS – OH MY!

I
’ve been buying the same time planner for years, and I believe it’s the single most important part of my time-management success. I once tried changing it up and using a digital calendar instead, but I found that I was missing deadlines, confusing appointments and feeling overwhelmed. After a three-month trial, I ditched it and went back to my trusted paper planner. For a calendar system to work, you need to use it consistently. Choose one that suits your learning style and using it will come naturally. Your natural way of taking in information greatly affects which scheduling method will work best for you. Rather than trying to change yourself to adapt to your calendar system, select one that fits your learning and organizing style.
If you are a hands-on learner (kinesthetic), choose a planner with a texture that is a pleasure for you to touch. What feels best in your hands: leather, faux crocodile or cloth? The physical act of writing down appointments and tasks will help you remember them. Place a sticky note on the front on your planner and list on it the things you must do that day and cross items off as you complete them. Use stickers to highlight important activities/events. If you don’t require the portability of a planner book, another option is a wall calendar or a whiteboard (with the days of the week across the top and the tasks written underneath). Hang it across the room and wipe off each task as it is completed. The key to getting a good fit is to make your calendar interactive for your hands-on preference. You may also choose to use an electronic calendar to keep track of your commitments, as this will keep your hands busy while giving you greater flexibility and freedom to change plans when you need to. If you learn best by seeing (visual learner) paper agendas and large wall/desk calendars work well for you. Choose a planner that is aesthetically pleasing to you. You will be drawn to fashionable colours, inspiring motivation quotes and beautiful pictures/artwork. Use bright coloured markers to highlight important events/activities on your calendar. Use sticky notes in various colours as reminders of important actions to take. A calendar with space for notes and to-do lists will allow you to see all of your commitments in one place, which will help you remember to check them more often. Alternatively, if you choose to use a computer calendar, you will likely want to print it out and use colour settings (i.e. to differentiate between work and family commitments). Most importantly for visual learners, keep your calendar in a place where you will get a clear view of it throughout the day. If you learn best by hearing/speaking (auditory learner), it would be beneficial to have your to-do list and schedule both in one place and have it nearby at all times. This will help you remember to stop for an errand while already in that area. If you want to manage your schedule electronically, be sure to set alarms as reminders of important events/deadlines. You may want to set your computer so it opens and reads your to-do list each time your start it up at the beginning of the day. If you prefer to use a paper planner, choose one that accommodates your handwriting style; i.e. if you have large handwriting or like to make lots of lists, you’ll want to use one that provides ample space for that. Systems that provide weekly/monthly views will be more helpful to you, allowing you to look ahead and plan for both the busy and quiet times ahead. Keep in mind that we all use more than one learning style, but we have a preference for one in particular. Find and use the one that works for you!

attracting good luck in 2015. Wood and natural elements are in, along with nature’s rich bounty of earthy hues, says Sherman Tai, astrologer, author and Chinese fortune teller. Bring a tranquil feel to your home with wooden furniture and art, interesting architectural elements, artwork and bold earth tones that the Sheep is attracted to - all shades of green, burgundy and purple. Add a pop of red into your home - Chinese New Year celebrations are bursting with bright colours, and red is symbolic of fortune, joy and life; therefore considered the luckiest hue of all. “The Year of the Sheep is about open, uncluttered spaces — less furniture in the rooms,” says Tai, who is considered an expert in Chinese geomancy – the study of the interrelations between the sun, moon and earth.
Every one of us yearns to own a home – it provides us a sense of security and belonging. Hence, it is very important to pick the best one, says Tai. The feng shui of a house is determined by its geographical location, exterior and interior structure, the Five Elements, yin and yang forces and Astronomy. “The best home is one whose feng shui complements the destiny pillars of the occupants,” says Tai. “With good feng shui, wealth and prosperity will keep rolling in.” He went on to explain that in feng shui, the environment is divided into “highs”, which he calls hills, and “lows” which refers to as water. Water represents wealth, while hills oversee the human factors. “In the book Ba Men Zhai Xiang, which is a study of feng shui of buildings, “good” water flows in a horizontal steady stream, whereas “bad” water comes in torrents with no fixed direction,” explains Tai. “East is Wood, its shape rectangle and it represents spring.” When it comes to cleaning your home, Chinese superstitions suggests you don’t sweep or clean the home during the 15 days of celebrations or the good luck will be swept right out the front door. However, in order to have good luck in your home, it’s strongly suggested you bring in freshly cut flowers – not a bad idea anytime of the year. DESIGNER ADVICE
THE
Luxe Look
// BY YANIC SIMARD
WE KNOW THE LOOK OF LUXURY WHEN WE SEE IT, BUT HOW
POWERFUL PALETTES
do you create it? The art of luxe design is not simply a matter of spending money, but more one of spending time to create spaces with depth, sophistication, and a certain considered air. Here’s my professional opinion on how to add a sense of luxury to your every interior, to bring that designer appeal out of your personal investment – whether starting a full renovation or perfecting an already beautiful home.
›› One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s finest qualities.
78 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
BRONZE ROSE TEA LIGHT HOLDER
SAFARI CREWEL EMBROIDERED CUSHION FROM THE YANIC SIMARD SELECTED COLLECTION
LOTUS CAPIZ SHELL TEA LIGHT HOLDER
›› Review your space and consider what subtle tones are the strongest. For example, if you have a warm-hued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown, gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room. LUXE LOOK: Sheep-fur pillows always add a rich textural statement, or try a small splash of an animal-inspired pattern. (Safari Crewel Embroidered Cushion, Yanic Simard Selected Collection.) LIGHT UP THE DARK AREAS OF INTEREST:
›› I often encourage clients to run one flooring material throughout a space, applying a single hardwood to the living, dining, bedroom and even kitchen areas, making a clean, continuous statement. However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement. ›› Size a rug to leave about one to two ft. of floor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement. LUXE LOOK: Cream carpeting layered over deep espresso walnut.
››Embracing wood or stone finishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. ›› A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources avoids harsh shadows, for a rich glow, so consider adding soft new lights to every room. LUXE LOOK: Use at least three light sources in every space. Consider adding tea light holders in warm metallics to add a complex golden glow anywhere. FEBRUARY 6 - 20, 2015 METRO VANCOUVER NEW CONDO GUIDE 79
TANTALIZING TILE
›› The must-have bathroom statement of the design era is an oversized tile wall, applying a richly grained stone floor to ceiling for the ultimate spa-like atmosphere you can enjoy every day. ›› Pairing this treatment with a minimal glass shower enclosure and sparkling neutral fixtures (in white, dark woods, and nickel) lets the natural patterning take all the well-deserved attention. Add a cut-crystal vessel sink as the jewel of this treasure chest. LUXE LOOK: Try Roberto Cavalli tile installed vertically on a simple offset.
AFTERTHOUGHTS: HERE ARE A FEW OTHER WAYS TO ADD LASTMINUTE LUXE TOUCHES TO YOUR SPACE – EVEN AFTER THE DESIGNER HAS LEFT.
› Replace two chairs at your dining table with a bench or settee to create the feeling of a private booth, and a fun visual surprise.
› Trade out busy bedding for white linens with a single colourful bolster matched to an upholstered bench. Add my Aspen Faux Fur throw folded neatly at the foot for additional inviting texture.
› Have a good florist create a cactus planter to add exotic flair that will survive your week away unattended.
› Instead of adding a lamp to the bedside table, HIDDEN DEPTHS
›› A full wall of floor-to-ceiling drapery is a powerful designer trick in more ways than one: it creates a rich textural backdrop that speaks of bespoke craftsmanship, but also erases any imbalances or asymmetry in the placement of windows, bulkheads, or other awkward architectural features, for a seamless look. ›› Draping an entire wall with no break (on a hidden track in the ceiling if possible) puts the focus on the beautiful material, and anything else you choose to layer in front of it. Don’t be afraid to apply a textural fabric behind an upholstered headboard for a doubly luxe bedroom setting (with extra sound dampening). LUXE LOOK: Use simple unpleated drapery in a textural linen to create soft elegant waves of material. 80 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
order a floor lamp with a built in table from a lighting boutique, for an uncommon traditionalyet-modern twist.
› When your space is already beautiful, the most stunning artwork will be an oversized mirror in a textural frame.

CONDO PROFILE
THE AVE
North Vancouver’s New Lifestyle // BY SUSAN M BOYCE
I
t’s bold and unabashedly modern: an urban landmark in the making. Introducing The Ave in North Vancouver’s Marine Drive neighbourhood. Boasting dramatically angled rooflines and playfully staggered façades in eye-catching greys and rich burgundy accents, this boutique collection of homes at Pemberton Avenue and West 16th Street is complete and ready for move-in. That’s right, no waiting for completion, just call the moving company and get packing.
Visionary Architecture “The Ave’s design is something totally new and fresh in this neighbourhood,” says a clearly delighted Mahamed Karim, sales manager. “The slope of the roof not only looks visually intriguing, but it means penthouse homes have ceilings that soar as high as 13 feet. Add in the open-concept floorplans, and it’s no wonder people are embracing this opportunity.” Inside, The Ave is packed with features to satisfy: roller blinds on all windows, premium wide-plank laminate flooring throughout main living areas, European-inspired soaker tubs and spacious balconies. Select homes also incorporate the convenience of a built-in workstation and full-height pantry. Love to cook? No problem. Kitchens are ready to handle the most demanding culinary adventures, with Quartz countertops, duo-tone cabinetry with soft close, brick joint mosaic tile backsplash and stainless steel KitchenAid appliance package. Engaging Community “The Ave’s location is fantastic too,” Mahamed says. “You’re only a block off Marine, but it feels so quiet and peaceful.
THE AVE’S DESIGN IS SOMETHING TOTALLY NEW AND FRESH IN THIS NEIGHBOURHOOD. MAHAMED KARIM 84 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
You can bike or walk almost anywhere. Lonsdale Quay is only 10-minutes away meaning great shopping and easy access to the SeaBus. And many cyclists have told me it’s less than 20 minutes ride to downtown Vancouver.” The Ave’s ground level retail is also expected to include a neighbourhood coffee shop — ideal for mornings when you just want someone else to brew your java. Plus there’s diverse array of eateries within walking distance — including a local favourite, the Pemberton Station Pub just a couple of blocks down the road. Don’t Miss Out The Ave offers just 30 urban homes ranging from oneto two-bedroom with den and priced from $299,900. Presentation centre and display home are open noon to 5 p.m. daily except Fridays at Pemberton Avenue and West 16th Street in North Vancouver. All homes are move-in ready, meaning you can walk through the exact suite that’s perfect for you and picture yourself living there. For more information visit theaveliving.com or call 778.985.4767.

IN THE NEWS
BANK OF CANADA lowers overnight rate target to 3/4 per cent
THE BANK OF CANADA HAS ANNOUNCED that it is lowering its
target for the overnight rate by one-quarter of one percentage point to 3/4 per cent. The Bank Rate is correspondingly one per cent and the deposit rate is 1/2 per cent. This decision is in response to the recent sharp drop in oil prices, which will be negative for growth and underlying inflation in Canada. Inflation has remained close to the two-per-cent target in recent quarters. Core inflation has been temporarily boosted by sector-specific factors and the pass-through effects of the lower Canadian dollar, which are offsetting dis-inflationary pressures from slack in the economy and competition in the retail sector. Total CPI inflation is starting to reflect the fall in oil prices.
The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters. Outside the energy sector, of note are increased foreign demand, stronger exports, improved business confidence and investment, and employment growth. Oil’s sharp decline in the past six months is expected to boost global economic growth, especially in the United States, while widening the divergences among economies. Persistent headwinds from de-leveraging and lingering uncertainty will influence the extent to which some oil-importing countries benefit from lower prices. The Bank’s base-case projection assumes oil prices around US$60 per barrel. Prices are currently lower but the belief is that prices over the medium term are likely to be higher. The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters. Outside the energy sector, of note are increased foreign demand, stronger exports, improved business confidence and investment, and employment growth. However, there is considerable uncertainty about the speed with which this sequence will evolve and how it will be affected by the drop in oil prices. Business investment in the energy-producing sector will decline. 92 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
Canada’s weaker terms of trade will have an adverse impact on incomes and wealth, reducing domestic demand growth. Although there is considerable uncertainty around the outlook, the Bank is projecting real GDP growth will slow to about 1 1/2 per cent and the output gap to widen in the first half of 2015. The negative impact of lower oil prices will gradually be mitigated by a stronger U.S. economy, a weaker Canadian dollar, and the Bank’s monetary policy response. The Bank expects Canada’s economy to gradually strengthen in the second half of this year, with real GDP growth averaging 2.1 per cent in 2015 and 2.4 per cent in 2016. The economy is expected to return to full capacity around the end of 2016, a little later than was expected in October. Weaker oil prices will pull down the inflation profile. Total CPI inflation is projected to be temporarily below the inflation-control range during 2015, moving back up to target the following year. Underlying inflation will ease in the near term but then return gradually to two per cent over the projection horizon. The oil price shock increases both downside risks to the inflation profile and financial stability risks. The Bank’s policy action is intended to provide insurance against these risks, support the sectoral adjustment needed to strengthen investment and growth, and bring the Canadian economy back to full capacity and inflation to target within the projection horizon. The next scheduled date for announcing the overnight rate target is March 4, 2015.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
94 METRO VANCOUVER NEW CONDO GUIDE FEBRUARY 6 - 20, 2015
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
