The Bank of Canada’s decision to hold its interest rate target steady in 2014 did not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a
home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid 2015. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the new year off right by taking advantage, while you still can.

12 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
As I begin my second year as editor of The New Condo Guide and the New Home Guide, I really appreciate that I got to start this job in a very interesting and productive year in Metro Vancouver real estate. Mortgage rates are low, and though our market is considered expensive, it’s still possible for a person making an average living to afford a new home here. Maybe not the house with the white picket fence of years gone by, but multi-family living has a lot going for it. Multi-family housing options are lighter on the environment, they use less energy, and are often built around convenient transit hubs, reducing the need for an expensive car. Now
families can get by with just one, or even no cars, saving thousands on insurance, gas and maintenance, not to mention car payments. With so many unique neighbourhoods in our region, from South Surrey’s seaside charm to Chinatown’s bustling culture to Kerrisdale’s and South Granville’s quiet upscale ambiance and Langley’s urban/rural lifestyle, there are so many places in Metro Vancouver to explore. You may go for a visit and decide you never want to leave! That’s what we’re here for. Count on New Condo Guide for the most comprehensive information on all the options available to you. Happy 2015!

COVER STORY
BRADLEY HOUSE POLYGON’S NEWEST ADDITION TO THE POPULAR WINDSOR GATE COMMUNITY IS MOVE-IN READY! // BY JANINE MACKIE IS ONE OF YOUR New Year’s resolutions to find that perfect home? Look no further than Bradley House by Polygon – the newest collection of homes in the master-planned community of Windsor Gate in Coquitlam’s Town Centre, coming to market early this year. “Our great selection of one-, twoand three-bedroom homes ranging up to 1,175 square feet gives buyers 16 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
flexibility to find what they need, no matter what stage of life they’re in,” says sales manager Theresa Liljedahl. “With two bedroom homes priced from just $299,900 there is great value for first-time buyers and downsizers alike. Whether a homeowner is looking for room to start a family, or wants a maintenance-free lifestyle that still offers the space to entertain, Bradley House has something for everyone!”
SWIM OR SCREEN A MOVIE: Residents enjoy exclusive access to private Nakoma Club
There’s a country-club atmosphere as you drive into the master-planned community – manicured gardens, tree-lined streets and a remarkable 18,000 square foot clubhouse at the heart of it all. “The Nakoma Club is what really connects the community,” says Theresa. Residents can enjoy year-round recreation
The four-storey Bradley House was inspired by renowned architect Frank Lloyd Wright and features a connection to nature with oversized windows and patios, low pitched roofs, brick cladding and cedar detailing. Set to complete this spring, the homes at Bradley House are move-in ready. Being able to walk into the completed building and see the stunning finishes gives homeowners an added level of confidence, and with three furnished show suites to delight the senses – it’s easy to get inspired by what your future home could look like. INSPIRED INTERIORS: Designer colour schemes create backdrop for individual style
in the exclusive residents’ only clubhouse – catching up over a fireside coffee chat, challenging friends to a game of table tennis, watching the latest blockbuster hit, or getting some exercise in the fitness centre, or even the outdoor pool. WELL CONNECTED COMMUNITY: Walk to parks, shops and restaurants
Living in an established neighbourhood offers the added convenience of
accessibility. From Bradley House, residents can walk to Coquitlam Centre, endless restaurants, performing arts, parks, and some of the top schools in the region. By 2016 the Evergreen Line will be completed, connecting Coquitlam to Vancouver via Port Moody and Burnaby with its fast and frequent SkyTrain service that will also integrate with the West Coast Express and regional bus.
Each imaginative floor plan makes the most of the living space. Designer kitchens feature engineered stone counters and ceramic tile backsplashes, choice of white or dark laminate flatpanel cabinetry and a full complement of stainless steel appliances including a counter depth 18 cubic-foot refrigerator, gas range, dishwasher and microwave hood fan combination. Nine-foot ceilings create an airy elegant feel to the homes which are grounded in rich wood-style laminate flooring throughout all living spaces. Plush carpeting in bedrooms is luxurious underfoot and well-designed bathrooms include Grohe fixtures, full-width vanities, dual-flush toilets by Toto and various soaker tub and shower combinations depending on the plan. Every detail (down to underground parking, insuite laundry, and plenty of storage) has been considered so you can concentrate on the most important thing – living! Not just a home – but a community. Bradley House at Windsor Gate will be opening early this year. To learn more or register your interest, visit polyhomes.com or call (604) 942.8416. CONDO SENSE
A LOOK AT 2014
// BY CAMERON MCNEILL
What do we see in the rearview mirror? GVREB
Almost all major municipalities in this region are showing positive movement in sales and benchmark prices over one, three and five year segments. Whistler and Squamish had the largest increases of over eight per cent in benchmark price in 2014 thanks largely to big improvements in the apartment sector (over 26 per cent in Whistler). In new construction, Richmond and Burnaby will continue to see large amounts of inventory. Although demand and sales have been high in these areas, large amounts of supply have kept prices somewhat flat with a modest increase. Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.com or follow him on Twitter @mac_marketing
FVREB
The Valley is showing more instability and buyers and sellers need to understand the nuances of their neighbourhood. Single family homes continue to be the most stable with modest benchmark price increases over the past five years and over 17 per cent increase in sales volume this year. Townhomes are rebounding with a 2.2 per cent benchmark price increase and over four per cent increase in sales volume after a couple of years of decreases. Unfortunately, while some areas increased as much as 8 per cent (North Delta) others decreased as much as 5.9 per cent (South Surrey/White Rock) reflecting the instability mentioned. The apartment sector saw sales volumes increase in the last two years but the benchmark price dipped 3.5 per cent this year. New construction is also having to be quite competitive and areas such as Cloverdale and Langley will potentially have a fair bit of supply added to the market making 2015 likely more unstable. 2015
T
he year 2014 was marked by no major swings but measured growth in most sectors. Both the Greater Vancouver Real Estate Board (GVREB) and the Fraser Valley Real Estate Board (FVREB) are showing 5.7 per cent and 2.8 per cent benchmark price increases respectively and an increase of approximately eight per cent in sales. 2014 sales volumes more closely resembled 2010 numbers which was a very strong year for sales and price increases. In general and to nobody’s surprise, single family detached homes continue to be the most stable with increased sales and benchmark prices across the lower mainland.
18 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
Forecasters are predicting modest but steady growth in 2015 across the Lower Mainland. However, buyers and sellers need to understand their local market by product type particularly in the Valley. GVREB Year

TRI-CITIES AND MAPLE RIDGE Where possible, we’ve included WalkScore ratings from walkscore. com, which rates communities in terms of walkability and proximity to amenities, such as shops, eateries and other desirable urban features. It’s important to note such ratings are only one criteria buyers should use to assess prospective properties.
// BY SUSAN M BOYCE CHANGE HAS COME TO THE TRI-CITIES, and its name is Transit. The once dowdy Burquitlam neighbourhood has reinvented itself as “West Coquitlam” where new retail and residences are added every month and the new Evergreen Line is ever closer to being a reality. The new Coquitlam downtown is now firmly established as an urban hub filled with upscale shopping and gleaming residential towers. It’s city living without the Vancouver price. Farther east, Ridge Meadows (the popular name for Maple Ridge and Pitt Meadows), is also enjoying the benefits of a renewed downtown and affordable prices for first time buyers, downsizers and right-sizers who find the blend of city amenities and rural freshness is irresistible.

hen I was starting out in real estate, it was pretty common – almost expected – for retirees to sell the family house and move to a picturesque little town for some peace and quiet. Maybe they would winterize their cottage and move in year-round, or maybe they’d join the ranks of snowbirds who headed south each winter. But the prevailing idea was that, after decades of working hard and raising a family, retirees were ready to get away from it all. It never fails to amaze me how quickly times change. In recent years, the trend has begun to swing the other way. More and more often, I’m seeing retired clients who are ready to sell their suburban or rural homes and purchase something right at the heart of the city. What’s the appeal of an urban retirement? Well, there are the usual suspects: arts and entertainment, restaurants and shopping, social groups and recreation, all right at your doorstep. For baby boomers who have spent huge
24 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
portions of their lives driving to and from work, ditching the car and hopping on public transit feels like freedom. Yet another big draw for some retirees is that the city brings them closer to children and grandchildren. For those who are widowed or divorced, the city often offers greater possibilities for making connections with others. The simple truth is that where some people find comfort in quiet surroundings, others find isolation. Finally, some are attracted to downtown locations for the most practical of reasons: you can’t beat the big city for health care. Even if they’re fit as fiddles, today’s retirees are taking the
long-term view. Many boomers still embrace the classic ideal of the fishing boat, a heap of novels and gorgeous lake-side sunsets. But many others are suited to cottage life for just a few weeks a year. These clients tell me that they finally have the time and energy to pursue all the interests that have been on the back burner for so many years – whether it’s seeking out live jazz, exploring world cuisine or joining a racquetball club. And no place offers them more than the vibrant, everchanging city. I suggest you examine your own retirement dreams – and have fun doing it!

QUICK TIPS
// BY HELLEN BUTTIGIEG
THE IMPACT OF STUFF but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! ›› Eliminate your clutter hot spots. Hellen Buttigieg is a certified professional organizer, life coach, TV host and owner of We Organize U. verything around you has an impact on you, whether you realize it or not. When you decorate your home, you are trying to set the tone – give it a certain look and feel. You make an effort to include pieces you like and enjoy, whether for aesthetics, or for function. But other pieces make their way into your home, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect!
›› Is clutter getting you down?
Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down
We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong – either in the garbage or recycle box or stored elsewhere. If they don’t have a proper home, create one. ›› Detaching from sentimental attachment.
Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. ›› Daily de-clutter habit.
You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

HOT COMMUNITIES FOR 2015

It’s important to note such ratings are only one criteria buyers should use to assess prospective properties.
BURNABY AND NEW WEST // BY SUSAN M BOYCE
SECOND ONLY TO VANCOUVER FOR NEW HOUSING STARTS IN 2014, Burnaby is clearly a city on the go. Many developers are taking a cue from the well-heeled, well-travelled demographic who know what they want and what they want are large homes — often three-bedroom or more — with plenty of amenities. Next door in New West, there’s still a diverse range of homes geared to the first time buyer as well as rightsizers. But here you’ll also find reflections of the fun’n’funky outlook that’s a celebrated part of the lifestyle. And in both municipalities, you’ll find some enticing riverside options that make waterfront living within reach.

DEVELOPERS INVESTING IN STRONG COMMUNITIES // BY SUSAN M BOYCE
and more importantly do, enhance the neighbourhoods they build in.
TAKE A STROLL THROUGH NEIGHBOURHOODS like Yaletown or Surrey’s new downtown core, and it’s impossible to ignore the vibe. There’s an energy — the sense people not only live here but actively engage with their community, surroundings and neighbours. It’s an ambiance that’s the epitome of urban development done well. But such neighbourhoods seldom happen out of the blue. Typically they are the result of savvy developers working long hours to find innovative ways of making the living places they create more livable — not only through thoughtful design and stylish architecture, but by extending their support through community programs, amenities, and direct financial contributions. This issue, New Condo Guide chats with Grant Murray, Concord Pacific’s vice president of sales, about just a few of the many ways large developers can,
Q: TODAY IT’S VIRTUALLY DE RIGUEUR FOR CONDOMINIUMS TO INCLUDE IN-HOUSE AMENITIES LIKE A FITNESS AREA AND PROBABLY A COMMUNAL LOUNGE. BUT WHAT ARE SOME EXAMPLES OF AMENITIES DEVELOPERS BUILD THAT BENEFIT EVERYONE IN THE COMMUNITY — WHETHER THOSE PEOPLE LIVE THERE OR NOT?
Schools, daycare, parks and retail are four amenities with a direct impact on livability. What many people don’t realize is the fact these amenities are most often built by the developer and their own expense, and then given back to the city so everyone has access to them. For example, since Concord Pacific started developing the Expo ’86 lands, we’ve created approximately 42 acres of parkland between the Granville Street

Bridge and Science World alone. And once the zoning is approved on the final parcel of land adjacent to our presentation centre, we’ll be adding a further nine to 13 acres. Those parks are more than just places where our buyers walk their dog or enjoy the summer sunshine. They’re used year round by everyone… including tourists and people who work nearby. They also provide free land use for events like the Jazz Festival — an annual event brings huge economic benefits to local merchants and is enjoyed by thousands of people every year. Q: DO DEVELOPERS ALSO GET INVOLVED IN COMMUNITY EVENTS LIKE THE JAZZ FESTIVAL YOU MENTIONED? A: Absolutely. If you want to build a
great community, you have to be involved in it. Most large, successful developers understand this and are very involved in their communities. It can be

donate $1,000 to each school that built gingerbread representations of the other buildings nearby — buildings like the new City Hall, the library, or the adjacent King George SkyTrain station. People will be able to vote for their favourite, and the winning school will receive an additional $2,000. It’s a fun way to get kids thinking about what high-rise living is all about and the value of having master planned communities that can provide infrastructure like this. Q: SPEAKING OF INFRASTRUCTURE, WHAT
sponsoring well-known activities like kids sports or cultural events. I’ve seen companies do Food Bank drives, assemble corporate teams to raising money through events like the Sun Run, and even have staff volunteer to serve at homeless shelters like the Union Gospel Mission in the downtown Eastside. But you’d be surprised how creative — and fun — some of the more “behind the scenes” charity efforts can be. Q: CAN YOU GIVE US AN EXAMPLE?
A: Sure. Since we began building in Surrey, we’ve sponsored three initiatives to help local schools — most recently a gingerbread contest between eight elementary schools in Surrey. We showed them a model of our Park Avenue community and said we’d

HEAD OFFICE. YOU IMMEDIATELY ORGANIZED A RAFFLE AND SILENT AUCTION AT YOUR ANNUAL CIVIC PARTY — BOTH GENEROUSLY SUPPORTED WITH PRIZES FROM A DIVERSE RANGE OF LOCAL BUSINESSES AND ENTREPRENEURS. WHAT WAS THE RESULT? A: We have a long history with the
Dragon Boat Festival, so the money will help replace boats, life vests and paddles. And when one of our senior staff won a draw for the grand prize of a stand-up paddleboard, he donated it right back for a live auction — that raised almost another $1,000 all on its own and was great fun for everyone attending.
VALUE TO BARE LAND? A: Well there’s the obvious — roads,
sidewalks, and services like phone and sewers. But it often goes far beyond that. In Richmond, for example, we will be partnering with TransLink and the City of Richmond to building a brand new Canada Canada Line station at Capstone Road. It will be an anticipated investment of about $17 million, but if you’ve ever ridden that line, you know it will be used by hundreds of thousands of people — not just the people who live in our projects there. Q: ONE FINAL QUESTION. IN DECEMBER,
Concord Pacific currently has eight master planned communities under construction in Metro Vancouver, Calgary, Toronto, and London, England and is the largest master planned community builder in the country. Every year, Concord Pacific makes significant donations to events including Richmond’s Winter Festival, Surrey’s Fusion Festival, and the much loved Vancouver Celebration of Light of which they are the longest running corporate sponsor. They are also involved with many events supporting Children’s Hospital and after school programing.

TRUMPED UP LUXURY IN VANCOUVER Arthur Erickson’s swan song is rising to take its place in the Vancouver skyline, but does Vancouver want to be Trumped? // BY STEPHANIE MACDONALD 38 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
“I’M ACTUALLY MUCH MORE LAID BACK than most people think,” says Donald Trump to CTV’s Tamara Taggart during one of his brief visits to Vancouver to promote the new Trump International Hotel and Tower. After this dubious assertion, The Donald explained that this easygoing nature is why he loves Vancouver, told Tamara she was a terrible reporter and then he fired her. (She did ask him to do the last thing.) All this was in response to the question of whether or not the Trump brand of flashy, aggressive ultracapitalism was a natural fit for the laid-back west coast vibe of Lululemon Land. With more than 60 per cent of the residential suites in the Trump Tower sold, it would appear that the Trump Organization and the developer, The Holborn Group, may be onto something, but only time will tell. Certainly Joo Kim Tiah, CEO of Holborn Group, has a healthy respect for the man and his legacy,
Originally slated to be a posh Chinese membersonly club, Holborn bought the land and and slated it for an ultra-high-end Ritz-Carlton Hotel. though he clearly questions the existence of a secret “chilled-out” Donald. “I really connected with Donald Jr.,” he says, “we both have very successful, demanding fathers with high expectations of us. I knew we would work with each other very well to make sure this project is a spectacular success.” Coming from a prominent and very wealthy family in Malaysia, with developments all over the world, Joo Kim came to Vancouver in 2003, and at 35 years old has been head of Holborn Group for several years. The actual building has been a question mark for over a decade. Originally slated to be a posh Chinese members-only club, Holborn bought the land and and slated it for an ultra-high-end Ritz-Carlton Hotel. But since this plan was shelved in 2009 due to “global economic turmoil,” the lot, in one of the prime blocks in the downtown core, has been empty. But Holborn had gotten the late Arthur Erickson to design an iconic twisting tower for the Ritz-Carlton project and they weren’t about to abandon the architect’s final tower design in the city he loved. “With The Trump International Hotel and Tower, we actually added floors from the original hotel design, making it even taller and more majestic, and of course adding residential floors with spectacular views,” explains Joo Kim. The result is a beautiful and striking slim tower that twists up from the base and both reflects and lets in lots of light through the floor-to-ceiling glazed windows. Very slightly shorter than Vancouver’s tallest building, the neighbouring Shangri-La, by all accounts this new tower is a fitting legacy to Vancouver’s most famous architect, and an elegant addition to the famous Vancouver “City of Glass” skyline. With condo prices only rising a relatively modest 6.6 per cent since 2009, the luxury niche is a small but profitable part of the overall market that this project means to appeal to. So where do the Trumps come into the picture? JANUARY 9 - 23, 2015 METRO VANCOUVER NEW CONDO GUIDE 39
CONDO VIEWS
CONTINUED…
They did not invest any capital into the project, but sold their brand rights and are involved with many aspects of the building. Ivanka Trump was involved in the suite design, including the four penthouse units, which she describes as “unreplicable” in the Trump portfolio. Starting at around $20 million, these two-storey homes range up to 4,700 square feet, and have private glass elevators, outdoor kitchens and hot tubs on expansive roof decks and climatecontrolled wine cellars. One of the two available colour schemes is named after her, and according to Joo Kim, “Ivanka is very involved with the overall interior design. She signs off on everything.” “It’s very modern, very cool but in a timeless way that is appropriate for our brand,” Ivanka says, explaining her design objectives. “Everything is incredibly luxurious, everything is contemporary and very youthful.” After the building is sold, the Trump Organization is going to be running the hotel side of things. “One of things we pride ourselves on as hotel operators and partners is a sense of place, making sure each of our properties is unique to that environment,” Trump told The Globe and Mail. “We’re a pure hotel with condominium residences on top. We manage the hotel, and the residences benefit from the hotel services and amenities.” The 147-room international hotel will include an exclusive lobby champagne lounge, Ivanka’s Mara-Lago luxury spa, a high-end Chinese restaurant and Vancouver’s first pool bar and nightclub, which, according to press releases, “will entertain the most coveted V.I.P. parties and draw celebrated DJs from across the globe, creating the most glamorous entertainment centre in Vancouver.” To get this glitzy and glamorous point across, the distinctive marketing campaign features a debauched dinner party in an old-growth forest, including a starlet making out with a bear, champagne swordplay, spilled wine under salmon chandeliers, a woman in gold lamé canoodling with the help, and brazen cigar smoking at the table. Undeniably artistic and beautifully photographed, it’s certainly attention grabbing, though these people are not, perhaps, the neighbours you want to have after dropping a few million dollars on a condo. The Huffington Post called it “bizarre,” and it spawned some amusing headlines including this one from The Vancouver Observer: “Trump Coming to Vancouver, Celebrates with Insane Website.” 40 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
Speaking of what you get for your (approximately) $1,600 per square foot residence; it’s all very neutral, elegant and high end, including Arclinea kitchens with Gaggenau appliances, wine bar, a steam oven, a convection oven and microwave, a warming drawer and a built-in coffee maker. The colour schemes are Bianca, with light hardwood floors and white lacquer cabinets, and Ivanka, with dark wood floors and cabinetry, both available with with white crystalline tile flooring. Bathrooms seem to be carved from solid marble, with volcanic limestone tubs and sinks, and wood paneled walk-in closets, all designed to impress even the most blasé aesthete millionaire. In addition, residents will have access to all the hotel amenities as well as hours on a private jet and access to a chauffeured Rolls Royce. Many Vancouver architecture and city planning critics love the building, but seem slightly mystified by the decision to bring the Trump brand on board. In the end though, it’s all on the shoulders of Joo Kim, a humble son with a load of ambition and a strong desire to make his mark on Vancouver. Despite his wealthy background and connections, he comes across as a grounded, “normal guy”, who is religious, likes heavy metal music, and just wants to hang out with his girlfriend and play the drums in his spare time. His love for this city seems legitimate, and despite all the Trump-y luxury marketing hoopla surrounding The Trump Tower, you can’t help but root for Joo Kim to make it a success.

THE UP SIDE OF DOWNSIZING

T
he popularity of condominiums as a lifestyle option with homebuyers of all age groups has brought about a fascinating trend. Condo purchasers who are moving from large homes with separate rooms are learning to adapt to today’s gorgeous open-concept suite designs. Even many first-time buyers are moving from their parents’ home, where they had their own room among many. The switch to a condominium suite takes some adjusting, and a little planning ahead goes a long way in ensuring a comfortable transition. One of the beauties of modern condominiums, even many of the larger suites and penthouses, is the generous
open-concept living/dining area. This space often includes the kitchen and perhaps even a den. When your living and dining spaces are not separated by walls, an effective way of delineating these areas is to use area rugs as a base for the furnishings. Usually the ceilings are nine ft. in height, or even higher, which creates an inviting “Great Room” feeling. The effect is lovely, especially with natural light streaming in from large windows. Some designs feature a linear kitchen with just an island separating that area from the living/dining room. Builders are doing wonderful things with furniturestyle cabinetry that blends in with the look. These open areas accommodate the way people live today, which is less formal than previous generations. Young people in particular are just as happy eating dinner at a breakfast bar and watching television on their laptops. They pass up large amd bulky furniture for a couple of comfy chairs, a loveseat and an ottoman. Whatever the design, if you are moving from a traditional house, you will need to consider what and how much furniture you will have space for. This is a great time to take a serious look at possessions and weed out what you don’t really need or necessarily even want anymore. Pay close attention to your floor plan and compare it to some of the rooms in your house. Visualize what can go into different-sized spaces without crowding them, then pare down accordingly. And when you’re shopping, keep an eye out for multi-purpose furniture. You will find a fabulous selection of items including the Murphy bed, or wall bed, which has come a long way since the days of I Love Lucy. Modern units come in many configurations, including some that are integrated into modular cabinetry with storage, wardrobes and even desks. Take a good look at day beds, too, which can transform a den into a bedroom when you have overnight guests. There is a terrific variety of style available that will fit just about any décor scheme. You might even consider a trundle bed, which encompasses a smaller bed on casters or rollers that can slide under a larger bed during the daytime. When you’re planning your move, consider things like exercise and office equipment. Your condo building most likely has a fitness facility, which eliminates the need for you to have exercise machines in your suite. And speaking of amenities, party and games rooms offer great spaces for entertaining, which means you don’t need a lot of seating and games tables. And the current trend toward the paperless office means you won’t have to find space for cumbersome filing cabinets. Design innovation has made modern condo suites live enormously larger than their square feet dictate. When you move from a large home to a more compact condominium suite, it’s a win-win situation. You live in spectacular surroundings that are light and airy, and downsizing your possessions offers a terrific feeling of freedom.

HOT COMMUNITIES FOR 2015
VANCOUVER // BY SUSAN M BOYCE
IT’S NO SECRET, VANCOUVER IS A PLACE PEOPLE ASPIRE TO LIVE. The Seawall, Stanley Park, Chinatown, world class restaurants and theatre, plus our enviable, four-season climate, it all adds up to one simple fact: Vancouver is a great place to be. And with this worldly outlook, Vancouver condominium design is taking a giant leap into the future. Eco-friendly, eye-catching and located in some of the most intriguing and dynamic new neighbourhoods, condos are a lifestyle choice more and more people are embracing. 68 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015

False Creek. Truly Chic. // BY SUSAN M BOYCE

o doubt about it, there’s a buzz happening here at Lido in Southeast False Creek. “Now the building is complete, more homeowners are moving in every day,” says sales manager Madonna McLafferty. “I constantly spot neighbours chatting with each other, and you should see how busy the gym is. There’s a very cool, dynamic sense of community developing here.” As if on cue, a woman reading a newspaper in the lobby’s sun-drenched, two-storey lounge waves at a friend who’s just arrived to collect a parcel from Lido’s concierge. “There you are. Lattes? JJ Beans in 15 minutes?” Two immediate thumbs up. Celebrate the Lifestyle
“Southeast False Creek has become a real destination,” Madonna says as we head for the display suite. “There’s a vibrancy you only find when you move into a neighbourhood where there are existing stores and amenities. And we have them all now: London Drugs, Legacy Wine Store, Urban Fare, a TD Bank. And, of course, you’ve also got Science World, the Seawall, and great proximity to Chinatown, 70 METRO VANCOUVER NEW CONDO GUIDE JANUARY 9 - 23, 2015
Inside, Lido delivers on its promise of the good life. This home boasts one of the stellar views that practically define life in False Creek: the downtown skyline, a peek-a-boo glimpse of the North Shore Mountains, and from the dining room… Lido’s signature swimming pool. “The cabanas are heated so you’ll be able to use it almost year round,” Madonna says hearing my appreciative sigh. Clearly designed with entertaining in mind, the kitchen features a massive centre island plus the sleek look of integrated appliances — all of them Miele or Faber for exceptional quality. “And check out the LIDOvision vanishing TV mirror in the ensuite,” Madonna says. “It’s great for anyone who likes to listen to news in the morning.” It’s also one of the forward-thinking technologies I’ve long associated with Bosa Properties homes. Explore Your ’Hood
I’m just unlocking my bike when my stomach reminds me that it’s lunchtime. Granville Island is barely a 15-minute ride, but today feels perfect to finally check out the burgers at Craft Beer Market in the historic Salt Building. Next decision — wine, or one of the more than 100 beers on tap to go with it? Hmmmm… The Lido sales centre is open noon to 5 p.m. every day at 103 – 110 Switchman Street in Vancouver. All homes are move-in ready. But hurry because once they’re gone, they’re gone for good. For more information visit bosaproperties.com or call 604.872.2672.

REALTORS GIVING BACK
Blanket Drive collects more than 17,000 items for those in need across the Lower Mainland helped make the 20th annual REALTORS Care® Blanket Drive a success. More than 17,000 blankets and other clothing items were donated to help the region’s working poor and homeless populations, between November 17 and 24. These donations were either donated at one of the approximately 100 participating real estate offices or picked up by REALTOR® volunteers. “The Blanket Drive is the largest and longest running program of its kind in the Lower Mainland,” said Ray Harris, president of the Real Estate Board of Greater Vancouver. “Each year, charities across the region rely on this program to help meet the demand for warm clothing in our communities.” In the past 20 years, the Blanket Drive has helped bring warmth to more than 250,000 people. All donations remain in the community in which they were collected. “The goal of the program has always been to collect the highest GENEROSITY FROM PEOPLE

quality items to meet the needs of our most vulnerable residents in our communities,” Laura-Leah Shaw, REALTOR® and long-time Blanket Drive volunteer said. The Harvest Project in North Vancouver has received donations from the program for several years. Each year, this organization connects with approximately 300 families and individuals challenged by family breakdown, illness, job loss and poverty. “The items donated this year allow us to provide coats and clothing to women and men returning to the work force or school as well as those who simply need proper clothing for the winter season,” Kevin Lee, development officer at Harvest Project said. The REALTORS Care® Blanket Drive is an annual partnership between the REALTORS® of the Real Estate Board of Greater Vancouver, the Fraser Valley Real Estate Board and the Chilliwack and District Real Estate Board and their communities.
