Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

You wouldn’t buy a car without a test drive, or marry someone you didn’t know well (hopefully), so why would you buy a home in an unfamiliar place? People you know may rave about the area, but in order to really know if it’s the place for you you’ve got to get out of your car and take a stroll around. If a feeling of community is high on your list, a village-like atmosphere is something to look out for. Are people chatting to each other on the street? Is there a good mix of retail, restaurants and services around? Walkability is also high on many people’s list of priorities at the moment. How much would you have to use your car if you lived in this place? Some neighbourhoods are out of walking distance to amenities but are surrounded by trails and natural spaces that more than make up for it with opportunities to get back to nature right outside your door. Of course the proximity to schools is important if you have kids, and proximity to healthcare services is useful when you are older— everyone has different needs and desires and that’s one of the great things about Metro Vancouver — there are so many different neighbourhoods offering different enticements it may be hard to choose only one! An added benefit of “the walkabout” is the opportunity to visit all the wonderfully appointed show homes and suites that abound in developments all over our region, so get ouside in the sunshine and explore.

Orchid Richmond On the Street No. 3 Rd and Lansdowne On the Web liveatorchid.ca Highlights Great location in the heart of Richmond’s shopping and dining district. Just steps to Canada Train for easy access to the airport or downtown Vancouver too. Orchid is a boutiquestyle, concrete high-rise and is brought to you by Beedie Living. Be sure to priority register so you’re among the first to get more information.
Highlights Okay, anyone who lives in or visits downtown Vancouver will probably already be watching this one with interest. But on June 21st, the long awaited presentation centre will open for what’s undeniably one of the most innovative towers this city has ever seen. A seemingly impossible-looking tower that morphs elegantly from a triangular base to a square at the top, this is Gesamtkunstwerk — a total, living work of art. Be sure to priority register so you can be among the select visionaries who live in Vancouver’s trendiest new neighbourhood — Beach District.
Richmond Hotel/Condo Community Richmond On the Street No. 3 Road and Capstan Way On the Web yuanhengcanada.com Info 604.909.6860 Highlights Still sounding a bit vague on the website and phone contact seems sketchy, but it appears this is one worth watching. Located at No. 3 Road and Capstan Way in Richmond, new signage is now up for this 6.5-acre hotel/condo development. Directly across the street from a proposed new Canada Line station and only minutes from a well established station, this development is anticipated to include nearly 1,000 residences in addition to a high-end hotel, office space, vibrant new retail, plus restaurants and other city amenities. Even better, you can be biking or walking along the riverside dikes to the Olympic Oval in less than three minutes. Just be aware that the registration line is slow to respond and full details are hard to confirm.
Highlights Coming soon from the developer of Parc Riviera in Richmond, this106-unit condo development is located in the heart of the new Cambie Corridor neighbourhood. Keep your eye on the website or this column for updates as this area is only just starting to evolve — meaning now is a great time to get involved. Exceptional access to downtown Vancouver, the Canada Line and, of course, Queen Elizabeth Park.
Altitude Tower Two Burnaby On the Street 9060 University Crescent On the Web hungerfordgroup.com Info 604.456.8883 Highlights The sister tower to Hungerford Group’s popular Altitude is now selling. Named simply Altitude Tower Two, this highrise residence will feature 115 homes nestled near forested trail, the diverse amenities of Simon Fraser University, plus the dynamic UniverCity. These towers lay claim to being the tallest buildings in Metro Vancouver and offer some of the city’s most impressive views. one-, two-, and three-bedroom floorplans anticipated to be priced from $239,900. High street design. Main street appeal.
A SHIFT IN PERSPECTIVE
Only on Main Street could you find a place like FOCAL. In a neighbourhood known for its visual art scene and historical architecture, FOCAL is the ideal contemporary counterpoint. It’s a landmark building that defies stereotypes: simple, staggered forms are carefully designed to maximize the sweeping hilltop views, while the interior environments are intelligently crafted for artful living. With a one-of-a-kind location at Main St and 7th Ave, custom design and finishes, FOCAL is, unequivocally, the high point of Main.

Focal on Main
High Street meets Main Street // By susan m boyce Sophisticated, subtly futuristic,
and definitely something different in a neighbourhood known for its eclectic aesthetics, Focal on Main is getting ready to begin sales. And if you’re one of the many people who love the South Main ’hood, this nine-storey residence should be at the top of your “must see” list. “The architecture is truly exceptional,” says project marketer Dave Bauman with Magnum Projects. He points out the way the entire structure appears to be a series of glass boxes playfully stacked one on top of another and then held in place with wooden slates or spandrels. “The wood creates a ‘vertical forest’ that subtly echoes the neighbourhood’s past,” he adds. “It also creates shading and a unique visual dynamic.” Shorter version: this is a building like no other. Interior Élan Inside, you can expect a new take on design. “We took our cue from the eclectic individualism of the South Main neighbourhood and then brought it indoors — so these homes are sophisticated but different.”
Ready for a few teasers? Dave has plenty, starting with stainless steel kitchen islands — easy care, durable, intriguing. “Faucets have a black matte finish that’s going to look stunning against the high-gloss white cabinetry and backsplash. And the hood-fan is a very cool, cylindrical style from Faber — a design you don’t usually see except in custom homes.” Then there’s vessel-style sinks and marble counters in the bathrooms, hardwood flooring, gas cooktops… okay, you get the picture. Focal on Main is going to be one cool place to call home.

second floor, you get astonishing views,” Dave says. “And you can just image what you’ll see from the rooftop deck.” The communal deck, he adds, will also have a fire pit, outdoor lounge, and barbeque area — I’m already thinking about the guest list for my first summer party. Naturally, no conversation about the South Main neighbourhood is complete without talking about the shops, eateries, and bike stores, plus my favourite, the many places to find art of all descriptions. In no time, Dave and I have compared notes on over a dozen coffee shops, decided there’s absolutely no way you could try every restaurant within walking distance in less than four months, and it would take under 10 minutes to walk to the seawall by Science World. But now you’ll have to excuse me, because I’m about to head right across the street to Yoga on 7th for some ‘downward facing dog’ stretches before I hop on my bike and make my way home. After all, in a neighbourhood that’s this connected, why would I drive my car? New View on Main Views are, in a word, amazing — the North Shore Mountains, downtown Vancouver skyline, False Creek, an ever-changing panorama of visual delights is right outside your balcony. “People are often surprised when they realize that because Focal on Main is on a high point, even from the
Focal on Main is located at Main at East 7th Avenue. Presentation centre now under construction and expected to open late June at 329 East Broadway. Anticipated to have prices starting in the mid $200,000s, floorplans range from junior one-bedroom to three-bedroom city homes offering as much as 1,500 square feet — perfect for savvy downsizers or anyone who just loves to live life large. Meccanica in False Creek includes a pull-out pantry system for most homes while Concord Gardens in Richmond offers the “Magic Corner” as an upgrade option
s condominium living becomes a more popular option, builders are looking for innovative storage solutions and unique cabinetry design to increase functionality and optimize space. More and more new home projects are stepping out of conventional design solutions by offering features that add a little more convenience to your everyday living. In the Kitchen Having enough space to store everything you need to suit your cooking lifestyle can be tough, but a few notable features can make a big difference. When shopping for a new home, keep an eye out for the following: › Full height upper cabinetry – vertical storage is a must, especially for smaller homes › Pantry solutions - Meccanica in False Creek includes a pull-out pantry system for most homes while Concord Gardens in Richmond offers the “Magic Corner” as an upgrade option › Pot storage – check the height of bottom drawers to ensure your pressure cooker and crock pot will fit

1, 2 & 3 Solterra’s Chinatown project Keefer Block, maximizes urban living space with an innovative built-in murphy bed/desk/ dining table combo.
In the Bathroom Features such as built-in medicine cabinets and shower niches are simple ways of adding more storage to the bathroom without the clutter. Bathrooms designed with a ledge along the mirror provides extra shelf space in addition to the storage below the sink.
In Chinatown at Keefer Block, buyers have the option of adding in an Italian multi-function murphy bed that neatly swivels from a queen bed to office shelves and folds out to a dining table. Closets & Storage Having your storage areas organized and easily accessible makes a big difference. Some projects include closet organizers such as Boulevard by Redekop in Kerrisdale and Meccanica by Cressey in False Creek; however, many leave the closet and storage rooms up to the homeowner to customize on their own. So as you shop around, take photos of closet storage systems that inspire you and work for your lifestyle. Solutions can range anywhere from DIY through stores like IKEA and Home Depot to hiring a professional installer from local companies such as California Closets or Elite Closets.

Space Saving Upgrades In Chinatown at Keefer Block, buyers have the option of adding in an Italian multi-function murphy bed that neatly swivels from a queen bed to office shelves and folds out to a dining table. At Bosa’s Uptown project in Coquitlam, select one-bedroom homes have the option to add in BosaSPACETM which includes an 8-seater dining room table hidden in the kitchen island and their Sleep Theatre system which turns the bedroom into an entertainment lounge. With all these options and unique features becoming more popular, it makes sense to not only invest in a new home based on location and size, but also based on functionality and design. Marquee on the Drive
Brilliant living // By Susan M Boyce
i
t’s no secret: “The Drive” neighbourhood’s unique, eclectic vibe is utterly irresistible. It’s a neighbourhood filled with character and characters, and where artistry is a respected part of everyday living. So I’ve been chaffing at the bit for an opportunity to see inside Marquee on the Drive for months. Finally, I’m about to get my wish. One glance and I realize it was worth the wait. Homes that Make You Smile Cristy Edmonds, vice president of rareEarth Project Marketing, starts my tour in one of Marquee’s two-storey loft homes. The words awesome, funky and
“This is the only new residence on The Drive with nine-foot ceilings throughout.” Cristy Edmonds
fabulous instantly appear on my notepaper. None truly do the space justice. Living room windows soar 17 feet high allowing the afternoon sunshine to fill the entire suite including the loft-style, open bedroom I can see above. To my left, there’s a linear kitchen with marble backsplash, high-gloss white upper cabinets, and integrated appliances in an eye-popping, charcoal exotic wood pattern — a finish I simply haven’t seen anywhere before. “You can also choose high-gloss red for the lower cabinets if you prefer,” Cristy says. Now I’m in a bind because either one is so fun and dramatic, it’s going to be tough to pick. But now, I’m getting distracted by the deck just beyond. In a word, it’s massive. Fire pit, lounge area, dining table, and chaise lounge chairs for soaking up the summer rays, I’m already mapping out my outdoor city oasis. For a cool extra, this is one of Marquee three homes boasting a playful, curved exterior stairway to the loft level. I race after Cristy who’s already on her way to the upper deck which turns out to be larger than many apartment balconies all on it’s own. We pause to watch the lively streetscape just below, try to decide whether the North Shore Mountains will look most lovely in summer or winter, and agree this is truly the best of life on The Drive. Historic Character Even Marquee’s history is unique. “This building was originally the Van East Cinema and retail/commercial space,” Cristy explains. “We were able to re-purpose an existing, solid steel and concrete structure, add two more floors that are built to LEED gold standards, and create a design that enhances the neighbourhood’s character.” Oh and here’s yet another bonus. “Because the original structure was retained, the developer was granted additional height in each floor,” Cristy says. “So this is the only new residence on The Drive with nine-foot ceilings throughout.” Brilliant. Marquee on the Drive’s presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 2240 Commercial Drive. Priced from $315,900 for move-in ready homes. “ Won’t You Be
My Neighbour?” Bazinga! brings the warmth of community to the concrete jungle // by Stephanie MacDonald
Densification is the name of the game in
urban real estate these days. Though people in Vancouver, Toronto and other cities are living more closely together than ever before, sometimes it seems as if we’re also more isolated, despite this proximity. Many condo high-rises have a number of residents equivalent to a small town of people in a rural area, but in the city people often just pass each other by daily, remaining strangers.
Currently about 100,000 homes in Canada have access to this neighbourly service, mostly in Toronto and Vancouver. Growing up in a concrete apartment building in the crowded city of Alexandria, Egypt, Joseph Nakhla enjoyed life in a connected and supportive community, something that he missed after moving to Vancouver as he noticed neighbours didn’t interact and take advantage of community resources nearly as much. He decided that there was an opportunity for him to create a way for people who share a residential building to connect with each other, as well as connecting with the building amenities management and strata council as well. And thus, Bazinga! was born. An online amalgamation of the cork bulletin board in the lobby, Facebook and the building manager’s answering machine, Bazinga! allows residents of buildings and communities to access their homeowner manuals, and go through the minutes of the latest strata meeting. It is also the
place to access the strata bylaws, book the building amenities such as party rooms, and communicate with the building manager or concierge. It also enables developers to manage the new home deficiency walk-through process to make sure everything is taken care of by the right tradespeople. But the most popular features for residents are the ones that help build community within the building. Says Larissa Dundon, Bazinga!’s Director of Marketing, “It really was the main intention of the service to create community and allow for effective communication between residents and between residents and building management.” Some Bazinga! communities have created little “block parties” on their individual floors for people to get to know one another, and some have worked together to get group pricing on things like new door upgrades and windows. Each resident can have a profile if they wish, similar to Facebook, and can message other residents through the profile. (They can also remain anonymous while still accessing all their relevant information.) Residents can use the service to organize events, such as potlucks; post services, such as dog walking or Ikea furniture assembling; or to simply ask questions like, “Does anyone know of a good local Indian restaurant that delivers?” All of these functionalities are accessible by computer, tablet or smartphone, 24 hours a day. Currently about 100,000 homes in Canada have access to this neighbourly service, mostly in Toronto and Vancouver, and Nakhla has big plans to expand into every new building going up as well as into gated communities and rental buildings in the future. Explains Dundon, “It’s a great way for developers to show they care, by providing a wonderful service for their residents, as well as giving them complete access to construction updates, manuals and upgrade information, even pre-construction.” For more information on Bazinga! visit mybazinga.com

pring is the season of new beginnings. But it can be hard to appreciate it if you’re stuck indoors trying to sift through the accumulation of winter clutter. Fortunately there are some easy techniques to help you get a jump-start on spring cleaning. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free:
Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca
›S tart by sorting and organizing closets. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants. › Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. › Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items.
› Think Green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. › Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. › Concentrate on disinfecting spaces. Change air filters, rotate mattresses and vacuum under furniture.

Home on the water Steveston’s many charms attract young and old // by michelle hopkins
Back in 1900, Steveston was a Wild West town -
a hotspot for iniquity, housing brothels, opium dens and gambling rooms catering primarily to the thousands of fishermen. Although it’s not what it used to be, Steveston is still home to Canada’s largest commercial fishing fleet, with more than 600 vessels. Certainly a lot has changed since the gamblers, brothels and opium dens called this place home. The tides of change have even whipped through Steveston since I moved here more than a dozen years ago. Today, visitors flock here for Canada’s biggest birthday bash, the Steveston Salmon Festival, stroll the boardwalk of the busiest fishing port in the world to purchase the catch of day, or to pick up some of Steveston’s trademark fish ‘n’ chips, at Pajo’s at The Wharf or Dave’s Fish ‘n’ Chips on Moncton Street. Steveston blends the best of urban sophistication with rural charm. It is a mixed bag of small independent shops, trendy restaurants, bistros and coffee shops, all within about eight square blocks. The main drags, besides No. 1 Road, include Moncton and Bayview and several side streets as well.
With its waterfront location, proximity to good elementary and high schools, kilometers of dyke trails, plus amenities such as a library, community centre with children’s waterpark and Steveston Judo Club, sports fields and parks, Steveston attracts young and old. Hollywood has also discovered our village. If you are a fan of ABC’s hit television series, Once Upon a Time, you might just recognize The Steveston Cannery Café. Once an old bunk house for cannery workers in the late 19th century, it now stars as Granny’s Diner on the hit ABC television show. And during filming, the Steveston Post Office and Visitor’s Centre transforms into the Storybrooke Post Office and the Steveston Coffee Company changes it’s signage to Storybrooke Coffee Co. You might even be lucky enough to spot some of the show’s big stars like Ginnifer Goodwin (Snow White) and Robert Carlyle (Rumpelstiltskin). This historic village still retains a good portion of its history. Although most of the original buildings were destroyed in the fire of 1918, there are many left standing. The Steveston Museum used to be Steveston’s first bank in the 1890’s. Now it’s a museum, functioning post office and tourism centre. Located inside another of the surviving buildings, a red, brick structure on Moncton and 2nd Avenue, are two local gift shops: Pieces and Nikaido Gifts.

Many independent businesses thrive in this welcoming community
Whenever I’m on the quest for distinctive gifts, I shop regularly at Pieces Giftware, which is a treasure trove for home décor. Proprietor David Gordon has an eye for choosing unique, creative, vintage and rustic pieces of furniture. My favourite garden and gift store is Prickly Pear Garden Centre. Owners and fellow Stevestonites Brian Gilmore and Patti Maskall source out an amazing collection of wares and have stocked the store with hard-to-find and unusual items, as well as gifts that keep on blooming. For vintage finds, I’ve unearthed two newer boutiques - Lenny’s Vintage Vault and The Fab Pad. Housed in two heritage buildings on Moncton Street, they are separated by a beautifully restored
courtyard. The Vintage Vault specializes in clothing, purses, hats, accessories, and antique collectibles, while the Fab Pad offers restored mid century vintage furniture and decor. The different eras featured - primarily 1930s-1960s for the Vintage Vault, and 1950s to 1970s for the Fab Pad – compliment each other perfectly. When it comes to fashion, we have it here as well: for fashion-forward footwear, bags and clothing by some top designer labels, head over to Stepin’ Out Shoes & Accessories Boutique. When I’m looking for that “dress” I go to Violet Hill Clothing (think stylish and feminine), or Bon Retour Consignment Clothing for fabulous “gently-used” designer clothes and accessories. For culinary adventures there are more than 50 dining options to choose from. The Steveston Seafood House is a landmark fine dining restaurant that serves up succulent Oceanwise seafood; the Blue Canoe Waterfront Restaurant on the pier will remind you of a classic Hampton-style seaport cottage and its mouth-watering seafood make for a great dining experience; and for really good and well-priced Greek fare head over to Kisamos. Other food-lovers attractions include the landmark Steveston Bakery, a popular stop for many Vancouver cyclists; Heringers Olde Fashioned Quality Meats, a deli featuring an amazing selection of meats, artisan cheeses, pasta, condiments, homemade dips and much more; Tapenade Bistro, a Mediterranean-influenced restaurant famous for its JUNE 13 - 27, 2014 metro vancouver new Condo Guide 35

homemade gnocchi and fish dishes; and Papi’s Market, which serves Italian pastas, sauces and more. Some of the Lower Mainland’s best artisan pizzas are handcrafted right here Steveston Pizza’s owner Nader Hatami creates innovative pizzas such as his lobster, smoked black Alaskan Cod, BC smoked steelhead salmon, creme fraiche and Russian caviar for a cool $450. Or if you prefer a more reasonable priced but equally delicious pizza, may I suggest the “Margarite Two” for $20? Then head to Garry Point Park for a leisurely picnic. Bring a blanket and watch the boats sail by, or take in the multitude of kites flying high. Meanwhile, nothing tastes better than ice cream or frozen yogurt from Timothy’s Frozen Yogurt at Steveston Landing on those sweltering summer nights. If anyone is an ambassador for our village it’s certainly Jacinta Meehan. Having lived here since 1987, she has witnessed the village morph from a sleeping fishing village into: “into a groovy, happening urban Mecca which is dog, bike and kid friendly.” “It is truly is one of those rare places where everyone knows each other. It reminds my parents of the village they grew up in in Ireland,” she adds. Meehan’s favourite haunts include The Sweet Spots for patisseries, cakes and cookies; D Original Sausage Haus ND for homemade sausages, and for unique blends of tea it’s Nikaido Tea. Biking is a favourite pastime for local Stevestonites. Last summer, I was in the market for a cruiser bike and headed to Village Bikes. The owner, Brett Martyniuk, is a third generation Stevestonite. His parents used to own the Cannery Row Cafe back when village was still a bit of a Sleepy Hollow town. If you want to spend the day cycling through the village or along the waterfront, you can rent bikes for $10/hour or $30 for the day. Brett’s father, Ray Martyniuk, has also seen many changes over the last five decades. The proprietor of Steveston Water Taxi says probably the most significant change is the waterfront development. “About 30 years ago, nobody really wanted to live in Steveston because of the smell from BC Packers canneries, especially during the herring season,” he recalls. “In the beginning of the nineties, the plant shut down (after nearly 100 years of operation).” The closing of the canneries began a boom in residential development that continues to this day.
Single-family contemporary homes, townhomes and condos co-exist alongside charming character residences. The village has witnessed exploding growth in high-density condos, apartments and townhomes that lure young, urban, professional couples. Described as “Richmond’s Kitsilano”, homes in Steveston are half the price. With sweeping views of the Fraser River, the Gulf Islands and Shady Island, many people are attracted to life here — one that at times seems caught between its rich, sometimes bawdy past and its ever-evolving present. Waterfront condos and apartments along Andrews Road start at around $250,000, while a typical two-bedroom and den townhome in the heart of Steveston Village starts at just under $600,000. Steveston is still buzzing with construction. One of the newest is Oris’ The Pier at London Landing. The Pier’s smallest homes start from $389,900, with a larger, two-bedroom priced from $499,900. For those looking for a grandeur home with private two-car garage and rooftop deck, look to spend $759,900 and up. Another new development underway at the foot of No. 2 Road is Cape Construction’s Harbour Walk, which will include a collection of penthouses, condominiums and city homes. These start in the high $300,000s for a one-bedroom and den.

Dulce & Dean discover Bluetree Homes at Mackin Park Right location, right time // by susan m boyce
Dulce and Dean like to joke they’re in the middle of a six month “practice downsize.” And there’s no question they’re counting the days till they move into their brand new condo in Bluetree Homes at Mackin Park. The couple discovered Mackin Park’s presentation during a weekend drive along Austin Street in Coquitlam. When they walked into the display home, Dean looked at his wife and said simply, “I like this one.” Dulce’s laugh is filled with affection. “Of course he loved it. It feels good, and the finishing materials are great — especially in the kitchen.” She gives what looks remarkably like a conspiratorial wink. “Besides, I can read floorplans, so I knew which ones would work for us.”
Right Time The couple returned weekend after weekend, asking questions and considering costs and discussing which options contributed the most to their lifestyle. At last, construction reached a point where they were allowed to do a hardhat walk-through. “We toured the entire building and saw every unit that was available,” Dulce says. “Then we sat on the balcony in the one we wanted and just admired our peak-a-boo river view. I’m a short, small person and I was wearing the biggest safety boots and safety gear ever — it felt like I was playing dress up.”
Still, they knew they needed to sell their four-bedroom home in Maple Ridge before purchasing. A seeming impossible six days later, their house was sold, and the couple were looking for temporary digs until Mackin Park is ready for move in later this year. “This is going to be a wonderful move,” Dulce says. “Our house had a huge driveway, huge stairs, huge everything — it was just too much. Now we’ll have everything on one level — laundry, kitchen, bedroom, everything.” And after 30 years of dealing with an increasingly “horrible” commute, she can’t wait to be just over 15 minutes away from her office. Looking Ahead As they have with each of their previous homes, the first things Dulce and Dean will bring into their new home will be a cup of rice, a jar of salt and some sugar. “It’s a tradition that brings good luck because it means you’ll always have food,” she says. “For now, though, we drive by every week, watching how it’s coming along. And we’re keeping our fingers crossed that we’ll get to do another walk through soon.” For more information on Bluetree Homes at Mackin Park, visit bluetreehomes.ca/mackinpark.

REBGV Housing Report for May
Home buyer demand increases across Greater Vancouver AN INCREASE IN HOME BUYER DEMAND
put Greater Vancouver in the upper reaches of a balanced real estate market in May. The Real Estate Board of Greater Vancouver reports that residential property sales in Greater Vancouver reached 3,286 on the Multiple Listing Service® in May 2014. This represents a 14 per cent increase compared to the 2,882 sales recorded in May 2013, and an over seven per cent increase compared to the 3,050 sales in April 2014. Last month’s sales were six and a half per cent below the 10-year sales average for May of 3,514.
The sales-to-active-listings ratio currently sits at 20.4 per cent in Greater Vancouver, which is the first time that this measure has been above 20 per cent since June 2011. “Our MLS® statistics tell us that there’s more home buyer demand today than at any point over the last three years,” Ray Harris, REBGV president said. “With sales surpassing the 3,000 mark in May and our salesto-active-listing ratio exceeding 20 per cent, this is the most active marketplace we’ve seen since the spring of 2011,” New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,936 in May. This represents a five per cent increase compared to the 5,656 new listings in May 2013 and a 0.2 per cent decline from the 5,950 new listings in April. Last month’s new listing count was 2 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Greater Vancouver is 16,072, a 6.7 per cent decline compared to May 2013 and a 3.6 per cent increase compared to April 2014. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $624,000. This represents a 4.3 per cent increase compared to May 2013.
Last month’s sales were six and a half per cent below the 10-year sales average for May of 3,514. “Home prices have experienced consistent yet modest increases in our region since the beginning of 2013,” Harris said. Sales of detached properties in May 2014 reached 1,453, an increase of 19.9 per cent from the 1,212 detached sales recorded in May 2013, and a 23.1 per cent increase from the 1,180 units sold in May 2012. The benchmark price for detached properties increased 5.4 per cent from May 2013 to $966,500. Sales of apartment properties reached 1,286 in May 2014, an increase of 13.2 per cent compared to the 1,136 sales in May 2013, and an 11.2 per cent increase compared to the 1,156 sales in May 2012. The benchmark price of an apartment property increased 3.2 per cent from May 2013 to $377,500. Attached property sales in May 2014 totalled 547, a 2.4 per cent increase compared to the 534 sales in May 2013, and a 5.8 per cent increase over the 517 attached properties sold in May 2012. The benchmark price of an attached unit increased 3.1 per cent between May 2013 and 2014 to $469,100

T
here are many questions that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market? We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say it, the home you just purchased.
How to avoid “What if” and “I wish I never”
When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal. Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home is more expensive. Second, it’s further away. Third, it’s a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house – and we still consider it worth the trade-off – we can’t help but feel pangs of fear as we prepare for the big move. My husband is the worrier between the two of us, but admittedly, I am very reactive. When the world around me panics, I’m not far behind. So, I too have suffered some sleepless nights. How can you curb those “I wish I never...” and “What if...” thoughts? Here are three ways to stop buyer’s remorse dead in its tracks: Stop looking. You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal. Stop listening. You’ve made your buying decision based on your needs and wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. But does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it. Stop worrying. You’ve done your homework, haven’t you? You’ve scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals: realtor, home inspector, lawyer. What more could you have done? Buying a new home – especially for the first time – is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it. Nothing will ruin your homebuying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment.

Clean and simple with a Maple Ridge twist // By Janine Mackie

chef inspired: Lots of counter space and full-size highend appliances
ant your own home but think it’s out of reach? Turning local Maple Ridge renters into first-time buyers, “223 North meets a desperate need for upscale and affordable homes within walking distance of public transit,” says Joe Taylor, sales manager of this new six-storey condominium building in the downtown hub of 223rd St. and Lougheed Hwy. Move-in ready, the one- and two-bedroom homes are available from just $174,900 – a pretty price tag that has piqued the interest of homebuyers and investors alike. “The homes are larger on average than those in other cities, without giving up the high-end finishings like
rain showers, walk-in closets, full-size stainless steel appliances and quartz countertops,” says Taylor. See it, love it, own it! Homes sold quickly during the pre-sale event and the final homes ranging from 550 to 900 square feet won’t last long, says Taylor. “Now there’s that added advantage of seeing and touching the real thing, and moving in right now — no waiting!” Choose from three incentive packages: an AUTOMATION PACKAGE to enhance your condo’s audio experience, a FURNITURE PACKAGE, or ZERO DOWNPAYMENT PACKAGE. 223 North doesn’t miss a beat, including a prime location that sits in the centre of it all, “minutes from the West Coast Express yet close enough to spend the afternoon in Golden Ears Park.” With a “Walk Score” of 98 out of 100, this location is a walker’s paradise. A 12-minute stroll from home and you’re at the Port Haney Station, and whisked to Vancouver Waterfront Station in just under an hour. Beautiful parks are nearby as is the North St. Market for dinner fixings. A foodies delight, enjoy the culinary adventure of over 70 restaurants within a 15-minute walk from your front door! Beautifully designed and built to last Locally designed and built by Wayne Stephen Bissky Architecture and Tekton Project Management, 223 North has a distinctive 21st-century West Coast appearance with brick cladding and contemporary design inside with open-plan layouts, high-ceilings, wide plank laminate flooring and fresh-air balconies. Sales centre and display homes are open daily (except Thurs. and Fri.) at 22308 Lougheed Hwy. in Maple Ridge. For more information call 604.463.0588 or visit 223north.com.

Gen Y First Timers?
Millennials are getting into the market
›› 50% think that they did not get a great deal or got into the wrong product. ›› 56% feel they are lacking a good understanding of their mortgage options. ›› 66% found the mortgage process intimidating and confusing.
Kris Grasty is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.
Y
oung buyers today have a higher education and generally higher income levels than previous generations. That being said, studies are showing that a large group of these “Millennials” are lacking confidence when it comes time to choose the right home and the right mortgage. The bulk of clients at many ages still seek help to navigate the market and the many product offerings around them, so this is not just a generational problem. It is clear that the Millennials first-time home buyers want more and they want it now! In a 2013 CMHC survey of First Time Buyers, there is a large group who felt underserviced and overwhelmed with the Mortgage Process;
It is no surprise that this growing group of well-educated, income earning buyers is one of the largest growing users of the Mortgage Broker Channel. Mortgage Broker market share in Canada is just over 25 per cent, but with the first time home buyers, the Broker market share is over 40%! Now look up at the first set of stats again — there is a very close correlation between the numbers of satisfied clients and those serviced by Brokers. With over 80% having a postsecondary education and with the internet comfortably at their disposal, this generation is increasingly craving information from multiple sources while actively looking for a bargain. The internet provides access to the many lenders websites, rates and calculators but the specifics of each product are often elusive, and if found are seldom understood nor explained in great detail. This is where the Broker’s value shines. 80% of Millennials are focused on today’s best rate, yet many have not heard about large penalty calculations. 75 per cent are doing their own online research, 66 per cent of those are looking at up to six different lender sites. Today’s First Time Buyer is still considering their parents’ advice yet are
leaning more and more to a Mortgage Broker that will spend the time to educate them on multiple lenders and various terms or products. The prime advantage of a Mortgage Broker to Millennials is that a Licensed Broker has more education and qualifications than the average Mobile Bank Rep, but not only that, a Mortgage Broker is already prepared to compare the ins and outs of multiple lenders products at any time. The best advice I can offer any potential first time home buyer is talk to a Broker well in advance; ›› Start saving early for your down payment. ›› Use a budget to find wasted dollars that can quickly add up. ›› Talk to a Mortgage Broker even if you are two years out; a Broker will provide a realistic road map. ›› Prepare a list of questions; be sure to get them all answered by a licenced professional. Millennials, you are the generation that is anticipated to prop up our real estate market and our economy as the Baby Boomers retire and down size. You can, and we will help you.

Designer Advice
Off the wall // by Yanic Simard
Tom Haga Concrete Wall No.7
Generally thought of as a playful background to the
home’s interior, wallpaper has been around for many, many years — dating back to the 16th century, and today it is more popular than ever. Wallpaper can inject so much more personality into a space in the form of pattern, texture and colour, which you can’t always get with a paintbrush and roller.
Types of Wallpaper
Wallpaper is available in several different materials, each with its own characteristics. Vinyl The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. Embossed Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. Foils Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat walls with
no flaws or damage. Can be difficult to hang, though it is fairly easy to clean. Grass cloth Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove. Textile Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space. Flocks Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and aesthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang. Choosing the Right Pattern
If your furnishings and décor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in

the area then be sure to choose a harmonizing scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller. Where to Wallpaper
In the ‘70s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today that’s hardly the case, however if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom. Also, consider wallpapering the ceiling to create high impact and style.

Measuring for Wallpaper
Measure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. The experts where you’re buying the material should be able to assist in the calculations to be sure. Once you see what paper can do for your walls, you may instantly reach for the paste rather than a brush the next time you need to freshen up a room.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
