WILLIAM HELEN AT THE SHORE Close to it all

ight from day one, William and Helen’s homehunting strategy had a straightforward, unwavering focus: find a comfortable apartment on the North Shore so they would be closer to William’s work.

The couple had been searching, unsuccessfully, for several months — everything they saw was either too small, too pricy, or simply didn’t complement their lifestyle. Then they stumbled on The Shore’s presentation centre, and life took a new turn.

High on the list of winning wow factors is their home’s private rooftop deck. “Our apartment is about 1,000 sq. ft., but because our deck is close to 500, it’s going to be like having half as much space again,” William says. “We have a northwesterly view, so I’m sure we’ll be able to see the oceans as well as the mountains.”

perfect match. “We both like white especially for the kitchen, because then you can add colour with accent walls or accessories.” She laughs. “My favourite colour is bright yellow because it’s like sunshine. I’m definitely not a quiet kind of gal when it comes to colour.”

While William says he immediately liked the layout, he’s also looking forward to indulging in some of Adera’s many upgrades. “We still have a couple of months to decide exactly which ones we want, but for sure we’re going to get the frameless glass shower in the ensuite because it looks so elegant and doesn’t cost a lot. We’ll probably also get a hot tub on the rooftop deck.”

Still, it’s saying “bye bye” to the daily commute from Fort Langley that’s got William and Helen most excited.

“Moving to North Vancouver will take me off the road for a minimum of two and a half hours every day — more if there’s an accident anywhere on the freeway,” William says.

“And when we do want to go to downtown Vancouver, it’s only a 20-minute walk to the SeaBus.” “And no more tolls,” Helen says totally unable to suppress her enthusiasm. “We have four grandchildren in Maple Ridge and another four in Mission, so right now we’re using the Golden Ears Bridge as well as the Port Mann. That’s $430 a month we’ll be saving in tolls.”

here are oh, so many benefits of condominium living – but the one that often tops the lists of purchasers is having access to wonderful amenities in gorgeously landscaped buildings without having to take care of maintenance and repairs.

The time you would spend weeding the garden, raking leaves, shoveling snow and the like can be spent instead soaking in the whirlpool, swimming, watching the latest film in the on-site theatre, playing virtual golf, or engaging in any of the other activities available under your very own roof.

Remember, however, that over time, all residences require upkeep – and that’s where the condo maintenance fee comes in. Your monthly payment is critical to ensuring that your quality of life remains high. Funds must be in

place to handle arrangements for cleaning, upkeep and repairs of a condominium’s common areas. It’s important that you consider these fees fairly when you compare them to the expenses you’d incur in a lowrise home for similar services.

Take security, for example. Most condominiums today offer 24/7 concierge service, and these professionals require salaries. If you were to add a security system to a lowrise home, you would pay a monthly fee for monitoring. Keep in mind, too, that a substantial percentage of condo maintenance fees covers utilities such as hydro, gas and water, which you would pay for separately from your mortgage in a lowrise home. The great thing is that many condos today offer individual hydro and water metering per suite. Most buyers are happy to pay for what they use, and they appreciate the fact that if they are away for weeks or months, their hydro and water bills are low for those periods.

Looking at maintenance fees in the bigger picture, they also help to protect your real estate investment. Often, people forget that the ongoing cleaning and maintenance of things like elevators, the lobby and hallways is important. In addition, a portion of your maintenance fees goes toward the “reserve fund,” which remains on hand so that essential services can be paid for in the future. The condominium board administers the fund, which covers any unexpected repairs.

You may think you will not use a pool or another amenity, but your guests may be happy to indulge Now and then, we hear from potential purchasers that they resent having to pay maintenance fees that support a particular amenity they do not plan to use – most commonly, the swimming pool. You should know that the costs to maintain and service a pool and whirlpool are a very small portion of the annual condominium budget. You may think you will not use a pool or another amenity, but your guests may be happy to indulge.

The condo amenities also enhance the resale value of your suite in the future, and you never know – once you move in and see for yourself just how beautiful today’s amenities are, you may love the very things you thought you might not use!

As I so often say, amenities are an extension of your living space, and our condo developers are creating simply stunning areas where neighbours and friends can gather without ever leaving the building.

Again, it’s a matter of perspective. In a lowrise home, someone has to mow the lawn, weed the garden, and wash the outside windows. Hiring professionals to handle these chores costs money. Much of your condo maintenance fees go to items you would have to find the money for anyway. In the end, it’s so worth it to afford you luxury, convenience and free time.

n a recent discussion with a client, the question of “fixed” versus “variable” mortgages came up. She wanted to go with an “open variable” rate mortgage, which surprised me because they are often more expensive. When I asked why she wanted to pay more for the option of having her mortgage “open,” she replied, “Well, aren’t all variable-rate mortgages ‘open’?” I realized then that what was obvious to me isn’t necessarily so to everyone else. How many Canadians make the same mistake and end up paying a premium for a feature they’ll never take advantage of?

Most Canadians are not mortgage experts, and the various terms that bankers and brokers throw around can be confusing. Fixed, open, closed, variable – as if you’re supposed to understand everything and make a choice in five minutes on the biggest-ticket item you’re likely to ever commit to.

So, what are the terms and what do they mean? The two basic mortgage options are “fixed” and “variable.” A fixed-rate mortgage involves a specific interest rate over a fixed period of time, such as a one-, three- or five-year term. “Fixed” (also known as “long-term”) mortgages can have terms as long as 15 years. Generally speaking, the longer the term, the higher the rate. The idea is that you’re willing to pay a slightly higher rate today to have the security of knowing that the interest rate on your mortgage won’t change over the course of your term. For this reason, many first-time homebuyers or those on fixed incomes choose a five-year term to have the comfort of knowing exactly what their mortgage payments will be for the next five years. In exchange, they forego a potentially cheaper mortgage with less security. These long-term mortgages are “closed,” meaning you have a contractual obligation to the lender, and there will be a penalty to get out of this mortgage should you want to break your contract in the future.

The alternative to taking a fixed rate would be the “variable-rate” mortgage.

These are products that base their pricing off the bank prime rate. Most lenders today offer a discount off prime of roughly half of one per cent. Since the

Vancouverites hear all too often that this is a prohibitively expensive market to get into, and when the average price of a home is compared to the average income, it can certainly look discouraging. In his recent speech at the GVHBA Annual Election Meeting and Awards of Excellence, Bob Rennie, owner and founder of Rennie Marketing Systems, took a closer look at how first-time buyers are entering this market to deflate the naysayers.

Rennie suggests that there are more factors to be taken into consideration than the median price of a home and the average Vancouverite’s salary. Although the fact that 65 per cent of Vancouver’s population earns less than $50,000 has earned Vancouver what Rennie calls the “the undeserved title ‘the most expensive place to live on Earth,”’ he insists that this “would only be true if all of our real estate activity was based on income.” However, Rennie points out, “67 per cent of all home sales in the Greater Vancouver area are currently to existing homeowners, who rely on equity not income.”

For many first-time buyers, it takes two chequebooks to enter the market. According to Rennie, most “first-time buyers are able to come up with the income” — the first chequebook.

Where they run into difficulty is saving for a down payment, and this is where the second chequebook comes in: “often it’s mom and dad’s — or grandma and grandpa’s — chequebook that’s getting the first-time buyer into the market.”

He cites statistics to support his case: “Data I was given recently by RBC indicates that 47.5

Who’s buying?

The obvious question, which Rennie anticipates is, “Who’s buying the $88 billion? There will continue to be a substantial population increase, 23.88 per cent over the next 15 years. That’s 590,000 more people in Greater Vancouver.” This influx of people into Greater Vancouver stems in part from the natural increase in population of 11,000 per year (births minus deaths), and in part from the steady arrival of immigrants, a group that Rennie points out is set to “replace our aging population.

That,” he indicates, “is who’s buying.”

October housing starts 195,338 units in October compared to 191,557 in September, according to Canada Mortgage and Housing Corp. (CMHC).

The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts.

“The trend in total housing starts has gained momentum since July, which is in line with expectations that new construction would strengthen over the second half of 2013. Gains since July have been broad-based, reflecting increased activity in large and small urban centres, particularly in Ontario and, to some extent, in British Columbia. Housing starts remain on target with our projected total for 2013, which is expected to range between 179,300 and 190,600 units,” says Mathieu Laberge, deputy chief economist at CMHC. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market.

In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite volatile from one month to the next.

The standalone monthly SAAR was 198,282 units in October, an increase from 195,929 in September. The SAAR of urban starts was essentially unchanged at 177,434 units in October. Multiple urban starts registered a slight increase of 0.9 per cent to 115,011 units in October while the single urban starts segment saw a decrease of 1.7 per cent to 62,423 units.

In October, the SAAR of urban starts increased in Ontario while decreasing in British Columbia, Atlantic Canada, the Prairies, and Quebec.

Rural starts2 were estimated at a seasonally adjusted annual rate of 20,848 units.

DEVELOPMENT CHARGES That part you may know. But what you likely aren’t aware of is that these fees are rising exponentially, have been for years, and they’re occupying an increasingly high portion of new-home costs. And they’re passed right on to you, the homebuyer. ›› How much are we talking about?

In Metro Vancouver, the various government taxes, fees and levies range from 16 to 27 per cent of the cost of a new home, depending on the city and the type of housing, according to Robert de Wit, CEO of the Greater Vancouver Home Builders’ Association.

“It’s definitely a hot topic,” he says.

But this is not just a Vancouver problem.

In Toronto, City Council recently voted to increase Development Charges by 75 per cent, to almost $30,000 for a semi or single-detached home. It’s even worse in the Greater Toronto Area; a report from Altus Group, an economic consulting firm, estimates fees and charges collected by six GTA municipalities average out to about $116,200 on a new single-detached home, representing 22 per cent of the cost. For a new highrise, the fees average $64,000 – or 20 per cent.

In Ottawa, Development Charges and other government-imposed fees today account for about 23 per cent of the cost of a new home – or about $100,000 of a single-family home. Twenty-five years ago, the costs accounted for just three per cent.

Though the problem may differ slightly from one city and province to the next, with critics arguing the fee increases are largely arbitrary, the concern is universal: new-home buyers are picking up a disproportionate part of the tab for infrastructure development.

No, not just in your general preparedness for buying a home, but for an increasingly difficult – not to mention controversial – issue that’s costing you more money.

And you likely don’t even know it.

Development Charges. If you’re not familiar with the term, you likely will be soon, as it’s a contentious issue facing home builders – and therefore buyers – across the country.

Just what are Development Charges? In short, they are the fees applied by various levels of government when new homes are built, to pay for new infrastructure such as roads, transit and other necessities.

›› So, what can buyers or builders do about it?

“We’re actually working on a survey of the 21 municipalities of Metro to track DCs, community amenity charges and other policies that impact cost and timelines for new-home delivery,” de Wit told New Home Guide.

Consumers, surprisingly, have yet to take action, since, de Wit suspects, they haven’t caught on to the severity of the situation.

“But look for this to be an emerging issue, especially in our region as we move into municipal elections next fall.”

Indeed, as a prospective new-home buyer, you may not appreciate the importance of the Development Charges issue just yet. But if you or your family members are a few or even several months away from making a purchase, you may want to educate yourself on the matter, and ask prospective builders about it.

Otherwise, you may learn the hard way what many are already concerned about: if such fees are allowed to rise unchecked, new-home affordability will eventually be severely threatened.

And that will be a price that, ultimately, no one can afford to pay.

How to take finances from mine and yours to ours, at any age

First comes love, and then comes… a joint bank account.

Whether a couple is cohabitating in their 20s, getting married in their 30s or remarrying in their 60s, at some point in any serious relationship the conversation about joint finances will surface. Regardless of life stage, successfully integrating finances requires open and honest communication to determine how to best combine and plan for the future together.

According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan.

“A common first step in combining finances with a partner is a joint account for shared household expenses, and like other aspects of the relationship, communication is key to keeping things harmonious,” says Janice Farrell Jones, TD Canada Trust.

“It’s important that both parties have a clear understanding of household finances – from day to day spending to long-term savings and investments – and all aspects of each individuals finances ¬ from everyday banking to credit card management – to set the framework for a strong financial future together.”

TD Canada Trust provides some advice that may help in maintaining financial harmony when integrating finances with a partner at any life stage: The 20s: Combining finances is often a first for many couples in their 20s, whether it’s renting an apartment together or working to pay down existing student debt.

When and how to share money will always vary depending on an individual couple’s financial situation and relationship, but communication is always key.

“Start by discussing debt, saving, spending habits, financial goals, and credit history to determine if there is anything that may affect the ability to secure future loans together,” says Farrell Jones. “Next, work together to create a household budget that meets the needs of expense and debt management and has a little left over to put towards the collective financial goals.”

Paying down student debt and saving for a home in the future, for example, are common goals for many couples in their 20s. As with any financial goal, it’s important to discuss and align on key considerations like timing, affordability and overall expectations. In the case of home ownership, couples should also make sure they agree on whether they are buying for the long or short-term as it will have a financial impact down the road.

The 40s: Paying down debt, raising kids and saving for retirement – with many financial priorities, streamlining is essential for couples looking to combine their finances in their 40s.

“First and foremost, couples at this life-stage should focus on what will make life easier, financially, together,” says Farrell Jones. “Consider working with an expert to make sure each individual financial strategy aligns with the other to maximize savings potential and keep all of the household financial priorities on track. Couples can also further streamline by making savings automatic with pre-authorized transfers into a TFSA, RSP and a child’s RESP.” Some couples may choose to merge certain aspects of their finances, while retaining individual accounts for additional saving or discretionary spending. Whether a couple decides to combine everything, keep everything separate, or somewhere in the middle, it’s important that both parties are ultimately working towards the same financial goals.

The 60s: Likely, many couples in their 60s have a solid financial base, but with fewer peak income earning years remaining, it’s important to have a clear picture of what retirement looks like and what it will take, financially, to get there.

“Spending time with the grandkids will have a much different price tag than travelling the world, so alignment on the retirement vision is essential,” says Farrell Jones. “If there is not enough saved for the type of retirement a couple wants, they should work with an expert to help determine how much more needs to be saved and ensure each individual financial plan complements the other to maximize savings and investments.”

Whether married or common-law, couples should also ensure their retirement savings strategy takes advantage of spousal RSP contributions to help reach their retirement goals faster while lowering income taxes now and in retirement.

All-uminum you need // by Yanic Simard When debating between metals in interior design, people

usually focus on one iconic match-up: Silver vs. Gold. Stainless steel also gets a lot of attention for its popularity in modern appliances (and Modern-period furnishings), but one contemporary favourite has gone a little overlooked: aluminum.

Anodized (rust resistant) aluminum’s cool tones and light weight make it an excellent choice for a wide range of furnishings, from seating to lighting and everything in between. Since metals so easily mix with other materials, or each other, in both modern and traditional schemes, look no further than my list of aluminum treasures to give your home in the clouds a mineral infusion:

1 Turned Dining Table Crate and Barrel’s Mallorca table pairs metallic legs (in a turnery design reminiscent of hand carved wood) with a marble top — both materials are cool and sleek, but the aluminum draws out the silvery marble veining, making the stone the real star. Contrast this piece with traditional bentwood seats in an inky blue finish, or get playful and gather mismatched chairs using the same white and aluminum elements in different ways.

2 Mixed Material Consoles Designer Hilla Shamia’s cast stools start with the organic nature of raw wood, fusing it to a metal frame and celebrating the contrast between the two. Metal and wood is a timeless combination that balances traditional warmth with cool modern lines perfectly. Use a bench like this where you need flexible seating, and pull it up as a cocktail table when you’re having drinks for one.

3 Cool Cabinetry To achieve a

stunning yet accessible transitional look (and touch of sparkle) in the kitchen or bathroom, consider switching to cabinet doors with windowed fronts and aluminum trim.

It frames your dishes, glassware or wash towels like an art gallery display case, creating a dramatic statement but an airy atmosphere. Try Ikea’s various cabinet doors (such as the Lillangen) in this finish for a quick switch-out.

4 Metal Rocker The 1940’s classic 1006 chair (the Ten-oh-6,

by Emeco) was originally designed for hard wear: nicknamed the Navy chair, it was commissioned by the US government to withstand abuse from both the elements and sailors, but now is a favourite for modern and transitional dining spaces.

Philippe Starck’s Heritage Rocking Armchair updates this already contemporary-feeling staple with a rocking base for a softer look. Add either this or the original to virtually any room for an easy update (available at Klaus Nienkamper and hip boutiques) — having been born and raised French I never live anywhere without a rocking chair.

5 Traveller’s Trunks While browsing Bethelin.com

I also noticed luggage-like metal trunks which actually serve as chests of drawers or wardrobes, underscoring how beautifully aluminum pairs with natural materials like leather.

Use one or two tall pieces like this (stunning from all sides) like a wall to divide a large room into two zones, or define a dressing area.

6 Sturdy Stool Metal stools are a popular choice for bar

seating, even in private homes where the crowd of guests isn’t usually so rough. Always make sure however to measure your counter and stool for height: true bar stool seats (as opposed to counter seats), at around 30” tall, are only meant for higher bar counters starting at 40”. For a trendy and modern, winter-ready effect, drape a small faux sheepskin over each seat for some engaging contrast.

3 7 Working Classic The ageless Herman Miller desk chair

(available from dwr.com) is such a designer favourite I even have several in my design studio. The clean lines of the simple upholstery and gently rounded metal edges create a more elegant look than the overly technical-looking selections of many corporate executives (while still providing stylish comfort).

8 Task Lamp Also available from DWR (short for Design Within Reach), the Tolomeo desk light translates the look of rusty old work lamps into a sparkling, architectural form that gives you light just where you need it while celebrating the beauty of a very functional material. The design captures this so perfectly, in fact, that the light ironically won the Compasso d’Oro award in 1989 — also known as the Golden Compass.

Studio Swine’s Can City This project takes discarded aluminum cans (pulled from the streets of Sao Paolo), melts them down, and repurposes the raw materials to create artistic, handcrafted modern stools. It beautifies the world in two ways at once, and really goes to show: it’s time aluminum got the respect it deserves! Check out the project at: www.studioswine.com

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
