Buying a condo means making a lot of important decisions. And with all of the options in today’s market, the choices can be pretty overwhelming. Yet, thinking very clearly about the kind of home you’d like to buy is of the utmost importance. To get you ruminating about it, the Canadian Mortgage and Housing Corp. has some good questions on its website (cmhc.ca). These will help you get a better picture of the condo you’d like to buy. For instance: SIZE How many bedrooms and bathrooms do you need? Do you need space for a home office? What kind of parking facilities do you require?

FEATURES Do you want air conditioning? Do you want storage or hobby space? Is a fireplace or a swimming pool high on your list? LIFESTYLE/STAGES Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life?

While you may not get every little thing you want in your new condo, make sure you do get what you need. And ensure your home is flexible enough to change with your requirements in the future.

fReSh And livelY, with a quintessential joie de vivre, Mid Main is a neighbourhood like no other. Here, antique and vintage clothing stores rub shoulders with 21st century furniture designers and award-winning eateries. Everyday objects like mailboxes or fence posts are often cleverly transformed into playful works of art and even a stroll through the local grocery store is a celebration of Mid Main’s much-loved ethnic diversity. And now here’s the best part. Bluetree Homes is coming to the ’hood. Introducing Bluetree Homes on Main Street — 39 apartment homes with contemporary style, outgoing attitude, and an authentic connection to the existing community at Main and King Ed.

hoMe FoR liVinG Stepping into the Bluetree Home Store, I experience one of those “aha” moments that comes from the combination of forward thinking design and a sense of pure welcome. Floorplans and images are suspended along a red brick feature wall made of the same brick that will eventually clad the building — a sneak peek, in other words. There’s a scale model where I can see the ingenious pop-up roofline that gives the southeast corner suite a soaring 13-ft. ceiling as well as the fact this building will have some truly dazzling decks and balconies. “The building design has allowed us to create some extraordinary outdoor living spaces,” says Yosh Kasahara, general manager of sales and marketing. “Even the smallest homes come with a balcony large enough for a barbecue as well as a table and a couple of chairs.” Still, it’s the kitchen vignette at the far end that absolutely sings to me. “We built this kitchen for the buyer who loves to cook and entertain,” Yosh says. No kidding. Huge centre island with integrated microwave, separate chimney hood fan,

“I love this neighbourhood so much, I decided to buy here myself.” YoSh KaSahaRa GM Sales and Marketing, Bluetree homes

and full 36-inch wide fridge with water and ice dispenser — this beauty has it all. “Every design decision is made with livability in mind and as a response to what our buyers tell us is important to them,” Yosh continues. “For example, every home comes with one or two secure parking stalls — a feature that’s getting increasingly rare. Yes, our buyers tend to like riding their bikes or taking transit because it’s so convenient, but they’ve also told us they still need a place for their car.” And here’s a cool bonus — or perhaps more accurately, a hot bonus — one I haven’t seen in an apartment building before. In addition to the car wash area in the back lane, the parkade has a Dog Wash Station with shower wand plus hot and cold running water. So after those muddy afternoons in the park, you can wash off your four-footed friend’s paws in comfort — no need to track all that dirt through your home.” Now that’s smart planning. nov 30 - dec 14, 2012 MeTRo vAncouveR neW condo guide 17

The Great Debate: Buy or Rent?

Q&A with Hani Lammam // by susan m boyce

1

2

It’s the great housing debate: whether it’s smarter to buy or rent the place you call home. While for most people, owning is the ultimate goal and dream, the financial obligations can seem daunting — especially for first time buyers. In this issue, New Condo Guide caught up with Hani Lammam, vice president of Cressey Developments, to get his take on this important decision. Q It’s well known that Metro Vancouver is one of Canada’s priciest areas when it comes to real estate. Which side do you take in the debate on home ownership versus renting? A In the long run, history has clearly demonstrated that owning a home is advantageous. And I’m a firm believer it’s important to get your foot in the door as early as you can. To purchase my own first home, I had to use my RSPs and borrow from my parents, but I’ve benefited from the growth in equity every time I’ve moved since. Q There’s a perception a mortgage is far more expensive than paying rent. Is this accurate? A First of all, it’s important to ensure you’re making a fair comparison. Let’s start with the example of a $400,000, one-bedroom at Meccanica in Southeast False Creek. With a 25 per cent down payment, your monthly mortgage based on a five-year term, three per cent interest, and a 25-year amortization would be approximately $1900 per month. If you

Meccanica’s design is a sophisticate blend of industrial heritage, contemporary minimalism, and sheer zest for life inspired by Intermeccanica’s handcrafted replica 1950s-era Porsches.

rented a similar suite in James just down the street, you’d probably be paying $1,700 per month to rent. So, while you could undoubtedly rent a basement suite in a less desirable neighbourhood for less, in this case you could argue that, yes, you’re paying about $200 more each month in order to buy. That said, however, you also need to remember when you’re renting, you’re actually spending every penny of that monthly expenditure. On the other hand, with a mortgage, part of each month’s payment goes to reducing your principal — so it’s like putting money into your own savings account rather than someone else’s. Q Wouldn’t it be simpler to just put the money into a savings account or other secure investment? a The real beauty of real estate is that leverages your return on investment. Let’s go back to the $400,000 apartment. A 25 per cent down payment would equate to an actual investment of $100,000. Now let’s suppose the value of your property escalates by just five per cent — $20,000 in other words. If you’d invested your original $100,000 into stocks, they would have had to appreciate by 20 per cent to get the same return — and that’s hard to do.

4

Hani Lammam, vice president of Cressey Developments.

Plus, you can’t lose sight of the fact people will always need a roof over their heads. So the choice becomes whether you want to give yourself the investment return or give it to your landlord. Q What’s your advice to people, especially first-time buyers, who really want to get into the market but are concerned about the stories suggesting the market is about to tank? a Buy a home you’d be happy to live in for five years and one that doesn’t over-extend your budget. Sure, economists love to make predictions, but it’s really not very complicated. Historically, over the past 10 to 15 years, prices in the Vancouver region have not been subject to huge market fluctuations. Yes, there have been a few times when prices have decreased dramatically, but it’s really more like a six or seven month blip before prices recover. For me, there’s nothing worse than seeing people sit on the sidelines, trying to second guess the market while their money languishes in a low interest bank account or, worse yet, under their mattress. Find a good product, from a quality builder, in a good neighbourhood, then make the decision and don’t hesitate.

home for the holidays Your colour choice may be influenced by your interior door hardware, or some other feature in your home. If you have brass hardware, then gold may work for you. If you’re a brushed nickel or chrome kind of person, then silver may work better. For antique oil-rubbed bronze hardware, you may want to go with the red or burgundy velvet. Regardless, start with a colour scheme. This will keep you on track when you are out shopping – and we all like to shop! You will stick to your colours – if you are in the gold camp you will pass on the silver garland, even though it is on sale. Another tried-and-true shopping rule is this: just because it’s on sale does not mean it’s a good deal. If it doesn’t work in your home, it’s not a deal. “Stylish” means that the items you choose blend in with your existing home and don’t look out of place or cluttered. A stylish holiday home may mean relocating some accessories and putting them away over the festive season. Replace the accessories you put away with the new, wonderfully themed decorative items you have purchased.

Founder and President of Segreti Design, Interior Designer Heather Segreti has more than 22 years of experience. Working with both commercial and residential clients, she brings innovative design ideas to each one of her projects. For more information, visit Heather online at segretidesign.com

Try this:

» Glass vases filled with silver and white ornaments can replace your year-round dining room centrepiece. » Wonderful silver candlesticks on the mantel with aromatic cedar garland can replace your everyday mantel décor. » “Real” cedar and pine decorative garland to line the mantel, dining table or stair banister is always a classic choice and looks good in any type of home. (I am a fan of the real thing when it comes to greenery, however there are many good replicas on the market.)

T

he movie is a classic, but you do not want your home to evoke The Nightmare Before Christmas, so start with a theme and build on it every year. This is cost effective and it works! This way, when you buy new items each year, they will fit in with your overall motif. People run into problems when they continually purchase new decorative items each year and then end up with a house full of goods, none of which work together. So, a plan is your best friend. Examine the style of your home. Is it traditional, contemporary, or something in between? Then, choose your colour palette. It may be silver, gold, red and gold, or any festive combination that gets you in the spirit.

“Stylish” means that the items you choose blend in with your existing home and don’t look out of place or cluttered. A stylish holiday home may mean relocating some accessories and putting them away over the festive season. More mantel tips:

Fireplaces are so much fun to decorate during the holidays. This is where you can create a real focal point in your room. First, clear out your existing mantel décor so you have a clean slate to work with. I would start with some fresh

greenery in keeping with the holiday spirit: cedar or pine would be nice. If you can add lights and plug in discretely then go ahead. If not, opt for the battery-operated lights – you don’t want to see any wires hanging down. Next, take some decorative ribbon that matches your décor and wind it loosely through the garland. Add candles, pinecones and glass ornaments to finish off the garland. Remember to stick with your theme and coordinate the mantel with your tree or your banister. The mantle is a place where you can add those very special home décor pieces that may be a little more fragile. You may even consider adding a star-burst decorative mirror over the mantel in place of your year-round décor. The hearth is another place that will require some attention. Consider a nativity scene or tall standing figures such as angels or a snowman. Just remember not to clutter things up too much. The key is to remove your year-round décor and replace it with your favorite Christmas pieces. It gets very busy when you try to squeeze your everyday items and your holiday pieces together. nov 30 - dec 14, 2012 metro vancouver new Condo Guide 37

Get a Pre-Construction Deal “Panorama Ridge is a neighbourhood where there’s so much happening and so much available for families,” Jeanette says. “There’s the YMCA just down the road, schools at all levels, shops, restaurants, easy access to transit and transportation routes. ow well under construction in Surrey’s Panorama Ridge neighbourhood, Latitude is about to change the way you think about single-level living. And it’s going to be change that will get you excited. Live Life Large First of all, think big — really big. “These homes are all two- or three-bedroom with floorplans ranging from 840 to almost 1,050 sq. ft.,” says Jeanette Chaput, Porte’s director of sales and marketing. “So you’ve got lots of space to grow into if you’re just starting a family, and lots of space for your family treasures if you’re downsizing.” Unique Design Balconies and yards are also large, but Jeanette says the feature that makes Latitude truly unique is the use of open corridors fronting onto a massive, private park running through the centre of the building. “Not only is this a great looking design, but it means every home has windows, front and back — end homes have windows on three sides. You get tons of natural light all year round, and in summer you don’t need fans or air conditioning to keep cool because there’s always great cross ventilation.”

“Every home has windows, front and back.” Jeanette Chaput

But she adds that until now there’s been virtually nothing new available in the condo market. “So this is a fantastic opportunity to own one of the very rare, brand new condominium homes in Panorama and own it at precompletion pricing. Plus, for the next four buyers, we’re even including the net GST — meaning a good deal just got even better.” And here’s more good news, Latitude is on schedule to complete in spring 2013 — meaning you could be well settled into your new home in plenty of time to enjoy summer barbecues and perhaps growing your own salad fixings in one of Latitude’s community garden plots. Latitude offers a total of 52 two- and three-bedroom condominium homes starting from just $269,900. The presentation centre is now open noon to 5 p.m. Saturday through Wednesday (closed Thursday/Friday) at 14358 – 60th Ave. in Surrey. PURCHASING POINTS

BUYING A CONDO

who you need on your team WHEN YOU BUY A CONDO, YOU’RE NOT JUST buying a place to live. You’re becoming part of a community. Canada Mortgage and Housing Corp. (CMHC) recommends that you get some expert advice to help you navigate through the process: REAL ESTATE AGENT A real estate agent who specializes in condominiums can save you time, energy and help you make an offer once you’ve found the condo that’s right for you. Make sure you’re clear about who’s paying their commission and what your obligations will be once you’ve signed any agreement. Be specific about the type, features, location and price. REAL ESTATE LAWYER A lawyer who is knowledgeable about condominiums can protect your legal interests, explain all the documentation and review the purchase and sale agreements. Your lawyer will determine whether or not there are any legal actions pending against the condominium. If your offer is accepted, he or she will also be responsible for many of the closing arrangements. HOME INSPECTOR A qualified home inspector will go through the condominium unit and common elements and perform a comprehensive visual inspection. The inspector will determine the components that are not performing properly as well

as items that are beyond their useful life or are unsafe, and identify areas where repairs may be needed or where there may have been problems in the past. FINANCIAL INSTITUTION Your financial adviser can help customize a mortgage to suit your financial goals and ensure you can afford your monthly mortgage payments. CMHC’s online interactive guide, Homebuying Step-by-Step available at cmhc.ca, can help you determine what price range you should be looking at and how much you can really afford. For a free copy of the Condominium Buyers’ Guide or other fact sheets, call CMHC at 1.800.668.2642 or visit cmhc. ca. For more than 60 years, CMHC has been Canada’s national housing agency and a source of objective, reliable housing expertise.

s the year draws to a close, many people are wondering what can be expected in the year ahead for Metro Vancouver’s real estate market. Throughout 2012 we’ve seen the conditions shift from a seller’s market, to a balanced market, to more of a buyer’s market. So what can we expect for 2013? The strength of the real estate market is closely linked to the overall economy and, as we know, we have some good fundamentals working in our favour. For 2013, Western Canada is expected to dominate growth compared to other provincial forecasts (RBC Economics Research, 2012). The stabilization of the European financial markets, predicted Chinese reacceleration and a strengthening U.S. economy will all assist in increasing the strength of the global economy as well as our local market. Real GDP is expected to grow in 2013 for British Columbia, with the job market showing further improvement due to decreasing unemployment, and new major capital projects with Seaspan Marine and Rio Tinto Alcan beginning next year. Increasing strength in the economy leads to increasing consumer confidence as well, and retail sales are at their highest levels in the last two years. With inflation and interest rates predicted to remain low for the

With prices expected to remain relatively flat or with nominal increases, there’s ample opportunity for many to enter one of North America’s strongest real estate markets

Throughout 2012 we’ve seen the conditions shift from a seller’s market, to a balanced market, to more of a buyer’s market immediate future, this means the borrowing costs associated with housing are also expected to remain low and therefore there are many exciting opportunities for homebuyers in the short- to mid-term. Net migration is an important factor to consider in the Lower Mainland as well when analyzing the real estate market. Housing starts and increasing net migration will continue to be a factor that drives the Lower Mainland real estate market due to the highly livable nature of the region. When we look at the statistics from 2011, the overall the number of home sales is recently down just over 15 per cent and the average price is down about two per cent but still more than 10 per cent higher on a three- and five-year comparison. With sales to active listings ratios increasing to about 11 per cent, homebuyers have the luxury of making thoughtful purchasing decisions. This is great news for homebuyers as this means more product choice, and flexible offerings. With prices expected to remain relatively flat or with nominal increases, there’s ample opportunity for many to enter one of North America’s strongest real estate markets. According to CMHC, Canada’s new home market is expected to be quite stable with no major shifts in early 2013. Sales are expected to increase due to less upward pressure on pricing, with prices expected to hold stable. Based on the real estate cycles of recent years and our positive fundamentals, I anticipate now is a good time to buy with prices likely to end up higher in a year from now in most multifamily markets than today. Some great new communities are expected to be available in the spring, so review your financing options with your preferred financial institution today and be in a position to make an offer as soon as you find the home that best suits your needs. wowing buyers of all ages right from day one. “The Trilogy Club is going to become the heart of this community — a social hub where owners can kick back and relax with neighbours in a casual setting or host larger gatherings for friends and family, a place they can share with the people who matter most in their lives.”

“There’s a whole new vibe of excitement developing.” Margot Jay

eady, set, go. Elements in Langley is now officially “home” for some of the buyers who first fell in love with this New York-inspired condominium community. “Phase one is complete and people are starting to move in, so there’s a whole new vibe of excitement developing,” says sales manager Margot Jay. But here’s the part she’s really excited about. “We’ve now got a display suite open in the building — which means people can experience Elements in real life. The presentation centre display home is gorgeous and a great introduction, but nothing compares with being able to walk into an actual suite that’s filled with natural light and see the actual view you’ll wake up to every morning.” Get Fit, Get Connected

When Elements’ second phase completes next summer, there’s going to be more good news. “This building will introduce the Trilogy Club, our spectacular amenity building,” Margot explains. At almost 8,000 sq. ft., it’s a feature that’s been

Among it’s many features, the Trilogy Club will boast a fully equipped fitness centre, New York-style lounge with billiards, library, big-screen media room, plus a chef’s demo kitchen. “And because we kept our focus on low-maintenance amenities that appeal to all ages, our strata fees are much lower than developments with the pools, hot tubs, and saunas most people typically think they love but don’t really use on a day-to-day basis,” Margot says. Opulent Living

Inspired by the perfect proportions of sacred geometry as well as the precious metals found in nature — gold, silver, and bronze — Elements is unabashedly opulent in outlook. Each lobby is luxurious and unique, a statement of your good taste. Individual suites boast open floorplans with a sense of easy-going flow and interconnectivity. “All this, and you’re still just 66 steps to shopping, restaurants and services,” Margot adds. The Elements presentation centre and three display homes are open noon to 5 p.m. daily except Fridays at 20211 – 66th Ave. in Langley. Priced from the $160’s (net HST included). FINANCES

When living together

MEANS LIVING BETTER ARE YOU THINKING ABOUT MOVING IN TOGETHER? This decision might be an

opportunity to improve your financial situation by combining your income and expenses and doing some long-term planning.

ADVANTAGES OF A RELATIONSHIP Being a couple is bound to have an impact on your

income and expenses. Living under the same roof is much less expensive than living alone. You can save a great deal on the costs of electricity, heating, telephone, Internet, groceries and automobiles – not to mention, rent. HAVE A FRANK DISCUSSION Before you combine your finances, it is important to talk to your future spouse to get a better idea of your spending habits, income, debts and savings. Discuss the possibility of opening joint accounts (chequing or savings) to cover your essential household expenses or to save money. You might also choose to keep a personal account for your other expenses. Whatever choices you make, you should agree on how your joint accounts are to be used, and the amounts you will each deposit in them. Also take the time to assess your banking habits and make sure that you have the bank accounts that meet your needs. It could help you save money.

SEEK A BALANCED APPROACH Once you have agreed on the lifestyle you would like to have, you can draw up your budget to obtain an overview of your total income, your essential and non-essential expenses and your ability to save. You may not particularly enjoy drawing up a budget, but simply setting objectives, such as purchasing a house or condo and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it.

More information about how to draw up a budget and choose a suitable bank account is available online on the Financial Consumer Agency of Canada (FCAC) website, fcac.gc.ca. You can also follow @FCACan on Twitter and on YouTube. NC

condo poll

Canadians don’t mind paying for the perks of

condo living Attracted to the urban lifestyle,

three-quarters of Canadian condo buyers say condo maintenance/strata fees are worth the extra monthly expense to enjoy the benefits of living in a condominium. The TD Canada Trust 2012 Condo Poll surveyed urban Canadians who recently bought or intend to buy a condo and found they are drawn to condos because they require less maintenance (60 per cent), are more affordable (45 per cent), and offer more amenities (25 per cent) than a house. “Managing your housing expenses is about prioritizing your needs and budgeting accordingly. It’s clear that the convenience of condo living is important to many Canadians, and they are willing to pay the monthly fees that come with owning a condo,” says Farhaneh Haque, director of mortgage advice, TD Canada Trust. The poll found that one-third of condo buyers (35 per cent) are willing to pay up to $200 per month in condo fees, 44 per cent would pay up to $400 and 17 per cent would pay up to $800. Across all cities, Torontonians are willing to pay the highest fees; 38 per cent are willing to pay more than $400 and 16 per cent more than $600. Even though they’ve set these limits, many condo buyers understand that monthly fees can increase at any time and have a plan: 29 per cent have a buffer in their budget and 34 per cent say they could cut back in the event of an increase.

“The possibility of a fee increase can be a little unnerving,” says Haque. “While there’s no way to ‘lock-in’ to a monthly fee like you can with a mortgage, you can prepare for a fee increase by building a buffer into your monthly housing budget, as some Canadians have wisely done. That way if fees go up, it won’t be a major shock to your cash flow. If they don’t increase, you have extra money to put aside in savings or towards your mortgage.” According to the poll, condo buyers think the most important features when deciding on a condo to buy are: » Good building security (94 per cent) and low fees (94 per cent) » Energy-efficient building features (92 per cent) and attractive interior design (92 per cent) » A balcony (90 per cent) » Parking for their car (87 per cent) » Close to public transit (84 per cent) Women are more likely than men to look for a building with a balcony (92 per cent versus 87 per cent of men) and environmentally-friendly features (86 per cent versus 79 per cent of men), while men are more likely to say finding a brand new condo – not a resale (56 per cent versus 46 per cent of women) – is important to them. Many condo buyers see condos as an affordable alternative to renting: 29 per cent say owning a condo is cheaper than paying rent. But, one-quarter say paying condo fees still feels like paying rent so

they are saving up to buy another place where they won’t pay monthly fees. Almost one-third of condo buyers say the main reason for their condo purchase is that it is a good investment. Recent housing forecasts do not seem to have fazed most Canadians. Only one-third of the general Canadian population say recent forecasts have made them less likely to buy a condo. “Recent housing forecasts have predicted that an over-supply of condos will cause a drop in prices. How this affects your decision to purchase a condo comes down to your goals at that time,” says Haque. “If you are buying a condo and see it as a source of rental income that you’ll move into when you are ready to downsize, this drop in value will likely not have a big effect. On the other hand, if you see a condo purchase as a way to build equity as you save up to buy a home, you need to consider the potential effect of a decreased price when you sell on the money you will have towards a down payment on a house.” Of those who are buying condos that will not be their primary residence, 46 per cent think they are a good investment to buy and sell at a profit when prices have gone up. Almost an equal number see them as a long-term source of rental income, and 38 per cent see them as a source of rental income for now that they will move into later..

quick tips

// by hellen buttigieg

Take time for yourself » Live in the moment We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, and the beauty of a table set with care. You’ll feel less frazzled and more peaceful. » L et go of the “shoulds” The next time you catch yourself thinking “I should...” or “I have to...” find a way to make the task more enjoyable and replace the “should” with “like to,” “want to” or “could.” Re-framing your thoughts puts you in control because you are doing the task out of desire, not criticism. » Tie up loose ends Devote one hour a week to tying up loose ends. These little “to-dos” take little time to complete and yet, left undone, eat away at you. »M ake bill paying easier Paying bills can be time consuming and hard to keep track of, especially if they are due at various times throughout the month. Call your creditors and change the due dates on your monthly bills so they fall on the same day. » Create kits to make life easier Items that are used together should be stored together. Imagine how much easier it will be to wrap gifts when your gift

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
