Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers. First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.
VANCOUVER’S BIG ISSUE: AFFORDABILITY

12 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
We’ve all heard it a thousand times: Vancouver is the most expensive city for real estate in North America. Though that is the truth according to some measures, Bob Rennie points out that if you remove the top third most expensive residences, the average price for a condo or townhome drops dramatically. So if you’re in the market for a $10 million dollar home, there’s lots of those, but if you’re looking for a one- or twobedroom condo in the city, it’s not so out of reach. One thing that is increasing affordability is increasing density. Both in the city and in the surrounding municipalities developers are offering more housing options at more price points than ever before, meaning that there’s something for every budget. Previously under-appreciated neighbourhoods all over the Lower Mainland are getting new life as well, thanks to an influx of new building and the attendant increase in population, and this is great news for local businesses and communities. Inside this issue, learn more about developers’ committment to improving community amenities, thereby improving the lives of both existing residents and newcomers to the area in a strategy urban planners are calling “revitalization without displacement”. Don’t buy into the hype: look around and you can find the home that fits your lifestyle and your budget.

Now this is one well-tuned kitchen. European cabinetry by Friul Intagli open from linear grooves, recessed into the matte white lacquered panels. The textured stainless steel counter seamlessly dips into a weld-on sink, centered below a wall-mounted kitchen faucet with a swivel spout. Not to mention the high-performance German appliances, flush-mounted and integrated to be visually clutter-free. Every form and function accentuates a minimal simplicity. It’s unexpected for downtown living, and what I love about Addition.

COVER STORY
ADDITION
DOWNTOWN LIVING REDEFINED // BY SUSAN M BOYCE PSSST… HEAR THAT BUZZ? It’s the sound
of something new, fresh, and distinctly dynamic coming to downtown Vancouver. The name is Addition, the look is eyecatching — an intriguing modernization of the historic brick of the Murray Hotel next door accented by pure 21st Century glass and steel façades with playful pop-outs that give a sense of movement and life. The interior style? Well the word spectacular comes to mind… but that’s still a bit of an understatement. This is downtown living with an edgy new
sense of cosmopolitan sophistication — definitely a space best appreciated in real life. I can’t wait to take a closer look. Smart spaces
“It’s no secret that one way to create more affordable downtown real estate is to make homes more compact— but that absolutely doesn’t mean buyers should have to compromise on flexibility and functionality,” says Edwin Liang, director at Kenstone Properties and the driving force behind this 20-storey residential tower.
16 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
And at Addition they don’t. The display home is a showstopper with a lineal kitchen designed around custom, white matte Friul Intagli cabinetry from Italy and one of the swivel wall-mount faucets I’ve long admired for their sheer elegant simplicity. Then there’s the countertop —a textured stainless steel that’s unlike anything I’ve seen before. As Edwin tells me it’s the first time this material has been used anywhere in BC, I give in to the urge to run my fingers over the surface. Somehow it feels soft yet no-nonsense all
at once. Best of all, it’s scratch resistant, super hygienic, and won’t stain even if I spill red wine on it — which is inevitable in any kitchen I cook in. On my right, I spot two full-height pocket doors leading to the bedroom. To my surprise, even though these are definitely what I’d call industrial-grade in weight, they’re so well balanced all it takes is a soft touch and they slide invisibly away. A TV is suspended in the centre wall meaning I can see it from everywhere in the main living area — kitchen, dining table, even the area just beyond that’s marked as a balcony but I already know is enclosed bonus space on many plans. “And if you like watching movies in bed, all you need to do is pull the cabling through to the other side,” Edwin says. Smart thinking. The bedroom itself maximizes the use of space with built-in, full-height cabinetry on either side of the bed. Like the media wall ad kitchen cabinetry, these are white matte Friul Intagli and, in a stroke of genius, incorporate two recessed book nooks with lighting and even a USB plug — perfect if you’re a midnight reader. On my way out, I spot yet interesting departure from what I typically see in apartment show suites — something I’d missed before. Addition’s storage room is decked out for real storage rather than as a den/office, pantry, or linen closet. “Because we’re so confident our space is flexible enough for owners to find real space for working, we left this room to act the way it was originally intended,” Edwin explains. Love your ’hood
Although I’ve long been a fan of this new neighbourhood, Edwin and I
pause to compare a few notes about the area’s many amenities. In no time we’ve agreed that everything — the Granville Entertainment District, Orpheum Theatre, shopping on Robson Street, the Seawall, AquaBus to Granville Island, Sunset Beach, even BC Place — is within an easy 10-minute walk. And living here, my membership to the Vancouver Art Gallery would certainly get way more use than it currently does. “Even though this is such a central location, it’s a surprisingly low-key neighbourhood,” Edwin notes. “It’s tree-lined, there’s the bike lanes right outside, and there’s no immediate retail or nightlife to interrupt your sleep.” A cool way to stay warm
Before I leave, Edwin shares one final detail for anyone who’s looking for new ways to live a more eco-friendly lifestyle. “Designed specifically for Addition and manufactured by Jaga in Belgium, our heating/cooling system is ultra-efficient and even looks good with removable brushed aluminum grills and galvanized steel casing custom coated to match interiors. It also incorporates occupancy detecting thermostats so when you’re not home, the system automatically powers down. And with this system’s advanced metering technology, you pay for only the energy you actually use in your suite.” Addition offers 164 city homes priced from $349,900. Presentation centre and display home are now open noon to 5 p.m. daily except Fridays on Hornby at Helmcken in downtown Vancouver. For more information visit additionliving. com or call 604.620.6692. NORTHWEST
Grand opening Nov. 22nd //BY SUSAN M BOYCE
It’s one of Vancouver’s hottest new neighbourhoods. Connected, convenient and contemporary, the area surrounding Cambie and Marine is poised to become a new commercial hub, and Northwest, which is launching sales Nov. 22nd, will put you right in the heart of everything that makes this neighbourhood so desirable. “This location is amazing,” says Nick Belmar, Onni’s vice president of sales. “There’s an energy, a vibe already developing. And it’s just going to get better over time as all the amenities like Cineplex Odeon, Osaka Supermarket and Shoppers Drug Mart start to open.” A surprise for many, he adds, will be Northwest’s views. “Many homes will have excellent views along the Cambie Corridor to the North Shore Mountains or west to the Gulf Islands.” Bonus. Connected to everywhere
As more and more Vancouverites embrace the one-car or even no-car lifestyle, Northwest’s proximity to transit is another reason Nick anticipates these two towers will attract lots of attention from savvy buyers. “You’re 15 minutes from downtown, four or five to Queen Elizabeth Park, two or three to golf at Langara or shopping at Oakridge,” he says. “And when you want to get to the airport, transit will get you there in about half the time it would take you to just find parking if you drove your car. The value of being right across the street from the Canada Line Marine Drive Station is something people really understand and appreciate.” Prefer getting around on two-wheels and some pedal power? Northwest is at the centre of cycling routes in every direction — including the pedestrian/cycle bridge to Richmond just a couple of blocks away. 18 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
Westside’s best value
“Northwest will raise the bar for value and quality to reflect the fact that these buildings have a Westside address,” Nick says. Integrated appliances, wood cabinetry, marble flooring and accents, double-nosed counters and sleek roller blinds are just some of the details buyers can expect. “Northwest will also be the only new project in this neighbourhood that has a standard high-efficiency heating and cooling system in every home,” he adds. “Plus, we’ll be building to LEED Gold certification standards.” In other words, your home won’t just look good, it will be easy on the environment too.
the area for many years but now want the convenience of a lock’n’go condominium lifestyle. We expect our grand opening to be very busy.” GRAND OPENING NOV. 22ND Don’t miss the highly anticipated grand opening on Saturday, Nov. 22nd. Presentation centre is located at 8151 Cambie Street in Vancouver, and open daily noon-6pm (except fridays). Call 604.325.5151 for more information or visit onni.com.
Building a community
Northwest will be comprised of two concrete towers offering one-three bedroom homes from 435-1,135 sq. ft. There will also be an amenity centre with fitness centre, party room, podium level roof deck, and 24-hour concierge. Northwest will also be home to a 10,000-square-foot, stand alone daycare that Onni will donate back to the City of Vancouver. “It’s been a few years since anything new has come to market in this area, so people have been waiting for this eagerly,” Nick says. “With our range of floor plans and quality finishings, Northwest is going to fit the bill for a diverse range of buyers — first time homeowners looking for an affordable price point, investors and people who’ve lived in

ife events can trigger the search for a new home which can often mean needing to relocate. Whatever your motivation to move, choosing a new neighbourhood is as important as choosing a new home. Here are some things to look for when researching unfamiliar areas: MASTERPLANNED COMMUNITIES:
For many, living in a brand new master planned community literally means a new beginning. Usually, you and your neighbours are all moving in at the same time and there is a shared excitement as you create a new community together. River District
How important is a convenient location to you? Are you going to have to drive to every destination or can you easily walk to the grocery store, medical offices, restaurants, schools and parks? Can you commute to work easily from this new neighbourhood? PROPERTY TAXES:
Property taxes can be easily overlooked when calculating what you can afford in a home. But the annual taxes can make or break the affordability of an area — especially if you fall in love with a home at the top of your budget. Property taxes are based on the value of the home but the rates that are charged for services vary from city to city. ACTIVITIES AND AMENITIES:
Does this new neighborhood have everything you’re looking for to suit your lifestyle? A young single person with a dog might want a dog park or bike trails within walking distance, plus an active nightlife scene close by. Retired couples and families with children will appreciate a nearby community centre and library. No one neighbourhood will be able to offer

everything, but just make sure the amenities most important to you are convenient. These are just some of the things to think about when looking for a new neighbourhoood. You will also want to research the quality of schools, community events, crime rates and transit infrastructure. The most important piece of advice is to simply spend time in each neighbourhood over a couple of weekends. Get out of your car, sit at a café or do your weekly grocery shopping and chat to the locals. You’ll quickly have a good feel for if is this is a place you’ll want to call home.

alloween may be over, but if you’re getting into the real estate market this fall, now’s not the time to get spooked by the latest headlines and market predictions. My family recently went through the exciting and nerve-racking experience of selling and buying a home. Luckily, my aches and pains of hosting open houses were short-lived. So was the sweet relief of seeing that Sold sign on the front lawn, soon replaced by fears of buying the right home that met our must-have list – budget and timing included. In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me to take the reverse route and buy first. “It’s a sellers’ market,” he said. “Selling won’t be the problem, it’s buying that you should be more concerned about.” Well, the agent was right on one count – our house sold in a matter of days.
by headlines and market predictions
But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages simultaneously, or settling for less than list price on our home in the interest of a quick sale, were certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. This approach gave us the security of knowing exactly how much equity we had to put toward our new house, and eased any fears of getting stuck paying two mortgages. To us, this peace of mind was worth the risk of possible bidding wars and being beaten out by a bigger, better offer. In fact, we almost expected that scenario. After all, it is a sellers’ market, right? While it’s a good idea to pay attention to the headlines and all the accompanying advice – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. Experts guess at where the market is going based on trends and actual data. But while the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Then factor in your own individual circumstances – family, job, finances. Your guess as to what the housing market holds in your specific situation is very possibly better than anyone’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while you search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should you buy now, or wait until this feverish frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about
Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts your own circumstances and plan your future based on your personal facts. Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being scared off by that recent real estate report you read about, or that story you saw on the news. The key message? Buy when you’re ready for the market, not when the market is ready for you.

DESIGNER ADVICE
THE ART OF ART // BY YANIC SIMARD // PHOTOS BY TED YARWOOD
FRESHLY PAINTED WALLS ARE BEAUTIFUL, but hanging artwork truly takes the look of your space up a notch. It’s like the icing on the cake – it’s plain and bare without it. Choosing artwork can be a big challenge if you don’t have any idea of what you want, so I’ve assembled some tips that you might find helpful.
Do your homework
I would highly suggest taking some time to do a little background research on the different styles and artists that are out there. The more knowledgeable you are, the better you’ll feel when making your purchase. If you go into the whole experience blind, you might come out of it wondering if you made the right choices.
34 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
Photography versus painted
You really can’t compare photography and painting – choosing which one suits you is more of a personal preference, though you can definitely mix both in your interior setting. If you’re planning to do more of a grouping or gallery style, I would suggest sticking to one type. Stay open minded
When you’re buying art, try not to have anything particular in mind besides the size you need and possibly the colour scheme. There are two schools of thought around art and colour schemes – either that you want it to blend or you don’t (which is another personal preference). The only thing you don’t want
NOVEMBER 14 - 28, 2014 METRO VANCOUVER NEW CONDO GUIDE 35
is for the piece to look forced, because then it will look awkward in the space. Most of the time, you’ll go into a gallery thinking you want one thing and spend time searching for it, but in the end you’ll actually leave with the complete opposite. Look local & abroad
If you’re trying to find something with a story behind it, do a quick search of local artists/ photographers; if you go on vacation, do the same thing before you leave. Connecting with the individual who created the art and hearing the history behind it first-hand is a really cool experience. My design firm, Toronto Interior Design Group, recently had a piece of artwork commissioned by the exceptional Canadian artist Tony Koukos. I had something specific in mind, and the piece turned out just as beautifully and perfectly as I had imagined. Our clients absolutely love it, especially because of the story behind it. Artwork is always a conversation piece, and looking both locally and abroad will help make it even more of one. A feel-good investment
If you leave the shop with a smile on your face, feeling happy about what you purchased, whether or not you purchased a piece from a world-renown artist shouldn’t matter. Hanging the art
There is as much of an art to hanging the art as the art itself. You want to make sure that the height you hang it at is just right, to avoid creating unnecessary and irritating-to-the-eyes holes in the walls. The general rule of thumb is to have the centre of the artwork (or the grouping of artwork) at eye level. If it’s meant to be viewed while seated, it should be hung at the eye level you have when you’re sitting down. Framed or unframed?
We all know that framing can cost a fortune – and can sometimes take away from the artwork itself. The idea behind framing is that you want to enhance the beauty of the piece. You might want to try hanging it without a frame first – to decide if it even needs one, or to help decide on what type/scale/finish of frame to go with. When it is within its surroundings, it’s easier to determine what to do with it. 36 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014

NOVELLA
Be a part of the story //BY JANINE MACKIE

ou don’t have to be a literary genius to hang your hat at Novella. Sure the one, two and three-bedroom floor plans are cleverly named after noteworthy writers like Atwood, Hemingway and Dickens, but the real genius behind this concrete mid-rise built for discerning buyers is its plot. “The details are what we feel set us apart.” says John Ritchie, president and owner of Springbank Properties. “Rooms that actually fit furniture. Smart storage solutions. Efficiency in the way buyers are going to move about their home. Kitchens that are not only beautiful, but functional and provide enough storage to accommodate the lifestyle buyers are looking for.”
WALK THIS WAY: 5 minute stroll to new Evergreen SkyTrain Station
The setting in West Coquitlam – one of the Lower Mainland’s dynamic and growing transit neighbourhoods, offers homeowners just the right blend of urban convenience and suburban calm. Walk to Burquitlam Park for a game of tennis, head downtown on the new Skytrain or enjoy the 44 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
convenience of neighbourhood grocery stores. The time seems ripe to invest in this burgeoning neighbourhood. “We were the first developer to build in this community. We did so because we were impressed with its potential,” says Ritchie. “We like that the neighbourhood plan includes a wide variety of housing and is close to the core where our buyers will be able to walk to all of the shops, restaurants and community services but also located on a quiet, residential street where relaxing evening strolls through the neighbourhood are still possible.” Novella is in every sense a boutique development. Rising seven storeys above street level, it incorporates concrete, glass and stone elements in its design. The landscaped entrance, beautiful greenway and communal courtyard all serve to enhance the experience of living at Novella. COOK WITH THE BEST: Bertazzoni and Fisher & Paykel appliances
High-end penthouse-quality finishes dress the homes from the ground floor all the way to the seventh floor. Bertazonni gas ranges and Fisher & Paykel counter depth fridges are among a few of the bespoke appliances to keep an eye out for. All great masterpieces take time to be well crafted – Novella’s expected completion date is fall 2016. Register today at novella.ca for an opportunity to tour the display home at 3355 North Road or call 604-563-5777.

During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order
et’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families. One of the most common questions we get is how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: keeping the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. Another thing to remember is that most of these television sets are mounted on wall brackets, and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner and printer cables into the same box. When these items all arrive together at your new digs, you’ll be very glad you did!

onlY 16 HomES REmAin Reap the rewards of investing into the Burquitlam corridor. Located just a few blocks from the future Burquitlam SkyTrain station, it’s no secret that this area is expected to follow in the same price trends as Metrotown and Brentwood. Since the opening of the Millennium line in 2002, housing prices have doubled in these areas*! You don’t want to miss out on an opportunity like this. Invest into your future with a home that’s central, stylish and smart. Prices and incentives are subject to change or be withdrawn without notice. Data is derived from MLS and reflects the average price of condominiums within .5KM of the two selected SkyTrain stations. See a sales representative for details. E.&O.E. PEOPLE ARE OFTEN SURPRISED BY SPRING’S PROXIMITY TO AMENITIES LIKE SCHOOLS, PARKS, AND TRANSIT. CHARMAINE BETCHER
SPRING ON KELLY Port Coquitlam Opportunity
i
// BY SUSAN M BOYCE
f you’re thinking location, location, location, here’s a news flash you’re going to want to follow up. Spring on Kelly is officially open in the heart of one of my favourite neighbourhoods, Port Coquitlam. There’s a charm to this community, a friendly outgoing ambiance that perfectly blends traditional, old world charm with the sophistication of contemporary design. You could say it’s the best of all worlds. Close to What Counts “People are often surprised by Spring’s proximity to amenities like schools, parks, and transit,” says project marketer Charmaine Betcher. “But really, it’s easy getting everywhere — even downtown Vancouver because you’re barely four blocks from the West Coast Express and a couple of blocks from a bus stop.” She doesn’t have to add that you can be on Highway 1 in about 15 minutes or take Barnet Highway — a scenic alternative. I confess I’ve also had a longstanding love affair with PoCo’s easy access to the Traboulay Trail, a 25-kilometre loop that’s great for biking or walking. And after all that exercise, why not celebrate with friends at one of the many local eateries? Earl’s, Samz Neighbourhood Pub, Me’n’Ed’s pizza — the choices are mouthwatering and diverse.
they’re all going to want to check out your new digs, right? Stain- and scratch-resistant quartz counters, dramatic tile backsplash, stainless steel appliances and massive centre islands sure to become a social hub — these culinary centres are all about intelligent design and good looks. “Decks and balconies are extra large because here on the West Coast, we love spending time outdoors,” Charmaine adds. “Plus, with a choice of mountain or park views, it’s like you’ve just extended your living space into nature. And you should see the sunsets from some of these homes.” Be Home for the Holidays And here’s one final enticement. Every home at Spring on Kelly is move-in ready. That’s right, you could be settled into your new home in the time to celebrate the upcoming holiday season — one call to the moving company is all it takes. Starting November 1st, the Spring on Kelly presentation centre and two brand new display homes will be open noon to 5 p.m. daily except Fridays at 2214 Kelly Avenue. One-bedroom and den as well as two-bedroom homes

IN THE NEWS
REBGV
Metro Vancouver home sales above average in October HOME SALES IN THE METRO VANCOUVER* housing market continue to outpace long-term averages for this time of year. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 3,057 on the Multiple Listing Service® (MLS®) in October 2014. This represents a 14.9 per cent increase compared to the 2,661 sales in October 2013, and a 4.6 per cent increase over the 2,922 sales in September 2014. Last month’s sales were 16.6 per cent above the 10-year sales average for October. “We’ve seen strong and consistent demand from home buyers in Metro Vancouver throughout this year. This has led to steady increases in home prices of between four and eight per cent depending on the property,” said REBGV president Ray Harris. New listings for detached, attached and apartment properties in Metro Vancouver totalled 4,487 in October. This represents a four per cent increase compared to the 4,315 new listings in October 2013 and a 14.7 per cent decline from the 5,259 new listings in September. 60 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 13,851, a 9.2 per cent decline compared to October 2013 and a 6.6 per cent decrease compared to September 2014. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $637,000. This represents a six per cent increase compared to October 2013. “Detached homes continue to increase in price more than condominium and townhome properties. This is largely a function of supply and demand as the supply of condominium and townhome properties are more abundant than detached homes in our region,” Harris said. Sales of detached properties in October 2014 reached 1,271, an increase of 19.1 per cent from the 1,067 detached sales recorded in October 2013, and a 60.9 per cent increase from the 790 units sold in October 2012. The benchmark price for detached properties increased 7.9 per cent from October 2013 to $995,100. Sales of apartment properties reached 1,268 in October 2014, an increase of 15.5 per cent compared to the 1,098 sales in October 2013, and a 57.9 per cent increase compared to the 803 sales in October 2012. The benchmark price of an apartment property increased four per cent from October 2013 to $380,200. Attached property sales in October 2014 totalled 518, a 4.4 per cent increase compared to the 496 sales in October 2013, and an 53.3 per cent increase over the 338 attached properties sold in October 2012. The benchmark price of an attached unit increased 4.7 per cent between October 2013 and 2014 to $479,500.

REVITALIZATION
VS.
GENTRIFICATION
How Lower Mainland developers and governments are managing urban change // BY STEPHANIE MACDONALD ALEXANDRIA, MACHU PICCHU, AND
were all the homes of mighty empires once and are relegated to history now. Vancouver is one of the most desirable places in the world to live, but cities are not static places, in fact they are very similar to natural organisms; they grow, they sometimes shrink, they are in a constant cycle which is dependent on many factors: external, political, environmental, economic and social. Most modern cities are fortunately unlikely to be burned to the ground by foreign invaders, but they can still decline and fall, as has happened to Detroit, Michigan. BABYLON
Fortunately, Metro Vancouver hasn’t even come close to reaching its metropolitan potential, but that doesn’t mean we’re not subject to the ebb and flow of urban decay and renewal. Sometimes this renewal is called “revitalization,” sometimes it’s called “gentrification”. Whether you’re revitalizing or gentrifying depends on whom you ask. Gentrification was originally meant to explain the return of the “gentry” to the inner city. It has recently become a pejorative, implying the forced relocation of lower-income urbanites to accommodate the desires of wealthier
70 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
newcomers who desire an edgy or bohemian lifestyle. Gentrification clearly exacerbates homelessness and poverty for vulnerable communities, as we saw in the Downtown East Side of Vancouver after Expo 86 when many of the rooming houses and SRO hotels were converted to tourist accommodation. But with a growing population and rising real estate prices for working people and families, there must be some balance of the needs of everyone. We value the well-being of all Vancouver’s inhabitants, not just the wealthy ones, and it takes strong leadership and cooperation at the civic

and developer level to create a city where low-income residents are included and working people can afford to live as well. In the 1970’s, the developers of Granville Island and the surrounding area did a great job of mixing belowmarket co-op family housing, market condominiums, light industry, arts and cultural venues and retail, resulting in a vibrant neighbourhood that remains so today. However, they were converting an industrial area worth very little, as opposed to the sky-high property values we now face. So what is happening to ensure Metro Vancouver grows in an inclusive and intelligent way that allows for thriving residents (of all classes), businesses and culture? Brent Todarian, the former Vancouver City Chief Planner explained that when considering new civic policies, “There are reasonable levels of gentrification, where it can be strategically managed. There is such a thing as ‘revitalization without displacement.’” Policies that require the developing company to invest significant resources into facilities or housing for existing communities are one way to do this. Says Salient Group’s Robert Fung, “By taking responsibility for part of the civic infrastructure, the development community has been key to building a livable city.” “Whether it’s in the form of a tower in Surrey City Centre or a
By taking responsibility for part of the civic infrastructure, the development community has been key to building a livable city. heritage revitalization project in Chinatown”, says Gavin Duffus, Policy and Communications Specialist at the Urban Development Institute, “the goal of new development throughout Metro Vancouver is to build inclusive communities with a diversity of housing options. Local governments are working with developers to ensure that with new construction comes amenities that can be enjoyed by both existing residents and newcomers. Parks, community centres, daycares, and public art are examples of developer-funded amenities that enrich neighborhoods through densification”. In Vancouver, you can’t really talk about revitalization without mentioning Robert Fung and Salient Group. Famous for rebuilding some of Gastown’s most iconic buildings, including Paris Block and Terminus, Fung explains that revitalizing without displacement “is
core to our corporate values”. When Fung began his mission to bring the life back to Vancouver’s historic birthplace over 15 years ago, he wasn’t displacing anyone, as the buildings had been vacant and dilapidated for years. At the same time, young entrepreneurs like Sean Heather began their fledgling businesses, like The Irish Heather, in the area. Small projects like these brought interest to the neglected neighbourhood, and paved the way for larger developments like the Woodward’s Building, which provided 125 units of social housing, 45 units of affordable family housing along with 500 market-priced condos and retail spaces. Developers working on large housing projects in this neighbourhood must set aside 20 per cent of units as social housing, a move which may be expanded throughout more of the city, including Chinatown. It’s not a perfect solution for current residents of the DTES, as gentrification of businesses aimed at the new owners often neglects the needs of lowerincome residents. However, homes there cost much less, even for marketpriced units, than you could find in Downtown, Yaletown and the West Side of Vancouver, and many times less than the cost of a house. This gives the opportunity for working class, younger people and young families to afford to buy their own home and get into the

Salient Group’s Paris Block was one of the first new buildings to capitalize on the historic charm of Gastown. Once all alone, it’s now surrounded by funky and inviting shops, eateries and services.
property market. “Each development has a diverse range of housing options and affordability, from studios to penthouses and options in between”, says Fung. “The larger the project the more diverse it is.” “Like Yaletown and Coal Harbour that came before it”, says Ben Smith, vice president of Rennie Marketing Systems, “emerging neighbourhoods provide the opportunity for home buyers to get into a home they can afford with the confidence that many new amenities are on the horizon. For Strathcona Village, a new grocery store has just opened, much neighbouring development is planned, the amenities of Commercial Drive, Chinatown, Railtown and Gastown surround it, so there is much there now and much hope for the future”. Moving outward from the city core, there are many ways to improve existing neighbourhoods, by adding new housing where there was none before. New buildings like Midtown at the bottom of Fraser Street on Broadway are breathing life into a long-
ignored section of East Van. “Midtown is a great example of a contextual neighbourhood project”, says PortLiving CEO Tobi Reyes, “clearly within the East Broadway plan, and with the involvement of the community. The project provides for low-rise residences and retail space accessible to the various members of the market, and helps to revitalize an area that hasn’t seen any recent development.” Bringing new people in can give a real boost to existing businesses and can be the impetus to open new businesses. And sometimes the answer lies in developing new areas. Jeanette Chaput, Director of marketing and sales for Porte development Company says, “Surrey is the fastest growing city in BC, with 1,200 people moving there every month. Everyone needs a place to live and with affordability always the topic of conversation in the Lower Mainland we feel our 200 homes at Verve have made a significant impact with helping people become homeowners.”
72 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
Though still active in the Gastown area, Salient Group is now bringing their rejuvenating talents to another historical Lower Mainland area: New Westminster, which is reclaiming its former glory days as the capital of the province, one building at a time. “The development community has been key in building out communities throughout the Lower Mainland,” explains Fung. “Trapp + Holbrook is in another location with similar qualities to Gastown, and is bringing the vibrancy back into the exciting core of downtown New West.” Daniel Boffo, from Boffo Developments sums up the developer mindset in Metro Vancouver by saying, “We hope to help re-define the definition of a “home”; one that expands past four walls and into the greater community, where diverse groups of people and creative retail and local businesses become a teaching mechanism for inclusion, empathy and social responsibility for future generations.”

INVESTOR ADVICE
Higher learning:
// BY ANDREW LA FLEUR
IS 50 THAT MUCH BETTER THAN 10?
W
hen investing in a pre-construction condo, a question that always comes up is: “Is it better to buy on a lower floor and pay a lower price, or to buy on a higher floor but pay a higher price?”
Background
Andrew la Fleur is an award-winning realtor with Re/Max. Andrew’s expertise is in helping investors make money in the Toronto condo market. Visit TrueCondos.com/ NewCondoGuide for a free gift. Contact Andrew at 416.371.2333 or andrew@truecondos.com

When selling a building in the pre-construction phase, every developer will have a base price for a particular unit, then charge what is known as a “floor premium” as you ascend the building. Floor premiums in most Toronto condos are $1,000 per floor up. Custom analysis by Urbanation
I am a subscriber to Urbanation. I pay thousands of dollars per year to get access to data on the condo market that I can’t get anywhere else. Why do I pay money for numbers when 99.9 per cent of all other realtors would not pay for this information? (Urbanation’s primary clients are developers and enterprise customers.) Because when it comes to condo investing, knowledge is power. So, I asked my friend, Shaun Hildebrand at Urbanation, to run some analyses relating to this floor premium. Shaun looked at Burano by Lanterra Developments (at 832 Bay St., 50 storeys), which had a large number of leases. Instead of showing what you will be able to resell your unit for if you pay an extra $1,000 per floor for it, we were able to show how much more you will be able to rent your unit for if you buy on a higher floor. I took a few insights from this data: INSIGHT #1: HIGHER FLOORS YIELD HIGHER RENTS
The numbers for Burano show that as you go up in the building and pay more for the privilege, you will earn higher rents. This is very important because some investors still believe that they will not get higher rents if they buy on a higher floor and they will use this as a reason to only “buy low.” INSIGHT #2: HIGHER IS BETTER
Think of it like this: for a median floor premium of $8.33 per floor per month, that works out to $100 per year. An extra $100 per year on a $1,000 initial investment means you are getting a 10-per-cent cap rate, which is very good. Thus, the higher floor is better.
78 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
What the data does not tell you...
INSIGHT #3: THREE BEDROOMS GET THE HIGHEST FLOOR PREMIUM
The largest floor premiums were for the three-bedroom units, with average rents higher by $54 per month, or $648 per year, for every floor up they went. If buyers paid only $1,000 more per floor, then that works out to an astonishing 64.8-percent cap rate! Why are renters willing to pay such high premiums for these three-bedroom units? My theory is that if you are already shelling out $3,000 or more per month for rent, then what’s another $200 to $300 per month for an outstanding view? INSIGHT #4: RENTERS WILL PAY A PREMIUM FOR PREMIUM VIEWS
Here’s an example: a 445-sq.-ft. unit faces south, while the 491-sq.-ft. unit faces north. Even though the average rental price for both units does not show much difference, the average floor premium for the south-facing unit is about twice that of the north-facing unit ($16 per floor versus $8). How I interpret this is that the highest floors of the south-facing unit command such a huge premium over the lower floors, that it brings the average rental premium per floor up. On the other hand, for the north-facing units, renters will not pay as much of a premium to go up very high. The reason for this is that the views to the south on high floors are spectacular toward the lake and the CN Tower, whereas the views to the north don’t really improve much as you ascend the tower. So if it comes down to paying a large floor premium for buying a northfacing or south-facing unit, you are better to go with the south-facing unit (assuming the view facing south is highly preferred to the north view in the building you are considering).
While these findings are interesting, they are only one data set from one building, and it’s only for rental rates. So, take this all with a grain of salt. I consider this strong anecdotal evidence to support buying on higher floors over lower floors, but it’s not an empirical study by any means. Unfortunately the bigger question remains: what will buyers on the resale market pay for a higher floor versus a lower floor? For example, if you buy on the 50th floor, and you pay a $40,000 premium to do so, will you get at least $40,000 more when you resell than if you bought on the 10th floor? Another thing these calculations do not take into account are increased property taxes for going up higher in a building (purchase price is higher) or increased mortgage payments for going up higher.

HOMEBUYERS’ HELP
// BY MARNIE BENNETT
TOP 10 MISTAKES
first-time homebuyers make, and how to avoid them
Marnie Bennett is the number one Realtor worldwide for Keller Williams Realty Inc., and is in the top one per cent of North America’s realtors. She is a broker with KWVIP Realty and team leader of Bennett Real Estate Professionals. Contact mbennett@bennettpros. com for a free copy of 10 Deadly Mistakes Buyers Make When Purchasing a Home. bennettpros.com
B
uying a new home is one of the most significant decisions of your life. Be properly educated and make all the right moves to ensure your home is both a comfortable place to live and a great investment for the future. Here is a list of the 10 most common mistakes to avoid:
1. Failing to use a trusted adviser
A home is the greatest asset of your life, so you need to ensure you have done the proper homework. It is critical that you work with a professional such as a trusted real estate representative and lawyer. Make sure your real estate professional is dedicated to the job full time, and that they know exactly what you’re looking for in your top neighbourhood – not their’s. Work with someone who gets you the best price and a hassle-free experience.
2. Wasting time by looking at homes you can’t afford
Most buyers don’t know what they can afford. It is critical that you know both your credit rating and how much of a mortgage you qualify for before you begin shopping for a home. Get a full mortgage pre-approval from your bank or broker, which is a commitment from the lender that states the purchase price and your interest rate – guaranteed for a specific amount of time, usually 90 to 120 days. When buying a brand new build, you will need a capped rate up to 18 months to accommodate the construction period. With this approval in hand, you can then concentrate on looking at condos you know you qualify for. 3. Buying the wrong home
The first thing prospective buyers should do is make a list of priorities and outline the “must-haves” and your “wish list.” Determine the desired housing style, number
84 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
This is a complex and often-intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars.
of bedrooms, bathrooms, neighbourhood, parking and proximity to work or public transportation. There are so many choices, so be clear and concise, and stick to your budget. 4. Trying to save money by not hiring a professional home inspector
A home inspection can help distinguish a home that is a money pit from one that is a gem. Even buyers of brand new homes can benefit from a home inspection.
9. Failing to understand the differences between buying a new home and a resale home
5. Not revisiting your target neighbourhood a few times
It is critical that you view the home at different times of the day and at night. You want to ensure you made the right decision on your neighbourhood of choice – and potentially your new neighbours. 6. Giving in to fear
Yes, buying a home is a scary thing and you may not feel certain you’ve found the right place. Should you buy now? Will prices fall? Will you receive any incentives? Should you keep looking? Remember, when you’re renting you are making someone else rich and not building equity in your own home. When you become a homeowner, you have a fixed asset and you’re on your way to financial freedom. Do your homework and be ready to make the decision when you find the perfect home for you. Have confidence. 7. Not being prepared for closing costs
The down payment is one thing, but there are other closing costs such as lawyer fees, land transfer taxes, utilities, insurance and others, so be prepared. You may also be eligible for government programs such as the Home Buyers’ Tax Credit and Home Buyers’ Plan, so do your research and know what your total costs will be. 8. Not understanding your mortgage
This is a complex and often-intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars. Key factors are your
interest rate and amortization, but also find out what your payment privileges are, whether the mortgage is portable, your down payment requirement, insurance needs, if the mortgage is open, closed, variable or fixed. Understand the terms and what they mean for you.
Resale and new homes each have their own advantages and disadvantages. Make a list and compare them. For example, with a new home you have choices such as style, finishes and the suite’s location in the building – and everything is new. But you also may face construction delays, which could impact your finances or current living arrangements. With resale, what you see is what you get. Figure out which scenario is best for you. 10. Being ill-prepared for moving day
It is important to establish a list of priorities and ensure you have contacted the utility companies, secured proper insurance, booked movers, rerouted your mail and finalized all financing. If you do all your homework and you’re well prepared, moving day can be the start of one of the greatest experiences of your life.

JUNE AND DICK AT KENSINGTON Right Neighbourhood, Right Home // BY SUSAN M BOYCE

JUNE AND DICK HAVE A SPECIAL APPRECIATION OF SUNSETS.
Confirmed aficionados of touring in their motor home, they’ve seen the sun go down over landscapes throughout North America. But they can’t wait for late fall this year, because that’s when they’ll be able to watch sunsets from their new condominium at Kensington. “We love to see that open sky, and at 5:00 in the afternoon there’s always such a wonderful brightness to it,” June says describing their northwest view. Careful Consideration For June and Dick, the decision to move from their Murrayville rancher was all about finding a condominium home that fit their lifestyle and personality — no matter how long it took them to discover the right one. “We probably looked at every apartment being built in Langley or White Rock,” Dick says. “This is just the right size for us, and it’s one of the only places we saw where we can pull up close enough to make loading the motor home easy.” Then he laughs and gives a mischievous wink. “We’re also right around the corner from our bank, and if we run out of wine, there’s a huge wine store just down the road.” Yet another bonus, Dick says, was Kensington’s guest suite. “We have five grandkids and six great grandchildren, so it will definitely come in handy when they visit.” 88 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
Value was the final deciding element in their purchase equation. “Quality for the price,” Dick explains. “We were one of the first buyers so we were able to get exactly the suite we wanted — a top floor, two-bedroom and den with a wrap around balcony that will be very comfortable for relax and when we want to barbeque.” Looking Ahead Until moving day, June and Dick are comfortable in their motor home, a space they share with Truman, their 14-year-old Miniature Pinscher. “It’s a bit cramped, but we’re warm and dry,” June admits. “And when we do get to get moved in, it will feel like a palace.” She adds they’re both looking forward hiring a decorator to help create a new look for their new space. “We’ve given away most of our furniture, so hiring a professional will be an indulgence.” Suddenly, she laughs and there’s a mischievous twinkle in her eye. “But the first thing we’ll probably do on moving day is have a glass of champagne to celebrate.” And hopefully, there will be a stellar sunset to watch as well. Kensington is located at 20678 Willoughby Town Centre Drive in Langley. For more information visit liveatkensington.ca.

YOU LOVE THE CONDO, SEE WHAT YOU CAN AFFORD! Calculate your mortgage payments using the mortgage payment calculation chart

EXAMPLE: 5%

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
102 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 14 - 28, 2014
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

AN UNEXPECTED ADDITION TO DOWNTOWN LIVING

Mabel and I work hard and play harder. But at home, we enjoy relaxing to our heating and cooling system. Connected to advanced metering technology and occupancy-detecting thermostats, these ultra efficient radiators deliver complete climatic control. So that we can help our environment, and pay for only the energy we use. Plus, it’s incredibly sleek. Encased in easy-to-remove aluminum grills and durable steel, powder-coated to match the interiors, this system exemplifies design with precision. It’s unexpected for downtown living, and what we love about Addition.
