WHAT RULES YOUR CONDO CHOICE?

New-home buyers are often driven by different influences, but there’s no doubt that lifestyle is an increasingly important factor. Whether you’re considering a downtown highrise, a townhome near the beach or a residential and recreational retreat in a golf course community, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is often the answer, although many homeowners living in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home afterwards. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and your lifestyle. There’s lots in store in the pages that follow, from our Condo Profile features to the latest industry news, and everything you need to know about buying and owning a new home. Let us know what you think of this issue, we’d love to hear from you!

ON THE NEW CONDO MARKET?

Good for you!

So you’re on the market for a new condo? Well, there are some of the advantages to buying new, such as:

›› New Home Warranty New-home warranties usually cover defects in

DIANE DUFLOT

EDITOR

Wall2Wall Media Diane.Duflot@wall2wallmedia.com Follow me on Twitter at Twitter.com/DianeDuflotW2W

materials and construction, and coverage may extend to major structural defects and building code violations. ›› Low maintenance Your strata fees will take care of maintaining the building and grounds. No yard work for you! ›› Amenities These range from project to project, of course, but many condos contain a gym and a shared space for entertaining. Some include features like a pool, indoor basketball court or billiards room. You might even stumble upon one with a bowling alley! ›› Security Most condos will have security cameras and passcodes for access. Some will even have a concierge to screen visitors. ›› It’s new! Perhaps the most obvious: You won’t have to deal with a previous owner’s wear and tear on your appliances, your floors and your walls. Your condo will be brand-spanking new, and yours to make your own, from scratch!

COVER STORY

AMACON

WELCOMES HOMEOWNERS TO SOUTH BURNABY The stunning homes at RedBrick are redefining the Edmonds neighbourhood

LIKE MANY MEMBERS OF GENERATION Y, Simon Hy thought he had to look afar to ever dream of owning a home. The 28-year-old account executive spent nearly two years looking for an affordable home that was in a good location, offered great amenities and “was a reasonable size, not a shoebox.” He found it at RedBrick, Burnaby’s newest condominium project by award-winning Amacon Group. “Obviously Vancouver was out of the picture because what I could afford was way too small, but I didn’t want to be so far out of Vancouver that my commute was ridiculous,” he says. Hy purchased a one bedroom and den in the first of two, four-storey buildings that will make up RedBrick — a collection of 245 one, two and three bedroom homes, some with den/flex rooms, ranging from 546 to 1100+ sq. ft., that is redefining the South Burnaby landscape. “It’s in the Edmonds neighbourhood, which I really like because I can hit Marine Drive and head to Vancouver in minutes,” he says. “Even though we are near an active street all the homes are set back over an open park-like setting.” Although pricing was an important consideration for the young professional, he was also taken by the convenient

016-017 Cover Story Red Brick_DD.indd 16

location, the spacious layout of his new home and the urban amenities close by. Project Marketing Director for RedBrick, Dan Thomson, says Hy’s comments about price and location are echoed over and over again. With prices for a one bedroom starting at $239,900, RedBrick is seeing a lot of interest from this market segment, adds Thomson. “Edmonds is an established neighbourhood that is in transition,” says Thomson. “From RedBrick, you are just a couple minutes walk to the Edmonds SkyTrain station and only two stops to Metrotown… you can be in downtown Vancouver within 19 minutes.” Edmonds has always been a popular choice for families because of its central location, its close proximity to elementary and secondary schools, public library and the new Edmonds Community Centre. RedBrick is also conveniently located to many services and shopping opportunities, including big box stores at Big Bend Crossing and Market Crossing shopping centres. It’s now attracting first time buyers, downsizers and retiree buyers from across the Lower Mainland as well as locals.

2013-10-25 5:06 PM

Everything inside these homes is comfortable and well thought-out, built for the way people live today. RedBrick homes will boast engineered hardwood floors, gas ranges, French-door refrigerators and quality stainless steel appliances. The condo development will also have extensive onsite amenities so residents can entertain friends or mingle with neighbours — beautifully landscaped open spaces with children’s play area and barbecue terrace, fully equipped exercise facility, TV lounges and meeting rooms, party kitchen with dining area and games and a craft room. “Amacon did a lot of research to find out exactly what buyers wanted in RedBrick,” says Thomson. No matter what stage of life you’re in, RedBrick offers you a comfortable and well-thought-out option. Every RedBrick home is an investment in your future, your family and your lifestyle. The quality and beauty of the exterior buildings, with its extensive use of red brick, HardiPlank and glass, is pure Amacon. With nearly five decades of excellence in the industry, Amacon has a stellar track record for creating homes that are unique and sophisticated. Every RedBrick homeowner will also benefit long term from Amacon’s dedication to service and customer care with RedBrick’s 2/5/10 year warranty. The attentive after-sales service will give every RedBrick homeowner the peace of mind needed to live comfortably for years to come. Meanwhile, the skyline in this area, which is one of Burnaby’s oldest neighbourhoods, is changing. Edmonds is undergoing a facelift with redevelopment that is set to change the landscape. With lots of new shopping possibilities, restaurants and a thriving urban hub, the city expects more people will move into the neighbourhood.

For outdoor enthusiasts options abound. Just steps from RedBrick is the Urban Trail with access on foot or on bike all the way to Downtown Vancouver. The Urban Trail also links up to numerous other nature trails, parks and sports facilities in the nearby area. Parks including Taylor Park, Highland Park Trail, Bryne Creek Track and the Edmonds Community Centre are just minutes from RedBrick’s convenient location. Residents will enjoy a quiet natural setting with all the urban amenities they crave, all within a short walking distance. With rapid growth in Edmonds, RedBrick is part of one of the fastest growing communities in Burnaby making it an excellent investment opportunity. RedBrick delivers distinctly contemporary residences that buyers will be proud to call home. When you look at the price-point and the quality of finishings that have been put into the homes, this is excellent value. For more information about RedBrick’s new homes, visit Amacon.com or call 604.527.7955. The RedBrick Presentation Centre is located at 7008 14th Avenue, Burnaby and is open noon to 5 p.m. daily (closed Fridays). NOVEMBER 1 - 15, 2013 METRO VANCOUVER NEW CONDO GUIDE 17

IN THE NEWS

SALE AND LISTING ACTIVITY

continues to follow historical averages THE REAL ESTATE BOARD OF Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,483 on the Multiple Listing Service (MLS) in September 2013. This represents a 63.8 per cent increase compared to the 1,516 sales recorded in September 2012, and a 1.2 per cent decline compared to the 2,514 sales in August 2013. Last month’s sales were 1 per cent below the 10-year sales average for the month, while new listings for the month were 3.5 per cent below the 10-year average. “While sales are up considerably from last year, it’s important to note that September 2012 sales were among the lowest we’ve seen in nearly three decades,” Sandra Wyant, REBGV said. “Home sale and listing activity this September were in line with the 10-year average for the month.” New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,030 in September. This represents a 5.5 per cent decline compared to the 5,321 new listings reported in September 2012 and a 20.2 per cent increase compared to the 4,186 new listings in August of this year. The total number of properties currently listed for sale on the MLS in Greater Vancouver is 16,115, a 12.2 per

cent decrease compared to September 2012 and a 0.5 per cent increase compared to August 2013. The sales-to-active-listings ratio currently sits at 15.4 per cent in Greater Vancouver. “It’s important to remember that stronger sales activity does not necessarily equate to rising home prices. In fact, home prices have not fluctuated much in our market this year,” Wyant said. The MLS Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,900. This represents a decline of 0.7 per cent compared to this time last year and an increase of 2.3 per cent compared to January 2013. Sales of detached properties reached 1,023 in September 2013, an increase of 72.2 per cent from the 594 detached sales recorded in September 2012, and a 6.9 per cent increase from the 957 units sold in September 2011. The benchmark price for detached properties decreased 1.4 per cent from September 2012 to $922,600. Sales of apartment properties reached 1,018 in September 2013, an increase of 50.6 per cent compared to the 676 sales in September 2012, and an increase of 10.4 per cent compared to the 922 sales in September 2011. The benchmark price of an apartment property decreased 0.5 per cent from September 2012 to $366,600. Attached property sales in September 2013 totalled 442, an increase of 79.7 per cent compared to the 246 sales in September 2012, and a 20.4 per cent increase from the 367 attached properties sold in September 2011. The benchmark price of an attached unit is currently $458,300, which is unchanged from September 2012. For more information, visit www.rebgv.org

COMO

Coquitlam’s Best Value // BY DIANE DUFLOT

t

he old saying about real estate goes: the three most important factors in determining the value of property are “location, location, location,” and it’s no secret that getting into an area that’s just about to become a hotspot is a great way to make the most of a real estate investment. That’s why now is the time to buy into COMO, a boutique collection of 42 studios, one-bedroom and two-bedroom homes ranging from 455 sq. ft. to 1017 sq. ft. in the soon-to-be hub at Como Lake Avenue and Clarke Road. Though this area already boasts all the nearby services that any future homeowners might need — Price Smart Foods, Shoppers Drug Mart, Canadian Tire, Toys ’R’ Us and IKEA among them — plans to revitalize nearby Lougheed Town Centre will bring even more shops to the neighbourhood. At the moment, COMO is a half block from the future Evergreen Line, close enough to make for a convenient commute, but far enough away to have the noise blocked by other buildings. “Once the Evergreen Line is complete, residents will be able to access most municipalities in the lower mainland via rapid transit, making this one of the most accessible communities in Metro Vancouver,” points out Francesco Cuzzetto, sales representative at COMO.

Luxurious details abound here, such as the elegant wide plank laminate floors in the living and dining area, large format tile rising all the way to the ceiling in the bathroom and a full size washer/dryer. The kitchen features floating flat-panel, soft-close cabinetry, glass tile backsplash, stainless-steel appliances and an undermount sink complete with Kohler fixtures. As if this isn’t enough, the developer has decided to add a pantry in the kitchen, allowing future residents the opportunity to make the most of their kitchen space. The private spaces in the building are complemented by a convenient common amenity space, which not only contains a fitness room, including a cardio area and yoga studio with mirrors, but also houses an entertainment room with a full kitchen, fireplace, billiards tables and barbecue area — perfect for private parties! Best of all? You can become a part of what’s happening at COMO now for only $199,900. Better still? COMO is currently offering the next five buyers an additional $10,000 off this already low price, meaning that for a limited time you can buy in at COMO for only $189,900 making it Coquitlam’s best value! COMO’s presentation center is located at #404-552 Clarke Road in Burquitlam Plaza and is open daily 12 p.m. to 5 p.m., except Fridays. For more information email info@comoliving.com or call 604.936.0336.

SUPREME FUNCTIONALITY The COMO one-bedroom showsuite is sure to wow young urbanites. At 661 sq. ft., it’s bigger than a typical one bedroom, with lots of room in the living and dining area — plenty of space in the living room, for example, to do as the designers have here and set up a cozy office with a desk and laptop. This floorplan is sleekly styled to create a hyper-functional space, making it feel bigger: the solid closet organizers in the entry and bedroom closets are typical of the thoughtful attention to specifics in these homes. 24 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 1 - 15, 2013

INVESTOR ADVICE

// BY ANDREW LA FLEUR

Investing PRE-CONSTRUCTION in a CONDO

I

Andrew la Fleur is an award-winning realtor with Re/Max. Check out his blog at truecondos.com.

nvesting in a pre-construction condo is not without risk. You are effectively buying a contract with the hope that one day this contract will become a piece of real estate that is worth more than the price you are paying for it today. A lot can happen in three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one. 1 | Always buy below market value

Your goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new completed building sells at $300,000, and you can buy a similar one-bedroom in a preconstruction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before pre-construction start. 2 | Always buy cash-flow positive

Investing in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term. I always encourage my

Investing in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes clients to take the long-view approach when buying preconstruction and to plan on renting their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan. With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent down payment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away! If you do your home work before buying by following these two tips you will be in great shape for years to come.

always stress the importance of doing your “homework” when buying a new condominium. You need to know where you stand on all aspects of your purchase, including insurance. It’s as important in lowrise housing as well, but the parameters differ. The first thing to realize is that condominium maintenance fees include the insurance that the condominium corporation takes out on the building itself. This amount is typically estimated at two per cent of the condo budget. Be sure you read your declaration carefully so you know exactly what this covers, because it can differ from building to building. Basically, condominium corporations insure from the walls out — so items such as the roof, exterior, driveway, underground garage and amenities. Again, coverage is not standard, so it is important to check. Ask someone in your condominium corporation whether you are responsible for the deductible under the policy taken out on the building. This can be substantial.

As a suite owner, you must insure the unit from the walls in. Remember, this is more involved than insurance for apartment renters, which covers only their contents such as clothing and furnishings. A condo owner has to insure the contents and the fixed items such as counters, cupboards, vanities and the like. If anything happens to these “attached” elements of the suite, the owner is responsible for repairing or replacing them. This includes what insurance companies call “betterments” — the upgrades or improvements you may make to these items. Make sure you deal with an insurance company that has experience with condo requirements. One idea is to find out from your condo-owning friends and relatives who they use, and then seek out advice. Your condominium suite insurance takes effect when your unit legally closes, but you will want to obtain a copy of the condominium declaration as early as possible. Show it to your insurance agent so he/she can help you determine exactly what coverage you need. Although condo insurance covers more than contents, you do need to be mindful of this element of your coverage. I’ve seen buyers neglect this and then regret it later, after a fire or robbery takes place. Sit down and make a list of your belongings, including what you will place in your storage locker, as you need to insure the contents of that as well. You may be surprised at the value of your items. Perhaps you have costly jewelry or rare antiques. If so, you can add a rider to your insurance to cover them. Other things to consider may be heirlooms, artwork, collectibles and the like — anything that would be difficult and expensive to replace if they were stolen, burned or otherwise damaged.

Make sure you deal with an insurance company that has experience with condo requirements. One idea is to find out from your condo-owning friends and relatives who they use, and then seek out advice. Ask your agent about specially designed condominium owners’ policies and additional riders for things like additional living expenses if your suite becomes uninhabitable because of a loss. In addition, you should be looking at personal liability insurance to cover your legal liability should someone visiting your suite suffer an injury or loss to his or her property. Be as thorough as you can. If you are an investor and will be renting out your suite, check as to your responsibilities in this scenario. At the very least, your tenant should purchase contents insurance. Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy the benefit of peace of mind. The important thing is to feel comfortable both physically and emotionally in your beautiful new surroundings. Be sure to insure!

10 MINUTES WITH…

10 Minutes with…

ANNE MCMULLIN, CEO OF UDI // BY DIANE DUFLOT

Utlimately, it’s a choice between increased density in areas where communities already exist or having people move farther and farther away from urban centres. Density doesn’t necessarily mean high-rise: what we need is a diversity of housing, particularly in the City of Vancouver.

ANNE MCMULLIN HAS NOW BEEN IN THE

seat at the Urban Development Institute (UDI) for over a year. I sat down with her recently to hear her thoughts on the pace of change in the Vancouver real estate market. CEO

Anne McMullin It’s important, first, that those of us that live in the Metro Vancouver Region really understand the demand for housing here. There are 30,000 people moving here every year. That is a huge opportunity, an investment in our economy, in our region. These people bring new wealth, new jobs and the demand for more housing. What does that mean? How do we house them? Where do they live? UDI is asking municipalities, asking the region, these questions. Utlimately, it’s a choice between increased density in areas where communities already exist or having people move farther and farther away from urban centres. Density doesn’t necessarily mean high-rise: what we need is a diversity of housing, particularly in the City of Vancouver. It means change, but small change over time. It’s not as though a neighbourhood will change overnight. We’re working with municipalities to integrate land use and transportation planning. The two must go hand in hand, rather than we build far into the suburbs and invite more road congestion. UDI is asking residents and politicians: “What kind of region do we want? Do we want more urban sprawl, so that we have to invest tens or hundreds of millions of dollars in additional transit and transportation? Or does the opportunity exist to make better use of existing transportation corridors and investments by diversifying types of housing in our neighbourhoods?”

Diane Duflot Given the fact that we live in the most expensive housing market in Canada, there is an imperative to build more high-density housing in Vancouver. What is UDI doing to encourage the construction of more such housing?

DD And how does this affect affordability? AM It’s not going to be affordable in the City of Vancouver if we maintain

single-family neighbourhoods, so we can’t talk about affordability if there isn’t an acceptance of modest incremental change over time. The only way to create affordability is to create increased supply for the demand, for supply to outstrip demand. Right now, demand outstrips supply, so we have high prices and a huge number of people who are willing to pay that price, so prices remain high.

34 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 1 - 15, 2013

034-035 10 Minutes with Anne McMullin.indd 34

2013-10-25 5:06 PM

DD Does the community amenity contribution program help to quell the concerns of residents? AM That’s something we’re looking at closely. There’s a density bonusing

system, which some municipalities do properly and others don’t. For the latter, it becomes a fund that municipalities use wherever they see fit. In situations like this, residents of communities where the development is occurring don’t have the kind of say they should have in how that community amenity contribution money is spent.

DD And often from the perspective of current residents it’s seen less as a developer’s desire to improve a neighbourhood than as some kind of bribe to help residents swallow the development. AM Yes, the idea is that the developer is only in it for the money… but in

the end, developers wants to improve neighbourhoods because this makes their project more viable: it’s in the developer’s best interest to invest in that community as well. DD And don’t you see that, over time, communities with higher density housing and higher populations have more amenities close by so that living local becomes more feasible in such communities?

AM The communities that sell right away are the transit-oriented or mixed-use

communities. People want to live near amenities and near transportation. We’re moving away from that single tower residential development towards more mixed-use buildings, so that, really, whole communities are going up, amenities included. There might be a daycare nearby, so you can drop your child off, hop on the SkyTrain to work. This makes things easier, more efficient and more affordable. People want to live where it is very efficient for themselves and for their families for work, life and recreation, and you can’t have all these amenities without growth, because something has to pay for it. DD In terms of the buildings themselves, developers seem to be doing an increasingly good job of fitting more home into less space with innovative floorplans.

AM When I go to the display centres now, I see such efficient use of small space,

and people are attracted to that as well. We’re also seeing more of a diversity of homes. You have the smaller condos for the single person who’s just starting out, who can later buy up to a two bedroom and then to a townhome and so on. It’s important that there be a mix of housing options. That it’s not just starter condos and singles family homes. Any great city has this kind of range. DD What do you think of advancements in environmental technology and efficiency?

AM There’s a very small segment of the population that can afford to buy just

for the sake of being environmentally friendly. Environmental technology is only attractive to the buyer if it saves the buyer money. Whether it’s more efficient windows or better wearing carpet, it’s really about creating sustainability. Buyers are certainly looking for more energy-efficient homes where there’s less waste — because this reduces their cost.

There are two things we love to talk about in Vancouver: the weather and real estate. When you’re in public policy and communication, as I am, what better place to be? It’s great to be a part of the conversation about something that people in this area hold so dear, to be part of continuing to build the great city that I grew up in. DD What have been the biggest challenges you have faced since becoming CEO at UDI? AM We all want amenities, good

jobs, affordable homes, yet we’re all resistant to change. It’s a challenge to incorporate change in a manner that recognizes and enhances what we already have — without detracting from that — to grow our city. That’s the biggest challenge. DD And what has been the greatest reward?

AM The ability to work in the greatest

industry in Vancouver. There are two things we love to talk about in Vancouver: the weather and real estate. When you’re in public policy and communication, as I am, what better place to be? It’s great to be a part of the conversation about something that people in this area hold so dear, to be part of continuing to build the great city that I grew up in. CONDO SENSE

// BY CAMERON MCNEILL

NEW HOME SHOPPING LIST

S

hopping for a pre-sale condo is a very exciting process, but it can also be very information heavy. After visiting many presentation centres and touring numerous display suites, things can get confusing! To help out, MAC has put together this quick checklist you should consider when making a real estate purchase decision. GET AN EXPERT Consider choosing a great realtor before you start your new

condo search. A good realtor will help you ask the right questions and keep track of your options.

Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.com or follow him on Twitter @mac_marketing

Always obtain copies of the floorplans you are interested in. Have the salesperson write the down the prices directly onto the floorplans to make things easier to remember when you get home.

FLOORPLANS AND PRICING Always obtain copies of the floorplans you are

interested in. Have the salesperson write the down the prices directly onto the floorplans to make things easier to remember when you get home. Ensure you also understand the applicable taxes. MONTHLY STRATA FEES Often strata fees are provided on an estimated per square foot cost basis. Understand what is included and what’s not. For example, a small development may only include the basic costs of landscaping, insurance and garbage removal, while larger communities may also include higher operational costs for a concierge service, swimming pool, fitness centre, etc. STORAGE AND PARKING Ask if the purchase of a home includes a separate storage locker and parking stall(s), and if not, if there are any available for purchase (now or closer to completion). Ask about the size of each and when they will be assigned. If you are fortunate enough to get two parking stalls, ask if they will be side by side. CEILING HEIGHTS AND WINDOWS It’s hard to judge from a floorplan what the

ceiling heights are, so ask about the various rooms of the home you’re interested in. Kitchens and bathrooms are sometimes impacted by a slight drop. And in other cases, a top floor may have vaulted areas. Window sizes are also hard to discern from a floorplan so ask the salesperson to clarify if this is important to you. UPGRADES Read the features sheet carefully to understand what is included and what features are optional. Having the ability to choose some upgrades could really enhance your living experience but always understand the costs. Ask about millwork pieces or special lighting features sometimes seen in display suites as they are likely designer items and are often not included as part of the standard finishing package or available as upgrade options.

It’s hard to judge from a floorplan what the ceiling heights are, so ask about the various rooms of the home you’re interested in. Kitchens and bathrooms are sometimes impacted by a slight drop. And in other cases, a top floor may have vaulted areas. STRATA BYLAWS Be sure to read through the strata bylaws

to check for restrictions that could impact you such as rental restrictions or pet restrictions. BANK RATES Ask if special mortgage rates are offered

through the new home project. Often there will be a financing offer that will hold current interest rates until completion. They can also often pre-approve you to better understand how much you can comfortably borrow.

DEPOSIT STRUCTURE Get clarity on

the required down payment before writing a contract. Some builders require up to 10 per cent within 10 days with a full 20 per cent deposit within 6 to 12 months. Cash flow can be tricky, so be sure to let your bank representative help you create a payment plan to ease your homeownership experience. At the end of the day, the biggest check box is you! You have to love where you will live so check out lots of neighbourhoods and home styles so you will feel good about your research and know the best decision when you make a choice. Metro Vancouver is a world class city characterized by hundreds of unique residential pockets — so the choice is yours! Happy new home shopping. The heart of Kitsilano

ip, happening and definitely a new take on upscale, boutique living, Radius is now wowing Kitsilano. Brought to you by Ledingham McAllister with over 108 years experience building in the Lower Mainland, this collection of just 50 sophisticated homes is located at Fourth Ave. and Fir St. — at the heart of all things Kits, in other words. “When you think about the amenities that define this neighbourhood — Granville Island, the Arts Club Theatre, the beach, art galleries, bike stores — you realize everything is within a fiveminute radius from here,” says Manuela Mirecki, senior vice president of marketing and design. “It’s like being at the gateway to it all.”

“ AT RADIUS WE MADE A CONSCIOUS DECISION TO BUILD A SMALLER, MORE BOUTIQUE RESIDENCE.”’ MANUELA MIRECKI

Celebrate the wow factor Inside the newly opened display home, Radius is a showcase of sleek, trendsetting edginess. This is where the best of minimalism meets West Coast casual living. The kitchen’s white-on-grey palette has a subtle tranquility, but clearly it’s a space that’s ready, and willing, to handle the most elaborate culinary entertaining. Gas range, under-cabinet microwave and integrated fridge in a refreshing high-gloss white — this beauty has it all. And after all, Barbara Jo’s Books to Cooks is less than three blocks away if you need some inspiration. Then, once you’ve prepared your masterpiece, how’s this for a choice of eating spots? Pull up a stool at the eating bar, relax on your deck in al 50 METRO VANCOUVER NEW CONDO GUIDE NOVEMBER 1 - 15, 2013

fresco mode as you watch the sun set over English Bay, or snuggle down out of the elements at the table in your enclosed balcony because this home shows a cool twist on this classic bonus space — a square dining table with two built-in benches plus extra chairs giving comfortable seating for ten. Honest, inside dining for ten in a twobedroom and flex condominium home. How cool, and rare, is that. Naturally, the master bedroom includes a generously sized walk-in closet and luxurious soaker tub. But there’s also the small, intimate details like display shelving for your towels, porcelain flooring and undermount sinks. Everything adds up to a sense of quality and comfort.

Each home, she adds, is meticulously positioned within the building to maximize every square inch of living space. And for true outdoor lovers, there are two rooftop decks for all owners to enjoy. Penthouse level homes also feature private decks accessed through a pop-up, skylight-style door. Sounds like its time to start planning a Festival of Lights party. Radius offers just 50 boutique condominium residences located at West Fourth Ave. and Fir St. in Kitsilano. Presentation centre and

VIEW 388 IS RISING HIGH IN EAST VANCOUVER One of the last chances to buy into a fabulous uptown condo in an exciting and emerging postal code

t

here’s a new condominium project in one of the city’s most established and eclectic neighbourhoods in East Vancouver. With sweeping views of the ocean, the North Shore Mountains and the downtown cityscape, View 388 is already captivating savvy Vancouverites. “In one week, we’ve already sold a dozen homes,” says John Skender, a partner with VMG Project Marketing. “Those who really know what good value and great views in Vancouver are worth are really excited about View 388. Seriously, the views to the north and south are quite amazing.” THIND Signature Development presents View 388, a boutique style five-storey condominium building in the heart of Vancouver Heights — a neighbourhood full of character and one that is being re-energized with funky restaurants, shops and all of the amenities you want right at your doorstep. View 388 is a mixed-use building offering a collection of 53 residences of one and two bedroom condos, ranging in size from 516 to 825 sq. ft., with seven retail spaces on the main floor. “We are literally across the street from the Kootenay Street bus loop, ten minutes to downtown, two minutes to Burnaby, two minutes from the freeway and five minutes to all the major shopping,” says Skender. “Vancouver Heights will probably outshine other East Vancouver communities because of its incredible views.” View 388 is setting a new standard to this fast growing community with a blend of quality finishes, spectacular views and an uptown postal code, close to everything an urbanite wants. Inside, the homes have been thoughtfully designed to be sleek and modern. Each bright, open concept home features nine-foot ceilings, energy-efficient double-glazed windows,

laminate flooring throughout and generous private decks for outdoor entertaining. They are appointed with well-designed kitchens — complete with Quartz countertops, Energy Star stainless steel appliances and melamine curved-panel cabinetry with a slight wood grain look to it. The “pièce de resistance” is on the top units — they boast some of the most amazing views. “There are eight units on the north side and the backyardstyle patios are between 300 to 400 sq. ft. and offer unobstructed views,” adds Skender. The exterior is clad with brick, Hardi board panel and an extensive use of glass to maximize natural light inside. For 16 years, THIND Signature Development has built a stellar reputation for providing architectural innovation, superb quality, excellence in customer service and quality warranties. With deep roots in the community, this local builder is leading the way in East Vancouver’s changing landscape. This is one of the last uptown neighbourhoods to be redeveloped, where you are literally ten minutes to the in town core and two minutes to both Burnaby and North Vancouver. This is the best time to get in on the ground floor of an exciting, reemerging downtown core. The starting price for a one bedroom is $229,000 and a two bedroom starts at $298,900. The presentation centre and showhome are open from noon to 5 p.m. daily at 3594 East Hastings St., Vancouver. For more information or to reserve a tour, call 604.330.8838 or visit www.thind.ca/view388

Sarah gets a preview of life at Verve.

SARAH AT VERVE

Smart move, great location // BY SUSAN M BOYCE

i

t took Sarah just under 24 hours to write her down payment cheque for a new condo at Verve in Surrey. “When you know, you know,” she says. “I didn’t have to go to any others, because this place has everything — soft close cabinets, a wrap around balcony, a bathroom with drawers instead of the shelving you usually find. I think I struck gold.” Stylish Quality “Verve has a great sense of style and chic,” Sarah says. “It’s not over the top but there’s a real boldness to the design. And you can feel the quality.” She’s particularly delighted with the extra deep soaker tub. “I can so see myself having a long, long bath after working a 12-hour shift at the hospital.” Top on her list of things to do immediate she moves in next spring are getting plants for her balcony, purchasing a brand new queen-sized bed with a “really beautiful bedroom set,” and decorating. “I’ve been accumulating all the little things so it’s not going to be a huge hit to my pocket book,” she says, adding this will be the first time she’s ever lived in a brand new home. Savvy Investment Sarah’s also thrilled with her home’s investment potential. “The coach house I live in right now is comfortable, but I can’t wait to be a homeowner and start putting my money against a mortgage.” She laughs. “I’ve never even had a brand new car, because once you drive that car off the lot it depreciates 20 per cent. In 10 years

it’s worth almost nothing. But in 10 years, I could have most of my mortgage paid off, and I’ll probably have made even more because of appreciation.” Surrey’s increasingly high profile as a sophisticated urban hub with outstanding transit connectivity was yet another factor. “There’s so much going on here,” she says. “And when I do need to go to downtown Vancouver, I can jump on the SkyTrain and be there in just over half an hour — how accessible is that? I’m going to run my ’93 Volvo into the ground, and when it finally dies, I won’t stress about it.” There’s also one final bonus she’s looking forward to. “I’ll be able to walk to work. Right now I pay $5.75 a day to park, so I’ll be saving over $1,300 a year, plus the wear and tear, plus the insurance to drive to work. That’s a trip to Mexico every winter, and I won’t have to get up as early for the rest of the year.” More info about verve is found at porte.ca/verve.

ASCEND CLIMBS TO THE APEX Fleetwood condos selling fast

e

veryone wants a good location when they enter the real-estate market. The wrong location can result in your investment languishing in a slow-to-catch-on area. But a good location just keeps getting better. Ascend is in the heart of Fleetwood, a location to die for. It offers a rare opportunity to buy a condo in a traditionally single family/townhome community. More than that, living at Ascent means you can walk to a farmer’s market for your produce, you can socialize with friends at a recently upgraded pub, you can get your hair done, eat out at a variety of restaurants, go for coffee, do your banking and see the dentist or doctor all just steps from your door. That’s not all. A variety of parks and two recreation centres are situated nearby including one with an Olympic sized pool. So you can work out and then eat and drink to your heart’s content. It’s amazing how accessible everything is. If that isn’t enough, an express bus to the sky strain station runs every five minutes. You won’t have to live on the line but you’ll be close enough to it to benefit from it, says Jamie Squires, senior project manager at Fifth Avenue Real Estate Marketing Ltd, representing Ascend. It’s evident that buyers have figured all this out. Homes have been selling like crazy. Of the 116 one- and two-bedroom condos in Ascend’s first phase, only 28 remain available. Amazingly, the selection is still great. That’s because every unit is designed to suit specific needs. If you buy one, you can move in this November! Most of the buyers so far have been young people who grew up in the Fleetwood area and don’t want to leave just because they are buying their first home. Downsizers have also snapped up homes ideal for their lifestyles and close to the grandchildren. As Ambros Developments finishes construction and people are able to view real homes, their jaws are dropping, says Squires, who adds the remaining homes range in size from 661 sq. ft. to 1,124 sq. ft. The F-plan is a good example of what they can

get. At just $260,000, including tax and 828 square feet, it is incredibly spacious with a large great room, an airy kitchen, a huge master bedroom and an awesome deck. If you are quick, you might still be able to grab one of the homes with a view of Mount Baker. Imagine waking up to that every day? If you want a townhome feel, the two level cityhomes fit the bill with entrances both from outdoors and the hallway. Interiors are lovely, by award winning Giraffe Design, with laminate wood flooring, granite counters and a full appliance package including a washer and dryer so you don’t have to take your laundry to your parent’s on the weekends. Modest strata fees increase the lure of Ascend, which nevertheless will also boast a gym, lounge, meeting room and outdoor barbeque area. There is no time to waste to get in on Ascend’s great deals in the heart of Fleetwood. Your home awaits you. The sales office at 8655 160 St., Surrey BC is open 12-5 pm daily except Fridays. ONE92: AN EASY PLACE TO COME HOME TO

hether you are downsizing, leaving the roost or restarting your life, moving from the family home isn’t always easy. Lakewood understands that, which is why they created a beautiful one-off four storey condo development in the heart of family-centric Clayton Heights. Grandparents wishing to simplify, first-time buyers and singles making a fresh start can all find homes to suit them while remaining close to their families. An award-winning architect designed the floorplans, which range from intimate to large and breezy. Vaulted 11 ft ceilings, grand windows and spectacular views of Mount Baker and the coastal range combine to create a sense of grandeur in the upper units, while patios and beautiful landscaping create a homey atmosphere in the lower units. Contemporary finishes like polished and chrome door handles, engineered quartz counters and designer lighting fixtures complete the perfect picture. At One92, elegance and function combine brilliantly. It’s a peaceful refuge wired for the modern world and outfitted with airy open-plan kitchens and stainless appliances, beautiful bathrooms and sensible security including underground parking. Sunshine streams across the spacious decks and through the windows. Enjoy a glass of wine outside before making a gourmet dinner. Soak in the designer ceramic tub after a long day; invite friends or family in to share your joy and contentment. This is home. Lakewood has spent four decades building superbly crafted homes that boast quality in every detail. It is committed to excellence in construction and backs it up with a comprehensive home warranty. Peace of mind is easy to attain here. The location can’t be beat either. One92 is centrally situated, in easy walking

distance to elementary and secondary schools. You can walk to the grocery store, pharmacy and neighbourhood pub. A two-minute spin down Fraser Highway gets you to Willowbrook Mall. A cross-border shopping trip is easy. The building will be ready this fall and the presentation centre and showhomes are already open daily from 1 p.m. to 5 p.m. “This fall may prove to be a turning point in the market,” says One92 sales manager Trevor Beauchamp. “Consumer demand for housing was at its highest in four years this past September.” In fact, the BC Real Estate Association recently reported that sales were up 43.2 per cent in September 2013 compared to the fall 2012. “Our condos will be ready for buyers at an opportune time, when the market is improving, selection is excellent, and our homes are fresh and new,” says Beauchamp. “Time will tell. I expect that One92 homeowners will look back on their purchase and be pleased with their timing and the quality of their homes.” One-bedroom homes start at $199,900 and the two-bedroom plans are within reach with prices at $269,900. “Our low-maintenance site design allows for very reasonable strata fees compared to many other developments,” adds Beauchamp. There is no doubt: One92 is an easy place to come home to. One92 showhomes and presentation centre are open daily 1 p.m. to 5 p.m. at 192 Street at 67 Avenue in Surrey. For more information, call 604.576.1772, email one92@lakewood.ca or visit One92 online at lakewood.ca/one92

‘CHIPPY LOOK’ USING CHALK PAINT

M

y latest book, “Colour Recipes for Painted Furniture and More” is full of simple instructions and tips to transform your house or condo. It was written in my farmhouse in northern France, which we redecorated throughout using painting techniques such as distressing, colour washing, gilding, découpage, stencilling and even dyeing fabric with my Chalk Paint!

Annie Sloan has been instrumental in the painted furniture revolution and has a strong desire to communicate and empower people creatively, which she does through her blog, social media and workshops and numerous media appearances including HGTV, Martha Stewart Radio, PBS, and most recently, the ‘Home and Family’ show on Hallmark. With 40 years of painting experience, Annie is also the author of 23 books on painting techniques including Colour Recipes For Painted Furniture and More, Creating the French Look, and Quick and Easy Paint Transformations. For a great antique look, use Dark Soft Wax. Work it into your (still wet) Clear Soft Wax and spread. Work in small sections at a time. If you applied too much dark wax, simply dip a clean rag in clear wax and use it to remove the excess as you go. In my book, I leave no surface unpainted — from furniture, walls, ceilings, staircases and floors — to chandeliers and upholstery! I also explore some wonderful styles and explain how to create some of my favourite looks, such as French, country, boho-chic, modern and Swedish styles. The book explains how to work with my Chalk Paint colours, including mixing colours to find the perfect look for your home. At a time when so much of what we have is a carbon copy of what everyone else has, the attraction of a uniquely aged object is undeniable, which is the beauty of what Chalk Paint has to offer. The rustic ‘chippy’ technique, is a popular and easy technique, (and one of my favourites) that can be used to create an aged finish and an uneven patina. HOW TO GET THE “CHIPPY” LOOK

›› L eave a can of Chalk Paint open overnight or in the fridge for a few hours to thicken up. ›› Paint two coats (or even three in some parts), moving the brush in different directions. Leave to dry or use a hairdryer to get some really good cracks. ›› Apply Annie Sloan Clear Wax with a lint-free cloth or brush, working the wax into the paint like a hand cream and removing any excess as you go. ›› When it is dry ‘knock’ the paint off using a piece of folded sandpaper.

›› F or a great antique look, use Dark Soft Wax. Work it into your (still wet) Clear Soft Wax and spread. Work in small sections at a time. If you applied too much dark wax, simply dip a clean rag in clear wax and use it to remove the excess as you go. ›› A nother great way to bring out the crackles in paintwork or create an aged finish is by applying a subtle wash in a darker colour. The paint will gather wherever there are cracks. In Colour Recipes, I use uses a Country Grey wash over Old White. This is a gentler way of bringing out the crackles than using my Dark Soft Wax. Visit anniesloan.com and ChalkPaint.com for more information.

eed a place to just hang your hat or an affordable home to comfortably raise your family? When value tops your criteria, Athenry Gate, a four-storey European-inspired condominium development in the up-and-coming Yorkson area of Langley’s Willoughby community, offers more living for less money. “Completion is just two months away, and the incentives are unprecedented,” says enthusiastic sales and project manager, Solon Bucholtz. Until November 15, the D3 floor plan has been discounted up to $35,000. Studio homes are priced from $137,500, one-bedrooms from $199,900, two bedrooms from $239,900 and those wanting a two-bedroom and den will be amazed at the space and value offered with the D3 floor plan, now priced for a limited time at $284,900, including two parking spaces, storage and a stainless steel appliance package. “There’s just eight of the D3 floor plans, and while they last, buyers can choose to live on whichever floor they prefer at the same affordable price,” said Bucholtz. “There are ground floor homes for those that may have a pet, as well as homes on the fourth floor with amazing mountain views.” In order to give starting families an affordable option in a superior community, the incentives to buy early continue with guaranteed low strata fees for the first four years, and two free years of TELUS Optik services. Imagine the ease of condo living while walking through the fully furnished display vignette. The 730 sq.ft. two-bedroom one-bathroom unit shows of the European finishes in its welcoming open design with dramatic nine-foot ceilings. There are insuite laundry and inviting kitchens featuring white wooden shaker

cabinet doors, granite islands with polished countertops, under mount stainless steel sinks and modern Whirlpool appliances, including built-in microwave, electric range with ceramic glass top, and 18.6 cubic foot bottomfreezer refrigerator with the option to upgrade to a water and ice dispenser at no extra charge. “Wow, it’s such a smart design with great use of space,” said one woman as she walked through with her husband. “It feels so much bigger than its square footage.” Looking for a pied-à-terre — basically a small living space to use when working in town, Athenry Gate seemed to be the right choice for this couple who also wanted to add a real estate investment to their portfolio. “Successful real estate investing is all about identifying a neighbourhood that has a future,” said Bucholtz. “And this walkable neighbourhood has so much to offer as it continues to grow into a thriving town centre with a commercial and retail component.” There are nearby restaurants, including a new Independent Grocer, elementary and secondary schools within walking distance, as well as the Carvolth Exchange and Park and Ride, which provides easy access to the Braid Skytrain Station that whisks commuters to Metrotown and downtown Vancouver. Built by respected Peak Construction, Athenry Gate offers the opportunity to buy a new home ranging from 425 to up to 1066 sq.ft. with confidence in a neighbourhood with an exciting future. Visit the presentation today at 8312 – 208 St. in Langley Township, open Monday through Thursday 12-6 p.m., and weekends from 12-5. More information at athenrygate.com or (604) 882-8857.

CONDO PROFILE

CORNERSTONE NORTH Smart condo living // BY SUSAN M BOYCE

Response, she says, has been strong and steady. “First time buyers see an opportunity to get into the market, downsizers who want to head south for the winter appreciate the lock’n’go lifestyle, and everybody loves the fact our central courtyard is on the podium level, meaning it’s totally private and secure.”

OUR CENTRAL COURTYARD IS ON THE PODIUM LEVEL, MEANING IT’S TOTALLY PRIVATE AND SECURE. BRITTANY REIMER

b

een wondering about the Cornerstone Fiat 500 you might have seen zipping around Langley? Well here’s the inside scoop plus a very fun, very enticing deal. For a limited time, every Cornerstone homebuyer will receive their own Fiat 500 Pop. That’s right, buy the condo, get a car… simple. Already got a cool set of wheels? No problem. “If you’d prefer a credit, we can do that too — up to $13,495 against the purchase price,” says sales manager Brittany Reimer. GREAT SPACES Homes at Cornerstone boast open floorplans with intelligent features like built-in wine racks, storage in the laundry room and private balconies. And for sun-lovers, a cleverly staggered façade means every home is designed with a corner window meaning lots of natural light. Best of all, Cornerstone North is now complete and ready for move in. “People love being able to walk through their actual home and ‘feel’ the space,” Brittany says. “Plus you know you won’t be living in the noise and dust of a construction zone. Just pack up your things, call the moving company and settle into your new digs.”

GREAT LOCATION When you’re ready to talk convenience, Cornerstone’s got it. “The setting here is so quiet that you feel like you’re way out in the country, even though it’s just a one block walk to Safeway and three blocks to downtown Langley,” Brittany says. “Add in easy access to Kwantlen University, three parks, plus the Newlands Golf and Country Club, and you really do have it all.” Cornerstone’s sales centre and three fully furnished display homes are open noon to 5 p.m. daily except Fridays at 5655 – 210A St. in Langley. Prices start at just $199,900 for a move-in ready home. Plus there’s the peace of mind that comes from knowing you’re buying a Marcon home, family owned and operated in Langley for over 28 years. For more information visit cornerstoneliving.ca or call 604.534.6000.

MAKE YOUR MOVE

// BY DAN HOPKINS

MOVING DAY CHECKLIST

The 15-point

Dan Hopkins is COO at Two Men and a Truck – Canada. Visit twomen.ca

F

all can be a busy moving season, with folks trying to getinto their new homes before the first snow hits the ground. I recommend the following 15-point checklist to help you make your move as stress-free as possible: {01} Double-check all closets, drawers and shelves to ensure they are emptied of contents. {02} Don’t pack important documents, medications, money or jewelry. Keep these with you. {03} Have some toys, games or special items on hand for the kids to keep them occupied during the move. {04} Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

{05} Don’t pack paint, bottles of bleach, gas cans or other flammable and combustible materials. It is against federal law for movers to transport these. {06} Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. {07} Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way quickly and easily. If removing screws, tape them to the objects they are removed from. {08} Avoid loading more than 50 pounds into one box. {09} Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. {10} Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. {11} Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. {12} Have rugs and draperies cleaned before moving and leave them in wrappings for the move. {13} Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container. {14} Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice. {15} Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

HOWEVER YOU DEFINE COMMUNITY, WE CALL IT AN EASY WAY TO MEET AND CONNECT WITH YOUR NEIGHBOURS. It’s just one of the many reasons residents love calling Morgan Crossing home. It could be at the chalk art festival on Main Street (see below!), or one of the many other events, like movie nights in the summer or resident parties. How about chatting with fellow dog owners at the Morgan Crossing Dog Park, or meeting during a class or workout at Steve Nash Sports Club. Or just hanging out at the coffee shops and restaurants, at a wine tasting at Everything Wine, or on a bench on Main Street. You’ll see and meet lots of the people who live and work at Morgan Crossing… and maybe even ask out your cute neighbour, Amy. Because loving where you live should be about more than just loving your stunning condo (though we have lots of those too!).

EXAMPLE: 5%

25 YEARS

125 (mortgage amount $125,000)

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
