Have you set your sights on a new condo this fall? New Condo Guide is a great place to get all the advice you need to ensure a purchase without the pitfalls. Home-hunting takes patience, persistence, and a little luck. So where do you start? Physically explore the areas you’re interested in before you start to visit the sales centres and model suites. You will find out things no map can tell you. Are there schools, restaurants and shopping nearby? Good bike trails? Do you feel comfortable walking around? When it’s time to shop for homes, think about what makes sense for your lifestyle. Changes in consumer demand are creating an impact in the kind of housing being built today. Buyers are requesting greater attention to architectural styling, with demands for more functional spaces and more natural lighting being most prevalent. Buyers want open-concept living spaces that are well planned and have enough space for all of today’s gadgets while offering proper high-tech wiring. There are so many housing options to choose from today. Finding the perfect place shouldn’t leave you feeling like you had to compromise on style or function. We hope you enjoy this issue. Drop us a line and let us know what you think.
LIVING LARGE IN THE CITY There are lots of reasons to want to live in the suburbs or the countryside. Wide open spaces, acres of forests, having wildlife and nature at your doorstep are among them.

12 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
But if commuting isn’t your thing, and if you appreciate arts and culture even more than the great outdoors, and being able to walk everywhere you need to go is a priority, now living in the city doesn’t mean giving up your living space. “It’s easy to forget that as recently as 15 or 20 years ago, large suites were the norm — it was simply the way apartments were built,” says Boffo’s Karen West in our “10 Minutes With...” column this month. So many developers were finding that families were buying two suites and combining them to create larger apartments, that newer buildings often offer three-bedrooms and sometimes more to fit the downsizers as well as those with growing families that want to stay in the city. These homes may cost more than the average apartment, but when you factor in the loss of car expenses, commuting time and costs along with the convenient and appealing urban lifestyle, living large in the city is a sensible and very livable solution for many families. Whatever home you’re in the market for, you’ll find lots of useful information contained in this issue to help you in your decision. Happy condo hunting!

AVIARA
ICONIC BRENTWOOD // BY SUSAN M BOYCE
by spring 2015, so for anyone who’s looking for a brand new condominium home in Brentwood, this really is the right time and the right place,” says Manuela Mirecki, Ledingham McAllister’s senior vice president of marketing and design. “And that’s got people excited.”
ITS ARCHITECTURE IS FRESH AND DISTINCTIVE: ELEGANTLY CURVED FAÇADES, tranquil Zen reflecting pools, and the grandeur of a backlit waterfall at the main entry. Here is where beauty, sustainability, and forward thinking design converge to create an iconic, 32-storey tower And now, with construction nearing completion at Aviara, now you can truly see how this dramatic, refreshingly innovative building is redefining the Brentwood skyline. Sweeping balconies act as sunshades while creating dynamic, private outdoor spaces. Even now, the entire structure seems to shimmer in the afternoon sunshine creating a sense of contemporary sophistication and style. Brought to you by Ledingham McAllister, a builder with a long and distinguished history in Burnaby’s residential marketplace, Aviara is anticipated to welcome its first owners early next year. “We are the only new tower that will be ready

PROUD TO BE BURNABY “As a company, our Burnaby roots go back a long way,” Manuela says, adding that LedMac, as the company is more affectionately known, has built more than 2,000 homes throughout this Lower Mainland municipality alone. “That’s more than any other developer. But for us it’s more than just construction. Many of us, myself and the development manager included, actually grew up and went to school here, so we have a personal fondness for the neighbourhood as well.” Manuela stresses, though, that this new Burnaby has come a long, long way from the Burnaby of old. “We think Burnaby is now one of

the most attractive places to invest in anywhere in Metro Vancouver,” she says. “It’s centrally located within the Lower Mainland, it has a number of well established town-centres that are receptive to new development, it’s well served by public transportation, and 25 per cent of the land is designated as parks or open spaces.” She’s also quick to praise the City of Burnaby for its commitment to forging a constructive relationship between council, senior staff, and the construction industry. Small wonder this city was recently voted “Best Run City in Canada” by Maclean’s magazine. VISIONARY DESIGN Inside, Aviara is poised to satisfy the most fastidious homeowner — that would be you. Gourmet kitchens include quartz counters, flat-panel cabinetry, and KitchenAid appliances including a microwave intelligently inset into the island/eating bar. Bathrooms are elegant with the decadently deep soaker tub I crave and the convenience of a walk-in shower that’s my significant other’s favourite. Need more enticements? How about fitness centre, community garden terrace, personal bike storage lockers with every home and even a free one year casual membership in the Modo Car Co-op. “It’s all making life easier for our buyers,” Manuela says. A NEIGHBOURHOOD LIFESTYLE Convenience is destined to be a way of life at Aviara. On-site amenities include a fitness centre so you can ditch the expensive gym membership, a social lounge with wet bar and pool table, plus an outdoor terrace featuring tranquil pond and fire-pits. Oh and when you have out of town company coming to stay — because you know your friends and relatives are going to want to check out your new digs — you’ll be able to put them up in style in Aviara’s comfortable guest suite.
When you’re ready to explore, just step outside the lobby, and in minutes you can be browsing through more than half a million square feet of retail space at Brentwood Town Centre’s, sipping a latté at Starbucks, cheering your favourite hockey team to victory over a burger and beer at Cactus Club, or picking up fresh flowers and fixings for dinner at Save-On-Foods. The Gilmore SkyTrain Station is just two blocks away, or the Brentwood Station an easy, five-minute stroll. Plus there’s easy access to the freeway or even several cycle routes to downtown Vancouver if your preferred method of transportation is pedal power. Ready to expand your mind? No problem. No matter what your age, there’s an educational opportunity near by. Kitchener Elementary and Alpha Secondary are walking distance. BCIT and Simon Fraser University are easily and quickly accessible by transit or car. And for young families, there’s new licensed childcare facility at Madison Centre just round the corner. SEIZE THE OPPORTUNITY Aviara offers a total of 239 apartment residences ranging from one-bedroom and den to two-bedrooms and den priced from $366,800. Presentation Centre and display homes are open noon to 6 p.m. daily except Fridays at 1710 Gilmore Avenue in Burnaby. For more information visit ledmac.com/aviara or call 604.291.9130.

10 KAREN WEST Minutes with…
The Evolution of Living Large
with Boffo’s Sales and Marketing Director // BY SUSAN M BOYCE Artemisia brings a new level of classic style to downtown Vancouver
Love your private deck at Modello in Metrotown.
Adagio homes are impressing South Surrey buyers.
LONG CELEBRATED AS ONE OF THE WORLD’S MOST LIVABLE CITIES, METRO VANCOUVER has become a poster child for the joys of high density, condominium
living. Experts routinely travel from around the globe to gain inspiration and expertise from our elegant concrete-and-glass towers and dynamic urban hubs. So it should come as no surprise that Metro Vancouver is where you’ll find another emerging trend — large condominium homes designed with three, and sometimes even more, bedrooms. It’s a trend that Karen West, sales and marketing director of Boffo Developments, believes it’s going to continue gaining traction. In this issue of New Condo Guide, she shares some of her thoughts on this growing segment of the condo market place.
Q: Boffo Developments has a reputation of being among of the pioneers KAREN WEST
Sales and Marketing Director of Boffo Developments. 20 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
and earliest adopters of the trend to build condominium homes with larger footprints. What motivates you to do this in a market where the focus is predominantly on creating ever more compact units?
A: It’s easy to forget that as recently as 15 or 20 years ago, large suites were the norm — it was simply the way apartments were built. It wasn’t until housing prices in Metro Vancouver started skyrocketing that developers began looking at a different business model that meant building smaller suites they’d be able to sell for a lower, more competitive price. At Boffo, we simply made a conscious choice to continue building what we’ve always done best — larger suites designed specifically with the end user in mind. Q: So does that mean the market for these larger suites is primarily driven by a more mature demographic? A: Initially, yes, buyers who purchased larger suites were mainly downsizers — people selling the house they’ve lived in for 30 or 40 years to get the convenience of lock’n’go living and still have money left over for extras like travel. Today, however, we’re seeing an increase in demand from young couples and professionals. These are sophisticated, savvy buyers who are making an active decision to raise their family in a high density, urbanized environment. They value the convenience of being close to city amenities like restaurants, shops and entertainment — and they use them. What they don’t want is the hassle of a yard or the high cost of a house in the suburbs. Condos are no longer “second best,” they’re now highly desirable, prestigious lifestyle choice.
Q: For people who make this lifestyle choice, what are some of the criteria they look for in a home? A: Livable space with at least three bedrooms or possibly two bedrooms and a den. Downsizers want to know they can bring their full-sized furniture and aren’t sacrificing the single-family ambiance
Entertainment-sized kitchens are found in every Modello suite.
“ Sophisticated, savvy buyers are making an active decision to raise their family in a high density, urbanized environment.” KAREN WEST they’re used to — they can still host a sit-down dinner for eight if they want to. The younger demographic who have either started a family or are planning to have children also need at least three bedrooms that are of a reasonable size because they’re most likely going to stay there a while as their family grows. Vancouverites love entertaining outside so private outdoor spaces are essential — and even though balcony sizes are dictated by individual municipalities, the rule of thumb for most owner occupants is “the bigger the better.” Balconies are now considered an extra room, and like the interior rooms, size counts. Storage and flex-space that can be converted to a home office or TV room are high priority features. Plus there’s the luxury component — details like master suites with an extra large shower and soaker tub plus room for their king-sized bed, or kitchens with built-in wine fridges, gas cooktops and over-sized fridges.
Q: Where do onsite amenities fit into the equation? A: This demographic definitely expects more than an under-equipped fitness area.
They want hotel-style amenities — spa, concierge, media room. And they use those amenities. For example, at Jewel in Metrotown, the lounge and chef ’s kitchen are constantly booked for events like weddings, anniversaries and birthdays. It’s become an extension of the owners’ living space, a place that feels so comfortable, they want to spend time there.
Q: What do you think the future of large condos will be? A: I believe demand for these homes will continue to increase and that it’s good for
the overall integrity of the Metro Vancouver marketplace to have other developers also beginning to build them. It’s about creating greater choice in the overall fabric of our urban landscape — and ultimately that benefits everyone. ith the lazy days of summer behind us and the kids back at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. 30 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
What’s in your freezer? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing safely. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently. Keeping track of it all. If you are trying to resolve on-going issues, (like if you have a dispute about your home repairs or an item you ordered online arrived damaged), attach a sticky note to the paperwork to remind you of the current status. Be sure to keep track of all phone correspondence with the company, including the date and person you spoke to and what they told you.

I purchased a rental investment property nine years ago. Every year I have filed the rental income on my tax return. This year I sold the property. In addition to my rental income, what tax implications will I have to report? Jared, Toronto
A
Hopefully, you made a profit! The real estate market has been healthy for the past several years and continues to be strong. Selling a real estate investment property will generate either a capital gain/loss and/or a recapture of income/terminal loss.
38 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
You will have a capital gain when the proceeds of the sale exceed the original cost of the property. A capital gain must be included in your personal tax return (if you own it personally) and is taxed on 50 per cent of the gains at your personal tax rate. A capital loss occurs when the cost is greater than your proceeds. The capital losses should be included on your personal return and applied against capital gains in that year. Any excess losses can be carried back three years, or carried forward indefinitely to reduce capital gains. In calculating the capital gain/ loss, determining the adjusted cost of the property is an essential factor. The adjusted cost must include not just the purchase price but also other costs incurred that had to be capitalized. As well, the proceeds of disposition are all the cost, including the selling price and adjustments pertaining to the sale of the investment. In addition to the capital gains/losses, you may have a recapture of income. This occurs when you are taking Capital Cost allowance (depreciation) on the building, in any of the years that it was owned by you. The balance in this account is called the “undepreciated portion. A recapture of income occurs when the lesser of the proceeds and the cost of the property is higher than the Undepreciated Capital Cost (UCC). The recapture of income is taxed in its entirety at your personal tax rate. Alternatively, a terminal loss occurs when the lesser of the proceeds and the cost of the property is less than the UCC. This terminal loss can be applied in the current year to reduce other income (such as salaries, business income etc.). Any unused amounts can be carried back three years or carried forward. Good record keeping is essential to calculate the correct gains and/or losses. Henry Choo Chong, CGA sits on many committees and provides accounting and tax services to individuals and businesses. He can be reached at 416-590-1728 ext. 304.

YOUR CREDIT SCORE:

a snapshot. Your credit report acts as an indicator of your financial habits or history, showing how consistently you pay your bills. Your credit report also shows history of missed payments, current balances and provides a full picture of your indebtedness. t seems that several times a month, I receive calls from potential clients who have concerns about their credit history. A good credit score is extremely pivotal when you are looking for an approval of your mortgage. In some cases credit score can be one of the largest barriers to approval and it can have a bearing on the rates or amounts that you can qualify for.
What is a credit score? Your credit score is a number that represents your credit worthiness in 42 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
How do you start building a Credit Score? I recommend to young people to start building a credit history as early as possible. You can start by applying for and responsibly using a credit card and by applying for your own cell phone plan as opposed to using your parents plan. These two simple things will start you along this positive process. Checking your credit score If you are unsure about what score you may have, I highly recommend that you request a copy of your credit report. You can do so by contacting the following two agencies: Equifax Canada at www.equifax.ca and TransUnion Canada at www.transunion.ca. You can obtain an online copy of your credit report which lists a detailed summary of your credit history, employment history and personal financial information. You should request a copy of your credit report every year. Doing so, you will be able to identify any errors in your report and contact the organization responsible for the inaccuracy immediately.
Cell Phones and Parking Tickets? Increasingly I am seeing people with credit mishaps due to cell phone bills or unpaid parking tickets that are affecting them negatively! Pay your tickets! Cell phone companies have been reporting monthly, since October of 2013, so any late or missed payment on your Cell bill will now affect you negatively as if it were a missed credit card payment. It may be best to look after the payments yourself if you are responsible for someone else’s contract. Having a good score helps you A better score and credit history can help you qualify easier and for better mortgage rates saving you thousands in interest payments. Most lenders want to see a Credit Score of 680 or higher. » 70% of Canadians are between 700 and 850 » Five components make up your score 1. Payment History 2. Amounts Owed 3. A better score and credit history can help you qualify easier and for better mortgage rates saving you thousands in interest payments. I have listed some simple tips below that can help you to build and maintain a good credit history today and going forward. Do » Get a copy of your credit report yearly and make sure the statement is correct » Contact the creditor (s) to fix errors » Pay your bills on time » Try to keep your Credit balance below 50% of your limit » If you have balances over 50%, focus payments on these to improve them OR if in good standing with your creditor, you could ask for an increase to your limit – but do not spend more on this account!
Don’t » Use credit you don’t understand »G o over your credit limit – Again, try to use 50% or less. »W ait to report fraud or bad transactions »R epeatedly seek credit with different creditors »M iss your monthly payments – EVER!
Take a look at the “Credit Killers” chart that outlines the negative effects of having some credit mishaps. Interestingly enough, you may notice that credit mishaps or errors more quickly and drastically reduce a higher Credit score. Credit Killers

In direct opposition of the Credit Killers, you can make positive changes to your credit and have great results in just a few months! I always prefer to work with folks
who have credit concerns well before they need my services as a mortgage broker. Some simple advice and tips can be the difference between qualifying as a “B” client or as an “A” client with the best rates. It is very
exciting when I get the opportunity to help a client in advance like this. Closing any file is great and that is my job, however, coaching someone who needs help into qualifying is when we all really win! OCTOBER 3 - 17, 2014 METRO VANCOUVER NEW CONDO GUIDE 43

X61 MARINE DRIVE
Urban by Nature
p
// BY SUSAN M BOYCE
icture this: an urban home in one of North Vancouver’s coolest, trendiest new neighbourhoods. Now add in proximity to nature, transit, shopping and restaurants. Sound good? Well say hello to X61, a dynamic collection of condominium homes ranging from one- to three-bedrooms plus three exclusive two-level townhomes.
The Lifestyle You Love “This area has seen so much vibrant development over the past few years,” says project marketer, Sara Navabi. “People like the fact this is a truly walkable neighbourhood. You’re quite literally just steps from urban amenities like groceries, banks and, of course, the Capilano Mall, but you can enjoy the best of the North Shore’s famous nature and outdoor recreation in minutes.” Yet another hit with savvy urbanites, is X61’s easy commuter access to everywhere. “Downtown Vancouver is just a short drive over the Lions Gate Bridge, you can bike to the Lonsdale Quay or hook up to the Canada Trail, be on your way to Whistler in under 10 minutes via the Upper Levels Highway, and for students going to Capilano University, there’s a direct bus connection right at the corner.” Even better, X61 will contribute to this sophisticated lifestyle by bringing some brand-new retail opportunities. “X61 will be a four-storey building with three levels of residential above street-level retail,” Sara explains. “It’s another way we can contribute to further enhancing this urban paradise. Buyers who live here won’t have to choose between urban living or a natural location. At X61, they have it all.”
“ PEOPLE LIKE THE FACT THIS IS A TRULY WALKABLE NEIGHBOURHOOD”

The Sophistication You Crave Inside, X61 features style to satisfy. Here’s a hint: Fisher & Paykel stainless steel appliance package, laminate flooring throughout main living areas, built-in recycling station (why don’t more homes include this intelligent feature?), plus display niches in the kitchen islands. This is all about contemporary design that celebrates your good taste. “We’ve also identified a shortage of larger suites and new townhomes here in North Vancouver, so we’ve addressed that unsatisfied demand by including three-bedroom condos and two-level townhomes,” Sara says. “These homes give growing families who want to move back to the North Shore or downsizers who want to stay here new options — and that’s got them excited.” X61 will be located at 1061 Marine Drive in North Vancouver. Sales are anticipated to begin this fall with prices starting in the $200,000s. For more information and to priority register, visit X61Living.com.

THE ART OF SMART LIVING
How to get more out of every square foot of your home
storage solutions are some of the many elements that sophisticated developers are incorporating to allow you to have more useable space for less dollars. First time homebuyers, downsizers, and investors alike are now also putting on their creative hats to find ways to get more out of every square foot. Here are some insights on what to look for in a floorplan layout and how to choose the right type of furnishings to get more space out of your new home.
1) Assess your lifestyle needs Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. A
s one of most livable cities in the world, Vancouver’s real estate landscape is becoming more competitive and many developers are evolving their home design by finding smarter ways to optimize spaces for modern condo living. Design improvements such as open plan concepts, larger window walls, higher ceilings, and intelligent
50 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
Do a bit of planning before shopping for a home. Audit your lifestyle and understand how you plan to use your space. If you know that you rarely cook at home, then consider a home that has a built-in breakfast bar in the kitchen. That way, instead of having a dining room table, you can use that extra space to expand your living area and set up a media room if that’s your priority. Understanding your own lifestyle can help you come up with other space saving ideas, so — assess your habits before you search!
2) Look for developers who provide great architectural design
Maximizing space while maintaining smooth traffic flow is key. Hallways can be one of the largest sources of wasted space while door openings and swings can negatively impede the home by interrupting wall space. Sliding or pocket doors can often help efficiency. Also look for higher ceiling heights (higher than standard 8’) and large window walls that span across the living area to allow more natural light. In addition, homes that offer smarter storage solutions such as a “Lazy Susan” in cupboard corners, bathroom vanities, pull-out pantries, and built-in shelving units can vastly improve your use of every square inch. Look out for these details when visiting display homes and be sure to ask which features are included.
3) Smart furnishings are essential
Beyond architectural design, selecting the right furnishings for your home can make a big difference. Reduce clutter by making sure every furniture piece is essential to your daily needs and invest in multi-functional pieces. Seek out innovative and efficient furniture and interior designers such as Flûff Design & Décor and Resource Furniture. Creative ideas such as folding transforming bed systems, ottomans and sofas that do double duty as guest beds, and collapsing dining tables are just a few of the amazing ideas out there. Thinking of creative solutions to fit your lifestyle and understanding architectural design fundamentals can go a long way to maximizing your living space.

hopping for a new condominium is an exciting process. But, as with all substantial purchases, there are important considerations to be weighed before making your final decision. With this column, I hope to give you a framework for making a wise and informed purchase. Firstly, if you don’t need to move into a new home immediately, you should know that there are significant advantages to buying your condo during a development’s planning stages. In order for a builder to receive construction financing, that builder typically needs to show that 65 to 75 per cent of the suites have been sold. To reach this goal, it’s in the builder’s best
56 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
interest to offer better prices earlier on in the sales process. Buying early can result in substantial savings, and offers the greatest equity growth potential. It also allows you a much wider selection of floor plans and locations within the building. Consider where you want to live. While the most important factor influencing price in real estate is location, this doesn’t mean that the priciest section of town is necessarily the best for your personal lifestyle. Consider proximity to your workplace, and to the kinds of amenities you feel are important, whether that means shopping, restaurants, greenspace or recreational centres. Once you’ve zeroed in on a particular condo development, it’s equally important to consider the location of the unit itself within that development. Examine proximity to the elevator, street noise levels and the quality of the view; often, the higher the floor, the higher the price. This raises the question: how much do you want to pay? Your personal budget may not allow you to buy the penthouse of your dreams. Again, weigh what’s most important to you. Some factors to consider when selecting your suite include functionality of the layout; exposure to natural light; ceiling heights; and access to a balcony or other outdoor space. A development’s curb appeal will affect both the enjoyment of your home and its resale value. The same applies to density – the fewer people sharing your development’s facilities, the better. All condos are not created equal. What’s behind the walls – mechanical systems, for example – is just as important as those things you can see, though admittedly more difficult for a homebuyer to judge. That’s why choosing a builder with a good reputation is crucial. Research prospective builders by gathering information, by visiting existing developments, speaking with current owners and by researching the equity growth of their homes as compared to others. Be sure to check the builder’s Tarion rating. Tarion is a government-regulated organization which licenses all new-home builders in Ontario and provides safeguards to all new-home purchasers. Finally, make sure that the builder has a strong customer service team with extended hours. There’s no denying that buying a home is an emotional process. Just be sure not to let your heart rule your head.

MORTGAGE ADVICE
// BY ALYSSA RICHARD
WHY YOU SHOULD PAY ATTENTION TO THE BANK OF CANADA
E
Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.
very six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment. To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.
If you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (currently that would be 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. As of the latest BoC rate announcement, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come. 68 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014

“ THE RIDGE AT BOSE FARMS IS SURREY’S MOST POPULAR COMMUNITY.” - NICOLE CASTLE
THE RIDGE AT BOSE FARMS Bold New Country Lifestyle
i
// BY SUSAN M BOYCE
t’s been one year exactly since The Ridge at Bose Farms first started pleasantly surprising buyers looking for something unique in a condominium home. And now, the news people have been waiting for is here: the third phase in this one-of-a-kind master planned community is about to be released. “With more than 128 homes sold in just 10 months, The Ridge at Bose Farms is Surrey’s most popular community,” says sales manager Nicole Castle. “And this new release of just 56 homes is located on an absolutely prime part of the property — backing on to the 12-acre heritage forest and overlooking the original Bose homestead, new garden plots and herb gardens as well as the famous Bose Potato Barn. All this, and you’ve got views to the North Shore mountains and across the valley as a backdrop.” Dazzling Lifestyle One look inside, and it’s easy to understand why these homes are a hit with every generation — from first timer urbanites to active downsizers. The feeling is airy and sophisticated, like a contented sigh that says “ahhhh, I’m home.” There’s an intriguing blend of über modernism with the sheer fun of industrial edginess. Hint: elegantly minimalist faucets, warehouse-inspired pendant lighting in chrome, quartz countertops, and high gloss, easy clean cabinetry. 72 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
Harvest at The Ridge Festival Already becoming a social hub with festivities including screening of the Classic Hockey match, a barn dance, and even a wedding proposal party, the restored Bose Potato Barn will once again be a star attraction on Saturday, October 11th, 2014. From noon to 4 p.m., floorboards will be rockin’ to live music at the community’s Harvest at The Ridge Festival. Come on out to experience heritage in the making with games, prizes, and plenty of harvest treats from a local caterer. A great opportunity to learn more about this community and everything these homes have to offer too. Oh and here’s a tease. Roger Bose, a third generation Bose family member who grew up here, will be reading an excerpt from the soon to be released Historic Bose Farm’s Story. This book is a celebration of this iconic Surrey legacy and proud statement of its dynamic new future. Don’t miss this exciting sneak peek. The Ridge at Bose Farms’ presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 16390 – 64th Ave. in Surrey. Priced from $189,900. ook at the size of that deck. It’s huge. And a washer/dryer in my suite? Oh yes! I think I just found my perfect home.” The woman in Jade’s presentation centre is looking at a top floor apartment home on the scale model. Her smile says even more than her words as she heads toward the wallmount floorplans to take a look at the layout of the suite that’s captivated her heart. “I’m going to get $10,000 off the price plus I’ll be able to walk to work at Langara… bonus.” Okay, so I’m already thinking big time cycling routes right outside the door, but she’s right — this is one very central, very dynamic location. Which is likely why Daniel Sidhu says people who already live in the Fraser neighbourhood are thrilled by this boutique collection of just 29 homes. “It’s five minutes to the Canada Line, Oakridge, two community centers, schools, and a ton of restaurants. When you think about it, you really don’t need a second car, or even a car at all.”
Sizzling Style A quick look at the kitchen vignette reveals these homes are packed with classy, intelligent design. Sure there’s the obvious: white Shaker cabinetry, elegant glass subway tile backsplash, stainless steel appliances. But there’s also plenty of details you might not truly appreciate till you’re moved and settled in: soft close on upper and lower cabinetry — oh the quiet — extra-deep industrial chic sink, and one of my favourites, under-cabinet puck lights so I can really see when I’m prepping my next culinary experiment. Around the corner, I hear a soft exclamation of delight. The Langara lady has discovered Jade’s square, rain forest showerhead in the ensuite. I have to agree, it looks awesome — just the thing for a wake-me-up quick morning refresher or wind-me-down relaxer at the end of a long day.

NEIGHBOURHOOD SPOTLIGHT
HISTORY, CULTURE, ARTS AND FOOD Chinatown embodies the best of everything Vancouver has to offer // BY SHAWN CONNER
A FEW YEARS AGO, some enterprising folks
decided it was time to give Vancouver’s long-running Chinatown night market an overhaul. The food and trinket stalls could stay, of course. But alongside those market standbys, the new night market would introduce some innovations designed to draw a younger, hipper crowd. Suddenly, the inner-city event was host to kung fu movies screened on the sides of buildings, ping pong demonstrations, and sale items other than cell phone covers. The new night market was unveiled in the
84 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
summer of 2013, and doubled the attendance of the previous year. It also signaled a transformation that was already happening in the area, and which has only ramped up since. While vegetables, fruit and fish spill out from numerous side-street storefronts, as they have done for decades, other aspects of the neighbourhood are decidedly shiny and new. Bars, restaurants and condo developments have been proliferating at a pace that has both residents and passersby doing double-takes, and trying to recall: what was there before? They have good reason to ask. Chinatown’s history is rich and exotic, and there’s always the chance that the next new business that goes up might replace a remarkable, historical gem. Originally settled in the late 1800s by Chinese workers brought
to Canada to build the Canadian Pacific Railway, Vancouver’s Chinatown is one of the oldest (and is the second largest) in North America. In the 1970s and ‘80s the area boomed, but growing problems from the neighbouring Downtown Eastside, like poverty, drug addiction and crime, seeped into the area. However, more recently, a diverse group of entrepreneurs, artists and developers have been turning things around. More often than not, they — like the organizers of the refurbished night market — are careful to respect the neighbourhood’s roots, while bringing something new.
Recent developments in the area include Ginger, a (sold-out) 78-home development that uses Asian motifs such as a floating abacus and red dragon wall in the building’s main entry. Another Porte development, Framework, uses architectural design like cascading rooftops to blend in with existing structures. “We wanted it to fit in with the area,” Jeanette Chaput, Director of Marketing & Sales for Porte, said. “So we did the brick façade to tie in with the buildings next to it.” Due for completion this year, Framework has 61 homes. Fifteen have already sold so far. “It’s mostly younger to middle-age professionals, and people already living in Vancouver,” Chaput said of buyers into the building. “They’re a bit more creative and they like that the area’s a bit edgy, and developing. And they appreciate the size of the homes, which are bigger and at a better price-point than you’d normally get in Vancouver.” Solterra’s Keefer Block is home to 81 boutique one-, two- and three-bedrooms. It features the kind of amenities young urban professionals might be looking for — a rooftop community space with an outdoor movie theatre, community gardens, a dog wash station and a bike repair station. (Chinatown is near Strathcona, Gastown, downtown, the Sea Wall and the Main Street SkyTrain station — which makes vehicle ownership, unless you commute, pretty much unnecessary.) People moving into the area are coming for the location, the history, and for the neighbourhood’s vibrancy. It helps that several of the city’s coolest cafes, shops and bistros have opened up there in recent years. Residents and visitors can enjoy craft beer at the Caffé Brixton and the London Pub. Bao Bei Chinese Brasserie is Chinese nouvelle cuisine. The Keefer Bar caters to the night-time cocktail crowd, while Fortune Sound Club hosts national and international musical acts, from indie-rock bands to DJs and hip-hop crews. Those seeking more traditional fare will find it at Hon’s Wun-Tun House and New Town Bakery and Restaurant, along with fresh food from the many nearby grocery stores. For quirk, there’s the Jimi Hendrix Shrine, a small, makeshift tribute to the rocker who, as a child, would visit his grandmother in the area once known as Hogan’s Alley, which borders Chinatown. For all its hectic pace, Chinatown is also home to the Dr. Sun Yat-Sen Classical Chinese Garden, an urban oasis where tourists and locals can find a moment of peace minutes from downtown. Chinatown has its boosters, including real estate marketer and art collector Bob Rennie, who has made OCTOBER 3 - 17, 2014 METRO VANCOUVER NEW CONDO GUIDE 85
Chinatown the home of both his office and his private gallery, the Rennie Collection. He explains, “Being an Eastside boy myself, I know that Chinatown can never go back to being the Chinatown of my youth. However, I wanted to be a part of the stabilization of one of the most important architectural and cultural precincts in my city. The unique feature of Chinatown is that there are no “super blocks,” forcing all of the new merchants to be small, independent and often find creative used for the space available. It’s really the ultimate walking neighbourhood.” Filmmaker Julia Kwan, who also grew up nearby in East Vancouver, has made a documentary, “Everything Will Be”, about the neighbourhood. The film, which will screen at this year’s Vancouver International Film Festival, features interviews with over a dozen Chinatown residents. Kwan told a local publication in September, “I used to spend every weekend there, because my parents worked in Chinatown. She [Kwan’s mother] would introduce people, saying ‘This is your aunt and uncle’…[even though they were] not related. There was this great sense of community and I really miss that and I really wanted to talk about that in the film and show the sense of community that’s changing.” The challenge, as Kwan, developers and residents both new and old know, is to retain Chinatown’s sense of community and identity, while pulling it into the 21st century. That’s something the organizers of the new night market grappled with, and successfully — to an extent. Though attendance increased, the night market didn’t reappear in 2014. Organizers sited the prohibitive expense vendors faced in setting up and tearing down each night. However, it might return in 2015. If so, there’ll be plenty of new residents to appreciate it.

125 (mortgage amount $125,000)

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
94 METRO VANCOUVER NEW CONDO GUIDE OCTOBER 3 - 17, 2014
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
