GEAR UP

You’ve set your sights on moving and now you’re looking for the perfect new neighbourhood to call home. You’ve started in the right place. Our guides are designed to educate and inspire you during your search for a new place to call home. Here are a few tips that I hope will help to get you geared up for your search. First, explore the neighbourhoods you really want to live in. Do you feel comfortable when you walk around a community? Will it have everything you need within close proximity? You can research areas online, but nothing beats an actual visit. Look for facilities such as transit and commuting options if you need them. Make a list of the amenities you may want and need close by as part of the overall community plan. Try to anticipate what you’ll want in five years’ time. Have kids or planning
on having them? Check out the school situation now. The good news is you’ll find most new communities have plans in place for schools or already have schools close by. Be creative in your search. Tell everyone you’re looking so they can keep an eye out for you too. Before you head out to visit a new community, be realistic about what you can afford. There are many other benefits of buying new — amazing attention to architectural styling, functional floorplans and more natural light being most prevalent. Remember, new communities are often up-and-coming areas. You have the advantage of being among the first to live there. Let us know if you’ve discovered a community that you think is worth mentioning in an upcoming issue. We’d love to hear from you!

In the epigraph to City of Glass: Douglas Coupland’s Vancouver, the author writes: “Sometimes back east in Toronto or Ottawa, I hear people say, ‘Hey, are you going to Van this year?’… and I can’t help but shake my head and wonder. In Vancouver there is East Van and North Van and West Van, but never merely Van. Calling Vancouver ‘Van’ is like calling San Francisco “Frisco” ... No — it’s worse than that — it’s like calling Portland ‘Portl.’” Within the broad areas of Vancouver that Coupland mentions, there are too many diverse neighbourhoods to mention in this small space. Suffice it to note that, depending on which angle you view Vancouver from, you’ll get vastly different
impressions of this city; there really is a Vancouver for everyone. Two issues ago, New Condo Guide started exploring these pockets of the city in what is now a regular Neighbourhood Focus feature. This feature is intended to give our readers a glimpse into the communities they’re considering buying property in, since, as the saying goes, “There are three things that matter in property: location, location and location.” We’ve already explored two neighbourhoods in North Van, Lonsdale and Lynn Valley. In this issue, we head to South Surrey to get the scoop on Morgan Crossing. Happy reading!

YOUR PASS TO SERENITY // BY SUSAN M BOYCE LOOKING FOR A HOME THAT EPITOMIZES THE BEST OF THE NORTH SHORE LIFESTYLE?
A home that boasts contemporary features, easy connectivity to everywhere and a serious commitment to sustainable living? Well if you haven’t checked out The Shore in North Vancouver’s Hamilton neighbourhood, you just might be missing out on the home of your dreams. “The Shore is the last, comprehensively planned purely residential community that will be built south of Marine Drive,” says Eric Andreasen, Adera’s Vice President of Marketing and Sales. But make no mistake, there’s plenty more giving this masterplanned community a unique outlook on life.
Inside, The Shore boasts a welcoming combination of casual comfort and sophisticated minimalism with a cross-generational appeal. The look is clean, crisp and elegant: curved glass hood fans, quartz countertops, wide-plank engineered wood flooring and ensuites to inspire pure, unadulterated self-indulgence. Naturally, all top floor homes include one of Adera’s signature rooftop lanais. “From here, you’ll have 360-degree views to the North Shore Mountains,” Eric says. “And in the winter, once the trees shed their leaves, many of these homes will have views right through to the Vancouver skyline.” “We’re seeing a huge response from young people who grew up on the

Already acknowledged as a North American leader in environmental stewardship, Adera is proudly continuing their tradition of green, sustainable development at The Shore. “We will be LEED for Homes Mid-Rise Certified. Plus, owners will have automatic membership in the Modo Car Co-Op, and there will be plenty of secure storage for alternative methods of transport like bicycles,” Eric says. The Shore is also Adera’s second six-storey, pure wood-frame condominium community — a new building form the company rolled out, to great acclaim, at Sail in UBC’s Wesbrook neighbourhood. And let’s face it, there’s nothing quite like being part of a great success story.

YOUR NEW HOME WARRANTY
I
f you’re in the market for a new home or recently purchased one, you’ve likely heard about new home warranty insurance — also called the 2-5-10 warranty, third-party warranty or mandatory warranty.
Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.com or follow him on Twitter @mac_marketing
BUT WHAT IS HOME WARRANTY INSURANCE? In short, it’s Canada’s strongest homeowner construction defect insurance. Regulated by the Homeowners Protection Office (HPO), all new single family and multi-family homes for sale in British Columbia are required by law to carry mandatory third party insurance for construction defects. All licensed and registered builders are required to receive approval from the HPO prior starting construction. HOW DOES IT WORK?? While independent insurance companies provide this coverage, the HPO sets minimum standards of coverage to ensure a consistent level of homeowner protection. However, in some cases, builders have elected to go above and beyond standards and provide homeowners with an extended 2-10-10 warranty. Licensed registered builders are required to purchase the new home warranty from a registered third-party insurer for each home they build. The cost of this insurance is built into the purchase price of the home, commences at time of occupancy or legal transfer to first owner, and stays with the home regardless of transfer of ownership.

For major systems such as plumbing, electrical and heating the warranty extends to 24 months. In multifamily homes, common property areas are covered for 15 months. ›› Five Years Of particular importance with our wet climate, the 5-year warranty period pertains to the building envelope and primarily concerns issues that can be caused by water penetration. This covers components that separate the indoors from the outdoors, such as exterior walls, foundation, roof, windows and doors. ›› Ten Years The ten years on labour and materials defects refers to issues that result in the failure of a load-bearing part of the home, or causes structural damage to the foundation.
OK, BUT WHAT’S WITH THE 2-5-10? The warranty protects homeowners from a range of construction defects related to materials and labour for specified periods of time: ›› Two Years Two years on labour and material defects refers to items or issues that are specific to the interior of the home. Many of these items will be addressed at time of deficiency walk-though with your builder prior to occupancy. However, in the event that deficiencies are missed, the first 12 months covers items such as such as damaged appliances, improperly installed cabinets, scratched floors, paint defects, etc. For major systems such as plumbing, electrical and heating the warranty extends to 24 months. In multi-family homes, common property areas are covered for 15 months.
Just as important as what’s included in your warranty is what’s excluded. To avoid any surprises, be sure to read your warranty policy thoroughly to understand key dates, terms, limitations and your obligation as a homeowner to properly maintain your home. For any questions contact the Homeowner Protection Office at 1.800.407.7757 or visit their website at www.hpo.bc.ca.

ust as several people can weigh the same but carry a variety of shapes, so too can condo suites share the number of square feet they encompass, yet live differently. New-homeshoppers often look at square footage as being more important than layout, but this is a counter-productive way to make a decision. The configuration and flow of the rooms can have much more of an impact on livability than the numeric measurement of the space. This is particularly important for those wishing to move from large detached homes to condos so they can enjoy carefree, maintenance-free living. Over the past decade, we have seen a revolution in condominium suite design, and today’s developers offer open-concept layouts that make the most of every square foot. They factor in large window walls to let natural light flood the living areas, and with ceiling heights at nine ft. or often more, the feeling of spaciousness increases. Linear kitchens eliminate the need for a wall separating this area from the main living space, and the effect is glorious. Many designs incorporate sliding
Whatever your age and life circumstances, you may be surprised at how a smaller square footage can work to your benefit. Keep an open mind, consider layout along with square footage and tour as many model suites as possible to gain a real appreciation for today’s spectacular designs. 28

barn doors that can open up even more of the space, and balconies add an outdoor extension of your living area. A lot of empty-nesters are “rightsizing” their living space by moving to a condominium, and they are often delighted with how “large” their new suites feel. Of course, they need to pare down possessions, and for many, this process offers a feeling of freedom. Moving into a shiny new uncluttered space is wonderful. Another element of condominium living that makes a big difference in day-to-day life is the inclusion of amenities in these beautiful buildings. Amenities are essentially extensions of your living space. When you have a spacious, well-equipped fitness centre in your condominium, there is no need to find space for exercise machines in your private living area. If you want to host a graduation party, baby or wedding shower, anniversary celebration or any large gala, just book the party room and save wear and tear on your kitchen, living room and dining area. Keep in mind, too, that smaller condominium suites have ushered in a new era of affordability in the new-home market. First-time buyers are finding they can enjoy the thrill of home ownership by starting out with a compact condo that lives larger than its square feet. Young people today do remarkably well in smaller condos. For one thing, they favour casual living and are just as happy eating dinner at a breakfast bar and watching television on their laptops. They do not require great expanses of space, because they pass up large dining and living room furniture and opt instead for a couple of comfy chairs, a loveseat and an ottoman. Even in lowrise housing, layout is often more important than the raw square footage when it comes to livability. If
Many designs incorporate sliding barn doors that can open up even more of the space, and balconies add an outdoor extension of your living area. you’re thinking about making the move to a condominium, study the floorplans, look at the amenities and be realistic about what you need and want. Look around for multi-purpose furnishings and come up with creative ways to maximize space. If your plan has a den, you can use it as an office and keep a day bed in it so that in the evening, voila — you have an extra bedroom for a guest. Whatever your age and life circumstances, you may be surprised at how a smaller square footage can work to your benefit. Keep an open mind, consider layout along with square footage and tour as many model suites as possible to gain a real appreciation for today’s spectacular designs. BUYER PROFILE
DONNA AT ROLSTON Defining a Vancouver neighbourhood // BY SUSAN M BOYCE
t
he design concept was packed with off-the-scale wow factors. The location at the gateway to downtown Vancouver’s Uptown neighbourhood and just steps from the Seawall was one-of-a-kind. And for Donna, the decision to purchase was a no-brainer. “I got so excited when first heard about the concept and location, but when I walked into Rolston’s presentation centre I totally fell in love,” she says. “I loved the look of the building and the way the balconies are staggered. I loved the colours and the great use of space inside the suites. And being so close to the water, the Seawall, shopping and the entertainment district is absolutely amazing.”
Sharing the Vision One of the first people to purchase at The Rolston, Donna had no hesitation sharing her discovery with friends and associates. On that first visit, she brought a group of people with her, including her lawyer plus a firefighter friend and his friend. She immediately snapped up two suites as investment properties. Her lawyer and both firefighters also bought — one as an investment, the other two as a place to call home. “Rather than buying into a building after everything is complete, we’re getting into a very up and coming neighbourhood at the entry level,” Donna says. “I’ve always liked presales because not only can you typically make choices about interior fixtures and finishing, but your property will also only keep increasing in value as the area continues to develop.” She adds that Uptown has a special appeal to young professionals and creatives like actors or sculptors — people who want to live, work and play in the same neighbourhood. “It’s definitely quite a different demographic than you find in
a location like Surrey or Langley. Most of the people who choose to live downtown also work here. So for many of them, getting to the office means just hopping on a bus or taking a 15-minute walk.”
PICTURED
Donna and Don make time for a weekend getaway in Birch Bay.
Cool Design The Rolston’s architecture, Donna admits, was one of the things that captured her heart. “It has a very playful, funky look. It’s eye-catching and very different from the typical residential tower.” And she likes the fact it’s not an impersonal highrise but rather an intimate midrise. “It’s also been really cool seeing the evolution of our group who bought here,” Donna says, adding that with a pure stroke of serendipity, her lawyer is now doing conveyance at… you guessed it… The Rolston. The Rolston’s presentation centre is located 1265 Granville. For more information visit therolston.com or call 604.782.0821

CONDO PROFILE And here’s yet another super-cool feature. The sleeping area is sectioned off with a three-panel, frosted glass pocketdoor that disappears neatly into the wall when not in use. “Plus the closet organizers are included,” Amy says. Then she gives a conspiratorial wink. “So you don’t need to test your relationship by having to go to IKEA and then figure out how to put some shelves together. At Verve, you just move your stuff right in.”

t
hink a good thing can’t get better? Well, think again, because the second building at Verve is now underway and it’s already recreating the outstanding success of Verve’s first offering. “When buyers see the size of our floorplans, the prices, and the location, they get so excited,” says sales manager Amy Mackenzie, adding that building one is now almost sold out. “At Verve, you simply get more for your money — period.” And she can’t wait to prove it.
AFFORDABLE BY DESIGN
We start with the first of Verve’s two display homes — a junior onebedroom. “People come from Vancouver and their jaws drop — literally — when they see this suite,” Amy says. One quick glance is all it takes to understand why. First of all, this beauty is over 540-sq.-ft. — meaning it’s bigger than the average. But it’s the kitchen that surprises me most. Everything is full-sized — fridge, stove, dishwasher, quartz centre island. There’s even a full-height pantry wall… really, a pantry wall in a junior one-bedroom. “Well, let’s face it, even though you’re buying a compact home, you still want to eat and entertain — right?” Amy says seeing my look of disbelief. “Now here’s something I get really excited about,” Amy says opening a closet door to reveal a full-sized washer/dryer with a storage area beside it. “One of the things people always tell us they want is somewhere to store their cleaning supplies and brooms. This is it.” Brilliant.
“ AT VERVE, YOU SIMPLY GET MORE FOR YOUR MONEY — PERIOD.” AMY MACKENZIE
SOLID INVESTMENT
“Verve is a great opportunity to buy into a neighbourhood where values are already appreciating,” Amy says. “We’re close to schools, parks, plus shopping and restaurants. There are tons of festivals and cultural events especially at Holland Park. And when you do need to go to Vancouver, the SkyTrain is only a six-minute walk away. I know because I’ve done it… in heels.” Verve’s presentation centre and two furnished display homes are open noon to 5 p.m. daily except Fridays at 10119 Whalley Blvd. in Surrey’s Central City neighbourhood. Floorplans range from junior one-bedroom to two-bedroom and den. Priced from $169,900. For more information, visit porte.ca/verve or call 604.58.VERVE (604.588.3783).

away. Yes, you read correctly, a few steps from your front door. Forget the car, residents at Morgan Crossing can enjoy an ecofriendly way of life by leaving the car at home and walking to all the essential amenities. From a variety of gourmet restaurants, to groceries stores, to the local drug store, there are over sixty retail shops and services at Morgan Crossing for your convenience. With 1,600 buses, 260 Compass Vending Machines and 4,400 card readers, the project has already made an impression on the community. The reloadable Compass Card will replace over 150 different tickets and passes and usher in increased flexibility, convenience and security for customers who take 1.2 million trips a day on transit. And 3 Civic Plaza puts you right in the heart of this dynamic new downtown core. Vision Realized
“The City of Surrey has already invested more than a billion dollars into residential, commercial and infrastructure as part of the Mayor’s plan to reinvent this new downtown core,” says Scott Brown, Collier International’s senior vice president of residential marketing services. “It’s this partnership and co-existence with the private sector that means there’s no question 3 Civic Plaza will come to fruition. Savvy buyers recognize it as a safe, no risk opportunity and they’re embracing the opportunity.” It’s no idle boast. “The proof is in the premium,” Scott says. “The fact 3 Civic Plaza sold 50 per cent of the homes in our first release within just a month of opening shows Surrey is well on its way to

Mom on the run sings praises of ZIPCAR World’s leading car-sharing network redefines way this generation thinks about alternative transportation // by Janine Mackie
a
sk most soccer moms to toss the keys to the family minivan and you’re sure to get a look of panic. Evidently, you haven’t met Giuliana ("Jules") Bertuzzi, a professional accountant, Vancouverbased film and television producer and single-mom. Last fall when her vehicle required major repairs, she hypothetically played with the idea of life without a car. Her 10-year-old daughter tried to talk her out of it, but when Giuliana suggested to her that they could take a trip to Europe with the money they’d save, her daughter was willing to give it a try. As an avid cyclist, Giuliana didn’t initially miss life without a gas-powered vehicle, but when her daughter’s soccer games were scheduled across town, or when Giuliana was working on productions in the Fraser Valley,
she decided on a whim to try Zipcar, a car-sharing service that allows members the freedom to borrow a car by the hour or by the day. “Wheels when you want them . . . sounded pretty good to me,” said Giuliana. “I think there’s this perception that it’s hard or complicated, but it’s not.” So easy in fact, members use Zipcar as an alternative to the costs and hassles of owing or renting a car. Gas, mileage up to 200 km a day and insurance are all included in the hourly rate which starts from just $8.25 an hour, in addition to the $65 yearly membership. There are also business rates and promotions similar to frequent flyer points. When the gas tank drops below a quarter, Zipcar users are asked to fill-up using the gas card that’s provided. Zipcar’s car sharing service is a key part of integrated mobility services in cities around the world, and is the only car sharing model that has been proven to reduce parking demand, traffic congestion and overall emissions while also helping to increase public transit ridership, walking and biking. There are about a dozen Zipcar lots in the Vancouver-area from UBC to Burnaby, as well as one at the corner of 7th and Granville, just a block from where Giuliana lives.

“It’s so easy...I can even book a car an hour before needing one using the app on my phone.” For Giuliana the service has proven to be a smart, affordable and convenient alternative to car ownership. She uses it once or twice a week to get to soccer games and for the occasional big grocery order at Costco. The rest of the days she rides her bike or uses public transportation to get to her office in Gastown. “One of the best things about getting rid of the car is walking my daughter to and from school and having great conversations. Before this we were just always in the car.”
Zipcar’s car sharing service is a key part of integrated mobility services in cities around the world, and is the only car sharing model that has been proven to reduce parking demand, traffic congestion and overall emissions while also helping to increase public transit ridership, walking and biking. For other consumers, Zipcar provides a fun and flexible option should they feel like flirting with the experience of driving a different type of car such as convertible, pickup or SUV. Giuliana’s vehicle of choice is a hybrid, which she remarks seems to always be available when she needs it whether for business or personal use, and is in line with her attempt to live sustainably by reducing her carbon footprint through altering her methods of transportation and diet. “Definitely, it has been part of a transition for me to towards a healthier lifestyle and set a positive example for my daughter in terms of making good choices,” said Giuliana. “Yet I did make her a promise that if it got too hard, we could always get a car. So far everything has been great, and we even took that trip to Italy!” While she has only used Zipcar in Vancouver so far, Giuliana looks forward to using Zipcar down the road when she travels to other cities across North America. Park Avenue Experience the New Surrey // by Susan M Boyce Park Avenue’s dazzling front lobby.
i
t’s über-urban, undeniably sophisticated and super connected. Say hello to Park Avenue, the newest addition to Concord Pacific’s dazzling Park Place community in Surrey’s City Centre neighbourhood. And with excavation now underway, the vision is becoming reality right in front of your eyes. Connect to Your World
“Park Avenue is part of Surrey’s largest, urban masterplanned community,” says Cody Ma, project manager at Concord Pacific. “And if you want to talk about a transit-oriented, pedestrian friendly community, this one is tough to beat. Everything here revolves around walkability and the ebb and flow of transit.” Here’s the short version: a three-minutes walk to the first stop on the SkyTrain to downtown Vancouver (meaning you know you’ll always get a seat), five minutes to Surrey Centre Mall where you’ll find more than 150 shops and services including T&T Market, easy access to SFU and the new Surrey City Hall and Library, plus outstanding proximity to some of the city’s finest parks and outdoor recreation. “All this, and right outside your front door you’ll find neighbourhood services like Fresh Slice as part of the community’s commercial plaza,” Cody adds. Invest in Your Future
“Savvy homebuyers and investors have identified Park Avenue as an obvious hotspot for growth
Everything here revolves around walkability and the ebb and flow of transit. Cody Ma potential — in fact, we’re already more than half sold,” Cody says. “They can see the benefits of being in Surrey’s new downtown and a SkyTrain station because, historically, real estate values increase rapidly when you’re close to a major transit hub. And with prices starting at $183,900 and 250 homes priced below $250,000, it’s a perfect blend of convenience and value.” Resort Living Everyday
Inside, Park Avenue is all about no-compromise luxury. Europeaninspired kitchens feature sleek, integrated appliances, gas cooktop, quartz counters, and marble tile backsplash. As you’d expect, soft-close cabinets and spa-style ensuites are included, but what you might not anticipate are the many views of Greater Vancouver and even Mount Baker in the distance. Wondering about amenities? Well, Park Avenue’s got what you crave — and then some. Concierge services, outdoor swimming pool with private cabanas and hot tub, a karaoke media room, private tennis court, sky-garden with outdoor fire pit, even a putting green. “It’s the most amenities ever seen in one building anywhere in Surrey,” Cody says. Experience for Yourself Park Avenue is located at Whalley Blvd. and 100th Ave. in Surrey. New presentation centre with display homes and spectacular floating staircase feature are open noon to 6 p.m. daily at 9908 King George Blvd. (right next to the King George SkyTrain Station). Carshares, transit & active transportation
Changing the way we think about moving // by diane duflot
t
he ever-soaring prices of gas, the amount of time spent in traffic jams and the inconvenience of finding parking perhaps make it clear why individuals are increasingly embracing methods of transportation other than the use of a full-time dedicated personal vehicle. On top of this, limiting one’s car use benefits health, finances, relationships and the environment. As alternate modes of transportation multiply, it’s becoming easier and easier to reap these benefits. Public transit, cycling and carshares are among the ways to leave the family car behind. I recently sat down with representatives from TransLink, Active Transportation Vancouver and three of the city’s carshares to find out how Vancouver is keeping pace with the times.
WalkScore In a city whose real estate is as expensive as Vancouver’s, it makes sense to reserve as much money as possible for a down payment and mortgage payments, and to forego a car altogether or to cut down to one car per family. This is where alternative modes of transportation come in handy. The first step for those in the market for a new home who would like to limit car use is to investigate a neighbourhood’s walkability. With resources like WalkScore, it’s now easy to determine what types of resources are within walking distance in any given community. For those homeshoppers who want to give up a car altogether, WalkScore is an important resource, allowing them to see if all the amenities necessary for them to run their daily errands will be accessible to them without the use of a car. Even those among us who are not ready to give up regular use of a dedicated vehicle might want to pay attention to our neighbourhood's rating on WalkScore, not only because, as WalkScore’s website underlines, “Cars are the second largest household expense,” but also because it reports that “one point of WalkScore is worth 3K in home value.” With the sustainability of our culture’s reliance on fossil fuels coming

increasingly into question, it might behoove even the most car-reliant among us to look at what the value might be to future homeshoppers of being close to the services they need on a daily or weekly basis. TransLink Public transit is also of key importance to homeseekers and developers with a view to the future. Many developments in the Lower Mainland now tout their proximity to SkyTrain stations as a key selling feature. If one is able to walk to regular errands on foot and hop on the SkyTrain for a daily commute, owning a car seems almost redundant. Why compete with so many other cars on the road trying to get from home to work and back when public transit in Vancouver is so steadily making improvements to its existing lines, as well as increasing its reach by constructing new lines (see “Seven Station Upgrades” and “Canada and Evergreen Lines,” also in this issue)?
If TransLink isn’t enough to get you from A to B, it might worth considering whether a combination of cycling and public transit would work for you. Just as TransLink is making improvements to its service and expanding its service area, so Active Transportation at the City of Vancouver is making improvements to the city’s existing cycling infrastructure.
Active Transportation If TransLink isn’t enough to get you around, it might worth considering a combination of cycling and public transit. Just as TransLink is making improvements to its service and expanding its service area, so Active Transportation at the City of Vancouver is making improvements to the city’s existing cycling infrastructure. The City of Vancouver’s Active Transportation Policy Council would like to see Vancouverites decrease their dependence on private vehicles. Transportation 2040, a long-range policy that outlines walking and cycling as high priority in Vancouver, mandates that by 2020 half of all trips should be made my sustainable modes of transportation and that this number should increase to two thirds of all trips by 2040. The city already has 250 km of bike network and is currently upgrading the existing bike corridors as well as increasing that already large network. Dale Bracewell, city manager of Active Transportation, indicates that the goal is to make “both walking and cycling safe, convenient, comfortable and delightful.” Active Transportation wants to ensure, according to Bracewell, that cycling is accessible to “all ages and abilities.” He has in mind both the safety of the new cyclist and that of the senior who cycles to stay healthy. Also key to Active Transportation’s goals is promoting the resources that already exist for walkers and cyclists in Vancouver, to further encourage walking and cycling. These modes of transportation, help individuals stay healthy and remain socially connected. After all, people are more likely to connect with their neighbours as they make their way from A to B outside of the confines of a car. metro vancouver new Condo Guide / connections 13

From 2008 to 2011, cycling was the fastest growing transportation mode, with 40 per cent growth, nearly 20,000 more trips citywide, increasing the cycling mode share from 2.9 per cent to 3.8 per cent.
Overall, from 2008 to 2011, the total sustainable transportation mode share increased from 40 per cent to 44 per cent, moving Vancouver closer to its Greenest City and Transportation 2040 goals.
TransLink Trip Diary demographic data also shows a much higher proportion of girls and women walking and cycling, seen to be an indicator of the quality and safety of a city’s infrastructure.

bikeshare Council approved moving forward with BikeShare in July, and this is another important contribution toward making it safe, convenient and comfortable for people to cycle in Vancouver. BikeShare is also expected to reduce the number of trips taken by car by allowing ready access to bikes for impromptu trips. Further to this, it helps those who aren’t ready to commit to regular bike use to cycle occasionally. carshare “What about those nights that I’d like to drive downtown to meet friends for dinner and a drink?” you may ask. This is where a carshare like Car2Go, which is often used for one-way travel, finds its niche. Members pay by the minute for the amount of time they use their car, with discounted rates for hourly and daily use. Car2Go's fees include fuel, parking and insurance. Since members have unlimited access to Car2Go vehicles 24 hours a day, they don’t need to make a reservation. They can simply use the first car2go they find via a smart phone app, the car2go vehicle finder at car2go.com, the customer call centre or by locating an available car2go on the street. Since members can drop off their Car2Go vehicle anywhere within the Car2Go home area (in any legal on-street parking space with a residential

permit and any designated Car2Go parking space), with Car2Go, it’s easy to take a car downtown for dinner… and just as easy to leave the car downtown for your return trip if you decide to split a bottle of wine with your dinner date, rather than having just one glass. Unlike Car2Go, Modo and ZipCar are intended for two way travel. With these carshares, a member books a vehicle up to a year in advance. Also unlike Car2Go, whose fleet is made up solely of energy-efficient SmartCars, these carshares offer a wide variety of vehicles to suit members needs. So whether you simply need a car to pick up groceries on a weekly basis, whether you’re planning a trip with five friends to Whistler or whether you’re making a trip to IKEA to pick up some furniture, these carshares can help you plan ahead and book the vehicle that will help you accomplish your task.

Research firm Frost & Sullivan estimates that every shared vehicle removes 15 personally owned vehicles from the road, reducing traffic and congestion for urban and suburban areas. Members of carsharing programs report a 46 per cent increase in public transit trips, a 10 per cent increase in cycling trips and a 26 per cent increase in walking trips. A study from the Transportation Research Board/ National Academy of Sciences found that, on average, members of carshares members drive 40 per cent fewer miles.
A 2010 study by Susan Shaheen found that North American car sharing programs average 49 members to every vehicle, reducing the overall number of cars on the road and decreasing the need for more parking spots. Fewer paved parking spots makes more room for greenspace in urban areas. Because they pay by the hour for their vehicle, carsharing members tend to be mindful of the time that they spend behind the wheel, shortening trips where possible and avoiding unnecessary errands.
Carsharing responds to “a consumer desire people are trying to save money.” Hilary Henegar to move away from purchasing goods, especially of Modo points out, though, that carsharing does those that depreciate, like prom dresses, designer more than build the balance of one’s bank account: handbags—and cars,” according to ZipCar’s Mark “Carsharing builds community, because people Pribula. Creating transit oriented communities
f
or more than 35 years, SeaBus has connected the North Shore and Downtown Vancouver, carrying six million passengers a year. With its fleet of three vessels, Burrard Beaver, Burrard Otter, and Burrard Pacific Breeze, SeaBus provides a sustainable transportation connection between two transit hubs — Lonsdale Quay and Waterfront Station, while providing a scenic view of Burrard Inlet. “The value of this unique transportation mode must be viewed through a more comprehensive lens — beyond the water voyage itself, SeaBus offers the choice of further connections across the North Shore and throughout Vancouver.” Said Doug Kelsey, TransLink’s Chief Operating Officer. “Those stations are key hubs on the Frequent Transit Network (FTN), a network of corridors where transit service comes
at least every 15 minutes throughout the day.“ Kelsey notes that a morning commuter or a student arriving to Waterfront station can immediately continue their journey by one of three SkyTrain lines or numerous buses; a tourist arriving at Lonsdale Quay can take a bus to Grouse Mountain, Capilano Suspension Bridge or Lynn Valley Headwaters Regional Park. Communities around SeaBus stations are flourishing, in great part due to the transportation choices available. Lower Lonsdale is one of the best examples of a transit-oriented urban centre, easily connecting transportation and land use for the region. Building a network of centres like this will be key to creating a region that is more livable, sustainable and resilient. SeaBus Tidbits
›› The busiest day for the SeaBus was during the Olympics — roughly 48,000
people boarded the SeaBus using three boats (compared to a typical weekday of approximately 17,000) ›› Each SeaBus vessel carries up to 400 passengers, helping to relieve vehicle traffic from the two bridges crossing the Burrard Inlet. ›› There are two Sea Bus employees who were part of the original group in 1977 — they are both Captains. ›› The SeaBus terminals were the first two transit locations to have automated fare machines. ›› The SeaBus fare 35 years ago was 35 cents and the fare machine would actually photocopy the coins you inserted and produce a cash register style receipt as proof of payment.

Elfren Ordanza
Embraces the freedom of being carless // by Michelle Hopkins
s
oon after he learned to walk, Elfren Ordanza became a rail fan. The 18-year-old began his love affair with trains in his childhood. The Burnaby resident’s earliest memory was of his father helping him onto the SkyTrain when he was about five. He vividly recalls the excitement and awe
he felt when he and his father took the fast rail system from the Waterfront Station to Surrey Central. “I’ve always loved the SkyTrain and I liked it so much as a kid that my dad would take me simply to ride the train,” says the first year Douglas College student, adding his parents have never owned a vehicle. “My younger brother and I have taken transit our whole lives.” Initially, the reason for his family choosing transit rather than driving a car was purely a monetary decision. As new, young immigrants from the Philippines, his parents opted to save the money they would have spent on car expenses and use that instead to help further their son’s music education — one he began more than nine years ago Today, Elfren still enjoys transit although perhaps with a more mature view of it. “I find transit so easy to use, safe and cheap … since I’m in college, I only pay $35 a month for a U-Pass,” he says, adding that his parents feel good about him traveling by SkyTrain because they feel it’s much safer than public transit in their native country. Everyday, the young music scholar grabs his backpack and walks five minutes to the Metrotown Station for his 25-minute commute to New Westminster’s Douglas College campus. By taking public transportation, Elfren can use that commute time to study, relax or “look out the window at the passing scenery.” Elfren, who dreams of one day being on the world stage as an orchestra conductor or a piano teacher, says most of his friends are just like him and choose transit rather than pay the exorbitant cost of driving and maintaining a car. Elfren and his friends are of the new generation that isn’t so quick to go out and get their learner’s license. Statistics confirm this trend. Earlier this year, Translink commissioned a Trip Diary Survey into how many young people are opting for transit over car ownership. Its findings were surprising. Its most recent statistics show that transit ridership in Metro Vancouver has risen by a whopping 57 per cent over the past 10 years. As Maria Su, senior research analytics with TransLink says: “It used to be when people got out of school, the first thing they did was get a used car because it was a sign of freedom … Now you can meet up with a friend without a car.” metro vancouver new Condo Guide / connections 17

The Residences at West
The vibe is here // by Susan M Boyce
Craig adds that a major component of West’s success — over 75 per cent of these homes are already sold — is the building’s astonishing 43,000 sq. ft. of commercial space. “We’ve already confirmed a Bank of Montreal, a dental office, and an 18,000-sq.-ft., 69-child daycare featuring whimsical, kid-sized climbing sculptures. And we’re just finalizing details for a 4,000-sq.-ft. restaurant that will be the third location for one of downtown Vancouver’s trendiest eateries.” Get Where You Want to Go
t
ake a stroll through Southeast False Creek’s Olympic Village and you’ll feel it. A vibe that says: this is a cool, dynamic neighbourhood that attracts cool, dynamic people. “The success of this neighbourhood is more evident every day,” says Craig Anderson, director of marketing and sales at The Residences at West. “There’s always something going on in the plaza, you’ll see people cycling or rollerblading along the Seawall, and the much-anticipated opening of Craft Beer Garden in the historic Salt Building is imminent — local foods and 140 beers on tap. The vibe has definitely arrived.” And West is right on the leading edge of that arrival. Iconic Vancouver
“The City of Vancouver was adamant this building had to be ‘non-typical’ because it’s located on such an important corner,” Craig says gesturing to where West’s first floors are beginning to peek above the construction fencing. “We’re just under a year away from completion and you can really start to see some of the amazing iconic detailing… just think what it’s going to be like in 12 months.”
If you’re one of the folks who uses two wheels, two feet, or transit as their preferred methods of transportation, you’re going to love West’s location. “We’re equidistant from the Canada Line and the Main Street SkyTrain Stations,” Craig says. “Right outside the building you’ll be able to hop on the 84 Express bus to UBC, and when you’re heading toward Yaletown or Granville Island, there’s always the AquaBus if you don’t feel like walking.” The Residences at West presentation centre and display homes are open noon to 5 p.m. every day at 195 West 2nd Ave. (at Columbia). Choose from a good selection of one-bedroom, one and den, or two-bedroom floorplans with prices starting below $300,000. Be sure to ask about West’s new mortgage incentive — your opportunity to pay just 1.49 per cent interest for two years. No car. No regrets. Eric Bucad loves his ride // by Michelle Hopkins
w
hile some of Eric Bucad’s friends moan and groan about construction on major arteries causing delays in their daily commute or of the constant traffic congestion on busy Vancouver roads, the 33-year-old simply nods. He even tries to sympathize when his friends complain about their expensive car repair bills and the cost of fuel. It’s not like he doesn’t understand. The Vancouver accountant used to own a car, but a few years ago he eschewed the idea of driving a car for more affordable, greener alternatives — his bike and transit. Today, Eric is a self-professed, dedicated transit commuter and he says he gets along “just fine without a car.” He says the transit system in the Lower Mainland is great and he can get just about anywhere he wants to with fewer hassles than his car-dependent friends. In fact, he’s explored Langley and beyond by transit and found it to be efficient, quick and convenient. In addition, Eric says: “Living in East Vancouver, I really don’t need a car.”
“Riding the SkyTrain is also so much more economical, I’m saving more than $100 a month just on car insurance … and it’s a lot less stressful to ride transit in downtown Vancouver.” As an accountant, Eric can get to his clients’ offices or homes by transit within 20 to 25 minutes, sometimes less. “I can get to one of my downtown jobs in 15 minutes,” he says, adding he uses his commute time to read or just relax. Eric, like many other like-minded transit users, feels good in knowing that if it weren’t for people who use public transportation, there would be thousands more cars on the road, causing even more traffic nightmares and causing more carbon dioxide emissions to spew into the atmosphere. “I like the fact that I’m taking one car off the road that would be putting carbon monoxide into the air,” says Eric. He isn’t alone in his commitment to transit — his fiancée and both of his siblings also get around by transit. Growing up in the Lower Mainland, Eric says he and his siblings rode the bus to high school, and they made use of those journeys to kibitz and chat with their high school friends. So when he decided to go carless he already had fond memories of riding transit. It also helped that his fiancée made a personal decision years before not to own a car. Although he admits that once in awhile having a car would come in handy, Eric doesn’t hesitate to say he has no regrets about giving up his private vehicle for public transportation. One need only go as far as a computer to find study after study that supports findings that show a correlation between riding transit and/or walking and cycling to be associated with healthier, lessstressed commuters, lower urban pollution risks and decreased rates of traffic injuries among transit users. Eric, for one, completely agrees. metro vancouver new Condo Guide / connections 21

Solo District Connected, friendly and sustainable

vibrant new community has broken ground in North Burnaby promising young professionals and empty nesters beautiful homes with panoramic views and urban amenities right on the Skytrain line. SOLO District, on the south side of Lougheed at Willingdon, by Jim Bosa’s Appia Development is now selling homes in two towers of its four-tower project. Stratus, the first tower is already 70 per cent sold, mainly to Burnaby natives who know what a good thing looks like and can’t wait to move in. Phase two, Altus, which at 550 feet will be the tallest building in Burnaby, recently launched and is also generating huge interest from buyers who intend to live there rather than simply invest. “It’s a very high quality project,” says Sales Manager Lisa Murrell. “People are recognizing that the project has almost everything people need for a good life. North Burnaby has a great mix of people, it has the proximity to transit, and it is very, very close to downtown Vancouver, closer than Metrotown.” Being right on the Skytrain Millennium line and steps from the Brentwood Station is definitely attracting buyers who can’t afford to live in a similarly tony tower downtown. But once there, they will discover what the Burnaby natives already know. You can’t get views like these in downtown Vancouver anymore. The residential units in Altus start on the 15th storey, although at 200 feet it feels like the 20th! Floor to ceiling windows offer spectacular panoramas of the North Shore Mountains, the city and beyond. “On a clear day you can see the Gulf Islands and as far as the San Juan’s,” says Murrell. Retail shops and offices will fill the first 14 stories, so day and evening, the area will hum with people and activity. Whole Foods is scheduled to open in the spring of 2015 and other big retailers are right behind them.
“It is destined to be an amazing community with all the services you will need for dining, entertaining and wellness,” says Murrell, adding Solo residents and office tenants will enjoy great amenities too. Crowning the Altus tower is Club 55, a luxurious indoor-outdoor rooftop clubhouse, offering residents more than 5,000-square-feet of recreational space. It features a full kitchen, large dining room, poker table, ping-pong table, pool table, media centre and outdoor lounge with BBQ and fireplace. Then there is the well-equipped gym and outdoor multipurpose sports court. Talk about wow factors. Stratus residents also get their own gym, and a fifth floor barbeque terrace space atop Whole Foods. Both get bike lockers and a one-year membership with Modo Car Share with three dedicated vehicles. You don’t need to own a car to live here, says Murrell. But if you do, most units have at least one parking spot. The stylish, quality homes built to LEED Gold equivalent, have geo-thermal heat exchange so every unit has air conditioning without harming the environment. Gas cooktops and dryers further reduce the carbon footprint. Prices start at $307.900 for 1 bedroom plus den. Larger 2 and 3 bedroom suites suitable for emptynesters start at $469.900. Three bedroom penthouse units can be had for as little as $969,900. “It is great bang for the buck,” says Murrell, “and only 20 minutes from downtown.” SOLO District is sustainable living at its best. The SOLO District Presentation Centre is open noon – 5pm daily except Fridays at 2131 Willingdon Ave. in Burnaby. For more information call 604.227.3745 or email info@solodistrict.com

West Coast Express:

Past, present and future
est Coast Express (WCE) is TransLink’s commuter rail service, linking the northeast sector of the Lower Mainland with downtown Vancouver. From the start of the line in Mission to terminus in Vancouver, the WCE travels 65 kilometres in an hour and 15 minutes, makings stops in Port Haney, Maple Ridge, Pitt Meadows, Port Coquitlam, Coquitlam and Port Moody along the way. Since the first ride on November 1, 1995, the average daily ridership of WCE has doubled — from just 5,000 to an astounding 11,000 a day. The busiest trains carry nearly 1,500 passengers each, helping to relieve rush hour traffic congestion on key travel corridors in the region. In addition, WCE TrainBus provides service using highway coaches to supplement the regular rush hour train service. “WCE presents an effective solution for a commuters from the northeast sector. Typically, people who take WCE live in one of the eight municipalities outside Vancouver and travel to Vancouver for work and school,” says Greg Blasco, Director of Operations and Maintenance — West Coast Express. “WCE is a competitive, reliable and fast transportation option and, not only does it help relieve congestion on roads, it also enables a large number of people to pursue their desired lifestyle.” A growing number of residents from the northeast sector are choosing transit as their primary transportation option. Metro Vancouver is expected to add an estimated one million residents in the next thirty years, so the WCE will remain in high demand. TransLink is preparing for this growth —including how the WCE will serve an expanding population over the coming years — through

hey’ve been part of the fabric of the Lower Mainland housing market for generations. They’ve built some of BC's favourite neighbourhoods and developed an enviable reputation for quality, vision and innovation. Today, Bosa Properties continues its proud legacy of designing and building intelligent homes for new generations of homeowners. “My family has built, over the past five decades, a reputation for developing innovative communities of unequalled quality and style. And we’re looking forward to the coming months as we launch two fabulous new projects that will build on this reputation,” says Colin Bosa. “We’re always striving to be innovative, and our new projects have a number of innovations — big and small — that we’re very proud of. It’s thoughtful considerations like the BosaVOLT electric car charging station or kitchen outlets that incorporate a USB outlet for your cell phone or iPad.” Long known for an uncanny ability to seek out properties that provide connected,

Uptown
It’s Coquitlam’s newest residential hotspot, a neighbourhood that’s shaking up people’s perception of the entire city. Located at the intersection of Burnaby and Coquitlam, West Coquitlam’s exceptional growth over the last few years has been undeniably fueled by the new Evergreen Line. In fact, many believe the transformation from sleepy Burquitlam to dynamic West Coquitlam might never have occurred without the upcoming arrival of the rapid transit line. And Uptown is poised to take maximum advantage. Offering a diverse selection of floorplans ranging from one-bedroom to family-sized three-bedrooms, Uptown puts you just 240 metres from the station, walking distance to Lougheed Town Centre, and a short, easy drive to three higher education facilities: SFU, Douglas College and BCIT. Comprised of two, sleek residential towers situated above a brand new, concept Safeway with Starbucks, these homes are packed with showstopping features: marble backsplashes, hardwired USB outlets and integrated LED lighting in bathroom mirrors are only the beginning. Everything is designed to inspire great living in a vibrant, connected neighbourhood. Uptown is situated at the corner of Como Lake and Clark Rd. and will ultimately offer 451 homes including a select offering of townhomes. One-bedroom homes start at $258,900. It all comes together to create a vibrant, engaging community.” And here’s an insider news flash: University District will introduce a completely unique interior design concept. Although details are still a closely guarded secret, Colin is willing to say it’s “a concept that’s going to change the way people think about real estate.” University District will be located at 104th Ave. and University Dr. (directly opposite the new Surrey City Hall) and just 500 metres from the SkyTrain Station. Offering a total of 310 homes ranging from junior one-bedrooms to two-bedrooms, University District homes are anticipated to be priced from $199,900. Priority register at bosaproperties.com or call 604.588.5795 so you’re on the list for information about the grand opening celebration in November — when everything will be revealed.
University District
Coming soon to the heart of the City Centre neighbourhood, University District marks Bosa Properties entry into the dynamic Surrey marketplace. Even more exciting, this is the first of several residential towers the company is planning to bring to BC’s second largest municipality. “We believe in the future of Surrey, so we’re thrilled to be part of its growth and evolution,” Colin says. “Every month, 1,200 people move to Surrey. There are 7,500 students attending the SFU campus right down the street and four applicants for every seat that comes available — numbers which don’t even take into consideration the professors, teaching aides and support staff. “The overall Burquitlam Neighbourhood Plan and the vision for the area to become a complete transit-oriented village, a place to live and work, were key factors in our decision to develop Regan’s Walk,” adds Anderson. “We are focusing on the project’s proximity to the new Evergreen Line — only a three minute walk to the new station, as well as the close proximity to walk to shops, restaurants, parks and schools.” In fact, Marcon’s main focus in its marketing campaign for Regan’s Walk is the neighbourhood’s walkability neighbourhood. For Sunmark Developments’ Uptown Clayton 11 in Surrey, accessibility to transit was as much a consideration as the immediacy of local amenities. “With so many families with both parents working and the amount of activities their children are involved in, transit becomes a major factor in creating a convenient life,” says Sanveer Shoker, vice president of Sunmark Developments. “I believe that being able to convey to any potential owner how access to transit can make their life more convenient is one of the major selling points for any of our projects.” Increasing density along transit stations is central to Sunmark’s overall strategy for all of its future developments. “This is definitely something we look toward. Everyone wants to save time and money! Access to transit serves both those needs,” he adds. “We at Sunmark only see that becoming more and more important to potential homeowners.” Investment in transit, including the future Evergreen Line, combines to make cities outside of Vancouver more accessible and attractive to home buyers. So says Judy Lakos, Fifth Avenue Real Estate Marketing sales manager. “When selecting land we always look at what amenities are going to be available for homeowners,” adds Lakos. “In this case the walkable amenities, future access to the Evergreen Line and neighbourhood revitalization made the location for Como.” Como’s position in the revitalized West Coquitlam neighbourhood was “a huge selling feature for us.” “Big changes are happening to this area. There are a new shopping, new transit and new housing being worked on in the area,” says Lakos. “We are really trying to drive home that it’s a good idea to get in early before all of the changes have been completed. Don’t show up late to the party, be part of this exciting transformation from the get go.”
Not so long ago, the idea of living without a car in the Tri-Cities seemed unimaginable. The second phase of the Millennium Line, the Evergreen Line, changes everything. By the time it opens in 2016, it will extend the SkyTrain network from Lougheed Town Centre in Burnaby to Lafarge Lake-Douglas in Coquitlam. In fact, the Evergreen Line will have the distinction of being the longest rapid transit system in the country, exceeding Toronto’s subway and Montreal Metro. According to Ian Jarvis, TransLink’s chief executive officer, the Evergreen Line will provide an efficient, easy-to-access, environmentally friendly and affordable transportation choice for families by linking communities and major centres. The Evergreen Line is expected to carry up to 70,000 passengers daily by 2021. “TransLink is excited to expand its infrastructure, growing Metro Vancouver’s transportation network,” adds Jarvis, “As we look ahead, we can clearly see that the demand for transportation is growing. The Evergreen Line will bring us closer towards a sustainable transportation network and help us continue to deliver efficient, effective and reliable service.” For more information about the progress of the Evergreen Line, visit www.evergreenline.gov.bc.ca. metro vancouver new Condo Guide / connections 29

eady, set, go… as in go anywhere. Why? Because Regan’s Walk is now selling, and if you’re looking for a great location in one of West Coquitlam’s most exciting new neighbourhoods, this could be it. Connected and Walkable
“This is an amazingly walkable, accessible neighbourhood,” says sales manager Celia Chiu. “There’s a ton of shopping and restaurants right outside your door plus more coming — including a 50,000 sq. ft. Safeway. There’s a proposed brand new community rec centre nearby, and of course, you can be at Lougheed Town Centre in no time.” And when you want to talk transit, Regan’s Walk will be poised for maximum accessibility. “When the new Evergreen Station opens, you’ll be about a three-minute, easy stroll away,” Celia says. “Ask any commuter and they’ll tell you the SkyTrain is always faster than a regular bus because it never gets caught in traffic congestion. And something people tend to forget is that this new line will not only connect you to downtown Vancouver, but it will be a straight run through to the Coquitlam campus of Douglas College as well.”
pantry wall with the convenience of a built-in microwave and USB charging station.” She adds the Fisher&Paykel counter-depth fridges are also a hit with people who love to cook and entertain. Details that make the difference are everywhere: premium flooring, covered balconies or patios for yearround enjoyment and plenty of big, bright windows. Bedrooms are large too — most easily fitting a king-sized bed. And be sure to check out the floating vanity’s undercabinet lighting in the ensuite. Say Hello to Quality
“Marcon has been building in the Lower Mainland for over 28 years and has built more than 8,500 homes,” Celia says. “So you know you’re getting trusted quality backed by a solid reputation. You can see it in all the small details — things like 2x6 construction, HardiPlank siding in combination with vinyl siding and fir plywood subfloor with 1.5-inch concrete topping. It all means you’re getting a building that will stand the test of time.” Regan’s Walk offers a total of 71 apartment residences ranging from one- to three-bedroom. Priced from $199,900.

t’s a new twist on the old real estate adage: location, location, location. Because if you thought a prime location at the center point between downtown Vancouver and central Richmond was a winner for convenience, get set for things to get even better. Already only a short walk to the transit, Concord Gardens will soon have its very own Canada Line station. “As direct result of this masterplanned community, the City of Richmond has agreed to build a brand new station right at the entry to the property,” explains sales director Isaac Chan. And with the first two towers already almost three quarters sold, that new station is getting closer and closer to becoming a reality. “Think about being just 20 minutes to the Waterfront Station, under 10 to the cross-town connections at Oakridge and just over five to YVR,” Isaac says. “If you’re driving, you can be on the Oak St. Bridge or highway to the ferries and US border in about a minute.” A WALK IN THE PARK
When complete, Concord Gardens will encompass seven residential towers spread over an eight-acre site with 68,000 sq. ft. of public park. Water is more than a unifying theme here, it’s a fundamental element of the lifestyle. “The site was designed specifically to incorporate Feng Shui principles like having flowing water represent the
flow of wealth coming into your home,” Isaac says. “So we’ve designed a lavish system of water features that start at the Lantern Pavilion and then flow throughout the site, pooling wherever people will meet and socialize. It’s going to create a very soothing, tranquil ambiance that’s fresh and unique in the marketplace.” DAZZLING LIFESTYLE
Inside, homes are spacious with a clear focus on flexibility and comfort. And you can even choose between Concord Gardens’ standard boutique finishings or the upscale couture with marble finishes and full Miele appliance package. And here’s one final, very cool bonus: a private 18,000-sq.-ft. Super Club. “Every recreational amenity you can imagine is here,” Isaac says rapidly listing off just a few — multi-media theatre room, swimming pool, halfcourt gymnasium, banquet hall, as well as one of Concord’s signature bowling alleys. The Concord Gardens presentation centre and display homes are located at 8511 Capstan Way (at No. 3 Rd.) in Richmond and are open noon to 6 p.m. daily. Seven Station Upgrades // by Diane Duflot
i
mprovements to seven stations along the Expo line are in the works so that TransLink can meet the demands of Vancouver’s ever-growing population over the next 30 years. $160 million is being spent on these upgrades ($124 million of which comes from the federal and provincial governments) to ensure that TransLink meets its goal of improving the function, appeal and appearance of these seven stations, so that more people can move more efficiently in a more modern, polished-looking transit system. Though the objective is eventually to upgrade all of the stations along the Expo line, TransLink will be begin by improving access, capacity, amenities and the look of Main Street/Science World, Scott Rd., New Westminster, Commercial/Broadway, Metrotown, Joyce/Collingwood and Surrey Central.
The station will be integrated into the development by replacing mesh screen with glass, updating finishes and upgrading the lighting. Plans also include improving signage and circulation. Completion is expected by 2015.

Under construction ›› Main Street/Science World Current Originally built as a demonstration station for Expo ‘86, Main Street/Science World is the oldest of all SkyTrain stations. Located at a busy transfer location, it currently lacks accessibility, being accessible on the East side of Main St. only by a single set of stairs. After During the upgrade, which is expected to be complete in 2014, the East and West station houses will be completely rebuilt to include up and down escalators and elevators on both sides. Further upgrades include increased signage and more prevalent use of glass to improve the transparency of the station. The revamped Main Street/Science World will also include TransLink’s first bike storage room (see sidebar, next page).
›› Scott Road Current Scott Road is a busy Park
and Ride station, as well as a busy bus transfer station, which currently faces accessibility challenges: although there is an elevator at this station, it only grants access to East end. After The upgrade to Scott Road Station, which is expected to be complete by 2014, will improve access to the station’s bus loop through the construction of a West end elevator. The bus loop itself is also in the process of being redesigned, with improvements being made to the stairs, ramps and curb ramps. Better lighting is being installed in the parking lot to increase safety for Park and Ride users. Next year ›› New Westminster Current Out-of-date elements of the station clash with the mixed-used used development that put shops in closer proximity to this SkyTrain station in 2006.
After Because the retail operations at New Westminster Station are above-
ground, this station is expected to become a North American model of what transit and retail in close proximity should look like. The station will be integrated into the development by replacing mesh screen with glass, updating finishes and upgrading the lighting. Plans also include improving signage and circulation. Completion is expected by 2015. ›› Commercial/Broadway Current Commercial/Broadway is the busiest station on the network. Improvements were already made in phase one of the upgrade to this station, completed in 2009. Phase one included the construction of a 10th Avenue entrance, with new stairs, escalator and elevator to improve accessibility, the removal of the elevator at the north end of the station to reduce congestion, the inclusion of new glass walls at the ground level for improved visibility and daylight and new paving and tiling at the ground level, as well as provision of new retail spaces for future use. After Phase two of the improvements to Commercial/Broadway are expected to be complete in 2016, coinciding with the completion of the new Evergreen Line. This phase of upgrades will aid in accommodating existing customers changing from the Millennium Line to the Expo Line and bus services, as well as the new customers brought in by the Evergreen Line. The updates include an additional platform for the Expo Line, an additional pedestrian bridge over Broadway, which will be accessible by stairs, escalators and elevators. TransLink riders waiting for 99B bus here — the busiest bus stop in the region — will be able to keep dry under a new canopy that is being built.
›› Metrotown Current Metrotown is the second busiest station in the region. A busy bus
transfer location adjacent to Metrotown and to many residential and commercial developments, the access to this station is currently quite limited, as the only entry point is from one end of the station. After TransLink’s plans are to improve access and capacity by rebuilding the existing entrance, as well as by creating two new entry points, which will separate mall and neighbourhood access. Up and down escalators will be installed at two of the three entrances and elevator capacity will be doubled. The bus transfer metro vancouver new Condo Guide / connections 35

location will also be reconfigured and relocated directly below the station to help reduce some of the current crowding on existing connections. Currently being designed, the upgrades to Metrotown Station are expected to be complete by 2016. The year following ›› Joyce/Collingwood Current When it first opened, Joyce/Collingwood Station served a largely single family residential neighbourhood, which now features many high-density dwellings. There are currently only two entrances to this station, one of which is only accessible by a single stairway. After TransLink seeks to improve capacity and accessibility to include escalators and an elevator, as well as to improve finishes, lighting, signage and passenger amenities.
›› Surrey Central Current Surrey Centre is quickly growing along with Simon Fraser University (SFU), which now has a new library. Surrey City Hall will be moving to Surrey Central this year and Surrey Centre is soon expected to become the second downtown for the region. After TransLink has partnered with the City of Surrey and SFU to reconfigure the bus exchange at this station. This upgrade will also include making improvements to accommodate connections at the bus exchange.
Improved bike storage › Main Street (pilot), Commercial Broadway, Metrotown and Joyce stations will each feature a secure fob-access bike parking room. TransLink is currently deciding whether or not these can be accommodated at other stations. › These rooms will be available to a wider group of people than TransLink’s current bike lockers. › Unlike bike lockers, these rooms won’t need to be reserved for any period of time. › According to Jeff Busby, manager of project planning at TransLink, TransLink is currently “working with City of Vancouver to see if we can incorporate these rooms in developments near our stations.” › Marine Gateway Development, which is adjacent to Marine Drive Station, will feature such a room. › TransLink is currently working with the City of Vancouver to include more of secure bike storage rooms in new developments cropping up along the Canada Line. 36

AROUND THE HOUSE
5 easy ideas to organize
AND MAXIMIZE A SMALL BATHROOM ›› Take Back the Tub. From shampoo and shower gel,
THE BATHROOM SERVES A VARIETY OF
uses from a functional space to a serene sanctuary, from a storage facility, to a grooming salon. And, whether you enjoy it yourself or share with the family, every bathroom is in need of one major thing — organization. To keep it feeling more serene and less insane, here are five easy ideas to help improve your organization, maximize space, and even add a bit of style:
duckies and boats, the bathtub often needs to store a variety of items. While shower caddies or shelves are an ideal solution, you can also make your own. Reuse your straight shower rod — but install it across the back wall of the tub. Next, use shower rod hooks to hang a variety of plastic baskets to create instant storage for each member of the family. ›› Maximize with Dual-Function. Dual-function products are perfect for smaller baths, since they offer added benefits, without taking up more space. Update your current toilet paper holder, towel bars and in-shower shelves with newer versions that integrate a grab bar. Moen, for example, offers stylish grab bar designs featuring a paper holder, a towel bar and two shelf designs — all in a variety of finishes to help you update these bathroom basics while adding storage, safety and style. ›› Shelves for Storage. Don’t limit the vertical surfaces of your bathroom for mirrors and décor, especially if you don’t have a closet. Try installing wall shelves. There are a variety of options — from smaller, decorative shelves that can hold perfume and toiletries — to larger hotel shelves that provide the perfect storage location for towels. ›› Hidden Helpers. While space underneath the vanity offers room for storage, this hidden area is a glutton for disorganization. Remove everything and toss any items you don’t need. Next, use baskets or bins to create a place for everything. Don’t forget that the back of the doors can also be an added location to install a hook or shelf. ›› Hotel Inspiration. CONDO PROFILE
ALL THE ELEMENTS OF GREAT LIVING // BY JANINE MACKIE
f
inding your element in life is vital to understanding who you are and what you’re capable of being and doing. What better place to explore and discover what awakens your inner passion than living in the centre of Langley’s arts, recreational and shopping district? ELEMENTS, a masterplanned community of six low-rise condominium buildings is now taking shape along 200th St. at 66th Ave. and meeting the needs of today’s homebuyers on every level with its welcoming village feel. ELEMENTS OF AFFORDABILITY From $149,900 in Willoughby neighbourhood
“It provides affordable housing for buyers who want to own their own home within Langley’s popular Willoughby neighborhood,” says sales manager Arietta Fischlin. “Elements also provides luxurious urban-style design with high-end finishes and is situated in a very desirable community where most services you need are within a fiveminute walk.” Studio apartments priced from just $149,900, are proving immensely popular amongst first-time buyers and even parents who see it as a great investment opportunity for their kids. Also available are one-bedroom homes from $169,900, two-bedrooms from
$264,900 and spacious two-bedroom-and-den homes priced from $275,900 that work well for families or those downsizing from single-family homes in the neighbourhood. ELEMENTS OF LEISURE Two-level clubhouse with fitness, lounge and roof top deck
Phase One and Phase Two are now completed, along with the 7,000-sq.-ft. Trilogy Clubhouse. This fabulous two-storey lifestyle centre allows residents to take entertaining to a new level. Hire a professional chef and impress guests with an epicurean experience on the roof top deck. Watch a movie in the director’s screening room or catch up on sports highlights in the New York style wet bar complete with dance floor, karaoke stage and billiards table. Those who work or work out from home will further appreciate the convenience of a meeting and conference room, as well as a fitness centre. Having the Willoughby Trail adjacent to the north side of the property provides a quiet place to take the dog for a walk, or cycle, and connects to a network trails and Langley Meadows Park, all the way to Walnut Grove. With many homes nearing completion, there are move-in dates as early as this fall, or buyers can take advantage of great pre-completion prices in Phase Three and the opportunity to choose from several designer colour schemes. ELEMENTS OF STYLE Hardwood laminate, nine-foot ceilings, modern lighting
While there’s plenty of dining options nearby like Olive Garden, Montana’s, Earls and Cactus Club, don’t be surprised if you’d rather stay home and cook. “People absolutely love our kitchens,” says Arietta. “There’s granite or quartz countertops, stainless steel Whirlpool appliances, soft closing drawers and under cabinet task lighting.” Developed by Sandhill Developments with inspired architecture from PJ Lovick Architects and interior design by award winning Giraffe Design Group, Elements has received numerous silver Georgie Awards. All the Elements of a perfect new home could be yours. Visit the sales and presentation today at 20211 66th Avenue in Langley, open noon to 5 p.m. daily (except Fridays). marginally in the second quarter of 2013, thanks primarily to mortgage rates, home prices and household incomes remaining at status quo. “Homebuyers seemed unfazed by the slight deterioration in affordability,” says Craig Wright, senior vice-president and chief economist, RBC. “We saw the market regain some momentum in the second quarter with home resales increasing 6.4 per cent. Resales should stabilize close to the recent not-too-hot, not-too-cold levels in the near-term, barring any further changes in housing policy by the federal government.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. mid all the ongoing talk of mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news can be found in RBC Economics Research’s latest Housing Trends and Affordability report. Affordability in the Canadian housing market deteriorated
The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says. The Bank of Canada again held its trend-setting overnight rate at one per cent on Sept. 4. RBC anticipates the BoC will keep the rate unchanged at one per cent through the remainder of 2013 and will gradually begin raising it starting in mid-2014. Th is should largely mitigate risks of any serious deterioration in affordability levels, RBC says. A decline in the measure represents an improvement in affordability. For the British Columbia market, homeownership had a minor setback during the second quarter of 2013, with the affordability measures rising to 67.6 per cent bungalows and to 72. 8 per cent for standard two-storey homes. In condos, on the other hand, affordability remained relatively stable, rising only 0.1 per cent to 33.8 per cent. More specifically, the Vancouver market has been on the rebound in recent months. Home resales climbed 14 per cent in the second quarter and rose another 11 per cent in June and July. The downside to this appreciation is the toll that it has taken on affordability: RBC’s measures rose by 2.2 per cent for bungalows, by 1.1 per cent for two-storey homes and by 0.3 per cent in condos.

COM·MU·NI·TY: [defined by]: the desire to live in a place animated by people rather than things
HOWEVER YOU DEFINE COMMUNITY, WE CALL IT AN EASY WAY TO MEET AND CONNECT WITH YOUR NEIGHBOURS. It’s just one of the many reasons residents love calling Morgan Crossing home. It could be at the chalk art festival on Main Street (see below!), or one of the many other events, like movie nights in the summer or resident parties. How about chatting with fellow dog owners at the Morgan Crossing Dog Park, or meeting during a class or workout at Steve Nash Sports Club. Or just hanging out at the coffee shops and restaurants, at a wine tasting at Everything Wine, or on a bench on Main Street. You’ll see and meet lots of the people who live and work at Morgan Crossing… and maybe even ask out your cute neighbour, Amy. Because loving where you live should be about more than just loving your stunning condo (though we have lots of those too!).

HOT TOPIC
// BY LEIGH-ANN ALLAIRE PERRAULT
RESALE CPR
Breathe new life into your old home before making your move
I
As a DIY and design aficionado, lifestyle expert and colour connoisseur, Leigh-Ann Allaire Perrault has spent years crafting a unique philosophy for design that fuses ingenuity, whimsy, and quality workmanship on a “frugalista” budget. This honours graduate from the Interior Decorating program at Sheridan College is now a faculty member at her alma mater, and has been sharing her knowledge of colour and design on Cityline since 2007, and is a regular contributing writer for Cityline.ca. After spending nearly a decade as the corporate Colour & Design Specialist for Benjamin Moore Paints, Leigh-Ann opened her own media and design company early in 2013, Hue La La, and recently joined Black & Decker as the Canadian female spokesperson.
A huge staging misconception is that it takes the investment of a brand spankin’ new kitchen or newly renovated bathrooms for a home to increase potential resale profits.
f you’re shopping for a new condo, you’re also likely thinking about selling your current home. The process can be an emotional roller coaster. Here are some tips to make the experience move smoother, and faster. Preparing a home for sale is so much more than just making a space look good at first glance. It’s equally important for a home to feel good… and smell good and even sound good! Successful staging really is all about creating a positive sensory experience for potential buyers, and ultimately making upgrades and changes that will have a significant return on your investment of time and money. But where should you begin? The easiest way to kick start the staging process is to first perform a little domestic CPR — Clean, Purge, and Repair! Clean A huge staging misconception is that it takes the investment of a brand spankin’ new kitchen or newly renovated bathrooms for a home to increase potential resale profits. The good news is that those pricey upgrades will likely shorten the length of time that your home is on the market, but the actual return on investment is often dollar for dollar. If you really want to get the most bang for your buck, simply rolling up your sleeves and thoroughly cleaning your home from top to bottom can offer upwards of a 500 per cent or more return on your investment of time and money. That’s like saying that for every dollar you give me, I’ll give you back five. And the great news is that most cleaning tasks only require a little bit of time and elbow grease to completely transform the look, feel, and smell of a home. Purge If resale is on your horizon, it’s a great time to weed through all of your “stuff” and determine what you want to take with you when you move, and what you can get rid of immediately. I often say, if you haven’t used it in the past six months, it’s time to lose it! It’s easiest to create three categories of unwanted and unused items and separate them into the following categories: sell, donate and toss! It’s also incredibly important to depersonalize and de-clutter as much as possible by removing family photos, reorganizing closets, and tackling the “junk drawer.” Ensuring that all areas of your home are free from clutter will help potential buyers focus on your space and not your stuff, and removing personal items will help them to envision themselves living in the home more easily. Repair Nothing sounds worse to a potential homebuyer than the sound of work! Squeaking doors, creaking floors and screeching appliances are most certainly red flags that a home has not been lovingly maintained.

Preparing a home to sell is so much more than just making a space look good at first glance. It’s equally important for a home to feel good… and smell good and even sound good! The best way to tackle your list of repairs is to divide them into two categories. In the first, make note of tangible DIY tasks that you can efficiently complete on your own. Ensure that you have the right tools for the job, and that you feel confident in using them. If there’s one tool that I think every homeowner should have, it’s the Matrix quick connect system by Black & Decker. You can swap out the various interchangeable heads in seconds to transform the drill into a sander, or a circular saw, or an impact driver. It’s like having a whole workshop inside of just one small toolbox. In the second repair category, create a list of tasks that require hiring a professional. Be realistic with your budget and time line, and remember that repairs done by a professional should be seen as an investment, not a cost. Now, take a deep breath and breathe a little CPR into your home to speed up the real estate roller coaster ride and maximize your potential for added profit. ime to look up, as in way up to the top of Burnaby Mountain. Why? Because the top of the mountain is where you’ll find Altitude, a shimmering pair of sleek, glass and concrete condominium towers brought to you by the Hungerford Group. And now, with the first tower under construction, people who’ve been waiting to call the UniverCity neighbourhood home can see their dream getting closer. “Our first homeowners will be moving in next year,” says Jason Dolker, Hungerford’s director of sales and marketing. “We’re also celebrating the grand opening for our final release of homes in the first tower, so this is your last opportunity to purchase a brand new home in this tower.” BETTER LIVING: BETTER VALUE “Up here on the mountain you simply get more home for your money,” Jason says. “For example, we have one-bedroom homes starting from $299,900 or two-bedrooms from less than $394,900. And those prices include all the premium finishings you see in our show home — engineered hardwood flooring, roller blinds throughout, GE Café appliances, and large outdoor spaces. It’s an amazing value… period. “First time buyers like the affordability and knowing they’re
getting more home for their money,” he notes. “Downsizers like being less than 10 minutes from the city without actually living in it — once they come home, it’s like living in a nature park. Move-up buyers appreciate the value of size — being able to get a three-bedroom for what they’d pay for a twobedroom in many other parts of Burnaby. And investors see the long term potential of a property located on the campus of an award-winning university.” SUSTAINABLE AND DYNAMIC No stranger to global recognition as a leader in sustainable, walkable, and environmentally forward-thinking design, UniverCity’s community amenities continue growing. Nesters Market, coffee shops, restaurants, banking and other services, daycare, an elementary school, even a travel agency are open for business in the bustling Village Centre. And more retail is on its way. Then there’s UniverCity’s spectacular, natural setting and active lifestyle. Savvy buyers agree the recreational options are nothing short of dazzling: over 1,400 acres of forests and parklands, hiking trails, in addition to easy access to the university’s diverse sports facilities. “And if you’re a mountain bike fan, you have to check out the newest trail, Sidewinder,” Jason says with a smile that suggests he’s already checked it out. Now who says you can’t have it all? Altitude’s sales centre and display home are open noon to 5 p.m. daily except Fridays at 8955 University High St. in the heart of UniverCity at SFU. New Residential Construction Guide Homeowners have a new tool at their fingertips to help them better understand how their new home should perform and how their home warranty insurance works. The Residential Construction Performance Guide is available on the Homeowner Protection Office website www.hpo.bc.ca. It explains the basics of a well constructed home and how warranty providers evaluate claims for possible design, labour or material defects in new homes. Every new home built for sale by a Licensed Residential Builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada. This simple, practical guide outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled. Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings.

THE MORTGAGE MINUTE
// BY PETER KINCH
DEBUNKING for real estate MYTHS investors The solution to overcoming fear is knowledge. Equipped with the proper information, it becomes easy to debunk some of the myths and misconceptions and begin your investment career with confidence. Here’s a look at some of the most common myths that hold people back from moving forward:
Peter Kinch is an award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan. Visit peterkinch.com or contact him at peter@peterkinch.com
R
eal estate investment has become a popular topic around the water cooler and dinner table these days. The more turmoil we see in the stock markets, the more Canadians begin to look for a safe harbour to protect their hard-earned money. One choice for investors seeking less volatility in their investments is real estate. Yet surprisingly, real estate investors in Canada still represent less than five per cent of home purchasers. So it begs the question: if the majority of people think investing in real estate is a good idea, why aren’t more Canadians doing it? The answer is fear. Individuals may intrinsically believe that buying real estate is good, but if the thought of doing so intimidates them because they’re not sure how or what to do, it results in no activity. It is easier for most people to do nothing than to venture into uncharted territory that is wrought with fear and false information.
1) I need to make hundreds of thousands of dollars to be able to afford buying multiple properties. This is one of the most common misconceptions. The fact is, you don’t. You’d be surprised to see how the underwriting process at a bank works to help you accomplish your investment goals. Although every lender has their own internal way of calculating the rental debt, they all generally follow a variation of the following formula: ›› C alculate 40 per cent of your verifiable income (if you’re self employed, that would be 40 per cent of the two-year average of line 150 on your tax return). I call this number your Debt Service Limit (DSL) — which is the maximum amount of money that a lender wants to see you pay toward servicing your Personal Consumer Debt (PCD). ›› N ext, calculate your PCD. Your consumer debt includes but is not limited to: your principal residence mortgage, property taxes, any car loans, leases, monthly credit card bills or any other personal consumer debt. ›› I f you are looking to buy a rental property with break-even positive cash flow and your DSL is higher than your PCD, then you will be able to qualify for a mortgage on that rental property. ›› A s you add more properties to your portfolio, the lender can simply offset the rental income against the cost of the mortgage and consider your rental portfolio as a stand-alone entity that services itself. ›› W hat many fail to realize is, using this formula, if you qualify for one, you would qualify for multiple properties without having to increase your personal income. The key is working with a broker or lender who understands how to build a portfolio. 2) My banker told me that I shouldn’t buy any rental properties or that they cannot offer me a mortgage on rental. This is a classic case where many Canadians fail to understand that not every loan officer at every bank is an expert in real estate investment portfolios. You will recall that I mentioned earlier that less than five per cent of Canadians purchase real estate for investment purposes. Well, the same statistics hold true for bankers and brokers. Less than five per cent of bankers and brokers understand how to work with real estate investors. The fact is, not every bank in Canada has an appetite for lending money on rental properties and some are much more investor-friendly than others. Each bank has a different way of calculating rental income and may use a different percentage of the rent to help you qualify for the loan.

2013-09-27 6:16 PM
The challenge is that if your personal bank is not investor-friendly, you may make the mistake of assuming that would be the same case everywhere else. Simply choosing the right lender could allow you to purchase multiple properties without a higher income. The solution is to work with a mortgage broker who understands the rental policies at all the banks (not just one of them) and can help you build a portfolio that suits both your short- and long-term goals. Tip: A good broker who knows how to work with investors will offer you a consultation to review your long-term goals and work with you to develop a portfolio rather than focus on the transaction. 3) I need a fortune saved up in order to buy real estate. This is a myth that actually has two sides to it. On one hand, many Canadians are not aware of the down payment options available to them, and on the other hand, there are still those who think they can buy real estate with nothing down (usually after watching some late-night TV show). The fact is, since the government rule changes in 2009, you do require 20 per cent down from your own sources for residential rental properties in Canada. However, what many still fail to realize is that equity in your own home or existing real estate is considered your own money and a percentage of that equity can be used for your down payment. HERE’S THE FORMULA
(market value of your home x 80%) – (existing mortgage or line of credit) = potential accessible equity EXAMPLE
Value of home = $400,000 Mortgage = $120,000 No line of credit at present
In this case, the homeowner has $200,000 to invest. If this were to represent a 20-per-cent down payment, then the maximum purchase price would be $1 million. This could represent the ability to purchase four condominium suites at $250,000 each. There are a great number of Canadians today who are sitting on $200,000 of accessible equity in their homes today and are in the position to convert their equity into $1 million of real estate over and above the value of their principal residence, and the only thing stopping them is fear or the lack of knowledge as to how to get started. 4) Other common concerns or myths that prevent Canadians from taking that critical step forward are: ›› I can’t imagine having to deal with tenants, or I don’t want to have to get a phone call in the middle of the night because someone’s toilet won’t flush. I’ve owned a fair amount of real estate over the years and most of it in a different province. The best money I have ever paid is six to 10 per cent of the rental income on a good property manager. Invest in your manager, learn how to manage the manager and never ever worry about the midnight call. ›› W hat if my tenant skips town and I don’t have any rental income. Couldn’t I lose a lot of money? There are two answers to that: 1 Focus your investing on towns with strong and diversified employment. Avoid small towns that would have high vacancies. 2 Always have a contingency fund equivalent to three month’s rent put aside for every property you buy at the time of purchase. That way, if you do have a vacancy, you do not have to subsidize it out of your own pocket.
5) And the biggest concern (or excuse) why most people are afraid to act: What if the market crashes and I lose everything? The answer to this question is very simple: Invest, don’t speculate. Speculators look for short-term opportunities to make quick cash. They take risks and gambles, hoping to get rich quick. Investors buy for the long term and don’t gamble. Real estate investing doesn’t need to be and shouldn’t be a risky gamble. If you purchase a property today at fair market value in a town with a solid tenant base with low vacancies, and you have a tenant who is essentially covering all of your expenses and you are planning to hold that property for the long term, then the value of that property between the time you buy and the time you sell is quite frankly irrelevant. The market can crash three times over the 15 to 20 years you own it and if, in that time, the tenants help me pay off your mortgage, then chances are, 15 years later, you will have made a good profit, regardless of what the market did in the interim. Take the time to educate yourself and seek out good sources of information from those who do not have a hidden agenda, and replace fear with knowledge. That may just be the secret to going from talking about real estate to becoming part of the five per cent of Canadians who are investing in their financial future and using real estate as their safe harbour.
$400,000 x 80% = $320,000 $320,000 - $120,000 = $200,000 OCT 4 - OCT 18, 2013 METRO VANCOUVER NEW CONDO GUIDE 87

housing costs will remain affordable down the road, according to BMO Financial Group. Choosing the right mortgage to fit your specific needs and particular situation is a critical part of the homebuying process. However, it’s important to stress-test your mortgage regularly to ensure that your housing costs remain affordable both in the near and long-term future. “Regardless of the current low interest rate environment, it’s a good idea to be prudent and regularly stress-test your mortgage against a

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
