Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new home and condo market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

The first day of fall arrives two days after this issue hits the stands, and soon enough, the rainy season will be upon us. After the dry summer we’ve had, I’m looking forward to donning my raincoat and gumboots and heading out for a rainy walk. This change of seasons always inspires me to start fresh by moving all my family’s summer apparel into storage and unearthing all of our fall and winter gear. This issue of New Condo Guide offers our readers many ways to start fresh as well, whether it be with contributor Yanic Simard’s ideas on how to update your décor with area rugs in “The Magic Carpet Guide,” with Cameron McNeill’s sound advice in “Preparing for a mortgage rate increase” or in Calum Ross’s suggestions for eliminating debt that holds you back in “Credit and debt management,” we’ve got you covered. Happy reading!

Wall Centre 900 Hastings Be Part of the New Strathcona Story // by susan m boyce

It’s hip, fun, and boasts a unique sense of

artistic drama with an undeniable hint of sheer playfulness. Translation: you’re simply not going to find anything else like Wall Centre 900 Hastings. And with prices starting at $249,900, it’s astonishingly affordable too. A Vancouver Neighbourhood Like No Other

“Strathcona is not a neighbourhood that’s about super blocks and big box stores,” says Bob Rennie of Rennie Marketing Systems. “It’s about the more intimate, finer fabric of life — the local businesses like Les Amis du FROMAGE and Vince’s La Casa Gelato. People are proud of their neighbourhood and are excited to welcome this new development. It’s similar to the Olympic Village or the development along Main and Broadway — people aren’t just buying the condominium, they’re buying into a community and a lifestyle.” “A lot of people don’t realize how accessible and central the Strathcona neighbourhood is,” says Caren McSherry, Templeton High School graduate and owner of The Gourmet Warehouse — a much loved mecca for cooks on a quest for the latest, most flavourful new ingredients or the latest kitchen gadgets and gizmos. “You’re minutes to the freeway. It’s quick to get to the North Shore and to Richmond. Plus, the nearby farmers’ markets are some of the best. It’s wonderful.” Bob and Caren also agree that some of the city’s hottest new clubs and eateries are now found in Gastown and Chinatown — just a short stroll away, in other words. Mind you, Wall Centre 900 Hastings is expected to introduce

People aren’t just buying the condominium, they’re buying into a community and a lifestyle. Bob Rennie 16 metro vancouver new Condo Guide sep 20 - oct 4, 2013

its own new amenities including a trendy coffee shop and artisan studios in the ground level commercial spaces. “Strathcona is a great alternative to the downtown core,” Bob adds. “You really do want to be part of this new story.” Homes with Personality

As the latest addition to one of Vancouver’s oldest residential neighbourhoods, Wall Centre 900 Hastings’ distinctive architecture is inspired by the colourful shipping containers that create a lively, ever-changing backdrop as they move through Canada’s busiest harbour — Port Metro Vancouver — that’s just a couple of blocks to the north. Sections clad in corrugate metal appear to pop out of gleaming walls of glass, a podium-level courtyard connects two of the three 15-storey towers, and there’s a sense of vitality — as if the entire residence is a lively celebration of urban living. Inside, too, Wall Centre 900 Hastings has a character all its own. “We’ve purposely created many suite sizes that will be a fit for first time buyers — buyers who can afford the monthly mortgage but will likely need help with

the down payment from parents or grandparents,” Bob says. There’s also an emphasis on introducing avante garde finishings that will resonate with today’s city-savvy purchasers while still paying homage to Strathcona’s industrial and artistic heritage. Here’s just a hint: stainless-steel kitchen backsplashes, cutting edge USB/electric outlets so you can plug in your blender and charge your iPad at the same time, plus an innovative flooring upgrade to porcelain tile that looks exactly like polished concrete. Sea the World

And here’s yet another surprising detail that sets Wall Centre 900 Hastings apart. Views… as in big, bright, and inspiring. “Having a view of a real, working harbour is an amazing opportunity,” Bob says, adding the property’s slope gives almost unobstructed north view lines from almost every floor. “But I think the south-facing suites will be just as popular, because you’ll see right across to Metrotown and even SFU.” The Wall Centre 900 Hastings presentation centre and display suites will open for previews on Saturday, September 21st, at 1320 Richards St. (at Drake) in downtown Vancouver. Prices start at just $249,900 with floorplans ranging from one-bedroom to two-bedroom and flex. For more information visit 900hastings.com or call 604.683.0900.

One Pacific

Downtown cool, hot new address // By susan m boyce

Yaletown, One Pacific is the first of several highrise residences that will ultimately complete the central area of False Creek and gateway to downtown and the entertainment district. “This area is in the downtown core and only one block from the waterfront and everything else Vancouver has to offer,” says Grant Murray, Concord Pacific’s vice president, sales. “Once it’s built out, it will become yet another neighbourhood within our overall Concord Pacific Place masterplanned community.” Sizzling Design

p

oised and sophisticated, boasting a distinctly upscale sense of urban savoir faire, a new homeownership opportunity is coming to the Central False Creek area. Its name is One Pacific, and it’s unabashedly determined to create a whole new view on downtown living. Brought to you by Concord Pacific, the developer whose name is practically synonymous with

One Pacific’s one-bedroom display suite is all about pizzazz — a dazzling showcase of sheer Concord-style wow factor and quality. The list of standard features is lengthy, including integrated Miele appliances, quartz counters, in-suite air conditioning, plus massive outdoor amenity spaces created with entertaining in mind. The kitchen backsplash and bathroom floor/tub surround are resplendent in the marble I’ve come to think of as a Concord Pacific signature, but Grant explains it’s a perfect example of the economy of scale that’s possible only when you have the buying power that results from having a dozen or more highrise buildings under construction at any one time throughout Canada. “Our CEO actually went to Italy and purchased a large section of mountainside so he could hand-pick the marble we use. We’re able to provide it as a standard because we’re able to purchase it at same price most other developers pay for porcelain tile.” Then Concord ramps things up a notch with some exciting options. In the living room of this home, for example, there’s the cozy fireplace I’d hoped for, but when I check out the bedroom, I discover this fireplace is

actually double-sided, so you can enjoy the ambiance from your living room sofa or the bedroom. How cool — and romantic — is that? The Best of Urban Living

Still, One Pacific is far more than an exceptional place to call home — it’s a lifestyle choice. “We’re building a 25,000-sq.-ft., full service fitness centre on the second floor. There will also be a very cool, very different 12,000-sq.-ft. restaurant space on the ground floor as well as a rooftop deck with barbeque area and fire pit so no matter what level your home is on, you’ll be able to experience the building’s best views,” Grant says. And just in case you want even more to set this residence apart, there’s the Riviera Spa Deck where you’ll discover a year-round pool that’s actually cantilevered so it extends over the central breezeway below — an innovation sure to delight your guests and create a whole new sense of dramatic arrival.

himself. He laughs as he confesses that over the year he’s gone from a 4,000-sq.-ft. house to a 2,000-sq.-ft. condo, and now can’t wait to move into his 1,200-sq.-ft. residence on the famous Vancouver Seawall. “I have a second home in Las Vegas, and like many Boomers, my goal is to spend part my time there and the other part in Vancouver.” One Pacific will be located at Pacific Blvd. and Expo (between Smithe and Nelson) in the heart of downtown Vancouver’s Sports and Entertainment District. Invest in Your Future

“Twenty-five years ago when we started marketing Yaletown, Concord had a vision of a vibrant, diverse neighbourhood filled with shops, restaurants, parks, and schools,” Grant says. “We started with nothing but a rundown warehouse district. Today, our vision of a dynamic community has now become reality. I predict the same thing will happen in the Central False Creek area — it will just take much less time for this neighbourhood to become a dynamic, thriving urban hub. In fact, I believe that in 10 to 12 years, people will look back and say how glad they are that they had to foresight to buy in 2013.” Still actions speak louder than words, and Grant is so convinced of One Pacific’s long-term value, he’s purchased a new home there for

MORTGAGE RATE INCREASE

Preparing for a

T

here has been a lot of news recently regarding mortgage rate increases. Fourteen months ago it was rumoured rates would start climbing, and even though the Bank of Canada recently decided to hold the key interest rate at 1%, economists are still predicting the rate will likely rise within the next eighteen months. WHY DO MORTGAGE RATES CHANGE AND WHAT DOES IT MEAN FOR YOU?

Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. The Bank watches these indicators closely and sets the rate to maintain a stable economy. Simply put, when a sluggish economy needs stimulus, rates are reduced to encourage borrowing.

26 METRO VANCOUVER NEW CONDO GUIDE SEP 20 - OCT 4, 2013

Mortgage rates change as a reflection of changes to the key interest rate (or the amount of interest major financial institutions charge each other to borrow and lend money). The Bank of Canada sets the key interest rate approximately every six weeks by analyzing a variety of economic indicators. The Bank watches these indicators closely and sets the rate to maintain a stable economy. Simply put, when a sluggish economy needs stimulus, rates are reduced to encourage borrowing. Conversely, when an economy is showing signs of rapid growth, rates are increased to balance future inflation. Increases in the key interest rate, in turn, trigger increases to the mortgage rates offered by financial institutions. To learn more about historic interest rates trends, visit the Bank of Canada web site at www.bankofcanada.ca. As soon as you start to think about buying a home, it’s time to get a really good grasp on what you can afford. Start the mortgage pre-approval process right away and ask your bank if a fixed or variable mortgage rate would be better for you. Remember, when calculating the cost of a home, you need to factor in your monthly mortgage payment as well as utilities, property taxes and legal fees. Make sure you are not stretching your finances too far if you borrow the total the bank will pre-approve you for. This will help protect you as interest rates eventually rise from their historic lows. The sooner you get pre-approved and the better you understand and plan your total homeownership costs, events like mortgage rate increases will actually have very little effect on you over the course of the 25 year term of your mortgage.

and to the organization. “We didn’t realize how much our donation would help Meals on Wheels,” said Mayur Kothary, partner, Decorus Developments. “We are humbled by the Mayor’s gesture of encouragement to other industry leaders. Blending new homeownership with charity is a great cause in itself, and also creates awareness about how others can get involved in their community.” “We want to assure buyers that Burnaby is a market where investors are still investing and buyers are still buying, “ said Manjit Bhatti, partner, Decorus Developments. “Few people have the means to give back while doing what they are passionate about. REGAN’S WALK: A STEP AHEAD Active urban living on the Evergreen Line

f

irst time homebuyers often have to settle for less than their dream home. Whether it’s smaller, older or farther away from work than they’d like, they settle for less because that’s what they can afford. Regan’s Walk, 71 condos in West Coquitlam, offers you everything you want and need in a first home. Downsizers will also love these new one- to three-bedroom homes with nine-foot ceilings, oversized windows, spacious bedrooms and sleek, functional kitchens. Best of all, just three minutes from the Burquitlam Station where the Evergreen Line will stop in 2016, Regan’s Walk is perfectly situated for a car-free lifestyle. It puts urban amenities at your doorstep and West Coast recreational opportunities in your backyard. Amenities like parks, grocery stores, drug stores, banks and coffee shops are just steps away. Just one stop down the line is Lougheed Town Centre and downtown Vancouver is only a half hour SkyTrain ride away. As the Evergreen line construction nears completion, this West Coquitlam area will quickly transform into a buzzing urban hub with shops and services a quick walk from home and neighbours like Simon Fraser University on Burnaby Mountain, Burrard Inlet and the Fraser River. You can feel confident that Regan’s Walk, located on a quiet non-arterial road, will suit your needs for a long time to come. “This whole area is going to change over the next few years,” says sales manager Celia Chiu, adding Regan’s Walk is being built by Marcon, one of Vancouver’s most respected developers, known for

trusted quality, attention to detail and a comprehensive customer care package. “What I love about these homes is that Marcon took the time to listen to what people are asking for,” says Chiu, noting that most of the master bedrooms can accommodate a king-size bed and two end tables and the other bedrooms have room for queens. “That is unheard of in a Vancouver project,” she says. Award-winning Rositch Hemphill Architects designed Regan’s Walk, giving it a contemporary classic design. The fresh, modern interiors, including wide plank laminate floors, quartz counter-tops and a full height pantry add enduring value to the homes which range in size from 509 to 1,125 square feet. You can’t beat these prices either. One bedroom homes start at $199,900. With a trustworthy developer, a great location and great prices, nobody has to settle for less with Regan’s Walk. The Regan’s Walk sales centre will open at noon on Oct 5. Contact: sales@reganswalk. ca or call 604.492.0222 to register.

Bloom’s architectural design continues to delight buyers looking for stylish living. “At Bloom you won’t find elevators, corridors, or expensive-to-maintain amenity rooms,” John explains. “What you will find are homes with huge patios and decks, large kitchens ready for entertaining family and friends, as well as your own front door at street level so it feels more like you’re living in a single-family house than a townhouse.” Plus, with floorplans ranging from one-bedroom to three-bedroom there’s quite literally something for everyone — from first time homeowner to active downsizer.

Location Counts

“As a location, West Coquitlam is tough to beat,” John says. “You’re close to shopping, schools, and every urban amenity you can think of. The new Evergreen Line that will be just 300 metres down the road is well under construction meaning access to downtown Vancouver, SFU and BCIT is going to get even easier than it already is. But because Bloom is located on a cul-de-sac right next to Burquitlam Park, it feels very quiet and secluded — the best of all worlds.” And as West Coquitlam continues it’s dramatic shift from a sleepy, virtually unknown neighbourhood to a dynamic, up-and-coming urban hub, savvy homebuyers are responding. “The market is getting very strong here, but when people realize they can purchase a brand new home at Bloom for about the same or often less than an existing home, it’s virtually a no brainer they’d buy new. This isn’t like buying a presale where you’re never quite sure what the end product will look like. At Bloom you can see exactly what you’re getting — so it’s a no-risk investment in your future.”

Neighbourhood Focus

Lynn Valley // by Steven Threndyle // PHOTOS Courtesy of Lynn Valley Life Nestled into the forest folds of Vancouver’s North Shore

Mountains, Lynn Valley is one of those places where kids grow up, move away from, and then spend the rest of their adult life wondering how to get back to. It’s a bit like Shangri-La that way; unlike West Vancouver or Edgemont/Lonsdale, the views here face east, away from downtown, or straight into that looming wall of green to the north. Exiting from the Trans-Canada at Lynn Valley Road, that nondescript arterial takes you past churches and hidden street entrances before opening up to a broad plateau that’s home to Lynn Valley Centre, with its Save-On, Safeway and Winners anchor tenants. Adjacent to the

centre is a distinctively West Coast public gathering place anchored by the Lynn Valley library. In the summer months, the plaza is home to well-attended concerts and outdoor festivals. That’s because they take ‘community’ seriously in Lynn Valley. And although Facebook is often criticized as being an antisocial medium, the Lynn Valley Life page — run as a public service by realtor Jim Lanctot, has proven to be a popular way for residents to find out about what’s going on in the neighbourhood. He says, “Lynn Valley consists of about 5,000 housing units and the majority are single family homes. Near Lynn Valley Centre, you’ll find a nice mix of newer and older townhouses and condos.” Indeed, it’s one of the few places on the North Shore where you’ll find roomy three-bedroom townhomes over 1,500 square feet. 1 A new community garden at St. Clement’s Anglican Church in Lynn Valley. 2 LVL handed out 1,000 free sunflower seed packets this year, and promoted its neighbourhood-enhancing “Project Sunflower” during the annual Lynn Valley Day Community Parade. 1

3 The woods around Lynn

Valley are dotted with “heritage stumps” with notches showing signs of its pioneer past.

4 It’s no holds barred as local residents compete for ice cream prizes in the Lynn Valley Day sack races.

Lynn Valley Life editor Peggy Trendell-Jensen says, “Jim’s plan was to use his real estate marketing budget to offer local residents something of more value than memo pads and branded calendars. He figured a free online resource that helped local businesses, organizations and individuals spread the word about their services and activities would be communitybuilding win-win for everyone.” Indeed, Lynn Valley Life has become the neighbourhood’s bulletin board for everything from lost cats to searching out rental apartments. A recent post about a cougar sighting was seen by over 10,000 people. “I’m lucky to have been born into this neighbourhood — I live just around the corner from my ‘growing-up’ house. My kids have had many of the same teachers at school as I did. I think we’re fortunate in that Lynn Valley is unpretentious — it’s all about the trails and parks, the family-friendly community and natural beauty.”

Like other idyllic neighbourhoods in the Lower Mainland, Lynn Valley is significantly more expensive than it was back in the 1970s. Trendell-Jensen says, “Quite a few of the people I graduated with have also moved back to the area — I wish housing prices would allow more people to do so.” In June, detached home sale prices averaged a shade over a million dollars, while townhomes are in the $525,000 range. Despite the prices, Lanctot says “The majority of newcomers seem to be young families.” Reflecting its solid middle class feel, Lynn Valley offers two great pubs to visit after an exhilarating mountain bike ride on the nearby Mount Fromme trails. Brown’s Social House and The Black Bear are community gathering spots of a more literal, non-virtual kind. The kind of thing that people did before Facebook came along. sep 20 - oct 4, 2013 metro vancouver new Condo Guide 49

The Prescott Premier North Shore // By Susan M Boyce

Since the beginning of the year, The Prescott has sold More Homes than any other new development in Central Lonsdale. Yosh Kasahara

i

t’s an elegant, sophisticated blend of concrete, metal and wood accents. The look is pure 21st Century imbued with the traditional, inviting warmth and friendly ambiance that have long defined the Central Lonsdale neighbourhood in North Vancouver. Say hello to The Prescott by Wesgroup Properties. With construction nearing completion, this 15-storey residential tower is now firmly establishing itself as an iconic landmark. Designed by Vancouver’s award-winning architect, Walter Francl, The Prescott’s high-design features include a dramatic roofline, pedestrian-oriented streetscape, and spacious homes with sweeping views to satisfy the most discerning North Shore homebuyer. Interiors, too, are impressive. Flooring is a wide-plank, engineered walnut — warm, inviting, and oh-so-sophisticated. The centre island’s white composite stone countertop creates a perfect counterbalance to glass subway tiles used first as a backsplash and then reoccurring in the ensuite’s shower surround — very elegant, very eye-catching. Plus, just as you’d expect from Wesgroup, expansive windows fill each home with natural light while creating an ever-changing natural focal point. The Place to Be

“The Prescott is North Vancouver’s premier new development — for many reasons,” says Yosh Kasahara, Wesgroup’s general manager of sales and marketing. “First of all, we’re located at the top of a rise, so you get some of the best views of Stanley Park, the Vancouver skyline, even the Gulf Islands. The Prescott’s commercial component will also be home to the North Shore Credit Union’s new head office which means residents will have an extra sense of security that comes from living above a financial institution. And, of course, there’s the proximity to dozens of exciting new amenities like the recently opened Loblaws City Market signature grocery just a couple of blocks away.”

Don’t Miss Out

“Since the beginning of the year, The Prescott has sold more homes than any other new development in Central Lonsdale,” Yosh says. “We’re currently more than 80 per cent sold, so this is the final opportunity for people who’ve been thinking about buying here. But the good news is that we still have a terrific selection of homes available — including some two-bedroom terrace homes with more than 600 sq. ft. of private, outdoor space. That’s like having a whole extra room for outdoor entertaining or alfresco dining. “Just add candles, a sunset, some wine and some good company and you’re set.” The Prescott’s Pre-View Centre and display suite are open daily noon to 5 p.m. (closed Thursday and Friday) at 101 – 1133 Lonsdale in North Vancouver. URBAN LIVING MEETS IDYLLIC RURAL LIVING Heywood on the Park offers everything an outdoor enthusiast craves

t

here’s a new condominium development coming to North Vancouver that promises true outdoor living in the midst of an exciting urban landscape. Welcome to Heywood on the Park. Nestled at the foot of Mother Nature’s playground, this exciting, new project is one which North Vancouver has yet to experience. Set to become a first on North Vancouver’s largest forested park, Heywood’s anticipated fall launch is creating some buzz in the city. This stunning five-storey contemporary residential woodframe building features a collection of 67 residences, comprised of one, two and three bedroom condos, some with dens. “Many developments can boast of being on forested trails but Heywood on the Park is practically on its doorstep,” says Wendy Pirie, Heywood’s Sales Manager. This 39.5-acre urban sanctuary was donated to the city in 1911 by the HeywoodLonsdale Estate. The park offers something for any outdoor enthusiast, including hiking and biking trails, or meandering or running along MacKay Creek, as well as a new picnic pavilion, with event stage and ethno-botanical garden. Besides its idyllic location, Heywood’s interior finishes show an uncompromising attention to detail. The contemporary West coast homes are distinguished by open interiors beautifully appointed with such features as stainless-steel appliances, spa

inspired bathrooms, and some plans feature an open kitchen with a pantry and built-in microwave and a generous-sized master bedroom with views of the Lions Gate Bridge. “It’s a level and quality of features and finishes that is Marcon’s signature,” adds Pirie. For nearly three decades, Marcon has stayed true to its mandate of consistently exceeding expectations, both before and after homeowners receive the keys. “I don’t think anyone in the Lower Mainland can touch its customer service department,” says Pirie, adding it’s that commitment to excellence that sets Marcon apart. “Its comprehensive customer care package doesn’t stop once you move in… we are there throughout the process and beyond.” At Heywood on the Park, everything has been well thought out. Heywood on the Park’s Presentation Centre will open soon at 1621 Hamilton Avenue, North Vancouver. The condos range in size from 538 square feet to 1,184 square feet. efore you take the keys to your new home, wouldn’t you like to know who built it? Beyond the price being right, being wowed by the display home or loving the location, having confidence that your investment was built well from the first nail right through to the drywall stage is the ultimate assurance to being completely satisfied as a homebuyer. Meet Christian Perizzolo and his team at Noble Construction. Perizzolo grew up in a construction family, trained as an engineer and is now an owner of Noble Construction. His team has over 60 years of combined construction and management experience on various residential, commercial and industrial projects and are currently overseeing the construction of G3, an exciting new community of 155 condominiums in a series of three low-rise buildings at the corner of 105 Ave. and 154 St.in Guildford.

It’s not just about what you produce, but how you produce it

“I trained as an apprentice for years,” says Perizzolo. “A master builder considers design and engineering as an integral part of building. There’s the satisfaction of having built a project the right way, with the right process and team and delivering it successfully not only to our clients, but to the homeowner.” While only required to meet building and minimum warranty tolerances, Noble Construction’s expectations far exceed that at G3. There’s no vinyl on the building; instead it’s rainscreened with HardiPlank siding. Inside it’s gypsum topping rather than regular concrete topping with extra soundproof measures in the flooring system and extra drywall in key places. Remarkably, even the cedar from the trees cut down from the site were milled and recycled to build attractive trellises and transoms. “Quality can easily become just a cliché,” says Perizzolo. “For us, quality is about process and workmanship. We demand a lot from our trades and make them accountable at every stage.” G3’s Sales and Presentation Centre is open daily (except Fridays) from 12 to 5 p.m. at 10439 – 154 St., Surrey. While you’re sure to be impressed by the finishing details like quartz countertops, luxury appliances and designer-appointed bathrooms, you can have confidence that you’ve bought a quality product that has staying power and performs well!

Building quality projects the way they’d like them built for themselves

For more information, call 604.588.8238, and visit g3living.ca and noblecorp.ca.

With his wife working as an early children’s educator, Perizzolo likes to say that while she’s busy building people, he’s busy building their homes. “For me it’s not just a job, not just another contract and not just about finishing another building. I’m building someone’s home and I approach each job like I’m building that home for my own family. When I bump into a friend on the street who bought a home I built, or make eye contact with someone we are walking through their condo unit for the first time, trust me, I want that to be a good experience.” An Old-World construction ethic runs in Perizzolo’s blood. Growing up in a close-knit Italian immigrant family, Christian Perizzolo learned from a young age that there are no secrets to success. It is the result of preparation, hard work and learning and growing from each experience. 66 metro vancouver new Condo Guide sep 20 - oct 4, 2013

INVESTOR ADVICE

5 things every

// BY ANDREW LA FLEUR

INVESTOR SHOULD KNOW ABOUT OCCUPANCY FEES misinformation out there about occupancy fees. Before you decide that occupancy fees are something to fear as a condo investor, here are five things to know:

Andrew la Fleur is an award-winning realtor with Re/Max. Andrew’s expertise is in helping investors make money in the Toronto condo market. Check out Andrew’s blog at truecondos.com, or he can be reached at andrew@truecondos.com

1. Occupancy fees are unavoidable (with one exception...) Occupancy fees will have to be paid to the developer every time you purchase a new condo. There is no way around it, except if you pay the full balance owing to the developer on your occupancy date. Since you can’t get a mortgage on an unregistered building, the only way to do this is with cash or other non-registered loan. If you want to do this, make sure you get a clause in your agreement to allow for full payment of balance owning on occupancy. 2. Occupancy fees are lower if you are higher What I mean by this is, the higher up your unit is in the building, the shorter the occupancy period will be because buildings are constructed and fi nished from the ground up. So, if you buy a unit on the second floor, you can expect a long occupancy period compared to someone who bought the penthouse. Consider that when choosing a floor to buy into pre-construction. Occupancy periods are typically three to six months. 3. Better developers = shorter occupancy periods Often but not always,

there is a relationship between the length of the occupancy period and the experience level of the developer. The more experienced the developer, the shorter the occupancy period. Buying from a developer with a bad reputation or little experience can sometimes result in an extended occupancy period.

4. Short occupancy period is best for you and the developer Th is is the most important thing to remember. Developers want to register the building as quickly as possible and to have the occupancy period as short as possible because they don’t get their money from the banks until the building is registered and all the unit owners have their mortgages commence.

A

re you afraid of the dreaded “Phantom Mortgage?” Phantom mortgage is another name for occupancy fees which are payable from the date that you take occupancy of your condo unit until fi nal registration of the building when your mortgage kicks in. You pay for the right to occupy your unit but you don’t have a mortgage yet. There is a lot of

5. Occupancy fees are prescribed Rest assured that developers can’t simply pull an amount out of the air to charge you for occupancy fees. In fact, they are simply this: interest payable on the remaining balance owing on your unit (interest rate is prescribed and based on Bank of Canada rates — currently at approximately 3.3 per cent), plus property taxes, plus maintenance fees.

Ultimately, if you are an investor and you intend to rent out your property, your occupancy fees will be paid for by your tenant — just be sure you have the developer’s permission to lease your unit during the occupancy period. Until next time, happy investing!

MORTGAGE FINESSE

// BY CALUM ROSS

CREDIT & DEBT MANAGEMENT issue in North America. The concept of keeping up with the Joneses has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap!

Calum Ross is senior vice-president and practicing mortgage agent with The Mortgage Centre. He has appeared on Canada AM, Investment Television, BNN and Citytv. He holds an MBA in finance and is an accredited mortgage professional.

A

s the credit system continues to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major

76 METRO VANCOUVER NEW CONDO GUIDE SEP 20 - OCT 4, 2013

Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim: 01 Control spending by knowing exactly where every dollar goes. Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. HELPFUL TIP If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax income. Is the free coffee at your office that bad? 02 Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. HELPFUL TIP Th ink carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it? 03 Develop a realistic budget and live by it always. A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments, including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. HELPFUL TIP Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure.

While these rules seem fairly simple, they are a little like a diet — easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Until next time — happy home and mortgage hunting.

Time is right to embrace the

Tsawwassen lifestyle // By Janine Mackie

hile others are pushing the lawnmower or fixing a faucet, you could be walking the greens. Freedom. Vivacity. That’s what Brio is all about. This September, Extol Developments is pleased to announce the launch of one of Tsawwassen’s most anticipated new condo communities. Located at 1166 54 A St., Brio’s location is ideal — an easy stroll to Tsawassen’s Town Centre Mall — a village atmosphere where every whim is satisfied. Pick up wine and organic produce for dinner, find an outfit for that special occasion, or enjoy the convenience of a myriad of services from banking and barbers to eye care and cafes. Living at Brio is about enjoying a lifestyle infused with health, happiness and the finer things life. “It truly is the best of both worlds,” describes sales and marketing manager Doug Lucier. “You have this amazing proximity to the town core, yet it’s quiet, park-like and very community oriented.” Modern and built with traditional integrity by the UPA Construction Group, this new four-storey building will provide discerning homebuyers with the choice of over 25 different floorplans ranging from 687 to 1887 sq. ft. Choose from one-bedroom ground level homes with private yards for pets to play and gardeners to putter, spacious two-bedroom suites that ease the transition from a large family home to one that can easily accommodate cherished furniture and weekend visitors. Although downsizing is a big decision, the wheels are certainly turning for dozens of local residents as they eagerly await the opportunity to preview Brio’s presentation centre complete with its two-bedroom vignette. “We’ve been getting a lot of interest from people who live right here in the community. They’ve been following our progress from the moment the permit

signs went up,” says Lucier. “When people tour the sales centre they’re going to be impressed by the quality. There’s engineered hardwood in the living areas, frameless glass showers and radiant floor heating in the ensuite and beautiful quartz countertops to complement the stainless steel appliances in the kitchen.” Even more impressive than the designer decor and high-end finishing is the layout — second bedrooms can easily fit a queen-sized bed, plus there’s a full-sized laundry room. All homes have nine-foot ceilings, while many penthouse suites boast 12-foot ceilings in the living and dining areas. Imagine the freedom of having no yard work, no exterior house repairs and the independence to just lock-and-go away on vacation. Living in a town that boasts more sun and less rain than any other Metro Vancouver community, gives you the option of enjoying local pursuits like a day at Centennial Beach, golfing at one of the nearby courses or sipping a cappuccino at a local bistro. With prices starting at $259,000 for one bedrooms and $379,00 for two bedrooms, Brio is the perfect entry to the lifestyle you’ve been dreaming of while also being situated a mere 40 minutes to downtown Vancouver, 10 minutes to the ferries and 30 minutes from the Peach Arch border crossing into Washington. Grand Opening September 28th at noon! Be among the first to preview Brio’s Presentation and Sales Centreat the corner of 12th Ave. and 54A St. in Tsawassen. Register at brioliving.com or call 604.943.8811 for more information.

Designer Advice Machine-knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the quality of the materials used. Material Matters Wool Typically gives the richest look but

The Magic Carpet Guide // by Yanic Simard // Photos by Brandon Barre Area rugs have been adding bold colour and exotic pattern to floors of all

forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-alikes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only carpet can provide. They make the perfect complement to wood, so you don’t even have to choose between the two! To achieve this timeless look in your highrise home, here’s my “Magic Carpet” guide: Man versus Machine

› Hand-knotting is the traditional method of creating most Persian or Oriental rugs. These rugs are hand crafted with various complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the “knot-count,” the denser the weave, and the finer the rug. › Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time.

also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk Often blended with wool in fine rugs (especially true antiques), silk gives a luxurious feel and look, but must be treated delicately. Sisal Gives an inviting natural look like wool, but is rougher to the touch. Often used for stairs, welcome mats and other highly abused areas. I’m particularly a fan of using this for a dining room. Nylon A very practical and cost-effective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high traffic areas). Polyester A synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). Resists water-based stains but is prone to oil-based stains. Olefin Another synthetic option which is highly resistant to chemical stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. Leather Leather and hide rugs can come as single sheets, or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug. Tip Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the luxuriousness of the hand feel. Experts can best advise on the right solution for the material in question.

Your Brand New Pad

Carpet Tiles

›C arpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. ›A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!

› If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size space, which you can then or replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). › I recommend buying a few extra tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or new home) you can size it up easily.

Selecting Your Area Rug

The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: › As a general guide, you should budget the same for your rug and your sofa. Both will take a lot of wear, and be a feature you enjoy every day, so the investment should be about the same. › Area rugs are a great way to bring a splash of colour, pattern and/or texture, which can be moved or replaced seasonally as a way to keep the décor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. › If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. › Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. › A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). › Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’.
