If you already own a home, choosing a school for your kids is relatively easy. You go either public or private, and then decide if the closest school is the best or if other factors (such as French Immersion or specialty programs) make it worth the effort to go out of your catchment.

But if you’re looking for a new home, picking an area where there are lots of good schools to choose from may be a priority for you. There’s lots of good information about schools in the Lower Mainland both on the various school board websites but also on the Fraser Institute’s annual School Report Card, which can be found at www. fraserinstitute.org/report-cards. These report cards have been controversial in the past due to a distinct bias towards private schools and wealthy areas, however they are now more sensitive to socio-economic discrepencies within the system.

“Ultimately, there will be about an acre of public outdoor spaces where people can gather to experience the social pleasures of city living — places where celebrations and high energy events can occur. Neighbourhoods like Yaletown already offer this dynamic, but Station Square will truly bring it to Metrotown by providing a wide array of ‘pocket parks,’ seating areas, and mini, outdoor living rooms with clusters of street furniture. TRENDSETTING NEIGHBOURHOOD “Station Square is one of the largest residential developments in Canada,” Greg says, adding he knows of only two others that approach the sheer scope of this project which, when complete, will include 1,800 new homes in five towers plus 300,000 square feet of new retail and 150,000 square feet of office space.

It’s also already showing a distinct trend toward becoming a family-oriented, multi-generational neighborhood. “The majority of our buyers are local people who are investing in this location for their family. We’ve got mums and dads, brothers and sisters, great aunts, kids and grandkids all buying here because they want to have their own homes but live in the same building.”

hopping for a new home is a big investment both in time and money. As homebuyers, we know we need to spend time researching different locations, comparing quality and features, assessing various neighbourhoods — all to ensure we are getting good value for our money. But don’t forget to also do your research to get the “best value” out of your mortgage. As the BMO Bank of Montreal eloquently states in their home financing brochure: “There is more to a mortgage than an interest rate.”

Pay down your mortgage faster

You can knock years off your mortgage and save thousands of dollars in interest costs with the right payment structure. But becoming mortgage-free as soon as possible will require some planning and strategy: ›› Increase the frequency of your payments from monthly to bi-weekly or weekly. The more frequent your payments, the faster you’ll pay down your mortgage. ›› Reduce your amortization period by 5 or 10 years. Your monthly payments will be higher but you will have saved a large amount in interest costs by the end of your mortgage. ›› Take advantage of your bank’s option to increase your mortgage payment either monthly or as an annual lump sum.

You’ll want to speak to your bank about your options. Most banks offer additional features if you choose to pay down your mortgage faster such as a building up a “Mortgage Cash Account” at BMO where you can re-borrow

Be sure to get pre-approved before you begin your home search. Your local bank can hold a pre-approved interest rate for you up to 3 months. However, when looking to purchase a pre-sale home (which likely will take more than 3 months to complete), speak with the sales team at any presentation center and they will be able to provide you with a broker such as a TD Mobile Mortgage Specialist who can hold interest rates up to 24 or 36 months. Having a solid understanding of what you can afford and how you can pay your mortgage down faster will ease and guide your home search. AS YOU MAY HAVE NOTICED, CONDOMINIUMS ARE PLAYING

an increasingly important role in Canada’s housing landscape. As land in urban areas becomes more of a rarity, developers and homebuyers are looking to the sky for a place to call “home.” But, have you considered how many of the condo owners in your building actually live in their units, versus rent them out to tenants?

The survey revealed that the majority of condo owners actually live in their property versus owning it for investment purposes If you’re in the market for a condominium, it’s an important factor to consider but one that is often overlooked.

Answering this question in Canada’s two largest condominium markets, Toronto and Vancouver, Canada Mortgage and Housing Corp. (CMHC) recently released its 2013 Condominium Owners Survey, revealing that the majority of condo owners surveyed actually live in their 28 METRO VANCOUVER NEW CONDO GUIDE SEPTEMBER 5 - 19, 2014

property versus owning it for investment purposes, at 82.9 per cent versus 17.1 per cent, respectively.

The survey found that about half of the surveyed condominium investors in Toronto and Vancouver are renting out their last purchased unit. CMHC’s survey also found that of the surveyed condominium investors in Toronto and Vancouver: » 58.4 per cent of investment condo owners expect to keep their last purchased unit for more than five years; » 17.9 per cent for two to five years; » 7.6 per cent for less than two years; » 16.1 per cent did not know or answer; » 11.9 per cent of investment condo owners surveyed said they bought their last secondary condominium unit with the intention of reselling it for a profit within a year of purchase.

Another interesting tidbit about condo owners who bought for investment purposes: At the time of the survey, 42.1 per cent of the Toronto and Vancouver households that were surveyed had no mortgage on their last purchased condominium unit.

About the survey:

A total of 42,426 households, which owned their primary residence in the Census Metropolitan Areas (CMAs) of Toronto and Vancouver, were surveyed in August and September of 2013. A subset of these condominium owners who own a secondary condominium unit are defined as condominium investors. Their primary dwelling can be either a condominium or a freehold unit. The 2013 Condominium Owners Survey gathered data to report on the extent of the activity of this subset of domestic condominium investor households in these two CMAs. This definition excludes households that own only one condominium unit in which they reside, as well as households that own a secondary unit but rent their primary unit.

The survey did not cover Canadian households that own condominium units in Toronto or Vancouver but do not reside in these CMAs. Foreign investors, and corporate investors are also not covered by the survey.

Q Many people aren’t aware provincial law prohibits UBC from selling freehold properties, but what exactly is someone buying when they purchase a leasehold property? Is it really a tangible asset?

A Absolutely. Leasehold properties are registered at the Land Titles Registry just like any other home. You can buy them, sell them, even will them to someone. So you have all the same rights as a freehold property owner for the length of the lease — which at UBC is 99 years.

The main difference is that at UBC you’re buying into a ‘complete community.’

When a developer purchases the ground lease in order to undertake a development, part of the proceeds is used for streets, infrastructure, and amenities like parks and community centres. A significant benefit is that homeowners will not be dependent upon any government for these amenities and infrastructure. In addition, a portion of property taxes are automatically set aside and administered by the University Neighbourhoods Association to provide reserves for the inevitable replacement and upgrading of this infrastructure in the future.

Q But what if a developer doesn’t complete their building?

A We’ve negotiated more than 50 leases with developers, and every one of these

developments has either been built or is under construction. In the unlikely event of a problem, however, homeowners would have the same rights as they would at any freehold development.

Q It’s tough to discuss leasehold without addressing the widely publicized Musqueam lands in south Vancouver several years ago where people were forced to sell their leasehold homes at devastating losses. Could this happen again at UBC? A UBC is quite different. Leases here are fully prepaid by the developer, and there

university can do one of two things — negotiate an extension of the lease or pay the leaseholder fair market value for improvements to the property.

The key point, though, is that over the next eight or nine decades, the number of people who want to live and work on campus will continue increasing. The university has a vested interest to ensure people are making a sound investment when they buy a home here and to do everything possible to retain this area as a vibrant, dynamic place to live.

The Musqueum leases are on reserve land and were prepared by the federal government. They did not have pre-payment options and were subject to a rent review after 30 years. The original lease rates were so nominal, the potential affect of future rent reviews was probably not fully reflected in the resale prices. The problem came in year 30 when lease rates were allowed to be set to market value — meaning in some cases rents suddenly increased to $10,000 or more per annum.

Another example is False Creek, where some leases have a 60-year term with a rent review in the 30th. While that rent review period has passed, the issue now facing owners or potential buyers is the diminishing amount of time that remains on the lease.

That affects things like what kind of renovations you might choose to do — or not.

However, a home is one of the only tax-free investments still available to the middle class. Buying a home is a

If you have never used the HBP, contribute your savings for the home into your RRSPs and take advantage of the tax deduction. Then, use these savings for a down payment. You will have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal.

If you are looking forward to choosing the features and finishes for your new condo, approach your appointment with an open mind. This is your opportunity to truly make your surroundings your own, and many buyers can accomplish that with standard features.

One example is hardwood flooring. Your condo may come with that as a standard, but often it is an upgrade. For yourself and any future buyers who may suffer from allergies, wood flooring is a top choice. It is easy to clean, and your choices of colours and textures will be phenomenal. Remember that in an openconcept living/dining room, the addition of area rugs on top of wood flooring is beautiful and helps to delineate space. Hardwood may well be worth the extra financial outlay at the beginning.

If you consider advice from the experts, they will tell you to keep kitchens and bathrooms in mind when choosing upgrades. Time and again, these items have yielded the biggest return on investment in the long run. If your budget is limited, yet you want to include some upgrades, look carefully at what is offered in the kitchen and bath(s). You will be amazed at the kitchen options, which may range from paneled appliances that give them a furniture look in an open-concept space, cabinetry with glass fronts for displaying distinctive dishware or glassware, quiet self-closing drawers, tall upper cabinets, extended islands, cornice mouldings and even wine fridges. When it comes to bathrooms, think spa-inspired upgrades such as marble flooring, fabulous rainwater showerheads, soaker tubs and anything that shouts “pampering!” As for the rest of the suite, higher baseboards, built-in shelving, the list of possibilities is long and tempting.

Another category of upgrades that makes a difference today is Green. Saving on energy and helping to sustain the planet are popular goals with environmentally conscious buyers. Upgrades such as natural stone countertops are both gorgeous and environmentally friendly.

Of course, your selections depend on your budget, and as I said, you may be able to create your perfect surroundings with standard options. As someone who has travelled extensively with Baker Real Estate, I can tell you that many builders offer amazing choices relative to the rest of the world. If your condo suite is a stepping stone to a larger home someday, be careful with colour schemes. Neutral is the way to go, and you can always inject colour and character into the rooms with furnishings, rugs and accessories.

Whatever you decide, make your choices wise ones. Do some research before your selection appointment to find out what’s new and innovative in the way of finishes. I also urge you to pay attention to what the design consultants advise.

These professionals are experienced in working with condo spaces. They know their builder’s designs and how to choose combination palettes and finishes that match your personality and work well with the layout.

Remember that when you go to sell someday, all things being equal between two suites, buyers will typically choose the one with better finishes.

It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This isn’t easy, but a professional stager can help. Your Realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own.

First off, de-clutter. Chances are you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things such as extraneous furniture, children’s toys, knick-knacks and family photos. This can be emotionally difficult, but remember: the goal is to make it easy for potential buyers to imagine their own possessions in your space.

Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry.

For some, moving into a highrise means fewer opportunities to spend outdoors. Fortunately, there are lots of ways for condo dwellers to incorporate organic colours and materials into their decor to bring a bit of the outdoors in.

COLOUR INSPIRATION IS EVERYWHERE – in the multi-faceted greens Vicky Sanderson is an expert on all things home decor. There are also loads of interesting accessories from as far away as India, Indonesia and Thailand. One of my favourites is a gorgeous textured table lamp made of pierced metal. It’s wonderfully sculptural and when lit, it creates magical light patterns on walls and ceilings.

ONE TIP Avoid going full-on with natural and organic

pieces, unless you’re decorating a cabin in the woods. In fact, mixing those pieces with furniture and accessories with crisp, modern lines will actually let their beauty shine through more vividly.
