LOW INTEREST RATES STILL IN YOUR FAVOUR

SUSAN LEGGE

The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the spring season off right by taking advantage while you still can.

SUMMER’S ENDING... SO WHAT?

STEPHANIE MACDONALD

12 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

The end of summer is bittersweet — wait, what am I saying? The end of summer is great! Kids finally go back to school (or hopefully they will at some point in the near future around here), you get to pull out your normal clothes and wear cute cardis and sport jackets without broiling yourself to death, you can start consuming red wine again and generally get back to your normal routine. But before summer actually comes to a close, there are a lot of great things to do in this wonderful area of ours, things that can make you feel grateful to live here, no matter what time of year it is. Some activities to enjoy before the end of August: The PNE of course, The Richmond Night Market, all the wonderful outdoor pools in Vancouver, Theatre Under the Stars in Stanley Park and a Canadians baseball game at Nat Bailey Stadium to name just a few. Coming up we can look forward to The Ghost Train (a personal favourite), autumn produce at local farmer’s markets, lots of exciting grand openings by developers near you, and of course skiing. Who could forget that? If you’re looking for a home in Metro Vancouver, take this time to appreciate what you’re really buying a part of — the most fun and beautiful place in the world to live. Happy condo hunting!

are nearby, and the WalkScore is 93 — which is often a big surprise to people who are new to the neighbourhood.” For the people who already know and love Lynn Valley, Mill House is a much-anticipated opportunity to stay in or return to the place they love to call home. “We’re getting a huge response both from downsizers who want the convenience of lock’n’go living but simply don’t want to leave Lynn Valley, and from firsttime buyers who grew up on the North Shore, moved somewhere else, and are now coming back to put down roots,” Wendy says.

Community Spirit

LOOKING FOR A BRAND NEW CONDOMINIUM HOME in one of North Vancouver’s favourite neighbourhoods? Want the inside scoop on a great opportunity? Well this could be your lucky day, because priority registration is now underway for Mill House in Lynn Valley, and this is definitely one you’re going to want to check out.

Active Living Located adjacent to Hastings Creek and just steps from the quaint charm of Lynn Valley’s village centre, Mill House will be a collection of 75 one-, two-, and threebedroom homes that epitomize the lifestyle that this outgoing, family-oriented community is known for. “This location is absolutely fantastic — especially for anyone who loves outdoor activities,” says Wendy Pirie, sales manager. “You’re just minutes from amenities like the Fromme Trail, the Lynn Valley Suspension Bridge, mountain biking, skiing, kayaking, and hiking. Shopping and schools at all levels including Capilano University 16 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

“Lynn Valley is a very participatory neighbourhood with a strong community spirit,” Wendy notes. “It’s the kind of place where popping by to borrow a cup of sugar from your neighbour is reality. And there’s always something going on: Lynn Valley Days, tree decorating at Christmas, the spring Easter Egg Hunt and, of course, all the school activities and events. It’s a very fun, friendly, and outgoing place.”

Homes with Style Inside, Mill House homes are designed as celebration of engaged living — open concept floorplans featuring nine-foot ceilings, massive banks of windows, and eyecatching, contemporary laminate flooring throughout main living areas. Then there are all the little touches: details like built-in USB chargers in the kitchen and bedrooms, solid-core wooden front door, and a Fisher & Paykel Smart Fridge with bottom-mount freezer plus internal water filtration system, built-in ice maker and water dispenser. Got gear? No problem. “Every home purchase includes an extra large, out-of suite storage locker

“ Lynn Valley is a very participatory neighbourhood with a strong community spirit.” WENDY PIRIE with roll-down door,” Wendy explains. “So you’ve always got room to store things like skis, mountain bikes, hockey equipment, and Christmas decorations. Plus most Mill House homes have an over-sized pantry that’s perfect for anyone with lots of kitchen gadgets and gizmos.”

Get on the List Sales at Mill House begin this fall, so be sure to priority register early at marcon.ca/millhouse as this is a rare opportunity to purchase a brand new Lynn Valley condominium home. Floorplans range from a 624-squarefoot one-bedroom to a spacious 1,100-square-foot three-bedroom ideal for growing families. CONDO SENSE

// BY CAMERON MCNEILL

MONTHLY EXPENSE MANAGEMENT:

Don’t forget those strata fees

long-term maintenance of a jointly owned building and property. Strata fees, which are due each month, cover expenses such as alarm monitoring for the front door, annual building envelope inspection, janitorial services for all common spaces such as the lobby and corridors, common property building insurance, fire equipment maintenance and testing, electricity, landscaping, mechanical equipment maintenance, snow removal, window cleaning, etc. These costs would apply to most base-level new condominium buildings. Some new condo buildings come with extra amenities such as a 24-hour concierge, indoor pool, lounge area, media room, fitness center and perhaps a rooftop garden. These are all additional expenses that will be reflected in the monthly strata fees to be shared by every legal owner. While you’re visiting Presentation Centres to scope out your new home options, be sure to ask the sales team about the estimated strata fees for the home you are interested in purchasing. Strata fees are based on the size of the home so the fees will vary from home plan to home plan. Once you know the fee, add it to your monthly mortgage payment and property taxes to determine if you can afford the home you want. Based on their experience (and legal obligation), the condominium builder will provide an estimated dollar value for the monthly fees each month, but keep in mind that strata fees do fluctuate to

represent the actual costs of maintaining the building over time. The builder will hand over the operation of the strata once a minimum number of home owners have moved in and at that point you and your fellow homeowners will be in control of determining and managing your strata budget within the regulations of B.C.’s Strata Property Act. So when you’re considering your first new condo purchase, be sure to list all of your initial expenses as well as your projected monthly expenses. Ensure that you can afford the monthly cash-flow. While home ownership is an incredible and worthwhile investment for your lifetime, you’ll want to be realistic about how much you can afford each month. This will ensure that it’s a positive, stress-free experience in addition to being a great investment.

e’re big proponents of condominium and townhouse living. Aside from the lifestyle benefits, a home in a multi-family residential building is significantly more financially accessible than a single family home. However, there are other monthly costs associated with multi-family home ownership. In addition to the initial costs that apply to buying any type of new home, such as legal fees, property transfer tax, and federal and provincial taxes, you will also need to factor in strata fees to your monthly mortgage payments and monthly allowance for your property. Strata ownership is a common type of legal ownership that was designed to equitably distribute the costs of the day-to-day upkeep and

notice a trend today toward less clutter in our everyday surroundings. A lot of people now receive bills by email and pay them via the Internet to avoid amassing unnecessary paper. Knickknacks are being put away so that furniture surfaces can show, especially in condominium suites. Whether you are moving into your

22 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

Moving tips for the condo buyer

first condo or you are moving up or “right-sizing,” you certainly want to accentuate the space you have, and sometimes that means taking less “stuff” with you. If you have purchased a new condo early in the development process, you probably have a lot of time to get ready for the big move. You have a floor plan with room dimensions, so you can figure out which existing furnishings will fit, or determine what you need to buy new. Then, think carefully about where you will put other things such as clothes, shoes, coats, accessories, pictures, artwork, home office items, home entertainment, etc. Once you do this, you may find you need to give away or sell some of your belongings. Seem overwhelming? On the bright side, de-cluttering feels great. In addition, you have at your disposal several ways to make your move easier by eliminating unnecessary items. If you want to sell furnishings and accessories, you can always have a garage/yard sale. Summer is the perfect time to make a bit of money by selling your unwanted goods to other people who see them as treasures. The money you make can go toward purchasing something you need for your new condo.

Whether you are moving into your first condo or you are moving up or “right-sizing,” you certainly want to accentuate the space you have, and sometimes that means taking less “stuff” with you. The yard sale is only one of the many options you have. Passing down possessions to friends and family members can be a win-win situation, whether you give them precious heirlooms, toys your kids have outgrown, or an extra set of everyday dishes. The dresser and bed you can’t fit into your new condo may make all the difference in the world of a family member with growing children. Charity and consignment shops are also grateful for items you are getting rid of, and it’s a good feeling to know you are helping someone else. Of course, you can sell or give away things on the Internet. And sometimes, when things are past their prime, the trash is the best alternative. How to decide what to get rid of, and how? You may want to consider hiring a home organizer. This professional understands people’s attachment to the things they have amassed over the years, and will help you make up your own mind as to what to part with. Usually, they help you sort possessions into piles. Once all your books are gathered into one place, you may look at them differently with regard to which ones you really need or even want to keep. Here’s another bonus to de-cluttering, especially if you have a home to sell before you move into your new condominium: a neat, tidy house will sell more quickly than one that is packed full of “stuff.” One of the first things home stagers do is suggest de-cluttering. Then you can move into your gorgeous new condo with just enough furnishings and accessories so that the design, features and finishes can really shine.

NEIGHBOURHOOD SPOTLIGHT

SOUTH CAMBIE

A neighbourhood on the rise // BY MICHELLE HOPKINS

26 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

YOU PROBABLY REMEMBER THAT TRYING TO GET AROUND South Cambie during the Canada Line construction was an exercise in frustration. You might have even shunned shopping or dining in the neighbourhood. You can toss all and any excuses to the wind once you’ve ventured into this burgeoning neighourhood that offers a plethora of great dining, shopping and activities for all ages. South Cambie might be one of the smallest of Vancouver’s neighbourhoods but it’s got a lot of panache! This former sleepy enclave burst onto the scene as a cultural melting pot waiting to be discovered. It’s home to a variety of upscale, bohemian and chic boutiques, bakeries, bars and restaurants. You’ll also find lovingly restored “Vancouver Specials” co-habiting with million dollar contemporary homes. This

enclave will soon be home to condos, townhomes and apartments as the city has rezoned parts of South Cambie allowing for high-density development. Over 1,000 units are in the works up and down Cambie from 16th to 41st Avenues along the Canada Line. Also worth discovering are the the neighbourhood Crown Jewels: Queen Elizabeth Park and Nat Bailey Stadium. South Cambie is also renowned for its top-notch hospitals, great educational institutions, the posh Oakridge Shopping Centre, and let’s not forget the great ethnic AUG 22 - SEP 5, 2014 METRO VANCOUVER NEW CONDO GUIDE 27

HOT SPOTS Here are some favourite local haunts ... and there are many! WALRUS www.shop.walrushome.com This funky, contemporary lifestyle boutique is where you’ll find anything from a cannabis candle to laser cut birch plywood coasters and everything in between. BIERCRAFT BISTRO www.biercraft.com For beer aficionados this is Mecca. Biercraft has a huge selection of specialty and craft beer from around the globe. SHOP COCOON www.shopcocoon.com A “curator of all things beautiful.” This gem, dominated by large antlers on a white-washed brick wall, is where you’ll discover hand crafted accessories, clothing and jewellery. LEMONADE GLUTEN FREE BAKERY www.lemonadebakery.ca This sweet spot is a hit with both locals and merchants. For those with a serious sweet tooth, don’t be frightened off by gluten-free … everything is sinfully delicious! PRONTO CAFFE www.prontocaffe.ca Words that are often used to describe this hip modern eatery are authentically Italian, simple and straight forward – no pretension here but lots of Old world flavour! Pronto is a go-to for anyone craving traditional Italian dishes with a contemporary take. BARBER & CO. www.barberandco.ca This1950s barber shop offers a down home country-style hot shave, hair cut or beard trim. You’ll feel like you’ve been transported back in time and that’s never a bad thing, right?

eateries, funky watering holes and distinctive boutique shops. It’s all about location. A central city neighbourhood attracts a certain type of person: One who embraces cycling or taking transit to work; someone who likes to walk out to enjoy the restaurants and shops — and that someone typically has a healthy income. South Cambie residents are now affluent upper mobile young professionals and families, as well as empty nesters with deep pockets. With all the changes in this corridor, living here isn’t cheap. An older, tear-

down will put you back $1.5 million and a new home will cost upwards of $2 million. However, once a number of condo projects are built, it will make living here more affordable! For Bill, a 51-year-old married painting contractor with two young daughters, the proximity to both downtown Vancouver and eclectic Main Street was a real draw. “We got insight living in Vancouver of how great it is to live centrally. And this is the first neighbourhood outside of downtown where we really felt at home,” adds Bill.

INSIDE MORTGAGES

// BY KRIS GRASTY

OWE LESS, OWN SOONER

Tips for paying your mortgage off faster

E

ach year approximately 35 per cent of Canadians exercise the right to make prepayments on their Mortgage. This is a great statistic, but still shows much room for improvement. 65 per cent of Canadians are missing out on the free cash savings that really adds up over the lifetime of your mortgage. For some First Time Home Buyers, just getting into the market and making mortgage payments seems daunting early on but they have just set their baseline or their “new normal”. Now is the time to start looking ahead! Can you build equity faster than you expected? Can you pay just a little extra and get to your mortgage free date sooner? Fast forward 10 years — Does a vacation property or investment property sit in your list of life goals? For those of you who have owned a home for some time, there are some easy and effective ways to achieve your goals and expedite your future! A little extra prepayment now can save a ton of cash down the road. Using this along with a balanced approach to retirement savings or children’s education planning is key.

Kris Grasty is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

For those of you who have owned a home for some time, there are some easy and effective ways to achieve your goals and expedite your future! A little extra prepayment now can save a ton of cash down the road.

Payment Schedule: Many people choose a monthly payment but there is another option called “accelerated bi-weekly”. The accelerated bi-weekly payment schedule effectively adds an entire month of payments each year reducing the standard 25 year amortization down to 22.5 years! This simple change will be barely noticed and if timed correctly, may line up with your pay days as well.

Prepayment Options Most mortgages come with a variety of prepayment options, so let’s look at a few. These prepayments are available to you without having to pay penalties. Many lenders allow you to; » “ Increase Payments” 10% - 20% ake 10% – 20% “Lump Sum” payments »M » “ Double Up” on any given payment as you wish. Continuing along with the example above, look at how making these prepayments can save you in the long run.

Accel. Bi-Weekly

+ Annual Lump Sum

*Based on 2.89%, 5yr Fixed and 25yr amortization

It is important to note that some lenders only allow lump sum prepayments on your anniversary date or that extra payments be made along with your scheduled payment, so be sure to talk to your broker and know how to work within your mortgage contract to avoid unnecessary penalties. Round Up Payments or Set Higher on Signing Many people do not know that you can set your payment artificially higher on signing. Use this option at day one to simply round up your payment to the next hundred dollars or if you are nervous about variable rates you can set your payment at today’s fixed amount and get ahead of the game without really noticing the difference! Pay more down on renewal Another simple thing to do is pay more down on renewal or when switching to another lender. You can renew into an open mortgage temporarily, where there are no penalties to prepay and then look at switching to another lender. Some folks switching from Big Banks are finding that they have to pay full legal fees to switch lenders, so why not use that time to pay more down and register the new amount with your new lender similar to doing a refinance, just for a lower amount.

There are several strategies that are worth discussing with your Mortgage Broker; If you like to save for retirement through RRSP’s, you could use the tax return to make up your lump sum payment each year. Perhaps you get annual or quarterly bonuses at work and can use a portion of these to help out? Use your prepayment privileges to make positive use of a family inheritance. Your current mortgage holder may allow you to just make a change to your current payment schedule from monthly to bi-weekly. The bottom line is that there is future cash to be saved. Many people are realizing that by prepaying now with today’s lower interest rates that they can save on future interest costs. Every dollar you prepay goes directly against your principal or borrowed amount. Just imagine what you could do with nearly seven years of mortgage payments that you have in your future pocket — never mind the $39,000 saved on interest. That is nearly $140,000 cash in hand that would have gone to a mortgage, funding your possibilities of vacation property, retirement or children’s education. The key to planning your future is to be forward thinking right now! A licensed Mortgage Broker can help you. AUG 22 - SEP 5, 2014 METRO VANCOUVER NEW CONDO GUIDE 35

Brenden and Stephanie

THE RIDGE AT BOSE FARMS // BY SUSAN M BOYCE SOMETIMES A BUILDING IS JUST FOUR WALLS AND A ROOF.

Not so when it comes to the large, white barn perched atop the ridge on 64th Avenue just east of 152nd street. This iconic Surrey landmark is a magical place filled with memories from the past and memories in the making. Just ask Brenden and Stephanie. A Perfect 10 Brenden and Stephanie had been searching for a home for some time, but everything they saw was either too small, too expensive or simply didn’t feel right — until they arrived at The Ridge at Bose Farms. “When we went into the presentation centre, I knew within 10 minutes that I wanted to buy here,” Brenden says. “The kitchen is huge and to get a place with a 20 by 32-foot yard is something unique for condo living.” He laughs. “I may be young, but I can’t wait to learn more about gardening. And I love the way they’ve kept so many of the old trees and the way they’re restoring the old barn and farmhouse — the barn was actually a big part of why I bought.” The two-bedroom condo also suited Brenden’s budget. “I wanted to keep my payments under $1,300 per month, because it means I can do this on my own without help from my dad,” he explains. Memories in the Making Even though it will be early next year before the couple’s new home is complete, they’ve already started making memories. “I’d been trying to come up with a cool place where Steph and I could get engaged,” Brenden says grinning broadly. “I knew the barn would be ideal.” With help from his realtor, Brenden convinced Stephanie that they needed to attend a first time buyer’s seminar that was being held in the barn so they could learn more about how a strata works and meet some of their new neighbours. The photographer for Stephanie’s sister’s upcoming wedding volunteered to take pictures. A friend who 38 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

That afternoon, well before the scheduled seminar, an unsuspecting Stephanie stepped into the barn just ahead of Brenden. Suddenly, the lights came on and friends hiding bales of hay leapt up. “It was a total surprise for Steph,” Brenden says. “I told her I loved her and asked her to marry me. She was crying. I was crying. It was perfect — like our home will be.” Oh, and by the way, she said yes. For more information about The Ridge at Bose Farms in Surrey, visit theridgeatbosefarms.com.

Design Diva Jillian Harris sits back to enjoy the 2014 PNE Prize Home valued at $1.3-million

PNE PRIZE HOME BEAUTY, BRAINS AND A LITTLE OKANAGAN INSPIRATION // BY JANINE MACKIE 44 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

The excitement in celebrity designer Jillian Harris’s voice is rapturous. In the works for months, the gates to BC’s legendary Fair at the PNE are now open and visitors can be seen speed walking to the entryway of the temporarily-placed, fully-furnished Craftsman-style house, valued at over $1.3-million, that is this year’s PNE Grand Prize. “It is bright and airy, modern and bohemian, clean and rustic…it’s absolute perfection,” says Jillian who designed the home’s interior to evoke a modern farmhouse. Stepping out from her reality TV days as Canada’s spunky and beautiful brunette Bachelorette of season five, Harris has kindled a fresh feel to the 3,000 square foot prize home which, after the fair, will be transported to an estatesized lot with lake and valley views on Kelowna’s Kirschner Mountain. This is

“YOU COULD WIN THIS HOUSE!”

Jillian’s third PNE Prize Home, and once again she’s delighting those who step inside — a feat she achieves by following her heart and taking her brains with her. “The secret to creating a calm, clean and classic atmosphere is knowing the psychology of colour,” says Jillian, who spring boarded her career from Cactus Club waitress to restaurant designer with help from mentor and restaurateur Scott Morrison, all the way to her current gig as co-host of “Love it or List It Vancouver.”

White and cream cottage palette “When you design a restaurant you design with hunger in mind and create a darker space with accents of red and orange which elevate a room’s energy level. Never blue — that supresses hunger,” says Jillian. “In residential homes, I gravitate towards the exact opposite — white, creams and neutral. I look for wow and vintage pieces that stimulate conversation.”

Stepping onto white oak floors in the great room, there’s lots to take in… A piece that would be at home in a New York penthouse, the high back sectional sofa with nail head trim is fluffed with white and gray scroll pillows. Flanking it are a petrified tree stump side tables. Big in the decorating world these days, they add a rustic beauty to the home in their natural state still bearing a few cracks, nicks and knots. While some may assume the exotic round ottoman is sheepskin, its “chic wild texture is actually made from heavy natural fiber weaves and engineered into couture for the home to suggest a well-traveled life,” explains Saleema Remtula, VP marketing and communications at Lane Home Furnishings in Coquitlam, which supplied all furniture and accessories. It’s hard to believe that it was the lure of an electric range that excited people to buy tickets for the first prize home ever offered in Vancouver back in 1934. Today inside the 80th anniversary Prize Home, the kitchen is still a favourite for its innovative appliances and slick style. “An integrated cappuccino maker was a no brainer,” says Jillian. “I bought one for my home too. It’s amazing. People come over and you can make them a custom cup at push of button — latte, Americano cappuccino, whatever. For the Prize Home I integrated as many appliances as possible for a streamlined feel.” Dark brown veneer cabinetry is a beautiful contrast to the white quartz countertops with teak tractor-seat barstools. Vintage in appearance, but new from Pine Lighting, the aged brass pendants above the kitchen island with integrated wine fridge, were exactly what Jillian was looking for to suggest an eclectic vibe. Staggered stone backsplash in a Moroccan pattern complement the light gray perimeter cabinets. A walk-in pantry is a practical touch complete with wire pull out drawers.

I look for wow and vintage pieces that stimulate conversation

Heirloom vintage style can fit today’s modern living The dining room will host many family gatherings around the whitewashed trestle dining table finished with Windsor dining chairs and a brass multi-light chandelier above. Making most of the space, a floating bar features glass-front cabinets and a modern wine display inspired by the local vineyards and winetasting opportunities in the Okanagan. Upstairs the heavenly master retreat features a white king-sized upholstered wingback bed reminiscent of angel wings and dressed in white and taupe bedding with a few coral-coloured deco pillows. Mirrored quatrefoil night stands add interest while French doors with transom windows fill the room with weekend sunshine. 46 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

Standing on tiptoe to get a glimpse between the heads of other enthused fairgoers, to say the ensuite is gorgeous is an understatement. There’s an opulent freestanding oval bathtub, custom made floating vanity with white quartz countertop accented with cute pink towels and an invigorating shower room surrounded in stunning Woodgrain Marble — a veined polished natural stone. While voguish on her own, Jillian admits she’s taken by the iconic boundary-pushing design of LA-based interior designer and fellow-blogger, Kelly Wearstler. As a tribute, Jillian throws in a few fun surprises, like the resin monkey bookends in the home office and whimsical art. And in case you’re wondering, did this prize home with its wrap around deck and flirtatious style have enough

soul and personality to impress Jillian’s ultimate critic? “When I took my parents to tour the house my dad said, ‘I want this house, I want this house!’ And of course my parents can’t buy a ticket so my dad was devastated that he couldn’t win the house. I told him not to worry though, that I knew a good designer that could help him with design and make his home look just as good!” The PNE Prize Home at 2901 E Hastings St. is open daily for viewing from 11am until late during The Fair’s duration — August 16 to September 1. Free parking and entry at Gate 2 off Renfrew St. Tickets (5 for $25 or 15 for $50) available at the PNE, online at pneprizehome.ca or by phone at 604.252.3688. Draw date for Grand Prize is September 4, 2014. AUG 22 - SEP 5, 2014 METRO VANCOUVER NEW CONDO GUIDE 47

SOCIAL and Condominium MEDIA Corporations

Shlomo Sharon is CEO of Taft Management Inc. and a member of CCI since 2002. I

t is universal these days that Condominium Corporations host a page on a social media forum. Memberships on Facebook or a blog should be reserved primarily for the owners of the residential units in the condominium. While the purpose of these social media forums should serve as a tool for residents to meet their neighbours and build a strong community, it often becomes a forum to air frustrations with the developer, management, board and with other individual owners. It is not uncommon to read negative comments, referring to any of these groups, which may also give rise to potential defamation and lawsuits against the writer. Living in a condo community comprised of many people who may

not share the same point of view can create fiction. It is important to recognize that Condominium Corporations have many real issues that owners are concerned about, which can be related to construction, finances, noise and human relations. Should condo owners deal with these issues on social media pages, and how should they express themselves in order to avoid legal consequences? Should these issues be addressed in a different forum? While membership on such social media pages is meant for the owners, other people like real estate agents and potential buyers have access to it as well. The content of the comments, which is an individual opinion, may not always reflect the actual situation and may be expressed in an abusive way. It may seem to the individuals a right to express their opinion without any consequence; however, this is not the case as it may be cause for the offended party to initiate a defamation and libel lawsuit. While a comment in a newspaper or on television is here today and gone tomorrow, a statement on the Internet is there forever, and it can also be copied and shared indefinitely. It is true that our courts are still in the initial stages of dealing with such cases, and it is a very costly process. The other impact is that once the “dirty laundry” becomes public, it may impact the sale of units in this particular condo. A potential buyer may avoid buying a unit in a condominium corporation where the issues are “public knowledge” and it may affect the price of the unit. On a practical basis, if the board and management do not have access to these social media outlets, how can they be expected to deal with the issue and resolve them? One possible solution to deal with these issues is to create an email address in the name of the corporation. The recipients of this email would be the board and the management company, who will be able to address the issues. It is still reasonable to expect owners to use social media to express their issues and frustrations. This will require the site administrator to develop a code of conduct for the participants which they would be obligated to adhere to. The code of conduct should have a disclaimer that the decisions of the administrator are final. In the event, where a party may feel that a comment that was made about them is of a defamatory nature, the site administrator would be asked to remove the comment from the site in order to avoid him being a party to potential legal action. It is important to understand that social media is not the venue to resolve condominium issues, and comments made may have to be defended in a court of law. This is not something that anyone would like to experience as it may end to be a very costly lesson. While social media creates new social connections, it is important to remember that it is just a virtual connection and face-to-face communication is lost. Social media lacks the element of personal touch, which is vital in condo living.

CONDO PROFILE

UNIVERSITY DISTRICT Surrey on the Move // BY SUSAN M BOYCE

Bosa Properties Reputation Like many buyers, Kuldeep was also impressed by Bosa Properties’ reputation. “I have a friend who’s moved so many times I’ve lost track. But now he owns in a Bosa Properties building in downtown Vancouver and says it’s the best place he’s ever lived. So when I heard Bosa was coming to Surrey, I wanted to see more.” What he saw got Kuldeep so excited he immediately snapped up a 27th-floor, one-bedroom with view across to Mount Baker. “My son will probably live here while while he goes to university, then I’ll just keep it as an investment property,” he explains. But that was just the beginning. “When my two brothers saw the project, they bought one each. Then my sister-in-law purchased two: one for each of her kids. So that’s five suites in our family now.”

“ I believe anyone who buys here at University District will be happy they did.” KULDEEP DHADDA

PICTURED ABOVE

Kuldeep, Nina, and their two sons, Jessie and Harry, enjoy a visit at the University District’s display home.

BosaSPACE™ Advantage Kuldeep laughs as he admits that even though he’d heard about the BosaSPACE™ concept, when he saw the dining room table extended to seat eight guests, he thought it might be just a bit too much table for the space. “Then the sales manager showed me how it just folds into the island, she stacked up the chairs and put them in a closet, and WHEN LONG-TIME SURREY RESIDENT suddenly you’ve got this huge living room — it’s amazing. Kuldeep Dhadda walked into the presentation centre at Bosa Properties’ I’ve heard about something similar in Sweden, but I’ve never seen anything like it here in Canada. It was definitely University District in Surrey, he knew opportunity had just knocked… and he a big part of my decision to buy.” Looking ahead, Kuldeep can’t contain his enthusiasm. threw the door wide open. “I’ve lived in this area for almost 20 “When Bosa moves into a neighbourhood, you know others will follow, because they don’t build just anywhere. I years, and I’ve always liked the City believe anyone who buys here at University District will be Centre neighbourhood because happy they did.” everything you could want is here — SkyTrain, SFU, the hospital, libraries, University District offers a wide selection of floorplans shops, the new Surrey City Hall,” including studios, one-bedroom, two-bedroom and Kuldeep says. “It’s absolutely prime penthouse suites. FINANCES

Are you financially ready

TO BUY A HOME? IF YOU’RE LIKE MOST CANADIANS, your home is probably the most important investment you will ever make. But how do you know if you are financially ready for all the responsibilities that come with home ownership? To help you avoid any unpleasant surprises, Canada Mortgage and

Housing Corp. (CMHC) offers the following tips on how to assess your current financial situation, calculate your monthly expenses and determine how much home you can afford. First, calculate your net worth. Your net worth is the total of all of your assets (including any investments, savings, properties, vehicles and other assets you own) minus your liabilities (such as any mortgages, car loans, personal or student loans, and credit card or other debts). Your net worth will give you an accurate snapshot of your current financial situation, as well as an idea of how large a down payment you can afford. Next, calculate your current monthly expenses to determine what kind of mortgage payment could comfortably fit into your budget. Your monthly expenses include your current housing expenses (such as rent, utilities, parking and other fees) as well as all other regular, non-housing related costs (such as cable TV/Internet, debt payments, insurance, car fuel and repairs, clothing, medical and dental costs, childcare expenses, groceries, entertainment and other expenses). Once you have a clear picture of your financial situation, figure out how much you can afford in monthly housing costs. As a general rule, your total monthly housing costs (including mortgage principal and interest, taxes and heating) shouldn’t exceed 32 per cent of your gross household monthly income. In addition, your entire monthly debt load (including mortgage payments, car or student loans and credit cards) shouldn’t be more than 40 per cent of your gross household monthly income. If you have made all the necessary calculations and feel you are ready, it can be a good idea to select a lender and ask them to pre-approve you for a mortgage. Getting pre-approved lets you know in advance what price range you should have in mind when you are shopping for your new home. For more than 65 years, CMHC has been Canada’s national housing agency and a source of objective, reliable housing expertise. For more information, visit the website at cmhc.ca or call CMHC at 1.800.668.2642.

PETS IN YOUR NEW HOME AND NEIGHBOURHOOD

David Hirsh is president and CEO of Brandy Lane Corp. David prides himself on his creative hands-on approach to all stages of the development and building process. He believes that everyone is his client.

Rules pertaining to the allowance of pets in condos are certainly changing, so you want to be especially aware of any stipulations spelled out in documents for older condos. When you buy a new condo, you have 10 days to review all legalities. You may have a shorter period of time to review the Status Certificate, which will deal primarily with the financial status of the condo building and your suite. If you’re unclear about anything, as always, it’s wise to consult your lawyer to be sure you understand all your rights and responsibilities. There are a fair bit of customization opportunities available when buying a new home or condo. In the case of lowrise, a faucet or extra laundry tub in the garage can go a long way to keeping your pooch clean – you might want to confirm this is doable through your builder. Carpeting on stairs or in main living areas could pose a challenge to cat lovers whose felines see any carpet as the ideal substitute for a scratching post (same goes for long, flowing drapery). Or if you have a dog that’s tough to corral to clean off dirty paws after a jaunt in the rain, you might prefer a dirt-hiding patterned tile at the entry or foyer. As for condos, recent amenities show a rise in the popularity of pet-spa features, such as dog washes.

Speaking of neighbours and making new friends, keep general pet etiquette in mind

W

hether you’re searching for a single-family or condominium home, there are certain things you’ll want to keep in mind to ensure your bases are covered as a pet owner. Owners are pampering their “best friends” with products and services provided by the rising number of specialty boutiques catering to pets. Now, more than ever, many households will have furry companions around. With condos, it’s important to carefully review all documents. They spell out the specific bylaws and rules of the condominium corporation, and you’ll need to comply with the type of pets, the total number allowed, and any weight restrictions imposed.

64 NEW CONDO GUIDE AUG 2 - 30, 2014

In terms of the surrounding neighbourhood, it’s a good idea to become familiar with where off-leash parks are located. Many neighbourhoods incorporate dog parks that offer your pooch open space to get some exercise and give you the excuse to get some fresh air. Having your pooch around other dogs also encourages dog socialization. Finally, they’re a great place for you to get to know your neighbours and make new friends. Speaking of neighbours and making new friends, keep general pet etiquette in mind. Whether you’re at home taking the elevator or walking around your neighbourhood, you’ll want to keep your furry friend on a tight leash. If you’re waiting for an elevator and are faced with a crowded one, you might want to wait for the next ride. With more and more households embracing pets, (and this trend is bound to continue), being mindful of your best friends’ needs and those of others around ensures that everyone is happy with having furry companions around.

DESIGNER ADVICE

5 furniture trends with staying power

// BY YANIC SIMARD

ALTHOUGH IT NEVER PAYS TO CLING TO TRENDS TOO CLOSELY, they can be a great

source of ideas that will add a little life to your home. On that note, here are five furniture trends that you can count on:

Miniature vs. oversized Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction. HOW TO DO IT

› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. › Miniature chairs in particular are a trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

Rugs Over the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes. They look excellent when paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug

A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain. especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste. HOW TO DO IT

› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). › The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.

Tufting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect. HOW TO DO IT

› A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain. (Visit Zilli Home to see their current selections.) › Quilting isn’t just for pieces you sit on. It can also dress a cabinet front for a private club appeal. (Check out the Brick 69 storage unit available via Quasi Modo.) AUG 22 - SEP 5, 2014 METRO VANCOUVER NEW CONDO GUIDE 71

AUG 2 - 30, 2014 NEW CONDO GUIDE 71

HOW TO DO IT

› Table bases are an easily overlooked detail that can benefit from a fun form. I recently found a chunky “golden nugget” side table to make a simple statement in a client’s home. › Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road.

Plastic

Origami

For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past.

› For a quick addition, a few floating shelves can brighten up a wall. You might not even want to bother finding anything to put on them. › To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

YOU LOVE THE CONDO, SEE WHAT YOU CAN AFFORD! Calculate your mortgage payments using the mortgage payment calculation chart

EXAMPLE: 5%

25 YEARS

5.82

125 (mortgage amount $125,000)

$

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

78 METRO VANCOUVER NEW CONDO GUIDE AUG 22 - SEP 5, 2014

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
