Are there one too many empty rooms where you currently live? Perhaps you’re thinking what life would be like if you didn’t have to worry about chores such as gardening, raking and exteriors that need painting. There’s a lot to be gained in your lifestyle when you decide to do a little downsizing. Lifestyle opportunities abound in this issue, and you won’t have to sacrifice any of your current luxuries to get them. In fact, you may find you have more time to enjoy them than ever before! Owning a luxury suite in a new building certainly has its benefits. The fact that all of the fixtures and appliances in your suite are brand new and all of the condo’s common
areas, landscaping and facilities are taken care of means less work for you and more time to enjoy it all. Buying a strata unit is a serious decision, and a significant investment, so it is imperative that you do your homework and research the market so you can be confident that you’re getting the best builder and the most value for your money. Our publication and website, newcondoguide.ca, offer excellent resources to help narrow your search. You can view our publications online using any device, anytime. It’s not how much space you have, necessarily, but how that space can be made to work for you. Condos these days are thoughtfully put together and use space so effectively that today’s consumers really get the most bang for their buck. A well-laid out space can feel much larger than it actually is, and when quality design detail is added to the mix, a cozy condo can feel more luxurious than a sprawling mega-mansion. There’s something about a smaller space, after all, that satisfies the soul. Having everything at your fingertips has something to do with this, I think, which is why keeping a small space organized is key to making the most of it, and in this
issue’s “Go vertical or go home: Use the wall to store it all” Hellen Buttigieg gives our readers some great tips on finding unusual storage places to help keep their homes well-ordered. Also important is making your new condo your own by carefully picking out distinct furniture pieces that speak your style. Laura Stein puts you in the designer’s driver’s seat with a whimsical look at some classic and timeless pieces in “The Humble Chair.” Take these ideas along on your home shopping expeditions and use them to imagine what you might do with the spaces your looking at. Happy condo shopping!

Wall Centre Central Park Well-deserved success // by diane duflot
Marketer Bob Rennie points out that buyers will find even more opportunities to head outside in “the beautifully landscaped outdoor gathering space and large community gardening plots.” On top of these outdoor amenities, Wall Centre Central Park offers buyers the Exclusive Clubhouse, which has a 60-ft. swimming pool, a hot tub and a fully equipped fitness facility — as well as fitness centres and meeting rooms in each tower.
Wall Centre Central Park has been an unmitigated success so far, with nearly 400 sold in the project’s first two towers. And it’s no wonder, with the unique juxtaposition of natural and urban landscapes on display here. The striking glass and concrete towers of Wall Centre Central Park are adjacent to the expansive greenspace of Central Park and will be complemented with tree-lined streets, peaceful paths and stunning water features.
A wonderfully eclectic group Likely, as a resident here, you’ll want to get out and meet your neighbours in these common areas, because the occupants here promise to be a wonderfully eclectic group of people. The developers conducted a survey to see who is moving in and found out that not only is the age range wide amongst future occupants — from those in their 20s to those in their 70s — but that this group is made up of first-time buyers, downsizers, end users and everything in between. And the career choices of the future residents of Wall Centre Central Park is just as diverse: some are business owners, others teachers, engineers, policemen, physiotherapists, chefs, bakers, retirees, electricians, bankers and homemakers… the list goes on! Unbeatable price for the City of Vancouver It’s no surprise that so many different types of people are gathering here: Wall Centre Central Park offers unbeatable prices for a

location within the City of Vancouver. Rennie beams, “Where else can you buy within the city limits from as low as $299,900?” The many restaurants and nearby Crystal Mall and Metrotown (which contains a SilverCity Cineplex) further sweeten the deal by granting easy access to dining, shopping and entertainment. Bright and beautiful Inside the residences, floor-to-ceiling windows provide spectacular city, water and park views and let in an abundance of natural light. Open floorplans let this light spread through the living, dining and kitchen areas, and the large balconies give each resident their own private outdoor retreat. Attention has been paid to every detail in the finishes: stainless-steel gas ranges, cabinet-fronted fridge doors, polished quartz countertops and backsplashes take the kitchens up a notch, while the marble stone countertops and backsplashes in the bathrooms bespeak refined simplicity and the ultra-wide cocoa wood-
tone laminate floors throughout the living, dining and kitchen areas keep the look pure and polished. It’s no wonder, then, that Wall Centre Central Park has already been so popular: almost 400 units have already sold in the first two towers. With the launch of the third tower soon to come, the success of this project certainly won’t let up. Homes are priced from just $229,900 for a one bedroom and $329,900 for a two bedroom. The Wall Centre Central Park Presentation Centre and its designer display suites are located at Boundary and Vanness and are open daily 12 – 5 p.m, except Fridays. Royal LePage forecasts
modest house price gains for remainder of 2013
The average price of a home in Canada increased between 1.2 per cent and 2.7 per cent in the second quarter of 2013, according to the Royal LePage House Price Survey and Market Survey Forecast, released recently. According to the survey, markets across the country continue to post gains. In the second quarter, standard two-storey homes and detached bungalows both showed a year-overyear average price increase of 2.7 per cent to $419,614 and $386,547, respectively. Average prices for standard condominiums showed a more modest increase during the same period, rising 1.2 per cent to $248,750. Royal LePage forecasts that house prices will see modest gains throughout the remainder of 2013, projecting a 3.0 per cent increase for the full year when compared to 2012. Dialogue concerning the direction of Canada’s housing market has remained front and centre in recent months. Changes to Canada’s mortgage lending rules in mid-2012 coupled with concerns about consumer debt levels, housing affordability in cities like Toronto and Vancouver and continued international economic uncertainty have prompted a number of analysts to forecast large downward price adjustments.
“As we have stated consistently since the current market downturn began late in the second quarter of 2012, this is a normal cyclical correction which brings fewer home sales and softer prices. Those hoping their predictions of a bursting bubble and cataclysmic drops in home values will come true are out of luck again,” said Phil Soper, president and chief executive of Royal LePage. “Price appreciation in most markets across the country has been well below the long-term average for Canada and will remain so through to the end of the year. We expect to see the number of homes trading hands to begin to rise slightly on a year-overyear basis in the second half of 2013, with price softness continuing until mid-2014, at which point we’ll see an emergence from the current cycle.” Recent signals from major financial institutions in the United States and Canada also point to a turn in the tide. In recent weeks, two of Canada’s largest home-loan lenders, Royal Bank of Canada and TD Bank Group, raised their mortgage rates. At the same time, the U.S. Federal Reserve recently hinted that it may start winding up monetary stimulus later this year, should economic improvements continue. “With the economy on both sides of the border performing better in recent months, a move off the recordlow interest rates that we’ve experienced over the past few years is likely on the horizon,” explained Soper.
Lately, the condominium sector has moved to the forefront of discussions concerning the health of Canada’s real estate market with fears of oversupply in major centres like Toronto.

“Paradoxically, we expect the first increases in interest rates to be constructive for the housing market. Rising rates would be driven by a strengthening economy, reduced unemployment and improving consumer confidence. Much of the dampening effect that would come with a transition towards higher rates has already been ‘priced in’ to both consumer attitudes and financial institutions’ current lending policies.” Lately, the condominium sector has moved to the forefront of discussions concerning the health of Canada’s real estate market with fears of oversupply in major centres like Toronto. Yet, condominium prices remained flat or posted year-over-year gains in nearly all Canadian cities in the second quarter, with a couple of exceptions in British Columbia. While condominium prices
Changes to Canada’s mortgage lending rules in mid-2012 coupled with concerns about consumer debt levels, housing affordability in cities like Toronto and Vancouver and continued international economic uncertainty have prompted a number of analysts to forecast large downward price adjustments. in Vancouver saw a 3.3 per cent decrease when compared to the same period in 2012, signs of an early recovery are evident across the Lower Mainland of British Columbia. “We believe condominiums will be a housing class of increasing importance in the Canada of the future,” said Soper. “In the short-term we anticipate some market uncertainty and moderate price adjustments, particularly in Toronto which is working through a supply spike, however, the medium and long-term prognosis remains very positive. Demographic and city planning trends, in conjunction with shifting consumer preferences, remain supportive of this housing category.” Vancouver Market Summary In Vancouver, detached bungalow prices dropped 3.2 per cent year-over-year to $1,052,500, and standard two-storey homes decreased by 2.3 per cent to $1,151,250. Standard condominium prices also saw a decline of 3.3 per cent to $490,475. Despite recent year-over-year price decreases, average Vancouver home prices are forecast to increase by 2.0 per cent by the end of 2013.

he condos and townhomes at Northlands in North Vancouver are perfectly situated to take in all the benefits of North Shore living. And, as Ava Famili, project coordinator for Mount Seymour Developments, indicates, “There aren’t a lot of places like this in North Van or even Vancouver. Northlands offers residents a fantastic golf course view, and it’s an easy drive (or bike ride!) to all the outdoor activity (hiking, skiing, beaches…) that the North Shore is famous for. This is a truly beautiful location.”
Everything any new resident could need is easily walkable from Northlands as well. For groceries, there is a Safeway about two blocks away. There’s also a Starbucks nearby to refuel at after exploratory walks around the neighbourhood. Nearby Parkgate Recreation centre offers classes to suit all ages and persuasions, being close to the Mount Seymour Parkway makes it easy for residents to zip downtown, and those heading to work in the morning are lucky enough to skip the traffic on the cut and get straight on the Iron Workers Memorial Bridge. Northlands’ presentation centre is open every day, noon to 5 p.m.
BUILDING COMMUNITY There are only 60 units at Northlands, and they’ve been moving fast. The project is now complete, so new buyers can move in as soon as they’re ready. “As a matter of fact,” says Ava, “Northlands will be nearly half occupied by the end of August, and there’s already a strong sense of community being established here. With all the lovely weather we’ve had lately, it’s become a kind of ritual for parents to gather in the gazebo at 9:00, after putting the kids to bed.” The landscape design of Northlands lends itself to this kind of friendly gathering: as well as the gazebo, there are open walkways with benches placed at intervals to encourage people to get outside and get to know their neighbours. Ava points out that the trail adjacent to the property is a popular place for early-morning dog walkers.

Mortgage Pointers on Buying Presale

P
urchasing a presale home creates a distinct difference on how to prepare for a mortgage. Two questions I often get asked are “when should I arrange the mortgage” and “when do I start paying for my mortgage.” At all MAC projects, we have access to mobile mortgage representatives, often from larger financial institutions such as TD or RBC. These financial advisors are able to assess your current ability to borrow money, often granting you a mortgage “pre-approval.” A couple of issues ago, I addressed rate cap programs which allow you to hold
a mortgage rate based on today’s rate — even if you won’t start paying on a mortgage for some time. As mentioned, I strongly recommend arranging your financing at the time you write a contract on your presale home. This includes going through the approval process and having a good understanding of what your costs will be when you complete, sometimes up three years later! You can speak to any financial institution, or an on-site mobile mortgage representative for more information. Now when do you start paying? The presale of a home requires a deposit but not a mortgage payment. Therefore, you will not start paying your mortgage until you actually complete on the home which means title is transferred and the bank transfers the purchase price (minus your deposit amount) to the developer. As every development is different with respect to deposit and construction timelines it is important to understand what works for you. When making a purchase as large as a home, you need to have your financial ducks in a row. Make sure you understand how much deposit is due and when and ensure you can manage the installments as well as what your eventual mortgage payments. Again, this is something that your mortgage specialist, bank and even the sales representative can help you with. Shop and compare what different banks will offer — then buy with confidence knowing you have all bases covered.

eveloped by Porte, the homes at Latitude put a new twist on condo living. The open corridors and windows on both sides of the home provide a townhouse-like feel, while letting in an abundance of natural light, but here there’s the added convenience of having everything on one level. Huge, fenced-in yards are a bonus offered with the ground-level homes, and wide balconies come with upper-level homes, ensuring that every buyer has their own private outdoor space.
Kitchen party The spectacular kitchens here are an entertainer’s dream. They open onto the living and dining area, so that those fixing a meal can stay engaged with their guests. Of course, guests may end up gravitating to the breakfast bar to admire the chef at work or the stunning kitchen, which has polished quartz countertops, soft-close cabinetry, pot drawers and a built-in wine rack, stainless-steel appliances, as well as your choice of Shaker style or vertical grain laminate cabinetry.
Spa-like ensuites Entering the ensuite bathroom is like walking into a spa retreat. Here, you’ll find a striking oversized shower with frameless glass doors. Each ensuite is equipped with custom-designed vanities, polished quartz countertops and square his and hers sinks. What’s not to love?
It’s all right here What’s more, the benefits of living at Latitude don’t stop at your door: there are ample amenities indoor and out. Shared outdoor space, in the form of an
8,000 sq. ft. landscaped courtyard, complete with seating, a children’s playground, herb and spice garden plots and a timber pergola at the heart of it all. The common indoor space includes a generous fitness centre and a lounge with its own kitchen, two-sided fireplace, billards table and opens up onto the courtyard. Buyers are moving in weekly and with Porte’s latest summer promotion, now is the time to buy! You can choose to own with $0 down or furnish your home on Porte with a $10,000 IKEA gift card. And there’s a three-bedroom showhome fully furnished in IKEA on display right now at Latitude, to give you ideas about how you could decorate your own home on Porte. Visit Latitude’s three designer showhomes today at 14358 60th Ave in Surrey. Open daily noon to 5 p.m. (closed Fri). Visit porte.ca/latitude or call 604.596.5075 to learn more.

Getting
DEBT-FREE FOREVER
I Gail Vaz-Oxlade is the host of Til Debt Do Us Part, author of Debt Free Forever and blogs daily at gailvazoxlade.com. Follow Gail on Twitter at twitter.com/GailVazOxlade
’ve often said that getting debt free is simple but it isn’t easy. And that’s the problem most people have with biting down and getting to work. They would rather whine about how horrible life is, complain about how stressed they are or simply stick their heads in the sand than get busy. If you’re one of the people who is procrastinating about taking control of your money and your life, you first have to figure out why you’re procrastinating. At the University of Konstanz in Germany, a team of psychologists wanted to see if our tendency to procrastinate had anything to do with how we think of the task at hand. Could it be that if we see something as psychologically “distant” — like becoming debt-free — that makes us resistant to tackling the task immediately. A group of students were asked to respond to a group of questions by e-mail within three weeks. The questions had to do with run-of-the-mill tasks like opening a bank account or keeping a diary. Students were given different instructions for answering the questions. Some were asked to think and write about each activity in an abstract way, such as to consider what the task implied about personal traits: what kind of person has a bank account? Others were asked about the concrete steps of each activity: speaking to a teller, filling out forms, making an initial deposit. Then
Start now. Each time you put off getting started you allow the problem to grow in size and complexity in your mind. As long as you’re not doing something about a problem, you’re allowing the fear to build. Stop living in fear and start doing something different.

Take the bull by the horns, lay out a plan of action, make that plan specific, measurable, achievable, realistic and timely, and you’re on your way to debt-free forever. the psychologists waited and waited… and waited. They recorded all the response times to see if there was a difference between the two groups. Guess what? There was. A very clear difference. While all of the students were being paid upon completion, those who were asked to think about the questions abstractly were more likely to procrastinate. Some never got around to the assignment at all. Those who were focused on the concrete steps — the how, when and where of doing the task — got the job done sooner. It seems that just thinking about what we want to accomplish in concrete, specific terms reduces our tendency to procrastinate. Blame your fear. Blame your sense of failure. Blame your belief that you can’t do it yourself. Whatever excuse you use, you’re guaranteeing your failure. Take the bull by the horns, lay out a plan of action, make that plan specific, measurable, achievable, realistic and timely, and you’re on your way to debt-free forever.
Start now. Each time you put off getting started you allow the problem to grow in size and complexity in your mind. As long as you’re not doing something about a problem, you’re allowing the fear to build. Stop living in fear and start doing something different. Break down the steps. Make the plan concrete. Make the steps manageable. Setting a goal of being debt-free forever by the end of the year is great, but only if you also say how you’re going to do it. “I’m going to cut $200 in unessential spending from my budget and apply that to my debt repayment.” Those concrete steps are what will make the plan actionable. Enjoy the challenge. Yup, it may feel like you’re about to climb a mountain, but how you approach the mountain will make all the difference in the world. If you keep looking at how high it is and reinforcing how impossible it is to get to the top, you’ll fail. If you see each step you take up the mountain as something to celebrate, you’ll eventually reach the summit. Attitude counts.

July 2013 Housing Starts in Canada at 187,416 units in July compared to 182,142 in June, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The trend in total housing starts continued to be relatively stable in July, remaining within a narrow range of roughly 182,000 to 188,000 units since March 2013,” said Mathieu Laberge, Deputy Chief Economist at CMHC. “For the past few months, total housing starts have followed the stabilizing trend observed in sales of existing homes earlier this year. As expected, the trends in the two market segments typically follow a similar pattern with the new home market lagging behind the existing home market by a few months.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets Housing starts in Canada were trending
“ The trend in total housing starts continued to be relatively stable in July, remaining within a narrow range of roughly 182,000 to 188,000 units since March 2013,” said Mathieu Laberge, Deputy Chief Economist at CMHC. that can be quite volatile from one month to the next. The standalone monthly SAAR was 192,853 units in July, relatively unchanged from 193,797 in June. The SAAR of urban starts decreased by 2.1 per cent in July to 173,042 units, mostly reflecting a decline in the single starts segments in July. Specifically, single urban starts decreased by 5.5 per cent to 58,731 units in July while the multiple urban starts segment essentially held steady at 114,311 units. July’s seasonally adjusted annual rate of urban starts increased in British Columbia. Urban starts decreased in all other regions, including Atlantic Canada, the Prairies, Ontario and Quebec. Rural starts were estimated at a seasonally adjusted annual rate of 19,811 units.

GO VERTICAL OR Use the wall GO HOME to store it all

learing clutter and putting everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities. Go vertical or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose tall ones and put baskets on top of them. Clear up valuable tabletop space. We all have a limited amount of counter and
52 METRO VANCOUVER NEW CONDO GUIDE AUG 23 - SEP 6, 2013
tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look. Running out of kitchen-cabinet space? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space. Make the most of ceiling space. Rather than putting up a wallpaper border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet allows the kids to enjoy them. Adjust your storage systems. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis — especially when you experience a lifestyle change. Avoid shampoo overload in the bath. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space. Store magazines creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

THE HUMBLE CHAIR // BY LAURA STEIN
EACH AND EVERY DAY, ALL OVER THE WORLD, millions upon millions of people do the same thing they have been doing for thousands of years: park their posteriors in a chair. Chairs have graced the earth since ancient times and are a ubiquitous part of our physical and social landscape. But have you ever thought of a chair as a fashion accessory? A museum-worthy masterpiece? A commentary on sociopolitical values? For every chair in which someone has sat, there has been someone else who spent hours hunched over a worktable drafting and designing. While some chairs have been fairly forgettable, other designs have been so forward-thinking and revolutionary that they changed the course of furniture design as a whole, and influenced an entire era. Today these chairs are considered classics and cultural icons, and can be found everywhere from your local café to the Museum of Modern Art.
Red-and-Blue Chair, designed by Gerrit Reitveld, 1918, The Netherlands Gerrit Reitveld is considered one of the most influential furniture designers of the 20th Century. A member of Dutch artistic movement De Stijl (“The Style”), Reitveld was interested in the most abstract expression of design, breaking it down to its simplest, purest form of shape and colour. Made of pine and plywood, this chair is often referred to as a three-dimensional version of a Mondrian painting, and is part of the permanent collection at The Museum of Modern Art.
Louis Ghost Chair, Philippe Starck, 2002, Paris Modeled on the classic Louis XV oval-back chair, this chair was introduced by Kartell in 2002 and soon became a classic in its own right. Formed from a single piece of injection-molded transparent polycarbonate, it is strong and suited for indoor or outdoor use. Available at Design Within Reach, dwr.com, Inform Interiors, informinteriors.com and other licensed Kartell retailers across Canada
Morris Chair, designed by Gustav Stickley, circa 1901, Syracuse, NY Influenced by legendary English designer William Morris, this chair is an iconic example of the American Arts and Crafts movement of the early 20th Century. Made of unadorned quarter-sawn oak, it is one of the earliest reclining chairs, with a tilting back that adjusts through a series of pegs. Early Stickley originals sell at auction for tens of thousands, and the designs are still in production by Stickley today. stickley.com.

Barcelona Chair, designed by Ludwig Mies van der Rohe, 1929, Berlin Originally designed for the German Pavillion at the 1929 International Exposition in Barcelona, this chair is one of the most recognizable of the modern period. Made of chrome-plated steel and button-tufted leather, the chair has been produced by Knoll since 1953. To tell an original from a knock-off, look for Mies van der Rohe’s signature stamped on the inside of the frame. Available at Design Within Reach, dwr.com, Inform Interiors, informinteriors.com and other licensed Knoll retailers across Canada
Chair No. 14, designed by Michael Thonet, 1859, Vienna
This bentwood chair is considered to be one of the most successful product designs of all time. Thonet developed a process of steaming wood until it was pliable, then manipulating it into shape. Because a single piece of wood could be bent into almost any configuration, no joinery and far fewer pieces of wood were required to create the furniture. Simple screws held the pieces together, which could be flat-packed for shipping and assembled on-site…long before IKEA came around. An updated version of this chair is still in production today, and is still one of the most popular chair designs ever. toncanada.com
Lounge Chair 670, designed by Charles and Ray Eames, 1956, Los Angeles
Husband and wife team Charles and Ray Eames produced furniture for the masses made from newly available products such as plastic, molded plywood and fiberglass. An icon of mid-century modern design, this chair was created for comfort. Although the chair’s design has evolved slightly over time, it has been in constant production by Herman Miller since its inception in 1956. Available at Design Within Reach, dwr.com, Inform Interiors, informinteriors.com and other licensed Herman Miller retailers across Canada LAURA STEIN Laura Stein Interiors is a Toronto-based firm specializing in custom interior decorating and design for residential clients. Boomer Trends in Downsizing

in history: the Baby Boomers. Active, well educated, and frequently well travelled, Boomers enjoy their luxuries and are trendsetters in everything from health and entertainment to fashion and housing. As they approach retirement, many Boomers are also now considering new options when it comes to the place they call home. In a recent report commissioned by HJ Properties, Colliers International delved into the new realities of the Baby Boomer downsize market. This issue, New Condo Guide talks with Scott Brown, Collier International’s senior vice president of residential marketing services, about some of the surprising trends and changes it uncovered. Q How much influence does the Baby Boomer generation actually exert on trends? A Every time this demographic moves to a new phase it changes the market, so the short answer is “a lot.” In part, this is because Boomers are more proactive than previous generations and don’t necessarily want to have the bulk of their wealth tied up in their primary residence. Boomers have more angst about running out of money during retirement than their parents, not only because of

changing economics but because they’re living longer. Pre-Boomers typically didn’t plan to live much past their retirement at age 65. Now we talk about 80 being the new 70, 70 being the new 60 and 60 being the new 50. And Boomers are looking for new ways to help their children. People used to talk about leaving their kids an inheritance. Today, there’s a shift toward thinking “why not use the equity we’ve built up in our home to help our kids buy a house today and still have the resources to travel or do other things we enjoy?” Q It’s no secret the Vancouver real estate market is an expensive one. Are these downsizers pulling equity out of their home by moving to cheaper neighbourhoods such as Vancouver Island or the Interior? A Like many people, I’d expected a mass exodus out of Vancouver as the first wave of Boomers began retiring. What’s actually happening, however, is that many have strong desire to stay in the same neighbourhood where they already have social connections, but there are differences in how they approach this move. In a neighbourhood like the Westside where even a modest home will sell for well over $1 million, you can’t even think about showing them anything less than 1,000 sq. ft. — many of our survey respondents said 1,500 sq. ft. would be the minimum they would consider. Developers are clearly having to rethink the concept that end users don’t buy large homes… today they do. It was also interesting to note that when HJ released Esplanade, the newest phase in their Waterstone master planned community in Surrey, the first six presales were all on the top floor and were all larger than 1,500 sq. ft.

Boomers are more proactive than previous generations and don’t necessarily want to have the bulk of their wealth tied up in their primary residence. In contrast, in an area like The Drive or Central Vancouver where we’re currently marketing a project named Trio, downsizers are less concerned about space and more concerned about lifestyle — which includes security, little or no maintenance fees and proximity to the amenities of Vancouver. This group tends to decide how much money they need to live, establishes what their housing budget is and then looks for a home that will meet that budget — even if they have to make some compromises in terms of space. Q How does the single-family, detached house stand up in today’s Baby Boomer market? A Forty-six per cent of the people who responded to the survey indicated they still wanted to own a singlefamily home when they downsize. However, 53 per cent noted they’re more likely to purchase a multi-family home, and 63 per cent said they expect to purchase a home that’s smaller than the one they currently own. Q What are the Boomers most concerned about when it comes to downsizing? A I was surprised how much people get attached to the personalization they’ve done to their existing home. They actually grieve the loss of things like a kitchen or ensuite renovation because they feel an emotional attachment — it’s not just a kitchen, it’s a reflection of who they are. But the biggest thing most people worried about was leaving behind their outdoor spaces. I believe one of the reasons Waterstone has continued to be so successful is because HJ Properties addressed this concern by making it a priority to incorporate extensive
4
landscaping throughout the project. They also recognized that even when Boomers are downsizing to a condo, they still want enough room for entertaining — so having an extensive clubhouse or amenities building is important. In many ways, the Boomer demographic wants a hybrid. They want someone to cut the lawn and watch the place while they’re away, they want proximity to amenities and they value a sense of community and neighbourhood. Mind you, I sometimes tease people that downsizing is really a strategy to prevent their adult children from bouncing back to the family home. Scott Brown is based in Collier International’s downtown Vancouver office and calls White Rock home. To learn more, visit collierscanada.com.
Did You Know? According to a recent Colliers International report (commissioned by HJ Properties to compare Surrey, White Rock, Langley, Delta and Abbotsford) in Surrey, 79.2 per cent of survey respondents (aged 47 to 69) are planning to sell their home within the next nine years. In Langley that number rises to 86.1 per cent, while in White Rock, a whopping 90 per cent plan to sell within nine years. However, looking at just the next two years, interest in selling is reversed — only 20 per cent of White Rock homeowners plan to move compared to 23.3 per cent of Langley residents and 32.2 per cent of Surrey homeowners. White Rock and Langley were the two neighbourhoods people most wanted to stay close to — 60 and 53.5 per cent of survey participants respectively planned to move less than 10 kilometres from their current address. Only 34.3 and 38.7 per cent respectively of Delta and Abbotsford residents hoped to stay within the same distance, while in Surrey that number dropped to 26.9 per cent.
