With the new Evergreen Line coming and an influx of contemporary retail, Port Moody is quickly becoming an urban hotspot for a younger generation. Whether you’re relocating from one coast to the other or moving to your first place, changing homes can be hectic, exciting and certainly stressful. But, relax. You can eliminate the anxiety associated with moving by taking control of the situation with confidence. Understanding the market is just part of the story. Knowing what you need and what you can afford is the more important part of the equation. Making a prudent purchasing decision that doesn’t keep you up at night when interest rates rise or market news becomes the talk of the town is up to you. Any expert will tell you that buying a home or condo is a long-term commitment. This issue is full of great tips from the experts as well as the latest news designed to help you make a wise purchasing decision. Along with our Community Focus features, which outline the specifics on many fine communities, there’s lots to take in – so kick back, relax and enjoy. You’re in the driver’s seat.
HOT WEATHER, HOT MARKET Well summer’s here, and the pavement is sizzling. Surprisingly, so is the
real estate market. Normally people take the summer off to go on vacation and laze around beaches or swimming pools, but evidently this year people have decided their recreational activities will include camping out on a sidewalk to be first in line to scoop up a beautiful new pre-sale condo or townhome in one of Metro Vancouver’s exciting new developments.

12 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
As we pointed out last issue, the summertime can be a great time to look for a new home for many reasons. This year, one of those reasons is the great opportunity to buy into one of the sought-after new highrises and townhome developments springing up very close to new Skytrain and transit hubs all over the Lower Mainland. First in line means first choice for the home, the floorplan and the view you want the most. While others spend the summer flopped on a beach towel with a trashy novel, those with the foresight to get in on the action first just might have the last laugh — if not the tan lines.

RIVER GREEN
TAKES ART TO THE NEXT LEVEL // BY SUSAN M BOYCE
MIDWAY ALONG RICHMOND’S WEST DYKE
and just west of the Olympic Oval lies one of my favourite urban views: an exquisite expression of the successful marriage between architecture, art, and a deep-rooted commitment to sustainable living. The name is River Green, and this is Richmond like you’ve never seen it before. Elegant glass and concrete tower residences wrap themselves around terraced water gardens with waterfalls, intertwining pathways, and lavish greenery accented with colourful blossoms. Gazebostyle pavilions appear to float on the water creating a magical sense of tranquility — a refined oasis overlooking the mighty Fraser River.
TRAIL,
A PROUD TRADITION OF EXCELLENCE
River Green is the latest addition to Aspac’s legacy of exceptional residences in exceptional settings, a legacy of homes that appeal to a diverse, vibrant range of buyers.
“ Incorporating art into our developments is one way we can give back to the communities where we build.” RAYMOND LI
16 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
Like its predecessors, River Green focuses on creating the ambiance of an exclusive, fivestar resort: 24-hour concierge, soaring lobbies in marble and natural woods, plus more than 20,000 square feet of amenities that include a golf simulator, music room with piano, study rooms with full internet services, fitness centre, multi-media theatre, and a 25-metre, infinity lap pool with adjacent children’s pool and hot tub. From previous visits, I also know that inside River Green homes are filled with meticulous attention: kitchens with above-and-beyond features like built-in cappuccino makers and flush cabinetry, bathrooms with Carrera marble counters and walls, plus open floorplans with massive banks of windows everywhere. Today, though, I’m here to take a look at another aspect of this growing community: River Green’s extensive art component.
And that couldn’t please local artist Brent Comber more. “I love the fact Aspac kept the white oak that grew on the property.” His laugh is warm and engaging as he describes the arduous task of sorting through four tents of the reclaimed wood to find the precise pieces that could be transformed into sculptures and art furniture. “The prevailing wind runs east/west, so everything was drying at different rates. I had to do a lot of ‘editing’ of the material.” Like all his art, these pieces are story driven: a pair of tall, narrow totemic carvings make subtle reference to the First Nations’ culture; a trio of tables that create an ever-changing shadow play across their surface as they reflect the sun’s daily journey from east to west; and massive, faceted cubes inspired by the angular beauty of shattered quartz crystals. At the entry to one building, a stylized flamenco dancer carved from a single piece of wood will greet owners and guests alike. “It’s like she’s inviting people to dance with her,” Brent explains running his finger lightly along the not quite completed curve of her “back.” EVOLUTION OF A COMMUNITY
ART IN THE COMMUNITY
“Incorporating art into our developments is one way we can give back to the communities where we build,” says Raymond Li, Aspac’s senior vice president. “When we commission these art installations, we always use a local artist, but at River Green, we’ve taken it one step farther — we’ve recycled wood from the site itself.”
“The first time I visited the presentation centre, I was astonished how homey and inviting it felt here,” says a woman just entering the lobby with a preschooler holding tightly to her hand and a white-haired gentleman by her side. “It’s such an amazing location — David loves skating at the Olympic Oval, and this weekend we’re all going to ride our bicycles to Steveston for the salmon festival.” “My daughter, she’s smart,” the man says with a fond twinkle of pride in his eyes. “She saw what a great opportunity this was. She bought a home here all by herself — I thought I’d have to help her with the down payment, but she did it all on her own. I’m thinking I should buy one too — maybe one of the penthouses. I don’t need a house any more, and this place just looks prettier every time I come over.” SEE FOR YOURSELF
River Green is located at 5111 Brighouse Way in Richmond. Furnished display suites are open for viewing by appointment. For more information and to book your private tour of this incredible residence, visit rivergreen.com or call 604.233.2633.

hen a developer makes the decision to go to market with a new condominium project, he/she needs to prepare a disclosure package containing legal and financial information pertaining to the development. When the purchaser signs the Agreement of Purchase and Sale, the developer must provide the purchaser with the disclosure statement, including the first year budget, which is often prepared by a management company. While some developers have their own management firms, most will engage a third party who is independent of the developer. It is sometimes confused by owners that the management company is influenced by the developer, which is not the case. When the City has determined that the development is ready for occupancy, the developer
18 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
will advise the purchaser of the interim closing. The standards for interim occupancy by the City may cause an inconvenience to the purchaser due to ongoing construction, or improper completion of the unit itself. This is a cause for frustration among owners who bring the deficiencies to the attention of management. The management company is not in a position to resolve any of these issues, as they are only serving in an administrative capacity as a go-between with the owners and the developer. In order for the developer to be able to register the development as a condominium corporation, the City must approve that the development has met all the requirements. The City conducts the inspection during the construction period to ensure the work meets the plans that were submitted and approved by the City’s building department. Once the City has provided the developer with the condominium registration, within 10 days the declarant (developer) appoints the first board of directors, which is referred to as the declarant board. They also sign various contracts, among them being the contract with the management company. Once the developer has closed the sale of the majority of the units (50 per cent, plus one unit), he is required to call a Turnover Meeting of the owners. The purpose of this meeting is to hand over the affairs of the condominium to the owners, who now elect their own board of directors to carry the responsibility for the condominium corporation. In actuality, it is normally the property management company that coordinates and administers the calling of the meeting, simply because owners deem the property management to be an extension of the developer. Once the new board is elected, it assumes the responsibility of directing the management company to carry on the day-to-day operation of the condominium. The management company serves the owners, not the developer (despite the fact that they were appointed by the developer). The first major task of the board is to retain a person with certification by the Professional Engineering Act or the Architect Act to conduct an audit of the common elements, to be done between the sixth and 10th month after the registration of the condo. The auditor must inspect the major components of the building and property like foundation, parking garage, walls, ventilation, windows, elevators, roof, mechanical systems, fire protection system, as well as landscaping to the extent that it is described as a common element. It is also a requirement to conduct a survey of the owners to check for evidence of damage to the unit caused by defects in the common elements, and defects in common elements that may cause damage to the units. Purchasers of new condo units should attend the “Living in a Condominium” seminar conducted by ACMO. This seminar may help clarify the various duties of the parties involved in the daily life of a condo corporation. Also helpful is a seminar titled “How to Service Condominium Residents.” Finally, the developer should be held to a high standard of construction, which forces him to be liable through Tarion (not as an arbitrator) to the owners.

or the first time in 3 years, the housing market is experiencing a significant increase in homebuyer demand as monthly home sales surpassed the 3,000 mark this past May. A key indicator of this strong market can be typically gauged by analyzing the Sales to Active Listings Ratio which provides an overall picture of the available homes on the market and how many of those homes have sold. The Real Estate Board of Greater Vancouver (REBGV) reported a 14 per cent increase in Multiple Service Listing Service in May 2014, compared to this time last year. The Sales to Active Listings Ratio is currently sitting at 21.3 per cent. Although
20 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
It’s a Strong Market for Real Estate
18-22 per cent indicates a balanced market, there are areas already showing a seller’s market, which simply means there is more demand than the number of home listings available for sale. For example, homes listed in Yaletown in the month of May were only on market for an average of 36 days and achieved close to 96% of the original list price. According to the REBGV, this is the most active marketplace they’ve seen since the spring of 2011. A strong market typically means that home buyers must make a faster purchasing decision once they find a home they want. Naturally, listings sell more quickly when there are more people looking for homes than there are homes available. The benchmark price for a home in Metro Vancouver is at $628,200 as of June 2014, which is a 4.4 per cent increase, compared to June 2013. The average price of homes is expected to continue to trend upwards in a conservative fashion. In the current market, it pays to be ready to make an offer as soon as you find the home that meets your needs. Preparation is key — spend some time prioritizing what it is you are looking for in a home, be open minded and explore the offerings in a wide range of neighbourhoods and get yourself pre-approved for a mortgage.

LINGO
Cloverdale condo is the talk of the town // BY JANINE MACKIE
SINGLES, SENIORS AND STUDENTS ALIKE are talking about Lingo, a new condo in Cloverdale that’s putting the dream of homeownership within reach of local homebuyers. Affordable and accessible, Lingo is move-in ready and priced from just $199,900 including all taxes. Homebuyers will be hard-pressed to find a lower price point in Panorama, Langley or East Clayton!
making that first step to home ownership, as well as those making a transition into a lifestyle with low maintenance. Even investors see the potential of buying a home at Lingo as it’s just a few blocks from Kwantlen Polytechnic University and minutes from Langley and the US border, while providing easy highway access into Vancouver and neighbourhing Fraser Valley communites.
SHOPS, PUBS, SCHOOLS, and TRANSIT at your DOORSTEP “Lingo is great value based on quality of construction and high-end finishes,” said Arthur Simon, Lingo’s sales manager. “It’s within walking distance of grocery stores and transit is right at your door.” Three-storeys and just 29 homes, Lingo has a friendly community feel that’s appealed to both those who are
INVESTMENT OPPORTUNITY “The area is changing and demographics living in the area are requesting more modern suites for rent,” said Simon. “We have at least three inquiries a week regarding availability for rentals. A $199,900 condo will generate investors about $1000 rent per month.” As part of the Build Surrey program, the City is investing in many significant capital projects in Cloverdale

– one of the fastest growing communities in BC. There’s the new Cloverdale Recreation Centre with fitness facility, three gymnasious and programs for all ages. There’s nearby bike trails, tennis courts and the charm of quaint downtown shops and services. Studio and one bedroom homes range from 633 to 830 square feet — and depending on the floor plan offer a variety of configurations to meet buyers’ unique needs — some with oversized dens, kitchen pantries or entertainment-size patios, while neatly combining form and function for an efficiently designed space. A custom designed door leads into the furnished show suite — a modern space with nine-foot ceilings, wide plank laminate flooring and cosy electric fireplace with custom mantel. The spacious den includes a dazzling chandelier and provides that perfect flex space to use as a formal dining area, study or media room. Even take-out can feel gourmet when enjoyed in Lingo’s contemporary kitchen outfitted with a full complement of Samsung stainless steel appliances and generous island with quartz countertops. Beautiful soft-close cabinetry in choice of white or dark and fullheight metal and glass tile backsplash is the perfect finishing touch. To these outstanding standard finishes, the developer adds at no extra cost a full-size washer and dryer — a step up from the apartment size laundry commonly found in other condo developments. Bathrooms and bedrooms are also finished tip to toe with walk-in closet, quartz countertops, and tub-and-shower combinations with full tile surrounds. ENERGY EFFICIENT and ENVIRONMENTALLY RESPONSIBLE Like every home built by the Maskeen Group, Lingo is Built Green certified —energy efficient windows, water conserving plumbing fixtures, low VOC paint, and Energy Star rated appliances. Giving the building a look of distinction is the brick façade which complements the natural hardi-plank siding and westcoast landscaping.
Lingo is more than a conversation piece; it’s the home you’ve been waiting for! Visit the two show homes Wednesday, Thursday and weekends, 1 p.m. - 5 p.m. at unit #109 – 5665, 177B St. in Surrey, learn more at lingoliving.com, or call the sales centre at 604.727-5478. GOING, GOING, GONE!
Metro Vancouver condo sales sizzle in the spring and summer of 2014 // BY STEPHANIE MACDONALD PEOPLE CAMPING OUT FOR THREE DAYS
to buy a condo? Selling out 247 units in a 57-storey tower in one day? What is this, 2004? This happened last month at Shape Properties’ The Amazing Brentwood, and this is only the first of ten proposed buildings going up on the 28-acre site in Burnaby. From Anthem’s Station Square in Metrotown to Intergulf ’s Empire and Executive Group’s West in Vancouver, Cressey’s Cadence in Richmond and Onni’s Centreview in 28 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
West Vancouver, many projects have experienced extremely vigorous sales in the last few months. So what’s going on? Have we entered another condo market like the one in 2004, where downtown loft buildings and highrises caused a real estate frenzy and were selling out in mere hours? “The recent overwhelming success at The Amazing Brentwood confirms that ‘energy centres’ on transit are the future of home ownership in this maturing global city,” explains Tracie McTavish, President of Rennie Marketing Systems, who are in charge of marketing The Amazing Brentwood. “Buyers are seeing the opportunity, beyond just the downtown market and, while the vast majority of our homeowners are local residents, we are attracting a global
“ Buyers are seeing the opportunity, beyond just the downtown market and, while the vast majority of our homeowners are local residents, we are attracting a global viewing audience that is validating Vancouver’s claim as one of the best cities in the world. Brentwood has become a master jewel in the crown of this great city, and the recent sales success should become the norm, rather than the exception, in the future”. viewing audience that is validating Vancouver’s claim as one of the best cities in the world. Brentwood has become a master jewel in the crown of this great city, and the recent sales success should become the norm, rather than the exception, in the future”. Many of the other properties that are selling like hotcakes are also on the new Skytrain lines, including The Grand Central projects in Coquitlam on the Evergreen Line, as well as Cadence in Richmond and West in Southeast False Creek, both situated just a couple of blocks from the new Canada Line. “What I find interesting is that it isn’t just one group that is doing the buying,” says West’s Sales Manager James Goodwin. “We’re seeing many downsizers, first-timers as well as local investors. So it’s much more of a diverse clientele than in the early 2000s. West Tower One is almost entirely sold out and we’re anticipating a comparable interest in Tower Green, going on sale in the fall.” Vice President of Intergulf, Shaadi Faris, also stresses the importance of location in this market interest. Intergulf ’s Empire on Cambie has mostly sold out despite just going on sale this spring. “There are pockets, but Vancouver is not a homogeneous market. Empire is located on the Cambie corridor served by the Canada Line, but
a large proportion of our buyers are downsizers from the West Side, who don’t need the hassle of a house any more, though they want lots of space.” But a couple other Intergulf projects are set to appeal to a younger demographic who don’t want to be tied down by the expense of owning a car. “The Grand Central 3 project in Coquitlam on the Evergreen Line and the upcoming The Park at Metrotown are right in the middle of where people want to be and we expect very strong demand.” Clearly, there’s more than one factor that comes into play here. Interest rates are low, and as Bob Rennie pointed out in his Urban Development Institute luncheon in May, Metro Vancouver’s baby boomers are sitting on an unprecedented amount of equity from their family homes. This equity is being used to help finance their kids’ first forays into real estate, not to mention being used to buy their lockand-go downsizing home. MAC Marketing’s Cameron McNeill believes that this market isn’t cooling down anytime soon, and he should know. Station Square in Metrotown is being marketed by MAC Marketing, and has sold well over 500 units in the last few months. “These recent strong sales results continue to show a broad-based healthy market. For the past 3 years I have been highlighting the solid real estate fundamentals in the Greater Vancouver market: a balanced supply, population growth condition, a strong and growing economy, and a prolonged low interest rate environment.”

INSIDE MORTGAGES
CASH BACK MORTGAGES If it sounds too good to be true… // BY KRIS GRASTY
IN FACT, THEY SHOULD PROBABLY COME WITH A SURGEON GENERAL’S WARNING similar to a pack of cigarettes. Though lenders have the details within the fine print on their website relating to this product, the warning should be bigger! Clients need to know that if they terminate the mortgage term prematurely, for ANY reason, they not only have an interest penalty to deal with. They also have to return the “cash back” portion to the lender. Look at any of the major lender websites and you will see them appear to provide a great service allowing clients to do their renovations, or purchase appliances, furniture and more. Lenders also often suggest using the cash back in order to pay down the principal, reducing the effective interest rate. Why would someone want to borrow more money at a higher rate and risk future mobility? There are other methods of obtaining the desired cash. Just two weeks ago, I was emailed an offer from a lender who shall remain unnamed; “NEW PROMO ... Cash back for purchases. Effective 5 year Rate as low as 3.64%...” That is of course if you apply your cashback as a Mortgage Prepayment as suggested by a bank mortgage representative.
40 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
READ THE FINE PRINT The kicker here and warning to all— there is a catch. If you are to break the mortgage midterm, whether to sell your home or refinance, you not only have to pay the interest penalty, you have to also return the Cash Back portion to the bank — even if you used it to pay down your mortgage. This is in the fine print on the websites and in your contract for you to see. I am all about providing clients with options that allow them to accomplish their goals but more importantly, expose them to less risk and offer better flexibility. Anyone who has taken driver’s training has likely learned to always leave themselves A way out. You should not treat your mortgage any differently. There are other programs that licensed Mortgage Brokers are aware of and well versed in; Purchase Plus Improvement programs and lines of credit are two examples where you may be able to access extra funding
without any excess in the interest rate charged. It can already be a tough pill to swallow if you have to pay an interest penalty when moving to a new home, but those that opt in to the Cash Back product are sometimes stuck, caught between making a significant change in their lives and taking a major hit in equity if they do. It can end up being a $10,000 $20,000 factor in a person’s decision not to move or change careers, when it would be beneficial for them to do so. Let the math do the talking. If you sit down with a Mortgage Broker to actually work out the more than 1% premium on today’s 4.79% - 5 year cashback rate that you end paying over the term, you will see that you are not “given” anything back — ever. As a matter of fact, the premium may cost you close to double the money that you received on the outset. Perhaps they should be called “More Cash Morgages”.

If you don’t already have it, set up telephone or Internet banking for your accounts. 3R educe fees by setting up a buffer
Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think 50 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4 Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit
every month and your nest egg will accumulate faster than you think. 5 Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6 Set up your “in-baskets” Create an in-basket with two bills folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder. Recycle all the marketing materials in the envelope. Create a second in-basket with three folders labelled “bank statements,” “bills paid” and “tax receipts.” WEEKLY 7 Make a date with your money
On the 12th and 28th of each month to pay bills, set aside the time in your schedule – you’ll need about 30 minutes, depending on your bills – to pay your bills. Always pay your bills in one place that you’ve equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin. When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your “bills paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax
When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill bills are paid over several months, for example) put it back in your bills folder so you don’t forget it. MONTHLY 8 Reconcile your bank statements
When your bank statements come in, put them in your in-box folder. Make a date when all your statements are in (it’ll depend on when you receive them) to: » Review your statements to make sure there are no mistakes. » Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. A cheque that is taking a long time clearing the bank can lull you into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. » Talk about anything unusual.
QUARTERLY 9 File
Once a quarter, file all your paperwork to keep your system current. 10 Talk Have dinner with your business partner and talk about the bumps, your goals and how you’re doing. ANNUALLY 11 Re-vamp your budget
eview your budget using last year’s R credit card statements and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to cut back. 12 Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/budgeting purposes.

ight on track with what is the busiest moving day across Canada, my own family is packing up and moving out. Over the past couple of months, my columns have documented my experiences in the home selling and buying process, and now I find myself at the peak of all the excitement. I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand. And after going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving officially tops my “most-hated things to do” list. The fact that my husband and I opted for a do-ityourself move doesn’t help matters.
60 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
What also complicates things is the fact that my sale and purchase close on the same day. So, between running to my lawyer’s office, renting vans – yes, plural – packing up the last of our “junk,” moving out and moving in, it’ll be a hectic day to say the least. I must say, my husband and I are on track with it all, but I can certainly see why many choose to go with a pro rather than taking the DIY route. Sure, doing it yourself gives you some control – of your stuff, your timing, and your costs. Unless you’ve made errors in judgement, in which case, all that goes out the window. You’ve “eyeballed” your house and its contents, and you’ve chosen a truck that “should be big enough.” But half-way through loading it, you realize you’ve only packed a quarter of your stuff and now your options are to rent a second truck, run about 20 loads of boxes to Mom and Dad’s place, or get rid of a lot of stuff. It’s not a decision you want to make at the last minute, which is when the realization that you’re not properly prepared usually sets in. If you’ve ever moved, you’ll likely agree that using a professional moving company is worth every penny. Many moving companies offer services far beyond just loading the truck and driving it across town. Movers can help you plan your moving day, pack, and even unpack for you. They will assess the size of truck you’ll need, the amount of packing materials and what kind, and they know how to handle awkward and heavy pieces that might otherwise leave you scratching your head. Professional movers know to expect the unexpected, ensuring you’re not stuck at crunch time. When you’re shopping for a moving company, don’t expect to find one at the last minute – especially if you’re moving at the end of June or July, like many other Canadians also are. Do your research and hire a reputable company well in advance. The Canadian Association of Movers offers some tips when shopping for a moving company: » Find reputable movers through the Canadian Association of Movers. » Check with the Better Business Bureau (BBB), and/or your provincial government’s consumer protection agency. » Ask three movers for estimates in writing. » Get the terms and conditions of your move in writing. » Ensure you know how your goods will be protected for loss or damage. The next time we move – which won’t be for a very, very long time – we will seriously consider hiring a professional mover to literally shoulder some of the burden.

RICH HISTORY, CONTEMPORARY OUTLOOK Richard and Danika at Marquee on the Drive // BY SUSAN M BOYCE
“We did investigate a few lofts in Chinatown, but the just felt they were too far away from everything we love about The Drive.” Then one day Danika spotted a grand opening ad for Marquee on the Drive. It sounded perfect, plus it was ready for immediate occupancy. “It’s a heritage conversion — the lower part of the building used to be the old Vancouver East Theatre,” Richard says. “And the really cool thing is that Danika grew up in East Vancouver, so she used to go to movies there as a kid.” The minute they stepped inside, the couple knew this was the one. “We bought right then on opening weekend,” Richard says. “And we moved in as quickly as possible to take advantage of all the activity of World Cup on The Drive.”
r
ichard and Danika always knew The Drive was their number one pick when it came to the neighbourhood they wanted call home. It was all about the vibe. “I love having live music everywhere,” Richard explains. “There are so many great restaurants and more opening every day. And there’s a ton of coffee shops.” He laughs. “I drink a lot of coffee.” There was just one problem. They didn’t think they could afford to buy there. “We wanted to stay under $500,000, but after looking for over six months, all we could find were tear-down, older houses for $600,000 or more,” Richard says.
70 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
Celebrating Life The couple’s new home is a one-bedroom overlooking the heritage houses to the east. “Finally, we’ve got a patio — it’s the first time we’ve had our own outdoor space in ages,” Richards says. “In fact, the very first thing we did when we moved in was ride our bikes over to Parallel 49, pick up some beer, than roll a blanket out on the deck, and have a drink together. It might sound a bit cliché, but it was absolutely perfect.” Their new location has also had an unexpected impact on Richard’s life. “Danika and I are very artistic,” he explains, noting they both currently work for Electronic Arts. “But I’ve also been a musician all my life — first as a drummer and then on the keyboard.” Recently, however, he’d put that part of his life aside for a while. “Being here, though, gets me inspired, and now I’m actively playing again. In fact, I’ll be at the Railway Club later this week.” He flashes a grin of pure enthusiasm. “And you wait, one day I’m going to be playing right here on The Drive.” Marquee on the Drive is located at 2240 Commercial Drive. MODERN
West End Living Redefined // BY SUSAN M BOYCE Views from Modern’s southeast penthouse encompass the cityscape, Mount Baker, and even Granville Island.
t
he roof’s complete, the crane’s down, and passers-by often pause to admire the way Modern’s neighbourhood character is beginning to shine — and yes, I’m one of them. I’ve been watching this West End residential tower taking shape for months, but today I’m getting a sneak peek inside. Hey, perks of the job. Melissa Howey from Amacon confirms my hardhat and steel-toed boots pass muster and we’re on our way up the construction elevator. Somewhere near the seventh storey, the lush, mature trees I’ve been admiring give way to a dazzling view across English Bay that just keeps getting better with every floor. This is the West End at it’s finest. Above the Rest Arriving at Modern’s penthouse level is, for me, discovering the very best of this 18-floor residence — five, two-storey penthouses with massive windows, exquisite finishings and spacious floorplans. We start at the southwest corner. Even now, with just the framing studs in place, there’s a sense this home will have an easy-going flow that’s as perfect for entertaining as for day-to-day enjoyment. A comfy looking balcony off the living room immediately seems like the perfect choice for sunset watching, but Melissa tells me this home’s private rooftop deck is going to be our next stop. One look and I’m smitten. Sailboats, the red and white Bard on the Beach tent city, Gulf Islands in the background — it’s all spread out in front of us. As we wander from suite to suite, I’m intrigued by the difference in ambiance. From one, there’s a sense of being above the city — visually connected but still quiet and private. In another, I find a totally unexpected sight corridor through the city to the North Shore Mountains and a peek-a-boo of the Burrard Inlet. “At night, when all the

There’s even one with a view to Granville Island. Interior Pizzazz Final stop on today’s tour is an almost complete, third floor suite so I can check out the finishing specs. Like the penthouses, this home has a kitchen window — one of those “oh wow” factors rarely found in an apartment. It’s also got full-sized everything when it comes to appliances. “After all, if you love to cook, it shouldn’t matter which floorplan you choose,” Melissa says. “It’s the same reason why every home has air conditioning.” How cool is that — literally. Modern’s sales gallery is open noon to 5 p.m. daily except Fridays at 1035 Seymour in Vancouver. Price start at $479,900. Penthouse residences from $1.35 million. ortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home. The Bank of Canada, in its latest rate announcement on June 4, once again held its influential overnight target rate at one per cent – where it has been since September 2010. Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any

pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.
The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
78 METRO VANCOUVER NEW CONDO GUIDE JULY 25 - AUG 8, 2014
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
