While Metro Vancouver continues to thrive and build new-home and new-condo communities, Calgary is busy rebuilding and is proud to be on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. As a Wall2Wall Media publication, this publication is owned by Yellow Pages Group (YPG). Thinking outside the box, YPG has used its corporate resources to help Calgary’s flood relief efforts in several ways. In terms of media, YPG has donated online advertising space across all of Yellow Media properties to the Canadian Red Cross to promote their flood relief efforts. It has made a $25,000 contribution to the Canadian Red Cross directly at
redcross.ca. As well, YPG has created a portal to facilitate employee donations. In terms of a contribution of physical time and effort, 60 YPG staff have volunteered at Calgary drop-in centres and neighbourhood clean-up efforts. When my family moved to Vancouver from Ottawa, it was definitely a downsize. Often, people downsize when their kids move out of home, but we had a nine-month-old at home, so getting rid of all our kids’ stuff wasn’t an option. We said “goodbye” to the comfy sectional that had lived in our rec room in Ottawa (no rec room here!) and various other odds and ends that wouldn’t fit into our North Van home, but there was so much stuff that we couldn’t get rid of: clothes that our son had yet to grow into, heaps of toys, and all the various enormous paraphernalia that accompany a tiny baby (parents, you understand: Pack ’n’ Play, ExerSaucer, Swing, Bouncy Seat, etc., etc.). A serious focus on organization post-move was required, and I pulled out all the stops: vacuum-seal bags in large storage containers stowed away all those baby
clothes, as well as unused linens; labelled baskets on shelving units kept everything but the bare necessities out-of-sight yet easy-to-find. We also did a serious purge and let go of all the things that we were holding onto “just in case” we might need them. The end result? A streamlined space that makes me happy. Space planning is not solely the territory of downsizers, I now realize. It pays for us all to keep our homes organized, however big or small they might be. And although our Vancouver home is smaller than our Ottawa home, the move from Ottawa to Vancouver was ultimately no downsize. With everything Vancouver has to offer, I’d say we’ve upsized our life, and this is confirmed every time I step onto our deck and see our magnificent view of downtown or sit on our front porch to take in the views of Grouse Mountain.

Between, there’s space — lots and lots of it — creating an airy sense of flow and efficiency. “We’ve designed these homes so they have an almost chameleon-like flexibility to adapt to a wide variety of changing situations from entertaining to working at home to just relaxing,” David says. No kidding. I estimate it would take about five minutes to transform from the inviting at home with family and friends ambiance into full on “let’s party” mode. Just push furnishings to the sides and voilà, a private dance floor. Innovative Design Still, there’s even more to this home than meets the eye. David pushes lightly on an industrial-inspired barn door in the hallway and the master bedroom is revealed. What makes this sleeping space so unique is the bank of interior windows overlooking the great room. Another gentle push, and they fold almost invisibly against the wall. “Even when they’re closed for privacy, you have plenty of natural light,” David says. “Or you can have them open and feel totally connected to the outside view.”

Storage, I discover, is everywhere — tucked into unexpected niches under the stairs, as custom built-ins, and even as inserts between the studs. Across the hall, the second bedroom cleverly incorporates a half-height closet below yet another interior window. “This would be a great place for someone who wants to work from home,” David says. “After all, when you live in a neighbourhood like Port Royal, why would you want to be part of the morning commute?” Best of All Worlds And just when I think I’ve seen all Glasshouse Lofts’ surprises, David has one final innovation to show me — seven exclusive, two-storey penthouse homes. The main floor balconies of these homes look north across one of Port Royal’s interior parks rather than the river view of the suites downstairs. “But take a look up here,” he suggests, leading to a set of stairs beside the master bedroom. The open loft I find at the top of the stairs is impressive enough. Then I spot what appears to be another deck. On closer inspection, however, it’s far, far more than just another deck… it’s a private, south-facing, outdoor living room with gas fireplace, full outdoor kitchen, and room for eating, dining, and simply relaxing. And did I mention it also has views across the Fraser River? Well, now I have! “These homes really are the best of all worlds,” David says. “Views of the park and the river, skylights, exceptional finishings, plus proximity to transit, schools, and shopping. It just doesn’t get any better than this.” Agreed. mall spaces are more and more common with the increase in condo living, and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style you want in any square footage.
TIP #1: START WITH A CONDO-SIZED SOFA
The sofa is often a great place to start when planning a small space, as it usually takes up the largest area, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. What’s great about furniture made out of glass, or acrylic, is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In condos that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIP #3: WALL-MOUNTED LIGHTING
A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass and weight that takes up floor area, choose sconces to give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa. TIP #4: WORK WITH PIECES THAT ARE MULTI-FUNCTIONAL
In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIP #5: WORK WITH SMART STORAGE SYSTEMS
Great interior storage is just as important as using multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small, stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece — allow your furniture to function at its best by investing in interior organization.

ouise is the first person to admit her upcoming move to Royce in White Rock feels a bit like a fairytale come true. “My husband and I had been away on vacation, and when we came back I stopped in at the presentation centre just because I was curious,” she says. “I had absolutely no thought of buying. But here I was on a beautiful sunny day in a beautiful showhome, and suddenly I had this wonderful feeling that I could actually see myself living here.” Over the next few days, she brought people she respected to see the display suite — her realtor, close friends, and, of course, her husband, Don. “We’ve lived the same house for 27 years now, and I kept thinking someone would tell me I was out of my mind to consider moving to a condo,” she says with a twinkle in her eye. No one did.

Next, Louise made a book of photos documenting everything she considers special or important about her home — the open living room, generously sized and functional kitchen, laundry room with space for sorting and folding, even her view and patio. “When I took it in to Sal, the sales manager, I told her ‘this is how we live, these are the things I need to have.’ Sal looked it over and told me ‘yes, we can do all this for you.’ And here we’ll even have a covered deck so I can use it year round — something we can’t do now.” Home for Life Sealing the deal were Royce’s larger than average suites. “Don and I have so many different interests. We each need our own space, so a three-bedroom was a must,” Louise says. “And because we bought early, we were able to make a few changes like changing closet doors to create more wall space and adding a shoe closet at the front entryway. I keep going back and taking measurements.” She smiles. “My whole life, good things have always happened like just this, in an instant. I believe if you keep open to opportunities, things happen. t various times during the year, you analyze finances, plan for the future and wonder where you can get the best return on your money. At tax season, for example, you’re inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious metals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is and to ask yourself: Which vehicle will move me closer to that goal?

Leverage is a tool that can work for you or against you, but there is no denying the fact that it is a very powerful tool. Let’s take the example of two investors sitting on $100,000 cash. ›› The first investor chooses to put his capital into either the stock market or precious metals. If he spends $100,000, he receives in return $100,000 in either stock or a precious metal asset. If his investment were to increase (perform) at a rate of 20 per cent over the course of a year (although I don’t presently know of any funds offering that return) his investment of $100,000 would produce a $20,000 return. ›› The second investor chooses to use her $100,000 cash as a 20 per cent down payment and purchase a $500,000 property in an area that has good economic fundamentals and produces a positive cash flow every month. Let’s assume that this property increases by only five per cent over the course of the year. That would make the value of the property $525,000 — effectively a $25,000 increase in your asset value — not including the amount of debt reduction or positive cash flow over the course of the year. On the surface, the first investor had an investment that outperformed our real estate investor by four times, but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way — and that is why it's important to have a long-term strategy and to invest in areas with strong fundamentals and good cash flow. 2 Interest rates
Two keys to being able to develop a successful real estate portfolio are affordability and cash flow, and an underlying fundamental to both of these is the rate paid for borrowing money. The good news for Canadian investors in 2013 is that we still have low interest rates. Due to the ongoing global credit issues, the Bank of Canada (BoC) has indicated its intent to keep rates low through 2013. But it is important to note that the BoC can only influence the prime lending rate — which is used to determine your variable rate mortgage. It is important for consumers to remember that the fixed rates are governed by the bond market and that although the BoC has indicated it does not intend to increase the prime lending rate, this does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield, which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate

Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at — or about — three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent. You can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2013 as it has ever been. 3 seeking safe harbours
As the global fi nancial markets continue going through more drama than a daytime television show, the fallout is consumer angst resulting in low consumer confidence. When consumers lack confidence, they tend not to make big-ticket purchases. Since real estate is obviously a big-ticket item, this lack of confidence could result in a slight drop in market values. However, it is the exact same angst and fear that drive consumers to seek out safe harbours in a storm, placing their money in areas perceived as protected from the roller-coaster that the stock market has become. This is the reason we have seen records in the price of gold. Investors are speaking with their pocketbooks and saying loud and clear that they are losing confidence in the market and want a tangible asset that they can own and hold. What could be more tangible than real estate and if you were looking for a safe harbour in real estate, which country would you invest in? Canada has been seen globally as one of the few countries to have survived the last global recession relatively unscathed. In fact, our banking system and domestic economy have become the envy of the world.

If you are purchasing investment real estate with a long-term buy-and-hold philosophy, and you have purchased in an area that gives you positive cash flow, then you don’t need to worry about the hype in the headlines regarding property values. Just focus on letting your tenants pay off the mortgage over time and enjoy the cash flow when you have a free and clear asset. So, as you look at your fi nancial options for the year, ask yourself fi rst and foremost: What results do I need from my investments? Then analyze your options in the context of your goals. If you choose real estate, simply stick to the fundamentals, take action while others worry over headlines, take advantage of low rates and use leverage wisely. Invest, don’t speculate, and both you and your children will be glad you did in the years to come. Happy investing!
4 sound economic fundamentals
Regardless of where you buy real estate, you should make your purchase based on sound economic fundamentals. There is no such thing as a Canadian real estate market — it is regional. You can have solid fundamentals in one town, while another within 100 kilometres could have an economy based solely on exports to the U.S. I expect the U.S. to be hit harder by the fallout in Europe, but that will impact only regional Canadian economies that depend on trade with the U.S. Although we are still largely an export-dependent country, there are a lot of regional pockets that have a strong domestic economy and are expected to grow in spite of global issues. Look for strong GDP growth, followed by strong employment numbers, which in turn bring a strong tenant base. A strong tenant base, combined with low interest rates, creates the opportunity for positive cash-flowing properties. And if the property flows cash in good times and in bad, you need not worry about potential for values to fall or bubbles to burst.
