Thank you for picking up this issue of New Condo Guide. While Metro Vancouver continues to thrive and build new-home and new-condo communities, Calgary is busy rebuilding and is proud to be on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. As a Wall2Wall Media publication, this publication is owned by Yellow Pages Group (YPG). Thinking outside the box, YPG has used its corporate resources to help Calgary’s flood relief efforts in several ways. In terms of media, YPG has donated online advertising space across all of Yellow Media properties to the Canadian Red Cross to promote their flood relief efforts. It has made a $25,000 contribution to the Canadian Red Cross directly at
redcross.ca. As well, YPG has created a portal to facilitate employee donations. In terms of a contribution of physical time and effort, 60 YPG staff have volunteered at Calgary drop-in centres and neighbourhood clean-up efforts. While efforts will continue in the postflood relief, we will keep bringing you the best of the real estate market across Canada. We hope you enjoy this issue and look forward to hearing from you.

12 METRO VANCOUVER NEW CONDO GUIDE JULY 12 - 26, 2013
When my family moved to Vancouver from Ottawa, it was definitely a downsize. Often, people downsize when their kids move out of home, but we had a nine-month-old at home, so getting rid of all our kids’ stuff wasn’t an option. We said “goodbye” to the comfy sectional that had lived in our rec room in Ottawa (no rec room here!) and various other odds and ends that wouldn’t fit into our North Van home, but there was so much stuff that we couldn’t get rid of: clothes that our son had yet to grow into, heaps of toys, and all the various enormous paraphernalia that accompany a tiny baby (parents, you understand: Pack ’n’ Play, ExerSaucer, Swing, Bouncy Seat, etc., etc.). A serious focus on organization post-move was required, and I pulled out all the stops: vacuum-seal bags in large storage containers stowed away all those baby
clothes, as well as unused linens; labelled baskets on shelving units kept everything but the bare necessities out-of-sight yet easy-to-find. We also did a serious purge and let go of all the things that we were holding onto “just in case” we might need them. The end result? A streamlined space that makes me happy. Space planning is not solely the territory of downsizers, I now realize. It pays for us all to keep our homes organized, however big or small they might be. And although our Vancouver home is smaller than our Ottawa home, the move from Ottawa to Vancouver was ultimately no downsize. With everything Vancouver has to offer, I’d say we’ve upsized our life, and this is confirmed every time I step onto our deck and see our magnificent view of downtown or sit on our front porch to take in the views of Grouse Mountain.

glasshouse lofts you’ve been waiting for this // by Susan M Boyce You’re unique. You know what you want in a home and
what you want is something different. No cookie cutter, boxy condo for you. You want a home with character and pizzazz. Introducing Glasshouse Lofts in New Westminster — refreshingly distinct and boasting a dramatic style unlike anything else in the neighbourhood. In fact, according to David Wan, Aragon’s director of marketing and sales, the Glasshouse Lofts are “homes you really do need to experience to believe” — which turns out to be classic understatement. Celebrate All Life’s Events David opens the door to the first suite and I step into… a different world. Clearly this is a home that celebrates a joyful marriage of flexibility and sophisticated beauty. It also takes open-concept living to a new level. Along one side of the main living area, an über-urban fireplace appears to float in a reclaimed brick feature wall that soars almost 11 feet to the top of the vaulted ceiling. Along the opposite wall, there’s a kitchen I suspect many foodies would describe as “officially to die for” — top-of-the-line stainless steel appliances, curved glass hood fan, quartz counters, 16 metro vancouver new Condo Guide july 12 - 26, 2013
gallery-style spot lighting, massive centre island with eating bar, even a full height pantry wall. Between, there’s space — lots and lots of it — creating an airy sense of flow and efficiency. “We’ve designed these homes so they have an almost chameleon-like flexibility to adapt to a wide variety of changing situations from entertaining to working at home to just relaxing,” David says. No kidding. I estimate it would take about five minutes to transform from the inviting at home with family and friends ambiance into full on “let’s party” mode. Just push furnishings to the sides and voilà, a private dance floor. Innovative Design Still, there’s even more to this home than meets the eye. David pushes lightly on an industrial-inspired barn door in the hallway and the master bedroom is revealed. What makes this sleeping space so unique is the bank of interior windows overlooking the great room. Another gentle push, and they fold almost invisibly against the wall. “Even when they’re closed for privacy, you have plenty of natural light,” David says. “Or you can have them open and feel totally connected to the outside view.”
“We’ve designed these homes so they have an almost chameleon-like flexibility.” David Wan
Storage, I discover, is everywhere — tucked into unexpected niches under the stairs, as custom built-ins, and even as inserts between the studs. Across the hall, the second bedroom cleverly incorporates a half-height closet below yet another interior window. “This would be a great place for someone who wants to work from home,” David says. “After all, when you live in a neighbourhood like Port Royal, why would you want to be part of the morning commute?” Best of All Worlds And just when I think I’ve seen all Glasshouse Lofts’ surprises, David has one final innovation to show me — seven exclusive, two-storey penthouse homes. The main floor balconies of these homes look north across one of Port Royal’s interior parks rather than the river view of the suites downstairs. “But take a look up here,” he suggests, leading to a set of stairs beside the master bedroom. The open loft I find at the top of the stairs is impressive enough. Then I spot what appears to be another deck. On closer inspection, however, it’s far, far more than just another deck… it’s a private, south-facing, outdoor living room with gas fireplace, full outdoor kitchen, and room for eating, dining, and simply relaxing. And did I mention it also has views across the Fraser River? Well, now I have! “These homes really are the best of all worlds,” David says. “Views of the park and the river, skylights, exceptional finishings, plus proximity to transit, schools, and shopping. It just doesn’t get any better than this.” Agreed. Don’t Miss Out The Glasshouse Lofts presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 210 Salter St. in New Westminster’s historic Queensborough neighbourhood. But you’d better hurry because only 67 of these loft homes are available, and once they’re gone, they’re gone for good. Five tips for decorating
// by lisa canning
small spaces translations of their most popular lines. And, of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIP #2: USE CLEAR FURNITURE
Lisa Canning is a designer and owner of Lisa Canning Interiors. lisacanning.ca, 416.587.9780 photo by arnal photography
mall spaces are more and more common with the increase in condo living, and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style you want in any square footage.
TIP #1: START WITH A CONDO-SIZED SOFA
The sofa is often a great place to start when planning a small space, as it usually takes up the largest area, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartmentsized, or condo-appropriate pieces, which are often smaller-scale 26 metro vancouver new Condo Guide july 12 - 26, 2013
What’s great about furniture made out of glass, or acrylic, is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In condos that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIP #3: WALL-MOUNTED LIGHTING
A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass and weight that takes up floor area, choose sconces to give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa. TIP #4: WORK WITH PIECES THAT ARE MULTI-FUNCTIONAL
In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIP #5: WORK WITH SMART STORAGE SYSTEMS
Great interior storage is just as important as using multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small, stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece — allow your furniture to function at its best by investing in interior organization.

The Varsity in Langley Gracious city living
// By Diane Duflot
edekop Kroeker Development Inc.’s latest project, Varsity at the Park in Langley, is set to continue the company’s tradition of quality workmanship, long-term value and exceptional service. Sandy Pastorek, sales representative at Varsity at the Park, sees Redekop Kroeker’s reputation as the project’s strongest selling point. She stands behind their “longstanding reputation for quality product that’s delivered on time” and adds that “they deliver what’s promised, when it’s promised.” The Place to Be
Lucky residents will be able to enjoy over 500 shops and restaurants at nearby Fraser Crossing, Langley Mall, or Willowbrook Shopping Centre in the morning and head out on a country road for farm-fresh produce and wine tastings at nearby vineyards in the afternoon. Sandy raves that Varsity’s location “offers the best of city convenience and tranquil park living.” It has all the convenience of city living with country R ‘n’ R a quick drive away. Its proximity to the new Golden Ears Bridge makes accessing the many great locations in the Lower Mainland a breeze. Not only does Varsity back onto a beautiful park, but recreation centres, golf courses and other greenspaces are also nearby, as well as the many shops, restaurants and gyms that are within an easy walk. No wonder Langley is known as “The Place to Be.” Bright and airy
Sandy again praises the developers when we discuss the quality of the finishes they have provided for buyers. “They’ve made sure to provide the extra details that make a home special,” she says. Over-sized windows let in plenty of natural light and a sophisticated mix of natural materials keep the overall feeling bright 28 metro vancouver new Condo Guide july 12 - 26, 2013
and airy. There are five-and-a-halfinch-wide plank floors in the entrances, kitchens and living rooms and ther is soft carpet underfoot in the bedrooms. The kitchens feature alder shaker frame and panel door cabinets, granite countertops, under cabinet puck lighting, soft-close cabinets and drawers, ceramic tile backsplashes, stainless-steel appliances. The bathrooms are lush places to relax with rich marble countertops in the main and granite countertops in the ensuite. Bathrooms also feature soft motion-sensor under-cabinet lighting, shaker frame and panel cabinetry, chrome fixtures and ceramic tile floors. The homes are entertainment ready, with spacious open-concept living, dining and kitchen areas indoors, and balconies with barbecue hookups outside. Many two-bedroom suites also feature an extra room for guests, which will certainly prove very convenient for those who entertain out-of-towners. Get ’em while they’re hot!
It’s no surprise that with details like these, these homes are moving fast. The third phase will be ready this fall with eight move-in-ready homes available now in the second phase. Get ’em while they’re hot! Varsity at the Park’s Sales Centre is located at 20060 Fraser Hwy. in Langley and is open daily noon to 5 p.m., except Fridays, or by appointment. Louise and Don at Royce Fairytale beginnings // by Susan M Boyce
ouise is the first person to admit her upcoming move to Royce in White Rock feels a bit like a fairytale come true. “My husband and I had been away on vacation, and when we came back I stopped in at the presentation centre just because I was curious,” she says. “I had absolutely no thought of buying. But here I was on a beautiful sunny day in a beautiful showhome, and suddenly I had this wonderful feeling that I could actually see myself living here.” Over the next few days, she brought people she respected to see the display suite — her realtor, close friends, and, of course, her husband, Don. “We’ve lived the same house for 27 years now, and I kept thinking someone would tell me I was out of my mind to consider moving to a condo,” she says with a twinkle in her eye. No one did.
38 metro vancouver new Condo Guide july 12 - 26, 2013
Next, Louise made a book of photos documenting everything she considers special or important about her home — the open living room, generously sized and functional kitchen, laundry room with space for sorting and folding, even her view and patio. “When I took it in to Sal, the sales manager, I told her ‘this is how we live, these are the things I need to have.’ Sal looked it over and told me ‘yes, we can do all this for you.’ And here we’ll even have a covered deck so I can use it year round — something we can’t do now.” Home for Life Sealing the deal were Royce’s larger than average suites. “Don and I have so many different interests. We each need our own space, so a three-bedroom was a must,” Louise says. “And because we bought early, we were able to make a few changes like changing closet doors to create more wall space and adding a shoe closet at the front entryway. Nothing structural, just little things to make it us.” Although it will be over a year until Royce is finished, Louise considers the extra time a gift. “I collect things,” she admits. “Downsizing is going to be tough. But the carrot at the end of the stick is that it’s going to be so lovely when we move in. I keep going back and taking measurements.” She smiles. “My whole life, good things have always happened like just this, in an instant. I believe if you keep open to opportunities, things happen. You know when you’re making the right decision. This was definitely the right decision.” For information about Royce in White Rock, visit royceliving.com or call 604.538.8028.

TYING THE KNOT? BUYING A HOME? STARTING A FAMILY? Scotiabank’s financial tips for thirty-somethings SCOTIABANK OFFERS FINANCIAL ADVICE
for Canadians as they transition into the next phase of adult life: 1) Tying the knot? It doesn’t sound romantic, but when you get married, you’re also marrying your finances, taking on assets and in some cases, debt. To avoid problems down the line, we suggest you have the “financial talk” with your significant other to learn about their savings and investing style. If one of you is more willing to take risks and the other is more cautious, it’s important to have that understanding going into the marriage. As well, if one of you carries debt — whether it be student loans or otherwise, both partners need to be aware of this in order to come up with a financial plan to pay it off. 2) Leaving Renting Life Behind? According to a Scotiabank poll, almost 6 in 10 Canadians in their thirties (58 per cent) own their home. Owning a house or condo can be one of the biggest and best investments you will make. We know that while rates are important, reducing the length of the mortgage can really pay off. Seek out a financial expert for advice on picking the right mortgage for you and to put a plan in place to own your home as quickly as possible without significant impact to your everyday life. 3) Starting a family? Kids can be wonderful…and also expensive. Having a monthly budget is key to maintaining 42 METRO VANCOUVER NEW CONDO GUIDE JULY 12 - 26, 2013
financial control with your expanding family. There are simple and free online tools parents can use to keep track of where their money goes each month. As well, using products that help you save or earn rewards on your everyday spending can help you build a savings fund for things like birthday parties, buying school supplies or a new pair of sneakers. For long term planning, consider contributing to a Registered Education Savings Program. “People in their thirties are balancing a lot of things in life financially, whether paying off student loans, buying a first home, starting a family, or in some cases a combination of all three,” says Mike Henry, Scotiabank senior vice president and head of Retail Payments, Deposits and Lending. “It’s worth meeting with a financial advisor who can help map out a financial plan to get you to where you want to be in the next five years and beyond.” About the polling data — Scotiabank Mortgage Landscape Study: Using Harris/ Decima’s proprietary panel of Canadians, a total of 1,000 completed surveys were collected from a random sample of panel members across Canada. The study was conducted from February 14 to 25, 2013. Subsequent to completion of the study, the data was weighted by region, age, and gender proportionate to the population of homeowners. To qualify, respondents must currently own their primary residence. For more information please visit www.scotiabank.com.

INVESTING SOULMATES? WEDDING SEASON IS IN FULL SWING AND COUPLES
SHARING AND RISK TOLERANCE
need to have the “financial talk” before they take their vows, according to BMO InvestorLine. “Finances can be one of the most common sources of disagreement among couples and a difference of opinion on money matters can affect everything — from a couple’s household budget, to their retirement investments,” says Cesar Rainusso, vice-president, BMO InvestorLine. “Ensure you and your new spouse have a ‘prosperous’ financial future by having an open dialogue early on that addresses these financial concerns and how, together, you can turn ‘my money’ into ‘our money’.”
Couples often decide to share an investment portfolio; however, when it comes to risk tolerance many partners do not match up. One partner may be a more aggressive investor, investing primarily in risky investments that offer the potential for higher returns, while the other partner might prefer investments that are more likely to preserve principal, even if that means earning lower returns.
Couples may not always be a perfect match when it comes to their finances and investing strategies. Some situations include: SAVER VS. SPENDER
One partner tends to be a saver and makes regular contributions to savings accounts, including a retirement plan, and tries to invest any extra cash. The other may not have a financial plan and spends any extra money.
HELPFUL TIP A couple in this situation would be wise to talk about their financial situation and investing habits early on to prevent friction down the road. They can choose a realistic amount to invest each month towards their goals and set aside a separate amount to spend on themselves and each other. Compromising will ensure that savers have the financial security they desire, without leaving spenders feeling deprived of the things they enjoy.
44 METRO VANCOUVER NEW CONDO GUIDE JULY 12 - 26, 2013 44 NEW CONDO GUIDE JUL 28 - AUG 25, 2012
HELPFUL TIP Diversifying a shared portfolio can help couples meet both investment styles. Selecting a mix of investments such as stocks, for higher returns, and more conservative options like bonds and cash, to insulate against market volatility, can provide couples with a strong portfolio that will meet their shared short-and-long term financial goals.
AGREE TO DISAGREE
There are a variety of strategies individuals employ that make them feel confident and comfortable with the growth of their investment portfolio. While many couples are able to meet in the middle and find something that works for both sides, sometimes a compromise cannot be reached when it comes to investment strategy, the asset mix in their portfolio and how it is managed.
HELPFUL TIP If partners are unable to agree, it may be more beneficial to create separate investment portfolios. With individual portfolios, each partner can be comfortable with his/her investments and how to best manage those assets.

the mortgage minute
// by peter kinch
Why real estate still makes investing sense You may have a variety of arguments or reasons to choose one vehicle over another, but here are four reasons why you may want to consider real estate as your investment vehicle of choice, along with one caution: 1 The power of leverage
Peter Kinch is an award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan Visit peterkinch.com or contact him at email@example.com
t various times during the year, you analyze finances, plan for the future and wonder where you can get the best return on your money. At tax season, for example, you’re inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious metals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is and to ask yourself: Which vehicle will move me closer to that goal?
50 metro vancouver new Condo Guide july 12 - 26, 2013
Leverage is a tool that can work for you or against you, but there is no denying the fact that it is a very powerful tool. Let’s take the example of two investors sitting on $100,000 cash. ›› The first investor chooses to put his capital into either the stock market or precious metals. If he spends $100,000, he receives in return $100,000 in either stock or a precious metal asset. If his investment were to increase (perform) at a rate of 20 per cent over the course of a year (although I don’t presently know of any funds offering that return) his investment of $100,000 would produce a $20,000 return. ›› The second investor chooses to use her $100,000 cash as a 20 per cent down payment and purchase a $500,000 property in an area that has good economic fundamentals and produces a positive cash flow every month. Let’s assume that this property increases by only five per cent over the course of the year. That would make the value of the property $525,000 — effectively a $25,000 increase in your asset value — not including the amount of debt reduction or positive cash flow over the course of the year. On the surface, the first investor had an investment that outperformed our real estate investor by four times, but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way — and that is why it's important to have a long-term strategy and to invest in areas with strong fundamentals and good cash flow. 2 Interest rates
Two keys to being able to develop a successful real estate portfolio are affordability and cash flow, and an underlying fundamental to both of these is the rate paid for borrowing money. The good news for Canadian investors in 2013 is that we still have low interest rates. Due to the ongoing global credit issues, the Bank of Canada (BoC) has indicated its intent to keep rates low through 2013. But it is important to note that the BoC can only influence the prime lending rate — which is used to determine your variable rate mortgage. It is important for consumers to remember that the fixed rates are governed by the bond market and that although the BoC has indicated it does not intend to increase the prime lending rate, this does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield, which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate
Two keys to being able to develop a successful real estate portfolio are affordability and cash flow, and an underlying fundamental to both of those is the rate you pay for borrowing money. mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at — or about — three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent. You can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2013 as it has ever been. 3 seeking safe harbours
As the global fi nancial markets continue going through more drama than a daytime television show, the fallout is consumer angst resulting in low consumer confidence. When consumers lack confidence, they tend not to make big-ticket purchases. Since real estate is obviously a big-ticket item, this lack of confidence could result in a slight drop in market values. However, it is the exact same angst and fear that drive consumers to seek out safe harbours in a storm, placing their money in areas perceived as protected from the roller-coaster that the stock market has become. This is the reason we have seen records in the price of gold. Investors are speaking with their pocketbooks and saying loud and clear that they are losing confidence in the market and want a tangible asset that they can own and hold. What could be more tangible than real estate and if you were looking for a safe harbour in real estate, which country would you invest in? Canada has been seen globally as one of the few countries to have survived the last global recession relatively unscathed. In fact, our banking system and domestic economy have become the envy of the world.
to sell it. If you are purchasing investment real estate with a long-term buy-and-hold philosophy, and you have purchased in an area that gives you positive cash flow, then you don’t need to worry about the hype in the headlines regarding property values. Just focus on letting your tenants pay off the mortgage over time and enjoy the cash flow when you have a free and clear asset. So, as you look at your fi nancial options for the year, ask yourself fi rst and foremost: What results do I need from my investments? Then analyze your options in the context of your goals. If you choose real estate, simply stick to the fundamentals, take action while others worry over headlines, take advantage of low rates and use leverage wisely. Invest, don’t speculate, and both you and your children will be glad you did in the years to come. Happy investing!
4 sound economic fundamentals
Regardless of where you buy real estate, you should make your purchase based on sound economic fundamentals. There is no such thing as a Canadian real estate market — it is regional. You can have solid fundamentals in one town, while another within 100 kilometres could have an economy based solely on exports to the U.S. I expect the U.S. to be hit harder by the fallout in Europe, but that will impact only regional Canadian economies that depend on trade with the U.S. Although we are still largely an export-dependent country, there are a lot of regional pockets that have a strong domestic economy and are expected to grow in spite of global issues. Look for strong GDP growth, followed by strong employment numbers, which in turn bring a strong tenant base. A strong tenant base, combined with low interest rates, creates the opportunity for positive cash-flowing properties. And if the property flows cash in good times and in bad, you need not worry about potential for values to fall or bubbles to burst. The value of your property the day after you buy it is irrelevant until the day you go july 12 - 26, 2013 metro vancouver new condo guide 51

ownsizing” used to be a negative word, loaded with the implications of aging, children leaving the nest and parting with favourite possessions. These days, we’re meeting more and more buyers who are looking forward to downsizing, excited by the freedom and flexibility that it will afford their lifestyle. By selling the home that worked best for their family, they’re finally able to buy the home that works best for themselves. Downsizing has many benefits: Selling a larger home can unlock equity that can be used to shore up your savings, lead to travel plans, and invest in your hobbies. It often means the ability to ‘upsize’ the standard and quality of your life such as choosing a central location closer to everyday

amenities, doing less maintenance or just enjoying a brand new home with upscale features and the peace-of-mind that comes with a warranty. While the prospect of life in your new dream home is exciting, we know it can also be daunting and we recommend taking the time to plan out your move. It’s less intimidating if you start the conversation early and take it step-by-step. Determine what your priorities are — proximity to amenities, room for adult children, or a large patio to dabble in your gardening hobby. Meet with a decorator or planner who specializes in downsizing and de-cluttering. They can help you with the process including determining what your true priorities are as well actually moving things out. Meeting with a mortgage broker may help you understand the financial implications of this transition. Finally, choose a Realtor that you like and trust, who will scour the market with your special priorities in mind. Savvy developers are designing homes geared towards the specific needs of the downsizing buyer. Arbutus Ridge by Cressey Development Group has been embraced by buyers who wish to remain in the coveted Westside neighbourhood, close to family and friends and who value the larger sizes, larger patios, larger bedrooms and side-byside washer and dryer. Additionally, Avra by Epta Properties in White Rock also boasts a very central and walkable location that downsizers want to be in and value details like higher ceilings, large windows and the 24-hour live-in caretaker. Downsizing is a positive life change that many are choosing to make earlier instead of later in life. We are seeing more and more people at our presentation centres embracing the transition and thinking about how to make it a positive life change.

You love the condo, see what you can afford! Calculate your mortgage payments using the mortgage payment calculation chart
july 12 - 26, 2013 metro vancouver new Condo Guide 61
Calculate your mortgage payments interest rate
mortgage amount ÷ 1,000
125 (mortgage amount $125,000)
Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
62 metro vancouver new Condo Guide july 12 - 26, 2013
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
Mortgage payment calculation chart
This table shows the monthly payment of principal and interest for each $1,000 of mortgage. Example: The monthly principal and interest payment for a $125,000 mortgage with a 25-year amortization period at 5% is as follows: ($125,000 รท 1,000) X 5.82 = $727.50 july 12 - 26, 2013 metro vancouver new Condo Guide 63
