Most newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, finding the right place to live and work means doing some homework.

Not everyone has the same housing needs, so list the important features that you want to have in your community. Perhaps it’s great schools, proximity to transit, or plentiful job opportunities.

There are always trade-offs in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs.

Choosing a place to live is one of the biggest financial decisions you’ll ever have to make and your decision will ultimately affect your way of life. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

At the Urban Development Institute’s Annual luncheon at the Hyatt Regency Hotel in May, Bob Rennie spoke of the future of residential development in our region. He noted that our area is geographically confined, with a population that is expected to grow by over 30,000 residents a year for the forseeable future, and that’s just the city proper.

This means building up, and densifying neighbourhoods that are currently dominated by single-family homes.

If you are to take a walk around Southeast False Creek in Vancouver, Metrotown, or Surrey City Centre right now you’ll see buildings going up everywhere, you’ll think, “Who is going to move into all these new condos?

There must be a glut.” In fact, the contrary is true, according to Bob Rennie, the amount of completed units going on sale this year is not even close to the number of units that were available in the near past, and more people are moving here than ever before.

So what does this mean? Simple rules of supply and demand will tell you that Vancouver real estate is a good investment.

(Let’s let that sink in for a moment.)

That’s right – even though the East Van neighbourhood is one of the city’s trendiest, you can still park without paying the Man. Long stretches of East Hastings, for instance, feature one-hour free parking – in fact there’s nary a meter to be seen. There’s even parking behind the London Drugs.

But if City Hall hasn’t quite caught up with the emerging neighbourhood, others have. Small business owners, from brewers to restaurateurs, have seized the opportunity to get in on the ground floor, so to speak, of this reasonably-valued, growing neighbourhood. Young families have been moving in, and developers have been building competitively priced condos for those who want to buy, but can’t afford downtown and don’t want to move out to the suburbs.

Of course, it wasn’t always this way.

What has been dubbed the East Village (technically, the part of Hastings-Sunrise that stretches from Commercial Drive to Renfrew, and roughly from East Hastings to Powell) was, for years, just a stretch of stores and businesses on the way to and from points further east- and westward.

But that’s been changing, especially the last few years. But first, a little bit of history.

One-hundred-and-forty years ago, when people wanted to get away from big-city livin’, they went to the popular resort of New Brighton. Loggers, mill workers and vacationers from New Westminster flocked to the area, which was later renamed Hastings Townsite.

This is where East Village is now situated, more or less. (The area still has resort-ish features: New Brighton Park, with its public pool and views of the Burrard Inlet and Second Narrows Bridge, is still a bit of a weekend retreat for some.)

Over the next hundred-plus years, the neighbourhood became home to Vancouver’s first road, first wharf, first hotel, first post office, first museum and first ferry. By the 1920s, the area was being developed for residential use. It grew, diversified — and remained staunchly

unhip and off-the-tongue of those who didn’t live nearby, known mostly for Hastings Racecourse, the PNE and a few other East Van landmarks. These include Dayton Boots, Ugo & Joe’s Lucky Meats and the On Lok Restaurant & Won-Tun House.

The buzz has taken awhile to build. Pioneering businesses include the Roundel, which has been in business for 49 years but was refurbished in 2007, and Wheelhouse Seafoods, which opened in 2001.

“The biggest reason we chose this neighbourhood was, there was rental space available, and it was relatively inexpensive,” said co-owner Catherine Yamamoto. “Also, it was a good neighbourhood. Even then, you could see it.”

More, newer businesses have sprung up in the wake of the Roundel and the Wheelhouse, including Campagnolo Roma, the Red Wagon and its sister eatery Bistro Wagon Rouge, Tacofino, Tamam, and more. Even Donald’s, the grocery-store lynchpin of the neighbourhood, has introduced a new high-end tea emporium, Steam, in a cubbyhole just off the entrance to the market.

The area has become a hub not only for new restaurants but also for booze. A number of breweries, including Powell Street, Parallel 49 and Coal Harbour Brewing have sprung up, joining stalwart Storm Brewing on Commercial. Then there is Odd Society Spirits on Powell, which opened last year.

Notwithstanding the Princeton on Powell, beloved by locals, there’s another place to get a drink in the neighbourhood, The Brighton.

And where there’s increasing gentrification, the coffee shops are sure to follow; recent additions include Platform 7, East Café and, on Dundas, the hipster haven Far Out Coffee Post.

All this activity has brought an influx of new blood, including young families.

“I love it,” Fainne Martin said of the area. Martin has been living on nearby Oxford Street for over a year with her husband and new-born. She says she appreciates being within walking distance of Donald’s and coffee shops like Far Out Post and JJ

Bean. “And there are great parks all around. If you have a dog or a kid, it’s really good.”

“We see lots of families,” Yamamoto said. “You can see a lot of people are coming who have more income. I think they’re exploring the neighbourhood where maybe they didn’t before. And they’re moving in as all of those condos go up.”

“I think people are starting to see the value in East Vancouver, especially this area,” says Rikki Puri. Puri is the president of R.A.R. Holdings Ltd, which is currently selling homes in Triumph, a 22-condo-andtownhome development on Triumph Street jun 27 - jul 11, 2014 metro vancouver new Condo Guide 31

The pricing is more reasonable in Hastings-Sunrise than other parts of the city too. slated to be finished later this summer.

“A lot of people once associated this area with East Hastings, an extension of the Downtown Eastside. But people are realizing that, with downtown saturated, there’s good value here. You’re five minutes from everywhere. And there are great restaurants and shops.”

Other developers have started to notice. The Oxford (by Allaire and the Airey Group, with a showroom that should be open by mid-July), at 2141 East Hastings, will have 38 units, with prices expected to start in the low $200,000s.

“You see a lot of commercial space along East Hastings, and a lot of younger families are moving out in that direction,” Oxford Marketing Manager Bailey McRae said. “Already you have a lot of single-family homes, but fewer apartments that are available. I think the developer saw an opportunity there to offer new product in that area.”

The changing demographic was a draw. “You’ve got the Tacofinos but you’ve also got the staples, like Donald’s Market and Red Wagon,” she said. “They’re bringing a younger crowd out.”

offers. “Most of the homes will have patios,” she said. “From the second to the penthouse you have unreal views. There are not many places in Vancouver where you could offer such views. I’m really excited for that.”

The pricing is more reasonable in Hastings-Sunrise than other parts of the city too.

“It’s just more affordable. Land’s more affordable, and you’re able to build a better product.”

There are other developments nearby. A little further west, the Millennium Group is building Boheme and the Wall Group is developing The Heatley at Strathcona Village.

Meanwhile, Alba, a mixed-use development that has been planned for the block where the London Drugs currently is, is on hold.

Instead, a community garden has been established in the lot set aside for the development.

Zoë Way, bartender at The Brighton, has been living in the East Village for the last two years, and her parents have been there for a decade.

“It’s changed a lot,” she said. “A lot of new stores have gone in, a lot of new families have moved in. The Hells Angels crowd has moved out, a lot of people have sold their homes, a lot of people are renovating. On any given day you can walk on any block and see a massive renovation going on.”

The neighbourhood is still up-andcoming, she says.

“You can see there are a lot of stores that are going to be opening soon,” she said, nodding toward a storefront across the street. In the windows are signs advertising a coming business, The Black Rook Bakery.

“It’s slowly but surely gentrifying.”

“I think East Village has a life of its own, with the amenities like New Brighton Park,” McRae said. “It actually feels like a smaller community, with a Commercial Drive atmosphere. It’s a combination of the classic and new hits, the commercial stores coming up in that area.”

And there’s still plenty of free parking.

The last step in the home buying process

ou’ve bought your first new home and it’s now complete and ready for you to take possession. Before you can move in though, there is one final step to complete – the “deficiency” or “new home walkthrough”.

The walkthrough serves two main purposes; it is your opportunity to: 1. Review your contract and ensure your new home includes the correct options and upgrades 2. Inspect your home for any deficiencies that may have occurred during the building process It may be a few years since you visited the presentation centre and purchased your home so take the time to review your disclosure statements and contract before your walkthrough appointment. During your walkthrough you will want to confirm that the options you decided upon are correct. For instance, if you choose the “light” colour scheme, double check that this is what was built.

To help you prepare, you can also download the “Residential Construction Performance Guide” from the Homeowner Protection Office website. The guide gives you specific examples of what to look for and what building standards you should expect. For instance, where cabinets come into contact with walls, minor gaps up to 5 mm are acceptable however, you should make note of this and ask to have them filled with suitable caulking material.

So now it’s time to do your walk through. The hardest part will be staying focused on the task at hand while you are excited to see your new home for the first time. Before getting started, ask your customer service representative to let you have a few minutes to walk around. Enjoy it all and soak it in but remember this is your only chance to stand in the finished home and ensure that everything is as it should be. The appliances all work. The water turns on and heats up. The drywall is flat and solidly painted and so on.

If there is a problem your customer service representative will note the necessary repairs in the walkthrough document for the developer’s contractor.

Some items may not be fixed until after you move in and that’s okay. An example of this would be replacing a damaged counter. These simply take time to order, but don’t worry, your developer will attempt to get everything complete in a timely manner.

The key to the walkthrough is to be thorough. Another helpful hint … don’t bring your entire family. You and one other person will be all you need.

This is the last step in the home ownership process. So enjoy it and get ready for your housewarming party with family and friends!

It’s official. There’s a buzz happening at remix in North Vancouver’s Capilano neighbourhood. Home automation is tremendously popular right now, and it’s easy to see why — by taking advantage of the newest technology, homeowners can enjoy tremendous advantages that in previous years would have cost tens of thousands of dollars. Now, home automation systems are readily available and provide numerous features, for a fraction of the cost.

According to Shawn, here are the top five home automation choices, in no particular order: » Lighting Control the ability to customize home lighting to save energy or simply set the mood » Whole house Audio connecting of devices onto a network to enable customized entertainment zones in a single living space » Surveillance cameras keeping track of your “irreplaceables” » Motorized Shades for releasing or capturing energy, or in preparation for take off » Remote access the ability to control all of this remotely on a computer, smartphone or tablet IF YOU’RE NEW TO THIS, WHERE SHOULD YOU START?

The first step is to be clear on what’s needed in an automation system. Start by determining how much automation you want in a minimum installation.

Rule of thumb: the cooler the solution, the more you’ll pay. Most first-timers will choose a minimum installation focused on energy conservation where the value equation is obvious. Those who go for entertainment-oriented installations tend to end up with larger bills. But hey, we only live once, right?

After deciding what type of system or functionality is necessary, decide whether you need a professional’s assistance. Unless the solution is truly “out of the box” ready, it’s highly recommended to get help. I don’t know about you, but DIY projects that involve ZigBee standards and potential rewiring can be a bit daunting and possibly dangerous. To find a professional, go to: www. gvhba.org. Make sure you ask for, and check, references of previous work.

Decide between monitored or unmonitored. Some home automation systems allow for monitoring by a professional company, similar to a traditional alarm system, while other consumers may opt to monitor the system themselves, frequently through the use of a tablet or smartphone.

So the next time you’re at the office and you notice on your smartphone that your dog at home is shivering, be sure to adjust the room temperature. Just like Batman.

Anyone thinking about taking this major step should seriously consider buying soon for a multitude of reasons. For one thing, it’s absolutely incredible that interest rates have stayed so low for so long. Whatever age people are when they enter the market today, they’re getting rates far lower than what their parents had. And when you consider the length of time it takes to pay off a mortgage and the amount of interest you pay during that time, every percentage point – or even fraction of a point – lower represents many thousands of dollars saved in the long run.

Also on the financial angle, prices are extremely competitive – mainly because there is a phenomenal amount of choice out there aimed at the first-time buyer market. As the price of lowrise homes skyrockets, condominiums are a refreshingly attainable choice as a first home.

As a first-time buyer, you may have to choose one of the more compact designs, but remember, you have wonderful amenities that are an extension of your living space. For example, with a fitness room in the condo building, you don’t need space in your suite for exercise equipment. If you want to entertain a crowd, you can book the party room or have friends over to watch the big game in the theatre room.

And of course, the Federal government is helping first-time buyers get into the market by offering the first-time Home Buyers’ Plan (HBP), which allows you to withdraw $25,000 – tax free! – from your RRSPs to put toward a down payment and other purchase-related costs. If you’re a couple, you can each use that amount, for a total of $50,000. Don’t forget about the first-time Home Buyers’ Tax Credit (HBTC) of up to $750 in tax relief.

Adding to the appeal, developers are coming up with all kinds of incentives to offer items that might otherwise be too costly for first-time buyers. Examples include a free Metropass for a year, free upgrades, and the opportunity to buy on a higher floor with no premium. These incentives are enticing, but they are there for a limited time – another reason to make your move now.

You will also find suites available with quick occupancies, and as a first-time buyer, you have the luxury of not having to sell an existing home before you can comfortably buy your new one.

Many developers are holding first-time buyer seminars with a panel of experts available to answer any questions you may have. You can find out how the home-buying process works, make inquiries to bank representatives, designers, sales people, lawyers and the like. Once you know exactly what is involved, you can go into your home hunt with more confidence.

Remember, the economy and real estate roll in cycles. Mortgage rates will rise again, and so will the prices of condominium suites as labour, materials and other building costs increase. If you can buy your first home now, you have a lot going for you that may not be available in the future. Think ahead and act now!

Branch out » Florals are experiencing a huge revival, updated from the overly fussy patterns we associate with granny’s curtains, to become contemporary, organic touches of natural beauty. In this dining room space, I used an elegant, leafy wallpaper to draw a connection to the outdoors, and then continued it into the kitchen to visually link the two rooms.

By itself of course it’s a little impractical, but adding simple glass panels over top gives an easily cleaned surface while letting the paper shine through. T

here’s an old rule in business: what is not in writing was never said.

Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers.

You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details,

for a successful move

and finding out about them on moving day is counter-productive. Think ahead.

The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible.

In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours.

It will also add to your costs.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether and for how much your items are covered, should damages occur.

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us.

A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Canadian home sales up in May According to statistics released today by The Canadian Real Estate Association (CREA), national home sales activity

posted a sizeable month-over-month increase in May 2014.

The number of home sales processed through the MLS Systems of Canadian real estate Boards and Associations rose 5.9 per cent from April to May 2014. This marks the largest monthover-month increase in nearly four years.

Sales rose in four out of every five local housing markets in May, including almost all large urban markets. The largest gains driving the national increase were posted in Calgary, Greater Toronto and Montreal.

“The monthly increase in May activity was widespread among local housing markets, with some 80 per cent of them reporting stronger sales compared to April,” says CREA President Beth Crosbie. “Over the past 25 years, that widespread a monthly sales increase has been recorded only a handful of times. Even so, the improvement varied by location.”

Actual (not seasonally adjusted) activity in May stood 4.8 per cent above levels reported in the same month last year, and 3.8 per cent above the 10-year average for the month of May. May sales were up from year-ago levels in about 60 per cent of all local markets, led by Greater Vancouver, Fraser Valley, Calgary and Greater Toronto. Monthly activity trailed levels reported last May in Montreal and Halifax-Dartmouth.

The national trend for new listings has mirrored the trend for sales in recent months. The number of newly listed homes rose 3.8 per cent in May, marking a fourth straight monthly gain. Also in line with sales activity, new listings were up in about 80 per cent of local markets.

“In markets where supply had become tight, we expected sales to improve in tandem with listings,” says Gregory Klump, CREA’s chief economist. “Had it not been for such a brutal winter that delayed the launch of the spring market, the improvement in new 86 metro vancouver new Condo Guide jun 27 - jul 11, 2014

listings and sales would likely have been more spread out over the past few months.” Combined sales over the past three months are roughly in line with the 10-year average for that threemonth period.

The actual (not seasonally adjusted) national average price for homes sold in May 2014 was $416,584, up 7.1 per cent from the same month last year.

The national average price continues to be skewed upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s largest and most expensive housing markets. Excluding these two markets from the calculation, the average price reaches a relatively more modest $336,373 while the year-over-year increase shrinks to 5.3 per cent.

The MLS Home Price Index (MLS HPI) provides a better gauge of price trends because it is not affected by changes in the mix of sales activity the way that average price is.

The Aggregate Composite MLS HPI was up by 4.98 per cent year-over-year in May, which is slightly smaller than gains of 5.03 per cent and 5.19 per cent in April and March respectively.

Year-over-year price growth gained strength for two-storey single-family homes and townhouse/row units, and lost a bit of momentum for one-storey single-family homes and apartment units.

Year-over-year price gains were led by two-storey single-family homes (5.98 per cent), followed closely by price increases for one-storey single-family homes (5.19 per cent) and townhouse/row units (5.04 per cent). The price increase for apartment units was comparatively more modest (2.93 per cent).

Year-over-year price growth varied among local housing markets tracked by the index, with the biggest gains having been posted by Calgary (10.12 per cent), Greater Toronto (7.08 per cent) and Greater Vancouver (4.27 per cent).

Job market becoming increasingly stable: CIBC report

Job stability in Canada, which was projected to be a thing of the past, is

stronger than it ever has been with those holding a job with the same employer for five years or longer sitting at a record high, finds a new report from CIBC World Markets.

The CIBC report found that there is a near-record high 60 per cent chance that Canadians with stay with an employer after completing their first year on the job with the retention rate hitting nearly 95 per cent for those having five or more years at a company.

“This stable and boring job market is the complete opposite of what was envisioned not too long ago,” says CIBC Deputy Chief Economist Benjamin Tal, who coauthored the report with CIBC economist, Nick Exarhos. “The job market of the ‘new economy’ was supposed to permanently alter employer-employee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.”

But Tal says the opposite is happening, driven by the changing needs of employers in the country that has seen vacancy rates rise without a corresponding decrease in unemployment.

“Rising survival rates between years of employment and increased stability makes sense in a world where there is a low supply of newly unemployed – and presumably still qualified – individuals. The situation today keeps employers motivated to keep workers they have. At the same time, a large overhang of long-term unemployed reduces the motivation of lower skill employees to branch out.”

Looking closer at the unemployed in Canada shows a diverging pattern between those with in-demand skills and those without. The share of those unemployed for roughly three months or less has been approaching cycle and all-time lows recently.

On the other hand, the number of those who have been unemployed for 27 weeks and longer remains at elevated levels. The authors conclude that this means the sticky unemployment rate of the past couple of years is largely due to stagnation in long-term unemployment as opposed to an increase in the number of newly unemployed.

“The abnormal relationship between recent vacancy rates and unemployment suggests that large swaths of those unemployed are not what employers are seeking,” says Tal. “A discontinuity between the types of workers desired and those that are available in the ranks of the unemployed would explain how a growing number of unfilled vacancies could co-exist with a higher level of unemployed – and potentially unemployable – individuals.”

And for those individuals who have been unemployed for longer stretches, the trend of people staying in their jobs longer makes it even more difficult to find a vacancy they are qualified to fill.

He notes that, unlike past recoveries, this one has also seen stronger pay increases amongst higher paid professions relative to others. Canadians with higher

levels of relevant education and training – who are unlikely to be those stuck in unemployment – have more bargaining power than those who are engaged in less remunerative professions.

These changes are taking place at the same time that an aging Canadian workforce has driven a decrease in the country’s labour market participation rate. Canadians 55 and over have seen their share of the country’s working age population climb nearly four per cent since 2008, with those 25 to 54 falling by roughly 2.5 per cent over the same time.

An overall aging population has driven this change but this understates a deeper deterioration as working Canadians 55 and over are rapidly reducing their level of job-market engagement. Since 2007, the number of older self-employed individuals has risen much faster than in any other age group, seeing their share in total self-employment rise strongly.

The job market of the ‘new economy’ was supposed to permanently alter employer-employee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.

Tal notes that Canadians have to go a little higher these days to climb over the employment bar with an aging population shrinking the workforce coupled with a growing skills mismatch.
