You may have noticed there’s a new addition to our editorial team in this issue. I’d like to welcome Diane Duflot to her new position as editor of New Home Guide and New Condo Guide. Hailing from Toronto via Ottawa, Diane is busy exploring her new hometown and plans to tell you all about the Vancouver real estate market and its newest communities. Welcome to the team Diane! If you are thinking of relocating and purchasing a new home, consider doing it sooner than later. With house prices rising and steady population growth, you are pretty much guaranteed to make money. The trick is to buy now while prices and mortgage rates are affordable. Mortgage rates are definitely favourable right now, but they are edging
up slowly. If you think you can’t afford a detached home, affordable housing in the way of condominiums, semi-detached and townhomes may be a viable option. As with any major purchase, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Visit a lending institution or a mortgage broker to pre-qualify for a mortgage. Once you have determined the maximum mortgage you qualify for, be sure to ask how long the financial institution is going to protect your interest rate. If mortgage interest rates drop, your lender should allow the rate of your mortgage to drop as well. Alternately, your rate should stick if there is an increase. Happy new home hunting!
NEW CITY: NEW OPPORTUNITY Defining “Vancouverite”

Before moving to Vancouver in May 2012, I had never been to BC and knew little about the city except that it was surrounded by mountains and the ocean. I had never seen the house that we would soon call our own (except in a few blurry pictures my husband had sent me, one of which showed nothing more than carpet). I felt that our move would either be a thrilling experience, the opportunity to build a new life from scratch in a new city, or a nightmare of isolation in a city where we had yet to make friends and certainly had no family. It has been over a year since our move now, and the actual experience has been somewhere in the middle of these two extremes: it has been fun to get to know a new city and meet

new friends, but we have certainly missed the lifelong connections we had back home. I now think of myself as a Vancouverite, but I’m still learning what that means. I’m sure I’m not alone: Statistics Canada’s 2006 Census reported that 39.6 per cent of the CMA’s total population are immigrants to Canada. Add to this the people who have moved here from all over Canada to pursue education, job opportunities and the active lifestyle that our proximity to the mountains and ocean promote year-round, and I feel I’m in good company. I hope that even born-and-bred Vancouverites will welcome a fresh set of eyes through which to view this remarkable city as I continue to discover it.

SOLO District’s Altus Tower:
Living Local Reaches New Heights ENTERTAIN IN STYLE
last weekend marks another important chapter in the development of the SOLO District community. Altus will be the tallest tower in Burnaby, housing 280 residential units as well as a 14-storey office tower. Lisa Murrell, sales and marketing manager for Appia, calls the expansive 5,000 sq. ft. roof top amenity space “nothing short of amazing.” Residents and office tenants will share a state-of-the art fitness centre complete with an outdoor multi-court and barbecue area on the third floor. Appia Developments’ public preview of Altus
16 metro vancouver new Condo Guide jun 28 - jul 12, 2013
The pièce de résistance for those who love to entertain, however, will likely be the rooftop terrace that crowns Altus. Soaring 550 ft. skyward, this area has been coined “Club 55” by Appia and features a media area with a large screen television, a full kitchen and dining area, billiard and Ping-Pong tables, as well as an outdoor fire pit, lounge area and barbecue. For more intimate gatherings, there is a quieter outdoor space on the 15th floor with a 3,000-sq.-ft. roof deck with a Zen garden, landscaping, and a barbecue area. Like the building, the residential units (one- to three-bedroom and ranging from 516 to about 1,700 sq. ft.) were made to facilitate entertaining with open-concept living/ dining/ kitchen areas and what Murrell aptly calls “ample outdoor space.” All units have a balcony, and some have an additional balcony or terrace, and
Murrell raves, “there are fantastic views from every unit in the tower.” Add to this top-quality finishes like engineered laminate wood flooring in the living areas, imported Italian Armony Cucine cabinetry and polished quartz cabinets in the kitchens and bathrooms, and it’s clear the team at Appia has thought of everything down to the smallest design detail. Once the project is complete, SOLO District will consist of four towers, which will comprise a total 1,400 residential units, a combination of retail and commercial spaces, and an abundance of greenspace. With so much steps away at the new SOLO District, owners might think twice about ever leaving the neighbourhood. As Murrell, remarks, “the project puts everything right at their doorstep.” And this, she points, is no accident. By ensuring that those who live at SOLO District have all the necessary amenities at doorstep, Appia has been particularly mindful not only of their residents’ convenience, but also of the community’s environmental impact. BURNABY’S MOST LIVEABLE URBAN COMMUNITY
Buyers who are concerned about living local will be pleased to know their commute to work need not be done in a car. Not only is SOLO District a short walk to both Brentwood and Gilmour SkyTrain stations, but its proximity to the Central Valley Greenway Bike Lane also makes it possible for residents to combine their commute with their cardio. On days when residents who don’t own a car need the convenience of one for running errands, they can take advantage of their complimentary one-year membership to Modo Car Share with access to three dedicated vehicles. Meanwhile, those who do own a car will find there is plenty of dedicated parking for all the residents at Altus. What’s more, low-emissivity windows in every suite, combined with geothermal heating and cooling ensure that residents of Altus remain environmentally responsible and see big savings on their energy bills. With features like these, SOLO District truly promises to be Burnaby’s most liveable urban community. The SOLO District Presentation Centre is located at 2131 Willigdon Ave. (South of Lougheed). For more information call 604.298.8800 or visit SOLO District online at solodistrict.com

hen it comes to buying real estate, many househunters think they can look past dated décor, clutter or empty rooms and see “potential” — but they rarely can. That’s why many successful builders use show homes to sell their communities. Through these carefully designed and accessorized spaces they make it easy for potential buyers to imagine how they could fit their individual lifestyle into the home. Many smart homesellers have observed that the same principles that drive the sales of new homes can apply to the resale market. By engaging professional home stagers and decluttering experts, sellers are often able to realize quick sales at top dollar. The reason for this: many real-estate

shoppers start house hunting with checklist of criteria but end up buying a home for emotional reasons — it just feels right. The main purpose of home staging is to allow potential buyers to walk into a home and immediately experience that intangible “this is home” feeling. Once a potential buyer becomes emotionally invested in a home, they are often willing to look past some of the criteria they had on their “must have” checklist before they walked in the door. That’s why it so important to pay attention to even the smallest detail when staging a home to sell. Little things like dirty floors, rooms filled with personal memorabilia, clutter, dripping taps or even household smells, can all help the buyer emotionally disengage from the house. This is where the staging company comes in, they handle all the details in order to make your house “showhome ready” and help to remove the objections from the buyers mind. Falling in love with your home and the fear of losing it to someone else is what motivates buyers to make an offer on your property. Another often overlooked aspect of the benefit of home staging is that house hunting often starts online, before a realtor is even contacted. A beautifully staged home that is photographed well will showcase your home to online househunters and put you ahead of the competition. Although a worthwhile investment, if you can’t afford to hire a professional stager, find out more online or ask your realtor. In fact, many local realtors now work with stagers and offer it as part of their service to you as a seller. Of course, you can also visit any new home display suite to get some great ideas too. In the end, staging will help you sell your home faster and may get you a stronger offer — all making the selling process easy so you can concentrate on buying the home that “just feels right” for you.

BMO Economics says
Canadian Home Prices Are Not Highly Overvalued A new report from BMO Economics released
recently challenged the notion that Canadian home prices are highly overvalued when compared to the price of renting a home. Recently a report from the Organization for Economic Co-operation and Development (OECD) claimed that Canadian home prices are 64 per cent overvalued. This has fuelled more debate over Canadian house prices, with much attention focusing on ownership versus renting, and whether or not someone in today’s market should opt to rent instead of buy. “We can confidently dispel the notion that Canadian home prices are egregiously overvalued versus rents, but they’re not cheap either,” says Robert Kavcic, senior economist, BMO Capital Markets. “ The report noted that on a national basis, ownership currently looks only moderately expensive versus renting. Using current market mortgage rates — around three per cent for a five-year fixed rate instead of posted rates — leaves valuations almost bang on their long-run norm.
36 metro vancouver new Condo Guide jun 28 - jul 12, 2013
Gap in price between buying and renting gets smaller in Vancouver
Kavcic noted that there are regional differences within the numbers: ›› O n the west coast, Vancouver valuations have begun to compress from very elevated levels, though ownership still remains expensive versus renting. ›› I n Calgary, both housing prices and rent prices are rising, so the gap is stable. Calgary’s market looks pricey, but well below levels seen at the height of the energy boom, and resurgent rent growth has helped offset recent price gains. ›› T oronto appears only slightly overvalued compared to historical norms, but not at all at prevailing three per cent mortgage rates. Notably, the city is miles away from the severe bubble conditions seen in the late 1980s. To Rent or Buy?
“The decision to rent or buy is a very personal one and is determined by a variety of factors that need to be carefully weighed before taking the next step — whether for the short or long term,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “A mortgage for some can be seen as a type of savings plan, particularly if they view their home as a financial nest egg for their retirement years, as many Canadians do.” Parsons noted that those who choose renting over owning property should consider working closely with a Mortgage Specialist to build a more aggressive long term saving and investment plan, as they will not be able to rely on the value of a property to bolster their retirement savings down the road.

Personalize your space with art

rt provides the opportunity to express your style in a very personal way. While art can often get put on the back burner after the dust of a renovation has settled, the personalized story that art tells about a homeowner shouldn’t be forgotten. Today there are many avenues in which art can be purchased, so making your personal mark on your home might be easier – and less expensive – than you think. The first place I go when selecting art for a client is a traditional gallery. Often, the staff at such galleries is trained to assist you in picking just the right piece for you and your space. And best of all, a gallery will often allow you to borrow the pieces for a time period to “test drive” in your home. As the art on your walls can really change the colour scheme and mood of a room, being able to see it in the context of the rest of your space makes for a stress-
42 metro vancouver new Condo Guide jun 28 - jul 12, 2013
free investment. A visit to a gallery is also a great way to find new emerging artists, and support their work at more introductory prices. Additionally, I love to invest in artists by commissioning custom pieces. When you commission a piece, you can work with an artist to get exactly what you want, and this has yielded gorgeous outcomes for many of my clients’ spaces. Artist Becky Simpson of RLS Studios will take a client’s photograph, enlarge it to their desired size, and through a wax transfer technique called encaustic painting, create beautiful, textured, large-scale works. The texture created through the dripping wax is truly unique. I also love working with New Brunswick-based abstract artist Matt LeBlanc, who will take my client’s paint and furniture colours and create an abstract piece customized to their existing décor. He ships them to me and it is always a fun surprise to see what he has come up with. Commissioning a custom piece of art is a great way to support the local art community and to ensure you have a truly one-of-a-kind piece on your walls. Lastly, I love using personal photographs to create art. This can often be an inexpensive approach when conscious of budget. If a digital image is large enough, I will take it to a local print shop, enlarge the photo to poster size, and place it in a modern frame. With digital software it is also easy to manipulate an image to change the colours, increase the contrast or crop for dramatic emphasis. Additionally, Internet sources like canvasstock.com will take your digital file and transfer it onto a stretched canvas, giving you a gallery look without the gallery price tag. Art doesn’t have to be complicated. It just has to be “you.” With the multitude of ways that art can be purchased, whether on foot or online, the perfect piece for your space is waiting to be discovered. PICTURED right

TD Canada Trust study:
Gen Y Struggles to Save According to new research from TD Canada
Trust, more than a third of Gen Y (34 per cent) admit they find it almost impossible to save. Young people today face fiscal challenges that older generations did not have to worry about, like working to pay off high student debts in tandem with managing spending on lower salaries.
Still, the principles of budgeting, saving and spending remain true no matter the financial reality, according to Raymond Chun, a senior vice-president at TD Canada Trust. Diligence, automation and realistic goals are essential to making saving money a habit.
Gen Y more affected by common obstacles than previous generations The research, which surveyed Boomers and Gen Y’s ability to save in their twenties, found that today’s youth appear to be more affected by the following common obstacles to saving than previous generations:
44% 39% 38% 36% Paying for education costs 44% of Gen Y versus 18% of Boomers
Salaries too low to cover living expenses 39% of Gen Y versus 30% of Boomers
Make a plan for saving and spending Although “the job market is tighter, university costs higher and salary growth lower for young people today,” according to Chun, “With planning and discipline, young Canadians can lay the foundation for a solid financial future by diligently tracking their cash flow and creating a plan for saving and spending.”
48 metro vancouver new Condo Guide jun 28 - jul 12, 2013
Debts from credit cards, loans and lines of credit 38% of Gen Y versus 26% of Boomers
The temptation to shop beyond their means 36% of Gen Y versus 16% of Boomers
As a general rule, individuals should aim to set aside three to six months’ worth of essential expenses in an emergency fund. The most important thing is to start a savings habit early, regardless of how much can be set aside at the beginning. “It is tough for young people to balance all of their financial obligations as they enter
“ Savings provide some freedom if a great opportunity like a new job overseas comes up, or as a financial cushion in the event of something like temporary job loss.” 2 Budget to help manage spending
Assess spending habits starting with a list of all essential expenses like food, rent and transportation. Then review each item on the list and assess whether there are any ‘nice to haves’ hiding behind them. For example, food is essential but buying a bagel on the way to work is not. Whatever is left after the essentials, including servicing debt and saving for the future, is for discretionary spending. 3 Save and service debt simultaneously
adulthood, but this is precisely why it’s important to be committed to saving even just a little each week — every dollar counts,” said Chun. “Savings provide some freedom if a great opportunity like a new job overseas comes up, or as a financial cushion in the event of something like temporary job loss.” Timeless principles of budgeting and saving: 1 Small actions yield big results
Reaching a savings goal is a marathon, not a sprint; be diligent about putting away a little bit with each pay cheque and it will add up. Consider putting away just $25 a week, and over the course of 12 months this will add up to $1,300. Don’t make the mistake of not saving at all just because the goal doesn’t appear achievable right away.
As a rule, the amount of debt people carry should not exceed 40 per cent of their pre-tax monthly income. This means, if a person earns $3,000 a month, monthly mortgage repayments, student loans and other debts should not amount to more than $1,200. Young people with heavy debt loads should concentrate on paying down their highest interest rate debt, such as a credit card, before putting a bigger focus on saving. 4 Make it a habit
One of the most effective ways to save is to put money away before there’s a chance to spend it. For example, set up a pre-authorized transfer of a set amount each week to a high interest savings account. Or, some banks even offer services like the TD Simply Save program, which automatically transfers a small pre-set amount into customers’ savings account with each access card transaction.

Wall Centre Central Park: A perfect union of urban and natural
w
all Centre Central Park presents the perfect union of urban and natural landscapes. Residents of this new community have the greenspace of Central Park right next door and the striking glass and concrete towers will also be complemented with tree-lined streets, peaceful paths, and water features. The landscaped outdoor gathering space and large community gardening plots will allow residents to grow their own organic produce and give them even more opportunities to embrace the outdoors.
Live in light In the homes themselves, floor-to-ceiling windows let natural light pour in and provide spectacular city, water and park views. Open layouts let this light filter throughout the living, dining and kitchen areas, and stepping onto the large balconies will be like stepping into a remarkable panorama. Luxury abounds The luxury finishes here abound: stainless-steel gas ranges, cabinetfronted fridge doors, polished quartz slab countertops and backsplashes in the kitchens; marble stone countertops and backsplashes in the bathrooms; ultra-wide and durable cocoa woodtone laminate floors throughout the living, dining and kitchen areas… and many more, all of which contribute to
the sophisticated atmosphere of these condos. Staying active will be a luxurious experience at Wall Centre Central Park’s Exclusive Clubhouse, which has a 60-ft. swimming pool, a hot tub, and a fully-equipped fitness facility. “For those who prefer educational classes,” offers Marketer Bob Rennie, “Wall Centre Central Park will house a new annex for the Collingwood Neighbourhood House in Phase Two, and this facility will offer everything from cooking classes to yoga and tai chi, among other programs.” And, of course, having Central Park right next door provides ample opportunity for outdoor activity with a pitch and putt course, tennis courts, baseball diamond, outdoor swimming pool, two large ponds and lots of walking trails. Within the city of Vancouver Wall Centre Central Park’s location — within the city of Vancouver and a mere five-minute walk from Joyce SkyTrain station — makes commuting from here a cinch. An abundance of restaurants and nearby Crystal Mall and Metrotown, home to a SilverCity Cineplex, grant easy access to dining, shopping and entertainment. “And,” smiles Rennie, “You can have all this from as low as $229,900. What more could you ask for?” I can’t help but agree. Homes are priced from just $229,900 for a one-bedroom and $329,900 for a two-bedroom. The Wall Centre Central Park Presentation Centre and its designer display suites are located at Boundary and Vanness and are open daily noon to 5 p.m., except on Fridays. Launch of
Trump International Hotel and Tower Vancouver Holborn Group and TA Global Bhd. recently confirmed plans to welcome the city’s first Trump development, Trump International Hotel and Tower Vancouver. Situated on Georgia Street in Downtown Vancouver’s Coal Harbour, the premium $360-million Arthur Erickson-designed tower will include a world-class hotel and residences. In addition to 147 guest rooms, the luxury hotel will include a Champagne lounge, signature restaurant, Trump Spa, and banquet and conference centre. It will also be home to Vancouver’s first pool bar nightclub. Above the hotel will be 218 stylish residences, offering residents spectacular views of the North Shore and beyond. When completed, the twisting tower will stand at 616 ft. (63 storeys).
“ W e are thrilled to be bringing the Trump flag to Vancouver as it has become a world-class city in its own right.” Donald J. Trump
“Trump International Hotel and Tower Vancouver will become a new symbol for Vancouver and will solidify the city’s arrival on the international stage,” comments Joo Kim Tiah, CEO and president of Holborn Group and deputy CEO of TA Global Bhd., the developer of Trump International Hotel and Tower Vancouver. “The Trump brand is very well-respected and is synonymous with luxury real estate and hospitality. I’m pleased to have a strong relationship with Don, Jr., Ivanka and Eric and look forward to carrying on the entrepreneurial legacy that our parents have begun. Our shared vision and a work ethic that prides itself on diligence and attention to detail will result in a development that is cutting-edge, and matches Vancouver’s vibrant personality.” “We are thrilled to be bringing the Trump flag to Vancouver as it has become a world-class city in its own right,” added Donald J. Trump. “When looking at expanding our portfolio, we felt this was a market that held great potential for our brand. As we continue to grow globally, our goal is to align ourselves with the best opportunities — and we know 52 metro vancouver new Condo Guide jun 28 - jul 12, 2013
the Trump International Hotel and Tower Vancouver will be like no other hotel and residential offering.” Trump International Hotel and Tower Vancouver is the latest project to further contribute to the revitalization of the West Georgia corridor. Donald Trump Jr. remarks, “In adding Trump International Hotel and Tower Vancouver to our portfolio we continue our global expansion and solidify our presence in Canada, which also includes Trump International Hotel and Tower Toronto. The opportunity to work with Holborn is immensely exciting and we are eager to move forward with this project, one we are confident will be a destination for travellers worldwide and a luxurious place to call home for residents of Vancouver.” The original twisting design of the tower maximizes the window features and views in every suite, making each unit distinctive, with no two views exactly alike. Attention to detail and personalized service will further differentiate the development. Residences will range from 644 to 2,117 sq. ft. with the penthouses between 3,500 and 4,400 sq. ft. Sales for the residential suites will begin in October 2013 with project completion expected in summer 2016.

Trio
Right place, right time, right price // By Susan M Boyce
i
t all starts with location. That would be a location where three distinct neighbourhoods — Collingwood, Granview, and Kingsway/Knight — all converge and become a whole new entity. It’s a location where you can walk to the SkyTrain in 10 minutes or The Drive in 15, where you’re close to the action of downtown Vancouver but can still enjoy the quiet of living in an established residential area.” It’s this explanation Scott Brown, senior vice-president of Colliers International, says best describes Trio. Found at the corner of Kingsway and Commercial St. (just one block west of Victoria), Trio is a four-storey, mixed use development designed with convenience and value in mind. Move In and Save
“Trio is one of the very rare developments in Central Vancouver that’s ready for immediate possession — meaning you’ve still got plenty of time to enjoy summer in your new digs,” Scott says. And here’s a bonus. “With prices starting at just $289,900 and no home priced over $400,000, Trio already offers great value. But for a limited time only, we’re offering $10,000 off select floorplans,” Scott explains. “I’ve talked to a lot of people who say they’re surprised how affordable it is when compared to neighbourhoods farther east along Hastings or Kingsway — plus it’s more convenient to everything from schools and shopping to recreation and restaurants.” Designed for Living
Inside, Trio thoughtfully includes all the features today’s savvy urbanites insist on. Kitchens feature full-size stainless steel appliances, seamless quartz countertops, European-inspired millwork with soft-close, and a choice of high-gloss, white mosaic tile or polished European porcelain for the backsplash. There are also rich, dark laminate 54 metro vancouver new Condo Guide jun 28 - jul 12, 2013
flooring throughout main living areas, floor-to-ceiling windows, and private patios ranging from 180 to 250 sq. ft. “Because the building is designed like a parallelogram rather than the typical rectangle, you get some truly unique floorplans,” Scott says. “It’s definitely not your typical mixed-use condominium property.” The intriguing design, he adds, has been turning heads among a diverse group of purchasers: “We’re seeing everything from young, first time buyers to professional couples, to retirees who are selling their single-family house because they want to have money for play and travel but still want to help their kids buy a home.” The Trio presentation centre and display suite are open noon to 5 p.m. daily except Fridays at 302 – 4338 Commercial St. (at Kingsway) in Vancouver. Move-in ready with one- and two-bedroom floorplans available. For more information, visit trioliving.ca or call 604.879.2709.

their office is most likely wherever they happen to be when they open their laptop, and they usually consider the landline a somewhat quaint relic of the past relying instead almost exclusively on the 24/7 connectivity of texting, social media, or email. Also known as the Millennials, the leading edge of the burgeoning Generation Y demographic are now eager to get into the real estate market. But with Vancouver’s notoriously high prices, taking that step can be challenging. This issue, Michael Ferreira, principal of Urban Analytics, chats with New Condo Guide about some of the strategies to help Gen Y, and other first-time buyers, make the transition from tenant to homeowner. They’re tech savvy,
Q Like many demographics, the cost of a Metro Vancouver home can be daunting for members of Gen Y looking to purchase their first home — especially in light of Canada’s tougher mortgage rules. What’s one of your favourite insider tips to help this demographic with their first home purchase? A Consider geography and don’t get stuck on one area. Sure, lots of people want to live in neighbourhoods like downtown or Kits, but if you can’t afford to buy there now, think about some of Metro Vancouver’s other expanding city centres — especially ones located along transit. There are some great neighbourhoods located east of Cambie, for example. Concentrate on “Best Buy” locations — neighbourhoods that have lots of early construction and presales. Not only are they likely to have ultra competitive pricing because the developer will want to sell them before construction completes, but there’s a greater potential your equity will increase over time. The three areas I like best for this are Richmond, Coquitlam, and Southeast False Creek which is now recognized as an appealing neighbourhood in its own right. Q Negotiating has always been part of the process when you buy a resale property. How are developers sweetening the deal for people who want to purchase a brand new home where negotiating isn’t as common? A Today’s market has so much product available consumers don’t have the same sense of urgency, the fear that if they don’t buy right now they’ll lose out on the home they want, that we experienced in ’06 and ’07. Developers
Remember that you’re buying more than a roof over your head; you’re buying a lifestyle. 56 metro vancouver new Condo Guide jun 28 - jul 12, 2013
Do developers sharpen their pencils more at certain times of the year? Traditionally, the dog days of summer — July through mid-September — tend to be slower, so developers may be more willing to negotiate prices. Or they might already be offering deals just to get more people into their sales centres. It’s much the same concept as buying a new car — the best time for a consumer is December because not many people are thinking about replacing their car right before Christmas. Q
A
What about saving money after you purchase? A mortgage-helper suite is the classic way people who have a house or a townhouse reduce their monthly costs. But there’s no reason condo owners can’t achieve the same result by purchasing a two-bedroom and renting one out. Granted, having a roommate isn’t for everyone, but if you’re a single guy or gal, especially if you’re not currently in a relationship, it can be a great option and a way to take advantage of our current low mortgage rates. Being a host in one of the homestay programs for foreign students here to study English is another option. Q
A
3
know this. And they know people are taking the time to shop around, so there are some terrific, and very creative, incentives out there already. Mortgage buydowns, decorating allowances, pre-paid strata fees — investing time to shop around can save you some big money. And don’t forget it never hurts to ask about extras like upgrades, any appliances that aren’t included, or even legal fees and closing costs — after all, two or three grand in your pocket is still money you get to keep. Or another successful strategy that’s common in some demographics is to split any commission bonuses offered by the developer with your realtor. 4
Any final advice? Do your homework on the developer. Visit some of their past projects to see how they look today. And don’t be afraid to knock on doors and ask people how the developer was to deal with. Remember that you’re buying more than a roof over your head, you’re buying a lifestyle. If most of your social network lives west of Burnaby and you buy in Langley, it’s going to be tough to get your friends to visit you. Think about things like traffic noise and the potential for future development which could mean construction noise in the future. But most of all, when you find the home you love, go for it and enjoy it. Q

The Rolston Original lives here // By Susan M Boyce
i
t’s been described as iconic, whimsical, even sexy and flirtatious. But whatever your favourite descriptor, one thing’s for sure — The Rolston is something new and unique on the downtown Vancouver skyline. “The Rolston definitely makes a bold, architectural statement,” says Karen Hoff from Pilothouse Real Estate. “Buyers are going to tell their friends ‘I live in that cool, red building at the foot of Granville,’ and everyone will know exactly which building they mean.”
And be forewarned, you might have to restrain yourself from comfort testing the ensuite soaker tub because it’s deep. It’s beautiful too, with white surround and vertical racing strip of teal to match the kitchen.
“ T he Rolston definitely makes A bold, architectural statement.”
›› Yes You Can Afford It But here’s the best part. Developer Rize Alliance is offering some big, big incentives designed specifically to tackle Vancouver’s affordability factor head on. “So many people love the downtown lifestyle but think they can’t afford a home in downtown Vancouver,” acknowledges Karen Hoff from Pilothouse Real Estate. “If you’re one of them, have we got a surprise for you. Now you can actually own a two-bedroom at The Rolston for less than you’re probably spending to rent a one-bedroom.” Impossible? Not at all: “Rize will pay $1,000 a month for three years or $500 a month for six years directly toward your mortgage,” Karen explains. “That means you could get into homeownership for as little as $995 per month, and you’d be living in a very bold, edgy building in the heart of downtown’s newest neighbourhood.”
›› Cool Digs “Trendsetting” is definitely part of the lexicology at The Rolston. On the Foodie Alert Scale, the kitchen vignette display ranks top marks: high-gloss cabinetry in contemporary charcoal grey, white quartz countertops, and a dazzling teal backsplash in subway glass tile. In fact, if you’re not a foodie, this space could change your mind. 58 metro vancouver new Condo Guide jun 28 - jul 12, 2013
Plus, when you’re ready to kick back outdoors, you’ve got choice — lots of choice. First there’s your private balcony. Or you could check out the 2,500-sq.-ft. sky garden on the16th-floor podium. And if you prefer even loftier views, The Rolston’s rooftop park is the place to be — 4,000 sq. ft. with outdoor kitchen, lounge area, even community garden plots. The Rolston is nearing completion at Granville and Drake. Presentation centre open noon to 5 p.m. daily except Fridays at 140 – 1265 Granville St. (right across the street). Priced from $459,900. Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a
tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think. 5. Create a monthly bill summary
List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6. Set up your in baskets
Create an in basket with two bill folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and put the bill it in the appropriate folder. Recycle all the marketing crap in the envelope. Create a second in-basket with three folders labelled “bank statements”, “bills paid” and “tax receipts.” weekly 7. Make a date with your money
On the 12th and 28th of each month, set aside the time in your schedule – you’ll need about 30 minutes – to pay your bills.
On the 12th and 28th of each month, set aside the time in your schedule – you’ll need about 30 minutes – to pay your bills. 64 Metro vAncouver new condo Guide jun 28 - jul 12, 2013
List your bills in the date order they need to be paid to prevent you from missing a bill. Always pay your bills in one place – a place that you’ve equipped with the following: your bill paying system, a spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler, return address labels and a recycling bin. When you pay a bill, write the cheque or transaction number, amount paid and the date you paid it on the bill. Put the paid bill in your “Bills Paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your folder so you don’t forget it. Monthly 8. Reconcile your bank statements
When your bank statements come in, put them in your inbox folder. Make a date when all your statements are in (it will depend on when you receive them) to: ›› Review your statements to make sure there are no mistakes ›› Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. A cheque that takes a long time to clear in the bank can lull you into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. ›› Talk about anything unusual Quarterly 9. File
Once a quarter, file all of your paperwork to keep your system current.
10. Talk
Have dinner with your business partner and talk about the bumps, your goals and how you’re doing.
Annually 11. Revamp your budget
Review your budget using last year’s credit card and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why or look for ways to trim.
12. Clean up
Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/ budgeting purposes.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
74 metro vancouver new Condo Guide jun 28 - jul 12, 2013
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
