During periods of market fluctuation and uncertainly, people may be hesitant to move or buy a home, saying they are waiting for “better times.” The issue with this approach is that better times usually become evident only after prices and interest rates have already risen. Potential homebuyers who have been sitting on the fence soon find they have missed a valuable opportunity to participate in a ripe marketplace. Before you shop for a new home or condo, do your homework. Take the time to get pre-approved for a mortgage so you can shop with confidence. Not only does being armed with a pre-approved mortgage define what you can afford, it locks you into today’s excellent mortgage rates for up to 90 days or more. Locking in means you don’t have to worry about rising mortgage rates and if rates drop, your rate should too. Be sure to get your home-buying team together well before you shop and choose an experienced builder/developer who is building ina neighbourhood you love, along with a specialized real estate lawyer and mortgage expert. Having these key people in place will make your transaction easier and less stressful, regardless of market conditions.

Just because you live in a highrise doesn’t mean you have to give up your green thumb! Some of the newer developments featuring community gardens include Onni’s Canvas project, located on Great Northern Way in Vancouver, where they are building a communal courtyard complete with community gardening spaces, The Wall Centre Central Park will have ample space for residents to pick a plot and start growing in their rooftop community garden, and Tempo in Richmond also includes urban gardening spaces to get their homeowners outside and growing. Going back up, vertically, Westbank’s plans for the ambitious new Oakridge and Kensington Gardens developments both include community garden spaces to grow on, as well as podium-level urban orchards, where residents can harvest the bounty of BC’s beautiful fruit-growing climate. Even if your building doesn’t have a community garden, you can grow lots of wonderful edibles in containers on your balcony, see inside for stories about growing and how to make your patio beautiful as well as bountiful.

FRAMEWORK EXPERIENCE THE NEW CHINATOWN // BY SUSAN M BOYCE
foot pantry wall in a one-bedroom condo. I’m just admiring the way the movable island/ eating bar is dressed up with place settings for three when sales manager Ken Leong arrives. In no time he’s demonstrating that this space is more than good looking, it’s super functional too — dishes from dishwasher to cupboard, hot foods from oven to counter, canned or dry goods to prep surface, everything is right within arm’s reach. “And even though the island is an upgrade, the first 15 buyers
IT’S NOT OFTEN I’M AT A LOSS FOR WORDS, but stepping into the Framework display home, I find my vocabulary has suddenly become limited to “OMG, how cool is this?” Located in the heart of Chinatown, this is definitely one fun-loving, funky home that’s perfectly in sync with the neighbourhood’s dynamic, new vibe.
LIVE LIFE FULL ON My first stop, not surprisingly, is the display home’s kitchen. Sure to grab a foodie’s attention, this culinary hub feels so welcoming that it’s easy to get caught up in thoughts of fondues and flambés. Mentally I start ticking off my list of “must have” features: full-sized oven (yes, a holiday turkey with all the trimmings would fit with no problem), four-burner gas range, full-sized fridge, and a massive undermount sink — all here. Then there’s the unexpected details that come standard: a built-in wine rack (after all, what’s a home without wine?), a convenient USB/ electrical outlet so I can charge all my electronic gadgets and gizmos even if I’m looking up a recipe online, plus a three-panel, floor-to-ceiling pantry that I’d visually calculate is at least five feet wide — honest, a five18 METRO VANCOUVER NEW CONDO GUIDE MAY 30 - JUNE 13, 2014

“It’s really like having the best of downtown with a much smaller price tag.” KEN LEONG will get one included at no cost,” he says. This I like. The rest of this home I soon discover is packed with thoughtful, intelligent features to make life easy. In the bedroom there’s an oversized, walk-through closet (translation: lots of hanging space), ample room for a queen-sized bed plus two massive night tables, and the convenience of a cosmetics shelf below the bathroom vanity. Ken and I instantly agree that having a separate tub and frameless glass shower adds a welcome sense of luxury — okay I said “decadence,” but that would be semantics. And here’s a final, way cool feature — the flexroom, shown here as a sewing room. Yes, I know you’re thinking all flex-rooms are the same but this one has a subtle yet significant difference. “Because it’s designed wide rather than deep, you could put a Murphy bed here…” Ken gestures to the wall filled with colourful spools of thread. “When you lower it, presto the built-in desk would transform into a night table.” Brilliant. PART OF THE ’HOOD Framework is Porte’s second development in Chinatown, and clearly they’re thrilled to be back. “So much has changed since Porte built Ginger just down the road,” Ken says as I pause to admire a few of the presentation centre’s many wall-mounted
photos of nearby historic buildings. “It’s become such a desirable, eclectic neighbourhood. You’ve got Old Chinatown, trendy new hipster hangouts, savvy young professionals and everything in between. And, of course, you’re so close the Seawall, SkyTrain, restaurants, galleries and entertainment that you can be anywhere in minutes. It’s really like having the best of downtown with a much smaller price tag.” Oh and here’s a cyclist’s alert. Every Framework home comes with secure bike storage on the same floor as your suite. “With so many amenities right outside, providing a private bike cage within a secure bike room not only made more sense for the way many of our buyers live, it helps keep strata fees low for everyone — you aren’t paying to maintain lounges or other amenities that often don’t get used much.” Framework offers a total of just 61 homes priced from the mid $200,000s. Floorplans range from studios to spacious two-bedroom and flex-room all with private outdoor spaces — many balconies even have gas hookup for barbeque fanatics like me. Presentation Centre and the one + flex display home are now open noon to 5 p.m. daily (except Fridays) at 626 Main Street. Framework is now under construction at 231 East Pender Street. For more information visit porte.ca/framework or call 604.620.6223.

WALL CENTRE CENTRAL PARK offers everything you want and more
i
magine that your backyard playground is Central Park? Then, envision owning a beautiful, new home in Vancouver for just $229,900? Seems impossible? Not at Wall Centre Central Park. After the incredibly successful launch of Phase 1, The Wall Group of Companies is now releasing for sale its last tower in the Collingwood neighbourhood. “The reason we feel it’s done so well is the value,” says Linda Chu, director of marketing for Rennie Marketing Systems. “We sold over 650 homes – that’s a lot of homes! And we are now launching our final tower. We have saved the best for last and you simply have to see it for yourself.” Welcome to Tower Three at Wall Centre Central Park, a collection of 330 homes ranging from one-bedroom to two-bedroom and den residences in the heart of one of the most sought-after east Vancouver neighbourhoods. It’s easy to see why this community has done so well — the 35-level concrete tower is located in Vancouver, within easy access to the Joyce Street and Patterson SkyTrain Stations and offers excellent affordability.
// BY MICHELLE HOPKINS
Even at such a reasonable price point, the residences, ranging from 414 to 868 square feet, will feature laminate flooring, quartz slab kitchen countertops and shaker-style cabinetry, to name just a few attributes. Wall Centre Central Park delivers sweeping vistas of Central Park, the surrounding scenic residential area (yes, views begin from just the 5th floor), all the way out to the North Shore Mountains and Burrard Inlet. With floor-to-ceiling windows and good size outdoor patios, residents can enjoy their coffee while taking in the spectacular views from their new homes. In addition, homeowners will be happy to discover that the homes are designed to meet LEED Gold standards. Situated within the Wall Centre Central Park community, residents will be delighted by all of the conveniences and amenities offered here. An expansive clubhouse really brings the community together. Residents will enjoy the lap pool, state-of-the-art fitness centre, meeting rooms and a gorgeous patio that leads to a large outdoor play area and garden courtyard. This is the perfect setting to entertain friends and family or make new friends. Wall Centre Central Park is also home to the new Annex at the Collingwood Neighbourhood House – the hub of the community. “The Wall Group of Companies is very invested in our city and the neighbourhood. They understand how important this Annex will be to local residents,” adds Chu. Wall has a stellar reputation as a trusted developer with more than four decades of providing customers unbeatable value while building some of the most sought-after communities in the Lower Mainland. Previews for Tower Three at Wall Centre Central Park are on now with sales scheduled to begin in early June. The presentation centre and brand new display suite is open daily from noon to 5 p.m. (closed Fridays) or by appointment. Wall Centre Central Park is located at 5522 Ormidale St. (Boundary and Vanness Ave.), Vancouver. For more information or to register, call 604.874.9232 or visit www.wallcentrecentralpark.com.

NEIGHBOURHOOD SPOTLIGHT
SOUTHEAST FALSE CREEK COMES INTO ITS OWN From students, to families, to seniors, this is a place for everyone // BY STEPHANIE MACDONALD
IF YOU WERE TO ENVISION A DISNEY VERSION OF VANCOUVER ,
it probably wouldn’t be much different than Southeast False Creek. Although for a while it seemed like it would never be populated, today Southeast False Creek is bustling with activity: it’s the quintessential Vancouver neighbourhood where all the clichés of our city exist in reality. Where yoga moms in Lululemon chat over skinny lattes while dragon boaters and kayakers glide by and active seniors power walk along a shoreline dotted with little kids turning over rocks to find crabs. In the background, tourists and residents alike ride by on bikes, stopping to enjoy local beer and
wine on the many restaurant and pub patios, admiring the towering mountains and dramatic downtown skyline. Sophisticated, multicultural and multigenerational, when developers and real estate marketers talk about selling you not just a home, but a “lifestyle”, they’re not exaggerating. At the beginning of Vancouver’s history as a city, Southeast False Creek was a rail yard, a port, and home to many of the city’s sawmills. As the population of Vancouver climbed and sawmills closed, a plan to redevelop the area as a mixed-use retail and residential community was created, but it wasn’t until the 2010

Olympics were announced that this plan was really put into action. When all the new buildings are inhabited, this neighbourhood is expected to be home to 11,000 to 13,000 lucky people who will enjoy this beautiful, walkable and and sustainable community so close to the city but so seemingly far away. Southeast False Creek is quite unique in the city, as it has benefited from a true modern master plan. And it’s not close to being finished yet – at the moment there are at least five buildings going up, with a limited amount of new buildings beginning in the near future. All buildings in this area must meet stringent environmental standards, and the neighbourhood is only the second in the world to be designated a LEED Platinum community. With the Olympic Village at its core, and an open square anchored by Myfanwy McLeod’s distinctive artwork, “The Birds”, two pedestrian and bike bridges, along with a natureinspired children’s play area and a “Habitat Island,” this place has a lot going on. It’s also designed to be a place where people run through on the seawall, gather to picnic or sip coffee, and meet friends for a bite or a beer. The draw of living on the water is obvious, but there are a lot of other reasons people are flocking to live here. One of the biggest is the availability of new homes so close to the heart of the city, within walking distance of downtown. Who wouldn’t love to
commute to work via a five-minute Aquabus ride? Another big reason is that the community plan ensures that everything you need for your daily life is readily accessible by foot. There’s Urban Fare for your groceries, London Drugs, The Legacy Liquor Store (one of the city’s best private liquor stores), Terra Breads bakery and cafe, JJ Bean coffee shop, a drycleaner, and the beautiful Creekside Recreation Centre (with yoga classes, of course!), all built right into the heart of the neighbourhood. All that Granville Island has to offer is just a 15-minute walk or a five-minute bike ride along the seawall away. Skytrain accessibility is also a great benefit to this area. No matter where you may work on the lower mainland, the Canada Line can put you well on your way there, and if you’re a university student, the SFU, UBC, BCIT and Emily Carr campuses on Great Northern Way are just on the other side of Main Street. The dining and social opportunities right in the Olympic Village include Craft Beer Market, the Tap & Barrel and The Sin Bin Sports Grill. There’s a Flying Pig location opening soon, and just over on Main Street are some of Vancouver’s best casual eateries: Campagnolo, Pizzaria Farina, Nuba and The Foundation. Diversity is also a very compelling aspect of this area. Like much of Vancouver, people of many different cultures thrive here, and it’s not just yuppies who are buying up the real estate. “We’ve

been surprised by the number of families with school-aged children deciding to stay and live in the downtown core. They used to start in the city and move to the suburbs, but that’s not always the case any more,” says Allan Wong, a VSB trustee and chair of the board’s planning and facilities committee. There is already an elementary school beside Granville Island, with another one planned to go in close to the Cambie Street Bridge, which will help keep the diversity and family appeal of this neighbourhood well into the future. Says Nic Jensen, Vice President of sales at Onni, who has built Canvas and Central, both selling now in the neighbourhood, “Standing on the corner of Great Northern Way and Thornton, you’re looking at the city, the snowcapped mountains, and B.C. Place Stadium.” It’s got the best of all worlds, and Edwin Liang, Director of Kenstone Properties, certainly agrees, having just built a collection of modern townhomes at Sixth and Willow, called appropriately, Sixth + Willow. Nicely summing up the appeal of this area, he explains, “Fairview Slopes is a great long-term investment location for young couples and families. The neighbourhood is residential in character and form and is immensely walkable to the urban amenities on Broadway and Cambie; and has great access to public transit, Granville Island and the seawall. It has all the benefits of living in a great metropolitan city while still being grounded in an intimate community.”

High street design. Main street appeal.
A SHIFT IN PERSPECTIVE
Only on Main Street could you find a place like FOCAL. In a neighbourhood known for its visual art scene and historical architecture, FOCAL is the ideal contemporary counterpoint. It’s a landmark building that defies stereotypes: simple, staggered forms are carefully designed to maximize the sweeping hilltop views, while the interior environments are intelligently crafted for artful living. With a one-of-a-kind location at Main St and 7th Ave, custom design and finishes, FOCAL is, unequivocally, the high point of Main.

HARMONY
Live in perfect balance // BY SUSAN M BOYCE
Intuitive Interiors The one-bedroom with workstation display home is a showcase of intelligent space planning. Simply put, this home feels comfortable and spacious. Kitchen practicalities include a nine-foot counter/eating bar (seriously, a nine-foot counter in a one-bedroom), slab backsplash so grout-cleaning time just went to zero, plus a massive gas range with slim-profile hood fan. When you’re done sizzling and sautéing, the dining room table shown seats four — but I’m betting six could sit down without a care.
“ THINK ABOUT HAVING ALL THIS OUTDOOR SPACE FOR JUST 119 HOMES.” ROMANO DI CESARE
O
kay, so you love the city lifestyle but you crave the tranquility of a quiet, residential neighbourhood. You treasure the convenience of urban shops and restaurants but insist on privacy and a natural setting. In short, you want it all — right? Well say hello to Harmony. “Harmony’s location is special because while it’s just a few blocks from all the retail, restaurants and services found along No. 3 Road, you really are part of an established neighbourhood,” explains sales manager Romano di Cesare. “And even though you can be at the airport in about 10 minutes, you’re not on the fight paths, so it’s quiet.”
Architecture with Attitude One peek at Harmony’s scale model and it’s clear there’s nothing cookie cutter about this 16-level tower. Running top to bottom on the south side, a creative push-out creates Harmony’s intriguing, “five corner” design. Broad metallic accents with whimsical cutouts make art an integrated component of this building’s DNA, and at the entry, water features add a musicality to your arrival. Then there’s Harmony’s private, 15,000-sq.-ft. park on the third-level podium. Here you’ll find pathways meandering through the greenery, a barbeque area, even a fenced doggie walk. “Think about having all this outdoor space for just 119 homes,” Romano says. “Usually several towers would be sharing an amenity like this.”
Exploring a little farther, I find a bedroom that easily accommodates a queen bed and two night tables. Romano also confirms my guess that the ensuite’s soaker tub looks extra long — five and a half feet not counting the shampoo ledge I’m thinking would be even more perfect for candles, an ice bucket, and two Champagne glasses. Great Incentive Harmony prices start at an amazing $318,800 for a one-bedroom and workstation home, but if you purchase before July 31st there’s an additional incentive — you’ll be entered to win a Mercedes GLK. Varoom, Baby! Harmony is under construction at 8288 Granville Ave. in Richmond. Sales centre and display home open noon to 6 p.m. daily (except Fridays) at 7180 No. 3 Rd. (at Bennett). Condo living without compromising community // BY JANINE MACKIE

hen a young hero named Terry Fox inspired the world with his Marathon of Hope, the population of his hometown, Port Coquitlam was approximately 27,000. Fast forward your Sony Walkman hits from the ‘80s and today PoCo – as it’s fondly called by locals, is one of the fastest growing and progressive cities in the Lower Mainland with a population close to 60,000. With its natural assets from rivers to beautiful parks, business incentives, and accessibility via the West Coast Express and future Evergreen Line, Port Coquitlam’s urban-yet-small-town ambience has attracted homebuyers of all ages. Demand for condos has outpaced availability, a fact that motivated seasoned developer LRG Group to create Altura, a new release of 35 custom-designed condominiums in the heart of Port Coquitlam. “We knew there was a growing demand for condo living that didn’t compromise on community,” says Luis Gil, president of the LRG Group. “Space, affordability, and proximity are big factors for young families and first-time buyers, so we made sure we provided all three when designing Altura.” Walking distance to Riverside Secondary, Gates Park, Hyde Creek Recreation Centre, Traboulay PoCoTrail, and the future Evergreen Line station, and a short drive to Coquitlam Centre and Lougheed Mall, Altura simplifies living. “We’ve sold 34% of the units in just the first couple of months of presales, which goes to show how in-demand
“ SPACE, AFFORDABILITY, AND PROXIMITY ARE BIG FACTORS FOR YOUNG FAMILIES AND FIRSTTIME BUYERS, SO WE MADE SURE WE PROVIDED ALL THREE WHEN DESIGNING ALTURA.” urban living is becoming in Port Coquitlam,” says Brittany Dick, Tricities Remax realtor and Altura sales associate. “Altura offers unique custom-homes that this city hasn’t seen yet. The penthouse and ground floor units have on average over 400 sq ft of outdoor space which is perfect for families, pet owners and entertainers. You really get the best of both worlds: affordability and lifestyle.” Studio units priced from $158,000 are ideal for students and first-time homebuyers, while the two-bedroom-and-den homes with 1050 sq.ft. of living are catching the keen eye of families and those ready to downsize, and priced from $337,500. Enjoy quality finishes throughout including engineered floors, quartz counters and stainless steel appliances. Altura offers a home for every stage of life, and will be ready for occupancy spring 2015. SIGNATURE AT FALCON CENTRE Exclusive and poised // BY SUSAN M BOYCE
t
here’s something new coming to the Maple Ridge condo scene. The look is big, bright, and stylish. The location and quality are outstanding. The name is Signature at Falcon Centre. The newest phase of the popular Falcon Centre in downtown Maple Ridge, the Signature series boasts a level of exclusivity that according to sales manager Nicole Buckle “hasn’t been seen here before. People have been waiting for this, and now we’re about to launch sales, you bet they’re excited.”
Size Counts “We talked to so many buyers, especially empty nesters, who would love to live in downtown Maple Ridge but need more space than the typical condo offers,” Nicole explains. “So we responded.” The response is a boutique collection of just 25 homes, some as large as 2,000 square feet. Finishings are distinctly upscale — granite and quartz counters, state-of-the-art appliances, massive windows and outdoor spaces, plus solid wood cabinetry and crown moulding. “Details like these make so much difference to the way a home feels,” she says. Best of all, she adds, because sales are about to begin, homebuyers have a rare opportunity to customize their home. “People like having the chance to have a say in what their home looks like. Now they can, but only for a limited time, so you need to act quickly.”
Outstanding Location “Falcon Centre’s location has been such a hit with buyers,” Nicole says. “You’re right in the heart of Maple Ridge’s revitalized downtown core meaning you can quite literally walk everywhere. Thrifty Foods, London Drugs, Starbucks, the new Target store, the bus loop, even the Farmer’s Market in summer — it’s all just a few steps away. So whether you’re a first time buyer who doesn’t have a vehicle yet, a senior who doesn’t want the hassle and expense, or someone who just prefers to keep their environmental footprint small, you really don’t need to own a car if you’d prefer not to.” The Signature at Falcon Centre presentation center is open noon to 5 p.m. every day at 101 – 11882 – 226 St. in downtown Maple Ridge. For more information visit signaturefalconcentre.ca or call 604.477.1500.

QUICK TIPS
// BY HELLEN BUTTIGIEG
COST-EFFECTIVE ORGANIZING
Hellen Buttigieg is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box. For tips on getting organized, visit WeOrganizeU.com and sign up for the free newsletter.
Prices keep going up and up,
so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions. Chances are, you may have the thrifty answers in your home already!
Use what you have. Before rushing out to buy bins and baskets, look around your home for things you can repurpose: › Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. › Empty plastic baby wipes containers can be used to store crayons and markers, first aid supplies or sewing supplies, and they stack easily on a shelf. › Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. › The large clear plastic container that you can buy pre-washed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free. They are also useful for storing yarn and other craft supplies by colour; the clear boxes let you see your materials at a glace and they look attractive on a shelf. Corral coin clutter. Do you have loose change in every part of your home, from your junk drawer to the kitchen counter? Grab a clear jar and label it “fun funds.” Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then begin again. You might even want to create individual fun-fund jars for each family member to encourage saving while keeping coin clutter at bay. Zip-lock bags – the cost-effective cure-all for clutter. Plastic bags that
zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when traveling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers by storing like with like. Place elastic bands in one bag, cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dust-free. Bonus: no need to label because you can see the contents clearly. Save a tree. Want to reduce the amount of paper piling up in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper. Go on a non-shopping spree. If you
can’t seem to go to the store without bringing something home, even if you don’t need the item, perhaps it’s time to take a break from shopping. For the next three months, go on a consumer diet; challenge yourself to buy only the necessities. Not only will you be saving money but excess things won’t be accumulating, and you may actually find you feel better in your space.

VARSITY
Anything but ordinary
i
// BY SUSAN M BOYCE
t’s fun, stylish, and boasts a distinctive urban vibe. From the street, Varsity’s architecture makes me think Frank Lloyd Wright just fell in love with industrial chic. In short, this master planned community is like nothing else I’ve seen in downtown Langley. Best of all, there’s already the feel of an established neighbourhood here — yes, people actually wave to each other as they pass on the street. At the Heart of Everything “This location is absolutely prime because everything is accessible,” says sales manager Sandy Pastorek, adding many people are amazed to learn Varsity has a WalkScore of 77. A quick look at the local area map though, and it’s easy to see why. Shopping at Willowbrook Mall is just down the street, there’s transit right outside the community gate, coffee shops and restaurants seem to be everywhere. “Homeowners like the prestige that comes from being part of a gated community,” Sandy says. “Plus Varsity’s first two buildings back onto land protected by Fisheries and the third is adjacent to a City-owned greenspace, so there’s a lush, park-like ambiance that you’ll never lose.”
“ HOMEOWNERS LIKE THE PRESTIGE THAT COMES FROM BEING PART OF A GATED COMMUNITY.” SANDY
Upsize Your Lifestyle Inside, Varsity presents an almost Zen-like sense of tranquility. The look is subtle yet contemporary — a soft interweaving of textures that invites dramatic pops of colour from accessories. Sunlight streams in through over-sized windows with transoms above, and there’s an inviting flow to the open concept design. “With two-bedroom homes starting at $229,800, these homes are an affordable option for first time buyers, but we’re also finding many downsizers are attracted to the spaciousness they find here,” Sandy says. “You can bring the furniture from your family house and it doesn’t feel cluttered. That’s rare in a condo.” With Building Three ready for immediate occupancy, she adds that buyers are getting a sense of the experience of living here. And that gets them excited about the thought of summer time entertaining. “One of the features people tell us they love is the gas hook-up on every patio or balcony. It’s just one of the little touches that sets Varsity apart.” Varsity is comprised of four buildings. But hurry because the first two are sold out and the third is selling rapidly. The fourth and final building is expected to be launched later this year. Varsity’s presentation centre and three new display suites are open noon to 5 p.m. daily (except Fridays) at 20068 Fraser Hwy (at 200th Street) in Langley. Prices for two-bedroom homes start at $229,800. For more information visit liveatvarsity.com or call 604.539.2200.

TIPS & TRICKS
// BY BOB DE WIT
BEAM ME UP SCOTTY
Bob de Wit is the Chief Executive Officer of the Greater Vancouver Home Builders’ Association (GVHBA: www.gvhba.org). GVHBA is the voice of the residential construction industry in Metro Vancouver, helping consumers buy, build or renovate their homes. Bob has a passion for entrepreneurship and homeownership and brings those interests to his leadership role at GVHBA.
A
s kids, some of our favourite pop-culture characters relied on technology to enable their amazing feats: James Bond, Batman and Maxwell Smart are just a few good examples. So when I see the possibilities today in home automation, it’s pretty exciting, because seemingly anyone now can have their very own fully tech-enabled bat cave or secret agent hangout.
Now, home automation systems are readily available and provide numerous features, for a fraction of the cost.
With home automation, the future is now
Say what? Home automation is tremendously popular right now, and it’s easy to see why — by taking advantage of the newest technology, homeowners can enjoy tremendous advantages that in previous years would have cost tens of thousands of dollars. Now, home automation systems are readily available and provide numerous features, for a fraction of the cost. To find out what people are choosing to modernize their homes, GVHBA member Shawn Moran is an excellent resource, as he is a Residential Products Specialist for Coquitlam’s Graytek Automation. According to Shawn, here are the top five home automation choices, in no particular order: » Lighting Control: the ability to customize home lighting to save energy or simply set the mood » W hole house Audio: connecting of devices onto a network to enable customized entertainment zones in a single living space » Surveillance cameras: keeping track of your “irreplaceables” » Motorized Shades: for releasing or capturing energy, or in preparation for take off » Remote access: the ability to control all of this remotely on a computer, smartphone or tablet If you’re new to this, where should you start? The first step is to be clear on what’s needed in an automation system. Start by determining how much automation you want in a minimum installation. Rule of thumb: the cooler the solution, the more you’ll pay. Most first-timers will choose a minimum installation focused on energy conservation where the value equation is obvious. Those who go for entertainment-oriented installations tend to end up with larger bills. But hey, we only live once, right? A fter deciding what type of system or functionality is necessary, decide whether you need a professional’s assistance. Unless the solution is truly “out of the box” ready, it’s highly recommended to get help. I don’t know about you, but DIY projects that involve ZigBee standards and potential rewiring can be a bit daunting and possibly dangerous. To find a professional, go to: www.gvhba.org. Make sure you ask for, and check, references of previous work. Decide between monitored or unmonitored. Some home automation systems allow for monitoring by a professional company, similar to a traditional alarm system, while other consumers may opt to monitor the system themselves, frequently through the use of a tablet or smartphone.

So the next time you’re at the office and you notice on your smartphone that your dog at home is shivering, be sure to adjust the room temperature. Just like Batman.

f you live in a condominium that has plenty of greenspace, it may be enough to satisfy your need for green, yet if you love gardening but feel like condo living may not provide you with that outlet, it’s time to rethink your balcony space and turn it into a lush and useful garden to call your own.
One of the first considerations before starting a balcony garden will be to decide what kind of garden you’d like to grow. If you’re someone who loves colour, flowers are the way to go. If you want a serene setting, grasses and succulents are your best bet. Are you an avid chef? If so, there are many herbs and spices that grow well in containers. The other major factor to consider before planting is the amount of sunlight your balcony receives. This can dramatically affect what you can plant in your outdoor space. Finally, it’s also a good idea to check with your property manager regarding your condominium’s rules and regulations about what kinds of containers are acceptable for use on your balcony. There is an array of flowers to suit any colour palette and sun/shade combination. Full sun generally means more than six hours per day and flowers like ornamental peppers, marigolds and cupflower are great sun worshipers that often resist fading. For shade flowers, impatients, fuchsia, begonias or browallia will add colour without the need for hours of direct sunlight. Additionally, many of the above-mentioned flowers are also suitable for partial shade (less than six hours of sunlight) and all grow well in pots or planters.
If you love gardening but feel like condo living may not provide you with that outlet, it’s time to rethink your balcony space and turn it into a lush and useful garden to call your own To create a serene space, ornamental grasses and succulents, mixed with appropriate furniture and accented ornaments, are often used with a great degree of success. In addition, succulents such as aloe or jade plants require very little care and minimal watering, making them the ideal plant if you don’t have an exceptional green thumb. Feather reedgrass, blue oatgrass and zebragrass grow well in the sun whereas purple moorgrass, blue fescue and purple millet do better in partial shade. Growing your own herbs on your balcony will add zest to your cooking many do well in container gardens. Mint is a great container herb as it tends to overrun a garden if not contained. Basil, tarragon, lavender, oregano, thyme and rosemary all do well in full sun with chives, cilantro (coriander) and lemon balm being tolerant of partial shade. Now is the time of year to think about what kind of container garden you want and prepare yourself for a summer of colour, Zen relaxation or delicious herbs, all from the comfort of your own balcony garden.

If you love quality, live quality // BY JANINE MACKIE

“
ll condos are not created equal,” says South Surrey realtor Susan Vollmer. “A Genex home sets itself apart by its attention to detail and high standard of quality workmanship and materials.” Vollmer’s penchant for promoting Genex’s newest South Surrey condo, Gemini — 70 one and two-bedroom condos at 153rd and 17A, comes naturally after working alongside this local developer for nearly 20 years and seeing their level of commitment to enhance each of the neighbourhoods where they build. It’s now seven years since Genex built Madison down the street, which continues to be a highly sought-after residence. Genex’s legacy is seen throughout the area – from Deer Run at Morgan Creek to beautiful executive homes at Ocean Park and Southbrooke. While the assumption used to be, “buy a condo for a lock-and-go lifestyle, buyers today are more educated,” says Vollmer. “Owning a condo at Gemini is an opportunity to be independent while still being part of an interactive community, to live within walking distance of a vibrant urban centre, to own a manageable living space from both a financial and upkeep perspective, and to have all the perks of shared amenities — fitness centre, guest suites and billiards lounge as an extension of their home.” The two four-storey buildings are connected by a common patio and beautiful garden and have garnered attention from local homebuyers spanning from their 30s to 90s for its high standard of craftsmanship. Liveable and accessible, homes measure 670 to 1095 square feet and provide more than an amazing first impression. Homes function well for day-to-day living with plenty of closet space, room to be creative in the kitchen and entertain in the dining room, pre-wired workstations, and well-finished bedrooms and bathrooms. “Quality defines everything Genex does,” says Vollmer. “What you see here is what you get including Bosch appliances, real hardwood floors, crown moldings and even heated tile in the ensuite.”
“ WHAT YOU SEE HERE IS WHAT YOU GET INCLUDING BOSCH APPLIANCES, REAL HARDWOOD FLOORS, CROWN MOLDINGS, AND EVEN HEATED TILE IN THE ENSUITE.” SUSAN VOLLMER
Choose from ground floor homes with garden patios, corner units and both south and north-facing homes with good-sized balconies priced from $293,820. For those who expect more, there’s Gemini. Phase two now selling and ready for occupancy. Visit the furnished show home today at 15336 – 17A Avenue in South Surrey, open daily (except Fridays) noon to 5 p.m. More details at LiveAtGemini.com or call 604.536.1673.

hhh, life on Burnaby Mountain. Fresh air, forested setting, lively urban vibe and proximity to a worldclass university. Who says you can’t have it all? Certainly not the Hungerford Group. Hot on the heels of the success of their UniverCity condominium tower, this Vancouver-based company has just launched Altitude’s second residence — another spectacular, glass and concrete tower with more of their most popular floor plans and an extra two storeys bringing the total to 14 floors of outstanding living.
“ UP HERE ON THE MOUNTAIN YOU SIMPLY GET MORE HOME FOR YOUR MONEY… PERIOD.” CINDY PARK

Downsizers today want a highly functional and livable space, because they typically want to buy a second home somewhere like Palm Springs or Arizona and are only going to live here half the year. So again, the flexibility of a two-bedroom works.” This new view on active retirement is, in fact, the inspiration for Altitude’s special Downsize Promotion Package. “We want to help ease the transition from a house to the convenience of lock’n’go living,” Cindy says. “So for a limited time we’ll pay the major costs — things like moving expenses, conveyancing fees, and property taxes.” Sounds like a great deal just got even better.

IN THE NEWS
SPRING BUYERS AND SELLERS EMERGE The Greater Vancouver housing market bounces into spring
HOME BUYERS AND SELLERS BECAME MORE ACTIVE in the Greater Vancouver housing market in April. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 3,050 on the Multiple Listing Service® (MLS®) in April 2014. This represents a 16.1 per cent increase compared to the 2,627 sales recorded in April 2013, and a 15.5 per cent increase compared to the 2,641 sales in March 2014. Last month’s sales were 5.2 per cent below the 10-year sales average for April of 3,217. The sales-to-active-listings ratio currently sits at 19.7 per cent in Greater Vancouver, which is the
highest this measure has been since June 2011. “We saw steady increases in home seller and buyer activity in April, which is typically the case in the spring months,” Ray Harris, REBGV president said. “People often look to buy or sell their home this time of year as the school year draws to a close and the summer holiday season is still a few months away,” Harris said. New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,950 in April. This represents a 1.3 per cent increase compared to the 5,876 new listings in April 2013 and a 12.7 per cent increase from the 5,281 new listings in March. Last month’s new listing count

The benchmark price for detached properties increased 4.7 per cent from April 2013 to $956,700

Sales of apartment properties reached 1,172 in April 2014, an increase of 11.4 per cent compared to the 1,052 sales in April 2013, and a 1.5 per cent decline compared to the 1,190 sales in April 2012. The benchmark price of an apartment property increased 2.6 per cent from April 2013 to $375,500.
was 1.2 per cent higher than the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Greater Vancouver is 15,515, a 7.3 per cent decline compared to April 2013 and a 7.2 per cent increase compared to March 2014. “Home prices in the region continue to show steady, yet modest, increases when compared to last year,” Harris said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $619,000. This represents a 3.6 per cent increase compared to April 2013.
12.2%

“ EVERY SINGLE TOWER HOME HAS A VIEW UP OR DOWN THE RIVER.” DAN THOMSON
NORTHBANK
Water views. For all. Forever. // BY SUSAN M BOYCE
i
t’s almost time. Located overlooking the Fraser River in downtown New Westminster, Northbank is getting ready to welcome its first homeowners in the next few weeks. And to say that’s got a whole lot of people excited would be classic understatement. So what is it about this 21-storey, condominium residence that’s been winning the hearts of savvy buyers? According to project marketer Dan Thomson, plenty. But the number one, can’t be beat, “oh wow” feature is Northbank’s views. “Every single tower home has a view up or down the river,” he explains. “And those are protected views that won’t be blocked by another building. Sunsets are amazing, but it’s also fun to watch the tug boats and paddle wheelers or other marine traffic on a working river like this.” Smart Living Inside, Northbank’s intelligently designed floorplans focus squarely on livability. “These layouts are exceptionally comfortable because the design always begins with two guiding principles,” Dan says. “Is there enough space for a six-person dining room table, and will a queen-sized bed plus two night
tables fit in the bedrooms? Plus, even though these homes are already larger than most in the neighbourhood, there’s not an inch of wasted space anywhere.” And here’s yet another bonus: only six homes per floor and two elevators. “I’ve seen lots of buildings with twice that many suites on every floor,” Dan says. “Imagine living in a building with 10 or 12 homes per floor and only two elevators. Mornings, the evening rush to get home, and any time there’s a move-in can create huge delays.” Family Heritage Dan also stresses that Ballenas, the developer, is one of the true pioneers in this neighbourhood’s revitalization. “It’s a local, family run development company — Peter, his wife, and his sister and her husband — with a 20-year history of strong ties and commitment to New West. Their attention to detail is unparalleled, and they take a very hands-on approach — you’ll see two or three of them onsite every day. That’s how they ensure things are done right, right from the beginning.” Northbank is located just a short stroll from New West’s Waterfront Pier Park, famous riverside boardwalk and Riverfront Market. Just a block and a half to SkyTrain or hop on your bike and ride the 24-kilometre greenway downtown Vancouver. The presentation centre has now moved into the building at 125 Columbia Street in New Westminster and is open noon to 5 p.m. daily except Fridays. Priced from $276,900. CONDO PROFILE
15 WEST
Discovery begins here // BY SUSAN M BOYCE
A New Side of the City “15 West truly is Lonsdale’s ‘best in class’,” says sales manager Gary Rowell. “Located just half a block west of Lonsdale, you’re right in the heart of the rich, diverse amenities this neighbourhood offers without being right on top of them. Even better, we’re located on the western edge of the City’s highrise zone — meaning that, at this time, no one can build another tower that might obstruct your views to the west.” And what views they are: panoramic vistas of Burrard Inlet, the Lions, the North Shore Mountains, even the bustling urban streetscape that leads to Lonsdale Quay. “On a sunny day like today, our upper southwest-facing homes have unobstructed views of the Gulf Islands,” Gary says. “But people often don’t realize that even on the third floor, many homes still have great views of the Vancouver skyline or Lions Gate.”
y
ou could say it’s a new perspective on an old adage. But when it comes to 15 West in North Vancouver, this 18-storey, glass and concrete midrise is a statement of the timeless allure of location, location, location. And with construction nearing completion, 15 West’s stylish character is unfolding more every day.
“ 15 WEST TRULY IS LONSDALE’S BEST IN CLASS.” GARY ROWELL
Interior Pizzazz Inside, 15 West is designed to be a cut above. “We started with a KitchenAid appliance package including dual wall ovens, five-burner gas cooktop, and a full-sized, 36-inch fridge,” Gary says. “After all, even though you’re just steps from shopping, it’s so much more convenient to have space to store your fresh foods.” Adding sheer visual pizzazz, kitchens showcase a dramatic granite brick backsplash and a slim-profile, pullout hoodfan made of curved glass — both standard features. “Everybody loves this kitchen because it’s not only good looking, you’ve got the space to really cook and entertain here,” Gary says. Sneak Peek And here’s something else to get excited about. From now until the onsite display home opens in early summer, you can get decked out in hardhat and safety gear, and take a tour of the actual building. Be sure to book ahead though, as limited spots are available for this sneak preview of your new home. The 15 West presentation center is open noon to 5 p.m. daily except Fridays at 1525 Lonsdale, but keep your eye on the website because an onsite display home is coming soon. Prices start at $359,900. For more information visit 15West.ca or call 604.980.9949.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
