THE MANY BENEFITS OF BUYING NEW
STEPHANIE MACDONALD
EDITOR
Wall2Wall Media Stephanie.MacDonald@wall2wallmedia.com
Everyone knows a story of somebody buying their dream car, only to spend the rest of their time and money continually trying to liberate it from the mechanic’s clutches. These cars are called “lemons,” and we all know what the residential equavilent of a lemon is — the dreaded “money pit.” A great way to avoid this vortex of time and finances is to buy new. This gives you the opportunity to do research into the reputation and past track record of your developer and builder, and to ask the important questions about what you can expect in terms of maintenence, additional costs and lifetime of materials. And building technology has come a long way in the last few years, providing homes with more efficient and costeffective heating and cooling, lighting, and improved air quality — not to mention being more sustainable by using less energy. And like with buying a new car, you can’t underestimate the value of a warranty. Every new home built in BC must include the 2-5-10 warranty — one of the most stringent in North America. So avoid the money pit by buying into any one of the many options developers and builders are creating right here in the place you love to live.

THE AMAZING BRENTWOOD
REBIRTH OF BURNABY TOWN CENTRE INTEGRATES SKYTRAIN WITH MODERN LIVING // BY JANINE MACKIE
Amazing new shops. Amazing transit access. Amazing energy
ARTIST RENDERINGS ONLY
HAVE YOU EVER DREAMED OF BEING PART OF SOMETHING BIG FROM THE BEGINNING?
Larger than life? Radically new and innovative? For Tracie McTavish, President of Rennie Marketing Systems, that day has come as he opens the door for homebuyers to preview one of the most impressive new residential communities in North America. “We’re convinced that The Amazing Brentwood will future proof how people live,” says McTavish, as he describes a new urban city centre in the heart of Burnaby with semblance to The Jetsons sitcom where people live in skypad apartments high above the ground, shop within a futuristic utopia and are whisked to work in bubble top aerocars.
Amazing planned community Developer Shape Living is at the helm of Brentwood Town Centre’s complete transformation. A visionary real estate investment and development company based in Vancouver with a mantra to “make living places better,” Shape Living is leading the development of some of the largest and most exciting projects in Western Canada, including the recent completion of High Street in Abbotsford. Burnaby’s 28-acre mall site at the corner of Willingdon Ave. and Lougheed Hwy. is being entirely re-imagined as a residential neighbourhood integrated with the SkyTrain station, atop a premier shopping and entertainment district. The all-new Brentwood is more than a facelift, describes McTavish, “Brentwood is about to be reborn. It will house 1.3 million square feet of retail, 500,000 square feet of office and 10 high-rise residential towers.”
When the first phase of this multiphase development is complete in 2017, residents will live an animated life envied by others. Step off the SkyTrain platform and experience an extraordinary sense of arrival. The doors open into the social heart of the community: an amphitheater of activity and a lively public plaza. A pedestrian feel with wide boulevards leading to quaint sidewalk cafes, over 350 shops and high-end residences with beyondamazing views in every direction. “In today’s world it’s all about lifestyle. People are protective of their time and efficient with it,” says McTavish. “Living here will provide amazing flexibility with everything at your doorstep. You can get downtown without using your car. You’ll probably even forget where you parked your car because you won’t need it.”
Amazing Presentation Centre now open A story this amazing requires a platform of the same magnitude. Over $4-million has been invested in the 15,000 square foot Presentation Centre at the Brentwood Mall. It unveils the first phase, Brentwood ONE, a

63-storey tower featuring 291 homes, including one, two and three bedroom homes priced from $299,900. “Now that’s amazing value,” says McTavish. “We’ve priced the homes well for this market and to be accessible for professional singles and investors to families of all sizes.”
Amazing, unobstructed, panoramic views start where others leave off Home ownership starts on the 33rd floor and soars up to the 63rd floor, giving every resident unobstructed, panoramic views in all directions. Wake up to an early morning sunrise, gaze upon mountain peaks, or watch the setting sun glisten over the Burrard Inlet. Discover a whole different level of amazing inside the homes. Kitchens – 40 per cent larger than the standard size found in other condos, take the limelight with nine-foot ceilings, stone islands and integrated appliances including gas cooktops. There’s oversized decks for year-round entertaining, practical details like USB outlets and the convenience of side-by-side laundry and at least one parking and storage for each home. Homes beneath the 33rd floor are designated as “boutique rental,” and while finished differently from those on the luxury levels, will all be managed simultaneously by Shape Properties, giving a continuity and level of expectation for how the community is maintained and operated. If you’re seeking to a find a place to call home that not only meets your practical needs but adds value to your life, than the time is right to be part of The Amazing Brentwood. Homes will be released for sale beginning in May. Register now at theamazingbrentwood.com, call 604.536.8386 and visit the Presentation Centre at 4567 Lougheed Hwy (Brentwood Mall) now open daily noon to 5pm.

Get more on the Mountain // BY SUSAN M BOYCE

niverCity. One of the Lower Mainland’s coolest locations: at the peak of Burnaby Mountain and surrounded by forest, blue skies, plus the educational and cultural delights of Simon Fraser University. Now if this is the place you want to call home, you’ll need to hurry. Why? Because this May, Porte is releasing the final phase of townhomes at Lift and once they’re gone, they’re gone for good.
ROOM FOR YOUR LIFE “People love the size of these homes,” says Jeanette Chaput, director of marketing and sales. “Being able to get a brand new, two bedroom townhome or even our last three-bedroom is fantastic for young or growing families who need that bit of extra space. We’ve already had several buyers tell us they’re planning to have kids soon and wanted a home they’d grow into rather than out of.” Then there’s Lift’s outdoor spaces — as in big, bright, outdoor spaces. “This final release offers a choice of garden homes with huge patios or two-level skyhomes with private, roof-top decks,” Jeanette says. “People have such great ideas about what they’re going to do with them — lawn furniture, plants and of course, barbequing, because every private outdoor space has a gas hookup.”
“ THIS FINAL RELEASE OFFERS A CHOICE OF GARDEN HOMES WITH HUGE PATIOS OR TWO-LEVEL SKYHOMES WITH PRIVATE, ROOF-TOP DECKS.” JEANETTE CHAPUT
URBAN SAVVY LIVING Inside, Lift’s emphasis is on luxury: in-floor radiant heating, marble bathroom counters, nine-foot ceilings, the list goes on. And here’s a cool bonus. “Lift’s kitchens are awesome, but for these townhomes we’ve included a separate hoodfan and gas range rather than the combo microwave/fan,” Jeanette says. “It’s a more stylish, contemporary look and foodies love them.” The integrated breakfast bars are more than a convenience. “This design is a perfect social hub for people who love to entertain or just hang out casually at home.” NEIGHBOURHOOD LIVING For sheer convenience, Lift is a winner too. “People often don’t realize how close SFU is to everything,” Jeanette explains. “Up here, you’re really only 35 minutes from downtown Vancouver and no tunnels or bridges. It often takes almost that long to get from UBC to Gastown, and you’re certainly not going to be able to buy a brand new, two-bedroom townhome for just over $400,000 anywhere in Vancouver.” DON’T MISS OUT Lift’s presentation centre and townhome display open soon at 9350 University High Street. Better hurry though, because this is the final release and only 10, two-bedroom townhomes remain. Priced from just $418,800. For more information visit porte.ca/lift or call 604.320.3386.

ecently a study issued by the Grosvenor Group named Vancouver as the second most ‘resilient’ city in the world for real estate investment. Vancouver even trumped well known real estate meccas like London and New York. But what does this mean exactly?
When looking to invest in real estate, particularly for the long-term, there are many considerations and calculations, and in the end they are all to measure one thing: Risk. From micro and macro assessments, Vancouver was deemed less risky according to how well our city would likely respond to adverse events such as employment shifts, population changes, our country’s economic state and even the effects of climate change. Ryan Beechinor, Grosvenor America’s Chief Operating Office says they believe that Vancouver, a city with its eye on the future and a magnet for multiculturalism, is one of the world’s great investment opportunities. “It is a city with a proven record of forward-looking design, urban planning, sustainable growth, and good governance,” said Beechinor. Perhaps not coincidentally, Vancouver’s second place spot was bookended by two other major Canadian cities – Toronto and Calgary. Three Canadian cities taking the top three places as the best places on the planet to invest could be attributed a well-governed country, an overall positive economic health based on strong industries, and our access to resources such as water and energy. Although every real estate investment – no matter where in the world – has no guarantees, it’s nice to know that a low-risk investment could be right in your own backyard. To read Grosvenor’s report, visit www.grosvenor.com
Despite higher prices, Vancouver remains a great place to live and invest 28 METRO VANCOUVER NEW CONDO GUIDE MAY 2 - 16, 2014

FEATURE DEVELOPMENT
CENTREVIEW
North Shore living at its best // BY JANINE MACKIE
AS BOOMERS DOWNSIZE AND LIVING ON THE NORTH SHORE remains a popular
lifestyle choice amongst first-time buyers, the demand for affordable condos is strong. In a market ripe and ready for new product, the Onni Group is poised to begin selling one and two-bedroom homes in its new mixed-use development, CentreView, at 13th St. and Lonsdale Ave. Panoramic Views “When this project is completed, it will change the landscape of Central Lonsdale forever,” says Nick Belmar, VP of sales for Onni, who has called the North Shore home for over 30 years. “It will be a destination and hub of activity.” Destined to be the new focal point of North Vancouver, CentreView will complement the neighbourhood’s existing shops and services by offering nearly 340 homes in two residential towers — 18 and 24-storeys — among the tallest in the city and enjoying spectacular views spanning the Burrard Inlet to Stanley Park, Grouse Mountain and Mount Seymour, all the way to Mount Baker. Whole Foods Market and Childcare Facility on Ground Floor Anchored by organic and natural grocer Whole Foods Market, and offering more than 80,000 square feet of office space as well as a childcare facility, CentreView will be the poster child of a vibrant complete community. Residents can walk, cycle or take transit to work, find care and schooling for their children, restaurants and entertainment for themselves and enjoy doorstep access to mountain trails
and beautiful parks. Downtown Vancouver is an easy 15 minute commute via the Sea Bus, and Highway 1 and both bridges are easily accessed. Contributing to a fun, healthy and fulfilling life at CentreView will be a 25,000 square foot Wellness Centre, featuring an outdoor pool, professionally equipped fitness centre, squash court and landscaped roof terrace. There will be an outdoor playground for kids, barbecue area for year-round grilling, large party room with kitchen, and even a couple guest suites. European Appliances, Roller Blinds and Heated Travertine Stone Floors Step inside the Presentation Centre and experience high-end interior finishes unlike anything currently available in the North Vancouver condo market. Two kitchen vignettes showcase the

units’ finery: integrated European appliances, solid composite countertops, custom flat-panel wood cabinets, stone slab backsplashes and extra deep stainless steel under-mount sinks with Kohler fixtures. Wide plank laminate flooring makes a handsome statement throughout the entry, living and dining areas, while attention to detail is seen with storage areas outfitted with built-in organizers, double-glazed and low-e windows with roller blinds, flat painted ceilings and a well designed space that provides the freedom to live, work, entertain and have downtime in comfort whether around the extended breakfast bar, large outdoor balcony or ample bedrooms. Luxury exudes from the master ensuite with natural travertine stone floors warmed by the innovation of NuHeat. The frameless glass enclosed shower is ideal for freshening up on weekdays, while the deep soaker tub awaits on weekends, beautifully finished with natural stone tile. One Bedroom Homes from $349,900 Floor plans range from 485 to 1,055 square feet, and are priced from $349,900. Penthouse and sub penthouse floors will be released at a later date with homes up to 1785 square feet. Whether a home for the end-user or a property to add to an investment portfolio, Belmar says buying a new concrete condominium by a developer with an outstanding reputation makes financial sense. “People know Onni has been in the business for almost 50 years and we have projects all over North America. Our brand is strong and we’re an award-winning, community builder,” says Belmar. “Projects like CentreView are our specialty.” Onni recently commissioned an Urban Analytics Report which showed figures of almost $2.50 per square foot for a rental unit on the North Shore. This suggests an investor could expect anywhere from $1200 to $1600 for a one-bedroom unit at CentreView. Estimated completion for phase one is November 2017. Grand Opening Saturday, May 3rd. Presentation Centre is located at #101 – 1133 Lonsdale Ave. in North Vancouver, and open daily noon to 6 p.m. (except Fridays). Call 604.988.8540 for more information or visit onni.com/centreview. The
INSIDE MORTGAGES
CHIP – The reverse mortgage
// BY KRIS GRASTY
ONE MORE TOOL IN THE SHED FOR RETIREMENT The home for most people reaching retirement is and always has been their nest egg. There are 1000 Canadians turning 65 every day, a number that is expected to grow by 19% in the next 6 years. ›› ›› ›› ››
Over 51% of seniors are carrying debt into retirement. 61% want to remain in their home. There is a 50% chance of reaching the age of 92 years. 50% of Retirees believe that they will run out of funds within 10 years.
Kris Grasty is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.
Even though more people are retiring with debt, the average Canadian is retiring with approximately $125,000 in RRSP’s and 77% of their net worth is likely tied up a home that has appreciated well. Though it is encouraging to see a nice sum in RRSP’s it is simply not enough. CHIP makes sense for folks that have home equity but have little income and need access to the equity to help boost their retirement. There may also be tax advantages to drawing capital from the home as opposed to selling RRSP’s and making large withdraws from their RRIF. Of course, this discussion is best had with your financial planner or accountant, but:
CHIP IS THE ONLY REVERSE MORTGAGE
The advantages of CHIP are; ›› No Credit check, No income qualification, No medical check. ›› Approval is based on the client’s age (55+) and the quality and location of the property. ›› Access up to 50% of the equity in your home. ›› No payment is required as long as at least 1 applicant remains in the home. ›› The advances can be taken as lump sums, monthly draws or a combination of the two. ›› Interest only accrues when the funds are advanced.
product available in Canada, provided by HomEquity Bank. The whole idea behind CHIP is to allow our aging population access to their home equity without having to sell their primary residence. There are people who frown on even the mention of this product, but there is a place for CHIP in the Canadian lending landscape and there are many who do benefit from it.
The home for most people reaching retirement is and always has been their nest egg.
With rates around the 5% mark, the CHIP clearly provides a viable option to people that wish to supplement their retirement income by accessing their equity. Perhaps they wish to provide living inheritances to their loved ones and watch them enjoy it. While advisors should encourage financial literacy and buy in to the idea of saving more, starting earlier can mean building wealth that can last. By the time we hit retirement we reach a financial management stage. The planning needs to start much sooner, and most people would benefit with some proper proactive financial planning. It is important to have this conversation with your family. CHIP can be used as a tool, simply providing another avenue to enjoy living beyond the daily grind!

IN THE NEWS
ANNUAL BMO NESBITT BURNS TAX STUDY
Ninety per cent of Canadians feel confident that their 2013 tax return maximizes their tax savings Canadians feel very knowledgeable about how their income is taxed, but much less knowledgeable about how specific types of investment income, such as capital gains and dividend income are taxed of its fourth annual national tax study, which found that the overwhelming majority of Canadians are feeling confident that their 2013 tax returns will take advantage of all the tax deductions, tax credits and other tax savings that may be available to them. Moreover, over two-thirds of Canadians plan to file their taxes before the April 30 deadline, with one-quarter having already filed. The study also found that when Canadians were asked how knowledgeable they felt about a list of issues related to their tax returns, they felt the most aware of how their income is taxed generally (77 per cent) and the tax implications of contributing to a Registered Retirement Savings Plan (75 per cent). However, they are less confident of their understanding how investments are taxed, with only 41 per cent reporting that they are familiar with how capital gains and dividend income are treated from a tax perspective. “It’s encouraging to see that such a large percentage of Canadians are feeling upbeat about the job they are doing in preparing their tax returns,” said John Waters, Vice-President, Head of Tax & Estate Planning, BMO Nesbitt Burns. “However, understanding how investments are taxed is an important part of good financial planning. The study also examined what those who expect a tax refund plan to do with the money: ›› T hirty-seven per cent will cover household bills and/or reduce their debt load (credit card balances and debt other than mortgage). ›› T wenty-eight per cent will save or invest. ›› T hirteen per cent will fund vacations or purchase leisure items. ›› E leven per cent will do home renovations. ›› J ust under 10 per cent have decided to pay down their mortgages. ›› T hree per cent will donate to charitable causes. “Canadians’ financial priorities and situations differ depending on their unique needs and goals, but it’s great to see that the majority of those who are expecting a tax refund will use the money to cover basic expenses, reduce their overall debt and/or save and invest for the future,” concluded Mr. Waters.

DESIGNER ADVICE
LIVING IN
Shangri-La // BY YANIC SIMARD
WHILE TRAVELLING TO THE WEST COAST RECENTLY TO WORK ON MY NEW HOME DECOR ACCESSORY LINE, I had the pleasure of staying at the iconic ShangriLa Vancouver: the only 5-Diamond hotel in Canada, and a fountain of endless design inspiration (as well as a heavenly source of calm and relaxation). Because a designer’s work is never done, I took a few notes of some of their best interior features, so I could share with you how to get a little slice of Shangri-La in your own highrise home:
design in a timid way. Shangri-La’s incredible interiors are so successful because they put all this fear aside in a signature space that mixes periods, materials and influences, and isn’t shy about making a big statement.
1. Big Ideas ›› As soon as you enter the lobby of Shangri-La Vancouver, you can feel both a sense of grandeur, and the peaceful sense of being at home. At home people often try to recreate this sort of feeling by playing it safe, and approaching their 50 METRO VANCOUVER NEW CONDO GUIDE MAY 2 - 16, 2014

2014-04-25 3:57 PM
›› The lobby’s high ceiling makes it a natural fit for oversized elements such as the grand custom-made Italian chandeliers, ample modern leather sofas, and multiple-story spanning artworks. However, this doesn’t mean you can’t embrace a similar design philosophy in your own personal sanctuary. Mixing and matching a few full-sized pieces you love will speak more to your personality and create a calmer look than simply filling your space with “condo-sized” clutter. ›› Transitional design is all about mixing traditional with modern: adding a few antique or classic pieces to a condo space brings out the best of both periods and adds a sense of approachability that may be missing. Consider adding an exotic standing screen in front of a window to add privacy, or trading out your minimal light fixtures for more distinctive period pieces to bring a sense of balance. 2. Thematic Approach ›› Like any world-class hotel, Shangri-La Vancouver makes its mark in a few ways. One is by being the tallest building in the city, an impressive feat (not as easy to recreate at home). Another is by finding signature design themes to define an interior style that carries throughout each space for a sense of continuity. Shangri-La, founded in Singapore, represents its Asian heritage throughout every location. If you find your style signature, and let it guide your design for every area, you’ll easily create a beautiful, harmonious environment that always feels like your home. ›› One of the hotel’s key themes, drawing from classic Eastern design elements, is the fretwork detailing found in dramatic wall treatments. It’s most noticeable in the Chi Spa, where the geometric pattern adorns glowing windowed walls (a beautiful way to separate your bedroom and ensuite), but similar details can be found in elements such as rugs, table legs, and headboards to bring a subtle connection to each room. ›› You can achieve a theme with any pattern, such as exotic florals, simple stripes, trendy chevrons, or timeless toile, or simply choose an investment piece that you love and find an aspect that makes it special to you, whether it’s colour, pattern, shape or material. Then bring this design theme into each space in some way. It’s a great opportunity to be creative, and your entire home will automatically feel more harmonious while remaining completely unique. 2014-04-25 3:57 PM
3. Natural Impulses ›› Taking cues from Eastern philosophies, ShangriLa uses design to achieve a sense of calm brought on by a connection to nature, and a sense of escape from the busy world of downtown Van City. Interiors are sleek and clean-lined, but feature natural elements for a welcoming feeling that subconsciously relaxes. ›› Wood is a common material for condo flooring, but take a lesson from the hotel’s refreshing approach and consider it for vertical surfaces. Here, walls are faced with richly grained rosewood in public and private areas (although rarely on all walls to give some visual breaks) and then carried onto cabinets, chests and tables to continue the theme. Deep toned, exotic species are a huge trend, but also a classic statement of sophisticated luxury you can commit to. ›› Other spaces use floral prints extensively to bring in a more colourful natural element: these classic patterns feel modern again, especially when applied to simple modern furnishings with clean lines (which avoids that “grandmotherly” look). Adding it in pillows is an easy way to start, or table linens and china – mismatched florals coordinate well, so don’t worry about being fussy and just enjoy grabbing a few items as you find them. 4. Tranquil Planes ›› One of the most spectacular spaces in Shangri-La is their towering penthouse suite, a part of the building’s residential division with incredible views
of bustling Vancouver. The interiors here epitomize the building’s commitment to creating a sense of heavenly calm. Rooms like the spacious bathroom and sleek kitchen choose a single material to dress as much surface area as possible, for a look that makes a clear statement. ›› When choosing new finishes for your spaces, consider their approach. For example, choosing one stone or tile to run through your bathroom floors, up the walls and across the countertop gives a seamless look that clearly says “custom” while maintaining a spa-like tranquility. Likewise in the kitchen, one hardwood finish spread across your floors and cabinetry will create a similar effect while also helping your countertops pop. This can be achieved even after installation by simply having your woods stained to the same tone for visual continuity. ›› In spaces such as the bedroom (or anywhere you don’t want to invest in all new materials), a similarly meditative plane can be achieved by dressing your large surfaces in variations of a single neutral colour family. Just be sure to add variety of tones and textures so your space becomes blissfully calm instead of boring, and add small colour pops through artwork and accessories. Simply choose a palette (and a design theme!) that speaks to you, follow your instincts, and over time you will develop your own personal Shangri-La! CONDO PROFILE
Parc Riviera
Your riverfront lifestyle // BY SUSAN M BOYCE
n
ow go ahead and admit it. You appreciate great value in everything you do and buy, especially your home. But there’s no way you’re going to compromise quality. So here’s a scoop you’ll want to check out. Sales are underway for Parc Riviera’s first collection of lowrise condominium homes. “Prices starting in the mid $200,000s, so Parc Riviera is an incredible value — especially in the Richmond market,” says Dave Bauman, sales and marketing director. “Being able to purchase a brand new condominium home in a brand new master planned community is exciting enough. But when you consider these homes are right beside the river, it makes this opportunity even better.” With construction well underway, he adds, Parc Riviera’s pedestrian-friendly character and riverfront charm is emerging. “All the roads are in, so now you truly get a sense of the overall neighbourhood. Many of our early buyers have already moved into Parc Riviera’s townhome phases, and we often see them out walking their dogs or cycling along the dikes. It makes a very lively, very friendly ambiance.”
“ MANY OF OUR EARLY BUYERS HAVE ALREADY MOVED INTO PARC RIVIERA’S TOWNHOME PHASES, AND WE OFTEN SEE THEM OUT WALKING THEIR DOGS OR CYCLING ALONG THE DIKES.” DAVE BAUMAN
Homes to Inspire Inside, there’s no question Parc Riviera is a NCZ – no compromise zone. Finishings are sophisticated and upscale. Hint: quartz countertops, gas cooktop, hardwood flooring, and luxurious soaker tubs. There’s even geothermal heating/ cooling meaning your home is ultra-easy on the environment and ultracomfortable in any weather. Plus there’s choice — one-bedroom, two-bedroom, and even spacious three-bedroom suites. It’s part of the reason why Dave says Parc Riviera appeals to such a diverse ranged of savvy homeowners who want to call this neighbourhood home. “Young couples see a rare chance to raise their family in riverside community where neighbours actually get to know each other and amenities are right outside their front door. Downsizers see the opportunity to enjoy single-level, maintenance-free living without compromising the space they’re used to. And young professionals like knowing they’re investing in a community that will only get better over time.” Check it Out for Yourself Parc Riviera’s newest lowrise offers approximately 50 condominium homes ranging from one- to three-bedrooms and priced from the mid $200,000s. The Parc Riviera presentation centre and two display homes are open noon to 5 p.m. weekends or by appointment any time at 10111 River Dr. in Richmond. CONDO PRO
// BY BARBARA LAWLOR
UP ON THE ROOF:
Green in looks & lifestyle
T
Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in Canada and overseas.
he continual advancement of amenities in condominiums is fascinating, especially those that have an eco component. I remember a few years ago when we first started to hear about builders adding green roofs as the trend for environmental efficiency. Green roofs can contribute to waste diversion by lessening the use of heating and ventilation systems, helping to keep the building cooler in the summer, reducing the amount of storm water runoff, reducing noise pollution from the outside, retaining rainwater used by the plants and returned to the air through evaporation, lessening the urban heat island effect, and improving air quality by filtering airborne pollutants. The more obvious advantages of green roofs are their beauty and usefulness as a social amenity. These lovely spots add green space to the city streetscape and are inviting areas where residents can get together, relax amid beautiful city views, barbecue, dine alfresco, and even exercise their green thumbs. We are seeing an increase in urban gardens located on green roofs, and I can’t think of eating a morelocal diet! Every food item that we grow at home is healthier and helps to reduce the resources required to transport food over long distances. A green roof reduces the building’s carbon footprint, it offers a habitat for birds, and in general, it lifts residents’ spirits just by being there.
Green roofs reduce the amount of storm water runoff, reduce noise pollution from the outside, lessen the urban heat island effect, and improve air quality by filtering airborne pollutants Another fascinating aspect of landscaping which benefits purchasers is the urban park or courtyard. We see it more and more now – condos or clusters of buildings anchored by one or more courtyards that offer beautifully landscaped areas with park benches, barbecues, trellises or other scenic touches, inviting owners to enjoy a coffee and the morning paper surrounded by greenery. Courtyards are usually at ground level. Taking the concept higher, outdoor terraces are very popular in modern condos as well. These lushly landscaped areas often feature barbecues, reflecting and swimming pools, hot tubs and other outdoor amenities. They are often accessible directly from the party room or indoor swimming pool area, and some have a sun-bathing deck and cabanas for an exceptional outdoor experience. As someone who travels the world for business and pleasure, I can tell you that one of the reasons our condos are drawing an international crowd is that we offer these kinds of incredible amenities in our buildings. Today’s purchasers are smarter and more sophisticated than ever before, and “green” will be the “in” colour for generations to come. Those who are concerned about the environment can feel confident that today’s condo designs are tighter, more efficient and Greener than ever before. 72

HOT TOPIC

Better for the environment:
Most of the energy we consume in Canada comes from fossil fuels. As a result, the energy we save in heating, cooling and powering our home will help reduce our environmental footprint. In addition, using energy-efficient light bulbs, low-flow shower heads, and waterconserving toilets will all contribute to a Greener home. Many new energyefficient homes are even being built using insulation, drywall or wood trim manufactured using recycled materials.
Consumers looking to achieve greater energy efficiency at home have a wider array of energyefficient options to choose from
4
Affordability: Buying expensive,
Great reasons to choose a
GREEN HOME
1
Energy savings: Today, 17 per cent of all energy used in Canada goes
toward running our homes. We consume a significant amount of energy for heating our homes in the winter and cooling them in the summer, and don’t forget about the energy we use to heat water used for bathing and cleaning. Imagine the savings on your energy bills if you choose an energyefficient new home.
2
Better to live in: Energy-efficient homes have fewer of those uncomfortable drafts and cold spots. Some homes have specially designed ventilation systems that bring fresh outdoor air in and send stale indoor air out. R-2000-certified homes, for example, are built using healthier building materials, such as low-VOC (volatile organic compounds) paints, flooring, and cabinets to further improve indoor air quality.
custom-built homes used to be the only way to acquire an energy-efficient home. Today, thanks to initiatives such as Leadership in Energy and Environmental Design (LEED), the EnerGuide rating system, R-2000 Standard and Energy Star for New Homes, consumers looking to achieve greater energy efficiency at home have a much wider array of energy-efficient options to choose from.
If you are planning to buy a new home in the coming months, spend some time on the NRCan website at newhomes.nrcan.gc.ca or call 1.800.O.Canada (1.800.622.6232) for more information on the various energy-efficiency programs that are available in Canada. NC

URBAN TRENDS
// BY BOB DEWIT
LOOKING TO SELL? HOW STAGING HELPS.
Bob de Wit is the CEO of the Greater Vancouver Home Builders’ Association (GVHBA), a not-for-profit society representing the residential construction industry in the Greater Vancouver Area. Celebrating 40 years in 2014, GVHBA has more than 740 members and is proudly affiliated with the provincial and national Canadian Home Builders’ Associations. You can reach Bob at bob@gvhba.org.
W
hether you have lived in your condo for a couple of years, or a house for thirty, preparing to sell your home can be an overwhelming experience. All those little annoying things you have put off fixing; the loose hinged drawer, a dripping faucet, a finicky light switch, a worn carpet, are they really so important to making the sale? What is the best use of your time and how much money should you spend to get the greatest return on your investment? Your family and friends all love your home. Why would you change anything? These are all valid questions, and ones an experienced home stager will be able to guide you through.
Sometimes details make all the difference
Your home is most likely one of your largest financial investments. Pre-sale preparation will bring you benefits in both time and money. The longer your property is listed, the greater the vulnerability to lower the list price. Selling quickly will not only work in your favour financially, it will also minimize the inconvenience of shuffling the family out of the home for constant showings. To sell at the highest price in the least amount of time, think like a buyer and be objective. This may sound easy, but for most of us, our house is more than a financial investment. It is our home, wrapped up in memories. Stagers bring an objective eye, with a sense of space and design. Objectively de-cluttering rooms can increase visual space for added value, and at the same time will remove your footprint to help buyers visualize themselves in their new home. While you need to find a way to detach, you will want the buyer to become attached to your home. Buyers arrive with expectations, a “must have list,” but make final decisions based on emotion. Creating a connection between the buyer and your home will lessen their need to have all items ticked off the list. Designing a memorable nook in what was once an awkward corner is just one example of how a stager can help create a unique, emotional selling feature. Here at GVHBA, our custom home builders use “show homes” and “model suites” to showcase their work. Statistically, staged homes sell 2-3 times faster. People perceive staged homes as having added value and can easily visualize and connect to the space. Objectively – a professional home stager will work with you to prepare your investment for its greatest selling potential while helping the buyer emotionally connect to your home. Considering the size of your investment, it makes sense to work with a professional. To find a GVHBA member who does this type of work, visit www.gvhba.org , click on “Find a Service,” and search for “Interior Designer.”

A RESORT LIFESTYLE IN THE HEART OF WHITE ROCK At Newport at West Beach it’s all about luxury living // BY MICHELLE HOPKINS
e
very day is like the weekend … It’s like being on a holiday you never want to end. Welcome to Newport at West Beach, which offers you a rare and unforgettable coastal lifestyle that last all year round. This exclusive development consists of 56 luxury townhomes and condominiums with commercial spaces in three contemporary glass and wood framed buildings – Villas, Vistas and Gardens. The waterfront homes, which include one bedroom to two-level, three bedroom plus den suites, range from 531 to 1,866 square feet of superb living space. “It’s a once in a lifetime opportunity to live in this location,” says Steve Andersen, marketing manager for Newport Village. “You are two blocks away from everything on the beach but far enough away from the summer night life.” Most of the signature residences will front White Rock Bay and give owners ultimate panoramic views of the water. The crème de la crème, the Villas, are sure to be the ultimate in luxury living as the interior living spaces open onto private, spacious rooftop terraces, balconies and a central courtyard with outdoor fire pit, bar and barbecue kitchen, as well as foot shower area. “Only two of the 12 villas remain,” says Andersen, adding 50 per cent of the residences are sold.
“ IT’S A ONCE IN A LIFETIME OPPORTUNITY TO LIVE IN THIS LOCATION.”
NEWPORT AT WEST BEACH is setting a new standard of architectural form along the Marine Drive corridor. Every element has been well thought out and planned – from the interior layouts to the selection of West Coast-inspired materials – to redefine what White Rock living is all about. Designed by award-winning architect Ankenman Marchard Architects, Newport at West Beach is intentionally shaped and positioned to maximize views of the water and mountains. Inside, residents will enjoy high-end quality interiors that represent the finest living in White Rock. These magnificence homes offer features any homeowner would thrill to have: engineered hardwood flooring throughout living spaces, gas fireplaces with mantel and nine foot ceilings throughout. In addition, the gourmet kitchen will inspire the culinary master chef and aspiring chef to cook feasts for family and friends. Each kitchen features engineered Quartz countertops and eating bar with marble or limestone backsplash, a combination of solid wood and high gloss panel cabinetry, premier stainless steel appliances, including Wolf gas ranges and Zub Zero refrigerators in the Villas and Jen-Aire in all other homes. The attention to detail is evident in every room of these finely crafted homes developed by LLW Holdings Ltd. and built by LDHT Construction — one of the province’s premiere homebuilding teams. Meanwhile, everything is within walking distance. Step outside your new design-forward glass and modern home and you are right on the beach, close to everything White Rock has to offer, but away from the evening nightlife. These stylish contemporary residences start from just

MAKE YOUR MOVE
// BY CHUCK RESNICK
UNPACK YOUR COMMON SENSE

hen it comes to moving, a little common sense goes a long way in transporting your belongings to your destination so that they arrive in good shape and on time. Considering the importance our “stuff” has in making us feel comfortable in our surroundings, these items deserve special thought and care. Thinking ahead is the best thing you can do when it comes to making arrangements and packing. Organization should be your mantra, efficiency your goal.
for a smooth move
If you are doing the packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van. Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life. During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa. Did I mention labeling? Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last — and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues, dish liquid, etc. into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items. Another way to apply common sense to packing is to look at each item with the thought, “Do I really need and use this?” Especially if you are moving from a house into a condominium suite or apartment, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want our moves to go smoothly as much as our clients do. Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
