Whether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

I’m excited to be taking on the role of Editor at New Condo Guide, actually, it’s nice to be back — it’s a magazine I first worked at almost 15 years ago, in the art department. A lot has changed since I left — new company, glossy pages, and use of digital photography to name a few things — but one thing has remained constant: the Metro Vancouver area is still a glorious place to live, and New Condo Guide is still the best place to discover all about the new and exciting developments in the condo market in the city. If you’re considering buying your first condo, we have valuable information this month, including the recently announced increase in the first time homebuyer Property Transfer Tax exemption. For more first-timer buying help, see the GVHBA page with all the details on their upcoming free Seminar for First Time Buyers. Also don’t miss the new Condo Views section, with stories about our changing urban landscape. This month we’re highlighting the rehabilitation of the urban mall and an innovative home gifting initiative by two socially-conscious Vancouver real estate entrepreneurs. Happy condo hunting!

COVER STORY

THE RIDGE AT BOSE FARMS BOLD NEW COUNTRY LIFESTYLE // BY SUSAN M BOYCE

THEY’RE FRESH, THEY’RE FUN, and they have a personality that’s vibrantly distinctive. Say

hello to The Ridge at Bose Farms. Located on one of Surrey’s most historic and beautiful homesteading sites, The Ridge at Bose Farm is a master planned condominium development unlike any this city has seen before. These aren’t simply outstanding condominium homes, The Ridge is a whole lifestyle. And there’s no question people are taking note. “We have an astonishing diversity among our buyers,” says sales manager Nicole Castle. “Two of our first buyers were a very hip, 50-something woman who’s moving here from Yaletown and a local person who’s still living at home, hadn’t even thought about buying, but saw what a great value and opportunity this is and couldn’t resist.”

New Life, Amazing Value Understanding why The Ridge has been such a hit with buyers is as simple as stepping into the display home. The feel is airy and sophisticated, like a contented sigh that says “Ahhhh, I’m home.” There’s an intriguing blend of über modernism with the sheer fun

“ We have an astonishing diversity among our buyers including a local person who’s still living at home, hadn’t even thought about buying, but saw what a great value and opportunity this is and couldn’t resist.” NICOLE CASTLE

of industrial edginess. Hint: elegantly minimalist faucets, warehouseinspired pendant lighting in chrome, quartz countertops and high gloss, easy-clean cabinetry. Then there are the views, which are as diverse as the people that will call The Ridge home. “To the north, you look over ALR lands and the golf course all the way to the North Shore Mountains,” Nicole says. “Some homes will have views of the courtyard, some the heritage forest, and others will overlook the community’s herb and garden plots. We even have east-facing, garden condos with fenced yards that overlook the hillside gardens and are as big as many townhouse yards — perfect for your four-footed family member, in other words.” With prices starting at just $162,900, Nicole says these homes have been selling even faster than anyone predicted. “Our first phase was half sold within weeks, and the second phase is selling quickly. It’s a perfect combination of quality, amenities, and location — what’s not to like about that?” Plus, for the month of March, they are having a OneBedroom Promo — you could save up to $10,000!

ready to watch the Heritage Classic Game like they’d never seen it before. The entire upper floor of the barn was transformed into a giant theatre with massive ten-foot screen, open seating, and ambiance with attitude. More than 100 guests came out to cheer on their favourite team and spice up their game time snacking with free poutine and Beaver Tails from Famous Beaver Tails on Wheels. And since no party is complete without a door prize, one lucky viewer went home proudly decked out with a heritage Classic Ridge jersey from Cyclone Taylor’s. “People had a blast, and they’re already looking forward to this becoming an annual event,” Nicole says. “Plus it was a great time to announce that The Ridge is donating $1,000 to the Cloverdale Colts Minor Hockey Association to help support the next generation of hockey superstars.”

Join the Party

The Ridge at Bose Farms’s presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 16390 – 64th Ave. in Surrey. Prices start at $162,900 with an excellent selection of floorplans to choose from. For more information visit theridgeatbosefarms.com or call 604.888.5514.

Following in the Bose family tradition of establishing a strong sense of community, the site’s historic potato and machinery barn is already being transformed into a dynamic, social hub. On launch day, an enthusiastic crowd kicked up their heels to the music of Tidelander, a lively folk rock band with a decided penchant for get-your-feet-moving dance music. On Sunday, March 2nd, hockey fans grabbed their favourite jerseys

CONDO SENSE

// BY CAMERON MCNEILL

THINKING ABOUT INVESTING IN A CONDO? cash injections to cover the payments. Remember, an investment comes down to the numbers, so when you start shopping, avoid getting emotionally attached and stick to your investment criteria according to these numbers! Location, location, location… Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. A

friend recently asked me, “I’m looking to invest in a condo – what do you recommend?” Wow, that’s a doozie as there are so many things to consider! As I proceeded to pontificate this fabulous question for more than half an hour, I’m sure I thoroughly confused my learned friend. Afterwards I took some time to better summarize my opinions and am excited to share them with you here.

Talk to your banker. Firstly, you

have to know what price maximum are you are prepared/able to pay. Talk to your banker/mortgage broker to determine how much equity you will require, what you can afford, and what all your monthly payments will add up to. You may need to account for small

Decide, in advance, what areas you are going to shop. Do your own research using MLS.ca, developer websites, and city websites to help define areas of interest based on current and longterm community plans. Established neighbourhoods (areas I call “blue chip”) may not have the potential financial growth compared to emerging neighbourhoods, however, they will be less volatile. Be mindful of future development that could also negatively impact your condo. That peak-a-boo water view may be blocked in the near future, and a new sky train is coming, but your condo may be overlooking the track! Understand what is likely to happen and how it could positively or negatively impact a property. New or used? New of course – I’m a real estate marketer! But seriously, you need to consider the pros and cons of both. New condos can come at a small premium but if you buy right, you can find great value. New condos will have less maintenance issues and a warranty in place for defects, appliances, etc. You can often buy early enough in the development process (even before construction starts) and enjoy up to two and half years of potential

market growth prior to completion (note: “potential”). When buying used, you need to do your homework in inspecting the premises and reviewing all the strata minutes. Sometimes, an investment property may already have a tenant in place, and on occasion can offer a great deal. If you are handy, buying a used condo that requires some cosmetic work can generate a good return. Speculation versus long-term investing? Go long-term. Investing

in real estate can be a very financially rewarding experience, however you must always be prepared to close on your purchase and to hold and manage the asset for at least five years or more. The speculative purchase, which is more popular in pre-construction (selling in the short term, often prior to construction completing) is a very risky game. Your life as a landlord... Managing a

rental property is not always easy. You could have a terrible tenant, or have numerous maintenance issues. If the property is located a far distance from you, it could be more onerous to manage. You may consider a rental management company, but this will cost you about six to eight per cent of your rental income, so it should be considered within your investment criteria. You should learn more about the Residential Tenancy Act to understand your responsibilities as a new landlord at rto.gov.bc.ca. Hope this helps! Happy shopping!

MANAROLA

Stylish living and convenience come together in Fleetwood // BY JANINE MACKIE

s

pacious layouts and designer finishes give the condominiums at Manarola a townhome feel. Paired with an amazing Fleetwood location and prices from just $179,900 (including net GST), it’s no wonder buyers of all ages — from young professionals to active seniors — are finding Manarola the perfect fit for their lifestyle and budget. “Fleetwood is an amazing place to live — like a little town in the midst of Surrey, with a flavour all its own,” describes Carol Hunt, sales manager for Manarola, which features 51 one- and two-bedroom homes between 88th Ave. and Fraser Highway on 160th St. “This location provides easy access to the new Port Mann Bridge, and is close to both Guildford Shopping Centre and City Centre Mall, only 20 minutes to White Rock or the US Border and five minutes to Surrey’s Sport & Leisure Centre. Being able to walk to school, church, shopping and restaurants is very desirable.” Following the success of Monterosso and Vernazza, this newest three-storey building by the

Pioneer Group will be completed in December, with homes ranging from 505 to 1049 square feet. Beautifully appointed with exceptional finishes and timesaving conveniences, the feature list includes many enticements like laminate wood flooring throughout the kitchen and main living area, soft close cabinetry, under-cabinet puck lighting, quartz countertops, stainless steel appliances and a built-in recycling centre. “Buying early allows you to truly make a house a home,” says Hunt. “Choose a five-foot shower or luxurious soaker tub for the ensuite, personalize colour schemes and have first choice of floor plans.” There’s financial incentive to buy pre-completion too! For the next six buyers, the price includes net GST, first year strata fees, laminate wood flooring in bedrooms, washer, dryer and fridge upgrades, security system, medicine cabinets and even a $5000 decorating allowance. From dinner parties to working from home, the two-bedroom display home showcases all the function of a well-designed condo. With some decks boasting over 750 square feet of outdoor entertaining space, homeowners can enjoy summer grilling and gardening. A ground floor amenity room is the perfect place to host your next event with its modern lounge, kitchen and games area. Visit Manarola’s presentation centre, open daily (except Fridays) from noon to 5pm at 8695 160th St. in Surrey. For more information call Carol Hunt at 604.825.1038 or online at manarolahomes.com.

ATHENRY GATE – AFFORDABLE QUALITY AND VALUE Yorkson’s newest community with mountain views in Langley // BY MICHELLE HOPKINS

l

angley is emerging as one of the most sought-after communities in the Lower Mainland because of its blend of urban sophistication coupled with its rural, pastoral landscape. In the heart of Willoughby is where you will find Athenry Gate, a new premier multi-phase condominium development, which will consist of 153 residences, surrounded by green space and impressive mountain views. Athenry Gate is where you can buy a stylish new home, close to great schools and amenities, starting at $225,000 for a two-bedroom and $279,000 for a two-bedroom and den. Athenry Gate is a remarkably affordable European-inspired condo project with contemporary elegance, which makes it a unique opportunity for buyers to get in on a collection of finely crafted homes. Built by award-winning Peak Construction, the first four-storey building is a collection of 66 residence condominiums - studio, junior suite, one-, two- and two-bedroom plus den homes, ranging in size from 437 to 1,061 square feet. Inspired by old world workmanship and quality, these exceptionally well-built residences are surprising prospective buyers by how affordable luxury can be. The contemporary West Coast interiors are distinguished by nine foot ceilings, elegant mouldings, high quality laminate flooring, sprawling windows and oversized patios. The elegant residences also include plenty of unexpected, upscale features that come standard in every home — spa-styled bathrooms with satin-nickel faucets, tub and shower fixtures and deluxe deep soaker tubs, as well as gourmet kitchens complete with two-panel white-wood Shaker cabinets, granite countertops, stone inlay backsplash and stainless steel appliances. “The interest for Athenry Gate has been phenomenal,” says Solon Bucholtz, Solon Real Estate Marketing Professionals. “More than 70 per cent of the condos are sold, with all of the studios, junior suites and one bedroom condos already sold out.” Peak Construction, a respected local developer with more than 25 years of building first-class residential projects, carefully planned Athenry Gate to offer superior and affordable living spaces.

THIS IS A GREAT LOCATION IN A QUIET NEIGHBOURHOOD, CLOSE TO FABULOUS SHOPPING, SUCH AS WILLOUGHBY TOWN CENTRE, AND WITH EASY ACCESS TO DOWNTOWN VANCOUVER This is a rare opportunity to be part of a scenic and vibrant neighbourhood minutes from parks, with a brand new 52-acre park one block away, walking trials, great schools, shopping, golf courses, culture, and entertainment. “This is a great location in a quiet neighbourhood, close to fabulous shopping, such as Willoughby Town Centre, and with easy access to downtown Vancouver,” adds Bucholtz. This is your opportunity to live in a new home that melds the best of urban life with the best that nature has to offer. This is a luxury you can afford right now! The developer is offering a Deal of the Week leading up to the Grand Opening on April 5th — Everyone who visit the presentation centre, 8312 208th Street, Langley will be eligible for a weekly deal of up to $40,000 worth of savings. The presentation centre is open Monday to Thursday noon to 6 p.m. and Saturday and Sunday, noon to 5 p.m. (Closed Fridays). For more information, call 604.882.8857 or visit www.athenrygate.com.

CORNERSTONE

The high life has come to Langley // BY SHAWN CONNER

m

arcon’s Cornerstone development is off the ground, literally. Its two buildings are situated on a raised 10-foot-high podium. “Even the homes that are on the ground floor are more like second-level homes,” notes Sales Manager Brittany Reimer. With the first phase sold-out, Marcon still has some homes for sale in the second (and final) building in the development. About 60 per cent of the suites in Cornerstone North are sold, but there’s still a great selection of one-bedrooms, onebedroom and dens, two-bedrooms and two-bedroom and dens, all move-in ready. And for a limited time, the developer is holding a promotion, which can mean more than $60,000 in savings on the largest homes. The four-storey building’s largest homes are the 1,044-square-foot two-bedrooms, but all the homes are generously sized. Some of the one-bedroom-and-den arrangements are over 700 square feet. The Cornerstone North homes have 9’ high ceilings and spacious walk-in closets. “They don’t feel like tiny shoebox style condos,” Reimer says. Marcon, the developer, is a trusted name with 28 years of experience building over 8,500 homes in the Lower Mainland. Marcon’s attention to detail and investment in extras is apparent in Cornerstone North. Kitchen features include modern stylistic touches like stone-slab countertops, undermount sinks, under-cabinet LED lighting and built-in wine racks. Main living areas all have floating electric fireplaces. Bathrooms are spa-style with soaker tubs, rainshower heads and above-counter vessel sinks. The Whirlpool stainless-steel appliance package includes a stacked washer-dryer combo, both full-size. Marcon has also taken pains to ensure each home has a corner feel, “even if they’re not true corner homes,” Reimer says. The building’s stacked, zig-zag design also gives each home a private balcony, with no shared balconies between homes. “A lot of the time with condos you have a boxy feel, and you’re not getting a lot of light,” Reimer says. “Here, the 9-foot-high ceilings and full windows provide an abundance of natural light.” Many of the homes have mountain views. Homeowners and prospective buyers love the raised

podium, which encompasses private, gated yards for the main-floor homes, the oversize private balconies, and the courtyard, which includes a playground for each building. The combination is appealing to a wide variety of homeowners, Reimer says. “We have first-time buyers, a lot of young couples, some newly divorced people, down-sizers, families. We really get a great mix of homeowners.” The nearby amenities are a good mix, too. Located just off the Langley Bypass near the Fraser Highway, Cornerstone is just a couple of blocks from grocery stores, restaurants, Kwantlen University, Newlands Golf and Country Club and three parks, including McLeod. Costco, Superstore and Wal-Mart are just a short drive away. Where other areas of Langley are still undergoing development, the area around Cornerstone has been built out, Reimer says. So buyers looking in the area should act fast. If you’re ready for the high life, you are ready for Cornerstone. The Cornerstone Sales Centre is open Daily 12-5 except Fridays at 56th and 210A Street Langley. For more information contact 604.534.6000 or sales@cornerstoneliving.ca or visit cornerstoneliving.ca.

GVHBA

Seminar for first-time homebuyers offers free, valuable advice “ Real estate continues to be a hot topic in this region, so seminar attendance is expected to be as many or greater than the 750 young people who attended last year’s event.”

WITH SO MANY FACTORS TO TAKE INTO CONSIDERATION when buying a new home,

particularly in the Vancouver region, it is no surprise first-time homebuyers need a little help de-mystifying the process. What home type is best matched to wants, needs and financial resources? What location is preferable? What are the mortgage options? How does the provincial property transfer tax exemption for first-time homebuyers work? How much can be withdrawn tax-free from RRSPs? How about legal considerations, closing costs and home warranties? What’s involved with condo pre-sales? Those and other key questions will be covered by a panel of experts at the 20th Annual Seminar for First-time Home Buyers, presented by the Greater Vancouver Home Builders’ Association (GVHBA) on Tuesday, March 11 from 7 p.m. to 9

p.m. in the Bell Performing Arts Centre, 6250 144 St., Surrey. Doors open at 6 p.m., allowing attendees ample time to walk around the expo and talk to exhibitors about new-home developments and other home-related products and services. Admission to the popular seminar is free thanks to the generosity of the presenting sponsor, the provincial Homeowner Protection Office, branch of BC Housing. “Our experts will help first-time buyers consider all available options and important issues before they take that critical first step onto the property ladder,” said GVHBA CEO Bob de Wit. “Real estate continues to be a hot topic in this region, so seminar attendance is expected to be as many or greater than the 750 young people who attended last year’s event.” Although the seminar is free, attendees are asked to bring a food item for the Surrey Food Bank. This seminar is held only once a year, so don’t miss out -- get the information you need before you starting thinking about buying your first home. Pre-registration is required. Register online by using the form below or call 778.565.4288 from 8:30 a.m. to 4:30 p.m., Monday to Friday. Registrations will also be accepted via voicemail during evenings and weekends. There is ample free onsite parking, and public transit is right at the corner.

s

omething new is coming to Langley. And if you haven’t visited the Willoughby Town Centre neighbourhood yet, get ready to be surprised, delighted, and wowed big time. Introducing Kensington: a vibrant, pedestrian-friendly community that combines sophisticated residential, socially active retail, and diverse services to create a unique character and irresistible charm. NEW VIEW ON LIFE

“Kensington is so much more than just a collection of really cool apartments,” says Tarynn Sharpe, sales representative. “There’s simply nothing else like it anywhere in Langley – the first true town centre where people can live, walk, eat, shop, and play.” One look at the scale model, and I can understand her enthusiasm. There’s a playfulness to the building’s articulation and colourfully textured façades that is reminiscent of a traditional Old World village, but with a distinctly contemporary twist. The street here is wide and inviting, something I’d noticed in person as I arrived at the presentation centre. And with Noma Sushi plus Mattu’s Coffee & Tea shop both now open and sporting comfy outdoor patios, there’s no doubt in my mind that Kensington is going to be one vibrant, interconnected community.

“So many of today’s homebuyers, especially the younger ones, consider their neighbourhood an extension of their living room,” Tarynn says as if reading my mind. “But it’s been surprising how many people have told us they not only love the proximity to all the shops and services, they actually want to be able to see the street from inside their home.” And for those folks, Kensington has the perfect answer: upper floors that are stepped back from the ground-level retail. The result? Outstanding streetscape views as well as massive second-level, private decks that would most accurately be described as “awesome” in any vernacular. SIZZLING STYLE

“About half the suites here at Kensington are one bedroom or one and den, so they appeal to young professionals or first time buyers, but we also have two- and even 1,360-sq.ft. two-bedroom and den homes that our downsizers are loving,” Tarynn says. “Ready to take a look?” You betcha.

The display home is a two-bedroom and den that feels even larger than the 978 sq. ft. Tarynn tells me is its footprint. The kitchen, always a first on my “must check out” list, is huge – tons of counter space, soft-close cabinets, built-in pantry, and top-of-the-line stainless steel appliances that all add up to “serious gourmet cooking” ambiance. And here’s a delightful and innovative bonus: LED lighting recessed invisibly under the cabinets – very cool, very different. Oh and by the way, be sure to look to your left immediately you enter because you’ll discover yet another simple yet rare feature: a decorative key ledge perfect for cell phones, wallets, purses, pens, and yes, even keys. As we continue our tour, Tarynn shows me yet more of the subtle details that put Kensington in a class of its own: nine-ft. ceilings, luxurious casings on all windows, and one of my favourites, a soap niche in the shower. Clearly, Kensington takes its commitment to luxurious appointments very seriously. CELEBRATE COMMUNITY

Before I head back to Vancouver, Tarynn and I take a stroll along Kensington’s already evolving high street. “Eventually there will be about 500 homes and more than 145,000 sq. ft. of retail and commercial/office space here,” she tells me. Tenants

“ THERE’S SIMPLY NOTHING ELSE LIKE IT ANYWHERE IN LANGLEY – THE FIRST TRUE TOWN CENTRE WHERE PEOPLE CAN LIVE, WALK, EAT, SHOP, AND PLAY.” TARYNN SHARPE

include the Royal Bank, Rendezvous Liquor Store, Sassy Nail Salon, and Shoppers Drug Mart. “And you should have heard how happy everyone was when the Presidents Choice Independent Grocer opened in December,” Tarynn says. “Neighbours who already live in the area are so happy to have a brand new grocery store within a five-minute drive. And for the people who will live right here at Kensington, it’s going to mean they can just walk out their door and pick up fresh produce or flowers.” In closing, Hugh Carter, Qualico’s Community & Commercial Development vice president, sums up Kensington this way. “This will be a neighbourly place to live and meet up, a place that respects the past, values community, and celebrates the fact Langley is a great place to live. With its quality homes and commercial space, pedestrian plazas and pleasant walkways, Willoughby Town Centre truly does have something for everyone.” The Kensington presentation centre and display home are now open noon to 5 p.m. seven days a week at 110 – 20678 Willoughby Town Centre Dr. (208th St. and 80th Ave.) in Langley. Floorplans range from one-bedroom to spacious two-bedroom and den homes with 1,360 sq. ft. of space. Priced from $199,900. For more information visit liveatkensington.ca or call 604.427.3311.

The Property Transfer Tax, commonly referred to as PTT, is normally payable whenever someone purchases a new or previously occupied property. Purchasers must pay a tax of 1% on the first $200,000 and 2% of the remaining fair market value of the property. The first time homebuyer’s exemption allows qualifying purchasers to claim a full or partial exemption from paying the PTT as long as they meet

How changes to the Property Transfer Tax may affect you

certain qualifying criteria. Full exemptions are now available for properties with values up to $475,000 and partial exemptions are available for homes valued at between $475,001 and $500,000. To qualify for the first time homebuyer exemption, your new home must fall within the maximum exemption amount and you must be a Canadian citizen or permanent resident. You must also have lived in British Columbia for 12 consecutive months or filed at least two income tax returns as a British Columbia resident over the previous six years, and you must have never owned a principal residence anywhere in the world or received a first time homebuyer’s refund. The final requirement is that you move into the property within 92 days and reside in the property for the remainder of the one-year period after your purchase completes. Since each person who qualifies is able to claim an exemption, there are several strategies available to couples or co-investors that allow them to maximize and preserve exemptions for future use. One common strategy is to register a property in one person’s name when multiple purchasers qualify for the exemption. As long as the registered owner resides in the property, other beneficial owners who do not register their interest may continue to qualify for a future exemption. If multiple first time homebuyers are purchasing a property and need to obtain financing, they should inquire with their financial institution to see if one person can register as an owner while the other simply signs on to the mortgage as a guarantor. When two people purchase a property together and one person qualifies for the first time homebuyer exemption, both purchasers can register as ‘tenants in common’ with the first time homebuyer owning a larger legal share of the property. The PTT will only be payable on the legal interest purchased by the person who isn’t a first time homebuyer. Before using any of these strategies to maximize the first time homebuyer PTT exemption, consult with your lawyer. You may need to prepare an agreement between the buyers to ensure that everyone’s legal rights are protected.

Quintessential New Westminster // BY SUSAN M BOYCE

confess I still have a soft spot in my heart for New Westminster. It was where I bought my very first apartment and is, quite simply, a great city to call home. It still is. In fact, over the past few years, this riverside community with the friendly, outgoing ambiance has become even more dynamic, vibrant and intriguing. So you can bet I’ve been keeping a close eye on a new development taking shape blocks from my old home. Introducing Dominion, a six-storey collection of boutique condominium residences boasting surprising views of the Fraser River and the park-like gardens of City Hall as well as floor plans designed specifically for our active, West Coast lifestyle. And today, I’m getting a sneak peek.

favourite room, the kitchen. White-on-white, a penny-round backsplash is perfectly set off by cabinetry that’s a contemporary interpretation of the classic Shaker. “We decided to use an L-shape with center island because it’s so flexible — especially for people who like entertaining,” says Manuela Mirecki, Ledingham McAlister’s Vice President of Marketing and Design. The result is a condo kitchen that feels every bit as open and inviting as a single-family house. The second display home, a one-bedroom and den, is filled with more surprises. What at first glance looks like a smallish bedroom closet opens to reveal a spacious walk-in. There’s the convenience and space-saving savvy of a large, cheater ensuite with full-sized washer/dryer tucked neatly behind one door. And there’s the balcony. This beauty would easily handle dinner seating for four plus a barbeque — which is good news because it’s also fully covered, meaning this is where you’d find me in all four seasons of the year. Call the Moving Van Best of all, these homes are move-in ready. “People love being able to see what they’re buying and exactly what their view will look like — especially our many first-time homeowners,” Manuela says. “Buying your first home is an exciting time, so when you find a home you love, most people don’t want to wait a year or more for the building to be completed. They want to move in right away and get their money working directly for them, not a landlord. At Dominion, they can.” Dominion’s brand new, onsite presentation centre is open noon to 5p.m. daily except Fridays at 500 Royal Ave. in New Westminster. Prices for these 118

INSIDE MORTGAGES

Self employed?

// BY KRIS GRASTY

TAX BENEFITS VERSUS MORTGAGE RATES

L

ending guidelines have changed recently, and a large group of people affected are those who are self-employed or fall into the category of Business for Self (BFS). If you are currently BFS and are already mid-term in a mortgage, when you come up for renewal and want to switch lenders or buy that bigger home, you may be in for a surprise. Most lenders are now requesting a good deal more documentation than you may be accustomed to. Whether you think you can income qualify or not, you will have to provide a pile of documentation from business financials, two or three years T1 generals, bank statements, and more. Some BFS clients claim enough taxable income to qualify, or have significant equity in their property that the required income is less of an issue, but some self-employed people make

an honest living, enjoy the deductions and write offs permitted by a business owner, and come qualification time do not have enough to show for taxable income. These individuals often have a high credit rating and no difficulty making their payments but are caught in the vortex of these new rule changes. Again, it’s not all about rate here! These BFS clients have the option to deduct fewer expenses from their taxable income to get that coveted lower rate OR they can maintain their tax advantage and understand the reality that comes with today’s lending parameters. It is important here to note that sometimes brokers have to place BFS clients with alternate or “B” lenders, and that this does not mean that they are sub-prime clients. Though mortgage rates may be higher for the selfemployed and BFS clients, this is often more than offset by the tax advantages they have. In the diagram above, the BFS client qualifying for the higher rate may pay approximately $4000.00 more in interest yet saves overall (and has more to brag about to peers than just getting the best mortgage rate). Some lenders will accept creative solutions such as adding back business interest expenses, business use of home, capital cost allowance (CCA or depreciation), and even motor vehicle expenses. Different lenders accept different combinations of add-backs. A broker will know this best, so enlist your broker’s help! You will be happy that you did.

Oakridge Centre Proposal

REIMAGINING THE URBAN MALL From parking lots to communities in the sky // BY STEPHANIE MACDONALD ANYONE WHO SPENT ANY FORMATIVE YEARS IN THE 1980s can attest to the cultural

importance of the mall. In classic movies like “Fast Times at Ridgemont High” and “Valley Girl,” the mall is a flashy, neon-coloured consumer palace where flirtations bloom, popularity is contested and young people test the waters of adulthood with first loves and first jobs. Teenagers and senior citizens are enduring mall enthusiasts, but most people older than teenagers and younger than seniors are usually seen unenthusiastically dragging around cranky children or rushing to get in and straight out again. The mall’s gaudy shine has worn off, big box stores and internet shopping have taken their toll and the result is often empty parking lots, high vacancy rates and declining revenues. In a region confined by the surrounding ocean and mountains, Vancouver’s real estate has always been defined by its limitation. Given that malls are usually surrounded by acres of parking lot, it’s not hard to see why developers have been keen to make use of this space potential. In the Lower Mainland this has resulted in some dramatic and extensive re-imaginings of what a mall means and what it can be. It turns out, there are ways to appeal to both seniors and teenagers, and especially people in-between: the kind of people who buy real estate. The answer is to go up, way up, creating highrise neighbourhoods, with mixed-use retail, cultural, recreational and green spaces on the bottom, with more limited parking going underground. Clearly there have been some major changes to city zoning and consumer demand, and this has necessitated a very innovative design process that fuses the

cultural, recreational, residential, economic and sustainability needs of a community into one overarching project. Ideally this will take into account of the city’s demands for growth, the developer’s need to make money, the well-being of the residents and character of the surrounding areas. The two most notable mallrejuvenation projects that are already happening are at Brentwood Town Centre in Burnaby, and Oakridge Mall in Vancouver. Both these ambitious project plans are in the midst of the civic planning approval process, and are thus works in progress. The Brentwood Town Centre plan, created by the current owners of the mall, Shape Properties and marketed by Rennie Marketing Systems, envisions a

These projects are in their early stages, but one thing is for sure, Metro Vancouver’s condo landscape is changing for the better.

The Oakridge proposal, as it stands now, is intended to create a “mini city” within Vancouver, fully accessible by SkyTrain and transit, with over 14 acres of total public space built in. “signature destination with an urban feel that will support sustainable lifestyles where people can shop, work, live and play”. Over 1.3 million square feet of retail will be attached to 500,000 square feet of office and high-rise residential towers. Street level will feature multi-level buildings with restaurants with rooftop patios, green spaces with outdoor market stalls and gathering venues. The one-acre public plaza, lined with multi-level buildings, is filled with shops, restaurant patios and rooftop gardens. This plaza is intended to be an amphitheatre of activity and an outdoor “living room” for the two James K.M. Cheng-designed residential towers on either side of the plaza. A total of 12 towers are in the proposal for the 28-acre site. Parking will be underground, creating a greenery-lined walkable core to the development. This community is expected to start unfolding in the summer of 2014. The future incarnation of Oakridge Centre, if approved by Vancouver City Council, is intended to create a “mini city” within Vancouver, fully accessible by SkyTrain and transit, with over 14 acres of total public space built in. Features of the above-ground park and green space area plan include an artificial lake and a 0.8 kilometre running track, a public water art garden, urban agricultural plots, public seasonal gardens, outdoor dining pavilions, extensive and state-of-the-art children’s play area, multi-use ball courts and a Great Lawn. A new public library, a senior’s centre, a new community centre and a childcare centre are a few of the civic amenities in this “inclusive, mixed-use neighbourhood, along with 580 units of below-market rental, at market rental, and below market and

non-market social housing for families and seniors. The core of the project are 2,900 units of market condominiums in towers and lowrises, along with a muchexpanded retail centre with indoor and outdoor stores, a multitude of restaurants and cafes both on the street and within the mall, and office buildings. This enhanced commercial centre will provide both citywide and local retail services, improving the diversity of the retail offerings including more shops that cater to neighbourhood needs. The Oakridge plans is going to public hearings this spring, where there is sure to be lively debate about height, park space and the effects on transit in the area. Time will tell if this forwardthinking new urban centre will go ahead as planned, or will be further revised after the community hearings, but something big is happening at Oakridge no matter what. Other Lower Mainland malls have gotten in on this action as well, notably Anthem Properties’ Station Square at Metrotown, which is being developed with five residential towers up to 57 stories high and at a cost of over $1 billion. Station Square is also fully integrated with Skytrain, Metrotown and Metropolis, and will have a walkable “Main Street”-style core with shops, restaurants and outdoor marketplaces. Lansdowne Centre in Richmond has also been rumoured to be undergoing an urban rejuvenation in the form of additional residential units, as well as Kingsgate Mall in East Vancouver, Park Royal in West Vancouver and Arbutus Mall on the west side of Vancouver. These projects are in their early stages, but one thing is for sure, Metro Vancouver’s condo landscape is changing for the better. With more transit-friendly, sustainable and community-oriented projects like these going ahead, life in one of the world’s most liveable cities is just getting even better. And admit it: your sullen teenage self would drop your Walkman and jump for joy in your Converse hightops at the prospect of living above an exiting and happening mall, and developers are betting that many people are going to feel that way well into the future. WORLD HOUSING: TRANSFORMING SLUMS ONE HOUSE AT A TIME Vancouver entrepreneurs’ one-on-one real estate gifting model helps empower families living in the world’s most notorious garbage dump sites

we can easily be unaware of the harsh reality of people’s lives in other parts of the world. Places where young children crouch, digging through a wasteland of garbage, for goods that might net a family a dollar or two a day at best. The sad truth is, millions of this planet’s destitute families survive and live in garbage dump shanties. Peter Dupuis and Sid Landolt, Vancouver luxury real estate marketers, observed the horrific squalor that the world’s poverty-stricken people were living in or around these landfill shanty communities and decided they had to do something. “In 2009, I was doing my Masters thesis. While on a flight between Los Angeles to Vancouver, Sid and I met Blake Mycoskie, the hip young founder of TOMS shoes,” says Dupuis, partner in S&P Destination Properties Ltd. “He told us that for every pair of TOMS shoes they sell, his company provides a new pair of shoes to a child in need.” Inspired, the 30-plus year business partners discussed the possibility of a one-for-one gifting of homes model. Over the next three years, Dupuis traveled the globe studying slum housing in garbage dump shanties in Mexico, Cambodia and the Philippines, as well as others in Africa, South America and India.

1

In addition, he gathered as much information as he could about social entrepreneurship, philanthropy and the plight of those living in some of the world’s worst and most notorious garbage dump communities. The social capitalist also interviewed developers, buyers, social entrepreneurs and dump dwellers. When Dupuis returned, he and Landolt identified three garbage slum communities that they wanted to provide homes for: in Phnom Penh, Cambodia’s Steung Meanchey Landfill; Puerto Vallarta, Mexico’s Xtapa Landfill and Manila, Philippines’ Smokey Mountain Landfill. To test their model, last November two families living in the Steung Meanchey Landfill were given homes. “We saw how it gave these families dignity and a sense of hope for the future,” says Dupuis.

In January 2013 World Housing was launched in beta form. According to Dupuis and Landolt, this is the first of its kind gifting model; no other organization exists to pair real estate home sales with deserving developing world recipients. THIS IS HOW THE WORLD HOUSING MODEL WORKS

For each condominium sold at a certified luxury condo development around the world, World Housing will gift a deserving family a home in one of its three garbage dump communities. Potential developer partners must meet strict criteria, be committed to social change and pay a $25,000 fee to join. In addition, they commit to a minimum of 100 condominium units, or 50 per cent of the total project, to its gifting model. “Then, for each condo sold, the developer pays World Housing a set fee of $3,000 of which $2,500 goes towards building the home and $500 to keep the organization running,” says Dupuis, adding everyone in the organization is a volunteer, no salaries are paid. The first partner project in Vancouver will be Westbank Corporation’s 52-storey condo tower at Granville Bridge. In addition, World Housing has signed up

3

with other developers in Toronto, as well as globally, including Millborne Real Estate Corporation, Oahu, Hawaii and another in Taipei, China. The impoverished families that receive the homes are also closely vetted by World Housing NGO partners. “We have partnered with NGOS that specialize in providing educational, medical and nutritional support. We are the last piece of the puzzle,” says Dupuis, adding one of its NGOS is Cambodian Children’s Fund, founded in 2003 by former President of 20th Century Fox International Scott Neeson. Families must adhere to strict rules of conduct to be considered as recipients of the homes: children are required to attend school rather than work as dumpster divers, the parents cannot be involved in either the sex or drug trades and the families must be seen by their communities as good role models. THE HOMES

Built on stilts to protect them from flooding and rodents, each home is clad with metal and features 130 square feet of interior living space with another 130 square feet of covered exterior space as well. For each five homes, there is a shared bathhouse with toilets and running water. World Housing’s NGO partners identify the families, then build community housing by creating sustainable job skills through on-site construction and job skills training with local youth who actually live in these shanty communities. To date, 53 homes have been gifted to families at the Steung Meanchey dump, 16 are in assembly at one of its two factories, with the goal of building 40 homes per month. “By 2020, we hope to put roofs over the heads of 30,000 deserving people,” says Landolt, adding that translates to the construction of up to 5,000 new homes. Although the venture is a charitable one, it is not a non-profit organization. Rather, it is designed as a CCC (Community Contribution Company) that focuses on using profits to drive social change. “We are a for-benefit social change enterprise that generates revenue by connecting the buyers of developers’ projects to families in developing countries,” adds Landolt. MONEY MATTERS

// BY GAIL VAZ-OXLADE

CREATING THE ILLUSION OF SCARCITY

O

Gail Vaz-Oxlade is the host of Til Debt Do Us Part, author of Debt Free Forever, and she blogs daily at gailvazoxlade.com. Follow Gail on Twitter at Twitter.com/GailVazOxlade

ne of the reasons so many people are up to their eyeballs in debt is that they’ve had access to gobs of credit. Whether lenders threw a dozen credit cards at us, offered us big, fat lines of credit, or let us buy now and pay later, we’ve been living a life where we could have whatever we want whenever we want. It’s been a life of abundance. Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’s credit limit without telling them – further exposing them to credit risk. And people started losing their jobs. The abundance of the previous years has turned to forced scarcity. Some people took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next. I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted.

If you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check 64 METRO VANCOUVER NEW CONDO GUIDE MAR 7 - 21, 2014

064-065 column-Gail-the illusion of scarcity.indd 64

2/28/2014 4:08 PM

I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? You probably know a body or two who are scratching their heads. I’m hoping that forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw your budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down. I wonder how many people will actually learn the lesson. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money. Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound financial plan. I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you move your money where you can’t touch it, leaving yourself with less to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive.

With less money to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive

How do you create the illusion of scarcity? Well…

First, you make a budget that balances. You transfer all the money that must be used to pay your fixed and variable expenses to a “house” account, so you know those bills are covered and you can’t spend that money on stuff. Second, you set some goals you want to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school. Third, you set up savings accounts for each of the goals you want to achieve, and have the money you want to save moved automatically to those accounts so that money is out of sight. Now you only have money left in your first account that you can actually spend on all that stuff you so love to buy: coffee, lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing. And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

of your life, so you need to ensure you have done the proper homework. It is critical that you work with a professional such as a trusted real estate representative and lawyer. Make sure your real estate professional is dedicated to the job full time, and that they know exactly what you’re looking for in your top neighbourhood – not their’s. Work with someone who gets you the best price and a hassle-free experience.

2. WASTING TIME BY LOOKING AT HOMES YOU CAN’T AFFORD Most buyers don’t know what they can afford. It is critical that you know both your credit rating and how much of a mortgage you qualify for before you begin shopping for a home. Get a full mortgage pre-approval from your bank or broker, which is a commitment from the lender that states the purchase price and your interest rate – guaranteed for a specific amount of time, usually 90 to 120 days. When buying a brand new build, you will need a capped rate up to 18 months to accommodate the construction period. With this approval in hand, you can then concentrate on looking at condos you know you qualify for. 3. BUYING THE WRONG HOME The first thing prospective buyers should do is make a list of priorities and outline the “must-haves” and your “wish list.” Determine the desired housing style, number of bedrooms, bathrooms, neighbourhood, parking and proximity to work or public transportation. There are so many choices, so be clear and concise, and stick to your budget. 4. TRYING TO SAVE MONEY BY NOT HIRING A PROFESSIONAL HOME INSPECTOR A home inspection can help distinguish a home that is a

money pit from one that is a gem. Even brand new home buyers can benefit from a home inspection.

5. NOT REVISITING YOUR TARGET NEIGHBOURHOOD A FEW TIMES

It is critical that you view the home at different times of the day and at night. You want to ensure you made the right decision on your neighbourhood of choice – and potentially your new neighbours. 6. GIVING IN TO FEAR Yes, buying a home is a scary thing and you may not feel certain you’ve found the right place. Should you buy now? Will prices fall? Will you receive any incentives? Should you keep looking? Remember, when you’re renting you are making someone else rich and not building equity in your own home. When you become a homeowner, you have a fixed asset and you’re on your way to financial freedom. Do your homework and be ready to make the decision when you find the perfect home for you. Have confidence. 7. NOT BEING PREPARED FOR CLOSING COSTS The down payment is one

thing, but there are other closing costs such as lawyer fees, land transfer taxes, utilities, insurance and others, so be prepared. You may also be eligible for government programs such as the Home Buyers’ Tax Credit and Home Buyers’ Plan, so do your research and know what your total costs will be. 8. NOT UNDERSTANDING YOUR MORTGAGE This is a complex and often-

intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars. Key factors are your interest rate and amortization, but also find out what your payment privileges are, whether the mortgage is portable, your down payment requirement, insurance needs, if the mortgage is open, closed, variable or fixed. Understand the terms and what they mean for you.

9. FAILING TO UNDERSTAND THE DIFFERENCES BETWEEN BUYING A NEW AND RESALE HOME Resale

and new homes each have their own advantages and disadvantages. Make a list and compare them. For example, with a new home you have choices such as style, finishes and the suite’s location in the building – and everything is new. But you also may face construction delays, which could impact your finances or current living arrangements. With resale, what you see is what you get. Figure out which scenario is best for you.

10. BEING ILL-PREPARED FOR MOVING DAY It is important to

establish a list of priorities and ensure you have contacted the utility companies, secured proper insurance, booked movers, rerouted your mail and finalized all financing. If you do all your homework and you’re well prepared, moving day can be the start of one of the greatest experiences of your life.

ALEX AT INGASTOWN More time for life // BY SUSAN M BOYCE

he wasn’t actively considering buying, there was something about the “feel” of the renderings he saw there. “I loved the modern look,” he says. “I can see why the interior designer has won several awards. In addition to the crisp, functionally elegant kitchen, Alex was impressed by the bathroom — the glass half-wall that eliminates the need for a shower curtain, the square undermount sink, even the sleek toilet. “It’s all so easy to keep clean and it looks great.”

I’ve always wanted to live downtown so I can be close to the things I enjoy. Winning Location Ultimately though, it was InGastown’s location that completely won Alex’s heart. “Right now I’m living in Richmond about three blocks from a Canada Line station,” he says. “Sure it’s easy to get around, but when you add up the time — half an hour to downtown plus time waiting for the train plus five minutes walk at either end — it’s at least a 45-minute commute to work each way. When I move into my new place, that will be compressed into a fiveminute walk.”

PICTURED LEFT

SOME SAY OPPORTUNITY IS A MATTER

An entrepreneur in the technology incubator industry, Alex immediately understood the long-term potential of InGastown’s convenient location and affordable pricing.

of timing. For Alex, it might be more accurate to say it’s a matter of time. “Being a Generation Y and an entrepreneur, I value time,” he says. “I prioritize convenience over anything else.” So when he stepped outside his Gastown office for a lunchtime stroll and saw the recently opened InGastown presentation centre just a couple of blocks away, Alex knew he had to take a closer look. Even though

Work, Rest, Play, and Plan Looking ahead, Alex says he’s going to enjoy the process of buying new furniture and being close to the many diverse restaurants and amenities of his new ’hood. “I’ve always wanted to live downtown so I can be close to work and to the things I enjoy,” he says. “And at age 25, the price is totally affordable.” Like many others, he’s also taking advantage of InGastown’s partnership with VanCity to make the transition from monthly rent payment to mortgage even easier — two per cent down now, then borrow the rest of the required down payment. Still, he’s pragmatic when it comes to the realities of being a homeowner in a rapidly changing market. “In a perfect universe, I’ll live here for a couple of years, then rent my suite out and buy something larger,” Alex says. “But even if my situation changes, I could always rent it right away for at least $1,500.” More information about InGastown is found online at ingastown.com or call 604.568.0228.

TAX TIME

TAX TIPS

Canada’s top 10 tax questions answered H&R BLOCK CANADA ANSWERED more than 3,000 tax questions online in 2013. Here are the most popular questions from the past year:

1

HOW MUCH CAN I EARN BEFORE I START PAYING TAX? In 2013, you can earn at least $11,038 federally before you begin paying income tax.

2

I AM A HOMEOWNER. WHAT CAN I CLAIM ON MY TAXES? Unlike the U.S., the tax benefit from owning your own home comes when you sell. Every Canadian is allowed a capital gains exemption on their principal residence. But if you bought your first home in 2013, you can claim the $5,000 Home Buyers’ Amount that brings about $750 in tax savings.

3

I STARTED UNIVERSITY IN THE FALL. HOW MUCH WILL MY REFUND BE? In order to receive a tax refund, you have to have paid income tax during the year. If you didn’t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income.

4

WHEN CAN I FILE MY 2013 RETURN? The Canada Revenue Agency begins accepting returns electronically starting February 10, 2014 when the Netfile system opens. We always recommend that you wait until all your slips and receipts arrive before you file your return.

If you didn’t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income. 82 METRO VANCOUVER NEW CONDO GUIDE MAR 7 - 21, 2014

If you are a U.S. citizen, the IRS expects you to file a Form 1040 and FBAR every year if you meet the requirements.

5

MY FATHER GAVE ME $6,000 TO HELP WITH BILLS. DO I NEED TO REPORT IT ON MY TAX RETURN? Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return.

6

IF I MOVED FROM B.C. TO SASKATCHEWAN IN DECEMBER, CAN I STILL FILE A B.C. RETURN? Your province of residence is determined on December 31 of the tax year. So if you are living in Saskatchewan at the end of the year, you need to file a SK return.

7

I WORKED ON CONTRACT THIS SUMMER. HOW DO I REPORT THE INCOME? You are considered self-employed for tax purposes so you will need to complete a T2125 Form as part of your personal tax return. You will be able to report your business income as well as reasonable expenses you incurred to earn your income. Remember, you have to pay both the employer and employee portions of the Canada Pension Plan (CPP). However, you can claim a nonrefundable tax credit for the employee portion and a deduction for the employer portion.

8

DO I HAVE TO CLAIM COMMON-LAW IF WE KEEP OUR FINANCES SEPARATE? Once you live together for 12 continuous months, you are considered common- law for tax purposes and you need to report it correctly on your tax return. It does not matter how you structure your finances.

9

HOW DO I CLAIM STOCK THAT HAS LOST ITS VALUE? Unless you have sold the stock and realized the loss or the stock is no longer listed, you cannot claim a stock value

drop. If you have sold your stock, you need to report your capital loss on a Schedule 3. Capital losses can only be used to reduce capital gains.

10

I WAS BORN IN THE U.S. BUT I BECAME A CANADIAN CITIZEN 20 YEARS AGO. DO I NEED TO FILE A U.S. TAX RETURN? Unless you went to a U.S. embassy and officially renounced your citizenship, you are considered a dual citizen no matter how long you have lived outside of the U.S. If you are a U.S. citizen, the IRS expects you to file a Form 1040 and FBAR every year if you meet the requirements.

Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return. MAR 7 - 21, 2014 METRO VANCOUVER NEW CONDO GUIDE 83

TAX TIPS

for the young and restless FOR CANADIANS UNDER 35, it is likely that last year brought at least one major life change, such as finishing school, starting a family, or moving homes. All of these events can affect a tax return. Cleo Hamel, a tax specialist at H&R Block, offers the following tips to maximize your return:

Graduated with student loans? If you’re a recent college or university graduate, chances are you have racked up some student loans. Did you know the interest paid on government loans is a tax credit? Also many low-income Canadians, like students, qualify to use tax software for free. For example, if you earn less than $20,000 a year, H&R Block At Home Online allows you to prepare and file your return for free, when it is convenient for you.

Relocated for work or school? If you have packed the truck and travelled more than 40 kilometres to a new job last year, then you may be able to claim moving expenses such as transportation, storage and meals. Moving expenses are one of the most commonly reviewed credits, so make sure you keep your receipts in case Canada Revenue Agency asks for proof.

Had a bundle of joy? Parents can claim the Child Tax Credit for each child under the age of 18. If one parent cannot use the entire amount, the unused portion can be transferred to a spouse or common-law partner.

Don’t miss out on the tax credits you are entitled to claim, says Hamel. Take the pain out of doing your taxes by using tax preparation software. It gives you step-by-step tips to identify every possible deduction or credit, and it ensures you get the maximum refund. NC

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
