EDITOR’S NOTE

GET IT IN WRITING

SUSAN LEGGE

EDITOR-IN-CHIEF

Wall2Wall Media Susan.Legge@wall2wallmedia.com Follow me on Twitter at Twitter.com/SusanLegge Like us on facebook search: Condo Guide

Buying a brand-new condo offers you an opportunity to customize it to your liking. It can be a dream come true and an investment for the future — but don’t forget, it’s also legal transaction. The term “get it in writing” has never been more important than in the case of the new-condo purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a condo is much more complicated than a resale transaction where the unit and/or property likely already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a new condo. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one builder/developer to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

AS MANY REASONS TO BUY AS THERE ARE CONDO BUYERS

As this issue goes to press, I will be stepping down as editor of New Condo Guide to take maternity leave. Having just bought a new home to accommodate a new addition to my family, I understand that there are as many reasons for buying a new condo as there are new condos and new condo buyers. Are you looking for more space in a condo in the suburbs? Maybe you’re willing to sacrifice a little bit of room to be closer to downtown and shorten your commute to work. Perhaps your kids have left the nest and you’re looking to downsize. Or maybe, like me, you’ll need to accommodate a nursery in the very near future. Whatever your reason for being on the new condo market, my replacement, Stephanie MacDonald, will be here while I’m gone to ensure that, as always, New Condo Guide provides you with valuable advice, every step of the way. Happy home hunting!

s Metro Vancouver continues to grow, multi-family living is becoming a viable (and attractive) option for many people at all stages of life. In Vancouver alone, 95 new multi-family developments are currently selling with over 2,800 homes available. In fact, from West Vancouver to Langley, a total of 366 new developments are currently selling 9,900 new homes! (Flip to the back of this magazine to check them out!) Living in a new multi-family community has many obvious benefits. New communities are often located close to easy-to-access transit hubs, major shopping centres, local community amenities and other recreation. But there are other amazing benefits to condo living – some which you might not have thought about!

Condo life offers even more than you think

GREATER SENSE OF COMMUNITY Simply put, a community is a place where people live. Getting to know your neighbours at local parks, restaurants, or even in the elevator is a wonderful way to build relationships with new friends. Some new developments include a grocery store, a childcare centre or other important community amenities that bring people together. WHAT’S UP ABOVE? Views — are clearly benefits to elevated living! We particularly love some of the new projects in North Vancouver such as 15West and The Prescott, which have incredible views of Burrard Inlet, Stanley Park and the North Shore Mountains.

Some new developments include virtual concierge service such as Polygon’s Moda near Metrotown.

GREEN BUILDING Your home should feel healthy! Many new developments WHAT’S DOWN BELOW? Most of are actively seeking ways to achieve the new multi-family developments “LEED” status (Leadership in Energy provide underground parking keeping and Environmental Design) or other your vehicle safe, warm, and protected certifications that ensure a building from the elements. et set, Fleetwood. It’s almost time for an Open House like the neighbourhood has never seen before. On Saturday, February 22nd, Ascend is hosting what sales manager Amy Tan Ermolaeva describes as “Fleetwood’s biggest open house — 26 designer condos to view in one day.” And it’s going to be quite a celebration. “SONiC Radio will be live on location, we’ll have cotton candy and contests, plus tons of other fun activities,” she says. “It’s all about letting people experience Ascend for themselves.” Inviting Neighbourhood Now move-in ready, Ascend has already gained a solid reputation for being a neighbourhood that’s welcoming, convenient, and safe. It’s also affordable — something Amy says has been particularly appealing to first time buyers and young, professional singles. “They see the value of purchasing in Fleetwood, especially since there’s been virtually no new condo development here for many years. So

RATHER THAN PAYING $900 A MONTH FOR SOMETHING OLD, YOU COULD OWN A BRAND NEW, DESIGNER ONE-BEDROOM FOR $747 A MONTH. AMY TAN ERMOLAEVA

rather than paying $900 a month for something old, you could own a brand new, designer one-bedroom for $747 a month — what’s not to like about that? ” Even better, she adds, these homes are now move-in ready so buyers can actually walk through their new home and imagine their furniture and artwork in place. Oh Wow Interiors Interiors too, make the decision to buy at Ascend an easy one. The new, onsite display suite starts off with an open kitchen with plenty of counter and storage space. Cabinetry is a trend-setting mix of high-gloss white and rich brown accented with gleaming chrome handles in a combination of angles and rounds. Very cool, very different. Bedrooms have great separation for when you have guests or if you’re one of two sharing this inviting home, and the master boast direct access to the balcony. Thanks to this suite’s location in the building, there’s also an angled wall that’s perfectly positioned to display your favourite art treasures so they’re viewable from the living room and the dining room table. Smart design, smart prices, great Fleetwood location — Now who says you can’t have it all? Ascend still has an excellent selection of one- and two-bedroom homes priced from $210,900. Presentation centre and onsite display suites open noon to 5 p.m. daily (except Fridays) at 108 – 15986 – 86A Ave. (half a block north of Fraser Hwy. and just west of 160th St.) in Fleetwood, Surrey. HOW TO SAVE THOUSANDS IN MINUTES

It’s worth your effort to investigate strata documents

through these materials for you, but the best course of action is to go through them together. Reviewing the documents will give you a sense of how the strata community is functioning and help you make good decisions about your investment for years to come. ›› BYLAWS AND RULES Most strata corporations have their own unique bylaws and

Neil Mangan, JD, was born and raised in Vancouver, BC, where he leads the strata property practice group at Bell Alliance, Lawyers & Notaries Public (www.bellalliance. ca). rules. While they usually follow a standard format, the bylaws and rules will dictate how you can use both common property and your own strata lot. Bylaws and rules can govern everything from age, pet and rental restrictions, to the type of renovations that you can do and whether you are allowed to have a barbeque. These are important things to be aware of.

›› MEETING MINUTES Strata councils provide minutes from their regular council

meetings to owners. These minutes will typically include any decisions made by the strata council, any updates regarding building repairs and maintenance as well as fines or other disciplinary actions taken against owners. Annual or Special General Meeting minutes provide information on larger decisions that require owner approval. These decisions are usually related to raising money for repairs through special levies or withdrawals from the building savings account or changes to the bylaws. ›› FINANCIAL STATEMENTS Strata corporations must prepare budgets and financial

O

k, the title of this article may be a little misleading, but I had to grab your attention. I want to tell you about a really important step in your house hunting process that can save you thousands of dollars, heartache and stress. When you make on offer on a condo, your Realtor will usually make your contract subject to reviewing a big bundle of strata corporation documents, including financial statements, meeting minutes, bylaws, rules, an information certificate and any depreciation reports. Going through this material can be time consuming and a little dry, but it is always worth doing. It can be tempting to ask your Realtor to go

statements every year. These documents tell how much revenue the strata corporation generates, how it spends its money and whether the strata corporation is proactive in its maintenance and repair of the common property and common assets. Always look to see how much money the strata corporation has in its Contingency Reserve Fund. This is the strata corporation’s savings account. If savings are less than 25% of the total contributions by owners over the previous year, it means that the building may not be saving enough money. This is particularly true with older buildings that have had time to build up savings. ›› DEPRECIATION REPORT This document includes detailed information about the

strata corporation and it’s projected repair and maintenance expenditures over a 30-year period. It must also include at least three different cash-flow funding models. By comparing the information in the depreciation report to the meeting minutes, financial statements and budgets, you can make an educated guess about whether the owners in the strata corporation are investing in their future and whether you will have to pay special levies in the coming years. ›› CAVEAT EMPTOR At law, the old maxim of “buyer beware” still holds true. Strata

corporations have an obligation produce a wealth of useful information, but it can only protect you if you take the time to use it to your advantage.

INDUSTRY NEWS

THE 22 ANNUAL GEORGIE AWARDS ND

Where inspiration comes home // BY SUSAN M BOYCE

1

Opulent kitchens designed for savvy downsizers helped Royce win four gold Georgie Awards. 1

Balconies are like having a whole outdoor living room at Royce by Forge Properties.

2

POWERED BY PASSION, FUELED BY INNOVATION and driven by commitment to excellence, the 22nd Annual Georgie Awards took place on February 1st in Vancouver. As always, it was an exuberant evening filled with plenty of glitz and glam to celebrate the best of the best in BC’s dynamic residential building industry. “Tonight we honour the CHBA-BC members who build, renovate, develop, design, sell, decorate, landscape and market the best of the best projects in all of British Columbia,” said Rob Capar, president of the Canadian Home Builders’ Association of BC (CHBA-BC). “Finalists and winners exemplify the high caliber of expertise and hard work associated with our member companies, as well as the fact that BC is a true leader of innovative design and quality construction.”

2

WHITE ROCK COMES OF AGE

In the new condo categories, the leader was Forge Properties who took home four gold Georgies awards — including one of the sought-after Grand Georgie Awards for Marketing Campaign of the Year — for Royce. Architecturally innovative, the fivestorey building appears to morph directly out of the ground as it forms a U-shape around a central courtyard. Features included full height marble backsplashes, Swedish oak hardwood flooring and covered balconies often even larger than the interior living room.

Avra, by Epta Properties, is a 17-storey tower in the heart of downtown White Rock. 3

4 Elegant living rooms with ocean views helped Epta Properties garner gold for Best Multi-Family Highrise Development for Avra.

“White Rock has been waiting for a long time for a project that embraces the demographic of sophisticated downsizers,” says president Cory Saran, crediting Royce’s opulent finishings and attention to maximizing view lines to the ocean as two more factors that make this a true legacy building. Avra, a 17-storey tower also located in White Rock, got the nod as Best Multi-Family Highrise Development. “Having a true White Rock address is very rare and very coveted,” notes Chris Tsakumis, Epta Properties’ vice

president of sales and marketing. But it was, once again, the high level of finishing details aimed squarely at a sophisticated target demographic that won the judges’ hearts. “We also allowed an extremely high degree of customization during the presale process,” Tsakumis says. “It was challenging to do things like change three 1,000-square-foot suites into two 1,500-square-foot homes, but the size resonated with our buyers and helped the development gain traction in a tough market.” FEB 21 - MAR 7, 2014 METRO VANCOUVER NEW CONDO GUIDE 37

NEW VIEW ON CHINATOWN

Hot on Forge’s heels for number of wins was frequent participant, Solterra Developments who won in three categories, including Best Multi Family Kitchen, for Keefer Block. Located in Chinatown, this midrise is, according to Laura Rizzo, vice president of sales and marketing, “a unique and thought-provoking blend of hip and historic.” Flexibility was the key word in Keefer Block’s design with innovative details that included sliding glass walls, a murphy bed that doubles as a bookshelf and dazzling scarlet accents to offset sleek, high-gloss cabinetry. “This project proves that even in a compact city flat, you don’t have to compromise on finishings or comfort,” Rizzo says. “For example, every suite has a premium Italiandesign kitchen and marble tub surround. It’s touches like this that create pride of ownership.”

ENVIRONMENTAL SAVVY AND VISION

Georgie heavyweight Adera added two more awards to their extensive collection by taking home both Best Multi-Family LowRise Development for Sail at UBC as well as a Grand Georgie for Multi-Family Homebuilder of the Year, the fifth time the company has been honoured with this award. “Sail is the first-ever building to receive REAP Platinum home certification under UBC’s homegrown green building program,” says Adera president Norm Couttie. Located in the new Westbrook neighbourhood, Sail is UBC’s first six-storey woodframe building and represents Adera’s ongoing commitment to building cutting edge, environmentally savvy homes. Features include a waste water heat recovery system from North Vancouver’s Enerpro, renewable wood products from Penticton’s Structurlam, extensive water features and a co-op car at the curb. After taking top honours in the Non-Profit Sector category at the Real Estate Foundation of BC’s (REFCA) prestigious Land Awards last year, the Recycled Shipping Container Housing Development by Atira Women’s Resource Society garnered gold for Best Innovative Feature (New or Renovation) and Best Environmental Initiative. The project transformed a smaller-than-average, single-family lot in Downtown Eastside Vancouver into 12 stylish studio suites Hip meets heritage at Solterra’s Keefer Block in Chinatown.

for women on fixed incomes. Canada’s first multi-unit housing development designed and built from recycled shipping containers (it’s estimated there are 24 million empty containers worldwide), the project was completed in half the time and for approximately 50 per cent of hard construction costs that traditional construction methods would require. “This small budget, local project for a marginalized portion of the community showcased what can be done when public, private and non-profit sectors partner to address a social issue that exists in all communities — large and small, urban and rural, nationally and internationally,” noted CEO Jack Wong, REFBC’s CEO, in a prior interview. epending on when in a condominium’s development process you purchase a suite, you will have to wait some period of time for your move-in date. If you purchase early from plans, you benefit from the optimum selection and, of course, the lowest prices. But the biggest advantage to buying early in the process is the equity you earn

Look on the bright side – your equity during this time can average as much as five per cent per year, which is quite attractive.

It’s worth the wait

over the time span of construction, which can vary if weather does not cooperate, or unexpected labour or materials shortages occur. Look on the bright side – your equity during this time can average as much as five per cent per year, which is quite attractive. Another benefit of buying early in the process, especially for first-time buyers, is having time to save additional money toward your down payment. I have known young professionals who have taken the equivalent of their maintenance fee and banked it each month to use toward the deposit. This provides extra funds for the down payment and gets you used to budgeting for your eventual carrying costs. In addition to saving money during your condo wait, you can make the most of the time by considering the design of your décor and layout. You have room dimensions, so plan your colour schemes and finishes, so that when you have your colour selection appointment, you will have a good idea of the look you want. Look critically at your furnishings and accessories, and decide what to bring to your new home and what to give away or sell. This is particularly appropriate for the more mature buyer. I have met several empty-nesters who spent years making the decision to sell their long-time family home and buy a condo suite. When they were finally sure they wanted to take advantage of carefree single-level living in a residence with wonderful amenities, they were actually happy to have time to make the transition psychologically, as well as physically. They also appreciated the opportunity to pare down possessions gradually in preparation for occupancy. This may involve passing along family heirlooms to younger generations and figuring out which items will fit into your new living space. Remember, too, that if you are among the first to move into your condo, you may have to wait a while before the building is totally complete. The upper floors are finished after the lower ones, and some of the amenities may not be entirely ready for use. This is a similar scenario to moving into a house in a lowrise community where homeowners have to experience some dust and dirt before all the driveways and landscaping are installed. A condominium is built from the ground up, so keep that in mind when you see tradespeople going up and down on the elevators. Residents do receive things like snow removal, lawn mowing, concierge service and the like right away, which is a big part of what maintenance fees cover. Be realistic about your move, and be patient before and after you move in. As you wait for your suite to be ready, you can use time to your benefit by becoming even more prepared for a wonderful move-in day. Enjoy the wait – and remember that your investment will most likely increase in value by the time you move in. Whether you buy from plans when the sales office opens, an inventory suite when the condo is complete, or any time in between, the main thing is that the timing is right for you.

lanning to scoot south for a little adventure this summer? Hopping across the country to see family and friends for a break? Taking a short drive to do some shopping south of the border? I’m willing to bet dogs-to-donuts that you haven’t bought travel insurance. You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick. Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were all the way in Australia, had to cut their three-week dream vacation short. That left their daughters back home in Canada scrambling for money to help. If you have extra coverage on that fancy-pants premium credit card in your wallet, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, even if you’re just going from one province to another. Check with your provincial plan to see what the restrictions or omissions are. You’ll have to call since most of the web sites are totally useless when it comes to describing what covered and what’s not. Check your directory’s blue pages for the Ministry of Health in your province.

Your provincial plan is also going to be way off when it comes to medical costs south of the border. The average hospital room runs to $1,500 U.S. a day down south, and as high as $10,000 U.S. for intensive care. Yikes! An emergency surgical operation could cost $200,000 U.S. or more. Ohmygawd! And some hospitals won’t even let you in the door if you can slap proof of insurance or several thousand dollars down on the table. Buying insurance is more complex than you might think. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition that required consultation, prescription drugs, hospitalization or treatment. Or it could be an ongoing health condition. When “pre-ex conditions” are covered, there is usually a stability period. Most travel health policies will out-and-out exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip – think ulcer, back problems, depression. Some plans won’t cover a medical condition for which you’re already being medicated. Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered.

While most holidays go smoothly, it makes sense to protect yourself just in case. Think about what a bummer it would be if you lost your luggage. Imagine the distress if you became ill in another country. There are a bunch of other types of insurance that go into a “travel insurance package.” Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster, jury duty, a cancelled conference – the list goes on. Default insurance protects your money when a tour operator or other service supplier goes out of business. It’s usually sold as part of a trip cancellation policy, but not always, so make sure you specify that you want it. Lost Baggage Insurance will pay when your checked-in baggage is delayed or lost while traveling on a common carrier or from a hotel. And Rental Vehicle Damage Insurance will cover damage or loss of a rented vehicle. Your personal property insurance may cover lost or stolen luggage. Your car insurance may provide collision and liability coverage for rented automobiles. Some credit cards offer baggage insurance. If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under what conditions. Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly. While most holidays go smoothly, it makes sense to protect yourself just in case. Think about what a bummer it would be if you lost your luggage. Imagine the distress if you became ill in another country. And suppose your tour operator or airline went bust? Yes, travel insurance can be expensive, but the alternative is worse. Be a smart traveler and invest some time in making sure you’re covered. Then go! Enjoy your holiday.

SEVEN QUESTIONS TO ASK BEFORE YOU BUY

1

Does the plan have a “deductible” which you must pay for each claim?

2

What is the amount of the policy coverage limit ($1 million? $2 million? Unlimited?)

3 4

Is the insurance paid out in U.S. or Canadian dollars?

Can you choose the doctor and hospital or does the insurance company choose?

5

What pre-existing conditions are permitted and how long have they had to be stable?

6

Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility?

7

What is not covered in the plan? These are called “exclusions.” Are there specific exclusions that pertain to sports or other activities?

INSIDE MORTGAGES

// BY KRIS GRASTY

IT IS NOT ALL ABOUT RATE!

Kris Grasty is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

“W

hat is your best five-year rate?” This is a very familiar question for your friendly neighbourhood real estate broker. The interest in a five-year rate is often the result of advertising campaigns from large lenders that have brainwashed consumers for decades — though if you look or listen closely at the end of all of these ads, you will always notice that “some conditions apply”. The great thing about this question is that it opens the door for some valuable educational dialogue. Your broker may then ask you, “Why do you want a five-year term?” or say, “Well, that depends, what is your Credit Score?” The fact is that you may or may not qualify for the “best” rate depending on your credit score and your full income or debt positions. Without starting the application process and gathering all of the facts, quoting a rate is a useless proposition.

Why a five-year term may not be right for you

The fact is that you may or may not qualify for the “best” rate depending on your credit score and your full income or debt positions. When someone is looking for a fiveyear term, it is often due to simply not knowing that there are more options out there. Perhaps their plan is to own a condo for two or three years and then upgrade to a larger home when they start a family, or they are buying this home as an investment to renovate and flip in six months to a year. Now add in the fact that sometimes the cheapest rate product offering is often paired with fewer options in the way of prepayment privileges, portability and higher penalty calculations via IRD or percentage of loan amount. Different scenarios and diverse family or investment plans do not always lend themselves to a five-year product. Our lives are often changing and throwing us curve balls in time increments that are shorter than five-year periods. These life events are what cause approximately 60 per cent of people in five-year terms to break their mortgage at or near the 38-month mark. So six out of ten people that thought they were getting the best “A” rate end up paying unnecessary prepayment penalties in the thousands!

Number Crunching Taking the best rate on a mortgage that does not suit your needs is not the best rate in the end. For example, a client takes out a mortgage today and breaks it at 38 months: DETAILS

25 YEAR

$275,132.59

Penalty

$10,000

Real balance at 38 months $285,132.59

Real Interest Rate

4.61%

The penalties on a fixed mortgage such as this ranged from $7,000 to $12,000, so $10,000 is used for illustration. When you add the penalty back into the mortgage balance and calculate backwards to see what the real interest rate paid was, you can see very easily how choosing the what you perceive as the “best rate” may not actually be to your benefit. Surprisingly, people often know more about the features and options offered by the different cars they are shopping for. Call your mortgage broker! They are there to educate you so that you can make an informed decision: your best decision based on their experience and your circumstances.

QUICK TIPS

Go vertical or go home

// BY HELLEN BUTTIGIEG

learing clutter and putting everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.

GO VERTICAL OR GO HOME. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing

We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look. RUNNING OUT OF KITCHEN-CABINET SPACE? If your kitchen supplies exceed

your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space. Make the most of ceiling space. Rather than putting up a wallpaper border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them.

especially when you experience a lifestyle change. AVOID SHAMPOO OVERLOAD IN THE BATH. For a more streamlined look in

your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space. STORE MAGAZINES CREATIVELY. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

ADJUST YOUR STORAGE SYSTEMS.

A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis –

Cambie on the Go “Empire at QE is a pioneer, the first development of significant size and scale this area has seen,” says George Wong, principal of Magnum Project Marketing. “It will span an entire city block and when complete will bring 166 suites in three buildings.” Local residents, he adds, are embracing the idea. “So many people who have raised their families nearby are thrilled with the chance to own a brand new condominium home here. They love the convenience to everything. Canada Line is two blocks away, you’re in the catchment area for some of Vancouver’s best schools, plus you’ve got easy access to transit and bike lanes in all directions. And where else are you going to find a ‘backyard’ like Queen Elizabeth Park that’s right across the street?” Then there’s Oakridge, which George stresses is already so much more than a shopping mall — it’s a lifestyle destination centre with many more amenities

coming. “The whole evolution of Cambie Corridor is no longer just a vague plan, it’s a reality that’s coming. And Empire at QE is on the leading edge of that revitalization.” Elegant Lifestyle Inside, homes are a showcase of sophisticated, tranquil design that simply feels right. The kitchen in the presentation centre’s two-bedroom display suite immediately sets the tone with top of the line appliances, curved glass hood fans, and luxurious amounts of storage and counter space. The space flows effortlessly into the dining and living area — open, sunny, and connected — it’s all about living life in harmony. Exceptional Value “One of the things that sets Empire at QE apart is the sheer range of homes,” notes Sasha Faris, director of marketing at Intergulf. “We offer a large selection of home options, from one-bedroom condos in the mid $300,000s to spacious three bedroom townhomes in the $1.4 million range. And every one of them is finished with the superior quality that Intergulf builds our reputation on. Plus the entire project will be LEED Gold certified — so it’s an environmentally sound investment too.” Sasha also has one final surprise. “People don’t realize that since this is the highest point in Vancouver — so the views are going to be amazing.” The Empire at QE presentation centre is located at 130 – 555 West 12th Ave (in City Square Mall) and open noon to 5 p.m. daily except Fridays. RBC POLL: NEW YEAR, NEW RESOLVE Saving for retirement outranks reducing debt in 2014 for Canadians

REVERSING LAST YEAR’S RANKINGS, more Canadians are citing saving for retirement as a top financial priority compared to those who are prioritizing paying off debt, according to the 24th Annual RBC RRSP Poll. Over half (52 per cent) are now focusing on increasing their retirement savings, with 48 per cent placing a priority on debt reduction, compared to 44 per cent and 54 per cent respectively in last year’s poll. This reversal of financial priorities is even more marked among middle-aged Canadians — those 35 to 54 years old — with almost two-thirds (62 per cent versus 52 per cent last year) focusing on saving for retirement ahead of reducing debt (52 per cent versus 56 per cent). “These findings indicate Canadians are more comfortable with how they are managing their debt and this is allowing them to focus more strongly on retirement savings this year,” explains Bill Hill, national retirement planning consultant, RBC. “To help ensure those savings will support the retirement they have in mind, we recommend they review their lifestyle and financial goals with a financial advisor as early as possible.” The annual RBC poll also found that RRSP ownership among those aged 35 to 54 has jumped to 68 per cent from last year’s 58 per cent. In addition, one-quarter (26 per cent) of middle-aged Canadians has determined they will need to save, on average, $545,000 for a comfortable retirement. “This is the age group that needs to be planning now for the lifestyle they want to have in retirement,” Hill emphasizes. “As Canadians who have already retired know, there is so much more to your retirement years than just the money you think you’ll need. The beginning of each new year is a good time to sit down with a financial advisor to explore all aspects of a successful retirement — you may well find you have more options than you are aware of today.”

Consumer Protection for Homebuyers Buying or building your own home? Find out about your rights, obligations and information that can help you make a more informed purchasing decision. Visit the B.C. government’s Homeowner Protection Office (HPO) website for free consumer information.

Five Ways to Get the Most Out of Your Home Warranty Insurance Buyers of new homes in B.C. are protected by Canada’s strongest construction defect insurance. Those who learn as much as they can about their home warranty insurance will get the most out of their coverage. 1. Make note of each coverage expiry date. The home warranty insurance provided on new single-family and multi-family homes built for sale in B.C. protects against different defects for specific periods of time, including 2 years on labour and materials (some limits apply), 5 years on the building envelope (including water penetration) and 10 years on the structure. Review your policy for details. 2. Know what’s covered and what isn’t. Make sure you understand the extent and limitations of your coverage by reading through your insurance documents. You can also search the HPO’s free online Residential Construction Performance Guide. 3. Make a claim. If you need to make a claim for defects not otherwise taken care of by your builder, be sure to send details in writing to your warranty provider prior to the expiry of coverage. 4. Maintain your home. Maintain your home to protect your coverage, and if you receive a maintenance manual for your home, read it and follow it. 5. Learn more. IN THE NEWS

ROYAL LePAGE

2014 heralds in a seller’s market in Canada’s largest cities ACCORDING TO THE ROYAL LEPAGE HOUSE PRICE SURVEY AND MARKET SURVEY FORECAST RELEASED RECENTLY, the average price of a home in Canada increased between 1.2 per cent and 3.8 per cent in the fourth quarter of 2013. The survey showed year-over-year average price increases in the fourth quarter of 2013 of 3.6 per cent to $418,282 for standard two-storey homes and 3.8 per cent to $380,710 for detached bungalows, while the average price of a standard condominium rose 1.2 per cent to $246,530. Prices are expected to maintain healthy momentum into 2014, with Royal LePage projecting a 3.7 per cent increase nationally from 2013 and a shift to a seller’s market in the first portion of the year. “A few short months ago, the country’s housing market emerged from a year-long

correctional cycle of dramatically slowed sales volumes. Later 2013 was marked by a transition to buoyant sales volumes and above average price growth,” says Phil Soper, president and chief executive of Royal LePage. “In the absence of some calamitous event or material increase in mortgage financing costs, we expect this positive momentum to characterize 2014. In fact, we expect a market tipped decidedly in favour of sellers for the first half of the year, after which we project a shift to a more balanced market.” “We predict continued upward pressure on home prices as we move towards the all-important spring market. In addition to normal demand, housing prices in Canada this year will be influenced by buyers who put off purchase plans in the very soft spring of 2013,” continues Soper.

“Talk of a ‘soft landing’ for Canada’s real estate market in the new year is misguided. We expect no landing, no slowdown and no correction in the nearterm. Conditions are ripe for as strong a market as we saw in the postrecessionary rebound of the last decade.” Phil Soper, president and chief executive of Royal LePage 82 METRO VANCOUVER NEW CONDO GUIDE FEB 21 - MAR 7, 2014

2/13/2014 5:34 PM

Royal LePage released a report in December 2013 analyzing the sustainability of condominium markets in Montreal, Toronto and Vancouver. “Talk of a ‘soft landing’ for Canada’s real estate market in the new year is misguided. We expect no landing, no slowdown and no correction in the near-term. Conditions are ripe for as strong a market as we saw in the post-recessionary rebound of the last decade.” Canada’s economy is expected to perk up in the year ahead, supported by increased business spending, improving employment and wage prospects and a pickup in exports propelled by a recovering U.S. economy and a lower Canadian dollar, among other factors. “We believe aggressive government intervention, such as further restrictions on first-time buyer’s access to insured mortgage financing, or significant increases in interest rates, is unlikely to occur in 2014,” says Soper. “Our forecast assumes a continuously improving economy, both at home and abroad.” While most indicators point to a strengthening housing market, some optimism has been overshadowed by fears of instability in Canada’s real estate market resulting from high volumes of condominium projects in major Canadian cities. In light of this growing discussion, Royal LePage released a report in December 2013 analyzing the sustainability of condominium markets in Montreal, Toronto and Vancouver. The report found that while actual condominium production across these three cities currently exceeds estimated near-term consumer requirements, strong condo market activity has been generated by important fundamentals including low interest rates, strong job creation in central areas of cities, evolving consumer preferences and conditions that can make condo ownership an effective investment opportunity. According to the report, this strong activity “is not sufficient evidence of a housing bubble,” but rather the result of positive economic forces and changes in demand patterns supportive of condominium living.

MEANWHILE IN VANCOUVER… Confidence crept back into the Vancouver market, with prices for all housing types seeing moderate growth. The average price for detached bungalows increased 4.0 per cent year-over-year to $1,041,300 and standard two-storey homes increased 3.3 per cent to $1,139,050, while condominiums rose 2.3 per cent to $492,500. The momentum of the real estate market is expected to carry over into the New Year, with prices projected to rise 4.4 per cent in 2014.

GET FRIENDLY

with fabrics

How to mix and match… tastefully // BY YANIC SIMARD WHEN IT COMES TO FASHION, patterns

are mixed together all of the time. So, you shouldn’t be fearful of combining patterns in a room to make it come to life. The trick is to do it tastefully – without creating a décor disaster. Here, I share my tips for combining patterns the right way: Begin Bold Start with one strong

pattern – strong could mean thick lines, a particularly busy pattern, or very saturated colours – and build upon it. Balance of Scale The goal is for your patterns to complement one another, not work against one other; try to have an even mix of busy and subtle. Soften Prints with Solids A fabrics without a pattern acts as a staple to

88

2/13/2014 5:35 PM

Textile Tips: 1 Choose soft furnishings that will work in any room of your home, so that when

all schemes. It’s sort of like the bread to a sandwich – things won’t look (or taste) good without it. One Colour, Different Shades A more simplified way of mixing patterns is to keep it monochromatic. Select patterns of one colour but choose varied shades (for example, light blue mixed with medium and dark blue). Don’t Over-coordinate You want to avoid having your fabrics too “matchymatchy.” If you’re using the same or similar pattern in more than one area, limit it to two places and have them spread far enough apart.

you’re ready to change up your décor you can swap pillows, throws, drapery, etc. from room to room. 2 If you’re just starting to re-decorate a room, a textile that you love is a great way to draw inspiration for the entire scheme. Pull the colours, lines, shapes and feel from the pattern on the fabric. 3 W hen selecting a fabric, keep its application in mind and consider these two important details: ›› DURABILITY Look at the rub count – if the textile you’re considering is for upholstery and a piece that will be used often, the higher rub count the better. If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time. ›› CLEAN-ABILITY Fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, but they will clean up better. Fabrics made with man-made fibres are typically soil-resistant but don’t clean up as well.

My Favourite Patterns: GINGHAM This printed or dyed fabric,

which dates back to the 17th century, is known for its checked patterns of white and a single bold colour (you’ll often catch me wearing this pattern). The size of the checks can vary in size, and the checks can appear in horizontal rows and vertical columns, or sometimes diagonally. PINSTRIPE A classic pattern consisting of very thin stripes running in parallel. It is most recognized in men’s suits and is very striking in home décor. CHEVRON A repetitive pattern comprised of sharp ledges that look like the letter “V” (sometimes called herringbone or zigzag). This is on trend right now.

And here’s a great idea: now you can trade that car you won’t need (because you’re so connected to everything) for part of your down payment. That’s right, for a limited time it’s a “Car for a Condo.” Just drive to the presentation centre, an Autoform expert will assess your car’s value, and that amount goes directly to your down payment. Even better, a partnership with VanCity means all you need to secure a home is two per cent down — for example, if your car’s valued at $5,000, all it takes is extra $400 to qualify for a $269,800, one-bedroom condo. Oh yeah, and every Car for Condo buyer also gets a free Modo car co-op membership. Sweet.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
