EDITOR’S NOTE

MORTGAGE PRE-APPROVAL is a win-win situation

SUSAN LEGGE

EDITOR-IN-CHIEF

Wall2Wall Media Susan.Legge@wall2wallmedia.com Follow me on Twitter at Twitter.com/SusanLegge Like us on facebook search: Condo Guide

The Bank of Canada’s latest announcement to hold its interest rate target at 1.0 is not a surprise. Its been holding since September of 2010 and that’s good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs and are likely lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise, and if rates go down you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means

you don’t have to wait to get financing approval on a condo when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree there’s not going to be any movement until early 2014. The Bank will make its next scheduled rate announcement on March 6th. Don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

12 METRO VANCOUVER NEW CONDO GUIDE FEB 22 - MAR 8, 2013

If you are in the market for a new condo, you are surely focusing on your present-day needs – and rightly so. You might be looking for hip neighbourhood cafés and bars. Or maybe your needs are more familycentric and you want good schools and parks. Perhaps you are retiring and would like a place close to shopping and transit. Whatever your situation, don’t overlook what you will need from your condo a few (or more) years down the road. I learned this lesson first-hand. I bought my home seven years ago when I was single (plus dog). Little did I know that two years later I would be married with a baby. I hadn’t looked at nearby schools; I had been concentrating on how close my place was to the nearest subway – and Starbucks.

The Canadian Mortgage and Housing Corp. (cmhc.ca) has a good list of things to contemplate when condo-hunting. For instance: › SIZE How many bedrooms and bathrooms do you need? Do you want a home office? What about parking facilities? › FEATURES Do you want storage or hobby space? Do you have family members with special needs? › LIFE STAGES Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Have a look at the CMHC’s Home Features Checklist and add your own needs to the list. It can help you determine what you want in a home today – and what you might need tomorrow.

Heritage Meets Modern // by susan m boyce

Chinatown: it’s a neighbourhood unlike any other

in Metro Vancouver. Here trendsetting fashion boutiques rub shoulders with traditional dim sum restaurants and, for those who look, it’s possible to find everything from fresh produce, flowers, and finely embroidered linens to Peking duck, modernist furniture, and even the occasional fortune teller. Chinatown is where past, present, and future blend into a dynamic new entity. And right in the heart of this vibrant transition is where you’ll find Keefer Block, a dynamic, nine-storey boutique residence poised to become a new landmark residence. “I’ve loved Chinatown’s eclectic ambience since I was a kid,” says Solterra’s Laura Rizzo. “So it’s particularly gratifying to see it becoming one of Vancouver’s most talked about neighbourhoods. And it’s even more gratifying to be part of that transformation.” New View on Community “The neighbourhood itself is such a key ingredient of Keefer Block’s success,” Laura stresses. “So many of the people who’ve priority registered already live nearby — which definitely makes a statement. But it’s amazing how many people want to move here from places like Kits, Burnaby, or even the West End — real people who are excited by the changes in this eclectic neighbourhood and want to be part of this new Chinatown.” No question about it, Keefer Block’s centrality is a major attraction. “You’re quite literally just a few minutes walk or bike ride to the Seawall, Olympic Village, Gastown, even the downtown business and entertainment districts,” Laura says, adding that transit it is right outside your front door for when you just feel like taking it easy. Rapidly becoming a foodie’s haven, Chinatown is home to some of Vancouver’s hottest eateries. Keefer Bar & 16 metro vancouver new Condo Guide feb 22 - mar 8, 2013

member, Keefer Block will also have a dog wash with hot and cold water. Plus, for people who prefer two wheels to four, there’s a bike repair station and even optional charging stations for your electric bike. Now that’s flexibility. New Urban Style Inside, Keefer Block is celebration of upscale, boutique living. Sleek, integrated closets morph effortlessly into linear kitchens with gas cooktop, seamlessly stone backsplash, and futuristic articulated faucets. Wide-plank flooring in luxurious charcoal grey gives a sophisticated edginess that’s distinctive yet with a pleasing edginess. “At Solterra, we’re committed to giving above-and-beyond quality, because our buyers deserve it,” Laura says. And be sure to check out the presentation centre’s Lounge, Bao Bei Restaurant, London Pub, Brixton Café display suite where you’ll find a couple of truly innovative and Floata Seafood Restaurant are just the beginning of ideas on multi-purposing your spaces. Hint: a queen-sized the many places where you can savour exotic tastes of the Murphy bed that transforms into a shelving unit with flipworld. And that’s before you start exploring the famous markets that line the streets. In fact, there’s so much choice down dining table and a movable eating bar that serves double duty as an entertainment buffet or kitchen island. when it comes to epicurean offerings, there’s now even a “We wanted to show options,” Laura says. “This home really culinary tour named, appropriately, A Wok About Town. gets people thinking by giving them new ideas about how Retail, too, is thriving and expanding — Spencer’s to make these homes work with their unique lifestyle.” Interiors for furnishings, Jett Grrl Bike Studio, Erin Keefer Block will offer a total of just 81 homes ranging Templeton Leather Goods, Ochi Women’s Fashions, and an from one to three bedrooms and priced from just $249,900, ever-changing selection of antiques and curios at the worldfamous Dr. Sun Yat Sen Classical Chinese Gardens gift shop. located at 189 Keefer St. (at Main). Be sure to ask about the exclusive Private Collection situated on the top two floors. “All this and you can still find the really neat, traditional shops like Chinese herbalists and wicker wares,” Laura says. The Best of Urban Living Mind you, there’s plenty to keep you active and entertained right at home — starting with Keefer Block’s rooftop deck. “We really focused on creating a sustainable, green amenity with two distinct spaces — one for entertaining, one for lounging and relaxing,” Laura explains. The result is a lavishly appointed, welcoming area that spans the entire roof. The active half incorporates a full outdoor kitchen with barbecue, community garden plots, and kid’s playground filled with whimsical playthings made of natural woods. On the opposite side, Keefer Block introduces a full outdoor movie theatre meticulously placed so that as the sun sets movie watchers can spread a picnic blanket on the lawn and enjoy the final rays of sunshine as well as the latest blockbuster. Or, in winter, how about sharing steaming hot chocolate around the outdoor fire pit? The options are limited only by your imagination. And here come a few more ultra cool bonuses. Not forgetting many owners will have a four-footed family

Luxor Celebrate your style // By susan m boyce

y

ou know your style: quality, sophisticated finishings, and a location near everything from parks and cultural venues to shops and schools. Now say hello to Luxor where it all comes together. Located in the prestigious Sunshine Village neighbourhood, Luxor offers a total of 96 homes, many of them move-in ready. That’s right, no waiting — just pack your things and call the moving company. Fabulous Living “Luxor offers an unparalleled level of finishings,” says sales manager Solon Bucholtz, rapidly listing off just a few of the details. “Duo-tone cabinetry, nine-ft. ceilings, ensuites with twoperson shower, large balconies for outdoor living, and plenty of big, bright windows. Even better, most homes with immediate occupancy also include a significant upgrade package at no additional cost to you.” Rounding out the appeal is Luxor’s proximity to a diverse array of amenities including the beaches at White Rock, Watershed Park, the freeway to downtown Vancouver, shopping, and schools. “These homes are particularly 30 metro vancouver new Condo Guide feb 22 - mar 8, 2013

popular with young professionals and couples looking for a place where they can put down family roots,” Solon explains. “But it’s also ideal for savvy investors because this neighbourhood has a real lack of quality rental suites.” Open House Celebration Now before you start thinking all this is going to cost a bundle, think again, because Luxor has homes starting at just $224,900. And here’s more good news. Luxor is getting read to celebrate spring early with two special open house days and some sizzling incentives to go with them. “On February 24th and March 17th we’ll be offering a mortgage buy-down program that mean you can save as much as $10,000,” Solon says. “Buyers can use it to reduce their monthly payments for the first two years or they can convert it to immediate savings on their down payment.” Even better, first-time buyers still have time to take advantage of the government’s $10,000 tax credit. “For people who’ve been sitting on the fence, wondering if they should buy or not, this truly is a not to be missed opportunity to get into the housing market,” Solon says. The Luxor presentation centre and display home are open 1-6 p.m. Monday through Thursday and weekends noon to 5 p.m. at Unit 104, 12039 64th Ave. (at Scott Rd.) in Surrey. Mina at Wave

Visionary investment // by Susan M Boyce

hen it comes to recognizing a solid investment in residential real estate, Mina is no stranger to opportunity. A local Realtor with listings throughout the Lower Mainland and Fraser Valley, she sees the good, the bad and the ugly on a regular basis. And when Mina saw the presentation centre at Wave in Surrey, she knew this was an opportunity she wasn’t going to miss.

Developer Reputation “As an investor, my first consideration is always the builder’s reputation,” Mina says. “Rize has always maintained very high standards of construction quality. In fact, I have several clients who are repeat purchasers.”

As an investor, my first consideration is always the builder’s reputation. Mina

price and transit. “There’s no question it’s much more affordable to purchase a suite here than an equivalent unit at UBC or on the mountain,” she says. “And having SkyTrain already here is a good investment advantage that neither UBC or SFU in Burnaby have.”

Functional Homes with Class Finally, there’s Wave’s functional, highly efficient floorplans. “There is no wasted space in these units — you can use At the Hub of Growthw every square inch,” Mina says. “Hallways occupy a lot of Wave’s location in the up-and-coming Surrey Central space, but these suites are designed in a square. So you not neighbourhood was point two on Mina’s list. “This area is only don’t need halls but it makes it much easier to furnish.” really growing up,” she stresses. “And as it does, it’s attracting She adds there’s yet another bonus to this design: it’s good more people and more amenities. There’s shopping, the new feng shui too. City Hall and civic library, restaurants, and schools — all As to architectural design, Mina believes there’s no things that make a neighbourhood appealing.” doubt that Wave will become an iconic landmark in Surrey’s new downtown. “So many highrises are boring She’s also a fan of Wave’s proximity to SFU’s Surrey campus. “Being close to any university usually means a very with nothing to differentiate them for the ones they’re stable rental income. I bought a two-bedroom and den that beside,” she says. “This is something very different… and could easily be rented out to two or even three students definitely not boring.” who want to pool their resources.” But there are, she points out, two significant differences For more information about Wave, visit waveliving.ca or between this location and the residential areas surrounding call 604.951.9283. uying pre-construction real estate has its advantages, such as potential for capital appreciation, low cost of ownership with minimal deposits and the benefits of purchasing a brand new home. But it all starts in the sales centre where you’ll learn about the neighbourhood and the interior and exterior features, including the floorplan design. Because the home usually isn’t complete, you are required to look over floorplans to get a better idea of the size and layout of the home you desire. But how well can you read floorplans and can you tell the difference between a home that looks good on paper versus a home that fits your needs? Floorplans are more than just lines on a page. They are

38 METRO VANCOUVER NEW CONDO GUIDE FEB 22 - MAR 8, 2013

// BY CAMERON MCNEILL

FLOORPLANS simplified architectural drawings representing the home that you may purchase. Floorplans usually indicate the location of your living and dining room, kitchen, bedrooms and bathrooms. They also help you understand the location of your appliances, closets and in some cases the type of flooring in each room. Here are some tips to help you better understand floorplans, questions to ask yourself and things to consider: ›› “Walk-through” the home Begin going through the floorplan by picturing yourself in the home. If you have a tough time with understanding the scale, it usually helps if you walk through the display suite in the sales centre (assuming it has one) with the corresponding plan in hand. This way you’ll get a clear idea of the space in the display in relation to the floorplan. ›› Ask for measurements Sometimes it’s hard to visualize the size of a room or ceiling heights on paper. Asking for approximate measurements from the sales associate can help you better understand the space. With these, you can compare them to the display suite or to your current home and the spaces there. Sometimes people will use painters tape and trace mark the size of each room. It’s also a good idea to use the floorplan to lay out your furniture. How far is the couch from the TV? How wide is the kitchen? Are the bedrooms big enough for your bed and a dresser? ›› Ask yourself questions As you’re picturing yourself in the home, look out for details in each space. How much cabinet space is in the kitchen? Is there enough counter space? Is there enough wall space for furniture or art? Is the balcony big enough? It’s never a bad idea to write all of your questions down and then walk through the plan with a sales member who can answer them. Floorplans can be presented in the form of black lines on a page or rendered illustrations. Either way, they are a tool to help you understand the design and layout of a space. So, it is important that you are aware of the benefits and limitations of each home in order to understand whether the home is right for you. The time you put into thoroughly understanding the floorplans will pay dividends in the comfort of your new home as you make the final step of moving in.

CORNERSTONE North Preview event now on

// By Janine Mackie

f

rom the same developer that built Thunderbird Centre, Colossus Theatres and Twin Rinks, comes Langley’s newest landmark – Cornerstone North at 210A St. and 56th Ave. “The Marcon name definitely influences our purchasers,” says marketing and sales director Roxanne Reid. “We have been building for almost 30 years, and as one of BC’s most respected builders we are recognized for standing behind our product.” Two new showhomes open this week during the Preview Event, and provide homebuyers the opportunity to see Marcon’s exceptional value and quality construction in living colour. One- and two-bedroom homes in the four-storey building range from 592 to 1044 sq. ft., and start from just $179,900 for a one bedroom and $239,900 for a two bedroom.

“We’re also seeing a lot of downsizers who recognize the quality and care behind every Marcon home and can easily make the transition to a generously sized condo with two-bedrooms, a laundry room and spacious bathrooms with separate tub and shower,” says Reid. “They appreciate that we’ve made security a priority. Video surveillance cameras can be accessed through their home TV, and we’ve equipped our secure parking with excellent lighting and panic stations.” Nine-foot ceilings and large windows fill homes with beautiful natural light

Downsizers love the two-bedroom-plus den homes with laundry room and spacious baths

Cornerstone has been attracting many savvy first-time buyers who are taking full advantage of low mortgage rates and the provincial government’s “First Time Home Buyer Rebate Program” entitling them to up to $10,000 cash back if they purchase and move in before March 31st of this year. There are a handful of remaining homes in the first Cornerstone building that qualify. Move-in for Cornerstone North is mid-August of this year and Marcon has created its own $10,000 Incentive – available to all purchasers, not just first-time buyers, who purchase prior to March 31st, 2013. Those who purchase before the end of February will also receive a bonus of free legal fees and no strata fees for one full year.

Listening to previous and prospective buyers is something Marcon puts value in, and with this final phase at Cornerstone, that reality is proven with an upgraded list of standard finishes. Ceilings have been raised to nine-feet and paired with oversized windows for an abundance of natural light, taller cabinets with soft-close hardware provide immense amounts of storage, water and ice dispensers are now standard features in the stainless steel fridges, and thoughtful touches are strategically added throughout including built-in wine racks, floating fireplaces, under-cabinet lighting and even USB ports for charging tablets and phones. Cornerstone’s ultra-convenient location is walkable to Kwantlen University, Safeway and community parks, and offers some incredible views. While waiting for the grill to heat up, your dinner guests can be savoring the views from your generous deck – the Golden Ears Mountains to the North, the Cascades and Mount Baker to the South and West. Sales centre and showhomes are open daily (except Fridays) from noon to 5 p.m. Check out cornerstoneliving.ca for more information or call (604) 534.6000.

LEGENDS OF HOUSING Three experts have their say // BY SUSAN M BOYCE

CHANGING DEMOGRAPHICS AND NEW VIEWS on what the word “home” really means were just two of the diverse topics that were raised when three top developers faced off in a candid discussion about B.C.’s residential construction industry. On February 6th, David Podmore (chairman and CEO of Concert Properties), Peeter Wesik (president of Wesgroup Properties and ParkLane Homes), and Ward McAllister (president and CEO of Ledingham McAllister) each presented insights and expertise garnered from their many years in a dynamic industry to a sellout crowd at the Greater Vancouver Home Builders’ Association.

Immigration Returns Despite the recent dip in Asian immigration, McAllister believes the coming year will see this market driver regain strength. “Immigration consultants in most of the major Mainland China and Asian cities still have hundreds of thousands of clients who want to come here, invest here, and be involved in the economy,” he noted referring to his just completed Asian tour. “These people are not talking about Los Angeles or New York or Paris or London. They’re talking about Vancouver. They love the geography, the proximity, and most of all they love the fact they’re so accepted here.” In fact, this immigrant group are apparently so enamoured with Vancouver that when Canada upped the net worth requirement for investor immigrants from $1.2 million to $1.6 million, as well as doubling the cost of the necessary investment bond from $400,000 to $800,000, he said it caused “barely a 50 METRO VANCOUVER NEW CONDO GUIDE FEB 22 - MAR 8, 2013

3

stir.” The real problem, he suggested, was in Canada’s cumbersome immigration process. “Of the 48,000 people who were in the system last year to immigrate to B.C., only 26,000 arrived. This year there are approximately 46,000 people in the system — of which we hope to get 35,000.” If those numbers become reality, it would take some 16,500 new homes to meet housing demand — a number that falls short of the predicted 14,000 to 15,000 that will be produced this, year meaning no slow down in construction is looming.

Changing Family Dynamics Changing demographics and homebuyers expectations will play an increasingly important role in defining the housing market of the coming year, according to Wesik. “Although the largest household formation group remains couples with children, for the first time ever there are more single-person households in Canada than households comprised of couples.” Wesik also predicted a significant upswing in the number of families who will be raised in condos. “It used to be

that young people bought a condo and then moved into a larger, single-family home to raise their family. But that’s changing. When Concord Pacific developed the old Expo site in downtown Vancouver, they put in a school which filled up immediately. Last summer, parents were sleeping outside the school overnight to make sure their children were enrolled.”

Size Counts The panel was unanimous that size does matter when it comes to urban living. “The average condo from 10 years ago was 1,000 sq. ft. — now it’s closer to 800,” Wesik said. “We’re being forced to think about space differently, and we’re getting used to the idea that a condominium isn’t a place where you simply take the furniture out of your parents’ house and hope it fits. Furniture has to be right-sized to work in smaller units.” Podmore agreed. “As industry we used to gravitate toward producing larger, more expensive suites because there was a demand for them. Now we need to return to producing smaller, more affordable units.” And, he added, that once the standing inventory in False Creek’s Olympic Village neighbourhood is absorbed, the area will likely experience strong demand for more compact, affordable housing options.

Transit Rules Not surprisingly, all three speakers expect developments on or near transit corridors will retain their status as housing hot spots during 2013. “Transit is absolutely key,” Podmore noted. One upcoming example McAllister indicated he’ll be watching closely is Wall Group’s 1,000-unit community at Boundary and Kingsway — a project that will ultimately be larger and more 5

4

extensive than the Olympic Village (now renamed the Village at False Creek).

Carpe Diem McAllister, Podmore and Wesik appeared unanimous in the belief that 2013 will continue last years trend toward a more balanced, stable market. But they also expressed the need to adapt to a changing marketplace. In closing, Podmore shared some words of wisdom he first heard from Vancouver maverick, Joe Segal — words that could apply to any and all successful businesses but seem particularly apropos in the dynamic, ever-changing fabric of Metro Vancouver’s housing market. “Remember the past but don’t dwell on the past, live the present, seize opportunity, and look forward to the future.”

One of the first questions you have to ask yourself when you’re trying to choose investments for your RRSP is, “When am I going to use this money?”

58 metro vancouver new condo Guide feb 22 - mar 8, 2013

RRSPs aren’t just for retirement anymore

here was a time when the only thing a Registered Retirement Savings Plan (RRSP) was used for was saving for retirement. The advisor mantras, “Never touch this money” and “An RRSP is a long-term investment,” echoed through the pages of the popular press. And, for as long as RRSPs were just for retirement, investing the assets accumulated was a simple exercise in balancing your willingness to take some risk against the kind of return you expected to earn. But RRSPs aren’t just for retirement anymore. The government allows you to use your RRSP as a savings plan for a down payment on a home. It allows you to use your RRSP to finance your ongoing education. And those who wish to raise a family or go on sabbatical have long employed the RRSP as an income-averaging tool. It’s even used as an emergency fund by those who have suddenly found themselves unemployed. It would be fair to say that the RRSP has become Canadians’ favourite savings account. The problem with an RRSP being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touch-the-money retirement plan to a you-can-use-it-whenever-you-can-justify-it savings account, is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which at least in part, explains the overlap between retirement savings and other types of savings that often takes place within an RRSP. One of the first questions you have to ask yourself when you’re trying to choose investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then you’ll need to keep that portion of the RRSP assets fairly liquid so you can get at the money if an emergency arises. And if you’re going to tap your RRSP within the next year or three to buy a home, that money isn’t destined for long-term investment; you’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you’ll have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. That’s because the rules for withdrawals from a spousal RRSP state

Hazel

Set your sights // By susan m boyce

c

oming soon to Coquitlam’s historic Maillardville neighbourhood, Hazel is a collection of just 34 condominium homes inspired by nature and designed with contemporary connectivity in mind. Of course, you could also say they’re stylish, sophisticated, and reflect the distinctly fun-loving attitude of the area’s French Canadian heritage. Opportunity Knocks “Maillardville is such a charming community,” says sales manager Gopal Sahota. “It’s very pedestrian-friendly, there are schools and parks nearby, plus it’s filled with quaint stores and eateries like Woody’s or the new Town Hall Pub. You can still walk to IKEA or the shopping district on Austin, and it’s only minutes to either the freeway or Lougheed Hwy. — meaning you really can connect to everything.” But what gets Gopal even more excited is the opportunity to be on the leading edge of Maillardville’s new evolution. “It’s not often you get the chance to purchase a brand new home in an area that’s about to boom again, but this is one of them. In five years, people who buy here now are going to be very happy they did.”

Easy Living Hazel’s one-bedroom display suite has a comfortable, welcoming ambiance that’s at once sophisticated and casual. There’s an open-concept kitchen with quartzite counters, tile backsplash, and stainless steel appliances — in other words the perfect place indulge yourself whether your idea of gourmet fun is a seven-course cook-off between you and your significant other or hosting the entire family for a traditional sit-down dinner. Flooring throughout the main living area is a countrystyle, light charcoal laminate — meaning easy care, great durability, and outstanding good looks. The living room has a photographic “view” across the Fraser River and just off the living room there’s a covered deck with plenty of space for a chaise longue, barbecue, and table for two. In the bathroom there’s another visual treat — here the sky-blue, glass tile from the kitchen reappears as a whimsical shower and tub surround. Very fun, very funky, very different. Don’t Miss Out Hazel’s grand opening is coming soon, but be sure to priority register now for some outstanding preview incentives. Hazel offers floorplans ranging from one- to three-bedroom and will be located at 827 Roderick Ave. in Coquitlam. Presentation centre and display suite are located at 901 Lougheed Hwy (enter from the northeast corner of the intersection of Blue Mountain and Lougheed). Prices start in the low $200s. For more information and to priority register, visit LiveAtHazel.com or call 778.829.1500.

River Park Place The New Luxury

a

// By susan m boyce

ctivity is happening at River Park Place in Richmond’s dynamic, new Oval Village neighbourhood. A pedestrian-friendly, riverfront community and Intracorp’s first project launch since its wildly successful MC2 in Vancouver, River Park Place offers contemporary condominiums that define urban living and add a significant architectural landmark to the neighbourhood. Want even more cause for celebration? How about River Park Place’s just announced New Luxury Contest. “From March 16th until April 6th, we’re giving away a total of more than $60,000 in daily prizes, plus you’ll have a chance to win our grand prize — a 2013 Range Rover Evoque,” explains director of sales Barrett Sprowson. “And all you have to do is register — it’s just that easy.” Lifestyle Choice Ideally located at the entrance to the Oval Village shopping district, River Park Place’s Phase 1 Tower will be 15 storeys of sophisticated condominium homes boasting spectacular views and the above-and-beyond finishings you’ve come to expect from this Vancouver-based developer. And while neighbourhood amenities are going to be plentiful, it’s River Park Place’s onsite offerings Barrett says he’s particularly excited about. How’s this for a

start: yoga mezzanine, private banquet hall that’s perfect for dinner parties and larger family gatherings, complete fitness centre, media room, indoor basketball and badminton court, and even a music rehearsal room. Plus there’s the Rooftop Palace Courtyard with tai chi pavilion, secured children’s play area and community garden plots. “In other words, everything you could want in a spectacular location,” Barrett says. Exceptional Neighbourhood Get set for an active, connected lifestyle when you choose River Park Place as your home. Being steps from the ever-popular riverside trail that takes you directly to the Canada Line or Steveston’s charming boutiques and boardwalk means evening strolls and early morning power walking just got a whole lot easier. The state-of-theart Richmond Oval fitness centre is just around the corner and a new T&T Supermarket is barely a five-minute walk. Of course, you could also choose to simply pop by Tramonto at the River Rock for dinner and a show. The choices are diverse — just the way you live your life. Register Early River Park Place’s initial tower will be located on the northeast corner of Gilbert and the new River Rd. extension in Richmond. One-bedroom homes start from $299,900, two-bedroom homes start from $385,900, and 85 homes are priced under $350,000. For more information visit riverparkplaceliving.ca or call 604.282.7838. Be sure to register so you’re entered in the New Luxury Contest. feb 22 - mar 8, 2013 metro vancouver new Condo Guide 77

The ideal community:

Factors and features to consider your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” says Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. When choosing a new home,

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

90 metro vancouver new Condo Guide feb 22 - mar 8, 2013

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
