Much like that bank commercial that says, “you’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you only need to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you
can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allow families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This winter, many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.
WHICH SITE IS RIGHT?

I sometimes think that if I hear the adage “location, location, location” one more time, I’ll implode. But the saying is a saying for a reason: where you buy does matter. And while resale value is a key component, if you are planning on settling into your new abode for some time to come, the location matters for many other reasons. If you are in the market for a new condo, you’ll want to ask yourself a lot of questions to help narrow down your choices. Consider the following: ›› Do you thrive on the vibe of city life or enjoy the quiet of suburban living? ›› What will you get for your money in different areas? ›› How far will your daily commute be? Is there public transit nearby? How much will it all cost?
›› Are there amenities – parks, recreation centres, health services – within walking distance? ›› Are there enough cultural/ entertainment hot spots (restaurants, theatres, clubs, bars) around to suit your lifestyle? ›› Are there schools in the neighbourhood? How will your kids get there? Of course, the more questions you ask, the more questions you’ll likely generate. In this issue of New Condo Guide, we focus on location and amenities, and offer up info and advice for those of you looking for a new home. Good luck, and if you have any questions you’d like to ask of us, please get in touch. We’d love to hear from you!

VANCOUVER - WE SINCERELY APOLOGIZE FOR THE SEX COMMENT IN OUR RECENT ROLSTON ADVERTISING CAMPAIGN. The advertising campaign stating that "The Rolston was So Enticing Other Buildings Want To Have Sex With It” was considered alarming by a number of people. Yes, we did sell multiple homes at The Rolston because of this campaign but if the Sex comment was considered inappropriate, we do apologize. In the future we will focus on presenting the Rolston condominium homes solely on their amazing architectural design, downtown Vancouver location and very affordable pricing. And, for the record, we deny the rumor regarding the CN Tower and The Rolston having sex. Nor did The Rolston have sex with the Wave condominiums in Surrey or Centro homes in Richmond. And we would like the OnQue development to stop calling. The Rolston doesn’t like you in that way and only wants to be friends. Check out the Rolston for yourself and see what all the fuss is about!

Wall Centre Central Park
Affordable, well finished and highly sought after // by janine mackie
This week, homebuyers and condo investors alike will have the opportunity to preview one of Vancouver’s most anticipated new communities – Wall Centre Central Park. Doors to the presentation centre at Boundary and Vanness in the Collingwood Vancouver neighbourhood open at noon on Saturday, February 9th. The response is expected to be robust when condos are released for sale in March with prices starting from just $229,000, and 299 presale homes released for under $299,000.

“ There is such a demand for value and affordability.” Linda Chu, Rennie Marketing Systems
GAS COOKTOPS AND QUARTZ COUNTERTOPS “This project is truly exciting,” says Linda Chu, director of marketing at Rennie Marketing Systems. “There is such a demand for value and affordability. Once again the developer has come to the table with just that — great quality in the homes with all the essentials and priced really well.” Chu is quick to clarify that just because they say “affordable,” not to assume any corners have been cut. This will be a community to rival all others and will ultimately include three 30-storey towers, plus a sevenstorey midrise, breathtaking views, an incredible location, clubhouse with pool, enviro-features, and interior finishes delighting the most discerning of tastes. While today’s homebuyers are embracing a more casual lifestyle they are demanding some cushy comforts and upscale amenities to go along with it. To enhance this quest for chic
living, each kitchen at Wall Centre Central Park will be defined by intelligent, efficient design. A social hub to raise a glass and toast friends and family, culinary spaces includes shaker-style cabinetry, quartz slab countertops and sleek appliance package featuring matching panelled Liebherr refrigerator and stainless steel Porter & Charles dishwasher and dual fuel gas range.

FLOOR TO CEILING WINDOWS FRAME PANORAMIC VIEWS Attention was also lavished on the floors, with handsome wood-tone laminate planks in the living areas and contemporary large format ceramic tiles in the bathroom. Extraordinary at every turn, there are sleek brushed nickel door handles, expansive windows offering views of the water, mountain and city skyline, and spa-inspired baths with marble countertops and glass showers. Oversized windows frame big city views while bathing each home in West Coast sunshine. Wall Centre Central Park is the perfect destination for the young professional or any homebuyer looking for a lifestyle, not just a new home. A wide variety of floorplans and layouts will soon be released ranging from studio plans to two bedrooms, as well as a few select townhomes. Residents will have private access to their own clubhouse featuring a pool and Jacuzzi. Plus, each tower will have its own fitness facilities. Strike up a conversation in the lounge, enjoy a book on the outdoor patio, plant fresh herbs in the shared gardening plots and breathe easier with eco-features like a green roof, car co-op and direct bike access to the BC Parkway bike path to downtown Vancouver. HOP ON THE EXPO LINE FOR A SHORT COMMUTE TO WORK With access to transit the hot ticket these days, commuters are sure to see the added value of being walking distance to the Joyce-Collingwood Station. Skytrain passengers are whisked to Vancouver’s Waterfront Station in 14 minutes, while those who work in Surrey are delivered to the King George Station in 25 minutes. Located on the border of East Vancouver and Burnaby, there is
plenty to do in the surrounding neighbourhood from shopping and a movie at Metrotown, to discovering hip cafes and friendly ethnic bakeries. Central Park is the backdrop of this dynamic community. Known for its beautiful Douglas firs and maple groves, the 90-hectare urban park has tennis courts, an outdoor swimming pool, walking trails, pitch and putt golf course and is home to the Swangard Track and Stadium. Experience Wall Centre Central Park in living colour this weekend as the presentation opens with two full display suites and interactive floorplans and views. Designed by award-winning architect gBL Architects and developed by Wall Financial, the same team that has brought to fruition thousands of other prestigious Vancouver condominium residences and hotels such as Electric Avenue, Yaletown Park, Wall Centre Richmond and Wall Centre Downtown, Linda Chu affirms that homebuyers can feel confident about their investment at Wall Centre Central Park. Register your interest at 604.874.9232 and be among the first to preview daily (except Fridays) from noon to 5 p.m., beginning this Saturday, February 9th at 5522 Ormidale Street (Boundary and Vanness) in Vancouver. If this is the stuff your homebuying dreams are made of, it’s time to say hello to Parc Riviera. Located directly adjacent to the Fraser River in Richmond, this master planned community will ultimately encompass 20 acres and will feature nine condominium clusters plus townhomes and a spectacular amenities building named, appropriately, Club Riviera. Ultimately you’ll also find retail, restaurants, and a 5,500-sq.-ft. daycare. Yet there’s so much green space — five acres in total — that the ambiance appears more park-like than urban village. And with construction now well underway on the first phase, Parc Riviera’s unique character and value are beginning to truly reveal themselves.
Value and Vision
“Buyers of all ages appreciate the exceptional value Parc Riviera offers,” says sales and marketing director Dave Bauman. “Young couples see a rare chance to raise their family in a riverside community where neighbours actually get to know each other and amenities are right outside your front door. Downsizers see the opportunity to enjoy single-level, maintenance-free living without compromising the space they need for their single-family furnishings and treasures.”
Sophisticated Lifestyle
Inside Parc Riviera’s two-bedroom display home there’s inviting warmth that’s pure West Coast: nine-foot ceilings, big bright windows, and a soothing ivory-on-charcoal colour. This floorplan also cleverly puts the balcony door at an angle to the front windows creating the illusion it’s a corner suite — intelligent, innovative, practical. In the kitchen, I spot GE Café appliances and an intriguing backsplash of textured glass subway tile. I can’t resist checking — yes, drawers and cupboards are all soft close. Plus there’s lots of counter space and storage. Good thing too because this is one culinary centre where it’s practically guaranteed your friends will be just waiting to hang out with the chef — that’s you. Check it Out for Yourself Parc Riviera’s initial phase includes condominium homes priced from $249,900 as well as townhomes from $449,900. Be sure to ask about the special New Year’s incentives — a limited opportunity to save thousands of dollars on your new home purchase. The Parc Riviera presentation centre and display suite are open noon to 5 p.m. daily except Friday at 10111 River Dr. in Richmond. For more information visit parcriviera.com or call 604.231.5900.

CANU
Local builder brings luxury condo living home to Ladner // By Janine Mackie
a
ll good secrets have a way of getting out. While locals have known it for years, it seems those in the market for a luxurious new condo are also discovering that small-town village life is alive and well in South Delta’s charming waterfront community of Ladner. “It may be a slower real estate market but we’ve sold 16 condos, even before the grand opening of our showhome,” says an enthusiastic Doug Lucier, who along with Ann Sonnenberg is marketing CANU – a 30-unit development now taking shape on 56A St. With the excellent reputation of its builder, Sonnenberg Home Builders Ltd., locals have been quick to pre-register on the development’s website and conversation has been enthusiastic on social media sites like Facebook. “It’s been a great response that I’d contribute to the know-how of the builder – a family business. They are carpenters by trade and put the same quality and attention to detail in a multi-residential building that they would for one of the custom homes they build,” says Doug. “It’s the cleanest site I’ve ever worked on, which says a lot about their pride of workmanship.” Fresh farm finds and Nature walks along the Slough
Backing onto a protected greenbelt and the Chilukthan Slough, which flows south from Ladner Village and is a natural habitat for birds and fish, the setting has captured the imaginations of professionals, downsizers and retirees alike. “Sitting on the deck overlooking the waterway, taking in the views and listening to the birds sing,
really gives the feel you’re in the country, yet the convenience of Canu is incredible. It’s literally just steps from Save-On Foods, banks, local shops, restaurants and the McKee Senior’s Recreation Centre,” says Doug. This weekend the two-bedroom display home opens to the public, providing the opportunity to truly experience the fine finishes and specs at Canu. Designed by Ron Allen Architecture, Canu has the stately appearance of a heritage home complete with brick facade, handsome hardi-plank siding, and landscaped gardens. Canu’s Grand Opening Event now on!
Inside, the two-bedroom homes feel spacious and welcoming with nine-foot ceilings and gleaming hardwood flooring. Choose from 16 different floorplans ranging from 915 to 1324 sq. ft. and priced from $324,900. Entertain with ease in the open-style kitchens, finished with custom wood cabinetry, granite countertops, sleek undermount sinks and premium stainless steel appliances. Luxurious bathroom details include Nuheat radiant heating underfoot, seamless glass showers, glass backsplash and Grohe fixtures. Even the environment can applaud this development with its eco-friendly features. Canu taps into solar thermal energy to pre-heat water in the building and the builder has included dual-flush toilets, low-E windows and paints with zero VOC emissions. Skillfully designed, solidly constructed and ideally situated, Canu’s exceptional condominiums inspire homebuyers to live life to its fullest. Visit the showhome Saturdays and Sundays from noon to 4 p.m. at 4689 52A Street in Ladner. For more information, register online at canuliving.com or call 604.940.5533.

EMERSON. by MOSAIC. Home Store and model home now open with early bird pricing from $199,900 // By Janine Mackie
o
nce the Evergreen Line is ready, it will take less than 30 minutes to get from West Coquitlam to Downtown Vancouver. That convenience has buyers on the lookout for a home that fits their style and price point in one of Metro Vancouver’s newest transit-based neighbourhoods – Burquitlam. From the onset, local homebuilder MOSAIC has been committed to the vision of West Coquitlam’s Evergreen Heights, so selling its fifth and final apartment building in this neighbourhood is a capstone to MOSAIC’s contribution in the neighourhood. EMERSON, 63 Georgian apartments from $199,900, represents the final opportunity to buy a brand new home by MOSAIC in Evergreen Heights. Offering such hard-to-resist value, EMERSON is already over 60-per-cent sold to buyers who are as enthusiastic about the affordability as they are about being part of this up-and-coming neighbourhood. “In five years, this whole area will look totally different,” says MOSAIC’s Geoff Duyker. “The halo of the Evergreen Line combined with some exciting mixed-use projects will bring new, high-street retail and breathe vibrant life into everything.”
Easy commute to Vancouver or Simon Fraser University.
Once one of Coquitlam’s oldest, most established neighbourhoods, Burquitlam is rising to be “the place to be”. A new shopping village with a brand new Safeway and high-street retail will replace the current Burquitlam Plaza, already within close proximity to Simon Fraser University. Building on the success of its previous properties, MOSAIC has taken everything that buyers said they loved and fine-tuned the details, including adding a corner one-bedroom-and-den plan with an abundance of natural light to their varied selection of floorplans. Details are MOSAIC’s obsession and, at EMERSON, homebuyers have been quick to appreciate that attention to detail that makes their homes that much more livable – pre-wired TV walls, nine-foot ceilings, in-suite storage, the option for a built-in desk, and well-designed spaces that can accommodate full-size sofas in the living room and full-size beds in the bedrooms.
Georgian Architecture. Modern Interiors.
With the kitchen serving as the hub of daily life, EMERSON has been designed to embrace all life’s moments with style. Alongside the stainless steel appliances, the composite stone countertops and glass backsplash are stunning. Cooking is a pleasure in this space which is efficiently planned with soft-close cabinetry, under-cabinet spice ledge and halogen task lighting. Inspired by Georgian architecture, the exteriors are fashioned with red and white brickwork, black metalwork and charming window boxes. Make your debut into Burquitlam’s exciting new real estate market and come home to MOSAIC’s EMERSON. Home Store and model home now open at 608 Como Lake Ave. in West Coquitlam, daily 12-6 p.m. For more information, contact the EMERSON Sales Team at 604.936.9300, mosaichomes.com/emerson or emerson@mosaichomes.com.

Easton Start here: go anywhere // by Susan M Boyce

here really is a single word that sums up the view from here on the top floor at Easton: astonishing. Sure there are plenty of other descriptors — spectacular, panoramic, amazing — but astonishing is the most accurate. “People simply don’t think of views like this when they think of Burquitlam,” says project marketer Howard Steiss who’s giving me a sneak peek onsite tour just before the drywall goes in. His gesture takes in the snow-covered North Shore Mountains, the highrises of Metrotown shimmering on the horizon, and a few delicate wisps of cloud currently decorating the peak of SFU.
“ People simply don’t think of views like this when they think of Burquitlam.” Howard Steiss
For convenience, Easton is also a tough to beat location. “You’re 15 minutes or less from four well-respected educational institutions — SFU, BCIT, and two Douglas College campuses — five minutes from the Barnet Hwy. or Lougheed, and it will be a five-minute walk to the Evergreen Line station,” Howard says. “And you can own a home here for less than half you’d pay for something comparable in Kits or False Creek.”
Style to Spare
Inside the presentation centre’s brand new display home, Easton’s distinctly urban outlook is everywhere: polished quartz countertops, nine-ft. ceilings, stainless steel appliances, and a wide-plank laminate flooring almost indistinguishable from real hardwood but virtually indestructible. But it’s also packed with plenty of subtle, oh-so-thoughtful extra details. Closet doors are hinge-mounted, swing-style — reliable and giving you complete access to every inch of closet space. There’s a convenient shampoo/ soap wall niche in the ensuite shower, and with a delightful touch of elegance, the den is accessed through a French door. Then there are things most people miss when they’re looking at a floorplan. “For example, most of our second bedrooms will accommodate a queen-sized bed, night table, plus a chest of drawers,” Howard says. “Every balcony, even ones on the top floor, are covered, meaning you can enjoy them year-round. And, in addition to its proximity to SkyTrain, Easton’s many energy and water-efficiency features support a sustainable, healthy lifestyle.” Easton is now well under construction at 617 Smith Ave. Remaining two-bedroom homes are priced from just $339,900 including net GST, property transfer tax, and transitional tax, so what you see truly is what you get. Presentation centre and display home open noon to 5 p.m. daily except Fridays in the Burquitlam Plaza (next to the UPS store). Easton is marketed by Team Marshall and Red Dot Real Estate Marketing. It’s almost time: time to honour the crème de la crème among the experts who build, develop and market British Columbia’s finest condominium residences. That’s right, the 21st Annual Georgie Awards are almost here. This year saw more than 500 entries in a total of 45 categories — each one a tribute to the imagination, innovation, and sheer passion for quality that characterizes this province’s residential building industry. Finalists in most categories were announced last November, but at press time, contenders for the Grand Georgie Awards and Customer Choice Georgie Awards powered by Avid were still waiting to discover who will be in the running for top honours.
“I have great respect for our members who choose to enter the Customer Choice categories,” noted MJ Whitemarsh, CEO of CHBA-BC, when discussing last year’s battle to be the best. “It requires bold confidence in one’s abilities and a real desire for self improvement to allow your company to be judged by your customers and then take the information and act upon it.” Winners of the 21st Annual Georgie Awards will be announced at a gala celebration on February 23rd, 2013 at the Vancouver Convention Centre West. For more information and to view images of all projects in this year’s final competition, visit georgieawards.ca.

This helpful, easy-to-use, online resource is available from the Homeowner Protection Office (HPO) website at www.hpo.bc.ca. Savvy homebuyers are using it to make more informed purchasing decisions.
New Homes Registry Keeps Homebuyers informed The New Homes Registry provides free access to find out if a home has a policy of home warranty insurance and is built by a Licensed Residential Builder, or whether it’s built without home warranty insurance. Homebuyers can obtain valuable information such as the name and contact number of the warranty provider, the builder’s warranty number and whether an owner-built home can be legally offered for sale. Every new home built for sale by a Licensed Residential Builder in British Columbia is protected by mandatory third-party home warranty insurance. Better known as 2-5-10 home warranty insurance, this coverage includes: two years on labour and materials, five years on the building envelope (including water penetration), and 10 years on the structure. It’s the strongest system of construction defect insurance in Canada.

Industry Insider
Q&A with Daniel Boffo
Building the Fabric of a Community // by susan m boyce
1
Riverfront Corporate Centre. 1
2 Daniel, Flavia, and Terry Boffo.
Towne Walk in Burnaby integrated higher density with an enhanced sense of community. 3
4 One of Boffo’s many industrial properties is located in the 1300 block of Venables. 5 Boffo Properties’ upcoming project at 555 Cordova will blend the Downtown Eastside¹s industrial heritage with a unique, modern architectural style.
Daniel Boffo’s smile is warm, engaging, and comes from the heart. His preferred greeting is traditional Italian: left-right-left. And when it comes to housing in Vancouver, he’s a passionate and articulate advocate for the need to create buildings that integrate housing with the social fabric of our cities. Daniel and his sister, Flavia, are principals of Boffo Properties, a company founded in 1963 by their father, Terry Boffo, after he emigrated from Italy. Terry still comes into the office most days, but now it’s this second generation that’s driving the family company forward in exciting, new directions. In this issue, New Condo Guide chats with Daniel Boffo about some of those new directions. Q You’re developing a 29-unit mixed-income housing project designed by well-know architect, Gair Williamson, at 555 Cordova in Vancouver — a site that’s been sitting empty for years. What’s your vision for this development? A The Downtown Eastside is a passionate, diverse neighbourhood with a lot of creative energy. Like all our developments, we want to build something at 555 Cordova that enhances the existing social and urban fabric of the DES, a design that’s cognizant of the area’s industrial heritage yet is unique and modern. So three things you can expect to see are lots of glazing, black metal accents, and solid materials.
The project itself will be a mix of five non-market homes and 24 market homes with what we believe will be the lowest price point in Vancouver proper. Twelve of the market units will be single-level, one-bedrooms and the remaining 12 will be two-storey homes located on the third and fourth levels and accessed via a breezeway overlooking a central courtyard. They’ll all have their own front door, and with windows on both north and south, there’s going to be excellent crossventilation for natural air conditioning. But we also felt it was extremely important to treat the five non-market units with exactly the same respect as the market units. So we’re not going to just stick them in the back where the people who live there aren’t able to feel like they’re part of the community. Instead, each of these units will also have its own address, its own front door onto Cordova, and will be finished with the same care and attention as the market homes.

Q Affordability is such a hot topic these days. What kind of prices are you anticipating to offer? A Our target for the market suites is $3.85 per sq. ft. — which is about half the average price per sq. ft. throughout Vancouver proper. It’s going to be a great opportunity for people who already live in East Vancouver and love it, but may not currently be able to afford anything more than a basement suite. We want this to be something that inspires them to be proud of their home. Q The Cordova St. project is a partnership with Community Builders Group — a non-profit associate society who will manage the rental suites. Is this kind of collaboration at rend you’d like to see more of? A Yes. In fact, we’re already planning a similar partnership with the Kettle Friendship Society at Venables and Commercial. It’s exciting but definitely not simple, because we’re going to try out a model where the market component will actually pay for the non-market. Ultimately, we’ll incorporate some at-grade retail plus approximately 12,000 sq. ft. of space for the Kettle. That will almost double their existing space and will allow them to build a much-needed drop-in centre. Some people asked why we didn’t just move the Kettle, but it simply never crossed our minds. They’re such a well-respected organization and they’ve been part of The Drive neighbourhood for so long. Besides, I often joke that if we didn’t do this project right, I’d be in big trouble with my grandfather — after all, the ’hood here is still like his backyard, the place where he goes for coffee almost every day.
5
“ We want to build something at 555 Cordova that enhances the existing social and urban fabric of the DES.” Daniel Boffo Q Mixed-income housing is still somewhat controversial. What’s the reaction been like so far? A We had resounding support from Vancouver’s Urban Design Panel when we began the permit process, and we anticipate consumer reaction will be the same. What we’re proposing isn’t new, but it does challenge our traditional ideas of housing here on the West Coast. If you ask a North American child to draw a home, most will probably start with a square base then put on a triangular roof, windows and a front door. Many will even add a picket fence, because a house is still considered the norm here. On the other hand, if you go to Europe, I bet you’d find children create a totally different drawing. Here an apartment is the norm in most urban hubs, and people’s extended living room is the local coffee shop in the piazza right outside. It’s a much more inclusionary lifestyle. Winston Churchill said, “We shape our buildings and thereafter they shape us.” I believe these two projects will become tangible examples of how, as developers, we can educate our industry and the general public about alternative housing forms.

CONDO CULTURE
The evolution of trends in
CONDOMINIUM AMENITIES SINCE THE PROLIFERATION OF CONDO projects, amenities have greatly evolved, adapting to the changing needs of society. Amenities that were once a luxury are now considered basics. Hardwood and laminate floors, stainless steel appliances, the fitness centre, the spa, the pool, and the concierge desk are now standard features in today’s condominium complexes. Other features such as business centres, which were all the rage a few years back, have been replaced with the conference room or board room, large pools are being replaced by smaller ones with currents to swim against, or spa-like areas with hot tubs and saunas. New condominium amenities include the yoga studio and massage room, the theatre room with the big screen and comfortable chairs, fancy party rooms, and guest suites allowing owners to make use of common amenities while saving on the square footage in their unit. More luxurious features include private wine cellars, humidors, infinity pools and screening rooms. Up and coming trends to look for are Wi-Fi connectivity, media rooms, grocery stores, art collections, rooftop sculpture gardens, and outdoor amenity decks with tennis courts, pools and pet walks. When shopping for a condo, the most important features prospective buyers seem to be interested in are
gym facilities, 24-hour security and concierge, and visitor parking. With parking in urban areas hard to find, and costly when available, prospective condo owners like seeing more spots for guests and visitors. While amenities are attractive and appeal to many buyers at first glance, smart buyers are aware that the more amenities a building has, the higher the condo fees will be. This is especially the case with pools and security, as those features add to the expenses. So as new condos continue to emerge with newer and state-of-theart amenities, keep in mind the features that always help with resale or add value to a property are a modern and updated lobby and security, especially among single females who are an important segment into today’s real estate market. Rooftop patios with a view for use during the warmer months are also coveted. More information and advice is available from a real estate agent or online at royallepage.ca. NC

Love Life. Live Lift. // by Susan M Boyce
“ People want to live here.” Bill Morrison
And now that the bridge has made it possible to get from Abbotsford to New Westminster in 35 minutes or to Vancouver in under an hour, he predicts even more people are about to decide Abbotsford is a great investment in their future. “Historically, whenever you see improved or new transportation infrastructure come to a neighbourhood, property values go up within a few years. So whether you’re looking for a place to live yourself, or you’re looking for a long-term investment, Abbotsford works.” Turn Up the Heat
w
ant to sum up Lift in Abbotsford? “Easy: extreme affordability,” says Bill Morrison, partner at Pilothouse Real Estate. He’s not kidding either. “For example, we have studio and den homes starting from $98,600. I just went through every resale listing in the area, and I couldn’t find a similar suite that cost less than $139,000 — that’s $40,000 more and you’re not getting a brand new suite. At Lift, every home is priced between $98,600 and $259,900. Even our most expensive home — a 940-sq.-ft., two-bedroom and den penthouse — is only $259,900. And make no mistake, when you’re talking about Lift it’s time to banish the word “compromise” from your vocabulary. “We have absolutely everything you’d expect — granite countertops, stainless steel appliances, laminate flooring, and even washer/dryer,” Bill explains. Hidden Value
“Even before the new Port Mann Bridge opened, over 170,000 people lived in the Abbotsford area,” Bill says. “People want to live here. There’s shopping, good schools at all levels, an international airport, the hospital — everything you need and some great outdoor recreation too.”
Want more incentives? Lift’s got them, and Bill’s delighted to talk about them. “First of all, because the developer is selffinanced, you can purchase a new home here with just 10 per cent down — not the 15 or 20 per cent most developers require. In other words, you can own a home here for less than $10,000 down.” But he’s saved the very best news for last. “On February 16th we’re celebrating the start of sales with a special, by appointment only Selection Day Event. For that day only, the developer will buy down the mortgage payment on each and every suite by $250 per month for a full two years.” Translation: on February 16th, with just $10,000 down, Lift makes it possible to own a studio with den for approximately $190 per month for the first two years. Sweet! Lift’s presentation centre is located at 2816 Clearbrook Rd. in Abbotsford. For more information and to book your exclusive appointment for the Selection Day Event, visit liftcondos.com or call 604.557.1047.

MAKE YOUR MOVE
// BY DAN HOPKINS
PACKING UP for a move
MOVING HOMES CAN FEEL LIKE an overwhelming task. But with a few deep breaths and these packing tips, you can conquer the move without losing your mind.
BEFORE PACKING You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process. START PACKING Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. If you have kitchen supplies, occasional dishware like fine china,
or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box. KEEP PACKING If you stand back and look at everything
you need to pack, you’ll be overwhelmed. Just start packing. If you start early enough, you can break up the packing process into a more gradual and less stressful experience. Save the items that you use daily to pack last and make sure to label each box.

ASSESSING YOUR ASSESSMENT

A largely misunderstood assumption is that if your property value has gone up, so will your taxes. In fact, the assessed value is just that – an assessed value. What actually determines your annual property taxes is the tax rate (or mill rate) which the tax authority sets (i.e., a city/municipality).
hether you are already a homeowner, or looking to purchase your first home, understanding how your property is assessed and taxed is an important aspect of home ownership. Anyone who owns a home or investment property in B.C. will pay annual property taxes and, despite how important it is to understand the process of property taxation, there are many misnomers about it. I’ll help make this simple to understand. The process starts with an independent Crown corporation called BC Assessment, who actually has nothing to do with the taxation of your property – they simply give it a value. Each year on July 1st, they complete the valuation of nearly two million properties around the entire province, totaling more than a $1 trillion of real estate! They determine the fair value of your property based on several factors such as size, age, shape, quality, condition, location, views, and current comparable sales. Six months later, they mail notices with a valuation to every property owner/homeowner, which are received in early January. Whether the assessed value has gone up or down from previous years, it often sparks a lot of conversation. On one hand, it’s great to see our investments grow in value; on the other hand, many feel that higher values also mean higher taxes; not necessarily. A largely misunderstood assumption is that if your property value has gone up, so will your taxes. In fact, the assessed value is just that – an assessed value. What actually determines your annual property taxes is the tax rate (or mill rate) which the tax authority sets (i.e., a city/municipality). A tax rate usually

changes from year to year, and is entirely based on a city’s planned budget to pay for planned public services like maintaining infrastructure. You can now find the 2012 tax rates on most municipalities’ websites. In the case of the City of Vancouver, the tax rate has actually dropped for the past two years (vancouver.ca/home-property-development/residential.aspx). In the spring you will receive your tax notice from your city/municipality. Here are a few helpful hints: » Many financial institutions can help you manage paying your taxes by integrating a monthly payment with your mortgage. This prevents the need to pay property taxes in one lump sum. » You may quality for the Home Owner Grant, a provincial program that helps reduce the amount of residential property tax you pay. You can apply for the basic grant each year, as well as additional grants depending on your circumstances (sbr.gov.bc.ca/individuals/Property_Taxes/Home_Owner_ Grant/about.htm). » If you are buying a presale condo or home, speak to your Realtor or the sales representative about estimating the annual property taxes at the time of purchase. Although the actual assessment and annual taxes will not be
determined (or payable) until after your condo completes, it is good to start budgeting. If you are the new owner of a previously owned home, you or your Realtor should contact the property tax office to find out if there are any outstanding taxes on your property. » If you are still questioning your property value, you can find more information and use an on-line comparative tool to demonstrate how your property and others in your neighbourhood were assessed at bcassessment.ca. If you still don’t agree with your assessment, there is an appeals process, and more information is also available on the BC Assessment website.

Location, location,
LocAtion! // BY KArA KurYLLowicz

look at least five to 10 years into the future when determining a condo location that best suits your family and lifestyle. “Location is about far more than resale value,” says Eleanor Hughes of Canada Mortgage and Housing Corp. (CMHC). “Location is intrinsically linked to everything from the size of the suite and its features, to the local amenities. You must figure out what you need
and want [in order] to accurately identify the location that is right for you and your family as you grow and change.” The size of your home, features and amenities affect the price, but location has the most-profound impact, points out B.C.-based Realtor and past president of the Canadian Real Estate Association (CREA), Georges Pahud. “The land is the most significant cost component and the value attached to that piece of land is most affected by its location.” To determine the location that best suits you, take an honest look at your needs, then consider features, amenities and, as importantly, lifestyle.

The current and expected size of your family will help determine the size and layout of the common spaces and the number of bedrooms required. Do you have children, or are you planning to? Do friends and family frequently visit from out of town? Do you need a room dedicated to a home office, gym or home theatre? Most families want at least one full bath plus a powder room to expedite their morning and nighttime routines and in some cases, the toilet/sink and shower/tub areas are partitioned to facilitate simultaneous use by family members.
Size
Amenities Whatever your age and stage in life, the distance you travel to work, shop and socialize is a key consideration. If you have children, the proximity to daycare and schools is vital. Do you want to walk, take public transit or drive? What is your maximum round-trip commute? Living outside of the city may yield more space, but is the longer transit time worth it? Added costs to consider include public transit fares and, if you already own a vehicle, insurance, fuel, maintenance, repair, parking and the additional mileage and wear and tear as a result of the longer commute. Will a significant change in location mean that you and your family will need to make new friends? What about shopping and socializing at the mall, playing soccer, hearing great music or going to the park? Features Is a gourmet kitchen with high-end appliances important to you? Do you want a fireplace? Floor-to-ceiling windows? Hardwood floors? A workshop, hobby room, herb garden?
Does the condo offer security features? Will you be comfortable walking to the bus stop, or going for a run before dawn breaks or after the sun sets? Your list of wants and needs will determine your location, but your financial situation also plays a role. CMHC suggests that monthly housing costs (mortgage and interest payments, utilities, property tax, insurance, condo fees, etc.) should not exceed 32 per cent of the household’s gross income. Your entire monthly debt load (car loans, lines of credit, etc.) should not exceed 40 per cent of the family’s gross monthly income. “Pre-qualify for a mortgage to precisely determine your housing budget,” Pahud says. “There are infinite options and trade-offs. Sacrificing the high-end finishes may get you the extra square footage. Give up a little square footage and you may get closer to the nearest transit stop.” Once you have a budget, you’ll know whether you can

“ Location is intrinsically linked to everything from the size of the suite and its features, to the local amenities. In real estate, as in life, you don’t always get what you want and chances are, many (if not most) homebuyers will have to compromise around features, amenities and locations. Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance. “A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and esthetics.” february 8 - 22, 2013 metro vancouver new Condo Guide 89

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
