Is there a positive to buying a brand new condo in our current economic climate? You bet there is.

When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the condo is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the condo is constructed.

What are the other positives of buying a new condo? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better.

While no one can guarantee what their home will be worth in the next

10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are the answer will make them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework on your own and investigate the area.

The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you.

Our nation is growing taller.

According to a new research study by the Council on Tall Buildings and Urban Habitat, Canada is in the midst of a tall building boom, with 26 buildings taller than 150 metres built in Canada since 2005 (see story on page 50).

While the epicentre of this development is Toronto, Vancouver and Calgary are also growing taller.

By the end of 2015 the number of buildings in Canada taller than 150 metres is expected to increase to 74, up from 26 in 1995.

What is remarkable, from my point of view, is that most of these buildings currently under construction are entirely or partially residential –

a shift from the past when most were offices or hotels.

Of course, it’s not just the super tall under construction. Smaller buildings, midrise options and boutique condos are popping up all over the place. It’s hard to find a large patch of the downtown core in any Canadian city that doesn’t have a crane or two in operation.

This all means that if you in the market for a condo in 2013 it’s an extraordinary time to be shopping around. With an enormous array of developments on offer, you’ll have more choice than ever before. In fact, choosing just might be your biggest problem.

How to choose a Realtor

hristmas is over and it is time to get back into the swing of things.

With the new year comes resolutions and often life decisions, as people use the holidays as a time to reflect. For many, that means deciding to move and list a current home. At MAC Marketing Solutions we interact with thousands of Realtors, and working with a good one can make a big impact on your selling/buying experience. So, how do you choose the right Realtor?

Identifying Realtors Chances are if you start asking around, you either know a Realtor or know people who do. Ask around, but make sure to ask questions about their professional credentials. How were they to work with? Did they seem knowledgeable? Were they looking out for the customer’s best interest?

Were they professional and respectful? Would your friends use that Realtor again and why? Using someone you know can be great, but is not reason alone to use them. If you don’t know anyone you want to work with, start driving around the neighbourhood and take note of who seems to be buying and selling.

Choosing a Realtor who is particularly knowledgeable in your neighbourhood can be a benefit. So start looking at the ‘for sale’ signs and interview the active Realtors in your neighbourhood.

Chances are if you start asking around, you either know a Realtor or know people who do.

Ask around, but make sure to ask questions about their professional credentials.

Ask questions When evaluating a Realtor don’t be shy to ask lots of questions.

How will they market your home? How long have they been licensed? Do they work in a team and how experienced is the rest of the team? How many other listings do they have at that moment? Have they ever had a complaint filed against them? What makes them different than others in the neighbourhood?

What is their average percentage of sale price to list price and days on market?

Ensure they will be able to service you post-sale and will walk you through the closing process, have good contacts with lawyers and bankers and work with the cooperating Realtor. Discuss what you are looking for from your Realtor, what’s most important to you, what you are most nervous about, and get a sense from them that they are comfortable with your needs. Negotiate terms Just remember that although you want a fair price, you also want a hardworking individual who can work with you, support you and do what it takes to sell your home. Do your due diligence, agree on a fair price and find someone willing to work with you.

Working with a good Realtor can alleviate a great deal of stress for you and make the process smooth and enjoyable. Good luck!

Study says

“CANADA GROWING TALLER” a tall building boom. According to a new research study by the Council on Tall Buildings and Urban Habitat (ctbuh.org), 26 buildings taller than 150 metres have been built in Canada since 2005.

Canada added four buildings taller than 200 metres in 2012, the most Canada has ever completed in a single year.

By contrast, the U.S. completed two building taller than 200 metres in 2012.

The study pointed out that the epicentre of Canadian tall building development is Toronto, where 15 buildings taller than 150 metres are under construction — more than any other city in the western hemisphere. Toronto is projected to have 44 buildings taller than 150 metres by 2015, up from 13 in 2005.

But Toronto is not alone. Vancouver and Calgary are also growing taller. By the end of 2015 the number of buildings in Canada taller than 150 metres is expected to increase to 74, up from 26 in 1995.

“Canada is reshaping its urban centers and tall buildings are playing a large role,” says Dr. Antony Wood, Executive Director of the CTBUH. “Canada is at the forefront of discussions about density, transportation and urban sustainability.”

Development in Canada also reflects a global shift in the fundamental role of tall buildings around the world. In 2001, 26 of the 27 buildings taller than 150 metres in Canada were office or hotel buildings; today 15 of the 17 buildings in this category currently under construction are entirely or partially residential. And all five of the towers taller than 200 metres under construction in Toronto are residential.

CANADA IS IN THE MIDST OF

A similar shift can be found in cities around the world. In 1990, 89 of the 100 tallest buildings were offices; in 2012 only 41 of the 100 were offices and 53 had a residential component.

Two Canadian buildings have won the CTBUH Best Tall Building Award for the Americas in recent years: Absolute Towers in Mississauga (2012) and Manitoba Hydro Place in Winnipeg (2009).

Don’t Let HST Hold You Back // by susan m boyce

They’re three little letters, but they pack a very large punch: HST. And with the April 1st changeover back to PST/GST racing toward us, there’s no question the on-again, off-again tax has been up front and central in the minds of homebuyers considering a newly built home. The big question: buy now or wait?

In our first issue of 2013, New Condo Guide chats with Mark Belling, president of Fifth Ave Real Estate Marketing, about some of the real facts and figures and why now is an excellent time to buy a new home.

Q Let’s get straight to the bottom line. Many people believe they’re going to save a bundle by waiting until the HST is history. How much difference is it really going to make if you put off your home buying purchase until after we revert to PST/GST on April 1st?

A The short answer is ‘much less than most people think’ — especially if this is your first home. Let’s assume a $525,000 home purchase at 3.1 per cent interest, a 25-year amortization and a five-year term, then compare three different scenarios.

Scenario 1 The best program available now is on new construction, is exclusively for first-time buyers, and is only going to be available until April 1st of this year. If you complete your home purchase before April 1st, first-time buyers are eligible for a provincial government tax rebate of up to $10,000 — which translates into a saving of

about 1.9 per cent on the purchase price.

It’s important to realize, though, that this homebuyer’s bonus comes into effect after your purchase completes, so your mortgage amount is not reduced directly. However, if you structure your loan agreement with this in mind, when the money arrives, you can immediately make a lump sum payment to reduce the amount of your mortgage principal.

Scenario 2 If construction on your new home starts prior to April 1st but the sale and completion of construction occur after April 1st, you’ll still pay full HST even if the home is purchased after April 1st. In this case, there will be a slidingscale formula applied based on what percentage of the home is completed preApril 1 2013 and post-April 1, 2013.

Scenario 3 Buying a new home that starts construction after April 1st means you’ll save approximately two per cent on the effective PST portion that you would currently pay as part of the HST, however you won’t be eligible for the homeowner bonus. So on homes under $525,000, it can mean a saving of up to $10,500 — which is almost the same amount as the current rebate.

Builder’s costs will also go up on these homes as they will no longer get HST building credits and must revert back to old PST credits, making construction costs higher and possibly balancing out any savings for the end consumer.

Q In other words, there’s no compelling reason to wait until HST is repealed?

A I don’t believe any of these scenarios

mean you should hold off the purchase decision if you find the right home. All we’re talking about is a range of savings options depending on who you are as a consumer. Even in the second scenario, which is the least favourable to consumers, what does waiting really mean in terms of mortgage payments?

The potential $10,000 rebate is no longer available other than a slight tax benefit depending on what percentage of the home was built prior to April 1st.

So, based on the new federal government regulations that reduce maximum amortization from 30 to 25 years, your extra mortgage payment will equate to roughly $50 dollars a month. Think of it this way, simply by drinking 2.3 fewer lattés per week you can still own the home of your dreams.

First-time buyers, in fact, would be better off purchasing and completing on new homes priced under $525,000 before April 1st. Not only do they get up to $10,000 in bonus money back from the provincial government — subject to qualification, of course — but they also eliminate a number of risks.

Q What kind of risks would a first-time buyer avoid by purchasing now?

A First of all, interest rates are expected to rise in 2013. Secondly, Central Credit One, the Canadian Real Estate Association, and CMHC are all predicting prices will rise two to three per cent in 2013, skewed mostly to the second half of 2013. So, as a buyer, you’re far more likely to get a great deal now than when economic conditions shift towards a seller’s market. And finally, if you see something you like today, it may not be available in three months.

By waiting to buy after April 1st, first-time buyers will negate any financial advantage they had and risk losing their dream home.

Any other reasons to buy before April 1st?

Plenty. We’re living in the lowest interest rate environment in anyone’s history. We live in the one of the world’s most beautiful, most livable regions — and that’s not just my bias but is confirmed by experts all around the globe.

Right now, you also have time to shop and compare among more new home options than any time I can remember. If you find 12 different homes you like, you can take your time and eliminate ones that don’t make the cut, zeroing in on the ones that do. So not only do you have choice, you’ll likely end up owning the near perfect home, at the lowest mortgage interest rates in the history of your life. But this homeowner’s shopping bonanza will only have a short window — the longer you wait, the fewer choices you’ll have.

So why wouldn’t you buy new and buy now?

f there’s any month when you’re most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back.

Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet.

And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange.

What you don’t do is spend money!

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive.

Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with

popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do!

January is also a good month to experiment with a new routine as you make do.

If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money.

After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.

Make Do Month is a conscious decision to stretch every dollar as far as it will go.

Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money.

Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious saves you money. I’ll bet you’re pleasantly surprised.

TREND FORECAST FOR 2013

A

new year is upon us and, as the saying goes, “the only constant in life is change.” Nowhere is that statement truer than in the world of design. Every year we are exposed to new and exciting design trends and movements in the industry. Often, the word ‘trend’ can be associated with a negative connotation, suggesting a style that will inevitably pass just as fast as the current season. However, I believe that if properly executed, a ‘trend’ can become a classic staple rather than a temporary essential.

Colour is usually the first trend everyone is curious about. What’s the big colour to hit the design world? In my opinion, there have been a few. First is yellow – a creamy bright hue that will dominate with its vibrancy. Yellow can be combined easily with neutrals to create the perfect colour palette. Pair it with white and grey for a modern look, or accent it with navy for a fresh design approach. Yes, you read that correctly, navy as a neutral. This is a design trend which deserves some serious note taking.

Forget brown and beige, blue is the new chief in town. It’s much more subtle than black although the intensity of navy has the same dramatic effect. There is such a large spectrum of blue hues, from royal to electric and midnight to cobalt, you’re guaranteed to be drawn to at least one.

Yellow can be combined easily with neutrals to create the perfect colour palette. Pair it with white and grey for a modern look, or accent it with navy for a fresh design approach.

Feeling Lately, a huge movement we’ve been seeing in interior design has nothing to do with colour, pattern or even style but rather a mood trend. Our clients have been requesting a comfortable environment where they feel at ease in lieu of the typical designer showhome. We’ve been hearing more and more that our clients are looking for fabrics they can use, instead of just look at. It’s an attempt to have their homes decorated to look as if they’ve decorated them themselves. This is actually one of my favourite trends because it allows the homeowner to create a personal reflection in their most sacred environment. This trend is all about using understated pieces to form a collection of new and old, reclaimed and store-bought.

Finishes Another area we are seeing the trend of “mixing and non-matching” is with metals. Do you love brushed nickel? Are you intrigued by bronze? Does stainless steel still excite you? Well, you don’t have to choose one. While this may be music to a designer’s ears, it can also be a pretty scary statement for the amateur decorator. It’s how you incorporate the metals and the harmony among your choices that will result in the perfect metal combination. For instance, if you are working on a kitchen design, you can use a faucet that stands out while keeping your cabinet hardware consistent throughout the kitchen.

Man Cave First and for most, the man cave is not a new concept however, it is evolving and becoming much more mainstream. We are seeing more men who like to get involved in everything from the fabric selections, furniture pieces, artwork – even down to the rugs. This puts into perspective that the man cave is no longer a dark and gloomy space either in the garage or the basement. These “caves” were typically poorly lit, dressed with rundown furniture and kept bare floored yet featured the large TV screen as their focal point. Rather, these trendy spaces are just as tailored and customized as the main floor living room, although the large TV screen is still the dominant feature.

If you are working on a kitchen design, you can use a faucet that stands out while keeping your cabinet hardware consistent throughout the kitchen Trends don’t have to all be used, especially not together. You should incorporate what works for you and your lifestyle. They are a gateway to start getting excited about change and making better style decisions. These current styles emerge from the notion of people enjoying their homes and creating living spaces that suit them personally. Let’s make 2013 the best design year yet!

hether you are moving during the winter season, or maybe a little further down the road, I recommend the following 15-point checklist to help you complete your move in a stressfree way:

{01} Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. {02} Carry important documents, money and jewelry with you. {03} Pack toys, games or special items for the kids to keep them busy during the move. {04} Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

MOVING DAY CHECKLIST {05} Don’t pack paint, bottles of bleach, gas cans or other inflammables.

It is against federal law for movers to transport flammable and combustible materials. {06} Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. {07} Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from. {08} Avoid loading more than 50 lbs. into one box. {09} Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. {10} Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. {11} Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. {12} Have rugs and draperies cleaned before moving and leave them in wrappings for the move. {13} Pack medicines in a plastic, resealable zipper storage bag or leak-proof container. {14} Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice. {15} Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

HOMEBUYERS’ HELP

CREA launches new tool for homebuyers IN A RECENT NANOS RESEARCH SURVEY FOR CREA, more than 63 per cent of Canadians indicated a “major need” for more information about the financial details of buying a home. That figure rose to 70 per cent for respondents between the ages of 18 and 29.

Now, consumers have a new tool to help navigate the complexities and financial implications of purchasing a home. The Homebuyers’ Road Map was recently launched by the Canadian Real Estate Association (CREA) and the Financial Consumer Agency of Canada (FCAC) and is available on CREA’s website at crea.ca.

“As Realtors, we appreciate that young Canadians and first-time homebuyers are craving more information about the financial details required to purchase a home,” says Gary Simonsen, CEO of CREA. “The purpose of the Homebuyers’ Road Map is to empower consumers with the knowledge, skills and confidence to make responsible financial decisions about one of the largest purchases they will ever make.”

The Road Map is a guide designed to help Canadians better understand the homebuying process as well as appreciate the

importance of negotiating with lenders and researching government programs.

“Buying a home involves a number of steps and many buyers need some help in understanding the various options available. In order to make the decision that matches their own circumstances and goals, consumers need some money know-how — which is what financial literacy really is,” says Ursula Menke, Commissioner of the Financial Consumer Agency of Canada (FCAC). “This guide will help people make the right decision, and adds to the information on mortgages, loans and banking available on our website, itpaystoknow.gc.ca.”

Did you hear it? Mixed in with the cheering, fireworks and singing of Auld Lang Syne, many gave a long sigh of relief as the clock struck midnight on December 31st, thus marking an end to 2012.

It’s been a year filled with challenges, changes, and yes, controversy. B.C.’s voters made their choice about the HST, the world did not end on December 21st, and, in the Lower Mainland, we enjoyed a late but record-breaking summer. Now, as we take a look ahead to the upcoming year, most industry insiders and experts predict that while 2013’s housing market is unlikely to be dazzling, it is likely to be steady and stable overall.

This issue, New Condo Guide looks at some of the broad stroke trends anticipated for the year that’s just begun.

Get Where You’re Going Access to rapid transit is the undisputed leader of hot amenities for 2013. “Transit is coming of age,” says Bill Szeto, associate vice president for new business development with Colliers International in Vancouver. “People are making a conscious decision to cut their carbon footprint, so projects located along SkyTrain corridors will continue to do well.”

He points to the success of Marine Gateway as one example, but there are plenty more coming: Wave and 3 Civic Plaza in Surrey, SOLO District and Station Square in Burnaby, and, of

course, the burgeoning development around the Evergreen Line Station in Burquitlam.

Car co-ops are also expected to continue ascending the popularity ladder in 2013 as developers hone in on how reducing or, in some cases, eliminating onsite parking for private vehicles can be an acceptable way to increase affordability.

Michael Geller, president of The Geller Group, notes it’s a matter of achieving critical mass: the more municipalities and developments that participate, the more cost effective it becomes for consumers to rely on alternatives like Car2Go or Zipcar. And since owning a vehicle typically equates to having a monthly car payment, there’s direct impact on the mortgage amount a homebuyer qualifies for. Translation: ditch even one car, qualify for a higher mortgage.

Value in the Burbs Expect the burbs to continue strong in the coming year. It’s a simple value equation. “What can you get for $300,000 in downtown Vancouver?

A studio suite in an older building?” says Christy Edmonds, director of sales with Fairborne Homes. “On the other hand, in areas like South Surrey or the Tri-Cities, you can often get a brand new, threebedroom home for the same amount.

Yes, if you work downtown you might be travelling over a toll bridge, but the difference in the price of your new home is a fraction of those costs.”

Get Off the Fence Like others in the industry, Edmonds predicts the trend to quick possession of move-in ready inventory will continue into 2013 — no matter what city people choose to call home. “Buyers are out there, and people get to the point where they just aren’t willing to sit on the fence any longer hoping prices will go down. We’re seeing a definite increase in the number of very fast closings — sometimes only a week or 10 days after the deal goes firm.”

quickly in the first quarter of the year will also still have some time to reap the benefits of creative incentives offered by developers looking to differentiate their projects. “After price, the most frequent question we’ve been hearing is: what are your incentives?” he says. “I’ve seen incentives like the chance to win a car, $10,000 decorating allowances, and strata fees paid for a year. At the Residences at West, we chose to pay 10 per cent interest on deposit — buyers liked that.”

From developers and builders to financial gurus and number crunchers, construction insiders are concerned about the upcoming provincial election.

Speaking at a recent Greater Vancouver Home Builders’ Association seminar, Neil Chrystal, president and CEO of Polygon Homes, included the possibility of an NDP government in the ugly section of his “The Good, The Bad, and The Ugly” list, stressing that despite the ongoing negative press surrounding Premier Clark, B.C. currently leads the nation in job creation.

Chrystal also expressed deep concern about the upcoming HST transition. “I believe it’s going to get ugly for two simple reasons. First of all, I don’t understand [all the nuances] and I’m in the business, so what’s a buyer to think? And second, the simple, easy-tounderstand tax credit for first-time homebuyers ends on April 1st. A $10,000 credit is a very big thing to a first-time buyer — I’m certainly lobbying the government to extend it.

Embrace the Lifestyle Not surprisingly, lifestyle and convenience are expected to become ever more integrated with the home buying decisions of 2013. “Boomers especially want to have the luxuries they couldn’t afford while they were paying off their university loans or raising their families — things like granite counters and gourmet kitchens,” says Lynn Harrison, president of Harrison Marketing. “And while a townhouse or condo may be a bit smaller than the single-family house they’ve gotten used to, the convenience of lock’n’go living is becoming more and more desirable as a selling feature.”

Carpe Diem Still, as it always does, the final question remains: is now a good time to buy a new home? Most in the industry give an emphatic ‘yes’ for their answer.

Mark Belling, president of Fifth Ave Real Estate Marketing is one of them. His reasons are many. “We’re living in the lowest interest rate environment in anyone’s history,” he begins. “We live in the one of the world’s most beautiful, most livable regions — and that’s not just my bias but is confirmed by experts all around the globe. Plus, right now, you have time to shop and compare among more new home options than anytime I can remember. If you find 12 different homes you like, you can take your time and eliminate ones that don’t make the cut, zeroing in on the ones that do.”

However, Belling does add a cautionary note — this window of opportunity won’t last much longer. “During December, I met with six well-known, well respected economists, and they all expressed a common theme: expect the current buyer’s market to gradually shift to a seller’s market in the second half of 2013. Affordability will be further dampened with the expectation of higher interest rates in the second half of 2013.

And I expect 2014 will lead the typical cycle of inflation — higher home prices, greater costs of living, as well as higher interest rates.

“If all this holds true, buying now makes a lot of sense,” Belling stresses. “Not only do you have choice, you’ll likely end up owning the near perfect home at the lowest mortgage interest rates of your life. But the longer you wait, the fewer choices you’ll have.

So why wouldn’t you buy new and buy now?

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
