planning your

outdoor living space b y J o h n F r i s we ll Pr e side n t CCI Re n ovation s “summertime and the livin’ is easy” is how the

song goes. But is it really that easy? Getting prepared for summer can be a daunting task as having the perfect space to enjoy the season is essential. However, this all depends on what you enjoy and envision doing in this sacred space. Vancouver residents are often very fortunate with the weather the city has. Unlike other areas in Canada, Vancouverites have the pleasure of being in their yards from the first real sunshine in March to the last days in October. If planning an outdoor space that will take advantage of this long season is your cup of tea, consider arranging an area that is uncovered, for a full outdoors experience. However, if you are looking to use the space all year long, it may be a good idea to invest in creating a covered and even heated area. Every space, home and occupant will have different influences on how an outdoor area should come together. Like an interior of a home, an outdoor space requires just as much thought and planning. While this area can be designed on your own, it is recommended to seek professional services for the best results. For example, landscape architects, interior designers and renovators. Choosing the type of service you need depends on the working space and the transformation you may have in mind. If you do end up hiring a professional to redesign your outdoor “dream” space, it is up to you to decide the level

8 home décor and renovations jun - jul 2013

To simplify The planning process, deTermine an overall Theme and use iT as a reference when decoraTing your ideal ouTdoor space. of involvement you want from them. Keep in mind that the more involvement they have in this process, the easier it will be to ensure that what you are looking for is not only accomplished but also in accordance with the local bylaws. Covered spaces attached to the back of a house can surprisingly be illegal. I have seen many enclosures removed, as they did not comply with the bylaws. Spend sometime brainstorming different outdoor ideas by looking through magazines, watching TV shows and researching on Internet. To simplify the planning process, determine an overall theme and use it as a reference when decorating your ideal outdoor space. Some of the recent trends include outdoor fireplaces, ponds and waterfalls, integrated hot tubs and pools and extensive landscaping. The possibilities are endless and it is up to you and your chosen professional to transform that vision into a reality and escape to your new outside world.

Here’s your chance to get more than just a peek in the window. On Sunday, June 9th, the Greater Vancouver Home Builders’ Association (GVHBA) Renovation Council invites the public to tour a variety of professionally renovated homes and condos across Metro Vancouver. Not just for nosy neighbours, the tour enables savvy homeowners to see the possibilities, the transformations and the latest in design, flooring, energy-saving features, countertops, doors, appliances, construction techniques and products as dated homes are given a fresh modern revival through a professional renovation. “Metro Vancouver homeowners will spend $3.8-billion sprucing up their homes this year, and this popular one-day event offers the public an exceptional opportunity to tour professional renovated homes,” said GVHBA CEO Bob de Wit. Renovations on the Parade include a Tuscan-inspired transformation, a beautiful condominium renovation with a 360-degree city view, a luxurious townhome remodel, a gorgeous interior and exterior upgrade of a classic ’60s home, and a contemporary whole-house makeover. jun - jul 2013 home décor and renovations 21

“Professional RenoMark renovators, many of them award winners, will be on site to offer expert advice and discuss their craftsmanship,” said de Wit. “Project values range widely, offering homeowners an abundance of ideas they can incorporate into their own renovations.” Sponsored by FortisBC, this popular consumer event also helps the renovation industry in Metro Vancouver achieve innovative and successful results when it comes to their projects and energy requirements. For renovators, it’s a great opportunity to showcase their best work and meet potential clients. Admission is by passport, available at each home for $10 per person. Children 17 and under are free. Passports can be purchased at any home, and then used for entry to the remaining homes. Part proceeds from passport sales will help fund the purchase of tools, building materials and safety gear for a carpentry training program offered by Guildford Park and Frank Hurt Secondary Schools in Surrey.

Trends for 2013

MIKE Summer is almost upon us with the promise of longer days to enjoy our incredible province and its magnificent scenery. I always look forward to the arrival of warmer weather, backyard BBQs, and relaxing evenings with good friends on the deck. The question is, does your backyard and patio or deck serve to relieve your stress or add to it? Outdoor living doesn’t have to be just for summer and barbecuing. A great outdoor space should be as inviting as a comfy couch or a good book with a glass of wine. It should draw you outdoors and keep you there. It may function as a space for entertaining, relaxing, cooking, tanning, hot tubbing... the list goes on. Many decks and patios now incorporate an outdoor or summer kitchen complete with sink and fridge. Maybe a fireplace is more your style? Adding a covered area for rainy nights keeps the space functional in spite of changeable weather. A deck or patio is a more affordable option for adding space to your home when a full addition isn't feasible. My deck is used almost every day of the year and has helped to make my smaller home feel much larger and more useable. I would suggest building a simple deck to any handy homeowner; if your ideas are more complex call in professional help. Then sit back and enjoy a relaxing summer making memories in your new outdoor space.

TIffany

jIM

Are you daunted by the thought, and cost, of freshening up your outdoor living space for this spring/summer? Don’t be. You don’t have to do a complete overhaul of all the outdoor furniture you’ve purchased over the years. By simply adding accessories in some of this season’s hottest colours you can breathe new life into your outdoor space. Cushions, throw blankets, rugs, paper lanterns, dishes, napkins, table runners, centerpieces or even the flowers you add to your garden are all elements you can bring in to transform and update your outdoor space.

How ready is your outdoor space for the summer? And while you’re enjoying your back yard or patio, what is there about it you just know you can improve on for the next summer? A designer can quickly get a handle on any amazing opportunities that might be within your reach.

Pantone’s ten hottest colours for this season are energetic with soft and bright hues to suit anyone’s taste. Have fun mixing and matching these colours in complementary schemes like Lemon Zest with African Violet or Nectarine with Dusk Blue. If you’re feeling more adventurous try adding Emerald to the mix for a playful element. Perhaps you are longing for a calm tranquil space? A monochromatic palette using Greyed Jade with soft greys will set the mood. If you lean towards a nautical theme then Monaco Blue, Poppy Red and Linen are the combination for you. Whatever your preference may be, this season’s vibrant colours offer lots of options for mixing and matching to help revive your outdoor space.

Most of us get used to our spaces and can’t break our thought mold. That’s where the designer’s ‘fresh eyes’ come in: imaginative, creative, as well as experienced and practical. And then—a few changes that completely transform your space in a way that makes being there so inspiring that you spend more of your time there than you had imagined possible. I have found there is often greatest potential value in improvements to your outdoor living space, but it is often passed over in favour of a bath or kitchen makeover. The process for designing an outdoor space is challenging because the constraints aren’t always clear. And the list of potential specifications is longer: access, flow, sight lines, natural light, weather, vegetation, hard-scape, food prep, lighting, heating, permanent and temporary structures. Even in a small space, with good design, you will be sure you get the best of summer outdoors.

ralph What's So Special? The "Vancouver Special" is a home style that at one time was so ubiquitous that we turned up our noses to it. Recently, buyers have rediscovered what made the Special work so well for thousands of families. With a reasonably flat section of property, the Vancouver Special design is adaptable to most floor spaces and is the first [very!] popular expression of an Open Plan. Following the post-war bungalow and growing from the 'Post and Beam' style, the Specials had clear spans that for the first time allowed rooms the full width of the house, within a moderate budget. The popularization of roofing trusses, in the early sixties, meant that these larger structures could fly up almost overnight, compared to the hands-on approach that the bungalows of the fifties required. This new structural capability combined with a popularized floor plan also meant that rooms could become larger. Standard home sizes grew from 1800 to 3000 square feet in the decades that the style prevailed. These homes are still very strong and easily adaptable to today's open, contemporary styles. Designers are looking closely, and great things are afoot for renovated Specials. Take a second look, you'll like the potential.

beautification, adding privacy, reducing traffic noise, providing shade and energy conservation. Spring is the best time of year to transplant trees and shrubs, while they are dormant. Choosing the right tree should be a well thought out decision. An inappropriate tree can be a constant maintenance problem or even a hazard.

tree’s full maturity height. When the tree nears maturity, will it be too close to your house, driveway, other large trees or structures? • Consider your neighbours. An evergreen tree planted may block the winter sun from your next door neighbour. Will it provide too much shade or overhang? Most plants require considerable amounts of sun; consider how the placement of trees will affect other plants. Will it obstruct driveways or sidewalks? • Call before you dig. Regardless of your landscaping project, always identify utility lines. To have your utilities marked, call your local utility company.

WhAT To ConSider When ChooSing TreeS 1. What purpose will this tree serve? Shade, Privacy or Design. 2. How big will it get? When planting a small tree, it’s often difficult to picture that in

20 years it could be shading your entire yard. Unfortunately, many trees are planted and later removed when the tree gets too big for its site. 3. No serious insect or disease problems. Does it have any particular insect, disease, or other problem that may reduce its usefulness? Certain insects and diseases can be serious problems on some desirable species in some regions. 4. What is the average life expectancy of the tree? Some trees can live for hundreds of years. Others may live for only 20 or 30 years. Many short-lived trees tend to be smaller ornamental species. Short-lived species should not necessarily be ruled out when considering planting, since they can compliment your existing landscape. 5. Leaf colour or flowers and fruits? Some species bloom for short periods in the spring or fall. Others may have foliage that is reddish adding colour to your landscaping year round. 6. Attractiveness and appropriateness in your neighborhood. Some species are overplanted, increasing the natural diversity provides habitat for wildlife and limits the opportunity for a single pest to destroy all plants. 7. Evergreen or deciduous? Evergreen trees will provide year round cover and shade. They may also be more effective as a barrier for wind and noise. Deciduous trees will give you summer shade but allow the winter sun to shine in. This may be a consideration for where to place the tree in your yard.

Once you have made the proper selection you can now begin the task of planting a tree that can provide you with years of enjoyment. It’s Just That Easy! For more home improvement information, to send Shell an email, or to watch Shell’s Ask Shell Coffee Break go to www.AskShell.com

plACemenT oF TreeS

Proper placement of trees is critical for their long-term survival preventing any potential maintenance issues. Invasive roots can lead to cracked driveways and planting large trees too close to your home can shorten your roof’s longevity, clog gutters with debris and damage the perimeter drains of your home. • Check with local authorities about restrictions or bylaws pertaining to placement of trees. In many cases they may be able to provide you with a list of recommended tree species.

The Fourth annual Ovation awards And the Winners Are… by susan M BOyce

The BeachRES condo renovation by G Wilson Construction Co. Ltd. was a three-time winner.

honouring the creativity and unfailing commitment to excellence that define the Lower Mainland’s residential building industry. It was the night of the GVHBA Ovation Awards. Now in its fourth year, the Ovation Awards recognize the outstanding work of some of Metro Vancouver’s best new-home, renovation, and design companies. From cutting edge condominiums and family-oriented townhouse communities to luxurious custom-built estate homes, from contemporary kitchen renovations to stunning whole-home transformations, these awards are rapidly becoming the new benchmark of excellence. Twenty companies entered the Ovation Awards for the first time in 2013 and total entries soar by an astonishing 65 per cent over 2012. In a testament to diversity, no single company, project, or style dominated. However all shared a common theme of visionary outlook and sheer classiness. InnOvaTIOn and vIsIOn My House Design/Build Team Ltd. and Intermind Design Inc. were the frontrunners in this year’s renovation categories — My House edging ahead with four golds, just one ahead of Intermind’s three. Their diverse entries earn each of these two wellknown companies a coveted RenoMark Renovator of the Year Award — My House in the Large Volume category and Intermind in the Small Volume.

Trend alert: PATTERNS

Checks, floral, ikat, chevron, we adore it all. There is no doubt that patterns are hot this season. So give your space an instant update with a patterned accent chair. We love the idea of adding these hot seats in your living room or one at each end of your dining table.

It's easy being Green!

We asked Gordie Wornoff, artist, environmentalist and renovating warrior who heads up the company, A Higher Plane, to reveal his top 10 tips for Green living at home. 1

Wash and reuse your plastic bags– ziplocks, bread bags, milk bags.

2

Start an herb garden in a front garden or flower pot container. Some herbs come back every year – sage, thyme, mint and lavender are all perennials.

3

Use house plants in your home to improve indoor air quality. Grow them in your home and detoxify your air naturally.

HD&R

4

Keep watering cans handy to pour gently used water into – water from salad spinners, from hard-boiled egg water, etc.

5

When you boil corn or hotdogs in water, use the still-hot water to pour on pesky weeds growing up through your patio pavers, driveway bricks, etc. It's a good way to lessen our reliance on chemicals.

6

Try fasting one day a month and reflect on some issues such as poverty and hunger, abundance and allocation of resources. Burke Armless Upholstered Slipper Chair in Gray Chevron. $170. VISIT TARGET.CA

7

Save and reuse your plastic containers with screw-on lids. The handydandy person in your life can put screws, nails and other goodies in there without worries of shattering.

8

If you need to paint your house, try using milk paints or low-VOC paints. Most major brands offer low-VOCs and the benefit is less off-gassing of harmful toxins into your air supply.

9

Avoid vinyl in your home because it emits harmful odours – it can be found in windows, carpeting, flooring and siding.

10

Stay away from bottled water at all costs – it is often treated the same way as city water and leads to a water-elitism that destroys natural aquifiers and could be better used by animals and farmers. If you are concerned about contaminants, get a filter and a reuseable water bottle and it will save you money.

TOM HAGA CONCRETE WALL NO.7

GENERALLY THOUGHT OF AS A

playful background to the home’s interior, wallpaper has been around for many, many years — dating back to the 16th century, and today it is more popular than ever. Wallpaper can inject so much more personality into a space in the form of pattern, texture and colour, which you can’t always get with a paintbrush and roller.

ONE FEATURE WALL IS USUALLY ALL YOU NEED TO MAKE A ROOM POP, LIKE BEHIND THE BED IN A BEDROOM.

40 home décor and renovations jun - jul 2013

TYPES OF WALLPAPER Wallpaper is available in several different materials, each with its own characteristics. VINYL: The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. EMBOSSED: Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. FOILS: Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean. GRASS CLOTH: Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove. TEXTILE: Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space.

TROVE CHROMA, 001

FLOCKS: Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and esthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang. CHOOSING THE RIGHT PATTERN If your furnishings and décor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in the area then be sure to choose a harmonizing scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller.

WHERE TO WALLPAPER In the ‘70s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today that’s hardly the case —however if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom. Also, consider wallpapering the ceiling to create high impact and style. MEASURING FOR WALLPAPER Measure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. The experts where you’re buying the material should be able to assist in the calculations to be sure. Once you see what paper can do for your walls, you may instantly reach for the paste rather than a brush the next time you need to freshen up a room.
