Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to!

Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your home ownership days. It could include things like longer vacations to the sunny south; more time to enjoy friends and family, and plentiful periods of “me” time with those books and movies you’ve always wanted to check out.

o you realize the convenience that apartment living offers over the holiday season? I don’t want to hear that your apartment is small so you can’t have many people over. Au contraire. Whether for a feast or a fête, it just takes some planning. Move the furniture out of the way and rent a big table and extra chairs. Doesn’t that seem the logical thing to do for the once-a-year you need seating for 15, instead of having a dedicated dining room you rarely use?

I’ve been lucky enough to live in buildings where there are party rooms. I book mine months in advance. I’ve never had a guest list too large, and it saves me the deep clean of my own place before guests arrive. Many party rooms have upscale features like a fireplace, piano, catering kitchen and bar – even a sound system for dancing.

When I go to parties at the apartments of family and friends, I always check if there’s a guest suite I can rent for the night. They’re often available at a nominal fee.

It’s so much more convenient and comfortable than a late-night cab ride. Guest suites come to be like mini-vacations, especially if you’re visiting friends and family who live some distance away. I wouldn’t want to impose on my host further, so it’s an ideal solution!

Apartment entertaining is also fabulous because there are no worries about parking, no driveway to shovel before guests arrive, and most apartments are convenient to public transit so there’s no excuse for party-goers who don’t drive.

Think protection when renting

AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment.

According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is.

As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs.

Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance RentersGuide.ca that covers your stuff.

Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you

would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again.

People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands.

And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss the policy possibilities with your insurance agent. You can purchase a policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs.

Another reason to consider insuring your contents is that sometimes your items are covered outside of your apartment. If your laptop is stolen on a trip, as it is part of your property, it

may be covered under your policy. It’s always worth checking with your agent or broker.

Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy.

If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance.

The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. Part of that commitment is to provide information to potential tenants that helps them to make their rental decision with confidence. It’s all about peace of mind.

IT’S THAT TIME OF THE YEAR – friends are gathering, family is arriving, the food is cooking, the presents are stacking and you are hosting a highly anticipated holiday event.

In our house, the holiday party is a not-to-miss affair, I take this season very seriously and expect nothing less from my guests. It’s the one time of the RentersGuide.ca year where everyone clears their schedules and unites together.

Much like interior decorating, we suggest planning your holiday décor in advance. Decorating for the holidays goes beyond just dressing your tree and hanging the lights. It also means setting your holiday table, decorating your entrance and creating a festive atmosphere around your house, especially if you are expecting guests.

Prepare yourself for the amount of guests, the length of their stay and how many events you’ll be hosting. If you’re not hosting but rather attending, you still may want to make your home look and feel festive. The same principles apply to decorating your home day-today as they do to decorating your home for the holidays. The most important rule of design is consistency. Allow your holiday décor to reflect, in this case, a new season and embrace the spirit of the holidays.

Start with a theme. Usually, I would say to stay away from any themed décor however, when it comes to the holidays I say, “Go wild!” Generally there is an excitement when it comes to the holidays and when entertaining I like to bring that excitement out in the details. For luxurious touches, what screams luxe more than glitzy gold or shimmering silver? You can add silver-rimmed wine or champagne glasses accompanied with gold leaf charge plates at the dinner table. This year – we would suggest mixing your metals similar to what we are seeing in fashion, you don’t just have to choose one. Want to try a new spin

on traditional hues? You can incorporate royal jewel tones like emerald green and deep amethyst with silver accents and create your own classic design. However, if it’s fresh and modern décor you’re ready to implement, try black and white punctuated with crystal accessories or gold finishes. Incorporate things that are simple with something somewhat special. It could be your grandmother’s antique china mixed in with modern flatware, or historic family ornaments decorated in new apothecary glass vases.

When it comes to tabletop décor, a real statement comes from adding volume and height with various vignettes. If you want to leave your dining table strictly for tableware then decorate around the room or on the buffet table. You can add one large centrepiece in the middle and several smaller ones around the room or across the table. While flowers are typically thought of as common centrepieces, we like to add contemporary details like birch trees cut down to size, faux antlers, lots of candles and even fur throws on dining seats.

Whether it’s a family holiday affair or a celebration for New Year’s Eve – be sure to deck your halls, dress your mantle, accessorize your tree, and set your tabletop.

Her husband who was toting a tot on his shoulders laughed too and said they were living on the jars.

Everyone wants to use the “magic” jars.

No matter where I go, people tell me they’re living on the jars and lovin’ it.

Wow! Something so simple, eh?

Since I put up the website the most questions I’ve had have been about the jars: how much to put in them, how often to refill them, and lots more.

There’s no formula for how much goes in each jar. It really does depend on each individual budget. But you can figure this out for yourself by going to Gail’s Guide to Building a Budget and following the instructions, and the link to Gail’s Interactive Budget Worksheet.

This worksheet will show you what should go into the jars. It’s a bit of trial-and-error to find the right mix, but keep at the budget until you balance and you’ll have a really good road map to move forward. You can find these tools on my website gailvazoxlade.com.

The jars aren’t actually the “magic” in making money work; the budget is. The real magic is the fact that people seem to want to use the jars – people hate to budget – and I think it’s because it’s so tangible. You decide how much to put in the jars, you put the money in, you live on it, you can see when the dough’s running out so you have to stop spending, and you get a real kick out of having money left in the jars.

That’s the part that really blows my mind. I cut the budgets of people I work with by 50 per cent, 70 per cent as much as 90 per cent – what, you didn’t see that show? – and they still manage to have money left at the end of the month.

Whazzup with that?

That’s the beauty – often overlooked – of a budget… it’s your road map so you get to say how much you’re spending in each category. If driving a new car isn’t important to you, you can cut back on your transportation costs and beef up your grocery bill, entertainment, debt repayment or savings. The important thing is that the bottom line balance… you can’t spend more money than you make. If you can’t balance, then maybe you have to find a way to make more money.

I was working with a couple who had to figure out how much went into the jars as their first challenge. They loved it. Not at first, though.

When I asked why things were going so well, she said she felt empowered being able to figure out the budget and adjust it as their circumstances change. You got it babe!

As for how often you put money into the jars, again that’s a personal choice. When

I worked with my first couple, we put it in monthly. When I followed up on them Tasia says she’s still using the jars, but they switched to putting the money in weekly. People find it easier to work with the shorter time frames.

Managing your money isn’t rocket science. And it isn’t magic. It’s discipline.

You have to be determined to live on what you make, passionate about getting your consumer debt (credit cards, lines of credit) paid off in three years or less, and convince that it is important to have some money set aside for the future.

If you’ve never had a budget that worked before, try it. You may like it. And it may be the first step to eliminating that sinking feeling in your stomach every time you think about your bank account.

WHAT TYPE OF APARTMENT IS RIGHT FOR YOU? Before you invest too much time and effort apartment hunting you can greatly facilitate your search by giving some thought to the type of apartment that best suits your needs. Since there are so many listings to search through, it may help to understand what the different types of apartments are and the advantages of each: The majority of modern apartments are located in high rise buildings. Because it’s more economical to build on a large scale, an apartment in a high rise is often a practical and economical choice, in terms of the materials, appliances, finishes and other details you will be able to enjoy for your rental dollar. Highrise buildings are often situated on main streets and in prime locations, such as major intersections and convenient to public transportation.

You can find a great variety of highrise buildings in nearly every possible neighbourhood, many of which have been beautifully renovated, with refinished floors, new carpeting, lighting, and new lobby furnishings. Some highrises have luxurious features and amenities like a concierge, pool, security, fitness facilities, balconies, air conditioning, and underground parking, RentersGuide.ca which might be unavailable in a low-rise, duplex or townhouse.

One advantage of a highrise is the opportunity to live in a large community. In aRentersGuide.ca highrise, you’ll frequently encounter other

residents in the common areas like lobby, elevator, parking garage, the laundry room, and fitness facility. Not only does this offer you a beneficial social network, it can have practical advantages as well. In a highrise you have the potential to meet other people in whose social needs – perhaps a babysitter, or someone to bring you something from the grocery store on a snowy winter day – might be similar to yours. During an emergency, like a hurricane or blackout, it can be comforting to have a network of support around you.

If you don’t like to wait for an elevator every time you go in and out of your residence, you might prefer a low-rise building. Any building that is three stories or less could be considered a low-rise. A duplex, triplex or fourplex is also a type of low-rise apartment.

Depending on the vintage, these types of apartments can be spacious and have a “homey”feeling to them. Some may have beautiful architectural details like fireplaces, tiled floors, paneling and/or wainscotting. In a low-rise building you’ll have more privacy and less contact with your neighbours than in a high rise. Of course, you’ll have to carry all of your furnishings, groceries and other packages in and out through the stairs. But the layout and aesthetics might make it worth it.

A Loft can be an upper room or floor of a large building, converted factory or warehouse building that is sometimes converted into apartments. Lofts are often tucked away above stores, or in the upper levels of commercial buildings. A penthouse apartment with a spiral staircase to a bedroom might also fit the description of a loft. Depending on the location and layout of the loft, it might be highly suitable for an artist or a creative person, who might want to live and work in the same space, or live

and work in a commercial neighbourhood.

A condominium is another rental option.

Often with a condo you will be renting directly from an owner, rather than through a professional property management firm. Condominiums are usually found in newer buildings rather than purpose-built rental buildings. The major disadvantage of renting a condo is that when you rent directly from the owner, you are at their mercy, should they decide to sell the unit or move into it themselves. If the appliances or anything else in the apartment needs servicing, you may have to deal with the owner, or find tradespeople yourself.

A townhouse can be an excellent choice for a growing family. A spacious, multiple level residence, with great storage, basements, backyards and garages, townhouses are usually set in nice communities with walking paths and landscaped greenspace.

Some townhouses feature play areas for young children, walking paths and other suburban enhancements.

Before you start searching, give some thought to the type of apartment that best meets your needs. This will help you to narrow down the possible listings to consider and ensure that you’ll be more satisfied with your choice in the long run.

LET’S FACE IT – YOUR ELECTRONIC DEVICES MAKE THE WORLD GO ROUND, and in the moving RentersGuide.ca business, we realize how important those RentersGuide.ca items are to families.

One of the most common questions we get is regarding how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: to keep the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them.

Of course, people rarely keep these boxes, so at Two Men and a Truck - Canada, we have specialty boxes and crates designed specifically to RentersGuide.ca move big-screen TVs safely. People who do their own packing and

moving should be aware of how easy it is to damage one of these units.

Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. They can accommodate any size TV, so there is a solution for every unit.

Another thing to remember is that most of these television sets are mounted on wall brackets – and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets.

It’s far too chaotic on moving day to be trying to find any instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself, ahead of time, and have them ready to be packaged properly.

Here’s a tip for anyone disassembling electronics for a move. Get your digital camera or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like.

When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration.

The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day.

It’s up to them to disassemble their systems and hopefully place them into the packing they arrived in. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized

And one last handy tip: pack the associated hardware with your electronics. When packing computers, place the mouse, keyboard, power cord, scanner, printer cables, etc. all into the same box. When these cartons arrive at your new digs, you’ll be very glad you did!
