The halls of every mall are decked and Christmas music is floating through the air in nearly every restaurant and store. Many apartment buildings get into the spirit of the season with some decorations – some communities even arrange for tenant gatherings and festivities. For some it’s a deeply religious time of year, for others it’s not. But it’s not just about Christmas, it’s about community.

If you want to decorate, just find out what your building permits. Some management companies will encourage you to add your own personal touches to decorative installations in common areas. Some reserve the common area decorations to company-approved and owned items. Some buildings allow you to put a wreath on your door while others prefer you limit your festive decorations to the inside of your suite.

This time of year isn’t just Christmas, it’s Hanukkah, Kwanzaa, Winter Solstice, Festivus and more – lots of different celebrations this time of year, with some people that don’t celebrate anything. Some buildings recognize and decorate by sticking with a winter theme, others incorporate different traditions. There is no reason you can’t approach the property management and ask whether you can share your traditions too.

For me, this time of year isn’t about a specific holiday, it’s about enjoying, sharing, recognizing all that’s happened in the year that’s coming to a close. Whatever your traditions are, make it a time of sharing and warmth, and include those in your community.

TAKE AIRPORT ROAD (HIGHWAY 7) NORTH FROM THE 407 TO THE THIRD INTERSECTION, QUEEN STREET, TURN LEFT AND HEAD WEST FOR ABOUT FIVE MINUTES. There, in the area around Bramalea Road, Queen St. E, and Dixie Road lies the village of Bramalea, a prime neighbourhood in the City of Brampton. The 11th largest city in Canada, Brampton has a thriving and well-diversified economy and is home to more than 8,000 businesses. Nowadays, a growing number of rental-housing consumers are using the Internet, as their information search source for locating an apartment. If you're moving to a new city or town, most provinces and local municipalities have general information websites with links that provide a direct click to available rental information sites in the area, Once you arrive at the selected sites, you can generally click on the type of apartment and location you’re looking for, and do some preliminary ‘shopping’ online. The benefit to online listings is that they are generally kept current.

Well-respected media such as Renters Guide and homeTRADER.ca can also be a big help. These sources are widely used by apartment-shoppers. Word-of-mouth continues to be a great method to find a good apartment at a reasonable rate. Ask family members, colleagues and friends if they know of good rentals available in the area where you want to live. If you’ve located an apartment and wonder what it’s like to live there, ask tenants who enter or leave the building for their opinions. Other important considerations for any savvy apartment seeker are the quality of the home you plan to select and the quality of RentersGuide.ca service you will receive once you have selected your chosen area.

Now, there is an effective tool to help you find the perfect apartment and enjoy increased peace of mind in your decision – the Certified Rental Building Program (CRBP).

The first of its kind in North America, the program from the Federation of Rental-Housing Providers of Ontario (FRPO) promotes best practices when it comes to operating apartment buildings in Ontario. A CRBP building is well run and well managed. It is in good repair and the management ensures that the required safety standards are met. Property owners and managers in this program follow FRPO’s established Standards of Practice, which help to establish and maintain a high quality of life for renters.

You can use the CRBP in three different ways. Certified buildings all display the program’s seal of approval, so you can see whether the buildings that you are considering have that on hand. You can also visit the website www. crbprogram.org, where you can search for an apartment in a certified building by geographic location, name or the management company. If you have located a building in one of the other ways mentioned above, you would be wise to check the CRB Program website to check and see whether the building has passed the certification process.

Either way, this new “quality assurance” standard can help you make your final decision with confidence. To be certified, apartment owners/applicants must agree to maintain a certain standard in areas such as Human Rights Code, tenant servicing, fire and building code compliance, staff training policies, proper safety procedures, information and privacy law compliance, financial management, insurance, and employee relations. The program is audited by the well-respected third-party auditors J.D. Power & Associates. There is also a mandatory training and education component that all property management staff must complete.

YOU WANT A NEW APARTMENT. YOU GIVE NOTICE. YOU HUNT. You find. You put down your deposit. But then, the emails stop. The keys don’t arrive.

You’ve been scammed. The first thing you need to do is contact the police.rental scam man sitting on the couch with box upset talking on the phone Rental scams are a crime of opportunity.

With record low vacancy rates across Canada, there is a huge demand for apartments, and it outweighs supply. Beyond that, affordable rentals become even more sparse. Renters who are under tight budgets and short timelines are very vulnerable – but with scams becoming more sophisticated, it’s wise for all renters to act cautiously.

Scammers are looking for an easy target. When your budget is tight and you’re offered a good deal it can seem like a windfall. That’s when you’ve got to be most careful – stop and ask yourself,“Is this too good to be true?” Is it a large family apartment that comes in well under budget? Is it an upscale property that seems to be priced too low? Don’t think this is a limited problem – it’s happening across the country, from big city centres to small towns.

How do you avoid rental scams?

Look for red flags. If you’re conducting your search online, be wary of anything that seems under market value. If it seems too good to be true, it probably is. Rental scams have to be appealing to attract a lot of interest.

Don’t let anyone rush you into a decision.

If you’re searching for an apartment remotely, try to find a friend that can visit the apartment for you. You may even want to resort to using an agent.

You want to go see the property, meet the landlord or property management and look at the actual property that is being rented. The property manager will meet you in the rental office – be leery of anyone who refuses to use the rental office for the paperwork.

If you are interested, fill out the paperwork and make sure to use a cheque, credit card or PayPal. These are traceable and scammers prefer to leave no trail.

If you have to pay a deposit of cash, do not hand over cash without a receipt, and be cautious if you’re asked to wire money. Wire transfers are usually a big, red flag.

How to move pianos and pool tables safely

WHEN IT COMES TO MOVING HOUSEHOLDS, HANDLING LARGE, bulky items is a challenge, especially if you decide to do it yourself. Certain items are best left up to the pros. Here is a bit of professional insight into what it takes to move pool tables and pianos safely and successfully, without damage: POOL TABLES A pool table must be disassembled before moving it.

Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed.

Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the truck and should not come into contact with anything else during transport.

When it’s time to reassemble the table at the other end, it’s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an RentersGuide.ca effect on floor-bearing capacity. Ideally, pool tables should go into a basement on a concrete floor.

happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection.

The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap & stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled.

Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved.

Then it becomes easy to remove the final leg.

We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling.

Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move.

Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

Avoid gifts that clutter: Give gifts that can be consumed rather than those which take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh floral arrangements, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes.

Clear away the ‘every day’: For more impact and less clutter, remove your every day decorative items from tabletops and mantles before you display your holiday decorations. You can store them temporarily in the boxes that held your decorations.

Help for the host: Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting.

While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host!

Avoid mall madness: Do you get stressed when shopping for gifts at the mall this time of year? Do the long lineups and limited parking dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. Many retailers offer free shipping or other incentives this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask.

Make it meaningful: Connect to what the holidays are really all about – spending time and making special memories with the people you love. Pick a calendar that works: Invest time in choosing the right calendar system for you. Go to an office supply store and take a few minutes to look through the options. Are you a visual person who prefers a paper-based planner or a digital person who relates to an app or a computer program? Do you like a large desk blotter-type calendar or does a pocket-sized appointment book make more sense?
