ow much consideration have you given to living a Green lifestyle? Small lifestyle changes can make that can have a huge impact.

Renters often think that there’s nothing that they can do – that they’re limited by the building’s systems. It’s true – most apartment buildings were built in an era before being Green was an important part of life. Garbage chutes don’t separate for recyclables and compost, most light fixtures were intended for use with plain old incandescent light bulbs and nobody was designing with sustainable materials like bamboo and cork.

But this doesn’t mean renters can’t take the responsibility of being Green personally.

There are many steps to take to being a Green renter. Switch the old bulbs over to compact fluorescent light bulbs, halogen or LEDs when possible, especially if you’re considering changing up the lighting fixtures. Water conservation comes by letting the landlord know when there’s a leak, and you can even opt to change your shower head to a low-flow model to conserve.

While many property managers will listen and consider suggestions to Green up the building – and there are already many companies that have taken the initiative to retrofit their buildings with new technologies and make changes like using low VOC paint, low-flow toilets and extensive recycling programs, there are still many things renters can do individually that will make a huge impact. These range from making conscious purchasing decisions to making sure to turn off lights and unplug appliances when not in use. Every little bit helps considering the massive number of renters in the city!

Understanding when your rent can be increased – AND BY HOW MUCH

RENTING AN APARTMENT IN ONTARIO BRINGS WITH IT NUMEROUS PRIVILEGES AND RESPONSIBILITIES. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities.

At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased.

The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises.

For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant.

In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point.

RentersGuide.ca Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations.

If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date.

WHEN YOU HIRE A MOVING COMPANY, IT IS IMPORTANT TO UNDERSTAND WHAT SERVICES THE FIRM CAN AND CANNOT PROVIDE. At Two Men and a Truck â&#x20AC;&#x201C; Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems.

There are 10 common issues that most movers won’t do and/or are forbidden to do by law: • MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GAS-POWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL This is in accordance with the Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods.

• MOVE LIVE PLANTS Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.

• MOVING ANIMALS Moving animals takes special care, and movers are not willing to take responsibility for pets during a move.

You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.

• MOVE PERSONAL VALUABLES It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

• STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate.

• MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO

When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty

dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required.

• PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE Provincial Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit.

• REARRANGE YOUR FURNITURE Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service.

• INSTALL MAJOR APPLIANCES We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.

• LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

Get out of ODIOUS OVERDRAFT B Y GAI L VAZ -OX LADE

THE FAMILIES I WORK WITH ARE OFTEN IN OVERDRAFT AT SOME POINT IN THEIR MONTH. Some of them spend virtually the whole month in overdraft. And some have no overdraft protection (or the wrong plan) so they end up paying exorbitant fees. You’ve no doubt seen me give people the ‘What For’ because they’ve been racking up $300/month bank fees.

What a waste of money!

Being in overdraft is a strong indication that you’re not: a) living within your means, and b) keeping track your expenses.

If you want to get out of overdraft and back into the black, it will likely take some belt-tightening for a few months. Here’s how to do it.

Make a list of your monthly Fixed Essential Expenses… The bills that you have to cover every month like your mortgage and car payment, your minimums on your debt and your childcare expenses. Total it up.

Make a list of your monthly Variable Essential Expenses…The costs that you simply can’t avoid, like food and gas. Be careful now, we’re not talking fancy food and lots-n-lots-a gas… we’re talking the bare minimums to get you through the month.

There’s no clothing, no movies, no shopping at all on this list.

Total it up.

Subtract these two totals from your income. How much do you have left? If you don’t have enough to cover the unessential expenses in your life – the fancy cell phone, the uppity satellite service and the like, you can see your problem. Time to cut back on the nice-to-haves until you’re out of the hole. Change your services to the most basic you can get away with.

Commit to living on this very harsh, very tight budget for a month. Just one month. Take all the rest of the money you make and stick it in an envelope, a jar, or a high interest RentersGuide.ca savings account. As long as you don’t spend it.

Clearly you’re not allowed to use your credit during this process. You’re, in essence, having a No Shop Month.

When you get to the end of the month, add up how much

to cover your overdraft? If it is, then you’ll have to live through this belt-tightening horror for one more month to build up the buffer you need to never go into overdraft again. If it’s not, you may have to feel the pain for a couple more months until you’re in the clear.

From here forward, you want that buffer stored in an account that’s linked to your primary transaction account so that if you see your account running a little low, you can transfer some money from your buffer account to keep you afloat.

You are also going to become meticulous at tracking your spending. (http://gailvazoxlade.com/blog/archives/719) After all, you don’t want to have to go through this pain again, right?

Some people create a buffer in their transaction account to prevent overdrafts, keeping, let’s say $100 in the chequing account that they never allow themselves to spend. If their balance ever falls below that $100, they simply stop spending.

While they’re not overdrawn as far as the bank is concerned – so there are no fees – they’re overdrawn in their own eyes and go without until the next paycheque hits the bank.

Getting out from under the ‘Odious Overdraft’ is not easy task.

But you can do it if you’re determined to stop paying the bank for your lack of self-control. Yes, it’ll hurt for a month or four.

But the relief of being back in the black is fabulous.

To make the marinade, place all of the ingredients in a large resealable plastic bag, add the shrimp, toss to coat and refrigerate.

In a deep sauté pan, heat the oil over medium-high heat. Add the curry leaves and chiles and heat until the curry leaves start to sizzle, about one to two minutes.

Add the ground black peppercorns and cook for another minute. Stir in the ginger, onion, and salt and stirring often, cook until the onion is browned, about eight minutes. Sprinkle with water if the onion and ginger begin to stick to the bottom of the pot.

Add the garlic, coriander, and turmeric and cook until the garlic is fragrant, about one minute. Reduce heat to medium-low and add the tomatoes.

ALWAYS ON THE HUNT FOR UNIQUE SEAFOOD RECIPES, I was delighted when I came across this wonderfully aromatic Goan-Style Prawn Curry by Suvir Saran.

Best known for its beautiful beaches, rustling palm trees and tropical climate, Goa is equally well known for it’s rich culinary history. A long era of Portuguese rule, combined with that of the Muslim and Hindu kingdoms, has left a permanent influence on the original style of Goan cooking, so that what we see today is an exotic and vibrant cuisine, abounding with intense flavours and robust spices. With over a hundred kilometres of coastline, it’s no surprise that Goan cuisine is famous for its seafood: fish, prawns, mussels, oysters, crabs and lobster dishes are the speciality of the region, characteristically infused with coconut milk, tamarind, chilis and fragrant hand ground masalas, used to flavour most traditional Goan dishes. Served with rice, Suvir’s GoanStyle Prawn Curry recipe is rich and aromatic with complex flavour and a little bit of heat, making this a delicious meal for a warm summer night, or when you need some warming up during a cool spring evening. Easy to prepare, this wonderfully delicious and satisfying curry takes less than an hour to make, making it an excellent recipe to explore the fragrant world of Goan cuisine.

Cook, stirring and scraping the browned bits up from the sides and bottom of the pot, for one minute.

Increase heat to medium-high and simmer for five minutes, stirring often.

Stir in the curry powder and cook for one minute.

Add the coconut milk and 1/2 cup of water, and bring to a boil. Add the shrimp and any accumulated juices, and simmer until the shrimp are curled and opaque, about two minutes. Stir in the cilantro.

If desired, serve with rice or naan bread.
