ou’ve decided now is the time to rent a new place. Now you have another decision to make – choosing your property

management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online. Most property management companies have wellestablished business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building.

Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

t’s not easy to find the perfect place in a rental market with record low vacancy rates, but we’re here to help. This issue is full of great apartments in every area of the city – and there are more on our Renters Guide app and RentersGuide.ca Finding a vacancy in the right location for the right place isn’t easy, you may need to compromise, but you shouldn’t need to settle. What may seem like a minor inconvenience or something you’ll just learn to put up with, may be the single thing that stands between you and your happiness.

Don’t settle for rent you can’t afford. You may feel like stretching your budget thin is worth it, but as the months roll by, if your budget is too thin, your great apartment won’t comfort your lack of lifestyle.

Don’t settle for inconvenience. If there’s no parking, what are you going to do?

Walk for blocks every time you need to park? If you work nights and the apartment is beside a schoolyard, are you really going to be able to sleep during the day? If you rely on public transportation, is it close by? Will that distance work for you in the rain? In the snow?

Compromise on small stuff. If it’s slightly above your price range but has a gym onsite, give up your gym membership and use the facilities to make up the budget shortfall. If there’s no eat-in kitchen, find furniture to create a nook beside the galley. If the apartment has little storage get creative with shelving and closet organizers. You can’t change the location, amenities or size, but you can find some savvy lifestyle solutions to make it work. They’re called “life hacks” and they’re trending all over the Internet.

MEADOWVALE:

Suburban serenity in Northwestern Mississauga

IT’S HARD TO PICK A NEIGHBOURHOOD WHEN YOUR LIFE DEMANDS URBAN CONVENIENCE but your heart is drawn to the countryside. It’s a great little Mississauga neighbourhood that is just old enough for mature trees to line the streets and new enough so that there are open spaces and newer apartment buildings, schools, shopping plazas and transportation routes. It’s close enough to major business centres for a commute, but buffered and removed enough that your yen for countryside livin is fulfilled.

THE AREA Meadowvale West is located in the northwestern part of Mississauga, south of Brampton and west of Milton. It’s bordered to the north by Argentia, to the south by RentersGuide.ca Britannia Road West, to the west by Winston Churchill Boulevard and to the east by Erin Mills Parkway. GETTING AROUND Meadowvale West is perfectly located on the GO Train transit line with three separate GO stations – Meadowvale, Meadowvale Town Centre and Winston Churchill and Derry. Meadowvale West is a crossroads for many transportation routes. Highway 401 and Highway 407 are located north of this community. Just west of Winston Churchill, Highway 407 begins its southward route, which means that you can travel east, west or south to the QEW, all by highway.

Mississauga Transit services Meadowvale West very well with at least twelve routes running through Meadowvale Town Centre. Some of the buses connect to both Square One and Erin Mills Town Centre.

LEISURE Meadowvale West has small parks such as Hunter’s Green and Settler’s but the gem of Meadowvale West is Lake RentersGuide.ca Aquitaine in the heart of this neighbourhood. This gorgeous and lush pond includes walking and biking trails as well as a fishing area.

Meadowvale Community Centre, right beside Lake Aquitaine includes a fitness centre and an indoor pool. Meadowvale Library is located in the Meadowvale Town Centre while Meadowvale Four Rinks is in the area’s eastern end.

For arts and theatre, local community groups host numerous events a year at Meadowvale Theatre. An intimate experience is felt here as no seat in this theatre is more than 50 feet away from the stage.

SHOPPING There are two distinct areas in Meadowvale West that offer a multitude of shopping options. Meadowvale Town Centre is a mid-sized indoor mall that includes a some great shopping options.

Meadowvale Business Park, just east of Erin Mills is home to big box plazas featuring outlet shops and popular restaurants. Various other plazas are located within Meadowvale West to round out a great array of businesses and services.

RENTING Most rental buildings and townhouses that are in this area are all mid-rise buildings that seem to fit within the context of the area – not too big, not too small and very, very quiet.

THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) RELATES TO RENTAL APARTMENT BUILDINGS, but was established on the foundation of providing rental housing consumers with the confidence that comes with quality assurance.

In other words, the CRBP is as much about people, as it is about the physical bricks and mortar of the apartment buildings that are part of it.

A rental home is still a home, and just as with ownership, the surroundings should nurture an acceptable quality of life for tenants. That is why the Federation of Rental-housing Providers of Ontario (FRPO) created this program – to offer a recognized symbol of quality and a proactive approach for those seeking rental accommodations and help them zero in on a well-run, well-managed building more easily. When a property manager, and/or owner register a building with the CRBP, it is a pledge that all involved with the buildings’ operations will uphold standards that protect the safety and comfort of all tenants.

The program’s people-focus component is strongly reflected in the mandatory training course which property managers and their building staff attend. Those enrolled learn how to meet the requirements of the program’s Standards of Practice, and how following them improves daily building operation and the quality of service they provide to tenants.

ing’s staff are provided with training and education opportunities to continually upgrade their professional skills and competencies. Increasing the level of professionalism of a CRBP-approved building’s management, and their employees, goes hand-in-hand to ensure that the quality assurance promise the program makes with consumers can be successfully met.

Certified owners and/or property managers also agree to conduct business according to a Member Code of Conduct. This brings great peace-of-mind to renters and offers a clear, concise reminder of what is expected of them once their buildings have been granted certification status. For renters, this means improved communication with the building manager and/or owner, as well as a higher quality of life. The key word in the Code of Conduct is “professionalism.”

It is interesting that the Code of Conduct is based on the golden rule – again, focused on people. Everything about the CRBP involves respect for the buildings and for those who live and work in them. Any time a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home.

Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. Because when it comes right down to it, a “home,” whether owned or rented, is defined by the people who live in it.

IF YOU LIVE IN A HIGHRISE BUILDING, THE ELEVATOR IS THE PRINCIPAL WAY IN AND OUT OF YOUR APARTMENT, A confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a modicum of courtesy.

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

Allow passengers to exit before attempting to board the elevator.

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

Please be considerate of others.

If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a RentersGuide.ca quick glance around to “size up” who is in the elevator. Don’t be afraid to

say “good morning” or “hello” and make eye contact with other passengers.

When other passengers board, move a little to give everyone some personal space.

Likewise, if you’re listening to your iPod, turn the volume down so you don’t disturb other riders.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people.

Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Now, enjoy the ride!

When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair.

PUMPKIN CHEESECAKE with Praline Sauce

DIRECTIONS Set a rack over a baking sheet and line the rack with two layers of paper towels. Spread the pumpkin purée over the paper towels and let drain for two hours, until the purée is fairly dry.

Preheat the oven to 450°F. Butter the bottom and side of a nine-inch springform pan. In a food processor, pulse the graham crackers until finely ground. Add the pecans and brown sugar and pulse again until finely ground. Add the melted butter and pulse just until incorporated. Press the crumbs onto the bottom of the prepared pan. Bake the crust for about six minutes, just until it is fragrant and lightly browned. Let the crust cool completely.

LUSCIOUS AND CREAMY, THIS DECADENT RECIPE FOR PUMPKIN CHEESECAKE WITH Praline Sauce is a delicious combination of cream, sugar, eggs, pumpkin purée with an intoxicating blend of traditional pumpkin pie spices: ground cinnamon, cloves, nutmeg and allspice. Once it’s baked, the cheesecake is then topped with a sweet buttery pecan praline topping.

The key to this dessert’s success is threefold: draining the pumpkin purée on paper towel at the beginning, so it’s as thick as possible; ensuring that the cream cheese, eggs and cream are at room temperature before starting; and finally, beating the cheesecake mixture thoroughly so that the final result is lighter than air. Rest assured, the extra effort pays off. This Pumpkin Cheesecake is very light, not heavy at all, and wonderfully delicious. I’ll wager that you’ll never make a Pumpkin Pie again. As a final flourish, a dollop of whipped cream or scoop of homemade cinnamon ice cream, would be pretty hard to resist!

In the bowl of a standing electric mixer fitted with the paddle, beat the cream cheese until it is very smooth. In a small bowl, whisk the sugar with the salt, cinnamon, nutmeg, cloves, and allspice. With the machine on, add the spiced sugar to the cream cheese and beat until creamy, scraping the bottom and side of the bowl repeatedly. Carefully add the drained pumpkin puree and beat until smooth. Add the eggs one at a time, beating well and scraping down the bowl between each addition. Beat in the heavy cream, lemon juice, and vanilla until the cheesecake mixture is smooth.

Pour the cheesecake mixture over the cooled crust and bake for 12 minutes. Lower the oven temperature to 225°F and bake the cheesecake for about three hours, until an instant-read thermometer inserted in the center registers 150°F; the centre will be very jiggly but not liquidy. Let the cheesecake cool on a rack, then cover with plastic wrap and refrigerate overnight.

Run a hot knife around the cheesecake and loosen the springform ring. Carefully remove the ring and transfer the cake to a plate.

Using a warm knife, cut the cake into wedges and serve with the Pecan Praline Topping and a scoop of Cinnamon Ice Cream.

I WOULD ARGUE THAT COLOUR,

among all the components that go into a room’s design, is the most influential factor in the overall success of a room.

Your choice of colour can make a space feel soft and serene, bold and invigorating, or playful and whimsical – so it’s essential to ensure the correct colours are utilized to achieve the mood, or overall feel you want to accomplish. Here are my top five tips for adding colour to a room to achieve a look you’ll love.

01 Commit to a direction When I do design consultations, one of the most common questions I am asked is, “What is a nice colour for a kitchen/master bedroom/bathroom?”

I am always quick to explain to clients this is the wrong place to start. Start with the overall mood you would like the space to embody.

Is it a relaxing retreat? Is it a hip and funky entertaining space? Is it bohemian? Search for photos on the Internet of rooms that you love and fi nd the common elements. A theme should emerge that will then help inform the overall direction of the room. Adding this fun pop of colour is like an exclamation point at the end of a sentence, or a red lipstick on a neutral outfit. It adds a bit of vibrancy that is unexpected but feels polished.

05 Don’t underestimate the power of paint My final tip in regards to successful use of colour in a room is about paint.

Paint colour selection can be a very overwhelming decision to make, especially if one is making it without any context, mood direction or commitment to a scheme. But paint can dramatically impact the look of a space, and I always suggest to my clients to consider being bold. For these clients, neutral walls absolutely suited the polished, serene and sophisticated aesthetic we wanted to achieve. But in another context, I would not be afraid to wrap a room in an indigo blue, a warm rust or even a flat black. Paint is a relatively inexpensive way to add a lot of drama to a space, and the beauty is you can test colours with a lower level of commitment, than say, upholstery or art.

02 Pick your palette from an inspiration piece Once you have determined your style, let your palette derive from something that will be used in the space. This could be a gorgeous fabric, a great toss cushion or a beautiful piece of art. Pick three colours that exist in the piece and use those colours in other areas of the room. For this project, we went for an aesthetic that was sophisticated, serene and polished. I drew my palette from one of the pillow fabrics we selected, using yellow and shades of grey multiple times in the space. Inspiration for your colour palette could even come from your closet.

An awesome blazer or printed shirt can definitely be the jumping off point for a room’s colour scheme.

03 Repeat colour for a harmonious look Once you have determined your palette and you feel confident it will embody the overall aesthetic you’d love to see in the space, ensure the colour gets repeated a few times for a harmonious look. This trick of repeating a colour at least three times in a space is a technique I learned designing rooms for television shows, where you have a limited amount of screen time to make a big impression. In this space, we repeat yellow in the rugs, custom pillows and ottomans. Grey is repeated in the custom sectional, wall colour and rug.
