veryone knows that real estate is about location, location, location.

Since it’s one of the biggest considerations you’re faced with when it comes to choosing a rental, just what are the critical things to consider when choosing a location?

There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers a balance between the two locations. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, look for a well-connected mass transit location. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your personal priorities first and then take the time to assess each location for its merits and weigh your options. Unlike paint and decor, location is the one thing that you cannot change so it’s important to choose well.

here are some communities that are just special – that foster a feeling of home. It has a lot to do with finding the right neighbourhood and an apartment that suits your needs. And, of course, has great management.

One of my personal favourites was a mid-rise building with a trendy downtown address. I knew most of my neighbours – it was rare that you passed someone in the building who didn’t say “Hi.” In fact, it was common for spontaneous dinner parties and summer barbecues to break out at the most opportune times. It was a fun place to live and will always be one of my favourite apartments. My place was small, it didn’t have much light, it was always too hot or too cold and there was literally no closet space, yet my husband and I adored it.

We moved on when we started our family. Suddenly the idea of a spontaneous dinner party that would go on into the wee hours wasn’t so desirable and carrying a stroller up and down the massive flights of stairs wasn’t very appealing. And anyone with a baby knows, they don’t travel light! Without ample – or any – closet space I was going to be drowning in diapers, onesies and teething toys.

Where once it would have been impossible to see ourselves moving out, we’d come to the realization that our beloved apartment just wasn’t a fit for us any more.

It’s really important to realize when your home isn’t working for you. It happens to the best of us. Most renters will have a few apartments before they find the one in which they’ll grow old. That’s one of the best things about renting! It’s easy enough to change your home to keep up with your needs. If you’re not loving where you’re living, it’s time for a change. And change is really only 60-days notice away.

Going to the west side

THE NEIGHBOURHOOD KNOWN AS PARKDALE EXTENDS WEST FROM DUFFERIN TO RONSCESVALLES and from the lakeshore north to about Dundas.

Beginning in the late 1800’s, Parkdale was an elite residential suburb that rivaled Rosedale as Toronto’s most desirable address. Wander through the tree lined residential streets and you’ll see some exceptionally fine examples of Victorian architecture. In 1922 Sunnyside Amusement Park and Bathing Pavilion opened on the western beaches, becoming the place to be and to be seen for a generation of Torontonians. In 1956 Sunnyside was shut down by the city to make way for the Gardiner Expressway and the revamped Lake Shore RentersGuide.ca Boulevard, cutting Parkdale off from the Lake Shore and its glorious past.

The King and Queen Street streetcars offer quick and easy access to the subway and to downtown. With Lake Shore Boulevard and the Gardiner at this neighbourhood’s doorstep, Parkdale is also conveniently situated to RentersGuide.ca points both east and west. The GO Train also services the area.

The neighbourhood immediately east of Dufferin at King, known as Liberty Village, is a hip district of warehouses that have been transformed into offices and shops.

WANT TO LIVE IN THE AREA? right inside the Dufferin Gate. In December, the buildings on Jameson Avenue are strung with spectacular holiday lighting for the annual Cavalcade of Lights. The area has developed quite a great nightlife as it’s gentrified, with several lounges, music venues and trendy destinations have set up shop.

Many Parkdale residents find the Dufferin Mall at Dufferin and Bloor a great convenience. It offers larger stores and chains, as well as the usual array of restaurants and services that a mall affords. And there’s the Dufferin Grove Farmer’s Market in Dufferin Grove Park, right across the street all year round.

Parkdale also has four community centres that serve the residents of this neighbourhood. The Parkdale Public Library on Queen Street and the High Park Public Library on Roncesvalles, both provide programming for Parkdale residents.

Living in the Area Parkdale offers a wide variety of rental options, including low-rise, highrise and the converted duplexes and triplexes in the grand old Victorian homes. The highrise buildings are clustered around Dufferin and King/ Queen, as well as on the streets that run parallel to Dufferin: Jameson, and Tyndall, for example, have a number of apartments from which to choose.

Shopping The dynamism of Queen Street continues to move ever westward, imposing a new vibrancy on everything in its path. In Parkdale chic funky shops co-exist with neighbourhood standbys.

The main commercial area along Queen Street contains an eclectic mix of shops and restaurants. Upscale restos are interwoven with local RentersGuide.ca greasy spoons. Discount shops share the block with some of the city’s stylemakers.

bedroom, so it should be a relaxing place to unwind and get that important beauty sleep your body needs. Recently, I gave my bedroom a major makeover. Here are my top tips to create a beautiful and comfortable bedroom retreat on any budget.

COOL COLOUR PALETTE. I’ve had red bedrooms

and I’ve had pale blue rooms. I can honestly say colour psychology is real. A cool, serene, colour palette makes all the difference in creating a relaxing room. Go for soft and subtle colours if you want a respite from the busy world outside. For my bedroom makeover, I chose Whistle Stop 50BB from CIL’s paint collection to create a calming effect.

LAYERED LIGHTING. I love a bedroom with ambient lighting.

A lamp with a soft bulb, mixed with task lighting for reading a book, plus decorative side lamps can add some drama to a room.

The white horned oversized side lamps from Mirens I used in my bedroom were the perfect conversational piece in the room.

Don’t forget about overhead lighting. This is another great place to add some art to the room. I used a signature Jo Alcorn light from artcraftlighting.com, which added a touch of whimsy to the room.

Layering lighting in any room, particularly your bedroom, allows for the perfect mix of function and comfort.

THE PERFECT BED. I had an awkward small

window in my bedroom that I had to hide. I chose a padded headboard that was just high enough to cover the window.

COMFY CARPET OR RUG. Having the perfect texture underfoot

I wouldn’t call myself a DIY’er, but when the time comes, I can step up. I found a headboard with clean lines at HomeSense (homesense.ca) for $300.

However, it wasn’t quite the right colour for my project. When I found a cotton, patterned shower curtain for $30, I thought I’d tackle a DIY project and create the perfect headboard. Voilà! A custom-made headboard on a budget.

MIRROR MIRROR ON THE WALL. I love how mirrors

SIDE TABLE CONUNDRUM. Side tables are a useful element to every bedroom. But it can be hard to choose the right one. So many questions come to mind! Do I need extra drawers or countertop RentersGuide.ca space?

What height, size, colour or material should I choose? For my makeover, I needed something to match the height and scale of the bed. I found the perfect side table at mirens.com. The side tables had a unique design, with added bedroom storage.
