he moment you move into an apartment from a reliable property management company, you will be able to enjoy a number of benefits. One cheque basically takes care of it all.

As you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well.

What are the other critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot not only offers many health benefits, it gives you a chance to meet new neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

now what I love most about living in an apartment? That it’s such an easy lifestyle. No fixing, no maintenance, no unexpected repair expenses, no handiwork or honey-do list. Actually, that last one is my husband’s favourite part.

As life gets busier and free time becomes more precious, it becomes harder to justify the do-it-yourself projects that homeowners seem to constantly have on the go.

And if it’s not time, it’s money – a roof, a plumber, an electrician.

Apartment living has all that covered in the price of rent. Forget trying to figure out if the plumber really is giving you a fair price or the entire roof really needs to be replaced – you’ve got better things to do.

While good property management companies try to be proactive about maintenance, sometimes things happen. But instead of figuring out which trades to call and how to pay for surprise repairs, you just need to alert the property management. Many offer 24/7 service call centres, but all will have instruction for who to call when an issue arises. Things happen, no building is immune – but as a renter, it’s not your problem!

This is also where picking a good property management company comes in.

Professionally run companies with reputations for customer service are key – it’s something you should check before renting a new home. Hopefully you’ll never need to see what their response time is, but if you need them, it’s good to know they’re always there for you. It’s a lot less stressful – and a lot less expensive – than owning!

In the heart of it all

Every city has a point from which everything emanates. In Toronto it’s Yonge and Bloor. Here’s where the two main subway lines intersect. As well, addresses on all the major east-west streets (i.e.

Bloor, Queen, King) are designated as “East” or “West” from Yonge St. outward.

In this bustling stretch of city, the character of the neighbourhood can change RentersGuide.ca

significantly in just a few blocks – Yonge and Bloor has quite an amazing intersection of residents. To the west the streetscape is dominated by luxury retailers, referred to as ‘The Mink Mile’ a particularly luxury-brand-filled stretch of Yorkville, while to the east lies a mixed office and residential district. To the northwest Yorkville

continues, with its chic shops, luxury hotels and restaurants. To the northeast is Rosedale. To the south, retail, dining and office space becomes the majority, and is the reason the area is such a busy destination.

Rosedale, one of the city’s most beautiful residential areas, with many historic homes, begins north and east of Yonge and Bloor. The iconic Metro Reference Library is one block north of Bloor on Yonge. Living at Yonge and Bloor you’re close to the Manulife Centre, where you can enjoy movies, restaurants and shopping. A Little Further Away:

The area from Yonge St. east to Church, along Bloor and south offers the most choice of rental accommodation, while the rentals lying west of Yonge are some of the city’s most prestigious addresses. WE ALL, WHO LIVE IN A MULTI-RESIDENTIAL UNIT, NEED A GOOD NIGHT’S SLEEP. In order to do so, we should not have to worry about the safety and security of our homes. This is a combined responsibility of both the landlord and the residents.

LIVING IN A SMALL SPACE COMES WITH PRACTICAL challenges – a lack of storage being the main complaint from my clients.

This lack of storage often means that everything is on display – and thus has to count. When I am shopping for my small space dwellers (and by the way, I am one too), I keep a few principles in mind to set them up for success.

01 QUALITY OVER QUANTITY In a small space, you don’t have the luxury to amass a great deal of stuff. Thus, I am pretty rigorous regarding what comes in, and what exits a home. When selecting pieces I always ask – will this improve my client’s quality of life?

Will they be more organized because of it? Will it enhance their enjoyment of the space? And once pieces come in, I try my best to ensure other unused things go out.

02 BE ORGANIZED Professional organizers have taught me that a small space can be maximized with the right organizational tools. In RentersGuide.ca a recent client’s project, we outfitted kitchen shelves with clear, stackable storage bins, which increased the usable space by 40 per cent. To do this, group like items together and then assess the size of bin that you need. Retailers like Solutions and Neat offer diverse products to help increase RentersGuide.ca shelf storage space.

03 FUNCTION CAN ALSO LOOK GOOD If you need to purchase a product for purely a utilitarian usage, make sure it looks good. I like the Dyson Air Multiplier. Not only a powerful fan, its slim and sleek design doesn’t take up visual weight – a huge plus when square footage is at a premium. I’m also a big fan of Scandinavian and Japanese designed dishware. Mjölk is a great resource for kitchen accessories that look beautiful as they serve their function.

04 MEASURE YOUR VISUAL WEIGHT Overlooking the visual weight of a piece is a large reason I get called in for design consultations. In a small space, a large sofa and a large chair will look cluttered and feel cumbersome. The same principle applies to using several dark, bulky, wooden pieces in close proximity. To lighten a space, pair a large sofa with two smaller chairs and swap out the wooden coffee table for a glass surface. Glass or acrylic pieces can be found in many of my small space projects as they balance out some of the larger pieces in a room. For these more delicate pieces, I love retailers like CB2 and Urban Barn.

GO LARGE WITH ART IN A SMALL SPACE In small spaces, I prefer to use large-scale art pieces as opposed to collections of multiple frames. I love the impact that is created by one piece as it can ground the colour scheme of a room and provide a stunning focal point.

The Federation of Rental-housing Providers of Ontario (FRPO) established the province-wide Certified Rental Building Program (CRBP) to help apartment shoppers zero in on buildings that are well run in keeping with an accepted set of standards of practice that help to raise the level of professionalism across the industry.

“Training and education help raise the quality of rentalapartment buildings in Ontario, and in raising the level of professionalism across our industry,” said Vince Brescia, past president of the Federation of Rental-housing Providers of Ontario.“It is a natural extension of any respectable qualityassurance program and that is why it is such an important component of the CRB Program.”

To ensure that these criteria are met, those enrolled in this innovative program must complete the Certified Rental Building Property Managers Training & Education Program that helps achieve the CRBP’s goal of “Providing value to tenants.” In other words, providing an acceptable customer service level is at the forefront of the exercise.

The training course is available only to property managers’ and/or property owners’ staff whose buildings have been admitted into the program. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service. All management personnel must attend the course, which runs approximately eight hours.

The education and training that accompanies the CRBP certification facilitates strict adherence to things such as regular building cleaning schedules, effective and prompt communication with tenants regarding repairs and other concerns, properly maintained elevators, annual site inspections, and much more.

Program participants learn about the importance of human rights responsibilities when it comes to tenants and employees, and how critical it is to respect people’s privacy. The provision of emergency contact information to tenants, paying interest on their last month’s rent – there are many aspects of managing and working in an apartment building that are addressed.

For the convenience of participants, it is run in two session formats: a one-day or two concurrent half-day sessions. All participants complete a test at the end of the sessions to make sure that they understand the course content.

The CRBP has been well received across the industry, and the certification continues to be a sign of leadership and respect for quality assurance for rental housing consumers. In the end, it’s about making life better for renters.

The curriculum covers the CRBP’s Standards of Practice and how these apply to the daily running of an apartment building, as well as how they can improve revenue opportunities, increase occupancy rates and enhance the quality of service to customers. It truly is a win-win situation. There is a fee to enrol participants, and each receives a Training Manual and a Sample Forms Booklet.

A key requirement of certification is proof of compliance with the Standards of Practice through building audits conducted by the independent third-party performance measurement firm, J.D. Power and Associates, and the education course prepares managers and owners for this process. In fact, participating building owners/managers have to request the audit after completing a self-assessment, which adds another layer of accountability.
