id you know that once you sign a lease and take possession of your new digs that an inspection is in order? Landlords cannot hold tenants responsible for normal wear and tear, however tenants are expected to fix damage such as stained broadloom and damaged walls or ceilings.

Since the question of who did the damage may come into play at some point during your occupancy, inspecting the condition of the premises on move-in day is important. Be thorough and document everything you notice. The tenant and the landlord should inspect the rental premises together. In some provinces, an inspection report is required by law. This should be a formalized process by which both the landlord and tenant end up with a signed agreement and both parties receive copies of the signed inspection sheet. During your inspection, you’ll review many aspects of the home. Be sure the safety features, such as smoke and carbon monoxide detectors, are included in the inspection too. It’s the law to have working detectors in the home. Be sure to keep them in working order during your stay by testing their operation regularly.

h what weather we’ve been having. It goes hot, then cold. Summer couldn’t make up it’s mind and Autumn is following suit. Alberta had snow in September and Ontario had a heat wave into October. Seriously, nobody knows what to expect from day to day. So where does that leave your apartment? Do you need the heat or the A/C? While there are no laws about turning on the air conditioning, and A/C isn’t considered a vital service under the Landlord Tenant Act or the Residential Tenancies Act, heat is. All residents are entitled to warmth, and if the landlord is the one who provides the heat, the landlord has to be mindful of the law.

While specific temperatures are set at the municipal level, the standard across the country is along the lines of a minimum temperature of 21°C (68°F) between September and June. Some municipalities stipulate that the temperature can go down to 18°C between 11pm and 6am. This doesn’t mean the heat comes on for September 1, it just means that the landlord has to be in tune with the weather to ensure the heat is on before the mercury plummets.

Some like it hot, some like it cold. While nobody has to live without heat, some people won’t live in a place without air conditioning. If it’s in your lease that your apartment includes it, then the air conditioning needs to come on at a reasonable time as the weather grows warm, and stay on until the weather becomes sufficiently cool. That’s a discretionary call that the landlord has to make, but if you’re feeling the heat, you can put in a request.

And while the weather fluctuates, you’ll need to have back-up. Fans and blankets can help you get comfortable.

THE JUNCTION At the Crossroads

THE PERSONALITIES OF NEIGHBOURHOODS ALWAYS DEVELOP VERY DIFFERENTLY. The area known as ‘The Junction’ developed due to its envelopment within a group of railway lines that all converged around it in the shape of a triangle in the late-nineteenth century. The subsequent industry and employment that followed helped to populate the neighbourhood and thus in 1892, The Town of RentersGuide.ca Toronto Junction was created.

Now, the Junction features great transportation, a unique shopping district and is home to many artists and young professionals. The Junction has been dubbed as the next “hip place to live,” and local residents continue to retain their community identity and pride as true ‘Junctioners’.

THE AREA The Junction finds itself in the heart of the western portion of Toronto. Bloor Street West acts as the area’s southern border, the only non-railway boundary.

However, the streets of Dundas in the west, Davenport Road in the north and Landsdowne Avenue in the east are all located just beyond the tracks and act as natural city street borders for this RentersGuide.ca neighbourhood.

The Bloor GO Transit Station is located just east of Dundas Street whisking commuters east to Union Station and west to Georgetown. Additionally, streetcar service runs along Dundas Street West and bus service runs along Bloor Street West.

Use the wall to store it all

CLEARING CLUTTER AND PUTTING EVERYTHING AWAY CAN BE A CHALLENGE when you don’t have enough storage space.

You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.

GO VERTICAL OR GO HOME. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them.

CLEAR UP VALUABLE TABLETOP SPACE. We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look.

ADJUST YOUR STORAGE SYSTEMS. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.

AVOID SHAMPOO OVERLOAD IN THE BATH. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers.

This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.

STORE MAGAZINES CREATIVELY. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

RENTING A HOME Know your rights and responsibilities WHETHER YOU’RE A FIRST-TIME RENTER or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.

To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!]

When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed.

When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy.

And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque

so you can leave a deposit in case you’re interested in the home.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your RentersGuide.ca community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might

shift to a month-to-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area.

Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual“wear and tear.”

Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind.

Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.

When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison.

After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people.

Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks.

Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column.

building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live.

That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP).

This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.

When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates.

Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live.
