enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

ome people will complain about anything. “Whiners, they’re a dime a dozen,” my friend recently said to me. I’m not sure if he had someone in particular in mind, but it got me thinking, What do I complain about?

I know as far as renting goes, I wasn’t much of a complainer. I didn’t have much to complain about, I usually picked pretty good apartments. I had one superintendant in a charming building on 17th Ave. (when I lived in Calgary in the 90s) that would constantly sing his woes to me. It was a mid-rise with only nine apartments, it really shouldn’t have kept him as busy as it did. But Mr. and Mrs. J. lived right beside him, and didn’t hesitate to knock on his door. “Mr. Super! Mr. Super! My light bulb burned out. My fridge smells funny. My closet door came off the tracks.

There’s snow out back. There’s snow out front. The washer isn’t filling right up.” He loved updating me with the slew of complaints he received almost daily.

The superintendant is there to maintain the building. Changing a light bulb in a resident’s apartment is not really in the realm of duties. While snow removal may have been – it was only meant for walkways. The mounds of snow in mid-winter Calgary were not going anywhere, despite the superintendant’s best intentions.

A well-run building has a team in place to manage resident needs. That’s what quality and customer service are. The on-site staff, both property management and superintendant have specific duties. If it’s a problem with the function or upkeep, they can manage requests. If there’s a dispute or issue with other tenants infringing on a resident’s ability to enjoy their home, they can also help with this. After hours, most companies have an emergency contact or team that helps. Burst pipes, power outages, broken elevator – your comfort, safety and security are their primary concern. But you’ll have to change your own light bulbs.

FLEMINGDON PARK:

FLEMINGDON PARK IS A DIVERSE NEIGHBOURHOOD SET IN THE NATURALLY SCENIC TERRAIN between the east and west branches of the Don River and south to Don Mills and Overlea Blvd. The community derives its name from two sources: the original landowner, Robert Fleming, a former mayor of Toronto, and the nearby Don River.

Flemingdon Park has many attractive features, including great local shopping, a number of schools – some with special education programs – several churches and an abundance of parkland. Local bus service connects passengers to both Eglinton and Broadview Stations. Don Mills Road provides quick access to the Don Valley Parkway.

A recent Toronto Public Library study revealed that over 80 languages are spoken in the neighbourhood today.

The East York Town Centre on Overlea Blvd. features more necessities, and a variety of restaurants, services, clothing stores and banks.

ONE OF THE BIG QUESTIONS NEW MOMS AND DADS GRAPPLING WITH IS WHETHER TO GO BACK TO WORK. Many parents find that they really want to stay home and raise their kids. Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds RentersGuide.ca true for making the decision to stay home with the kids RentersGuide.ca or go back to work. HERE ARE SOME THINGS YOU’LL NEED TO ADD INTO THE EQUATION: TAXES. A lot of the income you will make will be eaten up by taxes. If you’re returning to an existing job, you need only look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure how just how much tax you’ll pay.

CHILD CARE. The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for out-of-home childcare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines.

There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.

TRANSPORTATION. You’ll have to be able to get to and from work. If you live further than walking distance to where you work, it could be as inexpensive as public transportation, or as expensive as a plane-ride. If you’re driving, you’ll have to not only figure out the cost of gas, but the additional wear and tear on the car, resulting in a higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.

CLOTHES. If you have to maintain a “professional” appearance at work, what’s it going to cost to keep you shod? If you’re carrying a lot of baby-weight, are you going to need a whole new work wardrobe?

DRYCLEANING. If you’re wearing a Power Suit to work, it’ll have to be cleaned once in a while.

FOOD. While it may be your (best) intention to take your lunch to work, you should also budget for the occasional lunch out, the occasional coffee with the chicks at work, the occasional birthday celebration. That stuff happens. If you pretend it doesn’t, it’ll bite you in the budget.

GIFTS. Speaking of birthdays, let’s not forget the presents you’ll be chipping in on, or the charitable donations you may be expected to make as part of belonging to that work community.

HOUSEKEEPING. If you’re both back to work full time with a new baby to look after, may you need to hire someone to do the vacuuming. Even if it’s twice a month, it’s an expense for which you need to budget.

you get docked if you have to take the occasional day off to stay home with a sick child?

That’s the money. But there’s another equation you have to think about… the happiness equation.

If you love the work you do, that’ll go in the pro column. If you’re doing a job just for the money, your motivation to leave your baby will be very low. If you’ve worked out the money thang, and it says “go back” but you hate your job, you hate your boss, you hate your commute, it may be time to think about making money some other way.

There are lots of people who change careers, develop new skills (while off with baby in that first year), or upgrade their skills.

There are people who find ways to work a full week in three days, so they’re home four days with baby. There are couples who work off-shift, so one or the other parent is home with the kids. There are tonnes of ways to have the life you want. But you have to think about it. You have to plan.

LAUNDRY basics

WHEN MY SON MOVED INTO HIS APARTMENT, HE THOUGHT FABRIC SOFTENER was something you washed your clothes in to make them feel soft! Three years later he’s become a laundry expert, and so can RentersGuide.ca you, by following these easy tips that get great results, save you time and are kind to the environment.

Familiarize yourself with your building’s laundry room hours and method of payment. Some companies use coins but many have moved to some kind of card system. The machines will be busier on different days and times depending on the demographics of your building. Try to do your laundry when you don’t have to wait for a machine as this can be quite frustrating.

If you are waiting for a washer or dryer, be respectful of your neighbours and handle their laundry with the same care you would if it were your own. Make sure you’ve taken RentersGuide.ca everything out of the machine before using it for yourself and take care to not drop anything on the floor.

Try to make good use of your time while your laundry is being done. Laundry rooms are definitely evolving. Some now feature comfortable lounges where you can read or use the Internet. Your building may have a nearby workout room and you might be able to coordinate your workout with the wash and dry cycles. Trying to run back up and down to your apartment every 30 minutes might not be worth the effort, especially if you have to wait for the elevator.

SORT LAUNDRY NEATLY AND EFFICIENTLY: If possible, buy a laundry hamper on casters with three sections, that you can wheel from your apartment into the elevator and laundry room.

Use one section for lights/ whites, one for colours, and one for delicates, and keep your laundry sorted as your toss it into the hamper. One red t-shirt in the load with the lights could easily run, producing a tie-dyed effect. Similarly, fabrics that produce lint, like terry towels, should not be washed with fabrics that tend to collect lint (i.e., synthetics). Only wash clothes when you have a full load to save both time and money.

Consider washing delicates in the bathroom sink with a mild detergent. You can wash a few things in a couple of minutes and hang them on the shower rod or on a hanger. It’s not necessary to use the washing machine for things like fine underwear, pantyhose, thin blouses, nylon tees and tank tops and will help them to last longer.

SET MACHINE CONTROLS: First, adjust the washing machine’s water level to match the load size. Always check the care instructions on clothing before selecting a cycle and water temperature. Select the appropriate cycle for the type of laundry you are doing (regular for towels and heavy cottons like jeans, sweats, socks, etc. permanent press for shirts and sheets, delicates for lingerie, nylon tees, tank tops, etc.)

Use cold water for washing whenever possible. 85 per cent of the energy used to do laundry goes to heating the water, when oftentimes clothes come out just fine when washed in cold water. Cold water will keep most dyes in dark or colored RentersGuide.ca laundry from fading and is fine for lightly soiled clothing and especially things stained with coffee, blood, or wine, which can actually set when washed in warm or hot water.

ADD DETERGENT: Wherever possible, choose environmentally friendly detergents made from natural, biodegradable ingredients. Organic laundry detergents use vegetable oils, fruit and plant oils, and sweet smelling scents like lavender. If necessary, use a pre-treatment for stains.

Instead of chlorine bleach, which can combine with organic matter in water to form toxic by-products, use a hydrogenperoxide-based bleach. These are also gentler on fabrics and much better for the environment.

Use high efficiency (HE) detergents if you have high efficiency machines. Use the recommended amount of detergent for the size of your load. For best results on toploading machines start the washer, let fill with water, add the detergent and then add the laundry before the water fills completely. Fabric softener should be added to the rinse water during the washer’s final cycle. Or, if there is an automatic fabric softener dispenser, fill with a capful of fabric softener at the beginning of the wash with a little water to keep the dispenser clean and to avoid spotting. Or use a disposable fabric softener sheet in the dryer. A Green alternative to disposable dryer sheets are the reusable plastic and rubber ball type softeners that are used in the dryer.

Drying some of your clothes on a drying rack or on a clothesline strung across your bathtub will save energy and is also free. Constant high heat drying in the dryer makes clothes fade and wear out sooner. Don’t over-dry your clothes; towels take the longest to dry and need the hottest setting. Likewise, choose a cooler setting for permanent press.

DRYING AND FOLDING: Folding as soon as the clothes (especially sheets and other permanent press items) come out of the dryer will help to prevent wrinkling and minimize ironing. Use your laundry hamper again to sort the clothes and carry them back up to your apartment. Some ironing may be necessary so wash and dry those items first and you can finish them while your other things are drying. Listening to music or watching a movie while you fold can alleviate the monotony of this tedious chore.

POMMES ANNA POMMES ANNA IS A GRAND NAME FOR WHAT IS ESSENTIALLY A DISH OF SLICED POTATOES baked in a very large amount of melted butter.

INGREDIENTS Serves 8 › 6 medium russet potatoes, peeled - about 2 3/4 lb

› Coarse salt and ground pepper fresh thyme (optional)

› 6 tbsp butter, melted (I use ghee, which is a clarified butter) DIRECTIONS

Preheat oven to 450°F. Using a sharp knife or mandoline, slice potatoes as thinly as possible. Don’t place the sliced potatoes in water, as the starch is needed to bind the layers.

Four ingredients are all that is required — potatoes, butter, salt and pepper. This very simple classic French recipe is all in the preparation and presentation, and the use of very, very thinly sliced potatoes. And since the dish is inverted, it’s important that the first layer of potatoes be attractively arranged. A simple, elegant, decadent and outrageously delicious side dish, Pommes Anna was created in 19th-century Paris when Adolphe Dugléré, chef of the Café Anglais, created it for his favorite customer, the celebrated courtesan Anna Deslions. The legendary allure of Pommes Anna is a buttery, soft potato cake on the inside, and a crisp, golden buttery crust on the exterior. I find that two simple tricks help to achieve the perfect Pommes Anna — a nonstick ovenproof skillet ensures easy release every time, and a mandoline saves an awful lot of time. This classic French dish is sinfully delicious, quite addictive, and never fails to impress as the buttery golden potato cake literally melts in your mouth. Mon Dieu!

Brush the bottom of an 8-inch cast-iron, or non-stick oven-proof skillet, with 1 1/2 tablespoons of melted butter. Starting in the centre of the pan, arrange the potato slices in a circular pattern, overlapping the edges and leaving no spaces. Evenly brush with another 1 1/2 tablespoons of melted butter and season well with salt, pepper and fresh thyme if you wish.

Repeat the layering process until all the potato slices have been used, then drizzle the remaining butter overtop. Be sure to press down firmly after each layer to pack the layers together.

Place the skillet over medium-high heat until the edges of the potatoes begin to brown, about three to four minutes. Transfer to the oven, cover and bake for 25 minutes, then uncover and bake an additional 35 to 45 minutes, or until the potatoes are fork-tender, and the top is crispy and golden RentersGuide.ca brown. Remove from the oven, pour off any excess butter, and let stand for five minutes. Using a small spatula, separate the potato edges from sides of pan. Then shake the pan and slide a spatula along the bottom to loosen the potatoes.
