f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement?

By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted and you should be able to discuss any clarifications or adjustments before a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. othing can start a feud among neighbours like problems in the parking lot.

Renting an apartment often means renting a spot for your car, too. Some apartments come with parking, some with visitors parking too; others don’t include parking at all. Space is limited and residents each rent spots.

Now we’ve all been there – for one reason or another it seems perfectly reasonable to park in someone else’s spot.

Don’t do it. Just don’t.

Whether “It’s an emergency!” or “It’s only for five minutes,” or “They’re never home during the day,” just don’t. You never know when someone’s day changes, and you never know what their situation is.

Look at it this way – you’d never just walk into someone else’s home for any of those reasons. That parking spot is reserved, paid for and privately occupied in exactly the same way. It makes people irate to come home and find their spot has been taken. It ultimately falls on the property management office or superintendant to police the situation as that’s where residents go with these complaints. It’s just not a good use of their time, and it always comes back to the person who doesn’t rent the spot being in the wrong.

It may be a few more steps, it may be the far spot that you’ve been assigned – just speak with your property manager if you’re not happy with your spot. They may be able to move you to more prime parking real estate when someone with a ‘good spot’ moves. If you’re injured or have mobility issues, most property managers will try to accommodate you with a parking spot closer to where you need to go.

CABBAGETOWN IS A HISTORIC DISTRICT SITUATED ON THE EAST SIDE OF DOWNTOWN TORONTO, running roughly from Gerrard Street to the south; Wellesley Street to the north; Sherbourne Street to the west and east to the Don River. The neighbourhood’s name derives from the waves of Irish immigrants who settled in the area in the 1840s, planting cabbages in their front yards. In the late 1940s a number of Cabbagetown’s original neighbourhoods were demolished to make way for two major highrise development projects: St. Jamestown, a 69-acre complex of highrise buildings extending from Bloor to Wellesley and from Sherbourne to Parliament; and Regent Park, a social housing project south of Gerrard.

Beginning in the 1970s a wave of real estate frenzy swept over Cabbagetown, as young professionals began buying up the neighbourhood’s quaint but run-down Victorian houses and restoring them. Today, Cabbagetown is a historic conservation district. There’s an annual Cabbagetown Festival which takes place the second weekend in September, featuring arts and crafts, a parade and the highly popular “Tour of Homes,” in which these historic homes are opened for paid public viewing.

HAVING FUN Since Cabbagetown lies on the west bank of the Don River, there is an extensive area of parkland and greenspace within walking distance of the neighbourhood’s residential areas.

Many artists, musicians and writers have made their home in Cabbagetown and the area contains some of the best dance facilities in the city, including the Toronto Dance Theatre, Danny Grossman Dance Company, and Canadian Children’s Dance Theatre.

SHOPPING There’s a neighbourhood shopping district along Parliament and Carlton, where chic coffee shops, banks and pubs can be found along with a variety of discount stores. With several options for groceries, this neighbourhood is well-serviced as many downtown communities have the complaint of lacking the more pedestrian amenities. In fact, the grocery at Calrton and Church is the old Maple Leaf Gardens – a Toronto treasure and a spot with lots of nostalgia. The area has definitely gentrified, with great dining and boutique shopping intermingled with

When moving, everyone wins PLAYING BY THE RULES

It is still critical to know and understand how much insurance your moving company carries.

Ontario’s Conditions of Carriage, part of the Highway Act, requires movers to insure at least $0.60 per pound at a bare minimum. At Two Men And A Truck – Canada, we insure items up to $250,000, which is far higher than the minimum. We also offer replacement cost with a $250 deductible.

WHEN HIRING A PROFESSIONAL MOVER, one expects to have your possessions packed and/or transported safely.

It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck.

Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material.

It is important for consumers to understand what can and cannot be moved before the day arrives.

MOVERS ALSO ESTABLISH THEIR OWN GUIDELINES. At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, cash, as examples. Common sense dictates that these are items you would want to take yourself.

If you have items of extraordinary value such as paintings, sculptures and RentersGuide.ca antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items. Your renter’s RentersGuide.ca insurance policy may have a rider for goods in transit. If it does, there’s no 38

We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move.

Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator? The more your mover knows, the more accurate their estimate will be.

Whether youâ&#x20AC;&#x2122;re a single parent, or a family with young children and are searching for a suitable apartment, living with children in an apartment can present certain challenges. Here are some suggestions that will help to make your experience a success.

CAN YOU BE DENIED AN APARTMENT IF YOU HAVE CHILDREN? You are required to disclose on your rental application who the occupants of the apartment will be. Technically a landlord cannot deny you an apartment if you have children (this would be a Human Rights violation), but you should be aware that some buildings are much more child-friendly than others. Keep this in mind when searching and if necessary ask the rental agent if there are young children or other families with children in the building.

SAFETY SHOULD ALWAYS BE PARAMOUNT Infants and toddlers should never be left alone in an apartment – that includes going downstairs for even five minutes or less to get the mail, do the laundry, take out the garbage, or get something from your car.

Infants – even if sleeping in a crib – should never be left unattended.

Likewise, keep your eye on your toddler and ensure that windows and balcony doors are kept locked.

Children, particularly school-age children under the age of 11, should not be left alone in apartments if parents are working or are out for other reasons, but many parents have little choice and do it anyway. Serious injuries – due to falls, accidents, burns, poisoning, etc., could result from a variety of accidents that could easily occur in an apartment building.

Your children are your responsibility and should not be free to run around the halls and ride on the elevators. Although it is extremely rare, children wandering alone through the building could easily be lured into the apartment of a stranger with ulterior motives.

BE SENSITIVE TO THE NEEDS OF CHILDLESS NEIGHBOURS If you do have children, keep in mind that many of your neighbours don’t. CHOOSE AN AREA THAT’S CONVENIENT TO SCHOOLS, PARKS AND PLAYGROUNDS If you are renting with children, research the neighbourhood first to find out where schools, parks and playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Hallowe’en parties, picnics and barbecues for year-round family fun.

If your building does not have onpremises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

When they are old enough, teach your children essential streetproofing, safety and other coping skills. While there is no law specifying the minimum age a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over. How can they use the kitchen safely? What would they do in an emergency? It is important to prepare for the unexpected.

THERE ARE LOADS OF BOOKS FOCUSED ON HOW TO BE SUCCESSFUL. From investing to debt repayment, from setting goals to improving your earning power, advice is everywhere. But even after reading a good blog or a good book or hearing an inspiring story, itâ&#x20AC;&#x2122;s sometimes hard to stay focused.

So today I bring you a simple acronym that may help you do just that. PASS.

finances Whether you’re determined to learn to live on less or make more money to get to debt free forever, you can succeed – you can pass – if you do the following: Plan. Yup, that’s the “P” in PASS. You can’t do anything without a plan. I liken trying to get anything accomplished with a solid plan to driving down the road blindfolded. You’re gonna end up in a ditch.

Begin by clearly defining what it is you want to achieve. How will you measure your progress? If what you want isn’t quantifiable, how will you know that you achieved it? And if it doesn’t have a timeframe attached, it’s just a dream, not a plan. You have to be very specific about what you want: I want to pay off my $1,200 credit card by Christmas this year. I want to have the money to pay for my $3,200 honeymoon before I get married next June. Quantifiable goals can be achieved. Fuzzy goals, not so much.

Make sure your plan is realistic. Wanting to have $40,000 saved for a downpayment on a home in three years when you make only minimum wage may not be doable if you don’t change of other things in your life, like your job. And be flexible. There is no rule that says that plans can’t change. If your priorities or circumstances change, so should your plan.

Act. That’s the “A” in PASS. The best-laid plans won’t make a bit of difference if you don’t do something. Some people spend so much time putting their plan together they have no energy left to execute the plan. Or is it that they’re so afraid of failing that they let themselves get stuck in the planning stage?

Let’s take a chick I’ve worked with, we’ll call her Sally, as an example. Sally has wanted to go into business for herself for as long as I’ve known her. She’s got talent. She’s got a vision. And she’s spent the last five years working on the plan. What Sally doesn’t have is the chutzpah to act. She’s petrified.

Once you’ve got the plan in place, you have to have enough faith in yourself that you can do it. You must believe in yourself.

If you’re shaky, it’s time to bring some mantras online to put your most positive spin on the subject at hand.

I’m a big believer in the fact that people can do just about RentersGuide.ca anything they really want to do. There are lots of folks who say they want one thing and then act against their own best

interest. I’m not talking about those kids. I’m talking about the people who have clearly defined what they want and have the balls to make it happen.

Sometimes it takes a lot of Stick-to-it-ness to get from here to there. Hey, that’s the first “S” in PASS. If you don’t have the gumption to go the distance, then you won’t. Stick-to-it-ness is what separates the men from the boys. It’s the ingredient most lacking when it comes to seeing a plan through to fruition.

People with stick-to-it-ness don’t give up. When things look bleak, they look at their plan to see if there’s a problem there.

Or they change their timeline. Or they look for more resources to help them. But they keep on truckin’. And even when the first plan doesn’t work, people with stick-to-it-ness know that the lessons they are learning are going to help them succeed with Plan B. Ultimately, it’s all about Success. Yup, that’s the final “S” in PASS. So the whole thing ends up looking like this: Plan + Action + Stick-to-it-ness = Success Your turn: Is there something you’ve always wanted to do that you just haven’t made happen yet? Com’on, fess up!

BEEF SHORT RIB CURRY DIRECTIONS In a blender, combine the onion, garlic, thyme leaves, pepper, and 1/4 cup water and process until smooth and thick, almost like a smoothie. Cut the beef short ribs into three-inch pieces and pat dry with paper towel then set aside in a large bowl. Add 2 tablespoons of the seasoning to the short ribs and massage it into the meat.

Let rest for 1/2 hour.

In a small bowl, mix the remaining seasoning, garam masala, curry powder, cumin, allspice, turmeric, tomato paste and 1/3 cup water into a thick paste. Heat a medium sized pot with the vegetable oil over mediumhigh and when the oil starts to shimmer, add the paste and fry for one to two minutes, stirring constantly until the mixture looks darker and not watery. Add the beef short ribs and stir to coat with the paste. Cook the meat for a minute or so in the fragrant mixture. Season with salt, to taste.

INSPIRED BY SOME FABULOUS CURRIED BEEF SHORT RIBS THAT WE HAD at the Keating Channel Pub & Grill this summer, I have been looking forward to trying to reproduce this dish, so exquisitely prepared by Chef Balan Balavijith.

I started my investigation by exploring Guyanese curry recipes, and came across a number which featured either goat or chicken, but no short ribs. Not one to give up easily, I simply adapted those recipes and used beef short ribs instead. And I’m so glad I did because the Beef Short Rib Curry was absolutely delicious. The short ribs were enormously tender, and the sauce was delicately flavoured, velvety smooth and richly aromatic. Serving the dish with warm naan, rotis or rice ensures that it can be enjoyed to the very last drop.

Add 3 cups of water, or enough to cover the meat, and bring to a boil; then lower the heat to simmer, cover and cook for two to 2 1/2 hours, until the meat is tender. Towards the end, defat the broth if necessary by skimming the surface with a broad spoon. For a thicker gravy, remove the short ribs from the pot, set aside and keep warm, and set the sauce over medium-high and cook until it has reduced and thickened to your taste.

Serve with rice, rotis or some warm naan.
