hether you’re relocating from one coast to the other or moving to your first place out of parents home, changing homes can be hectic, exciting and certainly stressful. But, relax.

You can eliminate all the anxiety sometimes associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help you give you tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family for a recommendation of mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide as well any other additional costs, such as insurance and mileage costs so you can budget accordingly.

t’s that time – off to school. Whether you’re the student or it’s your kids, school puts a demand on your home. You may want to give some thought to how to set up some space in your home to accommodate homework.

For a while – especially during the 90s and early 2000s, it was absolutely necessary to find a spot for a computer. It was a decor nightmare! That big desktop monitor and high tech tower needed to be plugged into the modem. That required a station. But apartment buildings weren’t built with a computer nook in mind, it often required some inconvenient placement. A computer desk with upper shelving that always seemed in the wrong spot. A machine on the dining table taking up its own space. A desk in a bedroom, requiring one resident to endure having the rest of the family constantly barging in, vying for screen time. Now with laptops, tablets and smartphones attached to wireless modems, the cords have been cut. Anyone can work anywhere. But that printer and supplies still need a place to be plugged in and accessible. Back to school is actually a great time to get organized if you aren’t already – even if there’s no student in your home. All of the back-to-school gear is on sale and readily available. Vignettes in stores show you how to arrange all of the stuff stylishly. You don’t need a home office, but with a printer, modem, maybe a photocard reader, a scanner – plus supplies like printer paper, ink, pens and the rest, creating a proper home for everything is necessary. Because your mobile, you don’t necessarily need to work where your supplies are. Many people create a little station in a night table, book shelf or closet – out of sight but easily accessed when needed. That way, each student can work in their own room or at the table (or sprawled out on the den floor like I used to do) undisturbed, and everyone can access the station for printing, scanning etc. When not studying, use your computer to visit RentersGuide.ca and start looking for the perfect new place. DOWNSVIEW Parkside living – with convenience! BY JANE HERMAN

A DIVERSE NEIGHBOURHOOD IN THE NORTH END OF TORONTO, Downsview was originally a farm located near the present intersection of Keele Street and Wilson Avenue. Today Downsview includes the area north to about Finch and east to Allen Road, encompassing the Downsview Airport and adjacent Downsview Park. A vibrant community, Downsview contains a variety of schools, (both regular public as well as Catholic), amenities and RentersGuide.ca community services. The rejuvinated park is at the heart of it – it is a huge draw and destination, a great natural oasis in the city. RentersGuide.ca 10

Conveniently situated , Downsview affords good proximity to Highways 400, 401 and the Allen Road. There are subway stops at Wilson and Downsview, with bus lines on Wilson and Sheppard. The expansion of the subway line northward will only improve this area’s accessibility.

It features sports fields and great open space to play, picnic or just relax. Huge gatherings are occasionally held here, from the Pope’s visit in 2002, to music festivals like the SARS Stock in 2003 where the likes of the Rolling Stones and AC/DC performed. It’s also a popular film location and crews can often be seen here filming major motion pictures, TV shows and music videos.

Shopping There’s a grocery and a number of small strip plazas along Keele all the way south to Wilson, featuring pharmacies, banks, cleaners, hair/nail salons, small grocery stores and dollar type variety stores. At Downsview Plaza on Wilson just east of Keele you’ll find a wide range of businesses including restaurants and fast food. For incredible bargains in food, electronics, clothing, home furnishings, etc. check out the Downsview Park Merchants Market on Saturdays and Sundays.

Living in the Area You’ll find many affordable, suitable apartments to choose from throughout the area with clusters at Keele and Wilson and Keele and Sheppard. Most of the apartments are highrise, but you can also find some low-rise buildings and roomy townhomes to suit your needs.

THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO) DOES A LOT OF PROMOTING OF THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP), which we established to provide quality assurance to renters at buildings that obtain this certification. It’s about accountability on the part of apartment owners and property managers to do as much as they can to provide a good quality of life for tenants. Respect should be a two-way street, with renters doing their part to abide by the rules and guidelines set out by the management and outlined in the Residential Tenancies Act (www.e-laws.gov.on.ca/html/statutes/english/elaws_ statutes_06r17_e.htm). Keep in mind that these parameters are set for several reasons, one of which is to help ensure the safety and comfort of all tenants. They also protect the investment of apartment building owners, who should be able to expect that their premises will be treated with care. One of the best ways to be a good tenant and encourage a healthy, open relationship with your owner and property manager is to live by the golden rule. Treat your apartment the way you would like it be treated if you owned the building. And the same goes for the people. Paying rent on time, for example, goes a long way toward that goal. So does keeping your apartment relatively clean, which will help keep things like floors and appliances last longer. Owners and property managers understand that over time, buildings experience normal wear and tear. If renters damage something through a deliberate action, however, they should pay for the repairs.
