s you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location.

Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

don’t personally know anyone that doesn’t have Internet access. Oh, I know they’re out there, but I’ll never meet them on Facebook, connect with them on LinkedIn or Tweet at them.

It seems that most people have more than one Internet connection. In my home there are three iPhones, two iPads, one Macbook, a Nintendo DS and two WD Media boxes online. There’s a wireless modem broadcasting wi-fi to all devices. It sounds like a lot, but it’s probably comparable to when people made the transition from one party line phone to having a telephone in every room in the house and having multiple lines, call waiting and three-way calling. Oh, for the love of technology!

Living in an apartment building you have proof of just how many people have Internet access. Just look at the wi-fi listing on any of your devices. The list is long. I actually like checking out the names. Most are the default numerical account numbers, but I’ve seen things like “Get your own wi-fi” “My Signal” and “FBI Surveillance Van” among other funny names. It’s up to you if you want to change yours. Mine is called “Gone Surfing,” and it’s the truth!

That lock symbol beside the wi-fi account signifies that the wi-fi signal is protected by a password. This is extremely important. Most accounts have a maximum data limit. Going over that limit will cost you – and it can be expensive. It never fails that someone you know learns this lesson the hard way – someone taps into an unsecured wi-fi point and uses extreme amounts of data, usually uploading and downloading music and movies. Unfortunately, the account holder is left paying the tab. I’ve even heard stories of people sending strange images to wireless wi-fi printers. You’ve got too many neighbours. Always add a password. And name your signal “Hacker Virus” because that ought to scare them off!

SIX POINTS ETOBICOKE: Modern living meets historic charm

AS YOU TRAVEL WEST ON BLOOR ST., YOU’LL NOTICE THE NEIGHBOURHOOD CHANGING, ALBEIT SUBTLY. Bloor West Village extends to Jane St., and then, after you cross the Humber and enter Etobicoke, local storefronts give way to strip plazas and everything seems RentersGuide.ca more spacious. If you like the suburban feeling, convenience and accessibility to downtown, Islington-Six Points is well worth considering living in.

The Bloor/Dundas/Kipling interchange is the heart of IslingtonSix Points, the historic central commercial neighbourhood of the former city of Etobicoke. Islington-Six Points is a historic neighbourhood with an upbeat, modern feel. The Bloor-Danforth subway was extended to Islington in 1968, and in 1980, west to Kipling and the GO Transit’s Kipling station, further enhancing the neighbourhood’s access to Toronto and the GTA. This area is also convenient to the Queensway, Gardiner Expressway and Highway 427.

Islington was the name given to the village formerly called Mimico that was centred around Montgomery’s Inn at Dundas and Islington (around Mimico Creek). Montgomery’s Inn was built in 1832 for travellers coming or going to Toronto to western Ontario along Dundas St. W. (Dundas St., the original route west, was named after the British Cabinet Minister Sir Henry RentersGuide.ca Dundas by John Graves Simcoe, who cut the first trails after arriving in York in 1793.) During the Rebellion of 1837, the Inn was used by soldiers remaining loyal to the government. Today

Montgomery’s Inn is preserved as the Etobicoke Community Museum and is open to the public. The site of the former Village of Islington, along Dundas West and Islington, has many historic murals depicting scenes in the community’s history.

HAVING FUN It’s a short walk from many of the highrise buildings in the Islington/Dundas West area to Thomas Riley Park, a beautiful stretch of parkland running along the shores of Mimico Creek that extends all the way down to Bloor. Enter the park just west of Montgomery’s Inn, where you’ll encounter beautiful walking/ biking trails, and excellent recreational facilities: lawn bowling, tennis courts and a children’s playground. A beautiful meadow garden was planted here by students and conservationists to propagate native species and attract butterflies and has flourished. On the east side of the Creek on Montgomery Rd. lies the Montgomery Road Community Centre Facility, which has a pool, arena and health club.

SHOPPING Six Points Plaza at Bloor and Kipling has a pharmacy, bank, café and more. There’s a grocery located in the Honeydale Mall on Dundas West, west of Kipling, but many residents pick up

their groceries at the more convenient minimart on Dundas and Islington, which is within walking distance of the CordovaMabelle Ave. area. This strip, known as Islington Village, along Dundas West, also has a pharmacy, several restaurants featuring a wide variety of menus, banks, hair and nail salons and various other services.

LIVING IN THE AREA There’s an excellent selection of apartments in the Six Points area to suit your price range and needs. Most are highrises that are visible from Thomas Riley Park. You’ll also find some highrise apartments located on Dunbloor at the intersection of BloorDundas-Kipling, on Islington Ave., just south of Dundas, and on Cordova and Mabelle, two streets that run in a circle from Dundas to Islington. There is also a quiet mid-rise on Burnhamthorpe just north of Dundas. Prices are reasonable in this area with a great selection of sizes and styles in apartments.

5 ORGANIZING MYTHS that can keep you stuck

IT’S TIME TO DISPEL SOME ORGANIZING MYTHS THAT MAY BE KEEPING YOU STUCK AND GETTING IN YOUR WAY OF A MORE ORGANIZED LIFE. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. Answer true or false to these myths:

sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is.

The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter.

For example, a literature sorter allows them to contain their papers while still keeping them within view.

1. CONTAINERS WILL ALWAYS GET YOU ORGANIZED. False.

I often hear people say to me “There’s no way I could get organized because I am too sentimental – I don’t want to get rid of everything.”Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something special to you.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing.

Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it – should you go out and purchase containers. And don’t forget to measure first. Bringing home the wrong containers for the job simply creates more clutter.

2. MULTITASKING IS ALWAYS PRODUCTIVE. False.

Although useful in some situations, multitasking can cause you to lose your focus and make costly and time consuming mistakes. When working on important tasks, multitasking is probably not a good idea. Some things require your undivided attention.

Multitasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the RentersGuide.ca habit of trying to do two things at once.

3. BEING MESSY AUTOMATICALLY MEANS YOU ARE DISORGANIZED. False.

To get anything accomplished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment – blocking time on your calendar to do it is.

The housing market has gone wild and every time real estate looks like a good “investment” people start questioning whether they should make the jump from renters to home owners.

THERE’S SOMETHING ABOUT MONEY

Do you suffer from wanderlust? Are you upwardly mobile and constantly on the move in your career? Stick with renting.

People who relocate for work are often better off as renters because they don’t have to worry about the horrendous home acquisition and disposal costs (selling commissions alone average six per cent). Unless you get lucky and the value of the home you purchased goes up by at least 10 per cent, you’ll be losing money.

Did you see that? Did you? The question moved from the issue of “shelter” to the issue of “profit”. That’s because people often believe that a home is a good investment. Unfortunately, and I speak from experience, this isn’t always so. I was one of those people who bought into the market during the boom of the 1980s only to watch my equity evaporate when the real estate bubble burst.

While the money is one of the considerations - and it’s a pretty complex one - it shouldn’t be the only consideration. That being said, if you’re going to make this decision, you have to look at the dollars and cents.

First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks.

Hang on now; there are some other factors. Renters aren’t responsible for maintenance. Generally the older the home, the higher the maintenance. A good rule of thumb is to estimate maintenance costs to be three to five percent of the home’s value per year. So a house worth $200,000 would cost $6,000 a year or $500 a month to maintain.

You also need to consider “closing costs”: legal fees, land transfer tax, and other miscellaneous expenses that you don’t pay if you are renting. Assume five percent of the purchase price on the home.

First-and-last-months’-rent is also a ways smaller than the typical downpayment on a home.

ON THE ROAD AGAIN

Buying a home in a neighborhood you don’t know well is one of the top mistakes home buyers make. If you’re new in town, you may be better of renting a house for six months or a year to get a feel for it. If you like living there and you like your neighbors, you’ll feel much more comfortable signing on the dotted line later on.

STEADY AS SHE GOES Your employment prospects should be pretty stable before you consider buying your own home. Home ownership requires a number of regular payments - the mortgage, property taxes, utilities, maintenance, and insurance. Missing any of these payments can trigger dire consequences.

There are a number of financial factors that will weigh in when it comes to the rent versus buy question. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an owner and overall I like home-ownership more. Course, like the weather and my underwear, that could change. Who knows what the future holds.

Of course, all that has to be balanced off against the fact that no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable or rising, homeowners are building equity and increasing their net worth with every mortgage payment. And that money is earned tax-free since with the principal residence exemption the capital gains on the sale of a home is zip, zero, zilch.

IT’S A WONDERFUL LIFE When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then renting was the perfect solution: one of limited responsibilities and commitment. If a window broke, I called the landlord. If the fridge stopped working, I called the landlord. Renting is virtually a worry-free existence. (All this is assuming you have a decent landlord).

Home ownership is a pain in the rump, make no mistake.

RENTING AN APARTMENT IN ONTARIO BRINGS WITH IT NUMEROUS PRIVILEGES AND RESPONSIBILITIES. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities.

At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased.

The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises.

For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant.

In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point.

Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations.

If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date.

IF YOU LIVE IN A HIGHRISE BUILDING, THE ELEVATOR IS THE PRINCIPAL WAY IN AND OUT OF YOUR APARTMENT, a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a modicum of courtesy.

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

Allow passengers to exit before attempting to board the elevator.

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

Please be considerate of others.

If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a RentersGuide.ca quick glance around to “size up” who is in the elevator. Don’t be afraid to

say “good morning” or “hello” and make eye contact with other passengers.

When other passengers board, move a little to give everyone some personal space.

Likewise, if you’re listening to music or watching videos, use headphones and turn the volume down so you don’t disturb other riders.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people.

Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Now, enjoy the ride!

THE PROBLEM OF HOARDING

FROM TIME TO TIME MANAGEMENT WILL RECEIVE COMPLAINTS, FROM TENANTS IN THEIR BUILDING, that one or more of their neighbours appears to have over loaded their unit with material things or sometimes even with animals. The party that brings the complaint will request that management take immediate action against the tenant in question.

The party complaining is, of course, very concerned about the safety of the building and the health and safety of the other tenants. This type of situation is commonly called “Hoarding”. Then there are similar situations whereby tenants are accumulating things in their unit and are not able to dispose of same, due to psychological conditions.

It is important for management to understand and be aware of the mental condition of the tenant(s) who are displaying this type of behaviour, as it may affect any actions that are taken by the landlord. This insight will help both the tenant in question and the landlord in trying to resolve the matter. Hoarding can be defined as “Obsessive Compulsive Disorder (ODC)”. People who suffer from this disorder are not normally aware of their problem. They are not cognizant to what is useful and what is not, and therefore they become attached to items and it becomes difficult for them to dispose of them. The mental state of hoarders is very different from clutterers.

It is not easy for the landlord to evict a tenant in this situation, even though one may argue that this behaviour

may fall into one of the categories which allow the landlord to evict them, as they are clearly defined in the Ontario Residential Tenancies Act, 2006.

If a tenant does not remedy a situation as noted in the Notice to Terminate a Tenancy, then the landlord can open an application with the Landlord and Tenant Board. The board will then schedule a hearing. The notice of the date of the hearing will be sent to both the tenant and the landlord. The tenant will then have the opportunity to present their position to the Board. If the tenant is found to have a psychological disorder, the tenant will be protected from eviction under the Ontario Human Rights Code, which forbids the discrimination of people who suffer from psychological conditions, and therefore cannot be evicted. It is very important in such circumstances, that the management company keeps very detailed notes on every development. It would also be very helpful and important that the management company, together with a health provider and the fire department, work together to try and resolve such circumstances without taking the eviction steps.

What is important to understand is that the biggest issue with hoarding is that hoarders do not see anything wrong with their collecting behaviour and very often do not have the insight of inconvenience they are causing to others. They do not realize that their accumulation of things is excessive or that it is putting others in jeopardy.

Sesame crusted seared AHI TUNA WITH AVOCADO LIGHT, HEALTHY AND REFRESHING, SEARED AHI TUNA IS ALSO LOW IN FAT, HIGH IN PROTEIN, LOW IN CARBS AND ABSOLUTELY DELICIOUS. Served with a mound of wasabi, some sweet and tangy picked ginger and a bowl of soy sauce, this dish is as elegant and simple as it gets.

Excellent as an entrée, seared tuna is also fabulous as a posh appetizer or sexy hors d’oeuvre, because it can be seared ahead of time, chilled until needed and assembled à la minute.

DIRECTIONS

Slice the tuna into uniform size rectangles, or even triangles, so that the grain is running lengthwise in the fish. Combine the black and white sesame seeds on a large plate and coat the tuna by pressing it into the sesame seeds so that it’s completely covered. I often brush the tuna first with a little oil to ensure the seeds adhere really well.

Preheat a pan to medium-high and add just enough oil to coat the bottom of the pan. When the oil is shimmering, add the tuna and sear for about 45 seconds on all sides for seared edges and a raw red centre. Extend the cooking time if you prefer your tuna more well done.

Using a very sharp knife, gently slice the tuna into 1/4-inch thick pieces and serve on a bed of arugula with slices of avocado and small bowls of wasabi, pickled ginger and soy sauce on the side, for dipping. Seaweed salad is also a nice accompaniment with seared tuna.
