o your research. You’ve decided now is the time to rent a new space.

Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from?

First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial.

Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

hat’s your favourite smell? I love the aroma of peonies, Chanel No5, baking cookies, freshly cut passion fruit and the smell of the air after it rains. I once had the opportunity to walk through a valley of ylang ylang trees and, to this day, would give anything to make that my scent. I’ve been giving this some thought ever since a colleague mentioned his least favourite smell was the “odour of fish frying.” Odour, he said. Not aroma.

Wafting smells are one of those constant apartment issues, it seems. I’ve heard it enough times – and experienced it enough times – to know that it will never cease being a fact. Cooking smells have no boundaries. Using the rangehood fan helps.

Opening windows and the balcony door to let smells like frying fish or burnt food escape always helps alleviate from sharing them with your neighbours, but it doesn’t solve the problem completely. If you have a fan in the kitchen you may be able to help blow the smoke and smell outside which increases the efficiency.

Opening your front door to clear out a smell, however, will only serve to pass the unappealing odour onto the people on your floor and is not permitted. It’s against fire code to prop open your apartment door, and smoke may actually set off the building’s alarm. But beyond keeping your door closed, there really is no solution.

You can’t be limited to what food you prepare. Hopefully the neighbours are great foodies and create delightful aromas that whet your appetite, but finding your favourite scent and bringing it into your own apartment can go a long way in creating a wonderful olfactory experience. Even without any issue of neighbouring smells wafting, it really is a great indulgence to use oils or scents that you enjoy.

Accessories can range from the obvious furnishings like pillows and throws, to clocks, area rugs and even artwork and lamps. Truly, anything short of the main items in a room required for it to function can be considered an accessory. Even some small pieces of furniture such as ottomans and side chairs can be classified as room accessories, depending on the space. ONE OF THE MANY BENEFITS OF CHOOSING AN APARTMENT IN A RENTAL building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct.

This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status.

The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal.

What does it mean for renters?

The key word in the Code of Conduct is “professionalism.”

CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there.

Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an RentersGuide.ca item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income.

Beyond this point, CRBP members agree to report to the

RentersGuide.ca Program’s administration any laws or policies that they 46

may find unfair or prejudicial to renters or rental housing providers.

Much of the Code of Conduct is based on the golden rule.

For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith.

Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protection against fraud, misrepresentation and unethical practices of any kind.

Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations.

Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general.

The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties.

TIPS FOR living together

CONTRARY TO WHAT YOU MIGHT THINK, there are actually a number of similarities between living with your first roommate, someone you’re involved with romantically, or someone you’ve just met through an ad and are sharing an apartment with in a new city. Your approach should reflect what it would in any interpersonal relationship. First, you should be considerate of the other person’s needs, and secondly, strive for good communication. This will encourage equity and fairness in your living arrangement.

FURNISHING: The first issue you’ll need to address if you decide to live with someone is how the apartment will be furnished. One – or both – of you may have furniture.

Whose stuff do you keep and whose stuff gets stored or sold?

Conversely, you may need to acquire a lot of the furnishings and housewares you’ll need to live in your apartment. You need to discuss in detail how you will make decorating purchases and decisions. If you provide something, and your roommate or a guest damages something, who would be responsible? If you share the costs, who owns what if and when you move on?

EXPENSES: As roommates, discuss beforehand how you will be paying your rent. Will one person make the payment each month and the other pay the roommate half the amount? Will the landlord take cheques from each? Or will you use another arrangement? If a last month’s rent deposit is required, it’s easier if each tenant puts up half, in case one person wants to move out before the other one. And moving out should have its stipulations too. Enough notice that nobody is scrambling to find a new roommate and enough notice to change things up with the landlord. There are legal obligations when all parties are listed on the lease. What about your hydro, Internet and cable (and land line, if you have one)? Will one person be responsible for paying all the bills? How will they be split up?

If you’re a couple and there is disparity in your incomes, clarify the financial expectations before signing your lease. Are you at RentersGuide.ca the point where your finances are blended or do you want to maintain clear, separate responsibilities and obligations.

CLEANING: This is an area that often causes problems when living with someone. One person can be compulsively neat and the other careless and sloppy. Here I think discussing the RentersGuide.ca issue beforehand (especially if you’re looking for a roommate) 50

can help to ensure greater success down the road. Ask your potential roommate how clean you like/need the apartment to be. Clarify at the outset who will clean the bathroom(s) and how frequently; take out the garbage and recycling, or vacuum the living room, and when. Create a chart or a check list and stick to it. Or, discuss sharing the cost of a cleaning service if you need it to keep everyone happy.

PERSONAL SPACE AND PERSONALITY: Everyone needs some private space and time. When looking for a roommate, let them know if you are the type of person who has the TV on all the time, if you always have music on or if you need silent time or like to spend your evenings curled up with a good book and a glass of wine in the living room. Do you need quiet, early evenings or are you a noisy night owl? What about guests? Be sure to discuss your lifestyle preferences with your roommate so there won’t be any surprises. For example, do you like to have a lot of friends over regularly, or are you the type of person who goes out after work and tends to come home late in the evenings. Would you be put out if your roommate had their boyfriend or girlfriend over all the time or a friend occupy the guest room regularly? Is it something you often do? Having constant guests can wear on the roommate relationship because a guest will enjoy the living area and use the home without having any financial responsibility. Ground rules are a good idea.

FOOD AND INCIDENTALS: This is more of a challenge between roommate rather than those who have blended finances. Will you share the cost of food – and the work involved in preparing and cleaning up meals? It can be highly impractical to have two containers of everything. If you are a vegetarian or have food allergies, it would be pragmatic to cohabit with someone who is sensitive to your situation. Do you share leftovers? Do you have a strict ‘replace what you take’ policy? Are you going to have a ‘communal kitty’ where you each put a specified amount each week to cover the cost of frequently replaced items you share, like toilet paper, dish soap and light bulbs? Decide before issues arise.

A secret to successful cohabitation is understanding the other person’s goals and expectations, and also being like-minded on some of the items that could be major issues. Good relationships are the result of commitment,RentersGuide.ca consideration, communication, and compromise. The more you know about yourself, your partner and the realities you’ll face together, the greater your chances of success.

1. Start by gathering every last statement you have for your debt.

The point of this exercise is for you to see your reality and come to terms with what youâ&#x20AC;&#x2122;re going to do about it.)

7. DO NOT plan to take longer than three years to pay off your debt. Thereâ&#x20AC;&#x2122;s a phenomenon calledâ&#x20AC;&#x153;debt fatigueâ&#x20AC;?that sets in if live with your debt for too long. Thirty-six months should be your MAXIMUM repayment timeframe.

whether you realize it or not. When you create and develop your dĂŠcor, you are trying to set the tone of the room â&#x20AC;&#x201C; give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect!

Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure.

And then thereâ&#x20AC;&#x2122;s all the other stuff. Often when we feel down but canâ&#x20AC;&#x2122;t figure out why, it could be the clutter. Even if itâ&#x20AC;&#x2122;s stuffed in the back of the closet, the basement or the garage, you know itâ&#x20AC;&#x2122;s there.

Every item holds a vibrational energy; if youâ&#x20AC;&#x2122;ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If itâ&#x20AC;&#x2122;s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new!

Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture.

If itâ&#x20AC;&#x2122;s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they donâ&#x20AC;&#x2122;t have a proper home, create one.

Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory.

It may be beneficial to take a picture of the item and put it RentersGuide.ca in a scrapbook or photo album with a short note telling its 64

story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use.

Daily de-clutter habit. You brush your teeth every day.

You shower every day. Why not de-clutter every day too?

Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a â&#x20AC;&#x153;clean sweepâ&#x20AC;? of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit â&#x20AC;&#x201C; one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

How to move pianos and pool tables safely

WHEN IT COMES TO MOVING HOUSEHOLDS, HANDLING LARGE, bulky items is a challenge, especially if you decide to do it yourself. Certain items are best left up to the pros. Here is a bit of professional insight into what it takes to move pool tables and pianos safely and successfully, without damage: POOL TABLES A pool table must be disassembled before moving it.

Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed.

Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap & stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled.

Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved.

Then it becomes easy to remove the final leg.

We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling.

Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move.

Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

DIRECTIONS Preheat oven to 335°F. Grease a round 9-inch spring form pan by lining the bottom with parchment paper and greasing the bottom and sides with softened butter, then set aside.

To make the streusel, mix the sugars, cinnamon and salt into a bowl of melted butter until smooth. Then add the almond and all purpose flour, and mix with a spatula or wooden spoon.

Set aside.

To prepare the cake, whisk together the sour cream, two eggs, one egg yolk, almond extract and vanilla in a standing mixer fitted with a paddle attachment. In another bowl, mix together the flour, sugar, baking soda, baking powder and salt and stir until combined. Add it to the sour cream mixture along with the softened butter and mix until it becomes a batter. Scoop out about 1 1/2 cups of the batter and set aside, and spread the remaining batter into the bottom of the cake pan.

fter visiting Reesor’s Market in Markham-Stouffvile last weekend, we picked up a pint of ripe Ontario prune plums and blueberries to bring home and made this delicious Plum & Blueberry Coffeecake with Streusel Crumble. Chopped and whisked with a silky batter of eggs, ground almonds, all-purpose flour and Greek yogurt, these delectable summer fruits were topped with a sweet buttery streusel of brown sugar, cinnamon and melted butter, to create a moist and delectable Plum & Blueberry Coffeecake – the perfect sweet conclusion to a late summer weekend.

INGREDIENTS Serves 8-10 › For the streusel: › 1/3 cup brown sugar › 1/3 cup sugar › 1 tsp ground cinnamon › 1/8 tsp salt ›RentersGuide.ca 1/2 cup (1 stick) butter, melted › 1 cups flour › 1/4 cup almond flour (ground almonds) › 2/3 cup sour cream or Greek yogurt › 2 large eggs › 1 large egg yolk ›RentersGuide.ca 2 tsp vanilla extract

Toss sliced plum wedges with cornstarch. Spread plums over batter in pan. Scatter blueberries over top.

Spoon remaining batter over fruit, spreading it evenly to edges of the cake pan. Then, using your fingers, crumble streusel mixture evenly over the cake, and bake for 60 to 70 minutes. Cover with foil and continue to bake if streusel begins to get too brown on top. Cool the cake completely in the tin before turning out onto a cake plate. To garnish, dust with icing sugar and serve with whipped cream and fresh fruit, but it’s delicious all on its own!

Forget “black & white,” it’s all or nothing!

LAYERING An all-black, modern furniture setting can sometimes seem a little cold. Warm it up by layering as much as you can.

Load up your sofa or bed with a tonne of black cushions, I’d say a minimum of five, and put one or two on your side chairs as well. Since all of the cushions will be black, mix up the different types of fabric you use – faux fur, cotton, silk, velvet. Again trying to steer away from the “flat” black look. Another way to layer is with your area rugs. Layer one area rug on top of another, such as a 9-in-by-12in rectangular rug with a 5-in-by-7-in cowhide on top.

WARMING IT UP If I haven’t fully convinced you about designing a space entirely in black, then warming it up with an accent colour is completely fine. Black looks particularly elegant with navy blue and/or caramel tones. Infuse your accent colours in artwork, pillows, blankets and accessories.

BLACK IS ELEGANT AND TIMELESS, BUT CAN BE A LITTLE INTIMIDATING in large doses when it comes to home decor. Coming up with a room scheme consisting of all-black decor is about combining a different variety of elements so it doesn’t end up looking dull and lifeless. You want it to have punch and personality – here are some categorized ways to achieve that: WALL TREATMENT Painting all of the walls in a matte black finish might have you feeling like you’re sitting in a dark hole – so I wouldn’t advise taking that route. If you’re going to paint all the walls black, go with a semi-gloss or even high-gloss finish. A true black paint that I like to use is Benjamin Moore’s Jet Black, 2120-10. To add to the black walls, why not have one feature wall using a black tone-on-tone wallpaper. Graham & Brown offers a good variety at affordable price points. One of my personal favourites is the Black Cubix Pattern.

DIFFERENT FINISHES Combining a variety of different finishes helps create a more visually appealing room, in any room setting, but especially if you’re designing in a monochromatic colour RentersGuide.ca scheme.

Bring in a variety of different materials, such as stone, glass, leather and black painted metal. A reflective accent finish such as chrome, gold or copper is really hot right now. Designing with black isn’t so scary after all, is it?
