or some, renting could be an opportunity to take money that would otherwise be dedicated to a mortgage and home maintenance costs and invest in big ticket items such as a vacation, a vehicle, an RRSP or other investment opportunities. Renters often tell me that they enjoy having less costs to deal with and appreciate the fact their time is their own. “It’s nice that I can call the super to fix things instead of doing it myself or paying someone else to fix it,” one renter said. Jake, a homeowner-turned-renter, told me that moving to a rental property was in his opinion a wise move. “I wanted to work out more, travel more and spend more time with my friends since both my children have left home. The only way I could manage to find the time and money to do this was to sell my home. I’ve been able to cut costs and created more time for myself by not having to do things like yard work.” After hunting for a place that was affordable and convenient to his workplace, he was able to budget for three trips that he wouldn’t otherwise been able to take if he were still paying a mortgage. As an added bonus, he thinks he’s convinced a friend to do the same. “She saw how happy I was and she was was impressed with building, I think she’s a little jealous,” he laughed. “Wait until she sees my vacation pictures.”

aundry – one of my least favourite words in the English language. It’s a beast, a never-ending cycle. I swear, it multiplies on its own.
If you’re anything like me, laundry is painful enough that you need as few inconveniences as possible on the path to clean. In-suite laudry facilities are the dream – it’s there when you need it and there are no coins required! On-site facilities are a pretty decent reality, especially in more modern buildings that have reloadable laundry cards, a lounge with a TV and free wi-fi. Off-site will get the job done, but the longer the walk to the laudromat, the harder the it becomes. My all-time favourite apartment was perfection – except for the lack of laundry. “Don’t do it!” I told myself even as I found myself signing the lease. I imagined that a pretty little laundry basket would prompt me with its fullness. I would walk the block down the street and spend 105 minutes (35 wash, 70 dry) getting it all done and use my time to read. It never worked out that way. It was too short a time to go home, too long a time to sit in an uncomfy chair. I finally got into a routine of making laundry day a lunch date with my roommate. Each week we’d put our wash in and then pop down to the diner on the next block. It was a perfect 105 minutes. We’d trade off, one week she’d leave lunch to switch the wash into the dryer, the next week it was my turn. It worked for us, but it was the last time I lived without on-site facilities. My one qualm about shared laundry has never really been put to rest – if you leave your stuff in a washer or dryer and are nowhere to be found when the cycle is complete, can I take your load out and use the machine? Are you going to come back and get upset? What if it’s your... unmentionables? It can get a bit personal! Look for your next apartment with laundry on your list. Luckily there are communities like Meadowvale that offer a pretty ideal combination of the two. RentersGuide.ca Meadowvale West is considered to be one of those bird-chirping suburbias. It’s a great little Mississauga neighbourhood that is just old enough for mature trees to line the streets and RentersGuide.ca new enough so that there are open spaces 10

All provide service to Union Station in Toronto and Finch Station in North York, while Meadowvale Station has additional service to York University. Meadowvale West is a crossroads for many transportation routes. Highway 401 and Highway 407 are located north of this community. Just west of Winston Churchill, Highway 407 begins its southward route, which means that you can travel east, west or south to the QEW, all by highway. Mississauga Transit services Meadowvale West very well with at least twelve routes running through Meadowvale Town Centre. Some of the buses connect to both Square One and Erin Mills Town Centre. Meadowvale Library is located in the Meadowvale Town Centre while Meadowvale Four Rinks is in the area’s eastern end. For arts and theatre, local community groups host numerous events a year at Meadowvale Theatre. An intimate experience is felt here as no seat in this theatre is more than 50 feet away from the stage. SHOPPING: There are two distinct areas in Meadowvale West that offer a multitude of shopping options. Meadowvale Town Centre is a mid-sized indoor mall that includes a some great shopping options. Meadowvale Business Park, just east of Erin Mills is home to big box plazas featuring outlet shops and popular restaurants. Various other plazas are located within Meadowvale West to round out a great array of businesses and services. RENTING: Most rental buildings and townhouses that are in this area are all mid-rise buildings that seem to fit within the context of the area – not too big, not too small and very, very tranquil.

How to find a building with an environmentally responsible property manager B Y TE D WHI T EHEAD
OVER THE PAST FEW YEARS, PROTECTING THE ENVIRONMENT HAS ATTRACTED A PHENOMENAL AMOUNT OF MEDIA COVERAGE AND CONCERN ACROSS INDUSTRIES, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. With the introduction of the CRB Program’s “Living Green Together” certification, it’s definitey a hot topic among property management companies! We’ve already celebrated the certification of several buildings, and with more to come, they’re obvious choices for living Green. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is. For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use? Is the property manager well versed on the environmental programs in place in their municipality? Landlords and RentersGuide.ca property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. As you search for the perfect building, keep the colour Green in mind and ask questions before you make your move. HOW MANY IS TOO MANY? BY SHLOMO SHARON
RECENTLY, WE RECEIVED A RENTAL APPLICATION FOR A UNIT IN ONE OF THE RENTAL PROPERTIES THAT WE MANAGE. All the required information (current residence, rental history, employment history, personal references and income verification) was provided. The rental application also included the number of people who would be occupying the unit. At first glance, it appeared as if we were not going to have any issue with the application. The financial information, subject to verification, and the credit report seemed to meet the financial requirements. However, when we counted the number of occupants, we realized that we would have a problem. The number of persons who would be living in the unit exceeded the allowance that is permitted by the Toronto Municipal Code. Chapter 629 Property Standards, Article IV, Paragraph 629-25, Occupancy Standards, Subsection C, states the following: “The maximum number of persons living in a habitable room shall not exceed one person per each nine square meters of habitable room floor area.� Regrettably, we had to reject the application as the number of people in relation to the available rental space did not meet code.

It is not an uncommon situation. Rental applications will sometimes include not only immediate family, but also extended family, which wishes or is required to live together. However, it is not always possible. Landlords

are very sensitive and worried as permitting such violations may put them in a peril situation, not only with the City, but also with their insurance company. We also recognize the fire risk. The situation of overloading is, unfortunately, still in existence especially in the rental of rooming homes. It was not long ago that a fire occurred in downtown Toronto where lives were lost, just to find out later on that an overloading situation existed. Beyond the fire code, overcrowding can le ad to the building not being able to service the community properly. One should remember that when a rental apartment was constructed, it did not contemplate the number of people or the ratio of the number of people per square meter. However, the fire code does apply and therefore the restrictions on the number of people do apply. So what can be done when the place you wish to rent is not available to you because of this particular Municipal Code? The straight forward solution is to try and look for a larger unit that will be able to accommodate the number of people in your family and/or extended family. This can be located in mainly rental apartment buildings, which are part of the old inventory, or large rental town homes or houses. As well, try to see if two apartments next to each other can be a solution. Of course, you may have to pay for two units which may at the end cost more, but will provide the necessary space and comfort to meet your needs. It is important to understand that it may be for no other reason, that an application is rejected, other than noncompliance of the Fire Code.

EVERYONE WANTS TO LIVE IN A SAFE AND SECURE ENVIRONMENT. Having the right security devices, such as good deadbolt locks on doors, window locks, controlled-access entrances and well-lit common spaces all contribute to a secure building. Just as important are residents who are careful, watchful, and concerned for the safety and security of their neighbours. Here’s what you can do: RentersGuide.ca 48

renters’help NEIGHBOURHOOD AND BUILDING SECURITY: The safety of your neighbourhood has an impact on your building’s security. If you have any concerns, contact your local police department at its non-emergency number. Tell your building management if you notice burned-out lights in common areas such as corridors, stairwells, garbage rooms, laundry areas, parking garages and outdoor areas. If your building is equipped with security cameras or alarm stations, make sure you know where they are and how to use them in emergencies. ACCESS TO THE BUILDING: Make sure all outer doors are kept locked at all times. Never allow strangers or suspicious people to enter the building, especially as you are entering or leaving. Be aware of anyone who hangs around the front door who looks disinterested but makes a dash to hold the door open after it has been unlocked or after someone has been “buzzed” in. Criminals seeking to gain access have been known to randomly buzz apartments pretending to be delivering pizza. Do not let anyone in who you don’t know and remind residents and visitors to close the door behind them. Report all suspicious people to the building superintendent, management or security. YOUR FRONT DOOR: Locks only work if you use them! Lock your apartment whenever go out, even if it is only for five minutes, to check the mail or to put the laundry into the dryer. It’s also a good habit to keep your door locked at all times, even while you are in the apartment. If your door does not have a peephole, ask your landlord if you can install one.

DO NOT give your apartment keys or pass cards to strangers or tell strangers the access codes to the building. IF YOU go away on vacation, temporarily cancel your newspaper and mail delivery, or arrange for a friend or relative to pick up your mail. IF YOU see a crime being committed, call the police immediately! Write down the descriptions of any suspicious people and the license number of any suspicious vehicles. Keep a list of all of your valuables in case a crime does ever occur. SAFETY TIPS FOR SENIORS: With seniors, particularly those who live alone, it’s important to try to prevent falls and injuries.
BALCONIES: Balconies also offer an opportunity for intrusive access into your apartment and the building. Ensure that your balcony door is always locked when you are not at home. A simple, inexpensive solution to securing balcony sliding doors is placing a sturdy piece of wood in the door’s track to prevent it from opening. If your balcony is easily accessible, don’t leave items outdoors that will entice thieves, like bicycles. Conceal and secure items you can’t store inside.
Use non-slip mats in the bathtub or shower, and do not use wax or other cleaning products on your floor that would make it slippery. Avoid throw rugs and scatter mats.
WINDOWS: Likewise, make sure all windows close fully, that the locking hardware is in good condition and that it is easy to lock the window when you shut it.
Ensure that your bathroom door has an emergency release.
ELEVATORS: Look and see who is in the elevator before entering. If you feel uncomfortable, wait for the next one. If a suspicious person enters the elevator, leave before the door closes. Stand beside the control panel and know how to use the emergency alarm button.
SAFETY TIPS FOR CHILDREN:
CARS AND PARKING GARAGES: If the garage has had problems with theft or security, ask the management to hire a security company, or install security cameras and alarm stations.
Store medicines and other poisonous substances (like cleaning products) out of children’s reach.
Always be aware of what’s happening in the garage. If you sense suspicious characters there that arouse your concern, return to the building and lock the door behind you. If you are coming into the garage in your vehicle, exit immediately. Park in a well-lit area, near the exit doors or elevator, if possible. When buying small appliances like a tea kettle or iron, choose the kind that have automatic shut off to help prevent fires. Keep a list of emergency phone numbers near your bed. Make sure there is a clear path from your bed to the bathroom. Ask your landlord if you need to install grab bars for extra safety in the bathroom. Do not disable the safety latches on windows. Never leave young children unattended in the bathtub or bathroom.
Keep extension, telephone and blind cords out of the way. Put plastic plugs into electrical outlets.

THERE ARE MANY TIMECONSUMING ACTIVITIES WE DO, DESPITE THE FACT THAT WE DON’T ENJOY DOING THEM. Could our time possibly be better spent? You need to decide if it is possible to unburden yourself and liberate your time by improving your methods or delegating some tasks. If it’s a choice between kids and cleaning or sleep versus cooking, why not call in a cleaner or the caterers if it fits into your budget. If you can’t find ways to delegate or hire to get the job done then at least give yourself some ‘me’ time between tasks. MAKE ROOM FOR FUN If you aren’t particularly excited about that organizing project you have to work on, consider ways you can make it more enjoyable. Perhaps you can listen to your favorite music, have the TV on in the background, or invite a friend over to socialize with (especially one that makes you laugh). Although I’m always thrilled to work on organizing tasks in my home, I really dread ironing. So I iron while watching mindless TV shows (my ‘guilty pleasure’ is X-Factor). The job gets done and it doesn’t feel like drudgery. TIME IS MONEY Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend RentersGuide.ca money to save time. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. Before doing any task, get into the habit of asking yourself what it’s costing you in terms of your time and weigh the return on that investment.

In fact, it may even motivate you to boost your productivity level during the week substantially. Use the time to just relax, unwind and putter around the house. Remember, we are human beings not human doings, so we need and deserve to spend some time just being - guilt-free. OVERSCHEDULED AGAIN? As we gear up for September, many of us begin to take on more and more responsibility and, before we know it, our plate is not only full, it’s overflowing. Before getting to the point of exhaustion and resentment that often comes from doing too much for too many, make a conscious choice to put your needs ahead of the needs of others. Give yourself just a little more breathing room than you think you need. When you make your needs a priority, you’ll not only feel happier, you’ll also be more fun to be around. HOW TO BE HAPPIER NOW Most of us have heard the saying, ‘don’t sweat the small stuff’ – it’s great advice for keeping stress under control. I also invite you to ‘appreciate the small stuff.’ We often think it’s the big things that will make us happy – the house, the fancy car, the great promotion – but those come few and far between. Why put off your happiness until then? Instead, you can find little pleasures to enjoy every single day: A freshly cut flower on your bedside table, a candle in your favorite scent, a visit from a cardinal in your back yard. It’s pretty simple - pay attention to the little things that make you happy, and you’ll see more of them. See more of the things that make you happy, and you’ll be happier. Go the extra mile and make a note of these, just for a week. You’ll be amazed at how quickly your ‘little things that make me happy’ list will grow. “Enjoy the little things in life, for one day you may look back and realize they were the big things” - Robert Brault

MORE THAN 4 MILLION PEOPLE MOVED RESIDENCES IN CANADA LAST YEAR, MANY OF WHOM DID THE PACKING themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

HERE A RE A FEW TIPS TO HELP YOU AVOID FINDING DAMAGED ITEMS AT YOUR DESTINATION: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day. 3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic RentersGuide.ca wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting

jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money! 4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider having your moving company pack for you. We are skilled, have more experience and have
standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety. So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

LOBSTER SALAD WITH AVOCADO & MANGO INGREDIENTS Serves 4-6
› 2/3 cup mayonnaise › 1 tsp lemon zest › 1 lemon, juiced › Salt and freshly ground black pepper › 1 shallot, finely chopped › 1 stalk celery, finely diced › 1 tbsp chives, finely chopped › 1/4 cup each of yellow and red bell pepper, finely diced › 1/4 cup of scallion, finely chopped › 3 lobster tails cooked, about 1 pound lobster meat, chopped › 1/2 cup ripe mangoes, diced › 1/2 cup avocados, diced drizzled with lemon juice › Lemon slices, for garnish
DIRECTIONS FOR THE FRITTERS
In a small bowl, combine the mayonnaise, lemon zest, lemon juice, salt and pepper, shallot, celery, and chives in a bowl. Add the lobster meat to the mayonnaise mixture and combine the rest of the ingredients, cutting the avocados at the very last, when all ingredients are ready, to avoid it from discoloration. Check the seasoning and serve chilled.
THIS IS, WITHOUT A DOUBT, THE BEST LOBSTER SALAD THAT I’VE EVER TASTED. A luscious combination of diced avocado, ripe mango, chopped yellow and red peppers and slivered scallions, tossed in a light and flavourful lemony mayonnaise mixed with crunchy celery, minced shallots and chopped chives, comes together so deliciously, the succulent flavour of the fresh lobster positively shines. A well known chef generously gave me this RentersGuide.ca fabulous lobster salad with avocado and mango recipe, after imploring him to divulge the secret ingredients. His original recipe made enough to serve about 200 people, so he kindly adjusted the quantities for a more intimate gathering, so now I can create my own sensational summertime lobster salad at home. WE OFTEN GET INVOLVED IN OUR PARENTS’ FINANCIAL LIVES WHEN WE BEGIN TO WORRY ABOUT LITTLE THINGS FALLING THROUGH THE CRACKS. It starts simply enough: arranging for automatic payment of expenses such as utility and insurance bills, or for the direct deposit of pension and benefit checks. Sometimes it means RentersGuide.ca setting up a joint account with on-line or telephone banking privileges so we can do a quick check to make sure everything in the account is going smoothly (no overdrafts!).

Over time, as our parents’ physical and mental health becomes more of an issue, we begin to worry that our parents’ affairs are in order, and that we will be able to step in, should that be required. Sometimes a serious accident or severe illness can force us into our parents’ financial lives. Sadly, we find that we have no idea where all the important stuff is - the money, the investments, the insurance, the safety deposit box, the will, the powers of attorney - so we must scramble to find them just when we’re also scrambling to cope withRentersGuide.ca a parent’s death or disability. You’ve got to talk about this stuff with your folks. If you don’t take care of business, the long-term

repercussions can be very serious. A case in point: It is vital that your parents execute a will and powers of attorney if they have not already done so. Without them, your parents will have lost their ability to name a trusted representative to be in control of their affairs. Even if you have joint ownership of assets such as a home with your parent, you won’t be able to make changes until someone is appointed to represent your parent’s interest. Just beginning this discussion means facing difficult issues such as death or incapacitation. People are hugely resistant to talking openly about them. For parents who are reluctant to sign documents that they feel reduces their personal control over their finances, and even their lives, suggest the naming of two children (or a child and lawyer or accountant) to act on their behalf. The two parties named then act as a check on each other. And the power of attorney can be left with a third party with specific instructions as to its release. As well, it can be limited in terms of the specific time period or specific acts. Don’t minimize your parent’s need for a sense of personal control. And don’t confuse physically frailty with mental incapacity. A high-powered executive used to controlling his environment will push back hard. It’ll be exhausting. And you’ll have to put limits on running around at his demand. Being old doesn’t mean your parents will suddenly turn into docile lambs, so brace yourself. A strong parent remains a strong parent. Give aging relatives as much control and involvement in financial decisions as possible. If you must assume full responsibility for a relative’s finances, continue to share information with other family members. You might even want to consider family meetings to discuss finances, just to keep everyone current on spending and income. Reluctant to talk with your parents about financial topics? Welcome to the club. One study showed that 35 percent of people agreed to the statement,“I avoid discussions about money matters with my family.” But there’s real danger in not knowing. If you’re out of the loop on your parents’ financial status, it’s hard to know what type of care would be affordable if they have an accident or get ill. Parents unwilling to talk to you? You might choose to use a friend’s death as a place to start talking about the “what ifs.” Or the death of a celebrity may provide an opening. You might also use your own financial review to ask for parental advice and begin the discussion. Still feeling icky? You’re not prying. You don’t need to know what’s in the will, just where it is. You don’t need to know how much insurance, just where it’s kept. By becoming informed RentersGuide.ca about where all the financial stuff is, and by talking about how your parents would want matters handled if they couldn’t do it themselves, you’ll be able to take care of them in the way they would want.

YOUR APPROACH Approach your parent practically and in a non-intimidating environment. Know that you may have to suggest a discussion several times, or take small steps toward a full disclosure. Parents reluctant to talk to you specifically? Offer to help in finding a professional advisor and back out once they’re in good hands. If you find stuff you just weren’t prepared for: unpaid bills, misplaced documents, unfiled tax returns, don’t panic and don’t blame. The job at hand is to fix the problems. Don’t judge your parents’ choices. So what if your mother has $30,000 sitting in a savings account earning .25 percent in interest. That’s her choice. Remember, it’s her money. You might make suggestions for changes, but the decision should still be hers. WHAT YOU NEED TO KNOW You need to know where to find personal and financial documents in the event of an emergency. Find out: where they bank where their investments are held who their advisors (accountant, lawyer, broker, financial planners) are where the will is kept and who the executor is where other legal documents such as powers of attorney are kept
