hat’s on your wish list when searching for a home to lease?

I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.

In the top spot – without a doubt – are actually two key items that go hand-inhand: clean and quiet.

A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional.

New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request.

While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease.

It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations.

The more locations you have to compare, the better the chances of finding just the right one that tops your list.

What it all comes down to is that I love to share what’s going on in my life, and I love to see what is going on in the lives around me. I really enjoy my community. Social media is simply another form of community. An apartment building, a neighbourhood, a school district – these are all communities. They connect people by location. Social media allows you to choose your own community, unbound by physical borders, with the ability to be as inclusive or exclusive as you like.

That’s just it – social media teaches us a level of self-monitoring, self-censoring and privacy that we may take for granted in the brick-and-mortar world.

You live in an apartment building. Every building has a few ‘stand-out’ residents.

They’re the ones everyone seems to know. Sometimes it’s for good reason: They always say hello. They always lend a hand. They always initiate conversation, whether it’s on the elevator, in the fitness room or in one of the other amenity spaces. Sometimes it’s for the gossip, scandalous behaviour, noise – someone should really talk to them about their privacy settings, and it’s usually management when the behaviour becomes too severe. There are repercussions for over-sharing or transgressing acceptable behaviour in a community – Facebook can freeze your account for it – even ban you. Residents can face warnings and even eviction. The next time you look around your community, don’t just walk past neighbours, ‘friend’ them. Don’t just take the great amenities or grounds for granted, ‘Like’ them. Enjoy the community you live in, it’s got a lot going on!

Contemporary living embraces local history

ISLINGTON WAS THE NAME GIVEN TO THE VILLAGE (FORMERLY CALLED Mimico after the nearby Mimico Creek) that was originally centred around Montgomery’s Inn at Dundas Avenue West and Islington.

Named by Elizabeth Smith, wife of the RentersGuide.ca hotel proprietor, after her birthplace in England, Islington Village began in the early 1800’s with stores, churches, a school and a post office.

The modern community of Islington was developed after World War II and features many attractive single family homes as well as apartment residences. Today Islington extends from around Ashbourne Drive just west of Kipling to Islington Avenue, and Bloor to Burnhamthorpe Road.

Montgomery’s Inn, a local landmark, was built in 1832 for travelers coming or going to Toronto or to western Ontario along Dundas Street West.The Inn was also a popular meeting place for local villagers. During the Rebellion of 1837, it was used by soldiers remaining loyal to the government. Today Montgomery’s Inn is preserved as a historical museum. You can also see many murals depicting RentersGuide.ca scenes of the community’s history along Dundas West.

You can enter the park just behind Montgomery’s Inn or at Bloor, where you’ll notice the New Horizons Community Garden. Just south of Dundas, there is a beautiful meadow garden that was planted by students and conservationists to attract butterflies. The Montgomery Road Community Centre on Montgomery Road has a pool, health club offering a variety of fitness classes, and a hockey arena.

SHOPPING The area around Islington and Bloor features a variety of attractive specialty shops, clothing stores, nice restaurants, a pharmacy, liquor store, banks, and the Kingsway Theatre. Six Points Plaza at Bloor and Kipling has an additional selection including a café

and pharmacy. There’s a grocery located in the Honeydale Mall on Dundas West, west of Kipling, but there are other options in the area, around Dundas and Islington, which is within walking distance of the Cordova-Mabelle Avenue area. Islington Village, along Dundas Avenue West, also has several businesses, restaurants, banks and other services.

LIVING IN THE AREA You’ll find an excellent selection of apartments in Islington Village to suit your price range and needs. There are many highrises that are visible from Thomas Riley Park, some on Islington and a number of others on Cordova and Mabelle. There is a luxury highrise apartment on Dunbloor, which is the intersection of Bloor-Dundas-Kipling., and for the space, the level of quality and comfort, the prices offer great value. It’s a great family neighbourhood and renting is a popular option for those that want to downsize but stay in the area. It’s also a great area for commuters who want city convenience without being immersed in the hustle and bustle.

MOVING AN ELDERLY LOVED ONE CAN BE TOUGH. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’.

Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the United States population will reach retirement age within the next five years.

The children and families of the ‘Baby Boomer’ generation - people born between 1946 and 1960 are already helping their loved ones move into downsized or elderly assistance accommodations and often are not emotionally prepared

Senior loved ones can be very set in their ways and often are not well equipped to express their emotional frustrations in a constructive way as moving day draws closer.

It all can seem like a daunting task.

Over the years, we have packed and moved many seniors and the important thing is to stay organized, be patient, calm and respectful throughout the move process.

If you are moving a senior loved one into a retirement facility or an apartment, you should first contact the management to find out what they are allowed to bring in, RentersGuide.ca appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.

REMEMBER: ORGANIZE AND START PACKING SEVERAL WEEKS IN ADVANCE. If your loved one is moving from a large home to a one-bedroom apartment, there will be more furniture than needed. Get a floor plan of the new space and help your senior plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a child or grandchild.

SORT BEFORE YOU PACK. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for a charity – possibly one that they’d appreciate personally, for example. Start packing early so you won’t be overwhelmed as moving day draws near.

PACK AND CLEAN AS YOU GO. When helping sort and pack your senior’s belongings keep in mind that their eyesight and reduced mobility prevents them from doing regular chores and can result in poor housekeeping habits.

Instead of commenting, offer to clean as you pack and try not to be judgmental.

YOU’LL WILL NEED MORE TIME THAN YOU THINK. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow your loved one time to say goodbye.

If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories, there will come a time you will be glad you did.

MAKE THEIR NEW SPACE FEEL FAMILIAR. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one.

Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.

WRAP SMALL ITEMS IN COLOURED PAPER. This prevents items like knick-knacks from becoming lost or thrown out.

LABEL BOXES ON TOP AND SIDES. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as ‘fragile’.

PACK ALL ELECTRONIC EQUIPMENT IN THEIR ORIGINAL BOXES. Otherwise use low-static bubble wrap when packing these items.

ALWAYS USE PACKING PAPER. When wrapping fine china and precious items, don’t use newsprint because the ink can bleed.

USE BOXES DESIGNED FOR THE ITEMS YOU ARE PACKING. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.

CHECK CLOTHING BEFORE DONATING. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often hide small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they hid it.

REFLEXOLOGY FOOT PATH

City of Toronto commemorates life of Jenna Morrison at ceremony in Dufferin Grove Park COUNCILLOR ANA BAILÃO (WARD 18 DAVENPORT) AND CITY OF TORONTO STAFF joined Jenna Morrison’s family, friends and other community members to honour Morrison’s life at a ribbon-cutting ceremony to open a special footpath in Dufferin Grove Park. The path is called the Reflexology Foot Path.

Morrison, a cyclist who was killed in a tragic traffic accident in 2011, was a yoga instructor and massage therapist who was highly regarded in the community. Her death raised awareness of safety concerns for cyclists and renewed calls for mandatory side guards on heavy trucks.

“The infinity loop design of the path connects us to her and us to ourselves and us to each other with no beginning and no end,” said Darlene Burke, Morrison’s mother. “It is also emblematic of the spiritual, emotional and mental and physical worlds, showing the interconnectedness which surrounds all of humanity.”

“It has been an honour to collaborate with Florian and the City on this unique project,” said Howard Nauboris, Landscape Architect, Cosburn, Nauboris Ltd. “To the best of our knowledge, this is the first reflexology path to be installed in an Ontario municipal park – and I can’t think of a better place for it.”

The path consists of a concrete bed in which cobblestones are embedded, protruding at different heights. The path begins simply and progresses to several degrees of difficulty. The walker can step off the cobblestone path at any point and walk beside it.

“The City of Toronto is proud to honour the life, spirit and work of Jenna K. Morrison with the first Reflexology Footpath in a public park in Ontario,” said Mayor Rob Ford.

The path is designed to be walked barefoot or in socks. Acupressure points in the sole are stimulated by the experience, contributing to foot health. Morrison discovered the reflexology footpath concept many years ago in the context of Chinese medicine. She wanted to see one built in Toronto.

“Jenna Morrison lived her life as an active and well-loved member of our Ward 18 community,” said Councillor Bailão. “Today, we celebrate Jenna’s life and RentersGuide.ca contributions by opening this reflexology footpath. Together, we have worked to realize Jenna’s dream and also provide a permanent public amenity in Dufferin Grove Park.”

The path features the embedded initials of Jenna K. Morrison as well as a light standard, a mosaic wall, a handrail for assistance while walking, boulder accents, native sedge ground cover, upper evergreen ground cover and an asphalt walkway leading to the path.

The path can be walked in any direction and is shaped like a number eight – the sign of infinity.

Funding for the path was provided by community fundraising and the City of RentersGuide.ca Toronto.

The path is located centrally in Dufferin Grove Park, 875 Dufferin St.

Gail’s guide to BUILDING A BUDGET B Y GAI L VAZ -OX LADE

OKAY TOADIES, IT’S TIME TO GET WITH THE PROGRAM. Over and over again people tell me they don’t know how to make a budget. It doesn’t matter how many articles they read, how many worksheets they download off the web, how many times they try, they just can’t do it.

Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things.

5 Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/lease. Put it under “debt repayment.”

So I’ve created a step-by-step plan for all those who wish it to follow. Using this plan and Gail’s Interactive Budget Worksheet, (found on gailvazoxlade.com: http:// gailvazoxlade.com/resources/interactive_budget_worksheet. html) you can build a budget that will not only tell you how you’re doing, but also how much to stick in the jars if you’ve decided to live on cash.

6 You’re doing great. Now look at the bottom line on the budget – the line that says,“income – expenses.”

What do you have left? Whatever it is that’s what you have to work with to budget for your variable expenses.

Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices:

Okay, here we go.

1 You can go back and cut expenses. Yup, even up in fixed expenses you can find places to cut like cell phone or cable.

1 On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income.

If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.)

Ditto your monthly net income.

Careful now, if you’re paid on any other schedule you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).

2 Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular – think annual bonus – do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras, things you don’t have to pay for if the bonus doesn’t materialize.

3 Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account.

4 We’re going to skip down to Saving now. Yep, you have to save. (Don’t bother arguing, you have to save.) I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the RentersGuide.ca minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.

2 You can make more money. Work harder, work smarter.

Get a second job, a third job, a better job.

That’s your budget.

Two more things: 1 You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.

2 You’ll also see your percentages automatically calculated.

The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing.

(That includes mortgage/rent, condo fees/maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line.

It’s your money. You can do anything you want with it except spend more than you make.

Okay, now that you have a budget, you have no excuses.

Get out of debt. Live within your means. Make me proud.

5 ways to

BRIGHTEN UP A ROOM

BRIGHTENING UP A ROOM THAT DOESN’T HAVE A LOT OF LARGE WINDOWS OR WITH AN EXPOSURE THAT DOESN’T GET A LOT OF NATURAL LIGHT CAN BE BOTH CHALLENGING AND FRUSTRATING. If you haven’t got the option of knocking down or opening up walls, or adding windows, then I’ve got five different suggestions that you may find very useful.

1 “ARTIFICIAL” LIGHTING I’ve said it before and I’ll say it again; It’s all in the lighting. Of course this might seem like the most obvious solution, but many people go about it in the wrong way. When choosing a ceiling light, be sure to choose something that directs the light downwards or outwards, not upwards. If the lights directed towards the ceiling, it won’t do you much good. One of my favourite fixtures is the Medusa Chandelier; with it’s 30 exposed light bulbs, being short of lighting should never be an issue. It’s also 31.5 inches in diameter, covering a wide array of space.

When choosing a table or floor lamp with a shade, choose a light-coloured translucent shade that allows the light to shine through.

If you’re blocking the light you need with a solid shade, what’s really the point of having it? Keep the base and swap the shade!

2 PAINT I asked my fans on Facebook and Twitter if they thought that light-coloured paint would lighten up a dark room. About 99 per cent of them said yes, meaning 99 per cent of them were wrong! Paint can visually brighten up a room (which is what our goal is), but not lighten up a room. You still won’t be able to read a book in that same room with no light regardless of if your walls are deep blue or bright white! Believe it or not, a mid-tone beige colour is the best choice to keep the room feeling bright!

3 WALLPAPER Wallpaper can completely warm up and brighten the look of a room. If you’re going to take this route, choose a wallpaper that has an element of metallic in it so that it can reflect the light from it.

Tip: If you have a window in the space, it’s ideal that you’d install the wallpaper at the wall directly across from it.

4 REFLECTIVE FINISHES Mirrors, chrome, glass and metallic are all designer favourite finishes to work with in a dull and dark room. Keep what light you do have bouncing around off of these pieces throughout the day and night.

Tip: Create a focal wall with three large scale mirrors that go almost floor to ceiling – this will make the room feel much brighter and also much bigger 5 FURNITURE SCALE The size of the furniture plays a big part in the illusion of adding brightness to a room. If you have heavy, dark, chunky furniture, then of course the room will feel that way. If you have light, open, clean-line furniture, then the room will feel much more airy and open.

Typically homeowners purchase their furniture in a ‘set’. If you’re one of those people, try and replace the furniture that’s on the heavier side one piece at a time. Even just swapping one bulky black leather club chair for a slightly smaller light-coloured fabric upholstered slipper chair will make the world of a difference – you’ll see.

Tip: If you have too much furniture or too many pieces in a room, it can make the feel more crowded and dark. Edit and eliminate what you can on your road to a brighter space!

WHETHER YOU LIVE ALONE OR HAVE A FULL HOUSE, THERE’S NO REASON YOU CAN’T HAVE ORGANIZATION. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order.

You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to do their part and work together to keep the house in top shape.

THE ‘GO-TO’ BIN Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place.

THE ‘INBOX’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each family member. These can be anything from wallmounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

SOMEONE ELSE’S CLUTTER GOT YOU DOWN? We’ve all heard that opposites attract, but if your partner’s organizing style is drastically different from yours, it can be frustrating for both of you. Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship.

HAS YOUR DINING ROOM TABLE BECOME A DUMPING GROUND? In many homes, seldom-used flat surfaces often become drop zones for mail, books and RentersGuide.ca any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it.

LEAVE WITH EVERYTHING YOU NEED Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys, and dry cleaning. Add a different-colored plastic dishpan for each family member or use attractive square baskets clearly labeled with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning.

HIS AND HER FILING SYSTEMS MINIMIZE CONFLICT If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles (as I mentioned, opposites attract). To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it.

ON SCHEDULE Keep a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

PREPARATION Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.

TAKE A SEAT Choosing the right chair begins with comfort!

OH THE UBIQUITOUS CHAIR! LOVED BY FATHER-IN-LAWS THE WORLD OVER; everfashionable, yet necessary in just about all we do today in our daily lives. How uncomfortable life would be without this great mastery of design, function, style and comfort, which often leads to the question of which chair design is the right one for the function and style at hand?

Since you may be seated as you read this, take a moment to ask yourself, “How comfortable am I presently?” Choosing the right chair begins with comfort. This includes its level of overall support and seat depth.

Different seated activities require that a chair perform for varied levels of comfort. For instance, if you wish to choose a chair for primarily television watching, then find one with a higher back which supports your neck and shoulders. However, if you want to curl up and read a book, pick a larger, deeper style that allows you to bring your legs up into the seat.

For less leisurely activities, choose a chair with a shorter, firmer seat and a rigid back.

In addition to back and seat depth, arm height can play a role in the overall function and comfort of your seat. High arms which match the height of the chair back give it a boxier look and keep the occupant facing forward. This is a more formal chair style, as you would be unlikely to lean back and lounge for long periods of time.

Low-armed chairs tend to put sitters more at ease, leaving room to relax and kick back more freely within a chair’s structure.

Armless chairs are the most casual option, as users can sit any which way, on all edges of the seat, as there are no arms to restrict movement.

But beware – this type of chair can be uncomfortable for those who just don’t know where to rest their arms!

As we all get older, the question of back support often causes a quick glance over to our favourite lounge chair and spurs the question: “Just how much support is necessary as we age?” For many, more lumbar or tighter lower back construction can aid in better posture and comfort. This may mean that a fitted back rather than lots of fluffy pillows is a necessity.

Now, with function out of the way, comes the question of style. Here is where the possibilities seem endless! Modern, traditional, upholstered or wood – how to decide what look is right for your space?

In general, fully upholstered chairs are perceived as more comfortable and permanent. These fit rooms where more seated activities will occur, such as television watching or conversation.

Wooden chairs with back and seat upholstery are best in more flexible use, as they are easier to move and less heavy in appearance. Slipper chairs or armless chairs work well in bedrooms or tight spaces, as they appear soft and comfortable, but not big or obtrusive.

Fabric texture, pattern and colour all play a role in the perceived style of a chair.

Modern chairs can look more traditional by sticking to colour schemes and patterns that fit this style, while a Louis IV wood arm chair can take on a modern flavour when painted black and upholstered in suede or leather. As a result, never ignore the classics and conversely, always consider new colours for an older piece as the overall style of a chair can be drastically altered by these decisions.

The key to any good chair choice is to “test drive” your chair options before you purchase. Never rely on pictures alone, as the comfort of a chair will determine its long-term use and overall effectiveness within a space.

If a chair is comfortable, it will be the most sought-after spot in your home for years to come. Just ask your father-in-law who refuses to give up his living room seat to just about anyone – he could well be sitting on some real wisdom!

OF MONTH-TO-MONTH TENANCIES

WHEN RENTING AN APARTMENT YOU WILL ALWAYS HAVE AN AGREEMENT WITH YOUR LANDLORD THAT STIPULATES THE MANY ESSENTIAL DETAILS OF YOUR TENANCY. While this

agreement can be oral, it is better for both parties if these details are set out in writing as it provides greater clarity. This written agreement is known as a lease. When both the landlord (the lessor) and the tenant (the lessee) sign the lease it becomes a legally binding contract between the two parties.

Among the many details contained in your lease are such things as the amount of the rent, when it is due and what is included; the amount of the deposit; how and when the landlord can enter the premises; the notice that the tenant is required to give when terminating a tenancy; and the term of the lease (typically one year), month-to-month or week-to-week.

Whether your tenancy is week-to-week, month-to-month, or one year, the terms of the agreement between you and your landlord will always be the same. Many landlords will typically draw up a one-year lease when someone first rents an apartment. After the lease ends, if the tenant does not give notice of intent to vacate, a new lease is generally not negotiated and the tenant is automatically considered a month-to-month tenant.

Basically, this means that everything that was agreed to in the one-year lease still stands. If the amount of the rent is increased in the second year, the landlord is required under the Residential Tenancies Act to give the tenant 90 days prior RentersGuide.ca written notice. It can only be increased to the maximum indicated by the annual provincial guideline. And, you must continue to pay your rent until the end of your lease.

At the same time, you must also think down the road a little RentersGuide.ca bit about your situation. As a month-to-month tenant, if you

wish to terminate the lease at any time you must give the landlord 60 days written notice.

That means if you are thinking of moving at some point, then each time you pay your rent, the earliest you could end your lease would be the last day of the next month. (Although the RTA says that 60 days written notice are required, if you want to give notice on February 1, for example, the last day of your tenancy would be March 31.

Similarly, if you want to give notice on January 30, the last day of your tenancy would be February 28 or 29, depending on the calendar).

One important point to note is that if you are moving into a new apartment, your new lease will probably be starting on the first of the month. At the same time, under the law, your old lease will conclude on the last day of the previous month.

Keep in mind that legally you are not permitted to remain in your apartment until the first of the following month after your lease ends. Make sure you leave on good terms, otherwise, it may hinder your opportunities down the road. Also, you may want to obtain a letter of reference from your landlord to use for future reference.

Almost every nursery now sells wind-resistant, drought resistant varieties of colourful plants and hanging baskets of fruit, vegetables and herbs designed especially for small spaces. Many landlords encourage residents to garden on their balconies and even have competitions with prizes. All you need is about three or four hours of sunshine, say the experts. It’s best to avoid excessively heavy planters and be respectful of your neighbour below when watering.

If you’re planning to entertain on your balcony, say cocktails and watching fireworks on the long weekend, just reduce the noise level after 11pm.

If you’re watching from the roof garden, don’t bring glass upstairs. If your balcony doesn’t hold all your friends, reserve a patio table at your local pub or bistro. This way, you won’t have to worry about running out of refreshments.

Depending on your exposure, you can keep the temperature down in your apartment by closing the blinds or drapes, avoiding the use of your stove (try a toaster oven) keeping the lights off and try a ceiling fan.

Many landlords now host a summer barbecue as a way of saying thanks for your business. It’s a great way to meet your neighbours and avoid cooking a meal yourself!

SAVOURY SUMMER SPARERIBS ONE OF THE QUINTESSENTIAL MEALS DURING THE HOT SUMMER MONTHS IS A HEAPING PLATTER OF GRILLED BABY BACK RIBS, smothered in a piquant barbecue sauce and cooked until they’re ‘fall-off-thebone’ tender. Tangy and delicious, these sticky pork spareribs are braised in an aromatic liquid for about an hour, until they’re perfectly tender, then marinated in a smoky barbecue sauce for up to three days. Because they can be prepared well ahead of time, these Savoury Summer Spareribs are perfect party fare – just brown on the grill to caramelize the sauce, and you’re done.

And they’re finger licking good!

DIRECTIONS

Combine all the braising liquid ingredients in a large pot, and bring to a simmer over medium heat. Cut the ribs into four- to five-inch slabs and add to the pot. Simmer until tender, but not falling apart, about 60 to 80 minutes.

When done, transfer the ribs to a large bowl and coat with barbecue sauce.

You can make your own very easily, but I cheat and buy Diana’s Chipotle Barbecue Sauce. I even marinate them in a sturdy plastic bag, to save on fridge space. The ribs can be prepared up to two or three days in advance at this point, and kept chilled until ready to barbecue.

Heat the barbecue and transfer ribs to the grill. Cook long enough to brown.

Baste frequently with leftover barbecue sauce, and serve immediately with extra warmed sauce on the side.
