very province in Canada has its own Landlord and Tenant website designed to outline the province’s Residential Tenancies Act.

These websites are great resources should you need them. Not only do they outline the specific rights and responsibilities of both the tenant and the the landlord, most offer an easy-to-use FAQ designed answer commonly asked questions.

The web is a great resource for info, the key is to ensure that you’re reviewing quality information from a reliable resource, which is why I am mentioning that these specific websites exist. If you search the term Residential Tenancies Act in the province you’re interested in, you should be able to find the government website easily.

Don’t rely on websites that feature commentary from third party resources, be sure to use the specific government website to guide you in your search for answers. In terms of searching for a new property to rent, you can rely on Renters Guide and RentersGuide.ca to help you out. We have plenty in the way of articles on renting, decor and more.

what do you do when you’ve got the perfect apartment – except for one thing – a bad neighbour?

Most renters have been there at least once in their rental experience.

Whether it’s noise issues, clacking around above you in hard shoes, inconsiderately parking in your assigned spot, leaving garbage on the disposal room floor or just being a boisterous busy-body, their own self-absorbed and selfish behaviour is diminishing your comfort and sense of home. So what do you do about it?

Every building has rules. Beyond that, the Residential Tenancies Act defines what is permissible and what isn’t. Depending on your relationship with the offending neighbour and the nature of the problem, you have several ways to handle things.

You may feel comfortable about discussing the problem directly with your neighbour, or leaving a polite note. The offender may not realize they are creating an issue. If you’re not comfortable addressing a legitimate issue yourself, your property management company can help. If the issue persists and contravenes the Residential Tenancies, they may be obliged to stop or face the threat of being evicted. Hopefully things don’t ever need to progress to eviction proceedings.

Most people are reasonable and respectful. Remembering to treat others as you want to be treated goes a long way to creating a harmonious rental building.

There’s no reason you should have to lose enjoyment of your own apartment – or worse, leave – because of a neighbour. A little bit of etiquette goes a long way.

The result: a store clerk took away her card and cut it up right in front of her. How embarrassing! While the pain of being dissed publicly may have dulled over time, the damage done to her credit history lingers.

To make matters worse, at university Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year.

Take out a loan to make an investment (another good reason to start a retirement savings plan), make your monthly payments on time and build a shiny new credit history. Since the institution thatâ&#x20AC;&#x2122;s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be.

Ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise.

Donâ&#x20AC;&#x2122;t want to incur the interest costs? Apply for a â&#x20AC;&#x153;securedâ&#x20AC;? credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, youâ&#x20AC;&#x2122;ll have to ante up $1,000. Once youâ&#x20AC;&#x2122;ve established your ability to manage the card â&#x20AC;&#x201C; anywhere from six months to a year â&#x20AC;&#x201C; you can ask for the security requirement to be dropped and your deposit returned.

Thinking of hiring a credit-repair company? Donâ&#x20AC;&#x2122;t bother. Credit repair companies canâ&#x20AC;&#x2122;t do anything you canâ&#x20AC;&#x2122;t. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired so donâ&#x20AC;&#x2122;t get suckered by anyone who claims they can mop up your credit disasters faster. There are no â&#x20AC;&#x153;loopholes.â&#x20AC;?

The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

With the introduction of its new Environmental Operating Standards in Kingston, at Osgoode Properties’ Westview Place, FRPOs certification assures residents that their apartment home is in the care of property managers committed to environmental activities that support effective energy consumption management and waste management recycling practices.

These new Standards will contribute to creating greener living environments for over 225,000 Ontario residents living in over 950 CRBP-approved apartment communities across the province.

Osgoode Properties becomes the first property manager in the greater Kingston area, enrolled in the CRB Program, to recertify with these new Environmental Standards and to receive official status within the Program.

SHOPPING FOR ANTIQUES IS ALWAYS FUN AND EXCITING, AND CAN BUILD UP QUITE AN ADRENALINE RUSH. IMAGINING WHERE the piece came from, who it belonged to, what it was used for, the feeling you get when you have to have it, and you better grab it right away because someone else will – remember you snooze you lose! Though it can be quite an adventure going through these museum-like shops, having some tips to go by while scouting for pieces is extremely significant, to help avoid disappointment and encourage a smart purchase.

1 DO NOT SPEND A FORTUNE ON AN ANTIQUE UNLESS YOU KNOW WHAT YOU ARE BUYING. Beware of reproductions and re-makes. If you’re looking to buy a true antique, take the time to do your homework first. You want to feel good about what you take home. Just because a piece is expensive, doesn’t mean it’s real. There are several online resources available which give tips on how to determine whether a piece is real, and on what a fair price would be for the item. You may have found a quality piece signed by the designer, but again, do your research first. This will help you avoid disappointment and encourage a confident and educated buy.

If an antique is chipped, torn or cracked in any way, it may decrease its value drastically. It’s a good idea to ask the seller how and if it can be reconditioned. 4 SHOP IN THE UK The UK is known for its authentic antiques, so if you’re a serious antique shopper, I would suggest taking a trip. The UK has a prominent history in trade and invention, and many of the pieces from these times remain in the region.

5 LOOK OUTSIDE THE “ANTIQUE SHOP.” Antiques and unique collectables are everywhere. I found an amazing elaborate gilt side table for my place curb-side! Check out garage sales, flea markets, and even local malls sometimes hold antique bazaars. Browse often and compare – the more you search the more you’ll know.

2 PURCHASE WHAT YOU LOVE Buying what you love can be just as important, if not more, than buying something that is genuine.

Don’t buy a piece if it doesn’t appeal to you. It will just sit on the shelf and collect dust. Invest in pieces that reflect your personal style and mean something to you. It will make learning about their history much more of an interesting endeavour!

With the introduction of its new Environmental Operating Standards in Mississauga today at Park Property Management Inc., 2797 Battleford. FRPOs certification assures residents that their apartment home is in the care of property managers committed to environmental activities that support effective energy consumption management and waste management recycling practices.

These new Standards will contribute to creating greener living environments for over 225,000 Ontario residents living in over 950 CRBP-approved apartment communities across the province.

Park Property Management Inc. becomes the first property manager in Mississauga enrolled in the CRB Program to recertify with these new Environmental Standards and to receive official status within the Program.

How to prepare

for the unexpected when moving

MOVING YOUR WORLDLY POSSESSIONS INVOLVES A LOT OF ORGANIZATION, AND IF THERE’S ONE THING PROFESSIONAL MOVERS UNDERSTAND, IT’S TO EXPECT THE UNEXPECTED. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches.

Checklists are great, but every single move is different – and nothing beats experience for transferring household goods quickly, safely and efficiently.

For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items like lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home?

Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be as prepared as possible when the packing/moving begins.

As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items?

Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids?

Of course, there are specialty items that require an unusual level of care – pianos, RentersGuide.ca pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever.

And have you thought through unpacking at the other end?

On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being able to find those things easily and quickly?

NANAIMO SQUARES DIRECTIONS

Cream butter and sugar together, then add beaten egg and mix (or if you don’t like to use raw egg — melt first 3 ingredients in top of double boiler, then add the raw egg, stirring to cook and thicken, then remove from heat).

Continue by stirring in crumbs, coconut, and nuts. Press firmly into an ungreased 9” x 9” pan. My Mom uses a glass pyrex dish, which I think works better.

Melt chocolate and butter over low heat.

Cool. Once cool, but still liquid, pour over second layer spreading evenly.

Refrigerate until firm. Cut into squares, serve and enjoy.

MY MOM USED TO MAKE NANAIMO SQUARES WHEN I WAS A CHILD. She made other desserts too, but her Nanaimo Squares were the absolute best.

‘Sweet’ doesn’t even begin to describe these delectable little wonders. They start with a crumb base, followed by a layer of light custard buttercream, topped with a

smooth glossy layer of semi sweet chocolate. Best of all, you don’t have to bake them.

A true Canadian original, Nanaimo, B.C. claim these squares as their own, when Mabel Jenkins submitted her original recipe in the 1950’s for a local fundraising cookbook. More recently however, a contest was held in 1986, inititated by the Mayor of Nanaimo, to find the ultimate recipe, and Joyce Hardcastle was the winner. They’re famous for a good reason — they’re just plain delicious. There are all sorts of recipes out there which add peanut butter or peppermint, but my Mom’s are the best!

IN A RECENT ARTICLE IN THE GLOBE & MAIL: “THE IMPORTANCE OF BEING COURTEOUS: WHY PARENTS NEED TO FOCUS ON THEIR KIDS’ MANNERS” Kate Reardon, editor-in-chief of the magazine Tatler, was quoted from a function where she spoke at a private school graduation.

She highlighted the importance of good manners.

Trying to rent an apartment with children is sometimes a challenge. It is often that families with children find themselves asking:“Will we be able to secure a rental unit with children.”The perception is also that landlords do not like to rent to families with children.

This is a misconception. Landlords in Ontario cannot refuse to rent to families because they have children. As well, a landlord’s objective is to rent a unit, and would be happy to do so.

We all recognize that, by nature, children are full of life and are able to express their feelings even more than adults – and they should be able to do so. We all have to recognize the difference between normal kids’ behaviour and outright out of control behaviour.

That is why Ms. Reardon may be correct. The latter may lead to conflict among those tenants with children and those without, and ultimately between the landlord and the tenant in question.

While regular playfulness and activity is completely acceptable, as is a reasonable amount of noise, very poor behaviour/ misbehaviour that is disruptive and upsetting to neighbours may lead to issues and may sometimes lead to the eviction process. Therefore, it is the responsibility of the parents to work and find a way to be able to manage their children’s RentersGuide.ca behaviour, and to ensure that it is within the definition of“quiet enjoyment”. As a parent, you have to be aware

of this and let your children know of what is expected of them. We have to always remember that good behaviour is important.

As well, whenever possible, try and have an adult supervise the children. Parents should also be sensitive to their neighbours and to remember that certain times of the day may be more important to your neighbour than others. Proper supervision, especially in common areas - hallways, elevators, amenity rooms, is also important for the safety of your children. Responsible parents will always be welcome in rental units, and it will greatly assist in avoiding any unnecessary conflicts among your neighbours.

Landlords should be able to recognize the fact that children will be children, and they should avoid any restriction which may be viewed as discriminatory. It is clearly a balancing act amongst everyone, but if we are all sensitive enough, we can avoid any unnecessary conflicts.
