very province in Canada has its own Landlord and Tenant website designed to outline the province’s Residential Tenancies Act.

These websites are great resources should you need them. Not only do they outline the specific rights and responsibilities of both the tenant and the the landlord, most offer an easy-to-use FAQ designed answer commonly asked questions.

The web is a great resource for info, the key is to ensure that you’re reviewing quality information from a reliable resource, which is why I am mentioning that these specific websites exist. If you search the term Residential Tenancies Act in the province you’re interested in, you should be able to find the government website easily.

Don’t rely on websites that feature commentary from third party resources, be sure to use the specific government website to guide you in your search for answers. In terms of searching for a new property to rent, you can rely on Renters Guide and RentersGuide.ca to help you out. We have plenty in the way of articles on renting, decor and more.

re you lucky enough to live in an apartment with a pool? It’s that time of year again – where pools are open and fun in the sun has begun!

While going for a swim is a great way to beat the heat, the pool comes with some responsibility. I supported myself through my first years at university as a lifeguard, and worked at a few apartment pools, so I speak from experience – pool rules are there for a reason.

You can’t bring 10 of your friends for a swim on a hot Saturday afternoon because once the pool reaches capacity your neighbours won’t be able to enjoy their pool.

Most communities have rules about guests – how many and how long they can stay.

Proper swimming attire needs to be worn. Lint from denim shorts and cotton T-shirts can clog up the filter. If the filter breaks down, the pool needs to close for health reasons. Nobody wants that.

Kids need to be accompanied by a parent or guardian. Kids need to be watched in water, drowning is a serious danger. While drowning, there are no screams for help like in the movies. You can’t hear someone stuck under the surface. And kids get hurt by running, jumping in wrong, swimming into walls – the lifeguard can’t be saddled with childcare too, they are there specifically to insure everyone’s safety.

But of all of the no-nos at the pool, intoxication is the toughest to manage. An adult beverage or cocktail on a hot summer’s day may seem ideal, but alcohol and water are a bad mix. I’ve had to ‘rescue’ more than a few people by screaming “Stand up!”

Yes, grown men that are six feet tall will become disoriented and flounder in three feet of water. You don’t want to be that guy.

Sounds like a lot of rules, but mostly it’s just common sense. A pool in the summer should be a great way to enjoy yourself. Find that perfect pool with your apartment!

NORTH YORK Uptown’s got it all!

NORTH YORK IS THE CENTRAL NORTHERN AREA OF THE GTA. It’s bound by Steeles Avenue to the north, Eglinton to the south, and runs from Highway 400 in the west to Victoria Park in the east. It covers a huge amount of land and is the second-largest municipality in the GTA. It has a population of about 700,000 and offers a range of lifestyle options. The landscape is a great contrast of urban and suburban.

There’s both urban sprawl and vertical sprawl to accommodate the ever-growing population.

North York has a few active and attractive urban centres.

Midtown, from York Mills to Eglinton is a great mix of old and new. The upscale area features great boutique shopping and epicurean dining options. It’s a trendy and interesting area to tour around. A growing financial centre has made this area a great alternative to downtown.

Concentrated around North York centre to Sheppard is the downtown of uptown. North York is extensively serviced by public transit, and the infrastructure continues to grow. Subways run into and out of the city via both the Yonge Street line and the Downsview/ Dufferin/Spadina line. The Sheppard line services Sheppard from Yonge east to Don Mills. There is also a huge network of city routes including extensive 24-hour routes. North York also has great highway access. The Allen Expressway runs from Finch to Eglinton in the west end near Dufferin and Highway 400, at the western border runs south right to the Gardiner.

The Don Valley Parkway and Highway 404 run north/south near North York’s eastern border while Highway 401 runs right through the middle. People are drawn to North York because of its ease of travel, the city was well planned and is extremely easy to navigate for the commuter.

Students will find that there’s no lack of schools. While York University is central to North York as well as campuses of Sheridan and Centennial Colleges, it’s easy to access The University of Toronto and Ryerson, as well as the other campuses of Sheridan, Centennial and George Brown.

North York is a gateway to the countryside and offers a lot of suburban living. There are numerous parks and greenspace, but Downsview Park is definitely the most spectacular and an

It’s got extensively landscaped outdoor space with numerous trails, as well as buildings that hose sports facilities, the Aviation Museum and community events. It’s been the meeting ground for the city’s biggest outdoor gatherings, from the Pope John Paul II’s visit in 2002 to the “SARS-stock” fundraiser in 2003, which saw a massive roster of rockstars performing in the space, headlined by AC DC, Rush, Justin Timberlake, Blue Rodeo and The Rolling Stones, among others.

How to find a building with an environmentally responsible property manager B Y TE D WHI T EHEAD

OVER THE PAST FEW YEARS, PROTECTING THE ENVIRONMENT HAS ATTRACTED A PHENOMENAL AMOUNT OF MEDIA COVERAGE AND CONCERN ACROSS INDUSTRIES, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is.

For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use?

Is the property manager well versed on the environmental programs in place in their municipality? Landlords and property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

If it is time to replace appliances in the apartment kitchens or washers and dryers in laundry rooms, consider Energy Star rated choices that use far less energy. When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. As you search for the perfect building, keep the colour Green in mind and ask questions before you make your move.

LIFE HAPPENS. PLANS CHANGE. SOMETIMES AN OPPORTUNITY COMES KNOCKING – ONE THAT YOU CAN’T TURN DOWN. One that will take you away from home for an extended but not permanent stay. On first glance the options can seem like a rock and a hard place have come to visit with your lucky happenstance. Either give up your home and pack it all into storage while you go away, and then face finding a new place when you return, or pay rent for an apartment to sit empty while you are RentersGuide.ca gone. The former is a lot of upheaval, especially tricky if you are under lease and are obligated for many more months.

Subletting may be an ideal option. Just as you may need to leave temporarily, there are plenty of people that need a shortterm place to stay. Whether they’re moving here and need a landing spot until they find more permanent accommodations, are renovating and need to vacate their homes for a limited period of time, or are just here, as in your situation, for an extended but not permanent stay, it’s just a matter of finding someone with comparable needs and making arrangements for them to live in your apartment and take over the financial responsibilities. While it can be a great arrangement, technically, you continue to be responsible for your lease even if you are not living in the apartment. Subletting has a legal aspect to it.

Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.”

The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease.

If you’re planning to leave your unit for an extended period of time but want to return to it, you must ask your landlord’s permission to sublet the unit. You must inform the landlord when you are leaving and when you will be returning. Your landlord cannot refuse the idea of subletting a unit, but they can refuse a specific person if they believe the person is unsuitable. If you need or want to sublet your apartment, you, and not your landlord, are responsible for finding someone to pay your rent while you are temporarily away. It’s best to advise your landlord of your intentions, and provide all necessary details such as the subtenant’s name, phone number, place of employment, etc. The landlord may need to contact the subtenant and/or enter the apartment in case of an emergency.

Subletting is often confused with “Assigning a Unit.”

Assigning a Unit means that the tenant moves out of the unit permanently and transfers their lease to another person. All aspects of the lease stay the same for the replacement tenant. This is the option that you may choose if you have an opportunity that will take you away from your apartment permanently, but you are still under obligation to your landlord for the remaining duration of your lease. What if you receive a job offer in another city, or you have to leave your job to care for a sick parent or child on the other side of the country and have to suddenly give up your apartment and end your lease early. If such circumstances do arise, it would be best to notify your landlord as soon as possible. They may have someone who could be looking for an apartment in the building and would be able to take over your apartment. If RentersGuide.ca not, the situation is similar to a sublet: you would have to get the landlord’s permission to Assign the tenancy, and it would be your responsibility to try to find someone to take over the

lease. You are responsible for paying your rent and maintaining your commitment to your landlord until a suitable tenant to replace you has been found. The landlord has the right to refuse to let this person become a new tenant, but must have a good reason for doing so.

It’s possible that the landlord might refuse the idea of the Assignment or might not respond to your request to do so. If your get a refusal or no answer within seven days of your request, you are then permitted, under the Residential Tenancies Act, to give your notice of termination with an N9 Form instead of assigning your lease, and do not have to fulfill the remainder of your lease term. Your landlord may simply prefer to start a fresh lease with a new applicant instead.

Sarah took some time away from her busy schedule to solve some interior design dilemmas and provide us with her oh-so-coveted advice.

What is your favourite 2014 trend and what are a few ways to incorporate it into a home’s interior?

A Irregular faceted shapes are very popular right now. I’m seeing them in a variety of accessories, from table lamps to candles and vases, bowls and even just decorative objects. Gold continues to be a big inspiration in both fashion and home so the combination of these faceted shapes and gilded finishes allows you to add a hit of lustre and a metallic finish to any room with ease. Add it to your mantel in a grouping, down the centre of your dining table (as votives), or as a grouping on the coffee table.

Many homes now feature hardwood and tiled flooring in living spaces. What are the do’s and don’ts for choosing the perfect area rug?

I find 6-in by 9-in carpets are almost always too small for any room, unless you are using it in a foyer.

To measure the ideal size, leave a perimeter all around the room of about 14-in and you’ll be left with the right sized carpet. It’s better to buy the right sized carpet from an affordable source, rather than buy a pricey one that is too small.

A No matter how much you love colour, using it everywhere is just too much. I always advise starting with a foundation of neutrals for all the big pieces (such as sofas and chairs), and then sprinkle in colour as desired.

Pillows, artwork, accessories, and even carpets can be brought home and tested in place before making a big commitment, so you can experiment and decide what your colour comfort level is. Focus on which pieces will create impact, and leave some breathing areas where the eye can rest.

Open concept living spaces have the benefit of providing a modern and spacious environment; however, it can be challenging to split a space into multiple living areas. What are some inventive ways to create space partitions?

A Instead of creating partitions, I’d recommend delineating zones within the room. The reason for buying an open concept space is to be able to benefit from long sight lines and large areas. If you have a large room, don’t feel that you can only do a single seating area. Break the room up and create distinct zones tailored to specific activities, and keep all seating tight enough together that you can have a conversation – if everything is pushed to the outer corners, you’ll have to yell to have a conversation.

What are some tips to mixing and matching pieces to create a unique and personalized living room set?

A Avoid buying a suite – it doesn’t have any personality. Choose complimentary elements that have a similar proportion but a different profile, and you’ll be able to create a unified grouping. Also think about what each area is best suited for – of course, you’ll want the sofa to be deep and comfortable if you’re kicking back and watching a movie, but do all the pieces need to serve the same purpose, or can some of the chairs be more sculptural and tailored (and perhaps suited to enjoying the fire, or being used by guests).

Family pictures are a great way to add a personal touch to a space. What are your favourite off-the-mantle ways to showcase a collection of photos?

A Photos are best when hung on a wall so you can get up close and really look at them. I think upper hallways and stairwells, or large basement walls are ideally suited to a collection of family photos installed as a gallery wall.

They are personal photos and work best when hung in your personal space instead of in the principal rooms. You just can’t go wrong with buying a collection of frames in the same finish in varying sizes. Try to find an option with ready cut mats so your photos will have a professional look when done.

And hang them all with even spacing in between for a low cost/high impact install.

WHETHER YOU HAVE A SPRAWLING HOME WITH plenty

of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle needs. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to ‘when you have a minute’ that could use a little bit of help. Without designated spaces you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where and when you go to retrieve them.

Develop a place for each activity you do and space to keep those items that go with it to add some organization to your home – and your life!

Everyone needs a home office. Are you using your kitchen or dining room table as an office? It can be frustrating and time consuming to constantly have to pack up your papers and bring them out again.

Whether you’re an entrepreneur, a student or a homemaker, you need a space in your home specifically designated for processing paperwork. Although it would be ideal to have a room devoted entirely to this purpose, you can also use an armoire in the family room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair, and a functional filing system.

Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in MS Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.

Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by RentersGuide.ca room, and determine how you want to use each space.

Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms.

A shoe-in for office supply storage. Use the pockets of a clear vinyl shoe bag to hold just about everything you need for the office, from spare scissors to extra batteries.

These usually come with hooks you can use to hang them over the door, allowing you to tap into previously unused space.

Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly.

What did I do with that manual? Did you add new appliances and electronics to your collection recently?

Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place.

Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

Moving out for the first time can be a stressful change, an the transition to college or university on top of that can make it a very overwhelming experience. However, taking a few painless steps can make the move to the new “home away from home” go more smoothly.

Moving children to their university or college of choice for the first time can leave parents and their student children physically and emotionally drained, if unprepared. It’s easy to get frustrated when faced with packing and condensing belongings which will ultimately have to fit in a small room in a space often shared by one, two, three or more people.

So here are some tips for parents and students to make the process easier: START EARLY Don’t wait until the last minute to collect boxes and moving supplies. Start packing non-essential items immediately, such as seasonal clothing. Clearly label all boxes so unpacking is made easier.

TRY TO CONDENSE Go through the new student’s belongings before packing. Reduce the amount of items to move to start the school year clutter-free.

USE THE RIGHT SUPPLIES Shop around for competitive prices on supplies. Avoid using old shopping bags, laundry baskets or topless boxes to transport belongings. Items can get tossed around during the move and if loose items fall out, people can get hurt.

Also, beware of using grocery store boxes – they stored food and can carry bugs.

PACK SIMILAR ITEMS TOGETHER Label the boxes so they are easily identified. This will help the student prioritize unpacking without making a huge mess.

DON’T OVER-PACK BOXES Remember, the heavier the item, the smaller the box.

USE ORIGINAL PACKAGING FOR LARGE ELECTRONICS WHEN POSSIBLE The safest way to transport electronics such as a computer, TV, mini-fridge or a microwave is to use the original packaging. If it’s not available, wrap the electronics in anti-static bubble wrap.

RECYCLE Buying reusable supplies such as high-quality containers is good for parents’ wallets and for the environment. Most corrugated cardboard boxes can be easily folded and stored during the school year. Plastic storage bins with lids are also a good option. The containers parents buy this year can be reused and recycled throughout their student’s university career.

ONE OF THE BIG QUESTIONS NEW MOMS AND DADS GRAPPLING WITH IS WHETHER TO GO BACK TO WORK. Many parents find that they really want to stay home and raise their kids. Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds RentersGuide.ca true for making the decision to stay home with the kids RentersGuide.ca or go back to work. HERE ARE SOME THINGS YOU’LL NEED TO ADD INTO THE EQUATION: TAXES. A lot of the income you will make will be eaten up by taxes. If you’re returning to an existing job, you need only look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure how just how much tax you’ll pay.

CHILD CARE. The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for out-of-home childcare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines.

There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.

TRANSPORTATION. You’ll have to be able to get to and from work. If you live further than walking distance to where you work, it could be as inexpensive as public transportation, or as expensive as a plane-ride. If you’re driving, you’ll have to not only figure out the cost of gas, but the additional wear and tear on the car, resulting in a higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.

CLOTHES. If you have to maintain a “professional” appearance at work, what’s it going to cost to keep you shod? If you’re carrying a lot of baby-weight, are you going to need a whole new work wardrobe?

DRYCLEANING. If you’re wearing a Power Suit to work, it’ll have to be cleaned once in a while.

FOOD. While it may be your (best) intention to take your lunch to work, you should also budget for the occasional lunch out, the occasional coffee with the chicks at work, the occasional birthday celebration. That stuff happens. If you pretend it doesn’t, it’ll bite you in the budget.

GIFTS. Speaking of birthdays, let’s not forget the presents you’ll be chipping in on, or the charitable donations you may be expected to make as part of belonging to that work community.

HOUSEKEEPING. If you’re both back to work full time with a new baby to look after, may you need to hire someone to do the vacuuming. Even if it’s twice a month, it’s an expense for which you need to budget.

you get docked if you have to take the occasional day off to stay home with a sick child?

That’s the money. But there’s another equation you have to think about… the happiness equation.

If you love the work you do, that’ll go in the pro column. If you’re doing a job just for the money, your motivation to leave your baby will be very low. If you’ve worked out the money thang, and it says “go back” but you hate your job, you hate your boss, you hate your commute, it may be time to think about making money some other way.

There are lots of people who change careers, develop new skills (while off with baby in that first year), or upgrade their skills.

There are people who find ways to work a full week in three days, so they’re home four days with baby. There are couples who work off-shift, so one or the other parent is home with the kids. There are tonnes of ways to have the life you want. But you have to think about it. You have to plan.

INGREDIENTS Serves 4-6

› 2/3 cup mayonnaise › 1 tsp lemon zest › 1 lemon, juiced › Salt and freshly ground black pepper › 1 shallot, finely chopped › 1 stalk celery, finely diced › 1 tbsp chives, finely chopped › 1/4 cup each of yellow and red bell pepper, finely diced › 1/4 cup of scallion, finely chopped › 3 lobster tails cooked, about 1 pound lobster meat, chopped › 1/2 cup ripe mangoes, diced › 1/2 cup avocados, diced drizzled with lemon juice › Lemon slices, for garnish

DIRECTIONS FOR THE FRITTERS

In a small bowl, combine the mayonnaise, lemon zest, lemon juice, salt and pepper, shallot, celery, and chives in a bowl. Add the lobster meat to the mayonnaise mixture and combine the rest of the ingredients, cutting the avocados at the very last, when all ingredients are ready, to avoid it from discoloration. Check the seasoning and serve chilled.

THIS IS, WITHOUT A DOUBT, THE BEST LOBSTER SALAD THAT I’VE EVER TASTED. A luscious combination of diced avocado, ripe mango, chopped yellow and red peppers and slivered scallions, tossed in a light and flavourful lemony mayonnaise mixed with crunchy celery, minced shallots and chopped chives, comes together so deliciously, the succulent flavour of the fresh lobster positively shines. A well known chef generously gave me this RentersGuide.ca fabulous lobster salad with avocado and mango recipe, after imploring him to divulge the secret ingredients. His original recipe made enough to serve about 200 people, so he kindly adjusted the quantities for a more intimate gathering, so now I can create my own sensational summertime lobster salad at home.
