hat’s on your wish list when searching for a home to lease?

I did an informal survey with a small group of past and present renters to see what people look for, and the results are in. In the top spot – without a doubt – are actually two key items that go hand-inhand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations.The more locations you have to compare, the better the chances of finding just the right one that tops your list.

s renting better than owning? How can renting be better if you never develop an asset? Isn’t the money you pay in rent being lost every month?

The answer is a resounding no. That’s not how it works. Monthly rental expenses are much lower than owning. Bank the difference over 30 years, manage and invest it, and you’ll end up with a sizable amount of money. Owning is a forced savings, but a large part of a mortgage payment goes directly towards paying interest. Mortgages are amortized. The amount of interest you pay on a 30-year mortgage is assessed by the bank – a standard calculation upon purchase – and a payment schedule of principal and interest is created. More of the payment is put towards interest at the start, so the actual loan is reduced very slowly. After 15 years of paying a 30-year mortgage you might think only half of the original loan would remain, but you’d be wrong. You still owe a lot more than half of the initial amount, but as you move through the life of your mortgage, a greater part of each payment is put towards the principal loan and a smaller amount towards interest. You pay off the interest first, loan second. While a mortgage is eventually paid off, you will always pay rent. But additional costs, taxes, utilities and upgrades never stop for owners while they’ve never existed for renters. Something breaks, your landlord fixes it. The building needs work, the landlord pays for it. Property taxes get hiked, renters can just ignore that news, while owners will be paying more without getting more. When you rent, you have the same monthly fee, guaranteed. If you stay in one place long term, your rent can only be raised by such small increments annually, that eventually your monthly payments are well below market. Inflation can add a huge cost to a mortgage as interest rates rise. You’ve made a wise financial decision to rent. We’re here to help – in so many ways! It’s a dreaded syndrome that can result in confusion and anxiety, and one many of us are all too familiar with – “paint paralysis.” “There’s no doubt that painting a room can be a stressful experience,” said Alison Goldman, brand manager for CIL paint, a brand of PPG Architectural Coatings.“In fact, feedback we receive from among the more than 1,000 CIL paint dealers across the country is that the majority of people are overwhelmed by the thought of tackling a paint project in their home.” She cited fear of choosing the wrong paint colour or product as the main source of consumer anxiety. Now, Goldman said, the CIL paint team has a cure.

For those nervous about embarking on a paint project, Goldman suggested starting small. She shared these simple tricks to give rooms a lift without having to paint an entire space: PAINT ONLY ONE AREA OF A ROOM IN A BOLD COLOUR TO CREATE A UNIQUE FOCAL POINT. For example, if the walls of your living room are beige, consider painting the wall space peeking out from be hind an open-back bookcase in bright, complementary colours such as Desert Orange (78YR 39/593) and Peking Blue (56BG 23/355*) by CIL paint. CREATE A WHIMSICAL DESIGN ON A WALL THAT NOT ONLY ADDS ARTISTIC FLAIR BUT IS FUNCTIONAL AS WELL. One option is to paint an image of a locker in a mud room or kid’s room and affix actual hooks on the “inside” to hang jackets or hats. Or, instead of a traditional headboard in a bedroom, create the illusion of one with paint, using stand-out colours or designs such as quilt patchwork.

HORIZONTAL OR VERTICAL STRIPES ADD DIMENSION AND DRAMA TO A DECOR. Try painting two or three bands of horizontal stripes in varying thickness around the entire room to visually widen, heighten and modernize the area. For best results, use graduating shades of the same colour, with the darkest stripe at the bottom, such as CIL paint colour Blue Waltz (30BB 17/158*) at the top, followed by Florentine Blue (30BB 32/139) and then Margate Blue (30BB 46/086) underneath. ADD INTEREST TO ANY SPACE BY PAINTING GRAPHIC DESIGNS SUCH AS SHAPES, LETTERS, PATTERNS OR ZIGZAGS ON A FOCAL WALL. This technique is less expensive than buying artwork and gives you bragging rights as an artistic creator. One vividly coloured large shape, such as a square or circle, also works well and delivers an air of simple sophistication. WHY SPEND TIME SEARCHING FOR THE PERFECT FRAME WHEN YOU CAN PAINT ONE DIRECTLY ON THE WALL INSTEAD? Outline photos, artwork and mirrors using rich jewel or gold tones to mimic expensive framework. Or update a tired decor by outlining an entire room in a bold colour. White or beige walls, for example, can be jazzed up by painting baseboards, door frames and window frames a vibrant coral red or deep green, such as CIL paint colours Skyrocket Red (30YR 20/595*) or Splendor (50GY 15/289*) green. “The first step is to understand that, when it comes to painting, there’s no such thing as a wrong decision,” Goldman emphasized, explaining that décor is a matter of personal taste. “A paint job is also not permanent – if you try something and don’t like it, simply paint over it and try again.” CIL paints are sold at The Home Depot, Canadian Tire, Walmart, Rona and independent paint stores across the country. finances Think about it for a minute? Why did you whip out your credit card and pay for that meal in a restaurant, pair of new shoes, or groceries? Why did you buy that big screen TV on a buy-now-pay-later program? Why did you use your line of credit to pay off your credit card? Be honest. Why? People want to maintain lifestyles they can’t afford. Whether it is the social pressure to conform, our own sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy “stuff”, we’re delusional. There are actually people out there who believe that using credit is normal, that it’s what they should be doing. After all, their parents did it, their brother’s doing it, so is their best friend. In fact, most of the people they know are doing it. It’s as if people are afraid to just be. They have to drive the right car, go on an annual cruise, have new leather furniture, watch a high-definition, big-screen television, eat out three or four times a week, drink the best Scotch, or consume store-bought coffee every day. And they’re willing to exchange hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that? Social pressure to conform isn’t in your imagination. It’s real. But if you submit, if you’re willing to live a life of smoke and mirrors, if you want it all right now, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking. One way to gain some perspective is to ask yourself (and your partner) what it is you really want in life. If you only had six months left on this sweet Earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you’re carrying? I often talk to my daughter, Alex, about how important it is to live a worthwhile life: A life that brings challenge and love, that allows you to share, to laugh, and to be happy. So, what are the things that make your life worthwhile? And what are you doing to put more of the things that make you happy into your life? Want a great book to read on happiness. Read The Happiness Hypothesis: Finding modern truth in ancient wisdom by RentersGuide.ca Jonathan Haidt, Associate Professor of Psychology University of Virginia. Terrific book. Lots of great ideas on what makes us happy and what you can do to be happier.

If you love your life (as opposed to your stuff), relish the time you spend working, look forward to seeing the people you share your space with, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a bigscreen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards. As Jonathan Haidt’s website (www.happinesshypothesis.com) says,“Happiness is not the shallow state of feeling pleased and chipper all the time. Happiness is the state of a human being that has achieved cross-level coherence within herself, and between herself and the people, challenges, and institutions around her. Happiness comes from between.”

SUMMER IS HERE (HURRAY!). If you can learn to stay on top of cleaning and organizing your home, you’ll give yourself more time to enjoy the weather and your family and friends. CHANGE THE SETTING If you can’t seem to get started when it comes to sorting through your piles of paper, gather them up in a box and take them outside. Choose a beautiful day and sit in your yard or on your balcony, and go through them. Or take them to a friend’s house and keep each other company over a glass of iced tea as you each go over your paperwork. Changing the environment where you do your organizing may make it less of a chore. QUICK CLEAN-UP ROUTINE FOR THE WHOLE FAMILY Provide a personalized bin for each member of the family for things that don’t belong in the common rooms. Determine a regular time to do a quick tidy-up daily (perhaps just after dinner or before bed). Each person is responsible for picking up their own things and placing them in their bin. Once a week (or when the bin is full), each person empties his or her bin by returning things to their rightful home. When the job of keeping the home tidy is shared by all and spread throughout the week, it frees up family time on the weekend and everyone benefits. LISTEN TO SOME TUNES Listening to music makes tasks feel like less of a chore, relieving stress and increasing enjoyment. Put on your favourite highenergy tunes while you clean and organize. FOR MOST OF US, HOME IS EVERYTHING. When we’re in our homes, we feel comfort, a sense of familiarity and belonging. It’s our haven, our refuge from the hectic day-to-day lives most of us lead today. For those who rent rather than own, that need is not diminished. Walking into an apartment should be a relaxing, pleasant experience – which is why selecting a building that is clean, well kept and professionally run is important. With this in mind, a few years ago the Federation of Rental-housing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help apartment shoppers zero in on excellent residences more easily. In a nutshell, the CRBP promotes best practices in operating apartment buildings in Ontario. The idea is to offer consumers an easy, recognizable way to find top-quality residences in their search for an apartment home, and from the feedback we’ve had, it’s working. When shoppers see the CRBP certification logo displayed, they know that they are looking at a building where the living conditions are safe and efficient, and where customer service is considered a priority. The logo tells you that the property manager and staff practice more than 38 established building management and customer service standards. To be certified, applicants must complete and pass the training and education component of the program, which covers everything from safety procedures and building code compliance to knowing the Human Rights Code and what is expected for information and privacy law compliance. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service. Annual random-audit site inspections ensure that the professionalism of the program is being upheld. To provide even more peace-of-mind to renters who select a CRBP building, FRPO enlisted J.D. Power and Associates to conduct all the building RentersGuide.ca audits for participating companies. This well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour. Judging from recent results, we’re on the right track with CRBP.

RentersGuide.ca In 2011, the J.D. Power Canadian Resident Survey results indicated that: 74 per cent

cite building certification as ‘somewhat’ or ‘extremely’ important in their decision to rent; 26 per cent are aware of the CRB Program administered by FRPO (one in four prospective renters cited the CRB Program as a part of their decision criteria in choosing a rental home); and 80 per cent ‘definitely’ or ‘probably’ will recommend their building to others if it was certified (compared to 77 per cent for all Ontario residents). Tenants deserve to live in buildings that are well-run, well-managed, are kept clean and maintained professionally. They also have the right to receive courteous, prompt service from qualified staff and contractors. Tenants’ rights are stipulated in the Residential Tenancies Act, which has honesty, integrity and professionalism as its foundation – as does the CRBP. CRBP standards are high, and rightly so. RENTING A HOME Know your rights and responsibilities WHETHER YOU’RE A FIRST-TIME RENTER or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities. To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!] When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed. When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque

so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be RentersGuide.ca grounds to have you evicted. When your lease expires, you may sign a new lease, or you might shift to a month-to-month lease. your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual“wear and tear.” Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. FIRST-TIME BRIDES AND GROOMS ARE OLDER THAN EVER BEFORE, ACCORDING TO RECENT CENSUS FIGURES. The median age for men marrying for the first time is now 28 and it’s 26 for women – that’s 30 per cent older than in 1960. Because today’s first marriages are occurring later in life – not to mention second or third marriages – more often the modern dilemma is whose couch stays and tallying how many flat-screen TVs the couple has between them. When couples married 40 years ago, they were barely into their 20s and often still living at home. The traditional wedding shower carried great value as it supplied newlyweds with all the necessities married life required, including dishes, cookware and bedding. For the “new couple” combining households for the first time, proper planning is key to starting off on the right foot in the early years of marriage. Here are some helpful tips for combining households for first-time marriages: » Go through each existing home together, and identify which items are duplicates. Talk about each item honestly. HOW ATTRACTIVE IS THE EXTERIOR OF THE BUILDING? We call this “curb appeal” in the industry. Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that tenants will be too! FINDING THE PERSON WHO DOES RENTALS It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. FIRST IMPRESSIONS ARE IMPORTANT Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. WATCH AND LISTEN TO HOW THE STAFF INTERACT WITH ONE ANOTHER Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. YES, YOU CAN PREDICT THE FUTURE! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! THE LOBBY TEST After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. This way you won’t get a pencil mark on the meringue. For individual meringues, draw three or four-inch circles, and follow in a similar fashion. Place the egg whites and salt in the bowl of an electric mixer fitted with a whisk attachment. Beat the egg whites on high speed until firm, about one minute. With the mixer still on high, slowly add the sugar and beat until it makes firm, shiny peaks, about two minutes. Remove the bowl from the mixer, sift the cornstarch onto the beaten egg whites, add the vinegar and vanilla, and fold in lightly with a rubber spatula. Pile the meringue into the middle of the circle on the parchment paper and smooth it within the circle, making a rough disk. Bake for 1 1/2 hours. Turn off the oven, keep the door closed, and allow the meringue to cool completely in the oven, about one hour. It will be crisp on the outside and soft on the inside.

SWEET, CRUNCHY AND MELTINGLY SOFT, NO ONE KNOWS WHO FIRST CREATED THE SUMMER BERRY PAVLOVA, an elegant dessert with a fluffy meringue that’s filled with whipped cream and fresh fruit, but the name and recipes first began appearing soon after the Russian prima ballerina, Anna Pavlova, toured both Australia and New Zealand in 1926. Considered to be the greatest ballerina of her time, it’s thought that a chef at a local hotel in Wellington, New Zealand – so inspired by her tutu draped in green silk cabbage roses – created the Pavlova dessert. The shape of the tutu was provided by a meringue case, while the froth of the skirt’s net was suggested by whipped cream.
