ou’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first . If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectively request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. ife is more than a job, school, home, shopping. Of course, that’s a big part of the daily routine – so it’s important – but it’s not all there is. Life is the other stuff, little pleasures like going to the pool for a summer cool-off; popping out to meet up with friends; summer festivals; playing sports; having fun. When picking a neighbourhood, why not think just a little bit outside of your normal routine. By all means, consider your commute, convenience and comfort – it would be a bad idea to live somewhere that doesn’t accommodate your needs; but beyond the basics, see what the communities your considering can add to your lifestyle. I love living downtown. As a young, single urbanite I wanted to be in the middle of it all because of the constant activity and vibrancy. As my single status changed and we went on to become a growing family, it was time for a move. I chose a community close to downtown, but with more child- and family-friendly amenities. I carefully considered several communities that fulfilled my family’s basic needs, and then looked a little closer to see what each community could offer. One neighbourhood stuck out significantly beyond all others. The enormous park with weekend festivals, the community skating rink, the big toboggan hills and the prevalence of family-friendly cafes and restaurants set it apart. It still worked well for the commute and offered great school options - the best of all worlds. What is it that you want, beyond just a place to live? As friends, investigate new neighbourhoods and see what awaits. Know what you want and you’ll find it. We’re here to help – in so many ways! AS ONTARIO’S LEADING ADVOCATE FOR QUALITY RENTAL HOUSING, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff in the province. The organization created the Certified Rental Building Program (CRBP) to help apartment-seekers locate professionally operated and maintained buildings. Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards. Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in the today’s rental residences and can be achieved in many ways with the help of renters. Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the common areas of apartment buildings such as elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not regulated, but some renters today are choosing to smoke only outdoors on their balconies or outside the building. “Respecting the rights of everyone, smokers and non smokers alike, leads to a healthier, safer and more harmonious living environment for all,” says Mike Chopowick, director of Policy Matters, Federation of Rental-housing Providers of Ontario.

Most people understand that outdoor air quality is affected by things such as smog and the exhaust from vehicles, but may not realize that indoor air can actually be a lot worse. This is because residents live in proximity to commonly used products that may be toxic and pollute the

air that they breathe. To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints. As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system. Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the landscaping. Plants and trees have a great impact on the environment in filtering toxins. There may be spots around apartment buildings where well-placed trees can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit. FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings. As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings. THE LOST ART OF SAVING IF YOU AREN’T SAVING, YOU’RE ASKING FOR TROUBLE B Y GAI L VAZ -OX LADE

DESPITE ALL MEDIA WARNINGS, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spendthrift bunch. We haven’t always been. We saved ten per cent or more for twenty years, from 1973 to 1993* - more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (In our enthusiasm, did we overdo a good thing?), we bounced around the ten per cent mark for about a decade, and then in 1993 we began our great slide. By 1999 we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made. Negative 1.4 per cent is a long way off ten per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income. You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities - what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.

income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt? These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40’s and 50’s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history. So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save. Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria - they’d have to have a job, for example - students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of. WHY SAVE Saving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities - we can take pride in our sense of discipline and increased ability to weather a storm.

renter’shelp sums of money generated solely by our savings. Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque. HOW TO SAVE This is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent. People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make. The you-don’t-have-to-think-about-it way of saving is to use an automatic debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving. But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals. Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your expenses you’ll be justified in not saving because you won’t have much left. That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will. This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis RentersGuide.ca or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s

little to motivate your child to develop this life-long habit. So start talking about it. TEACHING CHILDREN TO SAVE One of the most effective ways of motivating a child to get into the savings habit is with a savings-matching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own.“Molly, here’s the deal. If you can save $60 by the end of the summer, I’ll match that amount so you can begin investing.” If watching your money grow in a savings or investment account doesn’t turn you on you’ll have to find some other motivation for saving. How about this: Just for one moment be a pessimist. What if you lost your job, got sick or smashed up your car? Those are all good reasons to save. THERE IS A POINT IN THE LIFE OF SOME RENTERS WHICH IS EXTREMELY UNCOMFORTABLE FOR BOTH THE RENTER AND THE LANDLORD: EVICTION. This can be as a result of: financial difficulties that a renter has encountered, sometimes as a result of misbehaviour by the renter and/ or his guests causing damage to the unit or the building, it can also be as a result of interference with the peaceful enjoyment of the other tenants in the building, to name a few. All these reasons can be categorized as “fault issues”. It can also be due to what can be described as a “non- fault issue” of the tenant, such as: the landlord needs the rental unit for his/ her own use or for a member of the landlord’s close family who wishes to move into the unit, or sometimes due to a major renovation or conversion of the building to a condominium. In all these situations, there may be a need for the tenant to be evicted. However, the Residential Tenancies Act, 2006, outlines the procedures and steps to be followed in each of these scenarios. In each of the above situations, before the landlord applies to terminate a tenancy, a specific form (which varies depending on the reason of termination) will be required to be issued by the landlord, which in effect, will be the commencement of ending the tenancy.

(N4). It is important for me to state here that, despite the impression out there, landlords are not heartless. Everyone understands that financial difficulties can happen to all of us. I would recommend that in such circumstances to approach your management company or your landlord immediately when you become aware, and advise them of the fact that you will not be able to pay the month’s rent. You should consider what financial arrangements you can make and advise him/her at the same time. You should not be surprised that a good landlord will show an understanding and will try his best to work with you. However, if you have chosen to ignore it, and you just do not pay rent which was due, or the landlord is unwilling to cooperate with you, the eviction process will begin. The landlord will have to wait a specific number of days, which are set in the notice, to allow the tenant to correct the issue. It is important for the tenant to read the notice to see what the grounds for eviction are, and if there is any room for discussions with the landlord and if the matter can be corrected. The tenant can also call the Landlord and Tenant Board or a legal specialist like a lawyer or paralegal to learn more as to what can be done. It is only at the end of this period given in the notice, and if the tenant has not yet corrected the issue or did not move out, that the landlord can open an application for eviction with the Landlord and Tenant Board. Once the application is filed, a hearing date will be set by the Landlord and Tenant Board. If the Landlord does not attend the hearing or send a representative, the Board may dismiss the application. If the Tenant does not go to the hearing or send a representative, the Board can decide the application without them. At the hearing, all parties involved attend and can present their case. At the end of the hearing the presiding adjuticator will decide the case. If an eviction order is issued, the tenant will be told when he must move out of the unit. If the tenant does not move out, then the landlord can file the order with the Sheriff, who is the only one who can physically evict a tenant. WHETHER YOU’RE STYLING YOUR PINT-SIZED APARTMENT OR JUST YOUR PETITE POWDER ROOM, DECORATING ANY SMALL SPACE can be made easy if you go about it in the right way. No matter what the scale of the project, some planning is always required. An undersized area needs an immense amount of thought, resulting in a fully functional and practical, warm and liveable space. Consider my five tips when designing your tiny quarters. 1. MULTI-PURPOSING: If you have a very small space, you may not have separate living and dining areas. Combine the two by purchasing a high streamline sofa or sofa bed and a few side chairs that can be tucked away when not in use. When dining, bring the chairs in towards the sofa and place a round dining table in the middle. If you decide to go with the option of the sofa bed, this room is now not only a living and dining room, but also a guest bedroom. Also consider multipurpose furniture; a large ottoman with a top that opens can serve as a coffee table, extra seating and even storage for blankets and pillows. 2. PROPORTIONS: If your furniture is oversized in comparison to the area it’s in, you will not get maximum use out of every inch of your home. Choosing furniture that is proportionate to the space is key when designing your place. Don’t fall in love at first sight. Bring a measuring tape (which should be – or will become – your best friend when furnishing a small space) with you when you go shopping, and if the piece is too big just walk away! You’ll find something better. 3. CONTAIN THE CLUTTER: Practical storage solutions are a must when space is limited, so make use of your vertical space. Consider hiring a company that specializes in custombuilt closets. Closet organizers will save your life. Floorto- ceiling wall units and book shelves are also a great way to make use of the vertical space in your home, and can be a great place to store items and show off some of your prized possessions. 4. OPEN FURNITURE: Furniture that has legs tends to create a feeling of more openness in a space. Having a few pieces with closed bottoms such as an ottoman or a few stools is okay, but the majority should be open at the base. Transparent furniture is also a personal favourite of mine to use in small spaces – for example the ghost chair.

5. VISUAL FLOW: Visual flow is the path your eyes take when looking at something as a whole. Your eyes should not focus on one particular area of the home. Your space should balance, creating harmony. I create harmony by using a combination of elements, such as using a variety of textures. Mix different fabrics together – silk, chenille, linen, suede velvet and sheers all together in monochromatic tones. I’m also known for painting the walls and trim work the same colour, the walls in matte but the trim in semi-gloss. Maintenance plays a big role in creating harmony. Visual flow will be obstructed if you’ve got a clutter – you need keep everything simple, clean and organized. Designing your small space may feel like a challenge at first, but if you tackle it in the right way you’ll be amazed with the results, and how it ends up not feeling like a small space after all. SUMMER SUN AND A SENSATIONAL HEATWAVE IS UPON US ONCE AGAIN. If only we could contrive a way to capture some of it to warm us in January! Or to deflect winter’s wrath to cool us down in July (we certainly have enough cold air here to air condition the entire country!) Until then, try these tips for surviving the summer without air conditioning. During the day, close your blinds and curtains to block the sun. For even better protection, get aluminized blinds. Open windows during the evening or on cloudy days and use fans to create a cross-breeze, circulating cooler air throughout the rooms. As soon as the sun hits the building the next morning, close all windows again and keep windows closed throughout the day until it is cooler outside than it is inside. Use fans: Personally, I have a strong preference for ceiling fans, but other people claim that all they do is push warm air down from the ceiling. You may need to get your landlord’s permission before installing one. Get the best fans you can afford – the kind that rotate are the most effective. Place them strategically throughout your apartment. Turn it off: Turn off all electrical heat sources, including electronics. Avoid using your stove or oven for cooking when it’s hot. Cook at night if you must, and then reheat your food in the microwave or just eat cold food. Incandescent lights create heat – switch to compact fluorescents wherever possible. Sweat it out: Water vapour produced by sweating actually takes RentersGuide.ca heat away from your body if it is exposed to air and allowed to evaporate. Put your sweaty self in the path of a cool breeze or fan. Try the new water misting fans. These portable battery-operated devices mist and fan you simultaneously, giving you an instant cooling sensation. Dress or undress for the heat: There are different strategies here. RentersGuide.ca

Wearing light colours and natural fabrics may be more comfortable than wearing artificial fibres. Many cultures wear light clothing covering a person from head to toe. This may be effective outdoors, but at home, feel free to walk around in a bathing suit or even less (make sure the drapes are drawn)! Eat spicy food: Spicy food increases perspiration which cools the body down as it evaporates. It can also cause an endorphin rush that might make you forget about the heat. Spend time out: Get out of your apartment for as much of the day as you can. Take a blanket and a book and head for the nearest park or shady spot. Take a walk around the mall, or spend some time in the library. Go ahead and get wet!: Many buildings have swimming pools, if yours doesn’t, find the nearest one, such as the local community centre. Alternatively, take a cool shower or fill up your bathtub with cool water and get in. You can get in and out several times during the day when necessary. I used to live in Florida and recall taking three showers a day at times. You can just soak your feet or splash cold water on your face if you like. Keep well hydrated: Drink as much water and other sugar free fluids as you can. Iced herbal tea is wonderfully refreshing. Wear a wet tee-shirt! This is fun - soak a tee shirt in the sink, wring it out, put it on and sit or stand in front of a fan, re-wetting the tee shirt as it dries. Make sure not to soak it in cold water-it can be colder than you think. You want to get cool without freezing. The newer, synthetic shirts will ensure “no wet tee-shirt” look. Get a spray bottle and mist yourself with water throughout the day. This can be quite effective, especially if you are in front of a fan. Or use wet washcloths and place them on your wrists and behind your neck. We can acclimatize ourselves somewhat to warmer temperatures, but if you find the heat too uncomfortable, consider purchasing an air conditioner for the season. Be sure to check with your landlord to make sure the wiring in your apartment will support a widow unit, and if the windows aren’t appropriate for this type of unit, a portable air conditioner may cost a little more but may be worth it to beat the heatwave. SAVOURY SUMMER SPARERIBS ONE OF THE QUINTESSENTIAL MEALS DURING THE HOT SUMMER MONTHS IS A HEAPING PLATTER OF GRILLED BABY BACK RIBS, smothered in a piquant barbecue sauce and cooked until they’re ‘fall-off-thebone’ tender. Tangy and delicious, these sticky pork spareribs are braised in an aromatic liquid for about an hour, until they’re perfectly tender, then marinated in a smoky barbecue sauce for up to three days. Because they can be prepared well ahead of time, these Savoury Summer Spareribs are perfect party fare – just brown on the grill to caramelize the sauce, and you’re done. And they’re finger licking good! DIRECTIONS

Combine all the braising liquid ingredients in a large pot, and bring to a simmer over medium heat. Cut the ribs into four- to five-inch slabs and add to the pot. Simmer until tender, but not falling apart, about 60 to 80 minutes. When done, transfer the ribs to a large bowl and coat with barbecue sauce. You can make your own very easily, but I cheat and buy Diana’s Chipotle Barbecue Sauce. I even marinate them in a sturdy plastic bag, to save on fridge space. The ribs can be prepared up to two or three days in advance at this point, and kept chilled until ready to barbecue. Heat the barbecue and transfer ribs to the grill. Cook long enough to brown. Baste frequently with leftover barbecue sauce, and serve immediately with extra warmed sauce on the side.
