But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. hen you don’t live in the right place, it’s obvious. ONCE UPON A TIME, YONGE ST. NORTH OF THE 401 WAS A TWOLANE ROAD IN THE COUNTRY, flanked by block after block of low-rise commercial and residential buildings. Today, North York has evolved into a city that resembles a smaller version of Toronto’s downtown. The area of North York centring around Yonge and Sheppard encompasses the RentersGuide.ca of Lansing and Willowdale. 1. INSIDE OUT The main design concept about “summer-izing” your space is to bring the indoors out. Start by choosing items from inside your home that make you feel comfortable, such as a woven rug or a beautiful vase. By doing this, you will add some luxury and relaxation to your outdoor “dream” space. 2. DARK FURNITURE Save the bright plastic furniture for the beach or cottage dock. Select furniture with rich dark earth tones that you would normally have in your living room. Brown, grey or wood furniture will ground the space, making the furniture feel substantial and permanent. If you have a wooden kitchen table and chairs hiden away, consider using them as your outdoor dining set. You can protect your furniture from the elements by using a heavy duty cover or tarp. 3. COTTON FABRICS Look for fabrics and cushions that are pleasant to sit on, like cottons or linens. They need to be as comfortable as your indoor fabrics, in fact even more so. There is nothing worse than sitting on prickly or sticky fabric when wearing shorts or skirts. Good quality outdoor fabrics are now readily available. They look like indoor fabrics but won’t fade and will dry quickly after a rain shower.

LOOK FOR FABRICS AND CUSHIONS THAT ARE PLEASANT TO SIT ON, LIKE COTTONS OR LINENS. THEY NEED TO BE AS COMFORTABLE AS YOUR INDOOR FABRICS, IN FACT EVEN MORE SO

4. FRAME YOUR SPACE WITH A RUG Nothing says luxury like a seamless barefoot transition when walking from inside to outside. Throw an indoor carpet on the ground. A rug will frame the space and define it as an outdoor room. This Persian wool rug (pictured left) bought at a flea market, is easy to roll up and bring inside at the end of an evening. 5. MAKE YOUR SPACE PRIVATE Sometimes the luxury of an outdoor space is about being outside incognito – without the whole neighbourhood seeing you. Draped fabric or outdoor curtains that can be drawn will give the sense of privacy and can help create the ultimate outdoor room. Use lengths of uncut fabric to make an awning. It is a wonderful way to keep off the mid-day sun, and it creates the illusion of a romantic ceiling waving in the breeze. If you don’t have a divider, create fabric walls as a solution for lack of privacy. I used a waxed marine cotton fabric that can be left outside all season. 6. ACCESSORIZE The saying is true, it really is all in the details. Have fun and accessorize your outdoor space. Make it feel like you are on holiday in the tropics by adding Yucca or other plants in big pots. They can be left outside all summer, but will need to be brought in by early fall. When painting more than one room, Tustin-Fuchs said he recommends planning your entire colour scheme before starting the job.“Paste paint chips of the colours you’ve chosen for each room on a piece of white cardboard to make sure they work well together, and adjust your choices accordingly, keeping in mind that the shades will be much more intense on a large wall.”

That’s the message of leading brand DULUX paint in unveiling its summer 2014 colour palette. According to the DULUX brand, this season’s hottest hues – becoming firmly planted in all areas of the home – include floral pastels, bright reds, yellows and oranges, and field greens. “After a long, cold winter, warm garden-like colours are quickly gaining popularity on Canadian walls as well as in furniture and accessories,” said Martin Tustin-Fuchs, brand manager for DULUX paint.“The trend moves consumers away from the comfort zone of whites and beiges towards brighter tones that emit a feeling of renewed energy and help lift spirits.” Topping the list of summer favourites by DULUX paint are tomato reds such as Tender Rose (10YR 16/407), spicy oranges such as Pagoda (60YR 36/468), pastel yellows such as May Yellow (50YY 75/254), and meadow greens such as Potpourri Green (50GY 66/111). THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

But what would happen in the event of a fire, flood, theft or vandalism? How are you going to replace it? Where are you going to stay in such a catastrophic event? Your landlord’s insurance does not cover it – did you know that? Do you remember a note that advised you to arrange for ‘Renters Insurance’ - also called ‘Tenants Insurance’? You may have forgotten about it among all of the other details you needed to take care of when moving. Don’t wait for tragedy to strike and find out the hard way that you’re not covered and are out-of-pocket for everything you lost. A renter should arrange for Renters Insurance upon renting an apartment, house or a condo unit. The cost of doing so is very low compared to the amount of the replacement cost for your contents. You need to contact your insurance agent for a quote. If you don’t have one, ask a friend or the property manager to recommend one to you. It is important for you to meet with your agent, provide the company with your list of items and the value that you would like them to insure. Ask what they can offer you in terms of insurance, in the RentersGuide.ca event that you have to temporarily move to another place, like a hotel. Ask if you get market value or replacement value on your property.

Remember that most insurance companies have a deductible. The lower the deductible, the higher the premium will be. Make sure that all the items which you have insured are listed. It is always a good idea to take a picture of these items and retain as proof of ownership. You should also find out what the process is for a claim, in the event that you may need to make one. Not all insurance companies provide the same services, so it is up to you to ask before you bind your insurance coverage. Also, remember to ask about liability insurance. It should cover you in the event that you are being sued by another tenant, landlord or visitor. They may issue a claim against you because they have suffered damages or had an injury, as a result of your actions. You should consult your agent as to the amount of liability insurance that you should have in place. I know that you may say to yourself: What is the likelihood that this will ever happen to me? You may be surprised that the premium is extremely low – and at least you are protected. It is a good idea to keep a copy of your insurance policy certificate somewhere other than in your unit. Please remember to have your agent’s phone number always handy. Remember that when such a catastrophic event occurs, being organized will help you to overcome such an unfortunate event. PEOPLE SPEND A LOT OF TIME WORRYING ABOUT WHAT THEY EAT, HOW MUCH THEY WEIGH, AND HOW HEALTHY THEIR HEARTS ARE. According to Statistics Canada, life expectancy rose by almost 2 1/2 years for men and by almost 1 1/2 years for women between 1986 and 1996. But while we are all now living longer and healthier lives, for many people, financial fitness still isn’t a reality.

To have a balanced financial plan, you must set some realistic goals. Just as most athletes have specific goals towards which they consistently work, the key to financial fitness is to set achievable goals and consistently work towards them.

Only 30 per cent of Canadians follow a monthly budget while just 40 per cent of us have a formal financial plan in place. Yikes! The fallout of all this inactivity (is it inattention or procrastination?) is that the realities of Canadians’ lives are a long way off their expectations.

Prioritize your list

A CIBC Financial Health Poll conducted by COMPAS Inc., showed that 37 per cent of those who retired and then returned to work did so because they didn’t have enough money. What would they have done differently if they could do it all over? Well, 60 per cent say that in hindsight they RentersGuide.ca would have started investing earlier and they would have saved more. Hmmm. More than just having enough money, our level of financial fitness reflects our ability to bring our current and future needs into balance. RentersGuide.ca 94

What weighs most heavily on your mind? Very likely there will be several issues competing for your limited financial resources. Do you want to accumulate a specific amount of money, eliminate your biggest debt or pay off that new car? Weighing each of your goals against the others will help you to see which are the most important ones. There are no right or wrong answers at this point. Right now, you’re just laying the plan. Later, if you want to double-check it, you can ask your financial adviser to look it over and see what’s missing. Okay, it’s time to pick up a pen and get to work. Make a list of everything you want to achieve Make sure you’ve covered each of the seven areas of a financial plan Pick two goals Make sure your goals are realistic Set some dates Write it all down Check your progress every six months Having decided where you want to be, you need to determine where you are now so you can size up the gap. Complete a net worth statement to see just how balanced your finances are and update this statement annually. It is your scorecard of how much RentersGuide.ca your efforts are paying off. Next, do a budget so you can see exactly where your money goes each month. Estimate how much you spend monthly, track your expenses for about three months,

finances and revise your budget to reflect your actual expenditures. Don’t cop out and say,“Well I had unusually high expenses this month because...”Emergencies always crop up, and part of being financially fit is having a plan for dealing with those nasty little surprises. Now look at your income relative to your expenses. If your expenses seem too high, you can either cut back on what you’re spending or increase your income. Consider a part-time job to boost your earnings on a short-term basis. If you have extra space, think about renting a part of your home for extra income or sharing your home to reduce your living expenses. Consolidate bank accounts to save on fees. Brown-bag it for a few months to trim your waistline and your budget. Share newspapers, magazines and books with friends and co-workers. Park the car. Having done your warm up exercises - you’ve written your financial goals down in order of priority, completed a net worth statement and set up a budget - you now have to decide how to meet your goals. Let’s say you plan to start an investment program.You want to save $25,000 over the next five years. If you’re looking at your budget and thinking,“There’s just no way!”maybe you need to adjust your time frame. Or perhaps you need to look at how you’re investing your savings. One rule of investing is the longer you have to reach your goal, and the more your money earns during that time, the less you have to set aside each year. If you haven’t already done so, establishing an emergency fund for large, unforeseen expenses or temporary job loss should be a priority. Ideally, your emergency fund should be able to support you for three to six months. If someone in your household shares the expenses, consider how long it would take him or her to find another job. Check over your accounts and make sure you’re getting the most for the least. There’s no point in paying for services that you’ll use only once in a blue moon. Little things like choosing a passbook option rather than receiving a statement can save you money. If you can reduce or eliminate your fees by maintaining a specific minimum balance, consider consolidating your accounts to reduce your costs. If maintaining a monthly balance is a problem, then you’ll have to compare individual service charges to choose the least expensive account for your purposes. Attracted to the“packaged”accounts? Take the time to compare the individual fees with the package costs to see if you come out ahead. The idea is to pay for only the services you’ll use. Now it’s time to look at your debt. Begin by eliminating credit card balances and consumer loans. Often people pay only the minimum required without realizing how much interest costs work against their overall plan. If you have several cards with high balances, consider a consolidation loan to reduce your interest costs. Does your card charges a high rate of interest? Transfer your balance to lower cost card. If you have only a small amount to work off, put your cards away until the debt is cleared. Once you’re debt free, by all means take advantage of the convenience credit cards offer, but keep tight control of them and pay your balance off in full every month. Prepare for the risks of everyday life. The risks we seem to deal with quite easily are property insurance, car insurance, contents insurance. The risks we tend to overlook are those associated with our economic earning power. If you or your partner were to die or become ill or disabled and unable to work, would your family have the resources to meet their day-to-day needs? It’s a tough question to face, but the consequences of not facing it can be even tougher on your family. Life insurance will protect your family’s standard of living if you die. Disability insurance will provide you with an income if you cannot work due to illness or injury. Critical illness insurance will pay you a lump sum if you are diagnosed with a specific illness.

Don’t forget to do some retirement planning. The only one you can count on is you. Through means testing of pension and age tax credits, and reduction in senior’s benefits, the government is saying loudly and clearly“You are responsible for providing for yourself.”Thankfully, we still have Registered Retirement Savings Plans. Any money contributed to an RRSP remains tax-deferred until the funds are withdrawn. And since investments held in RRSPs also grow on a tax-deferred basis, they grow much more quickly than investments held outside an RRSP. Despite the fact that almost everyone should have a will and a power of attorney, many people don’t. Some think their wishes will be carried out by a family member or that they do not have enough money to justify the cost of making a will. Others avoid making a will because their personal circumstances – marriages, divorces, and accumulated children and stepchildren – just seem too complex to unravel. However, if you die without a will, trying to figure out who gets what, and when, can be a mess. And your estate may end up paying more in fees and taxes than it should, leaving less for your loved ones. Partnered? Have your wills drawn up together so that they reflect an integrated estate plan. Review and update your will every three or four years, especially when family circumstances change (weddings, divorces, births, and deaths all result in changes in family structure), your financial circumstances change, new legislation is implemented, or you change your province or country of residence. Financial fitness isn’t achieved overnight. It takes time, a sound plan, a strong commitment and, perhaps, a financial coach. If you are serious about taking control of your finances and about your independence, you too can become financially fit. Believe in yourself and in your own ability to take charge. Then just do it!
