ou’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first . If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial.

Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should be treated with respect.

Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is the company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

Six Points Etobicoke: Modern living meets historic charm

As you travel west on Bloor St., you’ll notice the neighbourhood changing, albeit subtly. Bloor West Village extends to Jane St., and then, after you cross the Humber and enter Etobicoke, local storefronts give way to strip plazas and everything seems more TheRentersGuide.ca spacious. If you like the suburban feeling, convenience and accessibility to downtown, Islington-Six Points is well worth considering living in.

The Bloor/Dundas/Kipling interchange is the heart of IslingtonSix Points, the historic central commercial neighbourhood of the former city of Etobicoke. Islington-Six Points is a historic neighbourhood with an upbeat, modern feel. The Bloor-Danforth subway was extended to Islington in 1968, and in 1980, west to Kipling and the GO Transit’s Kipling station, further enhancing the neighbourhood’s access to Toronto and the GTA. This area is also convenient to the Queensway, Gardiner Expressway and Highway 427.

Islington was the name given to the village formerly called Mimico that was centred around Montgomery’s Inn at Dundas and Islington (around Mimico Creek). Montgomery’s Inn was built in 1832 for travellers coming or going to Toronto to western Ontario along Dundas St. W. (Dundas St., the original route west, TheRentersGuide.ca was named after the British Cabinet Minister Sir Henry Dundas

by John Graves Simcoe, who cut the first trails after arriving in York in 1793.) During the Rebellion of 1837, the Inn was

used by soldiers remaining loyal to the government. Today Montgomery’s Inn is preserved as the Etobicoke Community Museum and is open to the public. The site of the former Village of Islington, along Dundas West and Islington, has many historic murals depicting scenes in the community’s history.

HAVING FUN It’s a short walk from many of the highrise buildings in the Islington/Dundas West area to Thomas Riley Park, a beautiful stretch of parkland running along the shores of Mimico Creek that extends all the way down to Bloor. Enter the park just west of Montgomery’s Inn, where you’ll encounter beautiful walking/biking trails, and excellent recreational facilities: lawn bowling, tennis courts and a children’s playground. A beautiful meadow garden was planted here by students

and conservationists to propagate native species and attract butterflies and has flourished. On the east side of the Creek on Montgomery Rd. lies the Montgomery Road Community Centre Facility, which has a pool, arena and health club.

SHOPPING Six Points Plaza at Bloor and Kipling has a pharmacy, bank, café and more. There’s a grocery located in the Honeydale Mall on Dundas West, west of Kipling, but many residents pick up their groceries at the more convenient minimart on Dundas and Islington, which is within walking distance of the Cordova-Mabelle Ave. area. This strip, known as Islington Village, along Dundas West, also has a pharmacy, several restaurants featuring a wide variety of menus, banks, hair and nail salons and various other services.

LIVING IN THE AREA There’s an excellent selection of apartments in the Six Points area to suit your price range and needs. Most are highrises that are visible from Thomas Riley Park. You’ll also find some highrise apartments located on Dunbloor at the intersection of Bloor-Dundas-Kipling, on Islington Ave., just south of Dundas, and on Cordova and Mabelle, two streets that run in a circle from Dundas to Islington. There is also a quiet midrise on Burnhamthorpe just north of Dundas.

Prices are reasonable in this area with a great selection of sizes and styles in apartments.

SOMETIMES IT FEELS LIKE YOU’RE IN AN IMPOSSIBLE SITUATION. You’ve tried getting a consolidation loan, but with the tight money markets and your crappy credit history, no one wants to be your lender. So TheRentersGuide.ca you look at the ads for credit counseling, debt consolidation and debt relief companies and think, “Maybe this is the answer.”

HERE ARE SOME THINGS YOU NEED TO KEEP IN MIND. With any debt management plan, you make your payment to the company you’re dealing with, and they distribute most of that money to your creditors.

(Yes, they all get their pound of flesh, so you are paying for this service, even if it doesn’t feel like it.)

So you only have to make one payment. For their fee, these organizations lower your interest costs and TheRentersGuide.ca eliminate fees, so more of your payment goes to your balance. But if you’re dealing with lenders who won’t compromise, your debt-management plan won’t

work as well as if your creditors roll over.

You should research the company with which you’re going to deal very carefully since these organizations range in quality.

We’re talking about fixing a problem here, not making a bigger problem.You need to be absolutely sure this is going to work in your favour (when all the costs are counted) before you proceed. Get it in writing. Understand all the terms and conditions. And don’t take,“If we can’t help you, we won’t charge you”as a guarantee. That just means they’ll leave you high and dry if their negotiation fails.

Often when you enroll in a debt settlement plan you will be told to make no payments to your unsecured creditors.

This will have to outcomes: (1) you’ll save the money you would have been making in payments to establish a debt settlement pool, and (2) your creditors will watch your account go into huge arrears, making them more willing to negotiate a settlement. After several months your debt management company will contact creditors and attempt to negotiate favourable lump sum settlement that will be paid out of your debt settlement pool.

Know that if you take this route your credit history will be shot. If you already have a crappy credit history, this may not be a problem for you. But if you’re in the least bit concerned about keeping your credit score shiny, this isn’t the way to go.

While each organization is different, the plans they come up with are pretty much all the same since lenders don’t give preferential treatment to any one company. Your debt management advisor determines how much it will take to pay your creditors off in three to five years.

The main benefits are that the interest clock is slowed down (or in some cases stopped completely) and that collectors stop call. And you usually have the option of paying more when you have extra money so you can get back into the black even more quickly.

One of the big drawbacks of using a debt counseling or debt management TheRentersGuide.ca company is that they don’t come with any serious advice, so people often fulfill their commitment and then go right back out

and rack up their debt again.You need to work with a company that does a full assessment of your financial picture. If they company only deals with the debt, you’re at risk for being a repeat offender.

If you’re not committed to living without credit, don’t even bother getting started.You’re often required to commit to living without credit until you’re debt free, and if you break this rule there can be dire consequences.

Also keep in mind that this kind of service works best for those with unsecured debt, like a credit card or unsecured line of credit. If you owe taxes, child support, or on anything for which someone else is signed, this won’t work.

Perhaps the biggest surprise for most

people is the fact that consolidation, credit counseling and debt management may not be bankruptcy, but they are often treated as such by future lenders.Your credit history will take a hit that last as long (or longer, in some cases) than bankruptcy.

Anything that says,“He couldn’t manage his bills”is a red flag for lenders.

I’M NOT A BIG FAN OF ANY OF THESE SERVICES. I BELIEVE: 1. If you can’t keep a roof over your head and food in your belly, and pay off your debt in three years or less, you need to go and see a bankruptcy trustee.You are exactly the person bankruptcy was meant to help, and if you just can’t make it work, bankruptcy may be your only option.

2. If you can make your payments, then you need to call and negotiate with your creditors, come up with a plan and follow through. Taking personal responsibility is the only way to make sure you never make the same mistakes again. And if you don’t have the wherewithal to make this better, it’s only a matter of time before you back in the hole. It’s your money. Now it’s time to take control of it.

PRICES KEEP GOING UP AND UP, SO WHEN YOU’RE CUTTING COSTS, WHY NOT CUT CLUTTER AT THE SAME TIME? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!

QUICK TIPS ON ORGANIZING YOUR HOME Use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. » The large clear plastic container that you can buy prewashed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free.

Grab a clear jar and label it “fun funds.” Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then start again.

Zip bags are a cost-effective cure-all for clutter. Plastic bags that zip shut are for more than just keeping sandwiches fresh.

Use the large ones to store shoes when travelling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers. Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dustfree. Bonus: no need to label because you can see the contents clearly.

QUICK TIPS ON ORGANIZING YOUR HOME OFFICE Want to reduce the amount of paper piling up in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.

WHILE IT MAY SEEM COMPLEX, INSURANCE IS REALLY QUITE SIMPLE: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims â&#x20AC;&#x201C; even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster.

(The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

INSURANCE FOR INSURANCE COMPANIES Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims.

Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies.

Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

ANNUAL REPLENISHING Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life insurance.

HOW PREMIUMS ARE CALCULATED Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it.

Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.

INDUSTRY EARNINGS Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums. The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

TheRentersGuide.ca Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what

you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract. Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, uninsurable.

The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada.

Get a move on Surviving relocation NOBODY PRETENDS THAT MOVING IS A WALK IN THE PARK – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

Here, you’ll find a step-by-step guide to easing some of the panic associated with the big day:

8 weeks to go - Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- If you’re doing the job yourself, book a truck. Self-movers should consult

the truck rental company as to the truck size required to accommodate your belongings.

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.

- Take a good look at the floor plan of your new home and visualize your furniture arrangement.

Decide which furniture you want to hang on to, and which, if any, should be set free.

- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies. If you’re moving from a condo, re-familiarize yourself with the contents of your locker.

5 weeks to go - Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about tax-deductible moving expenses, and be sure to retain any pertinent records.

- Obtain copies of your family’s records from doctors, dentists, lawyers, accountants, etc.

- Transfer your children’s school records.

- Fill out a change of address form at the post office. Inform creditors, magazine subscriptions, etc., of your new address.

4 weeks to go - Arrange storage if needed.

- If your furniture, curtains or carpets need fixing, now is the time to have the work done.

- If you don’t want it, unload it at a garage sale: less to move, cash to gain.

3 weeks to go - Estimate how many boxes you’ll need and collect them from neighbourhood stores.

Also collect the following: - newspapers - bubble wrap - scissors - utility knife - packing tape and string - labels and markers - furniture pads - dolly Moving day may seem eons away, but it’s time to start packing those things you won’t use before the move.

Arrange for cancellation of utilities, television programming, phone, Internet, etc., and arrange for their set-up at your new home.

If you’re taking a lengthy journey, make travel and hotel reservations.

Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done at automated kiosks found in designated shopping malls.

1 week to go - Have medical prescriptions transferred to a pharmacy in your new neighbourhood.

If necessary, book a baby-sitter for moving day.

- Return library books, videos and items long ago borrowed from neighbours.

2 days to go If you’ve hired movers to pack for you, they should be doing so now.

Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.

Pack a survival kit for your first day, including: - scissors and utility knife - coffee cups, paper plates and - paper towels - tea kettle, instant coffee, tea and water/ soft drinks - phone book, pens and paper - garbage bags - soap and towels Valuables and important papers should be carefully secured.

Bring these with you instead of packing them in the truck.

Defrost your refrigerator and freezer.

Be prepared to pay the movers on delivery day.

2 weeks to go - Arrange for the transfer of your bank accounts to your new branch.

- Cancel or re-direct any direct deposit or automatic payment TheRentersGuide.ca arrangements.

- Talk to your veterinarian about the best way to move your pet.

- Cancel delivery services and newspaper subscriptions.

Moving day - Pick up the truck early, if you’re moving yourself.

- Make a list of every item loaded onto the truck.

- Provide the mover with a phone number through which you can be reached.

- Be available by phone to answer questions and direct the mover as needed.

- Read the bill of lading before signing.

- Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims.

- Ensure water and appliances are turned off in your old house.

- Do a final inspection of your old basement, attic and garage.

- Lock all doors and windows.

Upon arrival - As the truck is unloaded, check off each item on your list.

Examine furniture for damage and settle your bill.

- If you have children underfoot, open a box containing their toys and books.

- Ensure utilities are in working order.

- Sit back with the comforting beverage of your choice, ignore the disarray and feel proud.

Moving can be one of the most stressful events in life, so why should that be any different for your dog?

HERE ARE 10 TIPS ON HOW TO PREPARE YOUR DOG:

Under no circumstances should you place your dog in the back of a moving truck. Even safely tucked in a well-ventilated pet travel carrier, the truck is almost always hot (even in winter) and of course, the doors are closed.

Your dog will most likely want to play with the movers and probably everyone else, so take him/her to a kennel, dog spa or have a friend or relative dogsit at their home, before the movers arrive. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities.

If your dog must be with you during your move, keep your loved one outside or out of the movers’ way.

Dogs crave the attention of strangers and can create obstacles which will impede the move.

Have dog treats on hand for move day to keep your dog quiet. It’s also good way to get your dog to listen and obey. And, it’s a great idea to have water and nutritious human treats for your movers as well.

Pack a separate box of your dog’s favourite toys. Once at your new home, your dog may be frightened of the new surroundings, so, having familiar playthings ready will reduce stress levels.

Don’t forget that your dog will be excited on move day and will need plenty of water. Exercise is the best way to get your dog ready, more relaxed and calm for when the movers arrive. Depending on your dog’s age and size, draining your dog’s energy level may not be easy, so plan frequent walks. I know that a 30-minute walk barely makes a dent in our dog’s energy level.

Make sure you let your pet out for “mess” breaks.

Nothing will ruin your moving day experience more TheRentersGuide.ca than a ‘surprise’ from your dog inside your new abode.

Remember to clean up after your dog to avoid making a bad first impression on your neighbours.

If your dog will be around during the move, let your movers know ahead of time. You’d be surprised how many men are afraid of dogs. Whether large or small animals, it doesn’t matter. Also, there are movers that are allergic to dogs.

After the move you will be busy unpacking, so don’t ignore your dog. Take regular and long walks, if you can, to explore your new neighbourhood together or even short breaks from unpacking, to play. Time together will help your dog be better behaved during this change in everyone’s environment.

Have fun – moving into new digs is a time to celebrate. Have the movers take a picture…you, your family and your dog in your new home. What a perfect reminder of the day you just shared.
