Suburban serenity in Northwestern Mississauga

IT’S HARD TO PICK A NEIGHBOURHOOD WHEN YOUR LIFE DEMANDS URBAN CONVENIENCE but your heart is drawn to the countryside. It’s a great little Mississauga neighbourhood that is just old enough for mature trees to line the streets and new enough so that there are open spaces and newer apartment buildings, schools, shopping plazas and transportation routes. It’s close enough to major business centres for a commute, but buffered and removed enough that your yen for countryside livin is fulfilled. THE AREA Meadowvale West is located in the northwestern part of Mississauga, south of Brampton and west of Milton. It’s bordered to the north by Argentia, to the south by TheRentersGuide.ca Britannia Road West, to the west by Winston Churchill Boulevard and to the east by Erin Mills Parkway. GETTING AROUND Meadowvale West is perfectly located on the GO Train transit line with three separate GO stations – Meadowvale, Meadowvale Town Centre and Winston Churchill and Derry. All provide service to Union Station in Toronto and Finch Station in North York, while Meadowvale Station has additional service to York University. Meadowvale West is a crossroads for many transportation routes. Highway 401 and Highway 407 are located north of this community. Just west of Winston Churchill, Highway 407 begins its southward route, which means that you can travel east, west or south to the QEW, all by highway. Mississauga Transit services Meadowvale West very well with at least twelve routes running through Meadowvale Town Centre. Some of the buses connect to both Square One and Erin Mills Town Centre. LEISURE Meadowvale West has small parks such as Hunter’s Green and Settler’s but the gem of Meadowvale West is Lake TheRentersGuide.ca Aquitaine in the heart of this neighbourhood. This gorgeous and lush pond includes walking and biking trails as well as a fishing area.

Meadowvale Community Centre, right beside Lake Aquitaine includes a fitness centre and an indoor pool. Meadowvale Library is located in the Meadowvale Town Centre while Meadowvale Four Rinks is in the area’s eastern end. For arts and theatre, local community groups host numerous events a year at Meadowvale Theatre. An intimate experience is felt here as no seat in this theatre is more than 50 feet away from the stage. SHOPPING There are two distinct areas in Meadowvale West that offer a multitude of shopping options. Meadowvale Town Centre is a mid-sized indoor mall that includes a some great shopping options. Meadowvale Business Park, just east of Erin Mills is home to big box plazas featuring outlet shops and popular restaurants. Various other plazas are located within Meadowvale West to round out a great array of businesses and services. RENTING Most rental buildings and townhouses that are in this area are all mid-rise buildings that seem to fit within the context of the area – not too big, not too small and very, very quiet.

CANADA’S RENTAL VACANCY RATE remains unchanged ACCORDING TO THE SPRING RENTAL MARKET SURVEY 1 RELEASED RECENTLY BY CANADA MORTGAGE AND HOUSING CORPORATION (CMHC), the average vacancy rate for primary purpose-built apartments in Canada’s 35 major centres2 was 2.7 per cent in April 2014, unchanged from April 2013. “The stability of the national vacancy rate is due to supply and demand factors,” said Bruno Duhamel, manager of Economic and Housing Analysis.“Demand for rental housing continues to be supported by population gains from net migration and stable employment levels for young workers aged 20 to 24”. The results of CMHC’s spring survey also revealed that major centres with the lowest vacancy rates in April 2014 were Edmonton and Calgary (1.4 per cent each) and Kelowna (1.5 per cent). The major centres with the highest vacancy rates were Moncton (10.7 per cent), Saint John (10.0 per cent), and Charlottetown (8.7 per cent). The Canadian average two-bedroom rent in new and existing structures was $930 in April 2014. With respect to the census metropolitan areas, the highest average monthly rents for two-bedroom apartments were in Vancouver ($1,274), Calgary ($1,267), and Toronto TheRentersGuide.ca ($1,241). CMHC’s Rental Market Survey is conducted twice a year in April and October, to provide vacancy, availability and rent information on privately initiated structures in all centres with populations of 10,000 and more across Canada. Reports are released in June and December. Note that there are differences between the fall and spring surveys. The spring survey covers apartment and row structures containing at least three rental units, and, unlike the fall survey, does not report information on: a) Smaller geographic zones within centres; b) Secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments).

Major centres are based on Statistics Canada Census Metropolitan Areas (CMAs) with the exception of the Ottawa-Gatineau CMA, which is treated as two centres for Rental Market Survey purposes and Charlottetown, which is a Census Agglomeration (CA).

Before moving out, it’s important to understand the basics of renter’s insurance and ensure you have the right coverage in place to protect yourself.” Minor sets the record straight for renters by debunking the five most common renter’s insurance myths: Myth #1: If something happens, it will be covered by the landlord’s policy Nearly one-third of Canadian renters under 35 (32 per cent) incorrectly believe they are covered under their landlord’s insurance policy. But Minor says your landlord’s insurance likely only covers the building you live in and not your personal possessions or your liability for accidents. “If the pizza delivery person slipped on ice outside your apartment building, the negligence would likely lie with the landlord who is responsible for salting the sidewalk,” he says. “However, if they slipped inside your apartment because you didn’t clean up a puddle, you may be liable for their medical bills, lost wages and damages for pain and suffering out of your own pocket.” Myth #2: My roommate has insurance, so I should be covered too since we live together “Generally, renter’s insurance does not cover your roommate and instead only covers your own personal belongings,” says Minor. SOMETIMES A CRAPPY WAY OF RELATING CAN REALLY MUCK UP THE MONEY. Whether you’re planning a walk down the aisle or you’ve already been hitched for eons, there are some common mistakes couples make that can throw a wrench into their Moneyworks. 1. Keeping secrets. I’m truly amazed at the number of people who hide stuff from their partners. They go shopping, bring home a bag of stuff, and rip off the tags – because, of course, their partners are morons and won’t recognize a new outfit when they see it. One woman shoved her new purchases in the laundry hamper first TheRentersGuide.ca thing. Another kept her new purchases in the trunk of her car until she could slide ‘em into the house. Many people lie about what they’ve paid for an item because if it’s a good enough deal they can slip it past their buddy. And then there are all the folks who hook up only to find their partner is a financial disaster.

If you can’t be open about what you’re buying, that should tell

you something. If you think your partner is going to object to your spending, hey, listen up! And if you’re planning to mate and you haven’t sat down to talk about your money, you’re a fool, plain and simple. Communication is Job One in the survival of any relationship, and if you can’t bare your financial soul to your partner, if you can’t trust that person to tell you the truth, you should not be getting married. 2. Not having a budget. It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going. Having come up with a budget you both agree to, it’s easy to decide what to buy and when. It’s particularly important when you are both spenders heading to the brink of bankruptcy. Knowing where you stand financially means you can make informed decision about your spending without a huge debt hangover. 3. Putting One Guy in Charge. It’s not unusual for one person to assume the nitty-gritty of daily finances. It often falls to one partner to pay the bills, check the insurance coverage, decide on how to invest the retirement savings, figure out how much to put away for education savings, negotiate with lenders, pay the taxes… the list is virtually endless. Often it’s because one partner is more inclined toward these tasks. The problem is that when one person is excluded, or totally abdicates responsibility, it means the other can mess things up with no monitoring or grow resentful at always having to do the detail. It’s important for each partner to not only to feel involved in the big financial decisions but also understand the day-to-day details. Taking turns managing the chequebook, and having regular conversations so that both of you are clear about what’s going on, means you’re both in the know and working to the same ends. It also means that one person doesn’t have to deal with all the crap, while the other merrily laughs off the stress and frustration with, “You’re managing the money, so this is your problem to deal with.” (Yes, there are dopes who say this.)

One of the ways some couples deal with the ‘Money Of My Own’ issue is to allot each partner a weekly or monthly allowance that can be used for anything that body desires. Since the allowance is part of the budget, the plan stays in place while the individuals have some personal freedom when it comes to how they’ll spend their personal money.

4. Denying the Debt. Regardless of who has the debt, the impact on the family unit will be significant. If you can’t be debt free when you get hooked up, the very least you should have is a plan for how you’ll get that debt paid off.

Once you have a slush fund you can each spend as you wish without questions or recriminations, you can then agree that on purchases above a certain amount you’ll consult with each other before buying.

Never sign for each other’s debt. When you do, you assume responsibilities that may choke you to death. If your buddy needs help pay off the debt, you can do that without putting your name on the paperwork.

6. Failing to plan for emergencies. While no one likes to think about bad things happening, the fact is that bad things do happen to good people. If you don’t have a stash of cash at the ready to deal with whatever life throws at you, you won’t have the means to cope. One of the big upsides of joining up is that you’re able to act as a safety net for each other through life’s storms. But that doesn’t happen magically. And often couples over-estimate their partner’s ability to take over the entire financial burden should one partner lose a job, someone become ill, or suffer some other disaster. It takes a plan. And part of that plan includes creating a pretty hefty emergency fund. Another part includes reducing your risks in whatever ways possible. Every couple should have enough money available to cover six months’ worth of living expenses. And each partner should make it a priority to get adequate insurance coverage.

“But he won’t be able to get a car if I don’t help him,” I’ve heard. Then he shouldn’t have a car.“But she’ll pay an outrageous amount of interest.”Then she shouldn’t take the loan.“We’re partners in everything.” Maybe that’s how you feel now, but how will you feel when (s)he doesn’t pull her/his weight on the debt repayment, and you’re on the hook for his or her past self-indulgence? As for blowing your brains out on a big wedding when you’re walking around with a ton of debt, give your heads a shake! Wedding mania, exotic honeymoons, and a houseful of brand new furniture is wonderful, providing you have the money to pay for it. Going into debt for massive self-indulgence is down right dopey. 5. Sweating the small stuff. If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable – for a long time. Or you’re going to get divorced. You have to figure out which battles are worth fighting, and when negotiation makes more sense. If the small stuff adds up to big problems it’s usually because you don’t have a budget and aren’t on the same page when it comes to TheRentersGuide.ca your priorities. I’VE ALWAYS DREAMED OF LIVING in a hotel, and during a stay at my favourite accommodation in New York City, The Surrey Hotel & Spa, I decided I’d really take note this time of the unique design aspects that this luxe accommodation exudes. Located in the Upper East Side of Manhattan, near the scenic Central Park and many prominent boutique shops, this 1920s style Beaux-Arts designed residential townhouse is one of the finest, quaintest hotels that the city – or the world – has to offer. I wanted to bring it all back with me to share with you and give you a little piece of TheRentersGuide.ca heaven – a place that you should all treat yourself to and stay at one day.

There are features of the transitional design that stand out immediately, like the extensive artwork collection – particularly the oversized piece of Kate Moss that greets you as you enter the lavish lobby, setting the tone for your entire stay and what’s to come. The subtle and sultry expression on her face says it all. And then there are other features that aren’t so noticeable right away, but when you recognize them you fully appreciate them, and like I’m known to say, “it’s all in the details.” As you go through the hotel’s common areas and down the halls that lead you to your home away from home, you notice that one common colour scheme is carried throughout. The mix of grey, cream, white and tan with dark and medium-toned woods create a soothing palette that make for a true homey feel, in conjunction with the highly stylish yet extremely comfortable furnishings. This scheme is carried right down the halls with the painted faux wainscotting through to the hotel rooms themselves, which is where I drew most of my inspiration from and noticed many of the smaller details I made point of earlier. Not one square foot of the interior of this structure was left unnoticed or untouched. The intricate doorknobs, carefully picked hardware, substantial baseboard, ceiling detail, Art Deco grid vent covers, door profiles and bevelled

THE LAYOUT AND POSITIONING OF THE FURNITURE IS ANOTHER ASPECT THAT I ALSO FOUND TO BE EXTREMELY WELL-THOUGHT OUT. door panels are just the start of the list of particulars that The Surreyâ€™s got covered. They even matched the subtle chevron pattern of the wall covering material behind the headboard to that of the throw on the bed. I really adore how they mix the lighting too â€“ each room has a carefully selected array of sconces, floor lamps, table lamps and pot lights, ready to set any mood you like with their pre-set options for activities such as reading or television watching, or you can control them yourself with dimmers and switches conveniently but discreetly located throughout the suite. The layout and positioning of the TheRentersGuide.ca furniture is another aspect that I also found to be extremely well-thought out. EVER NOTICE RENTAL COMMUNITIES BOAST THEY ARE “just minutes from shopping, schools and all the amenities!” and that “Everything you need is right at your doorstep!”? This is not just marketing gimmickry at work. These factors really matter, as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure. The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access. It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way. Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities. The greatest benefit, according to Cutting Edge Research Inc., a Vancouverbased real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines. “Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience. Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.

INTRODUCING COLOUR INTO YOUR HOME DOES NOT HAVE TO BE FRIGHTENING. I understand that selecting colours for your home décor may seem like a big commitment and a daunting task. Maybe you are still haunted by a colour catastrophe you’ve made in the past. The following tips TheRentersGuide.ca should help you feel more confident in making your colour choices and help you on your way to designing the beautiful home you’ve always wanted.

COLOUR AND YOU The first thing to establish is the overall mood you want to create in your home. Colour has psychological value and can literally change your mood and the way in which you interact with your surroundings. For example, dark red can make some people feel angry and should be avoided as the main colour of a room. However, colour is an element of design that projects your personality. If red is, “you” and you love the colour, there are ways to bring it into your home without causing you to start throwing your best china at the wall in a fit of fury!

new colour palette, start by emptying one room of all your furniture and paint out any existing colours. The colours you try out won’t be influenced by your existing rugs, curtains and furniture. You will hit upon the colours that thrill you in this empty space and once you have achieved that, the rest will fall into place to create a whole new look. Once you decide to start fresh with a whole new colour palette, think about creating a connection between the rooms. This does not mean the colours should “match,” it does mean that you must choose a colour scheme that is cohesive with the rest of your décor. Choose fabrics of differing colours and textures that incorporate various tones of your dominant colour. You can accomplish this in subtle ways, it’s as simple as a throw over a sofa or chair. If you want to go wild and have one space that is a standalone colour, go for it! But choose a small space such as a powder room. COLOUR AND LIGHTING Our environment has a significant effect on how we see colour in our home. The same colour will appear different when exposed to natural light versus artificial light. Considering lighting is crucial when choosing colours and can help you avoid making costly mistakes. Be sure to consider the interaction between the colour you choose and the type of artificial lighting in the room. You should also think about the direction that the natural light will be coming in from when choosing colour schemes in your home. For example, since an east-facing room receives a lot of sunlight in the morning but the light fades throughout the day, play on that change of lighting by pairing both warm and cool colours together. With west-facing rooms, that muted light in the morning will morph into a brilliant warm glow in the evening and warm colours in these rooms can be dramatic, but overpowering. Neutrals will create a balance. Add colour with accessories. Then there is the drama of night lighting where the shadows that are cast can change the look of the room completely. Try using darker tones if the room does not get much natural light or is one you will use mostly in the evening.

Earth tones and soothing colours project peacefulness and tranquility, while dark and bold colours project drama and confidence. You can express your personality with colour and can get the best of both worlds. Choose calm earth tones in your main living areas with accents of red in the carpet, pillows or artwork. This works with any strong colour that you love and won’t overpower your space or your emotions. Maybe the time has come to acknowledge that you aren’t necessarily the same “you” that painted everything orange when you moved in. Your tastes have evolved and matured and it’s time to be more sophisticated with your choices. 1 | ASK CLUTTER QUESTIONS As you face each clutter decision, ask yourself the questions below. You can do this in two ways. One is to evaluate each item by asking all the questions about it at once. If the thought of that seems too overwhelming, you can ask them in stages. For example, evaluate each item by going through and only asking the first question. Then take that same pile and go through the items again asking the second question and so on. By the time you answer all five questions, your pile should be considerably smaller (if you’ve been honest, that is!) house but need to go somewhere else: items that need to be returned to the store, a friend’s plate leftover from the last dinner party, magazines I want to pass along to someone else, letters to be mailed, etc. The trick is to get into two habits: to put stuff on the shelf that has to go out and to actually check the shelf before leaving the house to see if there’s an errand that can be run on your route. I’ve made it part of my before bed “10-minute” tidy to round-up these misplaced items and add them to the shelf so they’re ready and waiting for me the next day when I head out to do my errands. 3 | ESTABLISH A “COMMAND CENTRE” A “command centre” is a beautiful thing. It’s the ideal spot to capture bits and pieces of life that are happening right now and can’t be filed away just yet. It’s not a solution to the permanent filing. Instead, it’s a revolving display of miscellaneous documentation, a communication centre for the goings-on of life. Perfect for things such as important telephone numbers, birthday party invitations, receipts for items needing to be returned, school papers with specific information on an upcoming event, papers that need to be TheRentersGuide.ca referenced routinely, or bills to be paid. Ideally, you want to choose a central location in your home, that you can’t help but see every day and that is accessible by all members of the

family. It should include a central calendar, a message centre, and file holders or bins for each of your children’s school papers – and don’t forget the chore charts. 4 | KEEP YOUR VEHICLE STOCKED WITH ESSENTIALS You never know what’s going to happen when you’re out and about. Organization helps you be prepared for whatever life throws at you. While we can’t control the traffic, weather, or even sick kids, we can keep our vehicles stocked to help us in these situations should they happen. Grab yourself a container and fill it with a first aid kit, wipes, a change of clothes if you have little ones, extra diapers, Ziploc bags for travel sickness, tissues, receiving blankets (these work at any age for quick cleanups!), activity kits for traffic-stalling boredom, and of course, snacks and water. Don’t forget to keep a trash bag in your car at all times as well. You wouldn’t throw garbage on your floor at home, so don’t do it in the vehicle, either. Every time you get gas, get in the habit of dumping the garbage. Just a little advance planning can make a huge difference to how your day will end up playing out. 5 | KEEP PROJECTS IN PROGRESS UNDER CONTROL Projects in progress can hold us back. Whether we’re aware of it or not. Do you have projects that don’t interest you anymore, that have been cluttering up your space for years, yet you feel some sort of obligation to complete? It might be time to let them go and feel the weight lift from your shoulders as a result. Go ahead! What are you waiting for? Think about whether or not the space you have given your clutter permission to take over could be put to better use. Are you really willing to give up square footage of usable space in your home for stuff you “might” just use or need one day? Really stop and think about the power you’re putting in your clutter’s hands. What kind of hold does it have on you and why are you allowing it to happen? 6 | USE VISUAL CUES TO ELIMINATE CLUTTER Sometimes with everything else going on, we can’t remember what we’ve used and what we haven’t. It’s time for some visual cues. For instance, turn the hangers around in your closet to face the opposite direction; as you wear something, turn the hanger back around. At the end of the season, you’ll know exactly what you’ve worn and what needs to be purged. Alternatively, place small stickers on your clothing, and when you wear something remove the sticker. Anything remaining with a sticker after a year is ready to leave the nest. 7 | INSTALL CLOSET ORGANIZERS Closets without organizers seem naked and are crying out for organization. You can literally double the amount of closet space you have by adding an organizer to it and I’m not talking an expensive one, either. 8 | TACKLE SMALL TASKS TO GET BIG RESULTS So often we don’t want to start an organizing project because we think it will take too long. Trying to find large chunks of time can seem overwhelming. Thankfully, many organizing tasks can be completed in short bursts of attention. Committing to these small tasks on a daily basis creates a sense of accomplishment that fuels continuation and fosters self-discipline. Once you see how easy and rewarding it is to tackle one small task or space at a time, the impact of those results will make you want to do it over and over and over again, until you become an addict like me!

› 1 medium avocado, chopped

› 1/2 lemon, juiced

› 3 green onions, chopped

› 2 cloves garlic, minced

› 1 cup buttermilk

› 3 tbsp canola oil, divided

› 1/2 cup crème fraîche or sour cream

› 1 tbsp finely chopped cilantro

› juice of 1 lime

› 1/2 tsp cayenne

› 2 tbsp chopped cilantro

› 1/2 tsp turmeric

› 1/4 tsp ground cumin

› 1/2 tsp salt

› salt, to taste DIRECTIONS

Place all the ingredients together in a blender and process until smooth. Cover and chill for one to two hours. Combine lemon juice, garlic, 1 tablespoon of oil, cilantro, cayenne, turmeric and salt in a bowl. Add shrimp and toss to coat. Let marinate 15 to 30 minutes at room temperature. Create a

white room fantasy

Do you have white room envy? A busy life makes the vision of a tranquil space – where light pours through fine, billowing sheers onto a shiny white floor and across rich textures of beautiful minimalist furnishings – very appealing. It’s a fantasy place where the chaos of the world melts away, only to be replaced by a peaceful calm. But doing white right is hugely demanding and requires great discipline. White has rules. NATURAL LIGHT IS ESSENTIAL Natural light is full-spectrum. If it comes in from more than one direction, it sculpts the shapes in the room and brings white to life. Use white sheers to soften the look without reducing its light. Add shiny materials to bounce it around – polished marble, crystal and mirror, light silks and satins. If you don’t have lots of natural light, colour is a better option than white.

GET THE RIGHT WHITE Pick white with the same care you would take to choose any other colour. People often use whites that are too pure, too cold and too loud. Their whites make it look as if you haven’t painted yet. Instead, choose a toned white such as Winter Mood (512-1) by PPG Pittsburgh Paints. It’s softer, but still luminous. The bigger the room, the deeper the white should be. Paraffin (PPG Pittsburgh Paints, 521-2) will look white but not empty. In the country, choose a white that is a little warmer or a little more grounded, such as Gravel (PPG Pittsburgh Paints 416-2). PAINT CEILING AND TRIM THE SAME WHITE AS THE WALLS Or, to add a little interest without interrupting that sought-after white calm, add a pale bluegrey colour such as Icy Bay (PPG Pittsburgh Paints 551-1) to put sky on the ceiling. EXPLORE SHEEN Satin on the ceiling adds light and sparkle. High-gloss trim looks elegant in the city. Matte finishes are better in the country on all surfaces. COLOUR REDUCTION White is a snob. It likes its own company and finds any and every other colour an intrusion, so get rid of colour clutter and bring back only neutrals, very muted and faded pastels or, best of all, the colour that comes with natural materials such as wood (blondes preferred), and metals (preferably silver or pewter). For drama, use whiteâ€™s complementary colour â€“ black. LESS IS MORE. Better is better. White rooms should not be overloaded with too much furniture, and each piece must be worthy of attention. White will not camouflage dirt, damage or disorder the way colour does. Everything is revealed in a white room, so furniture becomes sculpture. Good or bad, it takes centre-stage, so every piece should be well proportioned and timelessly appealing, and each should have air around it. This keeps the room spacious and TheRentersGuide.ca light on its feet.

GO FOR TEXTURED AND TACTILE While we covet white because it reduces the visual noise, it is very important to add tactile elements to keep it from looking and feeling clinical. Contrast shine and shimmer with a variety of textures, from fur (faux is fine), velvets and knits, to hand-scraped wood, hammered surfaces and raw, primitive items. GO FOR SEAMLESS SENSUALITY If you have come this far, why not indulge all your senses? Animate your white space with aromatic candles, flowers and music, and the white room fantasy will become your daily reality. NC
