ou’ve decided now is the time to rent a new space. Now you

have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building.

Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial.

Get a feel for each company and the staff. You should be comfortable and courteous asking questions, and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

ne thing I always enjoy about apartment hunting is seeing how others live. When you go to showings, these aren’t the homes of friends. They may or may not have similar taste or similar demands on space that you will. Some apartments show better because their current resident has a real flair for decorating, other places may be underwhelming because of the lack of style, character or personal touch.

Stay focussed. You’re not renting someone else’s lifestyle. Don’t be wooed by an apartment because you love the current tenant’s stuff – they’ll be taking all of it with them. Take a good look at the bones, the room dimensions and the architectural features. Survey things like closet space, cleanliness and flooring. If there are fantastic decorating ideas that improve the use of the space, note them.

You may want to utilize the ideas, but keep in mind you will be creating your own home. Make sure the apartment meets your needs.

An enviable address

Every city has a point from which everything emanates. In Toronto it’s Yonge and Bloor. Here’s where the two main subway lines intersect. As well, addresses on all the major east-west streets (i.e.

Bloor, Queen, King) are designated as “East” or “West” from Yonge St. outward.

In this bustling stretch of city, the character of the neighbourhood can change TheRentersGuide.ca

significantly in just a few blocks – Yonge and Bloor has quite an amazing intersection of residents. To the west the streetscape is dominated by luxury retailers, referred to as ‘The Mink Mile’ a particularly luxury-brand-filled stretch of Yorkville, while to the east lies a mixed office and residential district. To the northwest Yorkville

continues, with its chic shops, luxury hotels and restaurants. To the northeast is Rosedale. To the south, retail, dining and office space becomes the majority, and is the reason the area is such a busy destination.

The iconic Metro Reference Library is one block north of Bloor on Yonge. Living at Yonge and Bloor you’re close to the Manulife Centre, where you can enjoy movies, restaurants and shopping. WHEN BED BUGS ARRIVE B Y TE D WHI T EHEAD

ANYONE RENTING AN APARTMENT IN ONTARIO may be wondering about the buzz regarding bed bug infestations.

Certainly, these insects are undesirable to everyone concerned, including landlords and property managers. If a tenant finds bed bugs, they should notify the landlord immediately.

In addition to tenants taking steps to isolate the insects and prevent them from spreading to other areas of their apartments or other units, landlords and/or property managers are required to take the necessary steps to address the situation.

In fact, their responsibility begins with being proactive, and as with so many things in life, education is key.

The Public Health section of the City of Toronto website (www. toronto.ca) features fact sheets on how to recognize and deal with bed bugs. All tenants should receive this information so that if an infestation begins, it can be caught in the early stages and dealt with before a major problem occurs.

Approaching this problem as a team, of like-minded individuals, with the common goal of ridding an apartment building of bed bugs works to everyone’s favour. Tenants must realize that when it comes to bed bugs, property managers want them gone equally alike.

When the existence of bed bugs in an apartment building is confirmed, the landlord must arrange for a professional pest management company to come in and conduct the proper techniques to eradicate the pests. This involves cooperation from the tenants affected. They have to empty shelves, drawers, closets and the like, and that takes time. Landlords have to give them a reasonable time to accomplish this task, keeping TheRentersGuide.ca in mind that sooner is better than later. If the tenants are elderly or disabled, they should be supplied with assistance for this preparation. If family and friends are not available, the property manager will generally aid in finding someone who can lend a hand.”

Landlords are expected to pay for professional extermination of bedbugs. Taking the appropriate actions to get rid of bedbugs is treated as a very serious matter. If a tenant is unreasonable about cooperating with the landlord in eliminating bed bugs, the property manager can apply to Ontario’s Landlord and Tenant Board to request eviction. If a tenant causes undue expense such as missing an appointment for the pest control operator to come into the apartment, the landlord could apply to the Landlord and Tenant Board to request an order to charge a tenant accordingly. Landlords would also be wise to conduct quarterly inspections after an infestation has been eliminated.

Remember that no one wants bed bugs, so it very important that tenants and property managers work together as much as possible to get rid of them!

WHO SHOULD I SPEAK TO WHEN I HAVE AN ISSUE? Will it be the leasing agent who helped me in leasing the unit? Or should I speak to the superintendent of the building? Should I go directly to the property manager?

Who should I go to if I need to book the elevator as I am waiting for a delivery?

If I am going away for a week, do I need to advise someone and if so, who should I inform? We face so many issues and yes, it certainly can be confusing, TheRentersGuide.ca especially if it is your first time in a rental apartment. It is therefore important to understand the functions and duties of the different personnel associated with TheRentersGuide.ca the rental apartment. We will explain it here and hopefully it will enable you to overcome any confusion.

tenancytips THE LEASING AGENT This person is at the front line. The person you will be meeting when you first visit the building. You will be asked when you would like to move in, in order to determine what units maybe available. You will be advised of what size units are available, the floor they are located on, if parking is available the price of rent, with an outlive of what expenses are included or not included in the rental amount: utilities, parking, storage. The leasing agent will discuss the amenities available in the building â&#x20AC;&#x201C; perhaps even take you on a tour.

The leasing agent will also be the one to explain to you the rental qualification requirements and to provide you with the rental application. They will be able to guide you in completing the application and what supporting documentation, if any, may be required of you.

The leasing agent will be the one to process your application and will confirm to you later on the status of your application. It would be the leasing agent, who then will invite you to sign the Lease Agreement. You should remember that any presentation made by the agent should form part of the agreement. If you have any questions regarding the building, the rental agent should be able to provide you with the information you are looking for.

THE PROPERTY MANAGER The property manager is the person in charge of running the day-to-day operations of the building, and depending on the size of the building, he may also be the one to assume some of the administrative aspects (as opposed to the administrative personnel which normally exists in a large building). The property manager is, in effect, the person who the residents will communicate with more often than any other person on staff. The communication may include such things as, booking the elevator, questions regarding repairs, noise complaints, rent payments and getting a fob. The manager will compile all the maintenance issues, either from property inspections or via tenant maintenance requests, and will arrange for a contractor to schedule the work. The manager will inspect the property to ensure that the physical aspect is well maintained, and take all the necessary steps to ensure same. The manager will also be the one (depending on the size of the building) to collect the rent. In addition, the property manager will direct the superintendent (if applicable) as to what their daily tasks are. It will be the manager (or superintendent where applicable) who will schedule and attend to the move-ins and will do the same at move-out time.

THE SUPERINTENDENT The superintendent is the most visible person in the building. He is the one who performs the cleaning and all TheRentersGuide.ca other work which can be done without the necessity of engaging an outside contractor. The superintendent can be the one who may be contacted for any minor repairs in

your unit. If the superintendent is living on the premises, he will also be on-call most of the time (except on days off).

THE CONCIERGE In some of the more upscale rental apartments, you may find the services of a concierge. This person is usually at the main entrance of the building. They may have various functions: provide only security services, welcoming residents, announcing the arrival of guests to the residents, ordering transportation and accepting deliveries on behalf of the residents, to name a few.

WHILE IT MAY SEEM COMPLEX, INSURANCE IS REALLY QUITE SIMPLE: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims â&#x20AC;&#x201C; even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster.

(The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

INSURANCE FOR INSURANCE COMPANIES Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims.

Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies.

Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

ANNUAL REPLENISHING Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life insurance.

HOW PREMIUMS ARE CALCULATED Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it.

Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.

INDUSTRY EARNINGS Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums. The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, uninsurable.

The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada.

BY CANADA’S GOVERNOR GENERAL including St. John Ambulance. He cited volunteerism and philanthropy as a constant throughout Canada’s history. The connection between St. John Ambulance and today’s Royal Canadian Medical Service has continued uninterrupted since 1914.

Earlier, Their Excellencies also toured a modern day, military First Aid post and a display commemorating St John Ambulance’s contributions in the Great War (or in WWI). All officers and many of the first members of the fledgling Canadian Army Medical Corps (CAMC) began their first-aid work with St. John Ambulance.

The international meeting also provided an opportunity for Grand Council members to meet fellow members of the Order who gather annually in a different host country.

Archbishop Emeritus Desmond Tutu of South Africa attended the meetings, shared stories of compassion and learned about St. John Canada’s community services. Each year, valuable contributions are made by about 350,000 St. John staff and volunteers around the world.

In Canada, St. John Ambulance continues to save lives as a leader in medical first response and first-aid training in Canada and around the world. In Canada, St. John Ambulance issues more than 550,000 First Aid and CPR certificates annually. Proceeds from training and product sales fund community services such as the national Therapy Dog Program, which was showcased during the Grand Council meetings.

John Ambulance is an international humanitarian organization and is a foundation of the Order of St. John. As Canada’s standard for excellence in First Aid and CPR services, St. John Ambulance offers innovative programs, ensuring Canadians receive the best quality training.

Accessorizing is the next, most important and final step. Accessorizing is like putting the cherry on the sundae – it doesn’t look (or taste!) as good until you’ve done it!

01 FRESH FLOWERS You can never have too many fresh flowers in your home. It’s especially nice to purchase them when you’re expecting company. Flowers as simple as white tulips can cheer up any room, and they’ll give your home a nice scent too. You can also make your own floral arrangements by combining tall branches and a few stems of in season flowers, such as lilacs.

02 PILLOWS If your furniture is feeling bare and bland, adding some pops of colour and comfort is made easy with a few toss cushions.

Throw pillows are a great way to experiment with pattern and colour, and are easy to change when you’re ready for something new.

03 ENHANCING WHAT YOU ALREADY HAVE Even the most beautiful pieces of furniture need to be decorated to feel more warm and inviting, for example a foyer console table. To warm up the look, you can decorate the underneath area. Try sliding in two small ottomans or stools, and decorating the tops of them. Decorate with books and small accessories like trays and boxes. Decorate the top of the console too with coordinating accent pieces.

04 TEX TURE Playing with texture is a very important

trick when it comes to a well-decorated space. It’s not only about experimenting with different fabrics, but different finishes as well. A room that has varying textures is more interesting, and will help take the eye around the room rather than having it focus on one spot. I like to bring wood, metal, glass and painted pieces all together in one space.

05 MID-CENTURY PIECES I feel like every room should have at least one mid-century piece of furniture in it. I like when rooms look like they’ve taken years to put together, even if they haven’t. In your living room you can have a modular sofa, but take the décor up a notch by bringing in one or two Chiavari chairs.

06 THE COLOUR BLUE You can never go wrong when accessorizing if you stick with a blue colour pallet. Keep it simple and stay monochromatic, using different as many shades of it as you want.

07 HEIGHTS When styling, be sure that the pieces you are using come in varying heights. Having everything at the same level creates less interest.

08 ART WORK When it comes to artwork, people often step away because they are unsure of how to position it on the walls. The general rule of thumb is that the middle of the picture should be at eye level. Artwork should be hung no more than seven to 10 inches above a table, and five to eight inches above a sofa. If you’re still not confident, you can always rest your artwork on a surface and have it lean up against the wall. If you’ve got a lot of small art pieces, consider grouping them together. If you’ve got large pieces, they should be hung separately.

09 MIRRORS Adding mirrors to any décor is a great way to finish off a room. Mirrors make the room appear larger, reflect light and add a hint of sparkle to the space. The larger the mirror, the greater the affect will be.

10 LIGHTING Lighting can always make or break the overall ambience or impact the décor in a room. Adjustable pot lights on a dimmer switch are always a good option because they can TheRentersGuide.ca be positioned to highlight or draw the eye away from a particular area. levels and sources of light. Since a dimmer switch and pot lights aren’t always an option in apartment living, having other options for creating ambient lighting is very important.

SOME HELPFUL TIPS: » Accessorizing in groupings and in odd numbers if often a safe bet when decorating. » Antique shops are great when shopping to find that oneof-a-kind accessory that your space is calling for. » Don’t buy all of your accessories in one place. Shop at a minimum of three different places.

Combine the crab and mayonnaise in a large bowl and mix until thoroughly combined.

To plate the dish, start with a round of sliced cucumber on each serving dish.
