Your home doesn’t have a pool? Mine either. That’s one of the beautiful things about rental living – amenities. I always loved running down to the pool when the mood struck me. And I also liked the ability to escape for an hour and go to the fitness room. It was my sanctuary, where I could run my endorphins up and yoga my worries away. When choosing your next rental, don’t just consider SPL – size, price and location, consider FLA –fun, lifestyle and amenities. You may be surprised to find what kind of amenities are out there. With workout facilities you can save some money by cancelling your gym membership. With a pool on the grounds you know you’ll enjoy the summer even more. So will the kids. In fact, with kids you may even want to search out a building with on-site childcare, what could be more convenient? There are many other amenities to consider, found in various communities throughout the city, both indoors and out. There are buildings with screening rooms and leisure spaces where you can hang out with friends, get neighbours together for a card game or enjoy a hobby. There are library and study facilities where you can get a homework study group together. Some buildings offer entertaining facilities with catering kitchens so that you can host celebrations and milestone events, even hook up a DJ and dance the night away. Look for tennis, squash or basketball courts, or simply lovely grounds to walk or picnic. Look around and don’t just measure the SPL of a building, see how it can enhance your life. THE NEIGHBOURHOOD KNOWN AS PARKDALE EXTENDS WEST FROM DUFFERIN TO RONSCESVALLES AND FROM THE LAKESHORE NORTH TO ABOUT DUNDAS. Beginning in the late 1800’s, Parkdale was an elite residential suburb that rivaled Rosedale as Toronto’s most desirable address. Wander through the tree-lined residential streets and you’ll see some exceptionally fine examples of Victorian architecture. In 1922 Sunnyside Amusement Park and Bathing Pavilion opened on the western beaches, TheRentersGuide.ca becoming the place to be and to be seen for a generation of Torontonians. The King and Queen Street streetcars offer quick and easy access to the subway and to downtown. With Lake Shore Boulevard and the Gardiner at this neighbourhood’s doorstep, Parkdale is also conveniently situated to points both east and west. The neighbourhood immediately east of Dufferin at King, known as Liberty Village, is a hip district of warehouses that have been transformed into offices and shops. SHOPPING The dynamism of Queen Street continues to move ever westward, imposing a new vibrancy on everything in its path. In Parkdale chic funky shops co-exist with neighbourhood standbys. The main commercial area along Queen Street contains an eclectic mix of shops and restaurants. Upscale restos are interwoven with local greasy spoons. Discount shops share the block with some of the city’s stylemakers. Many Parkdale residents find the Dufferin Mall at Dufferin and Bloor a great convenience. It offers larger stores and chains, as well as the usual array of restaurants and services that a mall affords. And there’s the Dufferin Grove Farmer’s Market in Dufferin Grove Park, right across the street all year round. LIVING IN THE AREA Parkdale offers a wide variety of rental options, including low-rise, highrise and the converted duplexes and triplexes in the grand old Victorian homes. LIVING IN A MULTIRESIDENTIAL COMMUNITY CAN BE VIEWED AS A LOT LIKE LIVING IN A COMMUNE. It is almost impossible to ignore your neighbours and their actions. Living in a house, the number of people that you each have TheRentersGuide.ca to accommodate is limited, however in a multi-residential community there are far more people to accommodate. order to enjoy this kind of living arrangement, we have to be cognizant of our neighbours and avoid any such behaviour that will disturb the community. A property management company, unfortunately, has to deal with this almost on a daily basis. Let’s identify the most common issues that we need to avoid while living in a multi-residential community. Without a doubt, the number one issue is noise. This may be in the form of music, banging, foot steps from the unit above, etc. While we all, to a certain extent, enjoy one type of music or another, we have to consider the hours of the day. It would be very inconsiderate for a resident to play Justin Bieber at one o’clock in the morning, at full volume. ITheRentersGuide.ca am sure most residents would not like it either, especially if you have to get up at six in the morning to go to work, or it’s the weekend and you want to relax and sleep in, just to have loud music wake you up at seven in the morning.

We all need, from time to time, to use the elevators in the building for a delivery, moving, etc. Please remember that the elevators are for the use of all residents and arrangements should be made accordingly to book it so that everyone can be accommodated. If you are lucky enough and your building has a fitness room, you need to remember that it is for the use of only If you have friends over for a party, and you expect some noise, let your neighbours know in advance and ask your friends to keep it down – especially in the hallways as the come and go. As well, when you come home late, if your unit is uncarpeted, please remove your shoes so as to avoid making noise which will disturb your neighbours below. Another issue that may create friction among neighbours is residents dropping items off their balcony. Cigarettes butts, water dripping below from watering plants or shaking out area rugs over the balcony – these actions should be avoided. If, however, for some reason it occurs accidentally, you should contact your neighbour to apologize. Leaving garbage either in front of your door or on the floor in the disposal room should be avoided. It’s a common complaint. It is unsanitary and also inconsiderate to your neighbours. Please take the necessary steps and dispose of it by putting it in the garbage chute or designated garbage areas. Don’t leave large items in the garbage room – or push them into the chute – as it will block the chute and create a backup. You can always contact the property manager to inquire about how to dispose of large items. Then there are cooking smells. While you may love to cook particular foods, this may not be especially appealing to your neighbours. You should always use the fan above your stove to eliminate these smells, as well as open your windows. This may also apply if you are a smoker. Another common complaint we hear from residents is that “Someone is parking in my spot.” If you have a designated parking spot, please park there. If someone else has parked in your spot, do not park in another person’s parking spot as this will create a chain reaction. Please contact your property manager, who will advise on how to deal with the situation. Then of course there is the mail room. Yes, we do get a lot of junk mail. I know that some of us would like to dispose of it as quickly as possible, but please do not throw it on the floor. There should be a garbage can in the mail room specifically for this purpose. Please be sure to use it.

AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment. According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is. As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs. Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff.

SPRING IS THE SEASON OF NEW BEGINNINGS. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter. Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips: START BY SORTING AND ORGANIZING CLOSETS. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

CARE FOR HAZARDOUS MATERIALS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. CONCENTRATE ON DISINFECTING SPACES. Change air fi lters, rotate mattresses and vacuum under furniture.

IN THE LATE 19TH CENTURY, THE HILL AT THE TOP OF THE RISE AROUND AVENUE ROAD AND ST. CLAIR contained a group of mansions known as Millionaires Row. Most have since been demolished but Spadina House (the former home of the Austin family across from Casa Loma), and the former Oaklands, now De LaSalle College, are the only two houses of this era that still remain. On the west side of Avenue Road just south of St. TheRentersGuide.ca Clair stood the Benvenuto, the home of Simeon James, the developer of the Annex, and Rathnelly, the home of Senator William McMaster. In 1924 the Benvenuto estate was broken up after the death of its second owner, Sir William Mackenzie, and several luxurious apartment buildings were built on its grounds including three six-storey Art Deco buildings at the southwest corner of Avenue Road and Edmund (394 Avenue Road). The most luxurious and stylish buildings of this period were The Balmoral, (150 Balmoral Avenue at Avenue Road) The Clarendon (2 Clarendon Avenue at Avenue Road) and The Claridge, (1 Clarendon Avenue at Avenue Road). Spacious and opulent, these apartments were modeled on those being constructed in New York and Boston at the time, as houses were becoming expensive to buy and maintain. These buildings were designed by prominent architects of the period, featuring beautiful details and were finely crafted in brick and stone in historical styles that express grandeur. The Clarendon is a four-storey Tudor palace that was designed by the architect Charles Dolphin, who is also known for the Toronto Postal Delivery Building (now the Air Canada Centre). The Clarendon featured spacious apartments with TheRentersGuide.ca one to four bedrooms. Comprised of three four-storey brick buildings with a generous amount of smooth stone trim, the building’s tall leaded-glass casement windows are typical of

the Tudor Revival style. The centre block’s decorative parapet adds to the motif and the building’s name and a shield are carved above the entrance. According to architectural historian William Dendy, the apartments offered layouts comparable to a Forest Hill home with living rooms averaging 14 by 25 feet, each containing a fireplace, and separate dining rooms averaging 11 by 22 feet. The apartment also featured bathrooms with marble shower stalls as well as tubs and rear service stairs. The building also contained luxurious amenities that were unheard of in that day. Private parties could be held in the grand oak-panelled reception hall, which had an adjacent restaurant. There were also separate men’s and women’s exercise rooms, a fully equipped billiards room, and a miniature golf course at the rear. The Balmoral, designed by S.B. Coon and Son, resembles a giant Tudor palace and is the most stately of the three buildings. Constructed in tan brick and trimmed with white stone, the entrance on Balmoral St. features a two-storey arch with a carved gable and a pendant lantern. The distinctive banks of casement windows grouped in tall bays are a distinguishing feature of the apartments, which stretch across the entire width of the façade. Stone parapets at the second floor and roofline hold the design together. The Claridge, designed by Baldwin and Greene, (who also designed the Art Deco Victory and Concourse Buildings in the Financial District) is a six-storey H-shape. This building shows distinctive Venetian influences. Note the elaborate exterior brickwork, with its exquisite patterns and textures. The lobby was designed by Group of Seven artist J.E.H. MacDonald. The beamed ceiling, painted in gold, blue, red and black in a geometrical design, features zodiac signs and suns. The interior is filled with light and rich colour. Just around the corner at 110 Avenue Road is The Park Lane, a Moderne style apartment building designed by Page and Steele in 1938. Interest on a credit card is charged differently depending on the type of transaction on the card. Maybe you made a new purchase. Maybe you’re carrying a balance from last month, which would be a “previous purchase.” Perhaps you took a cash advance. Or maybe in an attempt to get your interest costs down, you did a balance transfer. New purchases usually don’t attract any interest unless there’s a previous balance on the card or you end up paying after the due date. At that point, the interest clock clicks on back to the date of the purchase. No grace period! If you carry so much as a penny on the balance, then instead of gettingTheRentersGuide.ca a free ride from the date of purchase through to the date owed the following month, the interest clock clicks on the minute you do the transaction.

finances The interest-free or “grace” period never applies to cash advances. Yup, the minute you pull that money off your card, the clock clicks on and you start paying interest, usually on your entire balance. Ditto balance transfers unless you have a special deal going. The interest you’ll pay is calculated in one of two ways: using the “average daily balance method”or using the “daily balance method”. While these calculations are different, they often yield the much the same results. If you don’t much care, skip the next two paragraphs. If you really want to know the difference, well, here ya go: Credit cards calculate the average daily balance by adding up the balance at the end of each day and then dividing the total by the number of days in the billing period. The answer is then multiplied by the daily interest rate (the annual interest rate divided by 12). They multiply the result by the number of days in the billing period (30 in June, 31 in July). The daily balance method calculates interest owed at the end of each day. They multiply the daily balance by the daily interest rate, adding up the daily interest charges to obtain the amount of interest charged for the month. Everybody back? Credit card companies use one of two methods to decide whether the interest-free period applies to your new purchases: On some cards, the interest-free period applies to your new purchases if you pay your current month’s balance in full by the due date. This can be called “method 1” or “one cycle billing”. But some credit cards want to penalize you when you carry a balance even for one month. In an interest rate grab,“method 2” or the “two cycle” billing was born. With this method, the interest-free period applies to your new purchases only if you pay your current month’s balance in full, by the due date, and you did not carrying a balance from the previous month. I find it interesting that in all the chatter about cardholder rights and changes proposed by the Feds to protect consumers, two-cycle billing never saw the light of day. And where is the protection for people – students in particular – who are offered credit with no visible means of repayment? And don’t get me started on over-limit fees or any of the other rapacious fees credit card companies use to compensate for all the bad lending they did. Credit cards can also charge a different interest rate for things like introductory offers, cash advances or balance transfers. Since those rates are often calculated in a different ways than the rates charged for purchases, you need to be careful when you use your cards. TheRentersGuide.ca Often, for example, if you do a balance transfer, you should not use that card for any additional purchases. Why? Well, while the balance transfer offer may seem like a gift, the new purchases

interest rate can be through the roof. And since all your payments will go to the“balance transfer”pot first, your“new purchases”pot will continue to accumulate at that much higher interest rate. The recent Fed plans to try to protect consumers from the big bad credit card wolves does address this issue, but nothing has been cast in stone yet. So sometime in the future consumer payments may have to be assigned to the balance with the higher rate, or they may be spread between the two or more pots based on the relative size of the balance, but who knows. While it may feel like torture to read your credit card agreement, if you don’t you’re walking blind into something that may bite you in the butt down the road. And whenever your credit card company sends out a notification that your terms and conditions have changed, pay attention. It was a lack of attention that allowed the Method 2 calculation or “two-cycle billing”, which was born in the U.S. where credit card companies regularly stick it to their customers, to take hold in Canada. If more people had had their heads up and rebelled, our lenders would never have kept this option. Now it has a strong foothold, it would take a tsunami of customer cancellations to have it reversed. That’s ground we’ve lost as consumers that we’ll never regain.

Photos in black and white can look especially elegant. For a finishing touch, add a caption accent to the top or bottom corner of the photo, such as the last name of a family. What features are important with short-term

rentals?

JG:

Most short-term renters are looking for furnished spaces complete with well-equipped kitchens. It’s too much effort and expense to pack, move and unpack everything you own, only to have to do it again in a few months time. Location is typically very important to these renters, as there is usually a specific destination the renter needs to be close to; an office, school or hospital, for example. Renting short term or taking a sublet is a great way to “try on” a new neighbourhood before you commit.

RG:

Are there features that someone would look for in a short-term rental that they might not look for if they were staying long term?

in a new city. Ask as many questions as you can think of before committing; what amenities are within walking distance, how is public transit and safety, will I be able to push a stroller here? Try to arrange two rates; one if you love it and want to stay the whole time, and another if you can only manage a few nights before you need to find something else. I recently rented an apartment in Europe online to go on vacation with my cousin and our husbands. The posting said it slept four with one private bedroom and a ‘sleeper sofa.’ Well, the sofa bed measured about 36 inches wide with a huge crease down the centre and the bed was what North Americans would call a ‘twin’. Our hubbies happen to be pretty big dudes, which meant nobody got a good night’s sleep. Until we kicked the boys to the floor, that is. Then Amanda and I slept great! Finding short-term living space in smaller communities can be a bigger challenge. If Google fails you, the search may have to be more organic. Call on any contacts you have in the community, try realtors and people in the hospitality industry, like concierges in local hotels and owners of bed and breakfasts who may lead you in the right direction, or offer a lower rate for a longer stay. Also try the online classifieds of local media.

RG: How can someone make himself or herself feel comfortable in their home and neighbourhood if they are only staying for a short time?

JG:

JG: Short-term renters’ lives are in flux, so having some of the comforts of home can really help you relax. Photos of friends and family, and a favourite pillow are common items to bring along. Sounds and smells can help too, so a little bit music, spices or cleaning agents from home can help you settle in.

There are some things you might be able to live without for a few months that you wouldn’t do without in a year-long rental, like air conditioning, ensuite laundry or TV.

To feel comfortable in a temporary neighbourhood, walk around a lot; get to know the local merchants, transportation routes, etc. And of course you should make friends with a few locals! Hanging out with people from your new neighbourhood is a great way to truly experience the area.

In a short term rental, you want to make sure that your immediate needs are met, so you’ll need furniture, bedding, cutlery and a serviceable washroom. Laundry, cleaning and concierge services can be a great perk, but they certainly add up!

RG:

Are apartment complexes willing to entertain people looking for rentals of six months or less, or do people looking for these often left to look for sublets or condos or houses being rented out by the owner?

JG: It’s rare to find an apartment complex willing to take renters short term because most of the cost and effort of running a rental comes between tenants when adve`rtising, showing, cleaning, and repairs are required. Landlords and rental companies typically prefer leases for one year or more. In most large cities, you can find a variety of short-term rentals companies online offering attractive daily rates, and weekly TheRentersGuide.ca or monthly rates that are often much less expensive than hotel rooms, and also include kitchens, so you can prepare ‘home’ cooked meals. Many short-term renters don’t have the luxury of previewing spaces; they have to book online before arriving

Take a look at their creative tips to make your home organized, stylish and enjoyable: DEFINABLE DRAWERS Is your home being over-run with clutter? The best way to overcome clutter – and keep it tidy – is to ensure everything has its place. Labeling is a great way to stay organized and alert family members to where items are – and where to put them away. Using stickers and markers for identification can sometimes look plain and boring – and are more permanent. Luckily, there is another way to label… chalkboard paint. CLASSIC PEANUT BUTTER COOKIES INGREDIENTS Makes about 36 cookies › 1 cup unsalted butter, at room temperature › 1 cup peanut butter, crunchy or smooth › 1 cup white sugar › 1 cup packed brown sugar › 2 large eggs › 2 1/2 cups all-purpose flour › 1 tsp baking powder › 1/2 tsp salt › 1 1/2 tsp baking soda DIRECTIONS

Cream together butter, peanut butter and sugars in a standing mixer until light and fluffy. Then add the eggs and mix until combined. In a separate bowl, sift together flour, baking powder, baking soda, and salt. Gradually stir into the batter to blend. Wrap dough in plastic wrap and refrigerate until chilled, about 2 to 4 hours. Preheat the oven to 375°F. Shape the dough into 1-inch balls and place about 2-inches apart on a parchment lined baking sheet. Using the tines of a fork, flatten the balls by making criss-cross marks on top. Bake until golden brown, about 10 to 12 minutes or until the bottoms are light brown. Transfer to a wire rack and let cool completely. To store, layer the cookies between layers of waxed paper in an airtight container, and cover. Store at room temperature for up to 3 days or freeze for up to 3 months. Good luck with that! These disappeared in 3 days.

Now thatâ€™s what I call budget-friendly decorating! 2. EXTRA LIGHTING Added illumination doesnâ€™t have to be expensive. Go back to the traditional way of lighting with candle wall sconces â€“ no electrician, or hydro needed. Try the electric candles from Candle Impressions (candleimpressions.net). 3. TIRED WICKER FURNITURE Donâ€™t know what to do with your old wicker furniture besides throwing it out?
