hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

f you’re just leaving home, you may have visions of your parents’ home, with lavish amounts of space: living room, dining room, eat-in kitchen and lots of closets. But newly out of the nest – whether starting your career or heading off to school – you may find your budget and your vision are very different realities.

Your big decision will probably be deciding between living in a smaller apartment, perhaps a bachelor or studio, or having a roommate (or two, or three) so you can afford more space.

If you’re downsizing now that the nest is empty, you may be trying to figure out how your current household will fit into a much smaller place. You may find that, as a single or a couple, you only need one bedroom, but you would prefer a twobedroom so that when your child/children come for a visit you have the room for them to stay over. Perhaps that extra bedroom will even be used for sleep-overs with grandchildren!

Sometimes the move is more difficult – downsizing because of a less desirable change in life like divorce or financial distress. Consider what you really need as opposed to what you’re accustomed to having. It can be hard to consider life alone, but if you make this a fresh start and embrace your new home as something that is all yours, you can invest yourself in it without compromise. If it’s financial, try to cut back. Consider it temporary and forge a plan for getting back on your feet. Keep in mind that, by buckling down, you can get back on track and move on.

Bigger isn’t necessarily better when it comes to apartment living. The one mistake people often make is renting a space to accommodate their stuff. Do you want extra rooms that you won’t use just so you can house extra furniture? Is it worth paying for a storage space when you could simply unload some items?

DOES THE THOUGHT OF HAVING A SPECTACULAR VIEW OF THE HUMBER RIVER ALONG WITH PROXIMITY TO ONE OF Torontoâ&#x20AC;&#x2122;s largest regional sports facilities sound appealing? If so, the scenic area of Eglinton Flats, situated around Eglinton Ave. West between Scarlett Road and Jane Street just might be for you.

Built on the Humber River floodplain, this land was owned by the Scarlett family during the mid-1800s and later used extensively for market gardens until it was devastated by Hurricane Hazel in the 1950s. Since the land is so fertile, local residents continue to cultivate it

today, and who knows, with the movement back to locally grown food, it could again become very popular. Emmett Gardens is a community garden plot under cultivation by residents in the area. The West Park Healthcare Center, a facility for long term and rehabilitative care is also located in this area.

There are bus routes on all the main streets that run to Runnymede and Eglinton West subway stations and the Weston GO station is right at Weston Road and Lawrence.

The Crossroads at Weston Road and the 401 also serves this community. store, decor shopping and the liquor store, plus several restaurants and banks. There’s also a local shopping district along Weston Road, (Weston Village) featuring an ethnic grocery store, some variety stores, banks, a pharmacy and some professional offices and services. Everything is in the neighbourhood and lots of variety is available.

LIVING IN THE AREA Eglinton Flats is a delightful neighbourhood, open and spacious, without a lot of density and commercialism. It has a diverse population. You can find a number of attractive high rise buildings situated on Scarlett Road and along LaRose and Richview, the two streets just north of Eglinton, as well as along Emmett Ave. and Fontenay Court just south of Eglinton.

ONE OF THE MAJOR REASONS WHY THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO) CREATED THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) was to help ensure a good quality of life for tenants in certified buildings. One of the program’s Standards of the Practice is that the property manager must carry out an annual suite inspection program at each building. The inspection is for the purpose of determining whether or not the rental unit is in a good state of repair, fit for habitation, has working smoke alarms, and complies with health, safety, housing and maintenance standards.

Apartment buildings that qualify under the program comply with the conditions stipulated in the Residential Tenancies Act, which protects renters’ safety and privacy. Interestingly, this Act also outlines tenant responsibilities, and there are many. It’s a matter of respect that has to go both ways to make a building work well. One example is providing access to your apartment when necessary, especially for the purposes of an annual suite inspection.

Your property manager (landlord) must give you 24 hours written notice of entry, stipulating the reason and the time (which has to be between 8 a.m. and 8 p.m.). He/she should be able to expect co-operation on your part with proper notification. Remember that although your apartment is your “home,” it actually belongs to someone else who has the right to protect that investment and ensure the best welfare of all.

A potential mortgagee or insurer of the apartment complex may also need to look inside the apartments to ensure that it is fit for habitation and complies with health, safety, housing and maintenance standards.

“Renters also need to be aware that a landlord may enter a rental apartment at any time without written notice in cases of emergency, or if tenants consent to entry at the time they are approached,” says Vince Brescia, FRPO’s president.“When there is a good cause, it benefits everyone involved to cooperate with entry.”

Most apartment dwellers want to live in an apartment-home that is being properly maintained by the property manager.

The annual suite inspection program helps to ensure the quality of rental product is being consistently maintained.

Prospective renters are well advised to ensure that the apartment building they are considering to live in carries out annual inspection program as part of their ongoing operations and maintenance activities.

ORGANIZE ON A BUDGET

Cost-effective tips to cut your clutter

PRICES KEEP GOING UP AND UP, SO WHEN YOU’RE CUTTING COSTS, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!

USE WHAT YOU HAVE. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup.

CORRAL COIN CLUTTER. Do you have loose change in every part of your home? Grab a clear jar and label it Fun Funds. Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg.

Once the jar is full, treat yourself to a small indulgence and then start again.

ZIP BAGS ARE A COST-EFFECTIVE CURE-ALL FOR CLUTTER. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when travelling so that they don’t soil your clothing.

Use the small ones to organize the contents of your drawers. Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dust-free.

Bonus: no need to label because you can see the contents clearly.

WANT TO REDUCE THE AMOUNT OF PAPER PILING UP IN YOUR OFFICE, AND SAVE TREES AND MONEY AS WELL? Pull the paper out of your printer and store it in a file folder across the room.

Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.

HOW ATTRACTIVE IS THE EXTERIOR OF THE BUILDING? We call this “curb appeal” in the industry. Are the grounds kept?

Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that tenants will be too!

FINDING THE PERSON WHO DOES RENTALS It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call.

FIRST IMPRESSIONS ARE IMPORTANT Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts.

WATCH AND LISTEN TO HOW THE STAFF INTERACT WITH ONE ANOTHER Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees.

YES, YOU CAN PREDICT THE FUTURE! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building?

How effectively do they handle complaints? This could be you next month or next year!

THE LOBBY TEST After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

It shouldn’t take a tragedy to raise our awareness of the necessity of carrying renter’s insurance.

But unfortunately, it sometimes does.

Thankfully, no one was injured in a Torontoarea fire that was caused by a faulty power surge protector bar in a highrise building on Graydon Hall Drive a few years ago. Because of the design of the building, the fire was contained to the apartment where it started and did not spread.“The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager Barb Petelski.

But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured.

As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages. Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building.

“Ironically,” said Petelski,“the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building. Their insurance company sent in a team of cleaners, who thoroughly cleaned everything – their furniture, towels, and bedding – and moved everything into their new apartment.”These tenants didn’t have to do anything, or pay for any of this. Most people are unaware that their landlord’s insurance does not cover loss or damage to the personal property of tenants, no matter how the damage occurs, including in a fire. Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Likewise, if you are forced to vacate your apartment due to a fire or other circumstances, the landlord is not required to compensate you for alternative accommodation while repairs are being made.

It’s unfortunate that people’s circumstances are often so tight that they try to avoid paying the cost of the premiums. In reality, renter’s insurance is much less expensive than you might imagine. A $35,000 contents (to replace your personal possessions) and $1,000,000 liability policy (for cause, onsite accidents, and structure) for a highrise building should cost a couple of hundred dollars a year - broken down monthly it’s TheRentersGuide.ca quite manageable – $20-$30 a month. Many leases require that tenants carry both liability as well as contents insurance.

insurance and ask him or her to provide you with a price. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and auto coverage together. If you have been living at home and this is your first apartment, you could approach your parents’ insurance broker.

You can try calling one of the major insurance companies directly and speak to an agent. Call centres or website companies that sell insurance directly are called “direct writers,” and are another potential source of information. You can also see if your school/alma mater, company, bank or any other associations for which you are a member offer a group rate. The group buy is often used to leverage members preferred rates at great savings. You can even use an online calculator to get a ballpark figure of cost.

Occasionally tenants take the policy in order to satisfy the landlord and cancel afterwards. Don’t make this mistake.

While it’s unlikely that you’ll ever need, it the peace of mind it provides is well worth the small price you’ll pay. Given this reality, isn’t it best to protect yourself and your family from what could be a significant expense and catastrophe?

YOU PROBABLY DON’T WANT TO SINK A FORTUNE INTO YOUR RENTAL, especially if you don’t plan on staying longterm. However, you don’t have to make do with eggshellTheRentersGuide.ca painted bare walls either. Even if your living space is temporary, there are many decorating solutions that you can take with you TheRentersGuide.ca when you go, and make your place feel like home for the time being.

PAINT. If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space.

A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.

ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floorstanding mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs!

VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floor-to-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings. Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter.

COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options.

Be creative and let your style shine through.

You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long run; you can still make your rental an inviting, warm and cozy place to call home.

RENTING A HOME Know your rights and responsibilities WHETHER YOU’RE A FIRST-TIME RENTER or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.

To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can

help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!]

When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed.

When meeting a landlord, try to make a good impression.

Dress neatly and arrive on time. Respect the current tenant’s

privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together.

Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise.

In the event of an emergency (such as a leaking roof or broken furnace on a cold TheRentersGuide.ca winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord

and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs

are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.

Install a carbon monoxide alarm TO MAKE A SILENT KILLER NOISY WHEN IT COMES TO PROTECTING YOURSELF AND YOUR FAMILY FROM THE DANGERS OF CARBON MONOXIDE (CO) EXPOSURE, the first line of defence is always the proper maintenance of fuel–burning appliances. When fuel–burning devices are properly installed and maintained, they will operate as designed and exhaust gases outdoors.

The second line of defence is the installation of carbon monoxide alarms. The importance of having carbon monoxide alarms is heightened during the winter months when we keep doors and windows closed and increase our use of fuel–burning equipment, such as furnaces.

Here are some tips to guide you in the installation and maintenance of your carbon monoxide alarm: t Alarms should be certified by the Canadian Standards Association, CAN/CGA 6.19, or the Underwriters Laboratories 2034 standard.

It’s colourless, odourless, and tasteless.

Exposure can cause symptoms similar to the flu and food poisoning.

FABULOUS FRITTO MISTO DI MARE DIRECTIONS FOR THE FRITTERS Heat the oil in a small saucepan, and while it’s warming, cut the squid into rings.

Put the cornflour, semolina and Old Bay seasoning in a large freezer bag and add mixed seafood in batches, tossing to coat.

When the oil is hot enough, which it when it sizzles a small piece of bread, fry the seafood in batches to get the most golden crunchiness.

A couple of minutes per batch is all you need. Lay the cooked seafood on a paper towel, as you continue to fry the remainder of the misto. Serve with lemon wedges and your favourite mayonnaise.

A SIMPLE BUT INDULGENT PLEASURE, I COULD EASILY EAT A WHOLE BOWL OF FRITTO MISTO WITH SOME LEMON WEDGES AND A DOLLOP OF CHIPOTLE MAYONNAISE ON MY OWN. You can vary the seafood to your suit your own taste, but a lovely mixture of scallops, squid, prawns, whitebait and a firm whitefish like monkfish, cod or haddock, is the best combination. The only rule: the seafood should be absolutely fresh and eaten as soon as it comes out of the pan.

Thrown together in a spicy mixture of cornflour, semolina and Old Bay seasoning, the seafood is flash fried in very hot vegetable oil for a few minutes, just until they’ve reached the perfect level of golden crunchiness. Served with a cold glass of Pinot Grigio, enjoy the fritto misto while it’s still nice and hot. As they say in Naples, frijenno e magnanno — “fry it and eat it!”

To me, the best part of the design is all in the details.

Accessories can be anything that complement a design and add to the aesthetic value. When you think of accessories, imagine the impact of wall art, throw pillows, antiques, sculptures, vases, collectibles or even memorabilia. It can be something very personal or on the contrary, a piece which varies seasonally. I like to pull the accessories together last – or at least once all major pieces have been selected. This offers the freedom to contrive a more organic design, almost allowing the accessories to find you. Once the major pieces have been chosen, you have a better sense of how the room feels and ultimately what is missing from within the mix. I like to plan the mood of a space right from the get-go so when it comes down to the details, it’s simple to reinforce the initial design concepts.

WHEN YOU THINK OF ACCESSORIES, IMAGINE THE IMPACT OF WALL ART, THROW PILLOWS, ANTIQUES, SCULPTURES, VASES, COLLECTIBLES OR EVEN MEMORABILIA. Accessories can be a very personal thing so there is no right or wrong answer, however there are a few “rules” I like to follow. I love unique pieces – whether it be the form of a vintage tray table or an abstract vase, anything to evoke conversation. Typically, it is these pieces, the smallest items in your space, which will make your room truly unique. Look for something unique by searching through fantastic vintage and consignment shops.
